The Elm has gone signficantly downhill I live on a high floor at the Elm and really like my apartment. Bozzuto was not very good, but then came AIR. The entire team at AIR seem determined to overpromise, underdeliver, and nickel and dime us for more money at every possible chance. Living in the building has taken a serious drop. The man-hours at the front desk are inadequate, they want to charge us for delivering packages, the dog situation is getting worse (poop and pee in many public areas), the police have been coming more regularly to deal with tenant issues, the amenities mostly don't work very well, and management is out of touch with reality. They are constantly putting out fires. Communication is terrible. There are charges for things that aren't on the lease, and people have been living with things like cigarette butts flying out the windows and down onto their decks. We've already been through one general manager and are on our second - they are just AIR people who do (and don't do) what corporate wants. Now that Blackrock bought Air, I imagine management will be taking their packages and early retirement. I don't expect much. It's a good building. It is poorly managed. Most of us are either planning to leave or have already left. It's not like we didn't try to help them. We did. But they promised and promised and things have gotten worse.
Haven't moved yet wanted to talk to management about something that wasn't disgusted on my Iease that I didn't agree with. I called them early in the morning and left a message and still didn't receive a call. Are they that busy that they cannot pick up tenants call. In addition the wall are very thin where you can hear your neighbors doing everything. (Walking,talking)
I lived here for two years about a year ago and I had a thought to comeback because if their cheaper rates. But as soon as I heard that Flora (management desk) was still there I gave up all hope! As you take a tour you see all the wonderful pools. But that's about all that is positive to say! The apt are ok with washer/dryer in unit and if your able to be on the street or in the way back, it's pretty quiet. But College students galore!!! That was are main issue is our bedroom neighbor played music till 4am and had his own kreepy security sys with cameras all over (which is a violation) but mgmt didn't do a damn thing about it. Almost like it was their own children renting it. They would rather have a student then a clean couple. So it's out of my hands if mgmt is so terrible they can't protect their own property. What a shame! Good luck!
Don't move here!!! I wouldn't recommend living here to my worst enemy. Don't let the new lobby or beautiful pool or landscape trick you into thinking this place isn't an infested with roaches, bedbugs, drug dealers, prostitutes, illegal aliens, strippers and bartenders and other filthy night crawlers. I am so terrified of these bugs getting into my place as I see soiled mattresses all over the place in this building covered with filth. As for the people, I do not feel safe amongst many of the residents here. There are decent people with honorable professions scattered throughout the building because they were deceived into living here just as we were. The walls here are paper thin so you'll here every second of debauchery going on with your neighbors every day of the week till all hours of the night and morning. The management company and leasing company have done nothing to fix this issue, as they continue to lease to their trashy friends and perpetuate the filthy flamingo culture of escorts and drug dealers. The management company has zero interest in changing the image of the building and holding on to clean cut residents who hold high level jobs who made the mistake of moving here. The management company also will never ever answer the phone. They won't even provide an extension in their email signature because they don't want to be reached. They take approximately 6 hours to 3 days to respond to emails. Once you decide to give your final notice to move out, the management company comes after you in efforts to not give your security deposit back. I received 3 false complaint notices which would lead to a fine shortly after giving my final notice I will not renew my lease. #1 was I was not allowed to have a pet who I've had registered and paid extra for since I've moved in. Another was for taking my bike through the lobby (service elevator is closed in mornings). They will look for every excuse to take money from you and scare away any decent people living here. I'm so excited to move to a true luxury building next month and escape the worst most hellacious time of my life which is living in the flamingo. On a positive note the maintenance staff are hard working wonderful people and they do a great job and respond quickly!
I'm begging you all please run .There is a roach infestation in south tower and its baddddd. Please dont waste your money bat the roach motel aka the flamingo.
Lived here for 1 and a half years and the apartments are not bad. The air conditioning can not cool the 1 bedroom, I ended up sleeping in the living room a lot during summer. One good thing I have to say is that Maintainance is exceptional. My main problem is the leasing team and the amount of additional payments I had to make upon moving out. The leasing team is extremely unresponsive and unhelpful. They randomly charge you for amounts without explanation and it may take 10+ days to get one. For example I am paying over $900 to move out. There is a clause in the lease that says that you must give a 60 day notice before moving out, so 3 months before moving out I told the leasing team that I would not be renewing and that I was moving out. Apparently the fine print in the lease requires you to fill out a special document in order to give this notice. What I don't understand is why the team didn't tell me about this document when I told them I was moving out. They just charged me a fine upon moving out. I'm not pleased because the amount of extra money I spent throughout my stay here means that I could have lived in Tara Heights.
This place used to be a good place to live in, but now it has turned into an absolute nightmare. The neighbors have no regard for the people that live in the same building. I have been living at Royal Crest for the last 4 years and my neighbors will have kids screaming at random times from 6 am in the morning to 11 pm at night in the corridors. They will play loud music at midnight, and slam things on the floor above you. There is no such thing as quiet hours in this apartment complex. If you email the leasing office about the neighbors not following the quiet hours, they dont care.I made a mistake resigning my lease, and I wont do it again

There has been car stolen, packages have been stolen they need better security, I know someone lives there and that person is moved out because of the security and how this person said it was stressful living there and when the person went to the manager she commented on the lady's nail and not focusing on the real issue which is the security.
Worst place I ever lived at. The agents are fine but the management is the worst ever. my building caught on fire from a vacant apartment above me which no one lives in it and I was thrown out of my place with my wife and child into the street because the building was sealed off by the city. i had to contact the mayors office and the red cross to get me into a hotel. after 4 days of being displaced. I dont even wanna recall those days but I would never live there even for free
Actual apartments are ok and conveniently located. Management is bad though. Work orders never get fixed because management never even submits them. Neighborhood can be a little sketchy. My car was hit twice and I've had to call 911 at 2am 3 times. 1st time some woman was running around our building screaming at the top of her lungs. 2nd time was a fight in the parkinglot. 3rd time was 4 really drunk girls 3 of the screaming because the fourth passed out on the aide walk. They eventually carried her off.
Horrible, money grubbing corporation. I put down a deposit on 4/30 for a move in of 6/19. By 5/6 I was fed up with the company. I received 3 versions of a lease, none of which had any of the right information. Wrong lease term, wrong lease amount, even without my name on one! I finally told them to forget it. I lost any good faith and asked for my deposit back. Allyson Oyone, the manager whom I'd never spoken to, refused after I requested that my representative, Tatiana Hartounian, please request that my deposit be returned. The manager Said they sent the lease within 72 hours which meant my $1000 is no longer refundable and they fulfilled their obligation... regardless of whether it was accurate or not so now it is non refundable... 50 days before I was to move in!?! No longer refundable!? So I sent all the proof and correspondence to my bank and disputed the charge. My bank agreed with me. Soooo, I got my $1000 back through a bank dispute. Cut to 6/17: I receive a "closing move out invoice" for $25 which I should pay through my residential portal. I don't have a residential portal! I never moved in! I told them I wasn't moving in on 5/6/2021. I called the corporation in Denver who sent the invoice and was told it is for insufficient funds and will go on my rental report if I don't pay it! Can you believe this!? From a place I've never lived in! How can I pay through a portal I don't have access to!?! And during COVID?! This company is just horrible! I will make sure this doesn't happen to anyone else. If they have done this to you too, please contact me ASAP!
15 years living in apartment under associations, PLANTATION GARDENS Is the WOST associated apartments of all. YOU PAY for EVERYTHING. Parking per vehicle ( no guest spots and you're not allowed to have anyone over after 11 PM without registering their vehicle even if it's only for 10 minutes, you will be towed ).. Amongst paying for parking you need to pay for a laundry card putting cost onto the card, paying for water( i've never heard of an apartment association and where you had to pay for water) sewage, rent, dumpsters, garbage pick up (in which don't come at the times they're supposed to so the association tries to fine you). A pest fee. When since I've lived here not one exterminator has come into my apartment yet every building and every apartment is German roach infested. 84% of the apartments have black mold growing in and outside of the walls. The only positive to living in this apartment complex is you learn how not to be financially finessed when you do move out of this hell hole and onto a new home. I signed my lease for $1300 somehow in someway I end up paying $1600 a month for a 4 x 4 mold and roach infested box. Lesson learned.
