Paying 50 additional dollars when you lose your parking permit is pretty ridiculous when you're already nickle and dimed for everything else. For every single military member I know that moves to Denver I will tell them not to rent here. 50 dollars for a piece of plastic is insane. I will avoid Aimco properties in the future.
This apartment complex is lucky they are close to the university because that draws in many of their tenants. I would say fine amenities and clean, but unfortunately, I would expect to get charged for excessive fees - particularly with move out. When we moved out, the apartment tried to claim there was a move out paint fee which was not covered on the lease. Once we brought up not feeling comfortable paying a charge that was not outlined in the lease, the apartment then tried to claim "damages" for paint despite telling us at our inspection that the apartment was in good shape and any paint classified as "normal wear and tear". I would just be aware that if you live here, you should expect numerous unexpected fees that the apartment will somehow justifies charging. This was a theme with move out and throughout our time here - raising the fee for mail despite commonly leaving mail out due to lack of space, charging more for trash randomly, etc. I think you can find a better spot closer to campus that will not try to get every dime out of you.
very expensive, espcially if you have pets. management hiked the rent by at least $100 every year on us, as they KNEW students like us from across the street are bound to want to live near school. not to mention there are rat traps everywhere, and i've heard rats crowling in the ceilings when sleeping at night - ew! my 1 bed 1 bath is currently costing us $1600 a month for a small 700 square feet, that is excluding any parking fee, pet fee, and whatever other charges they manage to get on our rent. definitely would not recommend this place to anyone. if you are a student from anschutz, you will find more peace of mind living elsewhere, anywhere at all, and they might have a jacuzzi and less smelling gym, and not worry about starving yourself to make the next months rent.

When we decided to move out we notified the managers and sent an email to give them written notice. In the lease it states that there will be a $150 charge if the apartment is not professionally cleaned. One Saturday my sisters cleaning company helped clean out the entire apartment and the apartment was left completely spotless. When we spoke to the leasing office the following week they said that we were still going to get charged the $150 regardless of the amount of time and energy spent on cleaning the apartment. I notified the managers that the apartment was professionally cleaned which then Beth proceeded to ask: "did you clean on top of the cabinets and inside the cabinets" answer..yes; "did you move the refrigerator and stove and cleaned behind them" answer..yes. She then proceeded to say in a very condescending tone "well you'll probably still get charged anyways". The apartment was left completely spotless and pictures were taken to prove it. Beware if you are considering living here, it'll be fine when you move in, but the moment you decide to move out it is just one headache after another.
By far the worst apartment experience I have ever had. 4 months into our lease they began major construction which we knew nothing about. We also live above Ursula Brewery which has cockroaches. As a result we had cockroaches for 4 MONTHS. The only reason it was addressed was because I was persistent. For a while there, it was pretty common to find dead roaches in the hallway. The Brewery also fills their nitrogen tanks in the middle of the night, which is extremely loud. The first time we heard it we thought they were gunshots. The Brewery being right below us also heats our apartment. Great for winter, but in the summer we are running the AC when it is 65° out. Their customers also smoke just outside of the bar so forget the smoke-free living environment.. the smoke blows up into our apartment just about every night. It also took several months to solve the problem with the trash chutes over flowing. Maintenance is a joke. Took 7 months to get the bathroom ceiling fixed after making numerous request. It's been over a year and we still don't have a working dryer. Maintenance came by yesterday for a move out inspection and was shocked to discover this. The new head of maintenance came by later that day to address it, and while I appreciate that, we've lived like this for 14 months so it really doesn't do much for us now. Staff is always been kind and professional, but that doesn't excuse the living conditions we've had to put up with. Both management and maintenance have had a lot of turnover recently, so maybe someone else will have a better experience than we did, but personally I wouldn't take my chances.
Update: 3/18/2023 And The barking continues... it's comical at this point. Instead of having the resident move, Page was on board with me moving out instead. I'm telling you these people could care less. They tell you it's a non-smoking environment but the way this place is ran makes you want to smoke, drink or just not be at home at all... highly overpriced for a luxury home that you can't enjoy! not happy at all. a resident moved in about 2 weeks ago and all her dog does is howl all throughout the day! .. have alerted management but apparently they refuse to do anything about it. This has been a complete nightmare!... Had i known these walls were paper thin I wouldn't have moved here. If you suffer from PTSD/anxiety like I do. Do yourself a favor and not move here
They changed parking terms mid lease to be 50-100 for a reserved spot which is over 50% of the open space. If you just pay the 25 for regular spot you have no luck of ever finding a spot because 50% of the spots are "assigned" with no one parking in them because no one is that stupid. They basically decreased all available spots by 50% to force people to pay more or you don't get parking. Many tenants are planning on legal actions as this violates the lease for 2022 residents
Zero stars. Sidewalks are never salted so it's always icy, lots are never plowed, either, so there's absolutely no parking spots so you'll get towed when you inevitably can't find a spot
I lived there for one and half year. Initially they tricked me by giving some discount and gave me 18 months lease. Since I'm a dental student and two months before when I contacted them to renew my lease till December which is going to be 7 months lease they refused straight way. I told them I'm not staying in Colorado after my graduation so there is no point of getting more than 7 months lease, but they were like we can give you 9 months lease not 7 months even though they had 7 months lease available according to what they posted online. I was even willing to change my apartment in their complex but still they didn't agree. I recommend everyone to get 12 months lease despite of their fishy offers, so that you don't have to deal with situation that I faced. Other thing I want to bring in your notice that inspector charged me for cleaning fee and paints on the wall on the day of move out inspection which was totally okay but their manager Brian ( diplomatic person) emailed me to pay extra $250 for stove damage which was initially cleared. I would say this comunity is emotionless, business oriented and bunch of diplomatic people.
Terrible apartment complex. I would never recommend to anyone. The parking situation is atrocious and inconsistent. Look elsewhere if you want to live somewhere where the management even cares about its tenants and visitors.
Please do yourself a favor and don't live here. My husband and I moved here because it seemed safe seeing that you have to use key fobs to enter the building. However, a few weeks after we moved in, they started doing construction in our lobby and keep our front doors unlocked 24/7. They destroyed our lobby and nice study/lounge area for a second gym that no ones needs. There has been constant construction on anything and everything ever since we moved in here, but they refuse to fix doors that don't work. They also don't salt or plow parking lots or neighborhood roads when it snows, so expect to slip and slide all over and for carrying in groceries to be 10 times harder. And to top it all off, they just made some new backyard "enhancements." What are these new, wonderful "enhancements," you ask? They filled in our hot tub with concrete and are giving us corn hole and bocce ball in return. That's what they consider "enhancements." This place is way too overpriced and the company does not care at all about residents. All they care about is money. Please for your own sanity and wallet, choose another place to live. We are counting down the days until we can move out of here.
The property manager lady just came out and asked me to not smoke my cigarette? First of all mind your own business 21 Fitzsimmons does not own East 22nd Ave it's a public easement off of a city street. Maybe be less concerned with bystanders smoking in the street and put all that energy into picking up all the garbage outside of this apartment building because between the trash and poor landscaping it's giving section 8 apartment building vibes!
The only good thing about this apartment is Kendall from the leasing office. Do not move here if you're planning on moving in within a year. There is nonstop construction all the time. If you work from home or study at home, be prepared for relentless construction noise and frequent fire alarms going off. We were 3 days late on a payment and were issued a $200 late fee. No apartment complex has ever billed us so much for being 3 days late for payment. About a month ago, we had to leave the apartment at 11pm because of a fire alarm going off. This lasted for about an hour. The construction has also made it so we are not able to access our building from outside. The only way to get to our building if we are downstairs and outside is by going to the building next to it and going around the entire perimeter to get to our apartment. Problems like this seem to be an afterthought as they are working on the new buildings. We've tried calling in to express our concerns and have been told we should've expected these issues when we signed the lease (which was a year ago). I would recommend finding a better apartment complex.
