My time living at 21 Fitzsimons was fine, but there were several aspects of my experience that I felt did not justify the high price of rent. The units are nice-looking, but if you look a little closer, the construction is relatively cheap (laminate countertop that started peeling off, floor is not real hardwood, etc.), and if they were constructed at a similar speed to the Fremont Residences next door, there is no way they did not cut corners on construction. 1. Parking is one of the biggest issues in the complex. I paid for an open lot parking space, and was never guaranteed a parking spot at any time of the day. The parking lot was often full, and when I asked if I could park in another building's lot, I was told I could not. Street parking also became very enforced (2 hour limit from 7a-7p). If you pay for parking, you should be able to get the parking space you paid for 100% of the time. If the complex could not guarantee that a parking space in your building lot, they should have been upfront about that. Maintenance of the parking lots during the winter is also not great--there remained large blocks of iced-over snow in the lot for weeks. 2. Noise is also an issue. The walls are thin so you can hear a lot through the walls. There was also a period where there was construction for months starting from 6am to 8pm during the weekdays, which was really frustrating as a student. 3. The trash room, more often than not, would be full to the point of not being able to open the door. In terms of the mail room, you are basically forced to buy a $50/year subscription for Parcel Pending, and if you order a package that is too large, it is just left in a package room. I would often have to sift through every single package in that room to find mine. 4. When you move out, you are required to pay a $150 cleaning fee or they require proof of a receipt of professional cleaning, which will run you about the same price anyway. 5. There is dog poop everywhere because owners do not pick up after their dogs. There was also an instance of dog poop smeared all along the hallway floors, which was not cleaned up for days. 6. If the online system for rental payment goes down or has a glitch, the onus is on the tenant to find out if their payment went through and there has never been any extension of rent due date or any kind of forgiveness. This is not an uncommon practice, but it really showed me that the management was not interested in caring about its residents, but about making money. 7. For the most part, staff was nice, but it was extremely hard to get through to them via phone a lot of time. The leasing agent who leased the apartment to me was very nice before I moved in and afterwards was rude. 8. In the winter, there were cockroaches that would crawl out of my shower drain. Maintenance would come and treat my shower drain, but the problem was persistent and there wasn't much effort put into addressing the underlying problem. 9. There was a pre-move out inspection scheduled a month or 2 before my actual move out date. I was told that it had to be in person and that the inspector would be wearing a face mask, gloves, and booties. The person was only wearing a face mask and was basically there for 2 minutes, so I don't know why it could not have been a virtual process given the pandemic. I was also told conflicting information about my move out inspection. Aimco management told me it was recommended that I be there for the inspection and 21 Fitzsimons management said I did not. I decided to go because I needed to return my keys anyway, and nobody ever showed up. When I went to the leasing office, I was told that the inspection was never put on the schedule. The only pros to living here are being in close proximity to campus and the fact that the maintenance people are very nice. Otherwise, I really felt like I was living under management that just wanted my money, which is further proven by the fact that they constructed a more "upscale" complex right next door and did not lower the prices for 21 Fitzsimons.