My heater has been shut off for over a year and yet I am continuously being charged insane amounts for gas-- something I cannot possibly use. I was told I would pay at most 80 bucks for utilities and have been paying over 150, again for something I cannot even use (gas makes up most of the bill). The worst part is the mouse problem. I have lost track of how many mice I have seen and pests. I keep my apartment clean but nothing helps except the brief period of time where winter kills them off. There was a good period of time (especially during November 2017-January 2018, and occasionally throughout my stay here) where the fire alarm was going off constantly. The best part is that it would go off at 2am and I more than once had to stumble outside half asleep in pajamas to 30 degree weather. I had to uber to another place because I couldn't get rest or study. Other reasons not to live here include the loud noises from the fraternity houses and bars located near by. There are a whole slew of issues one could only fully grasp by living here. From reading other reviews it looks like I can also expect another unpleasant experience when I move out. Which I am doing once my lease expires. Unfortunately, it also looks like they lied to several others about the utilities. I pay on time, I am a respectful neighbor, all I ask is for fairness or at minimum basic decency. UPDATE: My heater was never fixed. I recently moved out and I was charged a total of $410 for damages. The community asked for my address to return my security deposit but in reality it was to make sure they could charge me an extra amount after my security deposit was consumed by my final utility bill (It was $165 even though I was out of town for most of the month so I don't know how it came out so high) and the $410 move out charge. This is the break down of my move out charge: $250 for painting, $75 for kitchen damages, and $85 for cleaning charges. I spoke to the management of chestnut hall to no avail. Super combative. I told them that I understand the apartment needs to be cleaned but the charges were egregious. The damages they were charging me for were normal wear and tear. I was told when first leasing the apartment that the community understands people live in the units and that they would cover normal lived in conditions/normal wear and tear. The person I spoke to immediately shot back "that's just hearsay, I wasn't working here at the time so I don't know what you were told". Very defensive and never denied that their salesmen tell people that to coax them into leasing. There is so much turnover in the leasing office that management is able to deny with ease that they ever made any guarantees. There is only one way to describe this type of conduct: sleazy and lacking integrity. In addition: During my last 3 months at chestnut hall I had problems receiving mail. I have type 1 diabetes and was receiving care packages from family and the type one community. I wasn't able to reliably receive medication and informative materials about my condition (as I was recently hospitalized and diagnosed with my condition) during this time. I was charged $80 for not picking up my mail even though it was never sent to me. I had to contact the third party (Luxerone) and track each individual package/carrier to find my missing mail. I was refunded the charge since they had opened a new account without my permission using one of my old emails. It was very frustrating that Chestnut Hall decided to start using this third party that was very inefficient and required you to submit your credit card so they could charge you if you did not pick up mail within 3 days (and sometimes charge you for opening an account without your permission). I received mail a month late as a result of this and spent soooo much time on this that I did not have with doctors appointments and studying for a very important exam.
Lincoln Place ignored the black mold infestation in our apartment for over a year! We had to pay a private mold inspection company to do a formal test. When the finally decided to fix it a year later, we had to vacate our apartment for five ...
RUN WHILE YOU CAN! Centipede bugs the size of mice run the apartments, what ever you do you CAN NOT kill them, they will always come back. The master bedroom shower wall is rotting from the inside out and the tiles are hanging off and some have fallen, I have bleached the inside to kill most mold and mildew. We called maintenance several times, do you think they have come to fix it, NOPE. But they did inform us if we fix it on our own we WILL be fined. Want to plug some things in the outlets in your own apartment? Good luck finding one that works. If if you find that at least 50% of them are broken don't expect maintenance to fix that either. We have been counting down the months of this lease and CAN NOT WAIT to get out of this filthy, disgusting excuse of apartments.
The parking at this apartment complex is terrible. You pay rent to come home at night and have not a single place to park. The parking lot outside the gate is even off limits. I feel as though they have a scam going on with their contracted towing company "All County Towing." On top of the parking being the worst I've ever seen, good luck sleeping when you work night shifts because in the day time it sounds like a circus going on outside. Unfortunately I just renewed another lease because I was hoping things would change but I don't think it will. Until the parking situation is fixed I will continue to turn away potential renters when I see them walking around with staff.

In my experience, AIR Communities: * Is built on Predatory practices * Lies and / or gleefully dismisses when concerns are presented by tenants * Does not in any way care for Resident Safety * Intentionally attracts residents who have no respect for the building, nor the community * Does not in any way care for the Resident Experience * Views tenants not as clients, but rather as marks to grift * Abuses tenants by shifting all possible corporate liabilities to the tenants * Intentionally creates corporate structure and workflow that silo's A) The people authorized to make decisions, from B) The people who are allowed to communicate with tenants. And when they respond to this post with some generic hollow apology, and an invitation to discuss with them, please remember that we discussed these concerns with them for months, and saw no improvement. They have no intention of changing.
Long story short: Terrible new management. Used to be great. I would not recommend for anyone to move here unless your expectations are really low. I've been living here for over 3 years and the building was a great community. The new management under AIR is only concerned with one thing: making more money. (AIR stands for Apartment Income REIT Corp - with INCOME being their #1 concern). They have made constant changes in Southgate and it can no longer be called a luxury building. For example: - They replaced the old cleaning crew (building used to be spotless) with a cheaper crew and the building is NOT clean. It's gross in many areas, elevators, trash cans, walls, hallways, the gym room is always full of dust and hair - They removed the parking gate to replace it with a "new" gate and increased parking from $135 to $200 to justify the cost. Surreal. - They replaced the key fob entry system with codes which has made the building LESS SAFE. Anyone can enter with a code. - They just converted a beautiful clubhouse room where people used to have birthday parties and/or use to work and gather into a giant locker room - a service we currently had for free for which residents will now have to start paying in a year! They have the nerve to frame this as a "new feature". - They are now passing building operation costs to residents onto their monthly bills. On top of that, constant issues, especially with the elevators. - 3 elevators per tower. One of them in the South tower has been out of service for over 2 months. - We're often running with only 1 elevator (for ~200/250 units I believe) which takes forever. - Today ALL 3 ARE OUT OF SERVICE. It's almost 9 AM and we have yet to receive a formal email from management. If you have trouble walking or need to bring anything up, like your bike, you're stuck. See photos - just a "sorry" sign. This is a hazard. - The doggy area is always full of broken glass because it's next to a dumpster which is always overfilled with large items by the way - the glass problem has been one I've complained since I moved here and they only pretend to care. - Some residents do not care at all and they will be your neighbors - like throwing away dog poop bags in garbage by the elevator or never picking up after their dogs, or letting them pee by the front door - but again, considering how many dogs live in the building, management should do something and put proper equipment around the property. Oh I forgot to mention the MOLD. So many units dealt with mold issues (including mine) that the building tried to cover as "dust". We had to call on professional third parties to prove those issues and it was a huge mess. There was mold in the A/C duct in our bedroom and we had to leave the apartment for 2 days while they removed part of the wall and replaced it. I'm not a negative person - I'm just giving you facts about the building and reasons why we'll be moving. The increases in rent are not longer justified. Now on the plus side: - Most beautiful sunsets you'll ever see - Amazing view, sometimes you even see dolphins swim by! - Great pool - Convenient and walkable location - Relatively quiet units and building Beware of manipulation from the building, responding "we're not able to locate your unit" to make it sound like they're fake reviews... If you're considering moving here, read recent reviews only.

I was a resident at Bent Tree for almost 6 years. The conditions there became increasingly worse over time. One of my biggest concerns was the handling of community trash collection. As large trash dumpsters and a huge compactor were near the front of my building I was forced to see (and smell) this mess every day. I did not want guests to visit because of how embarrassing it was. I'm sure it is a very unhealthy situation as well. The conditions of the common areas was a problem also. Whereas other apartment complexes have cleaning crews that walk the grounds regularly, keeping the grounds clean, this complex absolutely did not. I could go on, but you get the gist of it. I would not recommend this complex to anyone.
After moving in, it took months for all elevators to be operational. Then they decided that it would be good for residents to be without air conditioning for nearly 2 weeks doing an upgrade without any reduction in rent or offering to provide mobile air conditioners in the interim. Most recently there is as a major issue with water that caused no water or intermittent water with little pressure for 4 days. When asked about a reduction in rent, it was deemed this was an emergency and they don't do that. How convenient but if I have an emergency, I'm just required to pay the full amount in rent. Then while the water is out they have the audacity to ask you to renew your lease at an exorbitant increase. The amount you'll pay for this location isn't remotely worth it. Live elsewhere if you're moving to Brickell/Miami. Lastly, make sure you let them know well in advance that you're moving out. Saying "I want to negotiate an immediate move out" 90 days prior isn't clear enough to them that you're moving out. It's as if they didn't pass reading and comprehension in 5th grade. As people have said, views are great but it just isn't worth your time or money to deal with the hellish landscape. You can be without elevators, drilling, water elsewhere for cheaper, so do it!