These apartments are incredibly expensive for what you get. This isn't downtown Denver or Cherry Creek. This is Aurora, super close to Colfax and pretty much nothing else. The design of the apartments, building and grounds are stuck in the 90s. Dark cabinets, dark floors, not even a stone countertop just laminate fake counters. You hear every single noise from your neighbors as the walls and insulation are paper thin. The teeny tiny dog park is a joke. Pool isn't opened year round like many other apartment complexes. Parking isn't assigned, it is first come first serve so there will be many a night where you will be stranded without a spot. If you want to be close to campus there are MANY more affordable complexes that look better than these.

One of the worst apartment places. Illegal charging of deposit and then additional charging of cleaning fee and repainting fee. We have photo evidence as well that there was zero damage. In fact we left the place was so spotless their evidence for cleaning was they pulled out the refrigerator and took a picture of the dust under it. That was their proof. That's what they call not normal wear and tear. It's obviously illegal and from looking at Colorado law, normal wear and tear for that and paint is way beyond scuff marks. What is even more ridiculous is that when they submitted to us their receipt from their cleaning/repainting company they used, the receipt was LESS than what they charged us. So they self-reported and provided us evidence of their fraudulent charges. When contacting them about this they would only reply with templated replies and ignore our emails. We submitted a demand letter and only then would they take some of the fees off, but not all. And when we replied by email again, they just go right back to templated responses without reading our emails. We will file in small claims court next. We encourage all other tenants to do so as well. BTW if any other tenants or lawyers want get together to proceed with a class action lawsuit let me know. Just from looking at the reviews alone you see tons of evidence of them illegally charging fees and withholding deposits. With the amount of tenant turnover 21 Fitzsimmons Apartments has it's bound to be a decent size class action. Also I wouldn't be surprised to see this happens with all the properties they manage.
Stayed at this apartment complex for 4 years. Up until the new manager of the apartment took over everything went downhill. The manager now is evil and she will charge unexpected and unnecessary fees/charges. They WILL keep your deposit whether or not you left very clean. And what they love doing is charging you a ridiculous amount of money for a cleaning fee and a painting fee once you leave. Stay away from this place and find somewhere else they won't take advantage of you.
We were charged a cleaning fee because I did not to return the apartment "professionally cleaned", or showed evidence that I paid for professional cleaning services before returning the apartment. My wife and I spent 2 days cleaning the apartment using all our cleaning products we had remaining before moving out. Per my lease agreement, I was supposed to return the apartment in the condition that it was given to me. The lease agreement does not mention anything related to returning a professionally cleaned apartment. I have videos that prove that I returned the apartment as clean as it was provided. It is outrageous to charge an amount that was not agreed upon in my lease. When submitting a complaint, the person over the phone justified this by saying that the professionally cleaned requirement was part of the move-out instructions. However, these move-out instructions were not provided to us after submitting a move out notice. I elevated this issue into a dispute and got an unreasonable response without proper reference to the agreement or any additional documents that I was supposed to have followed. In addition, the internet in amenity areas is awful and we saw mice near the trash rooms on the second floor of building 5.
We went into this apartment community with high hopes and everything went well initially. Due to us moving from out of state, I made sure to have great communication with the leasing office. They replied quickly at first and then suddenly I was getting no replies. Come to find out it was because that leasing agent had left the company and apparently no one else knew about our open lease until I called asking why we weren't being answered anymore. We got things taken care of for the move across country to then be told 3 weeks prior to our move timeframe that we suddenly needed a different proof of income and that we had 48 hours to provide it or the lease would be dropped. Long story short we couldn't suddenly prove over 3 years of rent in our bank accounts so it was dropped. There is a third party involved in the lease application, so be aware of this. The communication at this time was EXTREMELY poor. There were serval phone calls/emails that all contradicted each other. All I can say now is, if this is how they treat people before they even live there, then how do they treat their actual residents?
Extremely disappointed in the move out at this complex. In all my apartment rental history I have always received a full deposit back, a history of perfect move out conditions. At 21 Fitzsimons no matter what the condition it is a $150 cleaning fee plus they require walls to be repainted $110 (the service manager said no matter your condition you get charged these fees). Our furniture never touched the walls and when we moved in it was not freshly painted as we noted on our move in inspection with Matthew. We are extremely disappointed in the way they choose to do business with their residents.

Update: RUN AWAY FAST! We rented a parking space and storage unit from them. We tried to cancel both the end of the month and despite the contract saying it could be terminated (didn't specify by which party, thus is open to interpretation), they are demanding payment for the duration of our apartment lease. They verbally told us that we could terminate whenever we wanted. In my opinion you cannot trust anything they tell you (I guess even if it is in writing) and they will tell you anything to get you through the door. Original: I would not rent from here again. We have had an overall poor experience. If you live here, you pay for a luxury apartment without receiving the luxury amenities. In fact, some of the amenities they started with (guest suite, study lounge), they got rid of despite them being used all the time. You can pay extra for a reserved parking spot, but don't count on them to protect it for you. They recently sent out an email stating if you wanted someone to be moved out of your spot, it is your responsibility to call the tow company. They are constantly "updating" things that don't need to be updated, creating significant inconveniences for the residents. Things break and they don't get fixed in a timely manner, if at all. The garage gate was broken for nearly a month. The railing on the breezeway is still broken 9 months later. I hope the elevator works when we move out because that has been hit or miss all year. This is not kid friendly; it is however dog friendly...so much so that they don't enforce leashes or cleaning up poop. They told us one thing on the lease and then didn't stand by it. I supposed this is my fault because I didn't require them to put it in writing, but it goes to show that you can't trust what they tell you verbally. Unless you HAVE to be this close to campus, look elsewhere.
Left a long review but apparently they flagged it for something to try and hide their predatory practices. Don't stay here. I'll leave it at that. My pictures are still up of the property at least.
Extremely overpriced for what you get. The complex is large and relatively safe but hit a right outside the complex you're now on Peoria and E Colfax very sketchy. The complex grounds are dirty and filled with dog poop everywhere outside of their "move in months". The apartments are super dated. Thin walls you can hear your neighbors do everything - im telling you EVERYTHING from a sneeze to you know what at all hours of the night. The gated garage is not secured and your car is still subject to vandalism despite paying $50 a month per car. Oh and they'll tell you that they're not responsible for anything that happens to your car. Also good luck finding parking. The management is terrible they lure you into signing a lease then everything stops. Good luck getting through to anyone via phone or email. You'll also be charged a cleaning fee during move out of $150-300 for general cleaning. Unless you're a college student looking for something walking distance to campus don't sign a lease here. You'll find way better apartments that are way nicer & match the $1700 starting base rent this complex is charging.
Very bad insolation, you can hear the neighbors upstairs walking and very loud, and I complained to the manager few times that they need to talk to the neighbors to walk lightly but they did nothing, I talked to the neighbors yesterday to be more concerned about their neighbors downstairs because the insolation very bad but they didn't care too, no way you can sleep because they are loud all the times, they left me no choice I will call the police and hopefully they can help, I don't recommend this place to anyone. Because they will do anything to make you rent with them but after that if you need anything from them they won't do anything for you.
Update - I think "working with" Tyson is an interesting statement to use. I was supposed to hear back from him within 24 hours of our original phone call on August 6. I have since called and/or left a message 5+ times to no avail. To anyone thinking of living here, know that the leasing office staff and their superiors are more about putting out fires and keeping up appearances than actually caring about your concerns as a resident. As previously mentioned, if you dare to give them negative feedback on a survey, they WILL bring it up and then tell you "you're wrong" (it's happened to me and at least two other people I know). The only benefit is that it's close to the Anschutz campus... but so are a LOT of other places.
