3400 Avenue of the Arts has been the worst complex I have ever lived at. I actually sat in the office waiting to be helped for 45 minutes yesterday due to them not returning my call or emails for a matter that was very urgent. As I sat there, I overheard them give a potential resident the same spill they gave my roommate and I when we were looking. I wanted to run after the lady when she left to tell her that half of what they just fed her was a lie. You never get someone to answer your call directly, it's an automatic recording that eventually sends you to a voicemail and then they rarely return your call. You have to go into the office and wait every time you need something. For us working professionals with busy schedules, that's a tough situation to be put in. When I first moved in, I was happy because the apartment is spacious, but over time you realize how awful their resident services are once you move in. They capture you in the original pitch and then they never do as promised after you are a resident. I wish I could say positive attributes about this place because it's the first place that I've loved based on the size. I also love the way I decorated our apartment, but DON'T DO IT! It's not worth all the headaches later. Don't you want a landlord or residential manager that is accommodating? We have been excellent tenants, rarely home due to work, quiet and friendly and just wish we were given some respect in return. I'm sad to say that hasn't been the case. We are moving out in December. I recently heard from friends that used to live there (wish I was warned prior) that 3400 Avenue of the Arts never give you your full deposit back - that they find some excuse to keep part of it. I will update my review when that time comes to let you know if that is true. Good luck on your search! Horrible community! Look elsewhere. For the cost Irvine Company apartments offer better service, better amenities, and higher quality of living. Lived here for 15 months, here are things that went wrong. - When we toured the apartment we said we wanted it, instead of walking us through the online application they told us to go home and apply. Likely o they could help their next client. Online form was confusing and wouldn't allow us to add three individuals to the lease. - once process was sorted out it took 5 leasing specialists to figure out our situation. We were trying to give the the deposit and first months rent but due to complications with the website or me, information wasn't processed properly. - the amenities look good at first glance but take a closer look they are old, the game room has old equipment, climbing wall is a joke, tenants let their dogs defecate anywhere on the premise. - they accused us of changing the locks. Even though maintenence guys have been able to get in. - entered without permission or notice into our apartment. Roommate was sleeping and not clothed. - parking is a joke, they charge for every spot in addition to the rent. - had people park in my assigned spot twice and they did not take care of it. - walls are thin. - there are many large families that share the apartment. - elevators frequently fail, Ive been stuck in one. - there are people who sneak onto the property who use the gym. They act like they forget their keys. I've live in a lot of communities and this place has been the worst. We paid $2800 a month and the experience we got was horrible. If tenants do something wrong we get punished. If the property does something wrong they get away by saying "sorry". Matt Comicz is the community manager. Be aware, I think this apartment complex fluffs their own yelp rating.

"Luxurious Costa Mesa Living" There is frequently dog piss, beer cans, or spit in the elevators -- when they are working. The gym looks nice but is kept at roughly 77 degrees on good days and can be around 79-80 on worse days. Droves of steroid fueled bros congregate at the pool with red solo cups braiding each other's hair and listening to miley cyrus or whatever it is that they like. The inside of my unit looks nice, but i can usually hear my neighbor's stupid useless pocket dog. Don't move here.

Do NOT live here. Positive reviews are fake or paid for by the company. I am a current tenant and have been for 3 months, I am dreading the remaining 9 months on my lease. Unless you want to be awoken by people screaming at 4am on weekdays, trash filled community spaces and loud units which are being used as AirBNB's. Management is unresponsive and an absolute nightmare to work with. You will regret living here. Not worth the price tag, plenty of nice places in the surrounding area, this isn't one of them.

I don't live in this community, I was calling to get pricing information for a move to Orange County I'm considering. I asked about several negative reviews I'd seen about the property (noise, security issues, etc) and I was transferred from the corporate office to the local office to a leasing consultant to an assistant manager before I finally just gave up. I think there are always two sides to every story and had hoped that I could get a reasonable explanation from the property about some of the complaints but seems like no one want to step up and answer to it. It's too bad, the pictures look great and it was in my price range.

We've lived here for several months, and now we are terminating our lease early. First, our car is frequently vandalized. When reporting this to management, we were told to call the police. Having been in law enforcement for many years, I know that a vandalism report like this is filed away. What is needed is actual security on the premises: security management likes to say it has. Wrong. Tonight for the second time we called security about an insane amount of noise in the apartment upstairs. We were told that no one could come over until late and that we should call the police. Again, the police. What is on site security for? This is unacceptable when we were told that the rent we pay includes security and services to deal with these types of issues. Update: The security guard did come over for the noise. He was very helpful. I upped the rating based on that. Update: we have waited three weeks for someone to fix our broken dishwasher door. Still nothing.

If I had zero stars, I would choose that option. However since they don't, I guess I'll give this place 1. This place has a ton of potential however the management is the worst you will see across your history of renting. First issue is break-ins. Yes they happen everywhere but when you have police called here on a daily basis something is seriously wrong. We even witness the unauthorized visitors breaking into cars and managements response is we cant do anything... Call the police. By that time, they are long gone and go off little evidence since this place has 0 cameras. So huge waste of police and tax payers time. Second issue is their dog park. They are so proud of this dog park that anyone can just walk into. We've had our dogs attacked by visitors and when reported to management, one in particular just rolled her eyes. They don't really care here as long as you pay their rent. ALL ABOUT MONEY HERE. However they invest very little back into the property. Think about it... Renovating an apartment lets you increase rent prices all day long.. of which they do proudly. When it comes to putting up security guards or cameras.. No way. That's an expense. And they do not want to spend money on your protection or comfort level. SIMPLY PUT.....THERE ARE MUCH BETTER OPTIONS OUT THERE!!!

Save yourself the time. Keep searching. Do not live here. I have been living in California since 2016 and this is by far the absolute worst place I have ever lived in my life. All they care about is locking you in the lease. Once they get you in the lease, you will absolutely notice a decrease in customer service. They 100% over promise and under deliver (ESPECIALLY EVERY PERSON IN THE LEASING OFFICE). Packages are stolen from the mail room, management gives 50% effort (if that), and it is overpriced for what you actually get. I signed a 16 month lease and they gave us the wrong apartment. The apartment that we thought we were getting was taken and we had to compromise with something we didn't really want. It was either compromise or have no where to live at the time. Management didn't care, but gave us free parking for 6 months. We still have time left on our lease but we are eagerly looking for other options. DON'T DO IT!

Regular car break ins. My car has been broken into twice now. I know many other residents who's cars have been broken into multiple times as well. Don't move here or just don't keep any valuables in your car.

This place is disgusting, unprofessional and we have problems every single day with the people who live here. The whole building alarm goes off randomly at 7 A.M at least once a week. Do not waist your money here!!

Living here has been a NIGHTMARE. Read all reviews from previous tenants before staying here. I first noticed red flags the day before our move-in date when I had called to inquire if there was anything we needed to bring with us to save time, and when they asked for my name to look up my leasing consultant - they said that they didn't have my name in the system for move-ins for that month. I was shocked because I was moving from a different state and we had submitted our application paperwork at least 3 months in advance. I found out that they never entered my application paperwork. They didn't know I was moving in, and I wasn't added to the lease until 3 months of paying rent and living there when I needed documentation for the DMV for proof of residency. I came to realize that none of the appliances in our unit were checked at all. We have had to replace the entire AC unit, beg maintenance every day to have a brand new water heater installed when we didn't have heating or warm water for over a week. A couple months in when it rained, we discovered a leak coming from the roof, dripping down the interior of our bedroom wall soaking a majority of the wall - leaving paint peeling. After reporting it to maintenance, I had to follow up every day with the office to ask when they would be coming to take a look. The wall was completely soaked and the wood was warped from the water damage. They came to fix it up and never offered us to stay elsewhere or to reimburse us for uninhabitable conditions while they tore off half of our wall and had us run industrial drying equipment to remove moisture from the wood. It took two weeks and then once it was finished and sealed off back to normal, the leak returned 2 DAYS LATER!! We had to undergo the entire process for another month because they never checked to make sure the leak had been completely sealed. You are paying $55/month for each parking spot. In the parking garages there is absolutely no security cameras at all. I have come home from work to a neighbor's car window smashed 3 spots away from mine. Me and my boyfriend actually caught two people on bikes with multiple backpacks on bicycles going through unlocked cars in the garage and when we went to security to report it, they said next time we should apprehend them and bring the robbers to the front gate since they explained that there is only one person working at a time and they can't leave their post. Go ahead and read through dozens of reviews of people having things stolen from their car! It's ridiculous. As soon as I posted a negative review when I moved in, the leasing manager Matthew Comicz took retaliation in any means he could with me and my roommates. He added dog deposit to our account for $600 a day before rent was due so that we needed to have someone inspect our apartment before paying rent or we would have to pay a $150 late fee for non-payment. We didn't have a dog. We had blocks put on our account online so we had to pay with money orders, we have had our names removed from email correspondence without our permission and I was made head of household while my name wasn't on the lease, all of my roommates were unrelated so it's not like we are family. We have had so many issues, I've never had to experience EVER at ANY apartment complex. I've never left a review, and I usually just bush off bad experiences, but this place is a horrendous disappointment. There are numerous other reasons why I would avoid moving here, I've just been released from my 14-month lease at 3400 Avenue of the Arts, and I am ecstatic I will never have to step foot in the leasing center ever again.