These people are all about taking your money. If you decide not to go thru with the application they steal your money and don't refund the fee. You have to pay $775 to apply and they don't answer the phone, respond to emails or return messages. Beware because you won't get your money back. I now have to go to court and file a small claims to get my money back
Summary: Long review, but worth the read! Leasing office lied to us/left out multiple things to get us to lease the property. You will be nickel and dimed here for hundreds more on top of your rent if you choose to lease here - be warned! Originally signed a lease here after seeing that the complex was advertising electric vehicle charging stations. The complex quoted $60 a month for a spot (which went up to $80 when we signed the lease?), but conveniently left out an ADDITIONAL $20 hidden fee through ChargePoint, who said this was charged by the apartments. Also, the energy cost at the chargers is about 50% more than what you'd pay on your Edison bill. The company already gets tax benefits for installing the chargers, why charge more for electricity? After emailing the corporate office multiple times I got a reply from someone who basically said to just deal with it, and that "the leasing office didn't INTENTIONALLY mislead you." Okay, so they unintentionally mislead us - bottom line, they mislead us, lol. Would it be so hard to just adjust the pricing to what was promised? Apparently so. In addition, management ignores emails, you have to pay to pick up packages from the package locker (add this onto the list of growing things that were not communicated to us during the leasing process), parking spots are exorbitantly expensive and to top it all off, there's no cell service anywhere. But hey, at least there's 4 pools! Edit: don't be fooled by the canned response from management to this review. I've emailed that same email multiple times - they just say that they've forwarded my concern to my leasing office, who I've mentioned before, don't respond. Edit #2 - update after living here for 2 months - my electric car charger has broken down 2 weeks ago - I emailed the leasing office to get it fixed, or to even try a simple breaker restart, but there has been no update for days. Imagine not being able to pump gas at your local gas station for weeks at a time.
EDIT: I just got a bill for $365 on top of our security deposit for damages such as "needing to paint the scuffs on the walls" 6 months after we moved out. This is s disgusting corrupt business that is just after your money- STAY AWAY!!!!!! They may respond to these public messages but attack you behind the scenes. Terrible experience from start to finish: When we signed our lease we were promised that the apartment would be cleaned and several repairs would be made before we moved in. Unfortunately a week later we moved into a dirty apartment with a washer/dryer that didn't work properly, light bulbs that still needed to be replaced, and damaged/scuffed walls and doors. We were also told that we would be able to have packages delivered the day we moved in. Unfortunately due to the LuxerOne system which needed to be set up ahead of time, and a security employee who was stealing packages, we had over $1000 in packages disappear. Bay Parc was not helpful in recovering our packages, and while they fired the employee, and LuxerOne had video evidence of the theft, Bay Parc's management would not allow LuxerOne to release the video to the police, so we were not able to get our packages back. Read the fine print on your lease: our $1650 apartment ended up costing us over $1740 a month after they added charges for things like communal space air-conditioning, despite the fact that only the lobby is kept cold (too cold in my opinion) and the elevators and upper floor hallways are very warm, especially in the supper. During our time living at Bay Parc, the elevators were frequently not working, and the elevators and lobby frequently had dog pee or poop due to tenants not respecting common space/having control over their animals. Another huge issue we had was with our neighbors smoking. From the moment our new neighbors moved in, they smoked like chimneys and if we ever opened our balcony doors our whole apartment would stink. Bay Parc is supposed to be a smoke-free building; they call it "a breath of fresh air." What a lie! There are often folks smoking right out front and in their apartments, and that makes the carpeted hallways smell (as does lingering pet urine). The location is great- next to a Parc and a Publix, and from the 39th floor, we had pretty great views, but the unit was dated and the management was rude, unhelpful, and unresponsive when we needed them most. After move-out Bay Parc invented a bunch of charges so as to avoid giving us our security deposit. They gave us charges over the amount of our security deposit- these jerks wanted us to give them more money. For example, they charged us for the scuffs on the walls- the ones that we asked to be removed before we moved in but they weren't. Shouldn't they be cleaning between tenants anyway? They also refused to help us with getting our utilities shut down. In general, a terrible experience. We got bad vibes almost immediately after signing- our once responsive leasing agent started ignoring our calls. In summary: -management does not care about current tenants, just about acquiring new tenants -good location -prepare to be nickle and dimed -most units are dated -lots of smokers (including Patrick, the manager) -package system is horrible -carpeted hallways are ugly, smelly, and not air-conditioned
You can put lipstick on a pig, but it will still be a pig. Ok, if you are considering living here, please read. I will keep this very brief. DO NOT be enamored by the ocean front location. I kept a weather journal for my year at the Bluffs and only 32% of the days had even a wisp of sunshine. Not only is the sun absent, but it is FREEZING COLD when the wind blows, which it does at least 50% of the days. The fog is very similar to the sunset district in the city...heavy, thick, unrelenting some days. You literally will be unable to sit on your balcony on the ocean side, save about 10 days per year. If you are low income, this is your place. The rent is cheap, cheap, cheap. But the building is old, in disrepair, perched on a slowly weakening cliff face and the damage that the salt air does to anything you leave outside (including your car - my Grand Cherokee rusted all chrome joints after only 4 months), is something many people do not consider. Additionally the elevators are from the 80's, tiny and you are at risk of getting trapped in them at any moment. The garbage area often has piles of people's unwanted furniture, old fridges/ovens, carpets, etc with an overflowing dumpster that attracts lots of mice. The grounds are messy and the dirt area adjacent to the parking lot where people take their dogs has a ton of glass and rusty metal in the dirt that is a hazard to your dogs. Once you rent your apartment, you are on your own, unless you are submitting a maintenance request and the maintenance guy happens to show up. You will NEVER EVER get hold of anyone in their offices. Be prepared to be GOUGED on your deposit. I lived in the apt for 12 months, never put a thing on the walls, magic erased the minimal amount of smudges on the wall and they charged me $400 to repaint the entire apt. During my pre move out inspection the maintenance guy said "I could have someone move in here tomorrow" and wouldn't you know it, they did just 2 days after I moved out, so I am very doubtful it was painted. They have not responded to multiple requests from the parent company to provide me with an itemized receipt detailing why my $1330 deposit ($750 for apt, $500 for dog, $80 for keys/fobs), was reduced to $550. The pictures look amazing, the agents will show you the beautiful ocean waves to draw you in, but do not be fooled. ANY positive reviews are by the PERMANENT residents who have lived here forever and like their cheap rent. The Bluffs gouges all new tenants with rent increases, to subsidize the permanent residents who never move out. Do yourself a favor and don't get sucked in by the presence of the large body of water out front. It is not worth it.
This place is disgusting ! And the manager Maria, is the most unprofessional person I've never met! Very rude !! Oh and you can't leave your car there for 5 mins without it getting towed. This place is trash!

Edit: once again they jacked up rent another 10%. Despite these raises, it seems like the property is slowly deteriorating with grass slowly becoming more sparse (I know it's the winter, but this started last spring), concrete flower beds falling apart, and hand rails that are rusted out and falling off. Additionally they claimed to have made "improvements" to the trash system, yet couldn't be bothered to put in a single recycling dumpster. They've also been slowly outsourcing maintenance to cut the few employees they have, so I expect service calls to become less responsive in the future. The pool was also rarely open last year as they are to cheap to actually hire a lifeguard. Jacked up the rent over 10% in a year without any changes to services or amenities. Amco, the parent company, is just a greedy corporate landlord that doesn't care about the tenants. Also doesn't recycle.
I've lived in this apartment for almost a year, and my experience has been frustrating. It all began with stolen packages, and recently, my electric scooter was taken. Just two days later, my tools for my car disappeared too. Reaching out to management is nearly impossible since there's no one on-site except security, and all communication must be done through email. When I requested camera footage, I was told there are only two cameras in the elevators and one in the package room. This makes it feel quite unsafe. If you're considering moving in, I strongly recommend changing the lock; the building uses entry codes, meaning anyone who knows the code can get in, and without proper surveillance, any issues will fall on you. We also had a water leak a few weeks ago, leaving us with large holes in the living room and bathroom. We have no idea when repairs will be made, and again, we can only rely on emails to get updates. Additionally, the walls are thin, so you can hear your neighbors all the time. This place has potential, but it honestly feels like management doesn't care about the residents.
Before this weekend, I might have given this place 3, maybe even 4 stars. Right now I wish I could give it zero. My car was broken into and damaged in an attempted theft. Management called it an "isolated incident"... Come to find out some residents dealt this exact same situation four months ago. Someone took a screwdriver to their car locks and, at least in my case, the ignition. This happened inside our supposedly secure garage. Management has done nothing to improve security, even as LA becomes increasingly dangerous. I don't care about luxury; my main concern is safety. The cops can't do anything and management *won't* do anything. Now I'm left having to pay hundreds of dollars in repairs to my vehicle and I'm no longer comfortable living in this community. I just want to warn any prospective residents: if you care about your physical safety, perhaps this isn't the place for you.
I've been trying to get more info on the studios, but it has been very hard. I've contacted the place multiple times and I've visited the place, but no one is able to give me proper information on the studio. I understand that there is a current issue with the pandemic, but the very least they could do is to schedule an appointment at another time for me to get a tour ( even if it's virtual) It felt like I was the one pushing to sign a lease with this place. I gave up and I will be looking at other places
Listen to the negative reviews. As someone who lives here, they are all true. Also make sure to ignore the reviews that are just from people touring. They do not live here. Something novel I wanted to add that nobody else has mentioned is that management for the building is attempting to trick residents into submitting good reviews on Google Maps. The people at maintenance are actually quite nice and do their job well (although they are split across 2 buildings and are not always available), so management has asked them to ask residents to complete a "survey" after their maintenance request is complete. They show you a QR code (which I expected to be a typical "How did we do with your maintenance" survey), which leads to a review writing prompt on Google Maps for the building. When I was asked to do this, it was also framed as feedback about the maintenance, not the building at large. This is probably why some recent reviews have had short blurbs about how good maintenance is. This is true, but the star rating those reviews give should not apply to the building as a whole. They are probably trying to game their ratings because they had trouble filling vacancies. Because of all the issues and bad (truthful) reviews, they dropped their prices by $300+. Despite this, they tried to raise my rent for renewal. Finally, I wanted to mention that when the area had an unsafe tap water warning, they did not forward any of these messages to us.