When my husband and I were moving cross country to live in Aurora, we were hard-pressed to find an apartment complex we thought was both safe and decent. In our time here we have been sorely disappointed. -The mail room was broken into within the first few months we were here. Our packages were rummaged through, and management was unwilling to file a police report. They told my husband and me we could file a complaint with Amazon (whoopee). Why the USPS mailrooms don't have cameras is beyond me. -There are 3-4 different places your packages can be at any point in time. If you get a notice your package was delivered, you will be hard-pressed to find it. Furthermore, we have had packages dropped in front of our apartment door stolen, even though the building is supposed to be "secured". Another resident perhaps? YES, we have parcel pending. This has not alleviated our problems. Furthermore, the different delivery people will leave packages upon packages just sitting in the mail room, instead of locking them away where they'd be secure in the oversized locker. -My husband and I adopted two cats, and were slammed with a $800 (400 per cat) non-refundable "pet fee" on top of a $60 per month (30 per cat) "pet rent," nevermind the fact we don't have carpet they can destroy. This is just one example of how we are nickeled and dimed here. -The parking garage is a perk that made us ultimately decide to rent here. The extra cost is built into our rent as a "parking fee." But, if you come home too late, you will not get a spot inside the garage, and instead will have to park on the roof (no protection from hail). If I am paying an extra fee, I fully expect to have a spot inside the garage, at any point during the day. Furthermore, recently my husband got a new car. We got charged an extra $50 for a new parking garage sticker, with the excuse of "Well we won't know where the other sticker is." Excuse me? Pray tell, how is a 1-inch piece of plastic worth 50 dollars? To us, it sounded like an excuse to just charge us more, for no reason. -If you plan to protect your car from the elements in it, be prepared to have somebody with a leaf blower "clean" the garage by blowing all the dust directly at your car. I witnessed a worker walk directly between cars blowing the dust directly on them, as a cloud of dust just settled back down on the cars. - There was courtyard construction that prevented us access to the "easy way" to get to our apartment. We were not informed upon renting our unit we would have to deal with this. Especially considering the movers charged more due to the extra work they had to put in to move our stuff all the way around the building. We were not offered a discount rate for our apartment, even though we were not getting all amenities that were advertised at the time. -Management is extremely inconsiderate with how many times they had to enter our apartment and how much time we got to prepare. Normally this wouldn't be an issue, but management has a "pets must be secured because we need access to your ENTIRE apartment" policy. My husband and I work pretty inflexible schedules, and we were not comfortable leaving our cats in a crate for 10+ hours. So we had to make plans and organize with our work center to be able to leave work early. At one point, one of the inspections was canceled with little notice and then reschedule with less than 3 days notice. This is unacceptable. They also offered no reschedule options, which is unfortunate if you work a shift schedule. -The trash room is a pig-sty and nothing is ever done about this. Residents tend to leave their trash that is too big for the chute in the room instead of taking it outside. It sometimes takes days before the trash gets taken care of. I would not recommend living in this apartment to anybody unless you enjoy being treated like a bottomless wallet, and not a resident or customer that deserves the amenities and service this place charges you for.
This review has been a long time coming. First and foremost, I would like to thank the Senior Service Manager, Michael. He is the ONLY saving grace to this place. Other than Michael and his team, you will not meet a kind or respectful person working at 21 Fitzsimmons. I lived at 21 Fitzsimmons for a little over 2 years in one of the townhouses. I stayed for as long as we did because it is nearly impossible to break the lease without paying upwards of $4000, believe me, we tried. Everything seemed great the first 2 weeks, but soon after, we experienced a HORRIBLE smell coming from our washer. They told us it was a clogged pipe, from the previous tenant. After they "flushed" the pipe, the smell was still present, AND we soon after experienced an ongoing leak for the remainder of the 2 years. I do not believe the leak was ever fixed, and would reappear, leaking from the 3rd level to the kitchen. For nearly6 months, we had maintenance people in and out of our unit (this was before Michael joined the team). After about 6 months, the office started to ignore my phone calls, emails, and other forms of communication. They would delete our maintenance requests from the system (we know this because we would receive alerts that our request had been closed). Yes, we tried to go to the office, and no one would be there. After a full month of no communication, I emailed the regional team and threatened to take the to the City due to the inhabitable living conditions. I received a call within 20 minutes from the property manager who said, "there were just too many cooks in the kitchen and I thought it had been taken care of." B.S. All of this, with no compensation or remedy. When they brought a plumber out, the plumber said that they had used the wrong kind of pipes and adhesive and that ever time he patched a leak, he could see a new hole open. The only solution would be to replace all the piping with copper pipes, which of course they did not do. After this, any interaction with the leasing team was abysmal. They were rude and didn't have the time to meet with us. I swear they blocked my number because they would never answer or return my calls. All this to say, the leak was never fixed and when we moved out, it was still ongoing, yet they set the move in date to be a week after we had moved....meaning they have NO intentions to fix it. TLDR; DO NOT MOVE HERE. HORRIBLE MANAGEMENT.
BEWARE! Living at 21 fitzsimons has turned out to be one of the worst decisions of my life. On the surface it seems like a great place but that is just aesthetics. Once you are here the staff will make your life a nightmare. Not only is the staff unfriendly and unwilling to be of help to their residents, this place also makes it impossibe to have visitors and the new management has taken away any amenities that make living here worthwhile. Under the new management you also now have to pay in order to reserve amenties that used to be free and they will increase your rent SUBSTANTIALLY the longer that you live here. They will even make changes to your lease agreement without informing you snd charge you outrageous fees for every little thing! The elevators smell terrible, there is dog poop everywhere and even though they say they enforce smoking-free facilities, the halls often reek of marijuana and tobacco. This place is so unfriendly that managment will steal your property and will even tow visitor cars! The only nice thing about this place is the maintenace staff, as they are the only ones who seem to actually do their job and resolve issues. If you are considering living here, please reconsider. This place is most definitely not a place you will want to call "home".
Do not rent this place. We were charged unnecessary move out fees and they will not listen or provide move out pictures for a proof. They know that students will rent here no matter what and will stop caring once you have signed the lease. Maintaince requests dont get worked sometimes for months. STAY AWAY !!
December 2017 - (Updates 2018 further down) If you are lucky enough, you'll get an apartment on the 3rd floor. Living on the second floor is by far the worst experience I have had in my entire life. The insulation between the floors is absolutely a joke. Why? Because there is NO INSULATION. We had a water leak that was coming down from the 3rd floor, the ceiling wall broke because of the moisture and we were able to see our neighbors floor through the hole. Nothing was between us. And since you are able to have dogs, be prepared to hear loud stampede noises 24/7. You will hear dogs running around, dropping their toys and their owners yelling as if they were in your apartment. I have talked to the leasing office three times and complained two times per mail now and nothing has changed at all. We have to wake up early in the morning to get to work and it sucks to wake up at 4 AM to hear that the dogs are running around again barking and dropping heavy objects. If you are deaf, this place is going to be an awesome home for you. If you get the 3rd floor, consider yourself lucky. Besides of all the expensive rent, loud neighbors and the close train station, they take care of broken things fast. Very convenient is the small gym but it was supposed to be extended with more equipment (Hasn't happened yet but they said it was this year). The pool is nice in the summer and the little liquor store is nice too. But that was all. And for us: We can't wait to move out of this place in 6 months. +++ UPDATE +++ FEBRUARY 2018 +++ Contacted Aimco (many times) as recommended in George's comments here. It's still loud, no replies from Aimco after the friendly "Thanks for mailing us, I will forward it to leader and let me know if nobody contacted you" mail. The first Aimco mail was before christmas. My second attempt was two weeks ago. Nothing has happened. Nothing changed. All in all: Nobody will do anything about noise complaints. And if so, you might want to nag them until they might do anything about it. And because of dogs dropping heavy objects, our fire alarm fell out of its shell from the ceiling. Awesome! And to George: Yes, I have contacted you. And I have your mails too!! It doesn't matter anymore though, we'll move out at the end of May and are more than happy about not hearing anything from above anymore!!