Basically - Very bad management and staff. - not nearly as nice as the apartments in Irvine. - Dose not feel homely at all I too wish I could give negative stars. My boyfriend and I were looking at places in Irvine, from the Rental-Living properties, before we wanted to look at the 3400 grounds. Online it was just beautiful and some of the amenities just caught my boyfriends eye. One the way back from Irvine we called in first and asked if there was anyone available to show us the grounds and apartments, and of course he said yes and to come on in. When we got there, only one girl greeted us and was barely friendly. She didn't offer anything, and the staff that was available didn't even bother to say anything like, " Thank you for waiting we'll be right with you." Nothing. After waiting for 30 minutes some girl finally helped us, but more of a rush, we weren't looking to move till December but wanted to see our options so we could put our names on the waiting list if we liked it. She was getting up to just show us the model apartments we asked if we could see the grounds too, her exact words were, "Your not even moving till December so whats the point." Does it matter ?! There rent was around $1600, of course we want to see what were paying for. What was the point of advertising on the site that they have beautiful grounds if you don't want to show it. But she did take the time to show this wealthy looking lady that was before us. We had called prior and stated that we wanted to see the grounds, they should have been trained better and tell us that they'd make and appointment if they were too busy to spend a good amount of time on us. When she said that I told her that if we paying that amount we want to see what we get. We just got up and left and my boyfriend said you just lost 2 tenants. This place is very nice, but it does not feel friendly what so ever. You can literally smell the snobbiness in the air and not just from the tenants. I wasn't too disappointed, after see there property, the 3 places we look at in Irvine was much more beautiful. It'd rather take my support too a place that know how to take care of there tenants in every way.

DON'T MOVE TO 3400! Let this be a warning of the property manager,Matthew Comicz and his leasing office team. Like many properties, they will seem very attentive because they want your money. I understand it's a business but as a landlord or property manager, Matt is the worse! Even reporting the most simple things as people parking in your paid parking space, it's like pulling teeth. Matt will take months to response. I have email threads that took over 2 months before he messaged me back. When I call him, no one will ever answer the phone. You leave a message and they won't ever call you back and sometimes the line just disconnects. I was told they can't tow cars. That is funny because within 2 weeks of me moving in there my car was towed, while parking in my own paid parking space. Then you have racist cowards like this asshole living in the community. I've lived here for over 3 years and never had an issue with my neighbors until this dude. I moved into a new unit in February and moved out in August. This guy harassed us for no reason other than us being Asian and bring this to Matt, he did nothing. We had to escalate the situation to his manager and then to her manager. I gave up after nothing was done. The lack of communication and support from Matt and his team was sad. We have been residents for over 3 years and for that to not have any value or loyalty from Matt, disappointing. Matt gave us the run around and excuses after excuses. He had us go on a goose chase. We did everything, reported to the police, reported to security, reported to Matt, installed a cam to get a picture of him, and even found out the unit he was in and still nothing. Matt chose to protect this racist after everything. I'm sure to him, have 2 units occupied paying rent was more important. This asshole walked by our place, 2 times a day and made it uneasy for my gf to live and work, since she works from home. He followed her in the garage, into the stairwell and came banging on our door while she was alone. He smeared feces on our door handle and lock pad. We are Asian American. We don't use the race card and believe me, we've been in places where is a lot worse. People can make what they want out of it but I'm sure if you came home and saw this, you would be pissed too.

Coming to live here is a BIG Mistake. $2k for a 1BDRM, after you sign a lease the Mgmt treats you like an shit/idiot, and neighbors bitch about everything...other living options are highly recommended.

If someone mentions that they stepped in someones dog urine, barefoot, right outside their door, that should automatically trigger an apology response and provide preventative methods as this is not a one time occurrence. There have been multiple water leaks in the F-building parking lot that appear to be floodlike. The water is removed, but not in a timely manner. The process of removing all the water isn't efficient because for the past week, we haven't been able to park in our assigned parking spots. It was verbally communicated to the management department that there was still water remaining in our parking spots. We were assured that it would be taken care of and today is the 5th day with no follow through. There also should be stricter preventative measures to avoid there being unnecessary bags of trash outside the trash shoots. The trash shoots are not full at all and certain residents feel the need to leave their grocery store bags filled with trash, outside the shoot. The recent notice sent out from leasing office in regards to trash outside shoots was OK, except for the most important part, the reminder that If found guilty of leaving trash outside shoot, there will be a fine of X-amount. To conclude, there should be better follow through and a goal to be more proactive to avoid this type of feedback.

The management of this property emails the residents and encourage them to write positive reviews on Google or Facebook and have the chance of winning a $1000 gift card in a lottery. Don't get fooled by the positive reviews here. This property is owned by a large publicly traded property management company that couldn't care less about residents' "experience" as long as they keep having the money rolling in. This property was built 30+ years ago and is just a nightmare in a lot of ways. Probably the biggest ongoing problem is how dirty everywhere is and how little the management cares about keeping the property clean and refreshing the 30+ year old look of the property. Nice amenities and good location though.

Absolutely sketchy place now. Look at the reviews. They have serious safety issues, car break ins, charging for guest parking now. When you ask them about it they pretend they have never seen the reviews. They will nickel and dime you to the extreme. They are currently holding part of my application fee hostage. The elevators smell like sewage. The good reviews they are paying for or giving people discount to review. They wont offer you a year lease only 14 or 16 month ones because they want to lock you in as long as possible. Also the rent price is not accurate because they charge extra for parking ($60-$100 per car), pets ($100 per month per dog) and the utilities they overcharge you for. DO NOT MOVE HERE YOU ARE BETTER OFF ANYWHERE ELSE.

An outline of who I was as a renter: I respected by neighbors - given the tight small non-sound proof living quarters, - pre-paid my rent, and generally kept to myself. PLEASE BE WARNED, at first glance, this community looks appealing, but overtime it WILL transform into a living nightmare. I lived in a total of three different apartments over the span of 5 years, each with countless issues. Management single handedly tainted my experience because of its unethical and illegal leasing practices that are still engaged in to this day, which are being spearheaded by the manager themself. Studio: - Cracks in the foundation that would leak when it rained. Managements resolution: put a temporary sealant that did not work. Numerous calls/emails went unanswered to permanently fix this, which was never done.1st One Bedroom: - Charged an absurd fee to transfer leases; - Required a guarantor despite the fact that I had two years of creditworthiness at the community and the guarantor being lifted from the studio;- The Manager wanted to deny lease because newly required guarantor could not produce 2018 tax returns in January 2019 - truly shows the level of competence if management does not realize that in January 2019 NO ONE can file tax returns, as the IRS has not released the 2018 Form 1040 yet. After a heated argument (no customer service) I was able to prove that it was impossible to produce the requested returns;- One bedroom had a stove/oven that did not work for over a month. After numerous service requests and emails, I finally received a replacement. Legally, the apartment was unhabitable;- Received threatening visit from security to move my car or I would be towed at my own expense. Management re-leased my parking spot to another resident, after I had pre-paid for it. Management blamed me for the incident and showed no ownership for a simple mistake. After negotiating with the new tenant, I received my spot back. (parking is VERY scarce).- Leasing actively discriminates against federally approved and licensed emotional support and service animals and charges an additional security deposit and $100 more in rent per month. 2nd One Bedroom:- There was, a now old policy at 3400, which required visitors to go to the security booth and state their name, the resident they were visiting, the apartment number, and security would issue the visitor a pass. It was a long-standing practice that residents could go down in advance and give the security officer the information to make their jobs easier and more convenient for visitors. Security and the management office encouraged residents to call in advance. On one occasion I did just that.I was greeted by a security officer who informed me that he would not issue a guest a pass in advance. I inquired if the policy had changed so I would know for future visitors, but he refused to acknowledge me. Shortly thereafter when my visitor arrived, she informed me that the security officer said, "oh you are visiting that arrogant a******." I lodged a complaint with management about the incident, since security should not be calling residents paying their salary the names that I was called, not to mention that they were/are the face of the community.- In response, Management posted a handwritten note on my door stating that I was in violation of my lease, and that if I did not comply that they would initiate eviction proceedings. They cited me for having lights on my balcony, which according to them, was a violation of the lease. After reviewing the lease myself and with my attorney, we could not find a section that stated lights on a balcony was a lease violation. Nevertheless, I complied with this threatening/illegal notice. After some time, I noticed that residents had lights on their balconies. This was interesting that I received an "eviction notice" right after I lodged a complaint about the staff, yet others had "lease violations" on their balconies with no consequences. - In response to the lack of language in the lease, I started documenting lease violations and forwarding the same to the management and corporate offices. Months went by while (management ratifying 'purported lease violations'), yet I received a threatening notice. After numerous pictures and a plethora documentation, 3400 finally decided to formally revise the lease agreement of the community to specifically prohibit balcony lights, proving that the eviction notice I received was void, illegal, and a retaliatory eviction (illegal conduct).RENTERS PLEASE BEWARE: The face of this community may look great, but they engage in unethical, and illegal leasing practices. They will abuse any opportunity they have to screw you over. Go look at the enclave, 580 Anton, or the new apartment complex being built across the street from the Marriot.