The biggest headache I ever had. I would never ever live here.... the worst and unhelpful stuff - insane security ... they make everything too complicated.... rude af... it's overpriced and cold on the halls... Good luck to live in Flamingo.
I wrote a review saying this complex deducted $750 from my account without my approval. This was during my initial discussion with Huntington Gateway when I was looking at a town house three months ago. They apologized and said if I removed my comment, they would give me my money back. They sent my an NDA that I would need to abide by after they refunded my money (that they didn't have permission to deduct). They have yet to refund me my money and now I have to take them to small claims court to get my money back.
The office staff is SO NASTY. not accommodating in the slightest bit. they change policies, don't tell you, and then charge you. When you ask about the policy update and to show proof of the policy update, they become aggressive and defensive "an email was sent" instead of showing me in writing the new policy, they blow it off. Policies are different for everybody and they have discriminated against me as a woman on multiple occasions. When they are called out on it, they hide behind fair housing laws when they are in fact treating me differently!!! ALSO, they charge $350 for a parking spot, yet allow cars to park for free with no repercussions (they say they tow but they actually don't). When expressing my concerns about people parked causing a fire hazard, again they get aggressive and defensive, and when asked how they plan to improve this situation they blame others instead of problem solving (blame PPA or the towing company). Honestly, the building has gone way downhill with this management change. Some of the nastiest people I have ever spoken to in my life work here. What a shame.
I got my motorcycle stolen from the property garage. The gates were open all night because they do not function in windy situations. The resolution of the cameras is terrible and we could not read the license plate of the van that stole my motorcycle. They most likely took the time to use a really loud grinder to break the huge security chain I had. The security guard on duty that night was not informed by management that the gates were open that night. There have been several vehicle break-ins and stolen motorcycles in the past year and nothing has been done to improve the situation. Elevators often break resulting in long waiting periods.
Update: Service people from the complex call me non stop, different people every time, none of them on the same page. Also they will harass you for months before your lease is up to resign, and they increase rent by an insane amount a year. Where do I being. I have lived here for 2 years and recently they decided to install smart locks. My lock has had nothing but problems, will only unlock sometimes. They refuse to replace the lock because it works "sometimes". They are so cheap and have horrible management and maintenance. They don't care if you pay 2k a month to live here and that your dog is stuck in the apartment or that you need to get to work and your door wont open
After dealing with many apartments in my time in college, 21 Fitzsimons is by FAR the biggest crook. First off, $1700 for a 1 bed in Aurora? For a unit that is 10+ years old? My appliances were old and did not work very well. There is a new apartment complex going up across campus that is much nicer. 21 Fitz is under constant construction and it is loud and noisy. They filled in both hot tubs which is a major bummer. The only worthy renovation they have done was the gym. For awhile they were digging a giant pit in front of building 1 and then refilled it is and its just been a slab of dirt ever since then. The walls are PAPER thin. I could hear full conversations from my side and upstairs neighbors in building 1. The parking is getting ridiculous expensive. $70 for a public garage is steep and they don't even keep the gates closed. The large main gate was open for almost 6 weeks at the beginning of summer. There were transients walking around outside of the garage all the time and management did not seem concerned. There is also no security even with the homeless population that seems to linger around. The creme de la creme of 21 Fitz is the management. NEVER have I heard of a management company requiring a 60 day move out notice and charge fees on top of fees for a 45 day notice. There is a mandatory "painting" fee (mine was $110 for a 700 sq foot apartment). My apartment was clearly not painted before I moved in and probably wont be painted again. If you don't pay their $150 cleaning fee, then you could get charged for cleaning aspects even if you hire professional cleaners (AKA more of a rip off). I had questions regarding fees on my account, emailed Brian who said "At a glance, it looks like they corrected the Short Term Fee as we discussed but then they had to add in the remainder of your utilities". So I paid that. And then the move out team charged me again for my utilities, claiming I had not paid them, and was insistent I pay it. To get out of this hell hole, I did. Overall, 21 Fitz is just a trap of fees and poorly run management. If you read the recent yelp reviews, they are going downhill. Save yourself frustration and money and live somewhere else.
A couple of years ago rent was a good price and a nice place to live, but ever since new management took over it was one problem after another. This place has a rodent problem. When you bring it up, they tell you pest control comes once a week and all they are going to do is put down traps. They won't investigate as to where the rodents are coming from. Packages that get delivered goes missing at the front office. Lost out on about 600 dollars total from the theft. When you bring it up nothing is done about it. They are never in the office or willing to help. It's like they don't care about you they only want your money. They are doing "upgrades" to supposedly make things "better and safer". Haven't seen not one security or cop patrolling the area. You have yelling all hours of the night. No type of comprehension for that. If for some reason you decide to live here, when you move out don't bother cleaning they will charge you. Overall this place doesn't care about you they just want your money, pick another place that cares about you, your family and your personal property. And doesn't charge you for every little thing
Hi there I'm a currently resident at the palazzo west communities building 2 on the pin house floor at a generation 3 unit that supposed to be TOP remodeling!!! This place has became a nightmare to live in !!!! I have rats in my balcony daily and the management do not want to use exterminators and they put some traps instead. The gym has became ridiculous since there is no more management. There are 4 buildings in that complex and only 4 treadmills for so many people and two of them are not even working. Also a lot of people that doesn't live here are coming daily to the gym and spa since there is no one at the entrance. For such a high rent do urself a favor and DO NOT move here even if u need to find a place ASAP!!!! I feel like I live in the GHETTO this place is getting disgusting every day more and more . I'm going to call the health department and cancel my lease after I will show them the rat in the trap !!!
I haven't lived here but did come into the leasing office to inquire about their rentals and availability twice. The first time I walked in I had to wait a long time before I was acknowledged and when I was by a female, I was given the keys to give myself a tour. The second time I came in to apply I sat for about 30 minutes and was completely ignored by the same female that was talking to a contractor. I walked out and they could care less. Never came back.
The worst condo in Miami beach. If you are thinking about to move to flamingo. Don't do. The management is very rude and they don't care about your experience, the only think that they care is when you pay. The garage is impossible. You pay the garage and they tow you car because the security guard has a fee for each car tow. The elevator is Always broke and the security is always on the phone and they don't help at all. When is under renovation is unbelievers the noise that they make. The cleaning service doesn't exist and the manager and the young guy at the leasing office are the worst person inside the condo. DON'T MOVE TO FLAMINGO IF DONT WANT CALL YOUR LAWIER EVERY WEEK!!
Andrew, the new manager is returning my calls & I have been told that Bo has been addressed re her rudeness,but, I have not received an apology from her & the people who work for me have said she is still rude to them when they check for packages. I don't understand this. Especially since she trained with Dave!The regional manager never contacted me either. I am still planning on moving out ASAP! I think it is ridiculous to pay over $2000/month & be treated rudely by anyone. There are no plans to do anything about the air conditioning problem.
RUN FAR AWAY! THEY ARE THEIFS!! My husband and I gave noticed we would be moving out on 1/28/22. They require a 60 day notice. We sent an email but got no response. A week went by and we hadn't heard from the office so we went down there. They hadn't seen our email and said they would back date our notice to 1/28. THEY NEVER DID. We did our final walk through and were told we would only be charged $250 for a cleaning fee and it would be deducted from our deposits. We got a check in the mail a few weeks later for a quarter of our original deposit. The paperwork showed a move out day of April 8th. We moved out March 28 (60 days from our notice). They charged us for rent, parking, and all utilities beyond March 28. We emailed them to let them know there was a discrepancy on our final invoice. We sent them all necessary documentation to prove the office messed up on our move out date. They told us they would fix it and send us a new check. We didn't hear back for weeks. When we did hear back it was excuse after excuse on why the check hasn't been sent out. It is now August and we still haven't received a check. We have sent several emails with no response. Moral of the story. They are withholding over $1,200 of my money because of an error on their staffs side. I have been beyond patient with them. This has left me with no choice but to take legal action.
