After dealing with many apartments in my time in college, 21 Fitzsimons is by FAR the biggest crook. First off, $1700 for a 1 bed in Aurora? For a unit that is 10+ years old? My appliances were old and did not work very well. There is a new apartment complex going up across campus that is much nicer. 21 Fitz is under constant construction and it is loud and noisy. They filled in both hot tubs which is a major bummer. The only worthy renovation they have done was the gym. For awhile they were digging a giant pit in front of building 1 and then refilled it is and its just been a slab of dirt ever since then. The walls are PAPER thin. I could hear full conversations from my side and upstairs neighbors in building 1. The parking is getting ridiculous expensive. $70 for a public garage is steep and they don't even keep the gates closed. The large main gate was open for almost 6 weeks at the beginning of summer. There were transients walking around outside of the garage all the time and management did not seem concerned. There is also no security even with the homeless population that seems to linger around. The creme de la creme of 21 Fitz is the management. NEVER have I heard of a management company requiring a 60 day move out notice and charge fees on top of fees for a 45 day notice. There is a mandatory "painting" fee (mine was $110 for a 700 sq foot apartment). My apartment was clearly not painted before I moved in and probably wont be painted again. If you don't pay their $150 cleaning fee, then you could get charged for cleaning aspects even if you hire professional cleaners (AKA more of a rip off). I had questions regarding fees on my account, emailed Brian who said "At a glance, it looks like they corrected the Short Term Fee as we discussed but then they had to add in the remainder of your utilities". So I paid that. And then the move out team charged me again for my utilities, claiming I had not paid them, and was insistent I pay it. To get out of this hell hole, I did. Overall, 21 Fitz is just a trap of fees and poorly run management. If you read the recent yelp reviews, they are going downhill. Save yourself frustration and money and live somewhere else.
