I lived at 3400 from November 2019 to May 2024. Initially, it was a nice place, but the quality of the complex declined significantly during my last two years there. As a first-time renter, I didn't realize how bad things were until I left. The walls are extremely thin--you can hear everything: drawers closing, arguments, music, and...more. We were often woken up early by the upstairs unit opening their patio door and loud footsteps. If you live in Building H, expect early wake-ups from trash pickup outside the building. Cockroaches are also an issue, and extermination doesn't help. The community gate was constantly broken, allowing homeless people to wander in. A man died in the koi pond, and two residents in my hallway were arrested. The environment became unsettling, especially with our neighbor's suspicious activity involving frequent male visitors. One even keyed the hallway door and left a threatening message. We no longer felt safe. The amenities were hit or miss. The main pool was often overcrowded, and gym access became difficult due to resident personal trainers hogging machines and bringing in outside clients. The downstairs gaming area had a persistent mildew smell from past flooding, and the koi pond and grounds were poorly maintained, with stained concrete from animal feces and dead grass. 3400 is also money hungry. You have to pay for parcel lockers and a monthly fee for the always-occupied EV chargers. Recently, they moved most visitor parking outside Building H and added signs indicating that guests will soon have to pay for parking. Don't expect much of your security deposit back either--they deduct your last month's amenities fees, plus any move-out damages. Leasing told us we didn't need to repaint a wall we'd painted since we'd lived there for nearly five years, only to charge us for it after we moved out. Overall, I wouldn't recommend living at 3400. The rent is comparable to Irvine, but the living conditions fall far short. There was constant turnover in our hallway, and for good reason. Don't be misled by the positive reviews--residents are encouraged to leave reviews for maintenance services to inflate the complex's ratings. Choose a safer place with a better quality of life.