The boyfriend and I were very interested in looking into this place. We made an appointment for today at 1pm. Arrived on time to be told it will be a few minutes and we can wait because the tour guide just took someone else on a tour. Front desk made it seem like only several minutes until my boyfriend asked how long we will wait. She said 30 minutes. Um..... What? We said why do we need to wait 30 minutes if we booked an appointment? Her answer... "One of our people went out on lunch just now. And their lunch fell on your appointment, but it's CA Law that all employees must take a lunch." Then we asked well why did you schedule an appointment for this time? ..... She literally repeated her answer without apologizing for their scheduling error. You don't need to tell me the damn law lady, we all work and know about taking a lunch...next time you want to inconvenience a potential customer, apologize and own up to the mistake instead of spitting out fun facts. Lack of professionalism. Place looks old and no where as nice as as Irvine, Newport, and other places in Costa Mesa. There is only one guard on duty where you have to check into his little kiosk and it took almost ten minutes due to three cars infront of us. If you have guests over it would be a nightmare for them to check in. On to the next apartment complex!

This place is all looks. The apartments looks nice but the management is horrible. One of the worst places I have lived. For all the money you pay they take forever to respond to the work orders. There is a lot of unrest between the community as we are fed up with Matt and the complete management chain. Place go to the enclave at least. Or move to Irvine it's worth it, same price pretty much. 0 stars

Two weeks ago someone attempted to steal my motorcycle out of the garage. I made a report with the office and police. The office said they would get back to me after they review the security camera footage. The concierge looked at the tapes the next day and found the camera didn't actually work. The office never got back to me so 16 days after I reported the incident I went back down to the office to seek answers. The office management seemed like it was the first time they were hearing about the incident. After then being informed that the camera doesn't work I inquired about when it was going to be fixed because it is now 16 days after they found out it wasn't working. The answer was "we're in the process of finding out". I spoke to residents that park in the spaces next to me and two of them have had bicycles stolen, one reported it to the office and one didn't. The one that did report it got the same answer as I did. His incident happened three months ago. I went back down to the office to speak further about the known break ins and broken cameras and the woman told me the office manager would call me the next day. The office manager never called and I was told he instead went to a company softball game. Apparently company softball games are more important than issues from residents. It seems like the only way to get a response from management is to post on social media as made evident though other yelp reviews. If someone were to ask my opinion about moving in, I would strongly advise against it.

This is a 0 star review. This place has been absolutely dreadful to live in. And now during covid it's beyond that. From roach infestation to vehicle break ins to trash everywhere in the garages and next to the rubbish chute to the leasing office not giving a damn whether your car gets broken into. I have to pay $600 in the middle of a pandemic because management can't and WON'T figure out a way to for it to stop. I've lived a few different places and nothing as awful as this. Don't give these guys your money please. Read the countless other reviews if you don't believe me. Can find way better places for less money than this. Lol god I can't wait to get out of this place.

Avoid at all costs. There are very few pros with this complex, but, in the interest of fairness, I'll disclose those first. In general: (1) the on-site management staff (not the HQ AIMCO staff) are responsive and helpful in resolving issues; (2) the grounds are nice . . . with the exception of the main pool area (more on that in a minute); and (3) the apartments can be large - depending on the floor model. Cons I. Common Areas are Dirty The main pool is not taken care of and frequently has debris floating in, and on top of it. The residents trash the cabanas and leave food and beverage waste everywhere with the assumption that "someone else" will pick it up. The residents leave trash in the hallways and in the garages - the garage trash, in particular, is rarely, if ever, picked up unless it is in the always overflowing trash can near the elevator entrance. This is the case in the C building where I lived - I'm assuming it is the same in all buildings. Residents let their pets urinate and defecate in the hallways and in the garage - in particular, there have been large, numerous, piles of dog diarrhea and puddles of urine near the entrance into the building from the C building garage which are difficult to avoid stepping in. The on-site manager finally sent an email out about this after approximately a month of it going on. II. Water Issues The C building garage floods anytime it rains and, in the lower level, the water leaks from cracks in the ceiling . . . rad. The water puddles in the garage for weeks after it has rained indicating a drainage issue. American cockroaches - which the management euphemistically call, "water bugs" (a totally different, but equally nasty species) - abound. They love water (the complex has a ton of fountains, pools, grass watering, flooded garages, etc. - even when SoCal is still in a drought) and hate cold weather - i.e., they like to hang-out in warm apartments and are disgusting. III. Smoking The complex claims to be "smoke free;" however, many of the residents chose to ignore this. The participants/beneficiaries in the large Chinese anchor baby/birth tourist operations, which are involved in a huge number of residences and on-site commercial kitchens/food delivery services, smoke cigarettes like the world is going to end tomorrow. The college and high school students enjoy smoking marijuana on their balconies and share the second-hand fumes with their neighbors for free (how generous). The residents CAN be penalized, but, only if the cracker-jack security personnel (more on that) "catch" them in the act. IV. Security Issues As noted by other current, and former, residents, security is a MAJOR issue in this complex. Several weeks ago SEVEN vehicles were burglarized while parked in garages which are WITHIN the gated community. The gates into the community - both the car gates and the pedestrian gates - frequently malfunction, so, no surprise re the break-ins. Most of the security personnel do not look at people driving in to the community too, so, there is that issue as well. When calling security, it often takes them a while to respond and they may go to the wrong building when responding to an issue. By the time they actually do respond, the issue - such as the smoking noted above - is no longer actively occurring . . . the residents just wait until security leaves and then start smoking, partying outside at 1130PM on a week day, etc. V. Security Deposit Issues Don't expect your full security deposit back - AIMCO HQ WILL find a way (whether legal or not) to ding you. For example, I agreed to the $145 cleaning fee before move-out since I didn't want to buy their special cleaning chemicals/do it myself. However, AIMCO also decided to charge me $123.96 for painting. Upon calling AIMCO to discuss this issue, they had several lame excuses regarding the charge and claimed that there were "several scuffs and a smudge" which necessitated the fee. I explained that, under California law - specifically, Cal. Civ. Code s. 1950, and the California Department of Consumer Affairs' Guidelines for Landlords (available here: http://www.dca.ca.gov/publications/landlordbook/sec-deposit.shtml) - these "scuffs" were "ordinary wear and tear." The AIMCO employee responded, "that's not our interpretation." I said, "you don't abide by California law?" No response. I then asked if holes from pictures were "ordinary wear and tear," and whether "residents should be alerted not to hang pictures lest they lose their security deposit." I received a lame, completely arbitrary answer: "picture holes are ok, scuffs are not." Had I known of this "policy" I could have wiped the scuffs off with a sponge and a cleaning product. This "policy" is explained nowhere in the lease, on AIMCO's webpage, on 3400's webpage, or by management. It is arbitrary and not explicitly stated anywhere. BEWARE!!!!

The customer service is utterly sub-par. What is important to AOTA is getting you to sign the pricey lease, after that you're on your own. I have had an issue with squirrels chewing threw my screens and having total access to my balcony and unit, cat food, pantry. I have come home to squirrel urine and feces. I have had my cat food container chewed through. My cat condo is covered in squirrel urine. AOTA solution is to have my doors closed at all times. My AC hasn't been working consistently since move-in and it is still not fixed. I haven't had any cell signal in and around the building, their suggestion is for me to purchase a booster which is around $500. Often the parking garage is flooded with sewage water. You have to trek through that filth in order to get to the door which often is broken. So then you have to walk all the way to the lobby area to get in to your building (all this while you're holding your groceries and whatever else). My only toilet has been flooded numerous times. I can go on and on but you get the gist. For the most part forget about getting a hold of someone or getting a call back.

Place is constantly under repair and parking is a MAJOR issue, In fact we used to have about 50 guest spots for the complex, but last week without any mention they removed the guest spots, assigned them numbers and sold them to new renters! This property is part of a REIT, in other words they only care about making money for investors and it shows. I've lived here for 4 years and it just keeps getting worse. We used to have social events like Sunday brunch by the pool, Halloween parties, cheese and wine. We went from being smoker friendly to smoke free, they have even taken out the tennis and basketball courts and replaced them with a mediocre dog park (as if the dogs didn't shit all over the complex already). And NOW we can't even enjoy a beer by the pool. I work hard for the insane amount of money it costs to live here. They will allow families to have a seemingly unlimited amount of screaming children by the pool and they will allow prostitution rings and anchor baby schemes to conduct business here, but we can't drink a beer by the pool? The rent keeps going up yet the quality of life keeps going down and besides the dog park nothing has been upgraded. We even had the pool shut down for a week because it was discovered that there were open electrical wires in the water that could possibly shock and kill someone. I've lived here for 4 years and I do not recognize a single person that has given 3400 a 5 star review. Im convinced they work for the property management AIMCO.