My girlfriend and I lived here for about a year. Our lease was supposed to end this December but we terminated our lease early. Although some of the staff was friendly and tried their best, it felt like not all of the staff did. I'm giving a 1 star for the following reasons: 1.) Our AC was broken in the summer for over 2 months. Maintenance would show up and say they fixed it, just for it not to be fixed. I believe it took about 5 visits before they finally fixed it. Several times they told us they would just order a new unit and replace it, which did not end up happening until the weather wasn't so hot. 2.) We lived next to a man who sold heroin and would have to walk past sleeping addicts in the hallway, and find poop in the trash shoot room. The resident was eventually evicted, but we never heard any official word from Bank and Boston, and had to hear all of this from other residents. 3.) We could not reserve any elevator during moving. 4.) Elevators broke often, and 1 of the 2 near us were broken 90% of the time. 5.) The community washers and dryers broke often. 6.) the entire 4th floor (ours) stank all the time. It smelt like poop and death. 7.) Until recently our mailbox door was broken and slightly open. 8.) Even though lockers were installed in the laundry room for mail, the delivery people hardly left packages in them, and just left them outside the door of the laundry room. 9.) All lot of homeless people linger outside of the building 24/7 and pee. 10.) People's dogs always peed in the elevator 11.) We were not notified of a re-painting fee we would have to pay on move out. 12.) The internet was butt. We could only get 12mbps max (it would usually not reach this speed) because the building is so old. I am a software engineer and this was a big deal for me. 13.) The water in the bathroom always stank, which we never could get fixed. 14.) It was a hassle dealing with Aimco when trying to terminate our lease. Somewhere along they had messed up the date of our move out, and even sent us emails telling us that we would have to pay another $2000 than we were already paying to end our lease (which was already a lot). Eventually we got it sorted out, but it was not a good time. 15.) While some staff was helpful and understand, some of the staff was snotty and rude. 16.) Our Post Move-out inspection guy was late. He was very nice and it didn't seem like his fault, it seemed like he was double booked. 17.) The windows to the apartment didn't cancel out much noise. Being by 16th street, it was often noisy. Our new place (not bank and boston) is across the street from 3 buildings with construction and the windows completely cancel out the noise. 18.) The entrance doors weren't very secure. A man off the street once followed my girlfriend into the building, followed her onto our floor, and tried to follow her into our apartment. Being on 16th street, it would be nice to have a doorman or some form of security. Maybe it would also help if there weren't a bunch of creeps always hanging out at the entrance. These are just the things I thought of off the top of my head. I feel like there were more bad experiences in this building, but I feel all of these points should have been addressed sooner/at all by staff. It's annoying that I can find so many things wrong with my experience at B&B, and we still had to pay such a high termination fee. It felt like the building managers don't really care about details like the stink in the building, internet speed, or even the cleanliness of the water, and even though we had a horrible experience it feels like we still had to take the loss and pay a lot just to leave. Even though we paid a lot, it does feel like such a relief to leave and live in a new building. We now live in the Union Denver, and I highly recommend it.
I have lived in this building for 2 years. When Aimco recently bought it we have seen a constant reduction in amenities including the most recent loss of 24/7 onsite concierge. They claim to still have concierge service, but now it is an off-site call center "concierge" who lets in anyone into the building creating a big security risk in an area well known for violent crimes. Aimco has been one of the worst companies I've had to deal with. I do not recommend this building or any building Aimco manages.
Not great if you work from home and need a quiet place. Dogs barking day and night. It's absolutely ridiculous. Good luck getting anything done or fixed for your apartment. It's amazing how dismissive and lazy the management is.

I moved out from 3400 Avenue of the Arts on Monday May 21, 2018. Here is my experience in a nutshell: When my boyfriend and I first moved into the B building on a third level apartment within the first month we experienced the following: - Toilet was broken, overflowed and flooded the bathroom on the first night- service team took a week to replace it, we had to walk to the gym to use those disgusting bathrooms and it was only limited time since it would close during the night - Washer was broken, leaked water and flooded the laundry room, took the service team maybe 2-3 visits to understand that it is broken and not draining to finally bring in a new washer - Dryer was broken, it took 4 cycles to BARELY dry my clothes, again took numerous visits from the service team to have the dryer replaced - Fridge was leaking water underneath and from the back of the fridge, took the service team 3 visits to understand the fridge was broken and needed to be replaced - paint was chipping off of all walls and doors - poor paint job The apartment was NOT move in ready even though it appeared it was. The leasing office is very slow at returning calls and keeping up with service appointments. They were not reliable. On top of this, here are the community issues I experienced - community/building fire alarms going off for extended periods of time multiple times through out the year - poor parking monitoring- my spot was the first spot when you come in and it was constantly occupied by vendors and visitors. The security guard wouldn't do anything besides take my information and call me when the vehicle has left. This was the worst after coming home from a long work day and not being able to park in the spot I pay for, leasing office did NOTHING to help this situation, no refunds, no signs placed up, no quick tow service on hand, absolutely nothing - Duck poop would be all around my parking spot because of the tree berries that would fall on my car and the surrounding floor- no one would clean it up I would have to dodge it everyday while i stepped around my car - Towards the 6 month mark the leasing office definitely showed less care than they did in comparison to when I moved in. Leasing office will never answer their office line, emails responses either they never respond or they respond super late, phone calls and voicemails, like I said they don't answer or return voicemails promptly, you have to constantly call them or walk down to the office to get a hold of them Overall, for 2000+ dollars a month this community wasn't the best community. I felt that for that price we experienced a lot of trouble/struggle that we shouldn't have when living in a high-end community that AIMCO attempts to be. I was certainly fooled in the beginning thinking the leasing office and the folks who work there are caring people because towards the end they certainly do not care about your experiences and concerns. Lastly, they overcharge like crazy at move-out to pull as much money as they can from your security deposit. I literally got charged all these crazy, absurd numbers that I have no clue why or where they are coming from and I have been calling since the morning to discuss with them, and OF COURSE no one answers or returns calls promptly so I need to go to the office on my lunch to address all of this and who knows if the leasing office will help me since the move-out rep is different from the leasing office reps. Definitely do not recommend this community at the price you have to pay. I've heard much better resident experiences from the next door community enclave.
worst place to ever move in . please do not set yourself up for disappointment . moving in they are the most helpful & friendly staff as soon as your a resident they could give two craps about you .even worst is when you move out . they will charge you for everything I was billed $1500 when I moved out for the carpet but also forced to pay a carpet clean up fee? you are way better off somewhere else even if its $100 more a month please do it because in the long run you will be unhappy I hear mice in walls cockroaches everywhere
As a relatively new resident living here for over two months now, I am very disappointed to find out AIMCO's lack in RESPECT and CONSIDERATION for the residents in the wake of the recent construction: 1) Inconsiderate and disrespectful construction schedule -The pool renovation and the washer/dryer construction inside the units started nearly at the same time. I am not sure whether AIMCO is even aware how inconsiderate this is esp. for some family members. I am a professional working 9-5, but how about staying moms with babies at home? If there was at least a pool opened, they could go and rest at the pool area but the pool won't be ready until the Memorial Day. 2) Mandatory construction w/o just compensation - The residents received only one week's advance notice before the pool renovation started. I believe I would have been much more annoyed if I had found out this after my family came to visit esp. flying from a foreign country! - As a frequent whirlpool user after work, I am very dissatisfied and I strongly believe that residents deserve some reasonable compensation for this. Pool is a part of big amenities for which the residents pay. Don't try to fool me by saying, "oh you can go to the Palazzo pool instead..." You know it's not equal, please. - Regarding the washer/dryer, I don't want them if it involves following construction esp. inside my bedroom! But, alas...it's mandatory even if you opt out new washer/dryer. For whatever reasons if that's the only way that can be done, do it in a way that's the least harmful way to the residents. 3) No Shoe Cover: I don't know how many times I explicitly stated that I don't want people to come inside my unit with their shoes on esp. inside the bedroom. Every time when I raised this issue (I did at least 4 times whenever I witnessed firsthand), Cherokii (The Resident Relations Manager) assured me that she would make it sure staffs wear shoe protector booties. Guess what? An inspection staff came inside wearing his shoes this morning even when I was at home, which makes me wonder what would happen when I'm not at home. If you don't care about people coming inside your house with dusty shoes, I will respect that. But, you also need to respect the fact that I DO CARE ABOUT IT AND I DON'T LIKE PEOPLE COMING INSIDE WEARING SHOES!! 4) No follow-up: Since Cherokii told me that the construction time for my unit should be def. shorten due to the already built-in new closet for the new washer/dryer, I asked her for the rough timeline and I even e-mailed her I needed it to coordinate visits from foreign countries. She e-mailed me (after many frustrating correspondents) saying that she would be happily walk in my unit the next day and give me the answer, which was one week ago and never followed-up even after my reminder e-mail. 5) Potential health issue: I start feeling a constriction in my chest this morning when I woke up. I've been sleeping inside the bedroom where all the action is going on. There were big holes on the wall for the first week (Disha at least put some tapes upon them after I asked for it) and the dust and debris right right around my bed. It's been very stressful that I had to clean up home twice and sometimes three times the first thing as soon as I came home from work every day. I finally moved the bed outside in the living room this morning with the aid from one of the staff. The reason why I didn't move it earlier is b/c I didn't expect the work will go on more than 2 weeks for my unit and I could not lift the bed by myself. *I understand that construction/renovation is necessary sometimes, but if you are gonna do it, you'd better DO IT RIGHT!!! Treat the residents as human being not as your moneymaker. (*The star is only for the friendly leasing office staff and excellent on-site maintenance team.)