Do not move in here!!!! Constantly upping the rent. Said they were too busy to do a walk through with us when we moved out a couple weeks ago. So we got a final bill statement of 325.29. Which is reasonable. Then we get a phone call saying we have to pay by June 15th. Or else it goes to collections. So we called yesterday to pay the final amount of 325 and the lady told me our revised final statement is now 5 thousand dollars......what?!!!! Nowhere in our lease agreement does it say they can "revise" our final account statement. And just now notifying us now. Management is horrendous. All that monthly rent paid to just listen to construction the entire time of living there. Stay away from this place.
Hidden fees galore. Unlike any other apartment I have been at, they expect you to have the apartment professionally cleaned by their company or an outside one upon move out (around $200 fee). They additionally charge a painting fee... because apparently paint has a 4-year shelf life and they charge each renter the entire 4 years ($10+ a month for a studio). So because I lived in the apartment for 2 years, I need to pay an additional 2 years (~$300). None of these were mentioned in the original lease, so I am unclear how that makes any of this okay. One positive is the pool is pretty. Oh and they took over a month to fix my air conditioner in May (:
During the first year we lived here, numerous changes were made to the complex. The hot tubs were taken out, buildings were remodeled (and often there wasn't access to get into my building and I had to use the emergency exit stairs and climb up 4 flights of stairs), and the garage elevator was frequently broken. The entrance doors to are usually left unlocked (what's the point of having a key fob?) and the garage gates are left open too. Our hallway reeked of marijuana for months on end last winter. We sent numerous emails to management and was told there was nothing that could be done. We even sent in a picture of individuals smoking in the stairwell, and again was told that nothing could be done. Most recently, I came home to a tub full of backed up super filthy water after putting in a service request. When my husband brought this to the office's attention, their response was "I can't imagine that was actually left there"...clearly, not a helpful response. Our request for an emotional support animal was denied DESPITE having a clear letter authorized by a psychiatrist at CU. Spoke with onsite management and received no help after spending an hour speaking with the manager. All that was suggested was, "maybe change the wording in the letter". When I asked what exactly was inappropriate about the wording in the letter (from a licensed professional) she was unable to give me a clear answer. Now being charged for having a pet when she is really a service animal. 21 Fitz said they would only look at our request again if we gave them full access to our medical records at CU (which violates CO laws about service animals). Extremely unhappy to be a resident here.
I have lived at 21 Fitz for 2.5 years, and the last 4 months have been disastrous for both me and my roommates. We pay $20 for parking every month (it is not included in base rent), and after 5 pm we cannot find a parking spot in any outdoor lot. The manager told me to park in the retail lots after 7 PM and move my car to the residential lot by 9 AM. I am a busy student on clinical rotations and the fact that I have to park far from my building and move my car every morning despite paying for a parking spot is unacceptable. Also the community is generally safe but the surrounding area isn't (colfax), and I've been followed by someone once before, so having to park somewhere far from my apartment at 11 pm makes me uncomfortable. I might as well not pay for parking ? Further, Fitz does not keep records of who is and isn't allowed to park in the lots - it would be easy to keep a database of license plates. The towing company they use does not leave warnings and will tow you right away. My roommate's parking sticker fell off at night (she pays for parking), and the next morning her car was towed and she had to travel to downtown Denver to pick it up and pay $350. Management refused to reimburse this cost until she took it to higher up management, which again is unacceptable, and even then they only reimbursed her for half the cost. So basically if someone came and took my parking sticker in the middle of the night I would be towed despite paying for a parking spot. Again, I am a student and paying $20 a month for parking and then still being towed is unacceptable. Further, guest parking passes are only available until 5 PM, which makes them hard to get during work hours. My SO came over late at night after a family emergency, and his car was towed the next morning without warning. He had a parking pass on the shield, by the way. Per management the cars are towed in AM from the lots because "we need to make space for our residents" but 1). most people are gone in the AM and there are tons of parking spots available so why tow then, you could give a warning and 2). by that logic they should be towed in the PM, because as I mentioned before I am unable to find parking spots after 5 PM. The fact that no warning is given before towing is incredibly inconvenient, especially since I pay rent and pay for parking and my SO's license plate could easily be included in the system as a "guest pass." Management hears these concerns but is unable to do anything about it or work with me, so I am frustrated. My 2 roommates and I will be moving out next year. I would recommend finding somewhere else to live unless you want to deal with inconvenience every day .
I have been living here for more than a year and love my home. I got late for the rent payment by a day and I requested to wave off the late fee. The community manager was super rude to me when i received a call from her. The portal went down for a day and a half during the payment time period of 4 days. I accepted my fault of not trying again and forgetting to do it on time. I apologized multiple times and requested a wave off. All she did for me was laughing at me on the phone. If she could not do it, that's a separate story but she was rude and laughed at me. Horrible. Very disappointed.
The location is definitely convenient but living at 21 Fitzsimons has proven to cause way more pain than I would have expected from an apartment complex. The building we stay in usually has a nice odor to it that can't be described other than vomit. Our vehicles have also been towed from the gated lot 3 times now due to overcrowding that we pay to park in because they threaten to ticket or tow you if you park anywhere else in the complex. Which leaves the question, where the hell do I park? Stay away unless you don't mind shelling out over $400 each time you're vehicle gets towed. The construction noise is also fairly horrendous and starts every day m-sat at 6 am but we were warned beforehand about potential construction so I guess there's that.
The management company is terrible. There is constant construction. Everything about this place is like, that seems like a nice idea, but it's terribly executed. In spite of being so new, so many things are already falling apart, or having to be fixed or remodeled. Also, they do things like replacing the hot tub with a bocce ball court to "improve the community". Who actually would rather have bocce ball than a hot tub? Oh yeah, a cheap management company who cares more about appearances than quality.
I have been living here for around a month almost and so far it's my dream apartment. Pros: high ceilings, granite countertops, wood floors, large bath tubs (my 5'10 boyfriend can fully immerse himself in them), natural lighting, ice maker, package receiving system (at my last apartment my packages kept getting "lost" and I haven't had any issues here yet), food trucks every week which is amazing, and the leasing office has been very accommodating. The amenities look nice like the gym, fire pits, grills, pool but I haven't gotten the change to use them yet. Cons: the weight room could be larger for the amount of people in it so I'm hoping to catch a time where there's less people, parking fees although garaged parking does make it easier whenever it snows, and this pothole right when you enter the area that keeps hitting our car's bumper. Other than those minor issues, the actual apartment itself is gorgeous and I love living here so far and plan on continuing to do so for a while. I would definitely recommend this place especially to students attending the campus nearby. UPDATE: TERRIBLE PLACE. They charged us over $500 in fake cleaning fees after our move out. Avoid this place at all costs.