One word sums up this property...JOKE. Amazing landscaping ( but it's 30 yrs old) and mediocre apartments. Was amazing when first moved in in 2015 but soon after, they hired an office manager starts with M, need I say more. Emotional decisions and petty absurd revenue generating schemes ($150 cabana charges on holidays) that made Aimco look as if they were hurting for money, pretty hilarious. Some good people do work there, Jolanta Erica and Ashley. Too bad they don't hire the same standard for management.

I HATE HATE HATE HATE living here!!! I cannot wait to move out. Unfortunately I have only been living here for 4 months and I have until November. My car AND my boyfriends car have gotten broken into. Including several other cars that park near me. And the staff of this place does NOTHING, absolutely NOTHING about it. They say they have "security" and "gated garages" but it's a lie! I have never seen a security guard once or any safety cameras. AND the gates are always open! DO NOT LIVE HERE! Way too expensive for this crappy place and "security". I wish I could give this place zero stars!!! Also they NEVER answer their phone if you need something or if you need to pick up a package. Worst place ever!

Customer care after move-out is laughable. Another reviewer commented that they will do anything possible to keep your deposit, and it looks like that is true. About a month before our lease end date, the leasing center asked my husband and I to move out 25 days early to accommodate a new renter after we had provided notice and then slapped us with a week's worth of rental fees following our move-out as an "early termination fee"--despite moving out early at their request, and despite the fact that the lease specifically states the resident cannot elect the early termination option (giving rise to the early termination fee) within 3 months of the lease end date. Their position when pressed is literally that only parts of the early termination section should apply, when it's convenient to them. The fee patently does not apply to us and yet "Customer Care" after move-out insists that our money will not be returned. Well, enjoy your one star review, well earned.

TERRIBLE. DONT SIGN A LEASE, FIND A BETTER PLACE. This place is going downhill fast. I really don't know where to start. Do I start with the fact that when I signed my lease that under security measures we had a security patrol, KEY FOB entry. Now in order to cut costs and corners they took away the patrol and security and added a sticker scanner with claws and an arm (previously you used a clicker to open your gate) a keypad to get into the building (used to just use a key fob) I am now forced to remember a six digit pin in order to get inside the building. Not only that but now I also have to put in this same pin to go up to the penthouse floor level to my apartment. It's funny because this was introduced as a security measure but anyone can literally enter the elevator and ride up with me because I usually come up from garage level. So anyone from Lobby or any other floor now has access as long as I already punched in my code. This of course brings about the other issue of being very uncomfortable while putting in your code around other people or asking them to turn away or trying not to put your code in at all!! They assume that this is safe and secure!? When I used to be able to just swipe my key fob especially with my hands full I am now forced to set everything down on the floor to be able to punch in the key code not once, but twice!! My vehicle UPass stickers to get into the complex wouldn't work and I had to had them redone several times! Now let's move on to the ridiculous smart locks they installed. I WAS LOCKED OUT OF MY APARTMENT AND IT TOOK MANAGEMENT 3.5 HOURS TO CUT MY LOCK OUT! Why? Because they were not smart enough to install keypads that actually had keys as a back up! So imagine me coming home and having a business trip planned the next morning and leaving myself enough time to shower and pack the night before, to be locked out until well after midnight and having to reschedule my trip due to this none sense that should have NEVER happened to any resident! My neighbors were very upset, imagine the noise from saws after 9pm. Imagine if you had stepped out for one moment to throw away trash and this happened to you? And your newborn baby was inside alone now and you cannot open the door because it's jammed? That's what I went through. Let's move onto the fact that service requests were being closed out without completion. How about the standing water in the garage breeding mosquitos? Or how about the burst pipe in building A that was pouring water over the electric car charger and charging water that was flowing right to my vehicle essentially ruining my paint from the splashes. Or the fire alarm that goes off on Lobby level of building B for hours or DAYS AT A TIME? What if a real fire happens and the residents think it's a fake one as usual? THATS A SAFETY HAZARD! THATS DANGEROUS AND ILLEGAL! I have called and written about these issues many times and I am sure I am one of the most hated residents in the community by management because I call them out on their shit. I pay $4,200 a month and expect to have better quality service. They keep cutting corners and making the living conditions worse for everyone around. I was told that the residents like the new system yet every resident I spoke to dislikes it and I am reading below many hate it here as well. Check your contracts people! What did you sign?! We didn't sign for keypads, we signed for key fobs and this is basically a bait and switch! I am carefully taking pictures of every thing and making a huge file with dates and incidents and names.

BEWARE POSABLE ILLEGAL PRACTICES LEASING! found a great deal online, and moved quickly the same day it was posted. I went in personally and set up a tour got approved and paid an $800 hold fee to take the apartment off the market. This hold fee as I understand per Cali law is a bond. Again I was approved before paying and had the credit approval in my email. So I start filling out the online lease agreement I even got to the end and ended up paying part of the first months rent! so I wouldn't have any move-in day costs. All this was done through their portal that the leasing agent gave me access to. I E Signed the lease! I only had to provide renters insurance at this point. But since my move-in date was two months away no problems. Then suddenly yesterday I get an email saying that they excepted the current tenants recind of the move out notice! And now there is no comparable price on any apartment available. I signed a lease for a specific apartment. I was APPROVED and PAID RENT! Short Of a natural disaster or uninhabitable unit at move in, how was this even legal? The correct response from the leasing office to the current tenant should've been, "sorry we have already leased out your apartment"! I may have to contact my company's law firm (yes I have great benefits)

READ THIS REVIEW BEFORE CONSIDERING LIVING HERE! I am extremely disappointed at 3400 Avenue of the Arts. Anyone that has left a review that is 5 stars is lying or has been compensated to do so. I know this for a fact because it has been proven by many residents (read the other negative reviews). This place only deserves 1 star for their aesthetics. But you know how they say everything that glitters isn't gold? Well this place isn't even bronze. I can agree with just about everything that has been said in the other negative reviews. But I would also like to add a few more comments. If you are a female get ready to feel extremely uncomfortable. There are always large groups of men working around the community. Most of the labor workers have no problem making you feel uncomfortable as they take breaks from their "jobs" to stare at you and make comments in spanish. It also seems as if it is nonstop. There has never been a day that I didn't see the same companies coming to repair issues. It's always the same companies, same guys, same uncomfortable looks. Being on grounds does not feel safe. Being in the garages does not feel safe. Basically, unless you are out in the common areas with many other tenants, this place does not feel safe. Don't want to take my word for it? Call Costa Mesa Police Department and ask them how frequently they visit the complex. Particularly due to robbery, theft and domestic disturbances. Do not waste your money. You will regret it. You've been warned.

What an absolute rort of a place. Boy am I glad I didn't live here. Sadly though, my boyfriend did. I've been visiting/parking in his garage in a visitor's spot for MONTHS with no problem. We had a friend come and visit and his car was towed, despite being in a visitor's spot. I have never ever been told about needing a visitors pass in all my visits. Ever. And neither has my boyfriend. And now my friend is out $340, thanks to negligence. Oh! And did I mention that the tower swore at us and threatened my boyfriend with physical violence when we went to pick up the car? Thanks, 3400 avenue of the arts!

DON'T MOVE HERE!!!! All these reviews are correct.. my car was broken into, another car in my garage was stolen due to the lack of security. The entire management team has changed, for the worse and there is ZERO resident appreciation here (they bring a food truck on Fridays to make money themselves) that's LITERALLY the only thing they do and of course you pay for the food.. The common areas are nice and you will rarely use them after living here for a few months and they charge you to use the canopies at the community pool... yeah, that's lame.. The building is 35 years old and has over 700 units... Aimco is the PM company. Security is literally dog shit.. there are 2 gates to get into the property and half the time the gates are broken or the front entrance is always left open! No wonder why cars get broken into all day. You can LITERALLY hear and know where your upstairs neighbors are at due to the crappy foundation, you hear the water heater in your unit ALL day making noise, which sounds like a pop. DO YOUSELF A FAVOTR and don't move here. Thank the Lord my lease is up in December, it's been a rough 15 month lease. Oh, btw, noise complaints mean nothing here.. all your neighbors party and you call the "front desk", they send out a dude riding a trimotion scooter and they ask them from the patio if "you can possibly keep it down"? They NEVER go to the building. Or the off site call center will tell you that security is "offsite" and will try to make it there in 30 mins.. this is when you call at 3am on a Tuesday night and have work at 8. By far the longest review I've ever left and only 1 star review.. I could go on forever.. don't move here, you'll thank me later.

I lived here for over 2 years during that period it was bearable, until my place got flooded by my upstairs neighbor. She refused to give me her insurance information because she claims it is the building fault for not taking care of her bathroom faucet when she called them about the flood. She claims her called them on multiple occasions, went to the office to complain and even called the corporate head office and nothing was done. The office said i should contact my neighbors insurance to take care of my damages. I just got tired and took care of my own damages. The office, however put put me in a hotel for a week while they were fixing my place. I shortly cancelled my lease, I had to pay for early cancellation which was two months rent plus give two months notice. I've been out for a good 6 months and tell me why I keep calling phone calls from the entrance door to my old apt every time someone try to delivery something. Unbelievable!!!!