I am sorry to say that my experience with Flamingo Point Residence apartment in Miami Beach has been extremely unsatisfactory and frustrating. As a resident, I have faced numerous issues that have not been resolved by the management. From the first day, I moved in, the flash in the toilet did not work, and it took them three days to fix it, despite the management's assurance that the apartment was completely renovated and everything was new. However, the problem continued to persist, and it was just the beginning of a series of frustrating experiences. On one occasion, someone brought trash in front of my door and left it there, which happened twice. When I reported the incident to the management, they ignored my complaint and did not even let me see the camera records to catch the person who harassed me. The issue was never resolved, and I felt extremely unsafe in the complex. Another significant problem arose when I lost my expensive package because the management was not able to provide a safe place for deliveries. Despite my complaints, they never even tried to help me find my package, which was a huge disappointment. The management team at Flamingo Point is extremely rude and unprofessional, and it doesn't matter how many times you request to talk to the general manager or someone in a higher position. They will never be in contact with you and will completely ignore your complaints, putting all responsibilities on the maintenance team. The leasing office may be polite until you sign the lease, but after that, they become rude, disrespectful, and very unprofessional. Recently, my AC has not been working properly, and it has been two weeks since I first reported the issue. The maintenance team has tried to fix it several times, but it still does not work. Instead, they put an old, noisy, temporary AC in my apartment, which doesn't work properly at all, and the temperature inside the apartment is 78 degrees Fahrenheit. When I asked them to change it, they completely ignored me, and I have been living in horrible, health-threatening conditions for the last two weeks. They informed me that the AC company representatives would come once on Monday, which means I have to survive in 78-80 F temperature for another two days. Also I emailed several times and never got response from officials of Flamingo Point. Despite my repeated requests to talk to managers, they have never called me back or emailed me with an official response or apology. When I talked to the maintenance guy, he said he could not do anything to fix the AC. This kind of service is unacceptable, especially considering the high rent I pay of $4000 for a one-bedroom apartment. I highly do not recommend anyone to live here at all. Flamingo Point has the worst management I have ever seen in my life. Despite the management saying the property is secured you can see a lot of strangers inside the complex, especially in the pool area, which is very concerning. The nice and polite management representatives are all fake, and they literally do not care about you after you sign the lease. I urge everyone to read the reviews on Yelp and Google, which are true and with evidence. I did not read the reviews and it was my mistake. Flamingo Point is a terrible place to live only cause of horrible management , with a 2.5 rating that speaks for itself. In conclusion, if you are considering signing a lease with Flamingo Point, please read the reviews carefully before deciding. For the price they charge, the management must provide excellent luxury service, as they represent themselves on their site. Unfortunately, it is all lies. Flamingo Point has terrible management and service, and it is not worth the money you will spend. I hoped to find peace and new home when I moved here but instead of I found rudeness and disrespect and unprofessional approach from the management. So disappointing
Stay away from this place. You will have only one parking place then have to pay 20 a month for a chance of getting a spot. So if you work past 5pm just consider your parking down and hope you like hicking and walking a extremely steep hill with no side walks. I can see if you're handicapped then you'll have to uber to your place or have someone pick you up. The company is Tow truck happy and will tow you as soon as they can. Apparently they're buddy buddy with the company and love to extort any guest of their residents. Nobody is ever in the office sometimes for days. The places are just lipstick on a pig. The veranda are leaning down and you can see rotting wood through the landlord special paint. Absolutely horrible place.
Me and my part had the pleasure of moving to these beautiful apartments when try first opened a little over a year ago. Loved the location and loved the first management team. When the team changed heads that was the beginning of the end. The property manager Bettye is the worst! You can never get ahold of her or anyone in the office ever! We put in services request and it was ignored for a month. When the management team finally sent someone over the maintenance team left our front door unlocked while we were at work. We requested move out info but received nothing. They raised our rent which was fine but started charging an additional 200 dollars without warning! Said it was for the maintenance team! That's funny because every time you walked threw the hall ways the lights were out and signs were falling off in the stairwells! For the price you pay for no amenities at all it's not worth it. I really do not like the company managing this property and hated living there! If you want location then you will get it with this place but if you want a great place to live look else where and don't get trapped by the bullshit!
My uncle was approved for an apt. that was not available yet at the time of approval. We were unable to view the apartment at that time They required a $700+ holding fee. He was never informed that this fee is non refundable. He found an apartment closer to where he wanted to live. When he told Royal Crest he was not taking the apartment they said they could not refund the holding fee. What a scam. They're keeping his money for no reason it's not like they lost a tenant because the apartment was not available for rent yet because the current tenants hadnt moved out.
For current residents, take screenshots when you pay online every month. They would claim that you haven't paid some old rents when you move out. They would insist on that when you tell them there is a mistake. It seems they're just trying to get some extra money. They would remove some amounts from the bill if you try hard. It's the worst move-out experience I have ever had in my life.
If you would like to live with COCKROACHES, yes, this place is a great place for you. I moved in less than a week ago, I see cockroaches everywhere and I emailed, called, emailed, and called but management team doesn't seem to care that much because it's not their home. When they finally answered my email, all they said was that the Pest Control team cannot come to treat my apartment. Okay...? that's it? I need to wait until next Wednesday for them to come and until then, I just have live with cockroaches that are not result of something that I did? I wish I could just break the lease and go somewhere clean.
CORRECTION/EDIT#4: They came and fixed the dryer. I wonder if it never was broke. Sparks were witnessed. Tears were shed. But it's back on. LAUNDRY PARTY!!!! EDIT#3 JULY 2015: ("Jason" hasn't contacted me yet. Thanks for that.) WHAT ABOUT MY BROKEN DRYER THAT AIN'T NOBODY WANT TO TALK TO ME ABOUT??!?!?? Such an irresponsible corporation. To people considering living here, just know that your low low rent is going to escalate every year and you will have no option to sign an extension greater than 1 year at said low low rate and management doesn't care about you. Fix my dryer and we can be friends again! ___________________ What about the buses being too full to where people have to stand but then they say standing is illegal, but let people stand anyway? ___________________ What about the people smoking and playing with their dogs outside of your apartment after dark? ___________________ Why can't I give 0 stars? Well now they've cancelled intramural sports by firing the intramural sports director. I believe Foxchase even used to subsidize the teams (i.e. paid a portion of the entry fee). Add that to the shrinking list of amenities, which I was sad to learn FALSELY includes a sand volleyball court. Well, i guess technically they do have a sand volleyball court, but the nets are broken and the sand has virtually all turned to mud (i.e. cat feces). Notice, they've taken down the pictures rather than fixing the nets... it's still listed as an amenity however. One assumes Foxchase, if not AIMCO (the parent corporation) is going through a budget crisis, particularly in view of the ever ascending rental rates (5 increases in 5 years with no option of signing greater than a 1 year lease), and the option of reserved parking (within 5 years, parking has gone from free, to $5, to $10, +, and now the reserved parking spots available for a nominal fee of $50/mo.). Good thing i'm rich. The location is not that great, so i guess what keeps me here is the fact that i already live here and can walk to work. Whatever.

Only live here if you must. I wish I could give this place zero stars. Besides from the location (if you go to/work at Penn/Drexel), Chestnut Hall has zero to offer. It is absurdly over priced for all aspects of the property. From the quality of service that the Leasing Team provides, to the out of date appliances, to the third party security staff that seems to never be doing their job (either not on post, on their phones, or sleeping at the concierge desk, etc.) to the lack of amenities (no gym, dishwasher, laundry that's in unit, etc.), this place really sucks. They pride themselves on the donut shop that's downstairs.
Terrible place to live. I have lived here for several years and it gets worse and worse every year. You pay for location. Thinks break all the time. In the last two days, all of the elevators went down and people had to walk up the stairs (often more than 20 flights). When you complain, management could care less. They seem annoyed when you complain. One of them said "I'm sorry you are so unhappy" when I commented on how frustrated I am. The air conditioning goes down often and you have to live in the Miami heat while they "work on it." If you need something after hours, forget it. It is very difficult to get ahold of anyone after hours. Your rent will go up every year. The money clearly doesn't go into keeping the building maintained. We recently had a flood and the entire lobby was like a war zone for a few weeks. With the exception of one person in the office, everyone else is not helpful at all. The package pickup system is a pain as well. This building is very overpriced and things will break down often. Live somewhere else as this place is terrible.