It's a convenient location, the staff are friendly (for the most part), and the facilities are nice, absolutely zero issues there. However this place has a major affordability issue. Leasing prices will rapidly balloon if you live here for an extended period. Your monthly rent will easily increase by a couple hundred for each year you live here. In fact, this next year (2020) my monthly rent is set to increase by a whopping $500(!!!). An almost $1000 total increase in monthly rent in just 3 1/2 years! And they try to justify it by suddenly installing a bunch of high-tech features/upgrades into the units that, to be quite frank, were not at all necessary based on the already good quality of the units and buildings that already had secure entry. Also, unless you have a reserved parking space, parking has recently become a major issue, and it's an issue the complex created and exacerbated themselves by recently preventing people from using the ample amounts of street parking present around the buildings. Now the building parking lots are literally overflowing, meanwhile at any given point on any single day there is a *ton* of street parking that is going completely unused for fear of someone's car being towed. It makes absolutely zero sense. The only possible explanation is that the people in charge are being greedy and trying to make an extra buck off of an already expensive place to live by forcing people into the gated parking lots. Not to mention that there are extra spaces in the actual parking garages (which are cheaper than the outdoor carports for some reason) that go unused because those extra spots are reserved who people who "live in those actual connected buildings", regardless of if another tenant is willing and able to pay or not. Also, if you live in building six anywhere near the garbage shoot room, you will almost always get a garbage smell from the ventilation. There have been days where I literally could not turn on the air conditioning because it would make my place smell like garbage. So in a nutshell, the units are nice, the staff is pretty friendly for the most part, but this complex is literally undergoing real-time gentrification and pricing out their main demographic of students and postdocs. Unless you're rich (and even then, there are better places to spend your money) you're probably better served looking elsewhere for a long-term housing solution. Update: Remember how I talked about there is now no place to park because you aren't allowed to park on the street anymore? As a result, even if you pay for a reserved parking spot, people will still steal your spot. And on top of that, nobody actually goes around at night to check who's illegally parked in reserved spots. And if this happens after hours they tell you to call police dispatch. But as it turns out, the office that handles illegal parking closes BEFORE the leasing office even closes. So if someone steals your spots after hours you are SOL. Also people don't follow rules about wearing masks in amenity areas, despite them already having to send out one warning e-mail about people not following proper mask rules.
This place has a lot of problems. Not recommended! The ppl in leasing office are nice but all they want to do is trying to trap you in this place and the reality is when you are in, you will find out many issues and they cannot help you to solve .And, when you move out, the experience with them is even worse. So don't be fooled by the nice feeling of the ppl and place at first. If whoever in the leasing office saw this, please try to push the managing team work harder, if you can't, it is better to be honest or thinking about work for other better companies. I really liked here before but after going through many problems I am very disappointed. How could they do business like this? I think the owner of the apartment only want to make money. I don't recommend any of their properties at all. The rent to too high for this building. If facility and service is nice, it is OK. But, right now there are so many construction and noise around here, there is no good living quality at all. They should think about reduce rent for current tenants. The building is bad designed. A lot of noise inside the building, from the ceiling and walls. And the refrigerator is so loud. A lot of waste space in the apartment and there are weird smell in the units and the hall way all the time. The workers around here, especially the maintenance ppl outside doing landscape or cleaning street seem don't know what they are doing and make a lot of noise in early morning. They are so mindless. We told this to the managing team but nothing changed. I am so happy we finally moved out and find a much better and cheaper place in a even better location, even we have to pay a cleaning fee after we cleaned the apartment very thoroughly and we were forced to to pay a penalty fee for give them notice on the exact day we should. I feel it is waste of time to deal with a bad property and service. It is more important to let ppl know about them. Don't waste your time and money here. Dont let them take advantage of you after you move d in.

The walls are very thin and you can hear all your neighbors. Lights in the parking lots are always out and gates are always broken. During move out we were charged for a full repaint due to our lease terms (12 months) and being charged a cleaning fee because we did not use their service. Full security deposit was used to cover this. How convenient for them. Was hung up on multiple times trying to get this sorted out. So glad we found their true colors this early so you don't have to.
Cons: -The walls are paper thin. You can hear everything happening above you, beneath you, and outside. -The first weekend I moved in here, I was locked out of the complex because the key fob didn't work at 1am. Called the emergency line and was told I would have to wait and could not be buzzed in because it "wasn't an emergency". I was merely given a new FOB the next day and the incident was just ignored. Worst of all, management has still not addressed this issue even after sending an email requested by management regarding the problem. - commute into Denver can take over half an hour PRO: -being close to campus
They took almost 400 dollars from my deposit out of the 750 for a 9 month lease. Obviously like others, they charged a full paint fee and cleaning fee. The cleaning fee I was aware of from the get go and Page was kind enough to let me know before I signed that residents pay a cleaning fee no matter what they do. I was also informed a paint fee wouldnt be charged if nothing was hung on the wall, but yet here we are. Page is probably the only saving grace for this apartment complex as management tried to only return 170 dollars of my deposit initially after I moved out, thankfully I was able to get more back after an appeal. Listen to the reviews yall, this is an easy way for this company to pocket extra money by claiming they repaint the walls and professionally clean the apartment. I would like to point out I have photos from before I moved in that my apartment was not painted at all and there was dog hair all over the laundry floor as well. Pure fraud. Its a shame because the staff here is great and the complex is pretty nice.
After dealing with many apartments in my time in college, 21 Fitzsimons is by FAR the biggest crook. First off, $1700 for a 1 bed in Aurora? For a unit that is 10+ years old? My appliances were old and did not work very well. There is a new apartment complex going up across campus that is much nicer. 21 Fitz is under constant construction and it is loud and noisy. They filled in both hot tubs which is a major bummer. The only worthy renovation they have done was the gym. For awhile they were digging a giant pit in front of building 1 and then refilled it is and its just been a slab of dirt ever since then. The walls are PAPER thin. I could hear full conversations from my side and upstairs neighbors in building 1. The parking is getting ridiculous expensive. $70 for a public garage is steep and they don't even keep the gates closed. The large main gate was open for almost 6 weeks at the beginning of summer. There were transients walking around outside of the garage all the time and management did not seem concerned. There is also no security even with the homeless population that seems to linger around. The creme de la creme of 21 Fitz is the management. NEVER have I heard of a management company requiring a 60 day move out notice and charge fees on top of fees for a 45 day notice. There is a mandatory "painting" fee (mine was $110 for a 700 sq foot apartment). My apartment was clearly not painted before I moved in and probably wont be painted again. If you don't pay their $150 cleaning fee, then you could get charged for cleaning aspects even if you hire professional cleaners (AKA more of a rip off). I had questions regarding fees on my account, emailed Brian who said "At a glance, it looks like they corrected the Short Term Fee as we discussed but then they had to add in the remainder of your utilities". So I paid that. And then the move out team charged me again for my utilities, claiming I had not paid them, and was insistent I pay it. To get out of this hell hole, I did. Overall, 21 Fitz is just a trap of fees and poorly run management. If you read the recent yelp reviews, they are going downhill. Save yourself frustration and money and live somewhere else.
If I could give this apartment complex a less than 1 star review I would. I signed a 2 year lease which was a BIG mistake. Around December of last year our ceiling started leaking from rain and snow on the roof. They told use this issue was fixed and the roof was repaired but we were lied to. My roof has been leaking on and off for 3 months straight now. I have to leave a huge garbage an in the middle of my kitchen to catch all the water from the leak. The ceiling is starting to mold from the situation as well. They continue to tell us someone will be out to fix it and nothing has changed. This is absolutely outrageous. I come home to my floors flooded because management decided to do nothing about the issue but send maintenance up with fans. If you are looking to sign here, DO NOT!!!! It is not worth it for the price. Management is awful. They consistently lie and take hours to respond to urgent matters. Terrible place to live.
Zero star horrible place bad management not responsive all they care about is to take your money after that you are on your own I don't recommend anyone to rent here can't wait to leave this horrible place. Very noisy you can't even rest in your own apartment noise all the times from the outside and neighbors too.
I used to think so highly of living here but all the new construction and noise makes this place miserable!! They recently opened up a new restaurant right below my apartment and they blast music at all hours of the day!! I was woken up one morning before the restaurant was even open because they were playing music extremely loud on the patio. They continue to play music loudly well past 10 pm. As a student who mostly conducts school online this is not a place I wish to live. I urge other students to reconsider their decision to live here as well as it is NOT a conducive learning environment. I have brought up my concerns to management several times and nothing as changed. Absolutely terrible. Do not recommend.