If only I could give negative stars....this place is beyond horrible. Mathew. the manger, mind you, for months I had no idea who he was, he is fucking useless. I hope corporate is reading this. His excuse is I am only one person and have many units to handle. All I hear is excuse excuse excuse. Ashley won't get back to you she's busy eating at the food truck Fridays. Your car WILL get broken into!!!! It comes with the lease. I was threatened violently in the parking garage. They didn't do anything when I told them what happened. All they said was you should have called the police. Wtf i called your onsite security. For months no one called. Not even a courtesy call. Then my car was vandalize not once but twice. And since I was threatened by a resident what am I supposed to think? Matthew said he would "look into it" a week late he says he could not ID the resident who threatened me with the license plate I proved him with. So I said hey just give me a parking space in another garage so that I feel safe as well as my car. So he gives me a space. However every time I try to park there someone else is parked there!!!! Wtf!!!! Useless. I called once to see what was up and of course no one got back to me! USELESS! Hope you love dog shit cuz its everywhere!!! As well as trash. My neighbor across likes to leave her trash outside for the roaches. It's to the point where the trash is flying through the hallway.

worst apartment we have ever leased. 1. the management is never available to take your call for any queries once you've rented the place. the email kinda works but they will get back to you within a day or two. no immediate assistance if you are hoping for one. 2. the gate does not work very well for when you have visitors. there are many times, i wasn't able to let my visitor get in the gate because the code doesn't work to open the gate. again doesn't help when management is never available to resolve this issue. 3. we had 4 fire drills at the minimum over this year where they had fire alarm inspection or repair and kicked us out of our apartment. during the workday when people are still working from home due to covid. these fire inspections last a minimum of 4 hours. I've NEVER had to experience this in any other apartments. during these times, while working, we have to pack up everything and take our dogs and find a random parking lot to work from until we can go back to our house. 4. we have decided to pay a premium to live here for all the amenities. i get that everything has been shut down due to COVID but they shouldve offered to subsidize the rent once theyfigureout they couldnt open most amenities for a while. The list can keep going on. but worst of all is you have to pay an arm and leg to break the lease. literally counting down the days till we move out.

If you wanna waste your money and time? And wanna live with rats? This apartment is perfect for you!! 1. Living with RATS I see rats by the pool every night. Of course I reported that to the leasing office but as usual they do not do any work. 2. Homeless and useless security Frequent homeless break-ins in the parking lot trash area inside the gate. Security doesn't do there job. 3. Useless leasing office, which is the most stressful thing to living in this apartment;) While I lived there, when I go to the leasing office and they would do NOTHING, never return my emails, never return my phone calls. They will send you back to your room for the time being, saying, "Come back to the office if you can't solve the problem. " And they will put off the problem. Then they suggest you do what you are already doing. I'm in leasing-office because I haven't solved the problem by doing that. This is how they do it. lol 4. Incredibly THIN floor The floors are incredibly thin. Even when we put down carpets on the floors and wearing slippers, the downstairs residents keep complain about the noise. 5. Again, useless office and security We pay monthly for a parking spot and often have people from outside, park their cars to me and my roommates parking spot. The office, security, whoever I told, refused to do anything or call tow away and said they couldn't do it.

Where should I start?? Thin door walls where you hear your everything of people living next to you, garbage everywhere, ignorant neighbors where they left their old furniture at the alley where emergency exit doors are located, constant break-ins to your car eventhough you parked in garage (happened to me once), your apartment's temperature will most likely a lot warmer than outside...cause of the way they design this buildings? Loud Race and doughnuts noise at 2:00AM where you try to get some sleep! If you visited this community...read this review please!! It's ok to live somewhere if you find somewhere which 100sqf smaller and $200 more than what 3400 is offering you! Cause you will stuck here 12 months! At least you don't worry about ohh tomorrow morning "if I will find my car damaged with a broken window" and the people at leasing office will tell you; we can't do anything if people are bad and want to break in your car...(while they don't accept that their gate doors are always open and have problems) Don't sign a lease and run away!!!! What ever they offer you! You will be living with stress! Does it worth it? It's your call! But a home should be where you feel safe and not worry issues I listed! It's ok to pay a little extra guys (btw this place is not cheap)

Update: So after going through hell with this company and the manager, Matt. We have decided to pay the necessary fee's in order to break the lease. It is simply not worth it to live somewhere that they treat people this poorly. After I posted this review. Matt locked my girlfriend out of her portal so she could not pay her rent. Then demanded a cashier check for rent and lawyer fees made out to his personal name. This guy is a complete scoundrel and is up to something. WATCH OUT. Do not make any cashier checks out to Matthews personal name. Like he will request you to do. We are canceling the lease and running out of here as fast as possible. Do not make the same mistake we did. I am a licensed real estate agent and do this for a living so I know what I am talking about. I have never seen anything like this. BEWARE!

To start off, this apartment was the number one apartment I wanted to move into. I made a appointment and went into the apartment and I was excited. Unfortunately, I got the absolute WORST leasing agent possible-- exact name ***Neda nozari***---- at the avenue of the arts apartments- very well could be the worst leasing agent around Costa Mesa for I have been to multiple properties and have never had a worse experience than with her. If you go in for a tour make sure you DONT go with her. She will mess the whole entire leasing process up for you. She is sporadic on the phone and will NOT answer your questions but instead blame shift HER mistakes onto you. She will not only lie to you but lies to her head leasing manager Debbie about your situation without even confronting you about what she is saying to Debbie. She completely ruined my chances of getting the apartment I wanted at her own mistakes. She is rude and claims she is in it for you but will mess everything up. Stay away from her at all costs. Extremely disappointed that I didn't get another leasing agent, for I most likely would have been able to get the apartment I wanted. I will be emailing Debbie too about this horrible leasing agent.

It's very unfortunate that I have to give it at least one star because it honestly deserves zero. This community is THEEE worst I've ever lived in, and I've lived in numerous communities all across Orange County. Contrary to what the inept manager says, car break-ins do not happen everywhere; they primarily only happen at the 3400s. In fact, when I contacted the Costa Mesa police department, the officer said almost 100% of their calls are regarding car break-ins. It's unfortunate that they say it so nonchalantly like it's not a big deal; it's a huge deal and it's very violating. The manager even said "it's not just your building, it happens everywhere" as though he was proud and gloating about it. I said that's not something you should take pride in. Your tenants should feel safe. This morning 5 cars got broken into. Five!!! And management did nothing. They said that we had to take it up with our insurance and they can't do anything about it. I brought up the fact that there are no cameras down in the garage, to which the inept manager said "well cameras are only going to deter people from doing it, but it's not going to stop it from happening." Uhh yeah, I think that's the point you ignoramus. He even had the audacity to say that he's honest with his tenants by saying that car break-ins are common here and that he can't guarantee they feel safe because things can happen anywhere. I think that for the high price we are all paying, we should definitely feel safe. I advise you not to move in here. The leasing office is the worst. To be honest the only reason they started to be a little better, and only with me, was because I complained to their property manager about how unorganized they were. The units are nice but that's only if you're in the penthouse. If you're not in the penthouse, then don't even bother.

Whatever reason you think moving here will be a good idea, don't! I'll just list a variety of negatives cause other than the beautiful gardens and pool area, there's nothing. 1. Walls and ceilings are extremely extremely thin. We unfortunately have loud neighbours upstairs who seem to always be wearing shoes stomping around and moving things around daily, it is so loud you can even catch conversation, animals and more coming from other units. Sliding doors and front doors slam down the hallway which causes the entire unit to shake, even if it was not coming from you. 2. The front door frames and windows are so poorly installed.. the frame at the front door doesn't even fit the front door properly, which allows for large cracks for bugs, heavy wind, light from the hallway to seep through the door. (There were multiple occasions on times when it was freezing in the winter months and all the heat we would put on would instantly escape through the thin, cheap windows and door cracks.) 3. Never never never choose the units overlooking the ponds. It is a never ending ZOO with crows and ducks at all hours of the day. Starting at 6am the ducks will be quacking very loudly that you can obviously hear through the unit. I swear 1000+ crows also live amongst the trees and buildings. Constant chaos and noise. If you are looking for a peaceful and quiet place to come home to, this is NOT the location for you. 4. The repair and cleaning job is half ass.. We initially moved into the apartment with paint splattered all over the floors, they don't take the time to trim or tape in order to paint, it just looks plain old sloppy. 5. The rooms are dark and dingy looking.. Appliances are old, out dated or broken. We had a huge leak come from the floors above us which caused us to have to move out of the unit for a week while it was repaired. It is still not completely fixed as you can see mold growing on the walls. We had to get the washing machine replaced already for leakage and it is STILL leaking. It's 2021, who has outdated space heaters now? They are obviously energy suckers, and don't even do the job it's supposed to do. Just a waste of $$$$. 6. They don't tell you this when you move in but you have to PAY additional for these lockers that all packages get sent to so you can retrieve them from there rather than them being left at your door. Pain in the ass when you have to walk all the way back to your unit with a few packages in your hand. 7. The front gate has a SPIKE STRIP. Twice, we had an incident where the gate would open to let us through and the spikes didn't go down in time. This resulted in 2 popped tires and a few hundred dollars later.. Went to management and they could careless that this was an issue. Since that time, I have seen 4 other people end up with popped tires. Unacceptable. The front buzzer for guests and deliveries barley works.. there is always issues with the call system they have as it NEVER calls through. Always a huge line of guests trying to get in and back up a line down the road, stopping those who have passes to get by properly. 8. Fire alarms are constantly going off and for hours at a time.. I swear it's gone off at least 10 times total since moving here a few months ago 9. The units are definitely not worth the price you are paying to live there. With the condition of the units themselves, it is more realistic to pay $100-200 more and get yourself a brand new built apartment complex down the road. Also brand new apartments are being built all around which I hope will decrease these high rent fluctuations. The rental prices for a studio and 1 bedroom are simply outrageous for what you are getting.