My family has been at LOTP for four years now. I feel slightly conflicted when writing this review. We have felt strong community and made life-long friendships, but I can no longer recommend this complex because of a long and consistent history of management injustices (some of which are violations of fair housing law). 1. Security issues. LOTP management has been notified for months (since July 9th!) about the malfunctioning pedestrian gate to our building. It does not lock. The building is located in Center City, Philadelphia. Homelessness abounds. Management has still not fixed the gate. As a result, we have personally seen homeless people (and other nonresidents) roaming the lobby and floors. When we bring it up to management, they gaslight us and demand proof. They seem to disagree that the gate is broken! Please see attached video to see how it opens with no lock. 2. Broken gym equipment. Not to flex here, but I am a gym frequenter. I have never experienced such dangerous equipment - lawsuits waiting to happen. The Smith machine literally gets stuck at random points as you push it up (but it still can move downward!). We emailed management about the risks it poses. They told us that it is older but has no issues. I went to the gym yesterday morning to see if I have been hallucinating. Nope, it still gets stuck. Perhaps even worse, the treadmill will stop at random moments. You can be sprinting on that thing and then in the blink of an eye, the machine is at a full stop. You can imagine the risks posed. In response, more gaslighting from management. 3. False advertising. The building advertises that there is a 24-hour doorman (which was quite important to us on signing, since we have a young family and live in Center City Philly). There is not. In fact, you would not be surprised to find a homeless man sleeping in the lobby or in the common room at night instead. During some daytime hours, a doorman is present. But I haven't figured out what they do yet. They certainly don't open the door for you. Usually behind a computer or on their phone. Further to this deceptive advertising point, I cannot tell you how many of our friends moved in with a certain layout in mind (i.e., the one they signed for), only to realize that their actual layout was completely different (and inferior). By the time new move-ins realize the deceptive nature of their signing experience, it's too late to switch. In my personal experience, when we showed up for our move-in day with a moving team and boxes, the apartment was covered in construction - they told us to come back in a week. Finally, please be aware that the utilities you will be paying are astronomical (in part because of the high community utilities). Much more than at other locations. We were gone all summer (i.e., no A/C, gas, electric, etc.), and still paid hundreds a month in utilities... Mice infestation epidemics, serial flooding in apartments, smoking residents with no management action, etc. There is really no clear way to reach a resolution with this stuff. Management simply deflects. If you complain to someone, they will say they have no power and point you to someone else. That "someone else" says the same line, and the chain continues eternally until you eventually realize that nobody cares about your problems. They will just tell you to hire an attorney, almost mockingly. If you can live with the above, I highly recommend LOTP. We have loved the location and the friends we've made here.
Worst place to live, expensive and not worth it, really bad management not friendly at all. We lived there for 6 years and after spending thousands of dollars they didn't care about us at all basically you are just a number. For what they charge you can find way better palces we did..... If you move here good luck....
My visit today was unsatisfying and the staff was unprofessional except one person. The female at the front desk had a dis-interested attitude and the leasing agent, Nicholas who assisted me exhibited poor customer service skills. As a potential resident, I did not appreciate feeling undervalued and dismissed. I was unable to see an apartment due to technological difficulties with the door keypad. All in all, I was under the impression I was going to see a one bedroom apartment but was directed to see a two-bedroom space. I acknowledge that the facility only had a two bedroom to show but that is not what I requested when scheduling a tour. Overall, I left with the impression that due to my early apartment search I did not deserve the proper acknowledgment and customer service as a potential resident. Regardless of my prior leasing agreement with another facility I should still be serviced as a valued member of society and a potential tenant in the future. I do not plan on revisiting this property and I felt very unwelcome. I will never attempt considering Huntington Gateway a place to call home and this establishment should be ashamed of their practices. This complex promotes supporting military members and as a fellow military member that actively serves my country I am disgusted. I am appalled that I trusted this facility providing aid to service members.
I have lived here for 10 years and I have been happy here until all the burglaries and robberies started. Management is doing NOTHING! I spoke to one of the guards and he had no idea this was happening. Management doesn't even tell the guards. We need to have guards posted at both entries 24/7. You charge enough rent and do nothing. WAKE UP MANAGEMENT!!
I lived there almost 2 years, but when I moved they didn't return the deposit. The lease says reasonable wear and tear, they wanted to paint again...the apartment was sparkling, but they wanted an invoice from a cleaning company. Although the management of the building is good, I felt robbed when I left.
I am totally disappointed with Royal Crest in North Andover. If you want to rent an apartment here, please read this carefully before you do so. I moved out on May 18, 2015. Yes, that was just a week ago. Now I have received an email from the Royal Crest urging me to pay $2,699, which includes a $2,004 Notice Fee, $600 Damage Charges, and $95 Cleaning Charges. And if I do not pay this amount of money to them in a few weeks, the pending charges will be doubled. Here are the facts: (1) About the $2,004 "Notice Fee": We have been planning to move out in May since this January. In February, my roommates and I went to the lease office for at least three times: I went there twice, once by myself, once with my roommate. My roommate also went there twice, once by himself, once with me. We were trying to notify the lease office that we are going to move out in May, or say, 3 months later. But each time, we were told by different people that we came here too early and that we should only notify them 30 days prior to the day we move out. I had been so convinced that 30 days would be an enough period for a written move-out notice, because the gentlemen and ladies working there said so. HOWEVER, now they say they are all 100% sure that we should notify them 60 days prior to the move-out day. And they are going to charge us $2,004 for the so-called "Notice Fee". In my humble opinion, this is deception. How do they calculate the "Notice Fee"? 32 days times a market value of $62.63 per day. For nearly two years, we are paying our rent at $1,457/month. That is roughly $47-$48 per day. I really do not know what this $62.63 market value is based on. Make Your Profit. (2) The $600 Damage Charges is attributed to "the burnt counter top". The is one of the most common "reasons" they use to charge you something more. Many of my friends have exprienced the same "reason". Let me just quote Varshnya S. written on 4/15/2014 (http://www.yelp.com/biz/royal-crest-marlboro-apartment-homes-marlborough-2) It seems that Royal Crest in Marlboro has a lot in common with Royal Crest in North Andover. (3) $95 Cleaning Charges. I am pretty sure that we have cleaned the whole apartment from the inside out. Of course they can have a different opinion. (4) What is ironic is that when we had their people inspect the whole apartment and their response was: EVERYTHING IS ALRIGHT. Dear Royal Crest, why didn't you tell it to my face, at the time when you do your inspection, that I OWE YOU such a LARGE AMOUNT of MONEY?!

I'm going to preface this by saying I do not write bad reviews, however, I would be cautious if considering The Beach Club after my experience. I moved in July 2020 to a unit with an AC unit that was out. I was on the top floor in the updated one bedroom apartment. This issue wasn't addressed for weeks. I stayed at a friend's some nights because the apartment was unbearably hot. That same unit had a broken washer, I had the maintenance team come three separate times before they fixed it. It ruined clothes and I did my laundry at work for that month. The second unit I moved into had a broken dryer. It took a month and a half to fix. My water pressure in my shower went out three times in a month, clearly each time it wasn't being fixed. We had issues with our fridge and freezer leaving my apartment with standing water. Both apartment units were the "new and updated" units. My neighbor across the hall broke her lease when I first moved because she didn't feel safe. She said her first unit was broken into and they moved her to the top floor. She installed a ring camera and one night saw someone had snuck into the building and was trying to see what doors were unlocked. Current and previous residents would agree that the management is terrible. Paying a certain amount in rent should come with attentive management that actually cares. I stayed because the gym is really nice. The gym also has water that has leaked through the roof since I moved in July 2020. The amenities they list aren't offered and haven't been since COVID. There isn't a working sauna, there are no work out classes. I had a friend who lived there and had her catalytic converter stolen TWICE. I still don't know if there are cameras but there has been so many break ins in the parking garage. The garage door stays open for so long anyone could walk in and clearly has. They haven't done anything about it. Another friend of mine states she had mold growing into her apartment as did her neighboring apartments. Be aware that the utilities you pay are extremely high, you are paying the building's utilities as well. My average utilities with parking and pet rent added up to at least $800 extra. This doesn't include my cable and internet or energy. On top of that, my move out statement was $2407, so I owed an extra $900 on top of the $1500 security deposit. When I inquired about the fees, the GM said she would return our call and never did. A customer service agent called to collect and we explained the situation to her. She said she would call us back and never did. I wouldn't recommend this apartment building, there are so many other nice apartments around this area. I moved to another apartment on the lake and the management has been incredible.
I've lived here for over a year, mainly because my wife and I have not had the time to move since we got married last summer. The worst thing that has happened to me was when the apartment above mine flooded while I was out of town- 3 inches of water throughout the apartment. I honestly felt bad for the management because they obviously had no power to make decisions- everything, from reimbursing my electric bill for all of their machines to getting a rent concession for the 2 weeks we could not live in our apartment, were all huge struggles. I have kids climbing on my motorcycle all the time, many children running around with no parents, and groups of kids who just hang out and look like trouble constantly. I will say they are one of the only places in Point Loma who allow large dogs. Overall, I feel like a bunch of monkeys in another state are making decisions for this place. Renters who have been there for years and have been no trouble are paying WAY more than new renters with 10 people living in a 2 bedroom place. Have spoken with multiple people who have had laundry stolen out of the dryer. Dog breed restrictions are OBVIOUSLY not enforced. I would NOT recommend anyone to live here under any circumstances. The walls are very thin and you can hear all your neighbors. Lights in the parking lots are always out and gates are always broken. During move out we were charged for a full repaint due to our lease terms (12 months) and being charged a cleaning fee because we did not use their service. Full security deposit was used to cover this. How convenient for them. Was hung up on multiple times trying to get this sorted out. So glad we found their true colors this early so you don't have to.