I stayed here for a year, here is my review: 1) the utilities are old, dirty, and malfunction 2) the walls are paper thin. I can hear EVERYTHING in my neighbors house, and every single step of the neighbor upstairs 3) customer service is horrible You will be paying extremely high rent and for what? I wanted to live close to the university that is why I rented here, HUGE mistake, get an apartment nearby but don't get scammed here. They will also have TONS of hidden fees (I paid more than $3300 for a single month because they didn't extend my lease when I asked them to from the first day of leasing). Do not trust them!
My time living at 21 Fitzsimons was fine, but there were several aspects of my experience that I felt did not justify the high price of rent. The units are nice-looking, but if you look a little closer, the construction is relatively cheap (laminate countertop that started peeling off, floor is not real hardwood, etc.), and if they were constructed at a similar speed to the Fremont Residences next door, there is no way they did not cut corners on construction. 1. Parking is one of the biggest issues in the complex. I paid for an open lot parking space, and was never guaranteed a parking spot at any time of the day. The parking lot was often full, and when I asked if I could park in another building's lot, I was told I could not. Street parking also became very enforced (2 hour limit from 7a-7p). If you pay for parking, you should be able to get the parking space you paid for 100% of the time. If the complex could not guarantee that a parking space in your building lot, they should have been upfront about that. Maintenance of the parking lots during the winter is also not great--there remained large blocks of iced-over snow in the lot for weeks. 2. Noise is also an issue. The walls are thin so you can hear a lot through the walls. There was also a period where there was construction for months starting from 6am to 8pm during the weekdays, which was really frustrating as a student. 3. The trash room, more often than not, would be full to the point of not being able to open the door. In terms of the mail room, you are basically forced to buy a $50/year subscription for Parcel Pending, and if you order a package that is too large, it is just left in a package room. I would often have to sift through every single package in that room to find mine. 4. When you move out, you are required to pay a $150 cleaning fee or they require proof of a receipt of professional cleaning, which will run you about the same price anyway. 5. There is dog poop everywhere because owners do not pick up after their dogs. There was also an instance of dog poop smeared all along the hallway floors, which was not cleaned up for days. 6. If the online system for rental payment goes down or has a glitch, the onus is on the tenant to find out if their payment went through and there has never been any extension of rent due date or any kind of forgiveness. This is not an uncommon practice, but it really showed me that the management was not interested in caring about its residents, but about making money. 7. For the most part, staff was nice, but it was extremely hard to get through to them via phone a lot of time. The leasing agent who leased the apartment to me was very nice before I moved in and afterwards was rude. 8. In the winter, there were cockroaches that would crawl out of my shower drain. Maintenance would come and treat my shower drain, but the problem was persistent and there wasn't much effort put into addressing the underlying problem. 9. There was a pre-move out inspection scheduled a month or 2 before my actual move out date. I was told that it had to be in person and that the inspector would be wearing a face mask, gloves, and booties. The person was only wearing a face mask and was basically there for 2 minutes, so I don't know why it could not have been a virtual process given the pandemic. I was also told conflicting information about my move out inspection. Aimco management told me it was recommended that I be there for the inspection and 21 Fitzsimons management said I did not. I decided to go because I needed to return my keys anyway, and nobody ever showed up. When I went to the leasing office, I was told that the inspection was never put on the schedule. The only pros to living here are being in close proximity to campus and the fact that the maintenance people are very nice. Otherwise, I really felt like I was living under management that just wanted my money, which is further proven by the fact that they constructed a more "upscale" complex right next door and did not lower the prices for 21 Fitzsimons.

Worst apartment experience ever!!! I have personally dealt with the manager on multiple occasions and he was never able to adress my concerns with the intention of resolving them. They call it "Rennovations" but what it really is construction. They are not renovating a building here, they are literally building another apartment complex next door. The nonstop drilling noises have given me an immense amount of migraines. When I called to raise this issue, the manager told me that I should go work to another building just pick one where there is less noise. While I'm writing this review at 10PM and I trying to get some sleep since I have to be at work at 6 AM, wake up to the lovely sound of the fire alarms going off. This is an ongoing issue and they send you emails telling you that it won't happen again but.. here we are. Not to mention the confusion this creates to residents. We are unsure whether to evacuate due to an emergency or if it's just another "system malfunction."Very unsafe. Despite them knowing these issues that highly inconvenience their residents, there is absolutely nothing that is given as a token of consolation to their residents. Moreover, going through their list of their reviews response, you'll notice their answer is always the same. "We will give you a call to adress it."The thing is that I already called the office numerous times and the manager pretty much told me to deal it with it because he's not going to do anything about it. However, If you are late one day you'll be charged with a $200 fee and a prompt note posted on your door for demand for payment. Even if you already have paid they will still post a note on your door. Just a mess! Finally, the insulation in this place is completely outrageous. Our heater never stops running. We have it set at 72 degrees each time and never goes past 68 degrees at home. So if you are one of those people that loves a chilly home this is the place for you. And you also need to prepare yourself to pay a $200 plus bill on your electric bill. Hopefully the fire alarm stops so I can get some sleep tonight. Just lovely!
They would rather let people be homeless and apartments sit empty than work with a bad credit score. Guess what, you are part of the reason why homelessness is out of control.

Do not move into these apartments! The management will go out of their way not to talk to you about an issue in person. They say they are pet friendly, but charge you a huge pet fee, and will make you get rid of them over the smallest things! They will not let you pay rent until your dog is gone if there is an issue, charging you a late fee in the process. They will raise your rent the longer you stay, and you have to pay for parking, which will raise as well. They are a scam. They are basically charging you for all the extra things around the complex that half the people don't even use. Terrible management and staff. Also, the "secured parking" you pay for, is not at all secured. Multiple break ins and the gate is always left open. Do not move into these apartments!
There are so many other apartments other than this one, close to the hospitals & school, that will take care of you better than this place is capable of. If you are a student, a parent, or someone that works in healthcare, please know there are much better options to look into for living than 21 Fitzsimons. Do not let the pictures fool you. This place has been a nightmare since we started to live here. They were going through growing pains from the addition they were adding to when we first move in. We started working with Brian (General Manager), which worked out well form the start. When Beth came in, is when the major issues started to arise. Beth and the AIR Communities company only look out for the bottom line. We moved out in April 2021 and we are still waiting for our security deposit back due to management, specifically Kaila del Cueto (AIR Communities) repetitively , sending our deposit check to the wrong address. There is much more that I no longer care to review.
if I could give zero stars I WOULD. STAY AWAY!! WAAAYYY over priced for what they offer. We actually broke our lease because management does not care for whatever unless you are paying for something you did not ask for. The manager Bryan would could not care less what happens to residents. He could care less for tenants, we had to call POLICE for a noise disturbance before. Where was management? NO WHERE. save your self some time, money and effort and LOOK AWAY!
Do not move here! My girlfriend and I we're excited to move here until they gave us false information about the square footage of the unit we were moving into. We paid a deposit of $750 and was never told that was a holding fee for the unit and we ended up changing our mind and told them we no longer wanted to move forward with moving in. The staff was so unprofessional and rude. They went on and kept our deposit even though we never moved in. I want my money back!