Where to start, ok full disclosure; I have lived at 3400 on two separate occasions over the past 6 years. The first time around I was in my mid-20s and now in my mid-30s (just to give you context). Then Back during my first tour my fiance and I lived in the D building in an upgraded one-bedroom, and, I have to say we had a blast. There simply aren't that many apartments in Costa Mesa that give you the amenities this place offers, and honestly, they are all suited towards entertaining guests which is beyond awesome, especially in the summer time. The only problem with the apartment then was noise from the Segerstrom Arts Center and cars, not much to write home about really. All said and done, it was a good experience then minus the crazy amount we paid for rent. Now Fast forward to 2016, I am a bit older with a 7-month-old baby, and the need for more square footage, so I lease an upgraded two bedroom. Not withstanding the crazy rent, the place looked amazing and coincidentally we were back in the same D building as last time. The staff were amazing with the tours and leasing process, the grounds never looked better and of course the maintenance crew are speedy to a fault. The first 3 months were bliss, the car noise wasn't too bad when we closed the screen doors and finally, the baby had her own room to sleep in. Month number 4 rolls around, and I get new neighbors upstairs in their 20s (memories of what I used to do when I lived here come rushing back, I shudder a bit and shake it off, thinking at least I was considerate of my neighbors, how bad could it be?). Well, it was/and still is horrible, I am not sure how, but, my neighbours partied soo much last summer I literally begged them to try to be considerate to no avail - from spilling liquids down onto our balcony, to hearing them fight, to hearing them have sex, to seemingly rearranging their furniture every night. It has been a living hell, calling the front gate, opening complaints at the leasing office has had no effect whatsoever. I mean it got so bad, my wife and daughter now live at a friends' in Laguna during the work week so they can sleep at night - can you imagine that?? It get's better, as if being murderously annoyed daily isn't enough, in June of 2016, my car was burglarized, and the other was literally stolen in our assigned parking spots in the parking garage of building D (ground floor). I informed management as well as Costa Mesa PD - forensics and statements were taken, and of course there was nothing 3400 could do but render a video of the car being driven out of the front gate - needless to say, this didn't help the investigation whatsoever. I always assumed (yes, my fault) that these "apartment homes" which I pay ridiculous sums to lease were safe and monitored constantly, after all, they are a gated community - this is not the case. The garages where people pay to park per space on top of the ridiculous rent, where people park their Ferraris and Lambos are - completely unmonitored (thieves take notes). Ok, I have a child now, so I exercise some patience on top of my seething rage, and two weeks later Santa Ana PD locate our stolen vehicle abandoned (of course they took our belongings, what hurt the most - they took the baby seats, stroller, and the stowed travel system. Bear in mind, all through this, 3400 did absolutely nothing, not a note was left, the community manager didn't try to even explain how this could have happened and measures they would take to prevent this from happening to others - nothing. This brings me to today. I come downstairs to the garage to pick up my daughter from daycare - guess what, the whole row of cars in my garage had windows busted out and burglarized. Not only that, since June, 3400 has done nothing in terms of security to ensure what happened to us would never happen again, so they don't know who did it. The canned response from the security guards is to go talk to the leasing office. To say I am angry would be a misnomer - I literally hate this place and can't wait to get out. Also - I realize 3400 has a glitzy facade but look closer and the varnish peels. For the past 3 days, water has been seeping from the ceiling into the first floor, so much so that they literally put a bucket to catch the water - I am not sure if I should laugh or be sad - I did that in college when I paid $300 for rent, I certainly didn't imagine paying 10 times more for the same. Lessons 1. If you are not in your 20s, do yourself a favor, save the money and move somewhere else (especially if you have kids or plan to have any) 2. 3400 is a car jackers dream! They waltz in whiles you're sleeping, burglarize and/or steal your car and there is absolutely nothing you can do about it - and, yes, 3400 will do nothing about it either. Make sure that renters insurance is robust - those gates provide a false sense of security. Good luck!!

Hello & welcome to DB Central! You probably think I'm referring to other residents - I'm not. 2 words: Property Management. His name is Matt, and has quite honestly run this community into the ground. When we moved in, Priscilla did an amazing job and was rightfully promoted. Unfortunately her replacement for this community, Matt, has steadily torn the appeal of this property apart. Don't bother living here unless you appreciate paying exorbitant rent for unfulfilled promises, while the property continues to be run into the ground. I think I forgot to mention 25 cars on this gated property being broken into or stolen in the last 6 months. REAL secure. Not thing to note, when we moved in we were sold on community events and amenities. If this sounds like you, you will be sorely disappointed. The events are scarce, and amenities are poorly maintained to the point of being unsafe (the pool has twice had cracks in the underwater lighting that went weeks unidentified). Move in if you love herds of rude pregnant Asian ladies though!

Jolanta who was our leasing specialist was the best. She was great at providing all information for our move in. BUT, the first 2 months we were there they broke our friends back window and took his belongings. Then, about a month ago they broke into my car and took all my paperwork in the glove box (registration, insurance information, attempt of taking the VIN number tags, etc). I felt violated and concerned that they moved our parking spot to a visible location, but they had charged us for $40 and when we saw an increase on our rent. I approached Ashley who had helped us and said it would be adjusted, but they would of never mentioned anything if I wouldn't of emailed. We have had many talks with the leasing center and we say to let residences know about the crime happening and it was said that they do not want people to worry. How is that keeping our community safe if we are not informed? Yesterday, I was at the gym and people were talking about burglars jumping into people balconies and going into their apartment. These crimes have gone too far where the Leasing Center is not doing their job. We are beyond thankful to be moving this Saturday to a better location for its worth price. If I knew then, what I know now. I would of NEVER leased an apartment at 3400 Avenue of the Arts.

How very unfortunate to have to resort to leaving these disgraceful reviews. I had wanted to live at 3400 since I was a teenager, always mesmerized by it's external beauty when driving by. Then my dream came true last year when I moved into the 3rd floor of one of their buildings. This dream then turned into a nightmare. I am very tolerant but little by little things just added up. Please do not make the same mistake I made by renting here. Here are the issues: 1. The walls are paper! I literally hear every footstep from the neighbors above. Music, TV, talking , sex.. yep.. you hear it all. 2. The balcony is roomy, and you will want to fill it up with your patio furniture to enjoy. Unfortunately, this furniture will soon be covered in dirt, trash, spilled drinks, and dog feces from the balcony above yours. The balconies flooring are long wood panels with spacing between them allowing for everything from above to seep down. 3. Without much notice they closed one of the main attractions of this place ( a big reason why we fork over so much rent)... the main pool area. It is shut down for 3 months. It is their duty to inform you of what things will not be available to you during your lease term. I work in commercial real estate so I know that these big capital improvement projects are planned way in advance. This just speaks very negative on management and AIMCO. 4. The apartments have a lot of maintenance issues. Maybe it's the age, and maybe it's how cheap AIMCO is in the maintenance. Within a month i had two leaks from the roof!! First I had leaking and mold in my bathroom. They came to repair it, but left it open and patched up with plastic and a mess on my tub. They said they would be back the next day to patch it up. It took days, and kept putting it off. Meanwhile, the patch kept stretching down as it filled up from the leak above. I told them I did not want it like this over New Years since I was hosting a get together. They failed to deliver, and I was stuck with it until after New Years. Fast forward a week after and I wake up at 3am to the noise of water dropping. I go to the living area and there was water pouring out of a light fixture and the water sprinkler. There was damage to my personal items, and my renters insurance refused to help since it was landlords fault. I sent a message to management stating they were at fault and they ignored me. It also destroyed the ceiling paint and it took them almost a month to finally respond to my requests to get it fixed. Then there was a gas leak few weeks after that, so the issues keep coming. 5. Management has no respect for personal space. They intruded into my apartment three times! They will walk into your apartment without notice. I tell them to call me before entering my apartment. And in two occasions i would come home from work and find them inside making a repair. The third time was the last straw: my husband had just had surgery and was home resting. We had a friend over that day and all of a sudden around lunch time they hear someone opening the door and two men come in. My husband and his friend freaks out and ask them what they are doing. The men just looked surprised and said "there is never anyone here at this time" and they could not say what they came in for nor did they have any repair tools on them. Because of mainly reason number 5, we requested that they work with us in allowing us to leave after month 12 of their lease (they make you sign 15 month leases). We no longer feel safe in the apartment. They completely shut me down, and would not even offer to have the manager speak to me in person. They literally just blew me off with a... sorry but not so sorry. Whatever you do, do not sign a lease here. All they care about is money and not the well being of their tenants. AIMCO is running this community to the ground. I have met many other tenants with even worse stories than mine and I think it is time we all stood up for ourselves. Ps: there is horrible cell signal here!! What is this a third world country?!