DO NOT SIGN HERE! Management is terrible, they had me tour an apt, sign a lease and pay for it, then said the person living there said they want to renew for another year so they had to revoke it. Completely unprofessional, do yourself a favor and go elsewhere or you'll likely suffer a poor outcome
Worst experience ever, leasing office is never answer your call on time call is always goes to voice mail no matter what day it is. the most worst part is, the living environment is not good cockroaches everywhere, when I call for the service control they always showed up 3-4 days after and apply some none working stuffs here and there for 5 min and that is it. I had to deal with myself even though I'm paying for rent almost $2000. I also experienced rat issue for about 5 month they couldn't do any solution for that. You can clearly here everything from your neighbors, walls are so thin when they walk it is like they are walking right next to your ears. When I finally moved out they kept my all the deposit money and charged me money on top of that. I do not recommend this place to anyone else, you can easily find way more better places in Fairfax area for the same money that you are going to pay there.
I lived in Bay Parc for 2 years i was very happy I have never had a problem with the apartment or the place I payed my rent always on time when my second lease was going to end I start to look with the manager to move into the building to a different apartment. we couldn't find nothing I can pay so I decided to gave them a moving notice and I move out. I moved after a 32 days move out notice now they are charging me more for the move out fee than for the whole rent I used to pay. This people are extorting me to pay if I left the building is because I don't have the money to pay those expensive apartments so now they want more than a month from me even that I move out a month ago. They always find the way to take your deposit away and that is not enough they want to punish you and charging you an exaggerated amount after that. Im going to look for help this is not fair
The only positive thing about this building is the location. The noise is HORRIBLE. Between the construction during the day and people partying at night there is no way to rest. Management is not helpful at all in addressing noise complaints, which has lead to many calls with the police for noise reports. The elevators go down frequently. I always have fruit flies in my apartment during the summer. I also have seen roaches in my apartment, which has freaked me out. It will take days for maintenance to respond to calls. I called for an after-hours emergency of water leaking from my refrigerator on a Friday night. I was told someone would be there within an hour. No one ever came. It was not until Monday when I called the office to complain that someone showed up. Like I said, management is not good at all. I have emailed several times, and never get a response. I even emailed the address provided in the response on the Google Reviews that management has left and still never got a response. The company has done a really good job making the lobby area look nice, but don't let that fool you. It's not worth all the aggravations that come with signing a lease.
The apartments are nice, but unfortunately management has let in some very questionable tenants. Our complex used to be peaceful and quiet, now there are people that leave trash, beer bottles and cigarettes all over the place. They also have dozens of random people walking in and out of their place all day and night, every single day. Very loud and obnoxious, no common courtesy and nothing done by management.
Don't live here. Just moved to Miami and thought that the location and views were ideal. Dont be tricked! The North tower doesn't have heat!!!!! I've went the past 3 days that were extremely cold without heat in my apartment. Not only that, but the wiring in the walls of my apartment for internet are out of date so I receive 1/4th of the speed of internet than I pay for because of my building. They tell you a price you will pay every month, but it's at least $200 more than what the original quote is. The ceiling leaks in the lobby every time it rains. The fingerprint system breaks a lot. The gates to enter the building via car always break down. The leasing agent never told me the gym wasn't included in my rent and now I found out its $60 per month and $25 annual fee. They charge you a one time fee of $50 to receive packages through the mailroom. I've heard rumors that they keep your move on deposit. If you live on a floor that you have to use the move in elevator, they charge you $500. When I moved in, they told me I couldn't park in front of the building (even for a bit) so I had to unpack everything and move it using a hotel luggage rack and the first floor has no elevator so I had to carry everything up 2 flights of stairs. I've had nothing but problems since moving in. WORST RENTAL EXPERIENCE.
Terrible Management Super expensive apartments first of all. You see all the good reviews, they are actually hustling their current residents to leave a review for a $1000 by the way. Im almost certain of it nobody has ever won that money. Okay problems: Old property, Planes flying over you every 5 mins, Loud noisy environment, lots of robberies, my electric bike got stolen from outside my patio, my friends car was towed from outside my apartment, paid $400 AND horrible management. When you offer the right money they treat you all nice and well until you see those hidden charges. Just my moving out process has been a nightmare to deal with them. They illegally charged 3 days of the month AND charging me late fees for not paying my 3 day rent on time, i never got notified for those charges until the final deposit request, instead of returning my money they are charging for all the small stuff. We cleaned the apartment and left it in a tip top shape, they still charged us for "professional cleaning". This is a classic catch 22 situation and i got locked out of my own apartment the second day, could not even access my left over items. They are running a mafia at this place. Do yourself a favor, Please look somewhere else.
Management is very unprofessional and disrespectful when it comes to dealing with their tenants. On site management has a terrible attitude when dealing with the people who put a paycheck in their pocket. Upon terminating my lease early for military deployment, they still continued to charge me an early termination fee of several months rent even when it is illegal to do so. There were also fraudulent charges placed on my move out bill in regards to "keys" I returned to the office. They will nickel and dime you on the way out the door for things that aren't even broken. There are plenty of other places in Nashville with comparable prices to rent from who will treat you as a tenant as you would want to be treated. The maintenance team is the only redeeming quality about living at Hillmeade Apartments.
I regret to inform future residents of Malibu Canyons Apartments about the concerning experiences I have had with the management team, particularly Luis Rodriguez and Francis Bloise. Throughout my tenancy, I encountered various instances of abuse of power and disregard for tenant rights, which I feel compelled to share to prevent others from facing similar challenges. Luis Rodriguez, the manager in place, and Francis Bloise have been uncooperative and dismissive when addressing legitimate concerns regarding move-out charges. Despite providing evidence of a clean unit through a receipt from a professional cleaning service, they insisted on imposing cleaning fees that they admitted are standard for all units, even though such practices are unlawful under California law. Furthermore, interactions with Christian in the leasing office revealed a pattern of arbitrary rule enforcement, where new rules were created to avoid fulfilling responsibilities. Christian's refusal to accept payment via money orders, citing nonexistent rules, only to backtrack upon escalation, reflects a lack of professionalism and adherence to legal guidelines. Jamie, another staff member, demonstrated a lack of attention to detail and care for current residents, focusing solely on prospective tenants. When it came time for me to move in, crucial information and access were withheld until the intervention of a manager returning from vacation, highlighting a lack of accountability and communication within the team. Elena's misguided response to a request to report managerial misconduct by providing the contact information of a maintenance person instead of a superior raises concerns about transparency and accountability within the management structure. Francis, working in the billing department from Denver, failed to adhere to California rental laws by charging painting fees after three years of residency, contrary to regulations outlined in deduction rental laws. This disregard for legal obligations reflects poorly on the professionalism and integrity of the management team. Lastly, Luis Rodriguez's reluctance to address issues promptly and effectively unless directly confronted demonstrates a lack of proactive management and a disregard for tenant well-being. His handling of a significant billing error only after personal intervention further underscores his inadequacy as a manager. In conclusion, based on my experiences, I caution prospective residents against leasing at Malibu Canyons Apartments under the current management team. The lack of transparency, adherence to legal guidelines, and commitment to tenant satisfaction make it a challenging living environment under the supervision of Luis Rodriguez, Francis Bloise, and their team.
Arrived to the leasing office. The woman at the front ignored me and three other African American gentleman. A young white man walked in and she approached him asking if he was a resident. When I asked her why she didn't approach the rest of us. She said she was only taking care of move in. I said the least you could have said is good morning. I guess your reviews are right. I had an appointment to lease.
Our sink flooded and i had to through away many of my personal things. This happened after 2 weeks i moved here. Same thing happened to my neighbor. They didn't reimburse any of the many peronal items i had to through away.
I was visiting the bay parc facility and the dirty corner bathrooms in a dusty corridor were a shame that the cleaning service is of very poor quality for such an elegant place.
On March 6, I reached out to shenandoah crossing after living there for multiple years to inquired how much it would cost to terminate my lease early. I had just bought a new home and was deciding if I should keep my lease until July or terminate early if it was cheaper. I reached out to Shenandoah Crossing to get an estimate on an early lease termination and in an email I was told " The estimated break lease fee total will be $2200; plus cleaning fee and paint depreciation/damages (minus your current $500 security deposit.)". The price provided in the email would have been cheaper than maintaining my lease until July so I decided to terminate my lease. However, I was billed over $5000 for the full amount of rent if I had kept my lease until July. Shenandoah crossing as a disgusting and unprofessional business practice to be quoting someone $2200 plus cleaning fee and damages then turning around and charging them over double what they were quoted. Why would I have terminated my lease early if I would have to pay the full amount anyways? I made a decision with incorrect information and was scammed. DO NOT RENT FROM HERE!!! This is your warning or else you will face being scammed as well.