I had an okay experience living here but it was worse when moving out: ~ It's noisy with endless construction (not only is this property building/renovating more, it is surrounded by construction on three sides--trucks are CONSTANTLY beeping) ~ When birds arrive, they will build nests under the eaves and chirp for months! It's kinda nice, for a few days, but they don't stop until they leave! So, windows closed with air-conditioner noise, or windows open with chirping noise--either way, it won't be quiet. ~ Amenities are sub-par (pool, spa closed most of the year, when open construction surrounding). ~ Maintenance will come, eventually, and so will the snow and dirt from their shoes. ~ They don't remove snow from sidewalks, nor around the doors to enter building from parking lot (particularly behind building 6). ~ Trash room is overflowing at least every other week. ~ Expensive!! Let's be honest, it's Aurora. ~ Staff smiles upfront, charges ridiculous amount for "General Cleaning ($150), painting ($48), and Carpet Cleaning ($45). Even though the place my be "clean" on move out, they require a "Professional Receipt" to show it's been cleaned (My unit wasn't painted when I moved in, nor were the carpets cleaned, however I would expect the previous tenant was charged!) ~ When you move out, you will not deal with the people on site, in the Leasing office, but with Daniel or Vanessa in the "Aimco Customer Care After Move-Out Team" however I did not experience friendliness or "care" from them. ~ I'm anticipating that someone from the company will respond to this with a friendly, smiley, encouraging note asking me to contact them so we can resolve things. However, for the past week I've been trying to resolve some of these issues and all to no avail. Seems like the response will be to show you, the potential renter, they are on top of things....as a former tenant, I can say, they aren't on top of it...nor have they been willing to work with me to this point. Yes, it's walking distance to the hospitals and the UC schools...but there are other places close enough I would re-consider.
For over $1500, you get to deal with feces all over your walk, which may be accompanied with dangerous frozen walkways if it has snowed recently. You can also expect the management to enter your apartment when they want without telling you a thing. If you choose to move here, make sure you buy a safe to lock up your financial information, any valuables, and DEA controlled prescriptions in a safe as they are all subject to theft from third party contractors. If you choose not to, I highly recommend credit monitoring and security cameras. Move in at your own risk. The location is near to some ammenities, but being so close to Denver makes that statement true for almost anywhere. The question to ask before moving in is, "Is the safety of my family, myself, and my belongings worth the risk with the price?"
Edit: they never reached out to me about this matter. Also do not move here unless you are fine with paying almost $1000 cleaning charges! If you break the lease, you also need to pay 3 months of rent as penalty. We just moved out and we were charged with cleaning fees like $410 for repainting, $125 for heavy cleaning, $225 for the fridge cleaning, and $190 for a full clean-up. These costs are way over the top, especially since we were told we couldn't hire our own cleaning service. They do not provide itemized charges from the contractor. Instead they will just send you a pdf of the fees of whatever amount they want to charge you. It's not worth it paying over $2000 monthly to have to bear the noise making by the neighbor living upstair. Not only noise, can also feel the floor shaking and vibration coming from the upstair. Waken up early in the morning and can't focus on working during the day. Terrible living experience. Everything keeps the same even after complaining to the landlord. It's like living downstair is supposed to be taken advantage of by the ones living upstair when the rent is not cheap at all!
* I edited this after my move out experience and after living in another place for a few months, originally I gave this place a 2 star. I lived at the complex for a year. So the PROS are: 1.) The apartment itself - There are granite counters in the kitchen, wood floors throughout (which is rare) and the layout of our place and the space of the room and closet, are great. The apartment is pretty much what gives this place two stars instead of a one star. The only bad thing is that the paint is mat and marks up super easy and can't really be cleaned. This (and my leasing agent who isn't there anymore) are the main reasons we got this place. 2.) The location is pretty nice as it is close to the A-line so it is easy to get downtown and not have to deal with parking. Additionally it is close to the I-225 and I-70 for getting around Denver. Now for the CONS: 1.) While they just re-did the main community space, it is useless. It is only open during office hours so it is more of less something to look at then actually enjoy. Note this could have changed but is not likely. For such high rent there are no extras. Every place I toured has a free coffee/tea/hot cocoa machine but not this place. Additionally every place I toured pretty much when looking for a new place had a business center or community events at least every month like open bars or at my current place paint and wine. 2.) This somewhat goes with the above, but in my building there are call boxes but they are useless, thus you can't just buzz someone in. This isn't the only technical issue that has occurred. The workers (not the apartments fault) screwed up so bad when the redid the pool area, that there is no longer a hot tub, you have to walk to a completely different area for the hot tub not and can no longer go between the two. 3.) There is more construction that is going to happen and I have no clue why they are taking the bridges away, but be warned there may be months of inconvenience if you live in unit 1 or 2. 4.) The staff when I first moved in was amazing which shows as they got promoted to high positions. With that though the new management had a high turnover and was terrible at getting back to me on issues like repainting a wall or cleaning the apartment. Be prepared to pay their $100+ cleaning fee. No hiring your own people. As for painting my place I had so many mixed answers that I had to contact the old manager that was high up in the company to get an answer. The staff here went in the crapper and even the maintenance manager left. It got crappier too because they raised rent alot as well as the fees. When I was there parking was $20 a car for the garage and now I think it's $40-60 a car. This place is not worth it at all. Overall thoughts, if you want an apartment that is nice (though not as modern as some) and more spacious, and you don't care about the little things like free coffee or community events every month and are willing to pay about what you would downtown, then I would say go for it. But honestly, I wished I would have known that the main, renovated community space would have a very limited time window for use and the theater would have been useless, it just looks nice. Lastly I wish the management and my leasing agent who was amazing were still there because the people that came in after made my experience toward the end so much worse.
Left a long review but apparently they flagged it for something to try and hide their predatory practices. Don't stay here. I'll leave it at that. My pictures are still up of the property at least.
I actually enjoyed my time at this apartment building and don't have many complaints about it. So why the 1 star? The leasing office (and owners) know that the majority of people living here are students. The lease lengths that they offer are all odd. Depending on when you are looking, you may be offered a 10 month, 13 month, 18 month, and 21 month options all at the same time. Why is this a problem, you ask? Because the leasing office will intentionally not give you an option to sign a lease that ends around the time that a semester ends at the school. Leases will end on mid-semester months only such as March, June, October, etc. I paid over $5k more than I intended to just because I couldn't get out of my lease until a couple of months after graduation. Be very careful before you sign a lease here.
Unprofessional, pushy, unethical. Trying to get you in a lease term that is way longer than your necessity. Exploiting international students for getting them sign for extra months. Be very mindful before signing up a lease with them.
1800 dollar fee just for cleaning and painting!
Location is wonderful with easy access to downtown via lightrail or bus. Unfortunately, if you live here you have to put up with the incompetent Taco Bell-tier staff. If you sign up for autopay and get a conformation e-mail that autopay is complete, you probably still aren't signed up for autopay and will be charged $150 in late fees. If you submit a service request the apartment will only deal with the head of household. So I, not listed as head of household, supplied my phone number on the request. Still, they did not call me and instead cancelled my service request. Staff tried to enter unit without prior notice. Granted, it was to check for cockroaches, which they probably wanted to keep on the down low. When they were denied entry (why would I let a guy without a company uniform into my apartment?) they got mad and called the head of household, essentially trying to tattle. Dog poop is a huge problem. Management tries to blame it on irresponsible dog owners (who are part of the problem), but at the same time they do not empty the dog waste containers frequently enough. Updated 28 Aug 2018: Changed 2-star review to one star because of an incident today. I came home to the lock on my door changed. The only reliable locks in this complex are the old fashioned key into lock (the key fobs and associated doors are always out of service meaning this is not a secure complex) but they have to go and ruin the only thing that works here. This change was scheduled, but no 48 hour warning was given as they had promised. Additionally, the work was way behind schedule but no updates were ever communicated to residents. Even with this ideal location for AMC students and staff I would not recommend living here.