5 cars got broken into in one day and 3400s did nothing about it. Everyone had to file a claim with their insurance and we as tenants are left to deal with it on our own. Unfortunately for me, I had to pay for my damages out of pocket because thankfully they only shattered my glass and didn't take anything. The reason someone broke into my car, according to the vacuous manager, was because I had clothing in there. The sad part is that the clothes I had in my car were old clothes that I had in my car to give to charity. They basically shattered my glass for nothing because nothing was taken, but that was the "incentive" according to the inane manager. I was able to get photographs of some of the cars that had damage. If you pay close attention, you can also see that there is flooding in the garage due to the rain. The people who park down here pay $55 a month for parking; essentially, they are paying extra to increase their chances of having their car broken into. It's probably better for you to park outside, like I typically do, because then at least the chances of your car getting broken into drop dramatically. Unfortunately for me, I parked in the structure the day this happened due to the heavy rain, so I didn't want to walk from my SAFE parking spot back to my building. Lesson learned. I would have been ok with getting drenched as opposed to walking down to see my car was one of the FIVE that was broken into. I am not going to say the units are not nice because they are, but definitely take into consideration that car break-ins are VERY COMMON here. In fact, the manager takes pride in it. He basically said "they don't just happen in your building, they happen everywhere." Way to gloat.

This community lures you with what appears to be a gorgeous apartment complex. Sure, aesthetically it's a pretty place but once you pull back the curtains you realize what a s***hole this place really is. Management is absolutely useless and enforce policies inconsistently and seemingly on a whim without notice to residents. We have lived here for over a year now and frequently use the pool. No pool policy has ever been conveyed to us and neither has a pool policy ever been enforced. We often see groups of 20-30 people using the cabanas and grills, none of which are residents (we know this because they ask other pool occupants to use their fobs to get inside). Well apparently yesterday while the guy that strolls the pool area (concierge) was busy trying to sleep with the residents (as he ALWAYS does), there was some altercation that led to the police coming (not an unusual occurrence in this complex). Well in light of the community getting in trouble with the police, they decided they had a pool policy limiting the number of guests. When speaking to management, they acknowledge we were never given such a policy but that they would be enforcing it. We very rarely bring guests and if we do it is one or two. In reliance on the lack of policy we were having a going away party before we move to DC next week. This small gathering of less than 15 people is now not going to happen and it's disappointing to both us and our friends that wanted to wish us goodbye. The pool policy is not where it ends. There are countless issues with this complex that would recommend all potential residents avoid future issues. Here are a few: 1) Meth addicts forcing themselves into your apartment certain shes going to be shot by her boyfriend and his roommates flash a gun at her 2) $50 to park your car in a garage that leaks sewage water all over cars 3) Garbage rooms that smell like a dead body has been rotting for decades 4) Security doors that are frequently broken or unlocked 5) Security guards that have been improperly trained to handle even the hint of an issue 6) Drunken disputes in the streets 7) Moving trucks, service trucks, and any number of other trucks parked in the fire lanes blocking free flow of traffic within the complex 8) The front gate is often left open because it is broken 9) Loud parties at the pool lasting until 11pm 10) Rats running all around the complex and cockroaches in the apartments The list could go on. I cannot wait to get the hell out of this place. Save your $2,700 and move somewhere else.

Highly disappointed. I was scheduled for a virtual tour, and got the confirmation text that the room was open. After waiting 10 minutes I sent them a text asking whether they were just running late. They apologized and said someone would be with me shortly. 15 minutes later, still no one. Then I sent another text and they just asked if I wanted to reschedule. If the first contact was this unprofessional, I'm glad I'm not moving to this building.

Buyer beware!! These apartments have all wooden floors with low ceilings. People above you can make as much noise walking/jumping, dragging dining chairs, etc. and management will do everything in their power to avoid confronting the noisy neighbors. Oh, they may have a talk with the neighbors, but only after they ask you to make at least 5 recordings of noise and get two security guard witnesses documented. By the time you get your phone in record mode and follow the noise around with your hand to the ceiling, you've suffered through weeks of noise unabated. Not to mention the feat of trying to get security to come over at the exact moment they are walking or jumping around. It took over a dozen visits. Once the security even confronted them and the neighbor just laughed in his face. Mgmt knows it's impossible, but they put you through it. Then after you follow everything they require (we exceeded every requirement they asked) they may ask them to put down rugs, but they refuse to verify it is enforced. All they need to do is inspect, but they won't. If the noise continues (our got worse bc they got childish and clomped around even more in revenge) and you go back to mngt, mngt starts treating YOU as if YOU are the problem. At $3k a month, you'd expect some service!!!

Terrible Security!! 6 Edgars were doing nitrous loud af outside the main gate for almost 2 hours. Called Security three times and it took them an hour to show up. Next time do yourself a favor and just call the police.

worst place to live in OC! The leasing office staff is a joke for starters they don't answer the phone or reply to emails then blame the tenants and say its our fault. After I broke my lease I called numerous times asking where my deposit was and they gave me a run around. Ashley Dunn accused me of never paying rent which is crazy because I have never missed a payment. The maintenance staff is also a joke they just walk into apartments with out having permission to do and have scared me while doing laundry and while getting dressed in the master bed room. I never allow access for maintenance because i like to be home to make sure things get done. But they ignore that I put I want to be home and just allow themselves in without knocking or calling first then they get confrontational when you get upset over their inappropriate behavior. It took them weeks to fix the AC during the middle of summer and weeks to fix a wine cooler. For the price you pay here you can honestly lease somewhere much more luxurious. Oh and by the way if their gate malfunctions and slashes your tires they say it's your fault and they have a roach infestation even though we are charged for pest control there was a handful of times we found roaches in our apartment that was clean and we never left a mess any where it was so disgusting management and maintenance ignored our complaints about this. I had a stalker so I had to break my lease for safety concerns I even had a police report and restraining order and I showed the leasing office everything and they were the least helpful staff I chose the 60 day notice option and rent responsible until my unit got leased and still haven't been refunded anything when there should be a refund.

Putrid service, unprofessional management. I would avoid this incredibly dysfunctional community like the plague. From the day I had to sign the lease online three times to the late service calls, their rude and unprofessional management staff, lack of professionalism, hidden fees and pathetic customer service. Its by far the most misleading and bizarre place to live in Orange County. Don't even bother to visit and if you do "caveat emptor" aka buyer beware!

MULTIPLE MOTORCYCLES STOLEN. There were multiple motorcycles stolen within months and the manager knows the cameras don't work and did nothing to get them fixed. I spoke to the regional manager and she did nothing either. Security is a joke. Do not live here, especially if you own a motorcycle.