I had a lease here for 1 year. I had to move out early in May to be with family over the summer, but agreed to finish paying the last 2 months rent. When I asked if there was anything else I needed to do, the front desk told me nothing other than turning in my keys and disconnecting my utility services. It was stated that there would be a $150 cleaning fee even if you cleaned the apartment. I was also oddly charged for utilities (and a fee for being charged!) even though I was not living there. In the end, no deposit was returned to me and am told I owe AIMCO money due to all the fees. I would be okay with these fees, but they don't seem warranted. When I moved in the place didn't seem to be professionally cleaned. It also smelled and looked like a sloppy new paint job for weeks. The representative calling me had the gall to tell me I was delinquent in my payment, when they just informed me that very day. I wouldn't be so bitter, but 21 fitzsimmons seems very quick to collect money and heap on fees, but never act on addressing any issues. Dog feces smeared in the hallways on multiple occasions, which sat out uncleaned for days. Garbage piles up in the refuse rooms, which are located right next to the elevators allowing residents to smell the inattentiveness every time they use them. Also, they astroturf the review sections google and yelp with good reviews by tenants, by offering a chance in a lottery for a $100 gift card if they write one.
Towed my car even though I pay for parking, they said I had to pay for getting my car back because it was missing one of the stickers and so it is my responsibility , they didn't bother to run the plate numbers even though they had the car make, model and plate number registered with them. They didn't even bother to send an email about the car being towed,I had a panic attack thinking my car was stolen, very terrible experience, my lease ends soon and can't wait to move out.
Neighbors are so rude, make lots of noises! And the managers do not do anything about it!
Horrible place, I don't recommend it All they care about is rent you a place then you are on your own if you have any problem there. The management sucks they won't help you with anything at all can't wait to leave.

She is GREAT. Please don't deal with the team over there. they are the worst, and they won't help you in anything, specially if it is related with money. Please don't waste your time in talking to Lo or Brian "Managers" over the leasing office because they won't help you anyways. And also I got a call from Brian yesterday, informing me about refunding me the deposit and to delete my review;) People has to know the truth and I don't want someone else to go through the same. But again, Sandy is awesome and she is the real manager to deal with.

If you break the lease, you also need to pay 3 months of rent as penalty. We just moved out and we were charged with cleaning fees like $410 for repainting, $125 for heavy cleaning, $225 for the fridge cleaning, and $190 for a full clean-up. Update: I would not give any stars if possible. This place is a joke. It is ridiculously expensive and you don't get what you pay for as far as amenities go. The ones they do have are always under construction. The part that makes this place unbearable is the management. They are impossible to work with. IMO if they tell you something (written or verbal) they will try to snake their way out of it to get more money out of you. RENT ANYWHERE ELSE. Original: We were without central air or heat for a week when temperatures ranged from low 40s to high 80s. They came and looked at our unit on a Thursday (they sent a general maintenance man, not an AC repairman) and ordered a part. The part came in on Tuesday and it was the wrong part. They would not troubleshoot it again that day. On Wednesday, they sent an official repairman out and he repaired it. We requested they prorate our rent, after all, we are paying for central air and heat. They said they would get back to us the next day. A week later, my wife emailed them and they gave us a flat "no". This is probably the worst that has happened to us since we moved in, but frequently elevators are broken, entrances are broken, guard rails are broken, etc...

Terrible Management, especially The GM and the staff, need to do a better job treating your tenants
Everything was great until the dishonesty of Fitzsimmons 21 at moveout time. They keep all of your deposit and bill even more. We have never been treated with such dishonesty. Frankly i wouldn't rent from them over the way they treat you ay moveout. They charge cleaning fee which is ok, but also charge a repaint fee which is not ok when we didn't have any marks on the walls, ( we have several friends who will vouch as we all 6 of us inspected as we left). They also charge a monthly billing fee to send you your bill via e-mail which should be a cost of doing business, not charged to the resident.
I would give zero star actually. The process of move out was a tricky one. The management team is dishonesty. I read previous reviews and they said you would be charged for cleaning fee (150$) and repainting fee (around 90-100$) anyway. Nothing about these fees were stated in move-in document. I then talked to manager before the move-out date. First they said it's going to be cleaning and repainting fees anyway. The cleaning fee will be charged no matter how clean your apartment is. Then I questioned that the repainting fee shouldn't be on me if there was no damage. The manager finally said that if there was no damage then I wouldn't be charged for repainting fee. On the move-out day, the maintenance guy tried to say that I do not need to do final walk. I insisted to do that. He said there was no damage but he charged cleaning fee (150$) and repainting fee (75$). He insisted that everyone got charged for both fees. The final bill came out that they charged for cleaning fee (150$) and wall damage (75$). There was NO DAMAGE when we did final walk.
The good rating associated with 21 Fitzsimmons is one of the reasons I moved here. Within a month of moving in I had construction crews entering my apartment to assess water damage to the exterior wall. A month or so later all of the stucco from the exterior wall was removed, which of course was quite loud, after receiving a notice that they would be "patching the stucco." Then a piece of plastic was draped over my windows so I could not see out nor open them for over a MONTH with no updates or communication. Finally, a second plastic barrier was set up 6 feet from the outside wall inside my apartment, meaning I had to rearrange all my furniture and now have absolutely no natural light entering my apartment. This is expected to last another month of two, assuming no other problems pop up. When asked if I could transfer to a different unit or at least receive some sort of financial compensation, the manager told me absolutely not. She suggested that I contact my renter's insurance for compensation basically stating that none of this was their fault and so they cannot do anything to help me. At the end of the day 21 Fitzsimmons is very convenient and a nice place to live, but if anything ever goes wrong you are on your own. In other words, you may be sitting in half a living room with no natural light separated from the conditions of winter by a piece of black plastic. I will not be living here once my lease ends.
If I could give this this place a negative review I would. Do not live here, I cannot stress this enough. There are so many nicer apartments in the area. If it's managed by "air communities" run. The office staff in the leasing office is unwelcoming once you've move in, they are rude, prejudice and noncompliant to resolve problems in a timely manner. Trying to move out has been a disaster, they will nickel and dime you for every last penny. Getting in contact with the leasing office by phone is impossible. This place has just been a nightmare, save yourself the headache.
My son and daughter in law moved in to 21 Fitzsimons Apartment Homes last week of June,and what a terrible experience it started for them, they were charged a $125 late fee for their first month, since it was their first month and things were all over place. My son contact Brian Norton GM and Georgina Diaz trying to explain to them the situation science it was the first time and the first month move in was hoping they will understand. Guess what they wanted to play hard ball with him and declined to resolve the situation but they were wrong. Shame on you guys! How you treat your future and current tenants.
This place is a rip off. They will make you pay $75/year to use the package lockers plus ten dollars for everyday past two days you don't pick up a package. You read that right you have to pay $75 to get YOUR packages at the place YOU live. And no, you cannot get the packages delivered to your door or pick up from the front office you MUST cough up more money to get your own packages. On top of this they started assigning parking so in addition to the $30 a month you spend to even be allowed to park in the few open parking spots in their minuscule parking lot you have to pay an additional $50 to have an assigned parking spot to even have a chance of having a spot at the end of each day. You might be thinking that you could just park on the street. No. You will get ticketed if you park on the street for more than 2 hours. So sucks to be you if you happen to work evenings. You have to wake up at dawn to move your car so you don't get a ticket. Thirdly, the utilities here are insane because of the fees. I pay $60 per month in utilities for a studio and only around $8 from that is due to my own water use. The rest is "fees" so that they can water the dead plants out front and so you can take out your own trash. This place has been so disappointing and I can't wait to move out.
Management is well aware of the deplorable conditions their parking garages are in. Mountains of bird feces, pooling dog urine around elevators, dog feces and urine left on cars. They do not care about the extremely unsanitary conditions, nor do they care about the residents forcing their animals to defecate in a cement building. They just want you to pay over $100 and shut up. I've alerted them many times, they truly do not care.