AIMCO has the WORST service I've ever encountered. I've lived at 3400 Avenue of the Arts (in Orange County, CA) for almost 2.5 years now. We are moving out around Xmas time and I couldn't be happier! In addition to rent (over $2K/mo.), I pay about $100/mo. for 2 parking spots and we have never missed a payment (including this month). For context, I have found another car parked in my spot probably 7 or 8 times since I've lived here. Every single time it's happened, I have filed a complaint and asked for the car to be towed. And every single time, 3400 Avenue of the Arts (owned by AIMCO) has said that their policy is not to tow the car illegally parked in another resident's spot until they contact the residence associated with the spot and any other residents who may have invited the person with the car to their apartment so that they can get the individual parked in the spot to personally move the car. I've had to park my car illegally for several hours on multiple occasions while they tried to track down who was illegally parked in my spot. Out of those 7 or 8 times I've had to deal with this, the car parked in my spot has only been towed once. And that was with a direct complaint from the person who paid for the spot. Now here's the kicker. My girlfriend switched cars recently and forgot to notify management about her new license plate. She's sick this weekend so parked in her spot Friday night and did not check the car until today (Sunday). She went down to get her car and it was gone and another car was parked in her spot. 3400 towed the car without any complaint from any residents and without contacting the apartment associated with the spot (me). To make matters worse, their management team doesn't work weekends and the leasing office and security personnel do not even have access to the report and cannot do anything about it until Monday. Same goes for AIMCO Corporate headquarters--no one is there over the weekend to deal with your problems. When my girlfriend told the leasing office here at 3400 that she works in Downtown LA (over an hour-long commute) Monday-Friday, 9-5, and can't go to work without her car, the leasing office essentially said you're shit out of luck. They also asked us to "keep it down" because they "are a business" and had "tours they needed to give" to potential new residents. That is how they treat long-standing residents who have never missed a payment for rent or their parking spots. The fact that no one is available to deal with your problems over the weekend is a huge issue with the way AIMCO does things and they often take advantage of the fact that no one is on site to deal with their residents' problems. I regularly find notices on my apartment around 8 or 9pm on Fridays telling me that management needs to conduct an inspection (or some other reason for needing to enter my apartment) the following Monday or Tuesday. They do this intentionally so the residents cannot say no. They don't care whether the day they want access is a huge inconvenience for you or not. BECAUSE THEY DON'T CARE ABOUT THEIR RESIDENTS THEY ONLY CARE ABOUT MAKING MONEY. For example, Friday night at 8pm I found a notice that said they were giving AT&T access to our apartment all day on Tuesday starting at 8am and that we needed to move certain objects around so that they can do work (we aren't even a customer of AT&T). This is unacceptable to me. As I said, my girlfriend has work in LA that entire day and I also have a law school final on that date. I don't have time to move things around for AT&T (because I'm studying for my finals) and I don't want random people in my apartment when neither me nor my girlfriend is present. And keep in mind, we are moving out like 10 days after they want access to the apartment. They could literally wait 10 days and then give unlimited access to AT&T until after we move out. But guess what? I can't speak to anyone at AIMCO or 3400 Avenue of the Arts about this until Monday (the day before they want access to the apartment). Believe me, I've tried. I left a voicemail for the property manager who works at AIMCO's headquarters as soon as I found the letter. No call back. I left a voicemail for the 3400 Avenue of the Arts Leasing Office AND Resident Services. No call back. So to recap, between Friday and Sunday of this week, not only did neither 3400 Avenue of the Arts nor AIMCO call me before they towed my own car parked in my own space (without a complaint and contrary to their own longstanding policy), but they also ignored my phone calls and voicemail about a different issue. I will never rent an apartment from AIMCO ever again and I strongly recommend that you stay away from this terrible corporation and their various properties.

Less than spectacular . I forgot to add that for 4 months I was being billed twice on my utilities . Not only was I paying the utility companies both gas and electric . I was also being charged by management for 4 months as well . I had to wait for corporate to confirm this with my statements I provided . This was a hassle as that money was needed for bills that had to be paid late due to this fiasco. On top of this , for some reason which I still can not explain and neither could the gas company , I had a gas bill of over 500 dollars that was a mystery as to what had caused this gigantic increase to my service. It's unfortunate that these problems have occurred for me as this was somewhere that I had always wanted to reside but can assure you I will not pursue a renewal of a new lease . Below I have also provided pictures of my car that was vandalized 3 days in a row without any help in prevention by management. . After the first night of my car being keyed , I moved my vehicle in front of the leasing office thinking and hoping there were possibly cameras or less risk of something happening again to my car . There were no cameras and my side panel window was smashed in as seen by the photos

An outline of who I was as a renter: I respected by neighbors - given the tight small non-sound proof living quarters, - pre-paid my rent, and generally kept to myself. PLEASE BE WARNED, at first glance, this community looks appealing, but overtime it WILL transform into a living nightmare. I lived in a total of three different apartments over the span of 5 years, each with countless issues. Management single handedly tainted my experience because of its unethical and illegal leasing practices that are still engaged in to this day, which are being spearheaded by the manager themself. Studio: - Cracks in the foundation that would leak when it rained. Managements resolution: put a temporary sealant that did not work. Numerous calls/emails went unanswered to permanently fix this, which was never done. 1st One Bedroom: - Charged an absurd fee to transfer leases; - Required a guarantor despite the fact that I had two years of creditworthiness at the community and the guarantor being lifted from the studio; - The Manager wanted to deny lease because newly required guarantor could not produce 2018 tax returns in January 2019 - truly shows the level of competence if management does not realize that in January 2019 NO ONE can file tax returns, as the IRS has not released the 2018 Form 1040 yet. After a heated argument (no customer service) I was able to prove that it was impossible to produce the requested returns; - One bedroom had a stove/oven that did not work for over a month. After numerous service requests and emails, I finally received a replacement. Legally, the apartment was unhabitable; - Received threatening visit from security to move my car or I would be towed at my own expense. Management re-leased my parking spot to another resident, after I had pre-paid for it. Management blamed me for the incident and showed no ownership for a simple mistake. After negotiating with the new tenant, I received my spot back. (parking is VERY scarce). - Leasing actively discriminates against federally approved and licensed emotional support and service animals and charges an additional security deposit and $100 more in rent per month. 2nd One Bedroom: - There was, a now old policy at 3400, which required visitors to go to the security booth and state their name, the resident they were visiting, the apartment number, and security would issue the visitor a pass. It was a long-standing practice that residents could go down in advance and give the security officer the information to make their jobs easier and more convenient for visitors. Security and the management office encouraged residents to call in advance. On one occasion I did just that. I was greeted by a security officer who informed me that he would not issue a guest a pass in advance. I inquired if the policy had changed so I would know for future visitors, but he refused to acknowledge me. Shortly thereafter when my visitor arrived, she informed me that the security officer said, "oh you are visiting that arrogant a******." I lodged a complaint with management about the incident, since security should not be calling residents paying their salary the names that I was called, not to mention that they were/are the face of the community. - In response, Management posted a handwritten note on my door stating that I was in violation of my lease, and that if I did not comply that they would initiate eviction proceedings. They cited me for having lights on my balcony, which according to them, was a violation of the lease. After reviewing the lease myself and with my attorney, we could not find a section that stated lights on a balcony was a lease violation. Nevertheless, I complied with this threatening/illegal notice. After some time, I noticed that residents had lights on their balconies. This was interesting that I received an "eviction notice" right after I lodged a complaint about the staff, yet others had "lease violations" on their balconies with no consequences. - In response to the lack of language in the lease, I started documenting lease violations and forwarding the same to the management and corporate offices. Months went by while (management ratifying 'purported lease violations'), yet I received a threatening notice. After numerous pictures and a plethora documentation, 3400 finally decided to formally revise the lease agreement of the community to specifically prohibit balcony lights, proving that the eviction notice I received was void, illegal, and a retaliatory eviction (illegal conduct). RENTERS PLEASE BEWARE: The face of this community may look great, but they engage in unethical, and illegal leasing practices. They will abuse any opportunity they have to screw you over. Go look at the enclave, 580 Anton, or the new apartment complex being built across the street from the Marriot.

I recently did a tour of the property and although it was okay at best, the customer service I was received was extremely poor. I arrived to my appointment on time and I swear the person I was supposed to meet with rolled her eyes at her colleague when I walked in. I really wanted to walk out. It was quite an awkward experience. In addition, she rushed the tour, did not make any attempt to make us feel welcome and was reluctant to show me the amenities, including their amazing gym. I get my appointment was at 5:30 but if the staff is not up to showing potential tenants in a warm, professional and welcoming manner, the why bother offering that time slot. And maybe she had a bad day but if that's the case I would have been happy to reschedule. It's common courtesy. If you are looking to tour this property, I recommend that you ask for someone else other than Neta.

This place is disgusting. The trash shoot is always filled and because my bedroom is attached to that wall my bedroom reeks like garbage and it comes through the crevices of the walls attached to my restroom and master bedroom. the carpets in the hallways are filthy with dog feces, dog fluids and vomit. They never deep clean the living spaces attached to our Apartments. The customer service from the manager Matt is rude, careless and yells at everyone that brings up an issue. He totally carries a chip on his shoulder and is always ready to defend himself instead of finding a solution to better the community and living standards. Do not waste your money here.

Another update from from 3400 Avenue of the Farts .... When you leave negative reviews of this place on Yelp, the "Community Manager" Matthew, will choose to end your lease agreement (Oh darn) instead of make the necessary changes to address ongoing problems in the Community. I guess if you can't take criticism, and be professional, it's best to hide from your problems and hide behind quitletly posted letters on residents' doors. You could have knocked like a man Matthew. We were home. :) Do not move into this place. It's going downhill faster than Baltimore right now.

Be carful if you moving in to this complex. You can lost money, personal staff, health, and time. You car will be broken and management doesn't care about safety. Personal staff can be stolen from locker room, and management don't care about it also. Mold inside apartments, nose from everywhere. You can hear what your neighbors do. Homeless people have laundry in the pool. My neighbors moved out on second day after they moved And you will never see your deposit back. Be away from 3400...

This is place has the WORST management I've dealt with in any setting. Since the minute we moved in, the manager Matt seemed to have it out for us, even though we never officially met him. First they tried denying our 2 pets emotional support paperwork and charged us the pet deposit AND monthly fee for both pets. It wasn't until about 2 months later and a lot of persistence on my part and bad Yelp reviews, that they returned our deposit and monthly fees, ultimately accepting that my pets emotional support stuff was legit from the beginning. He caused so much emotional and financial stress for me and my bf. During this whole ordeal Matt never once gave us the respect of talking to us directly, he was always acting snobby and too busy even if we were standing right in front of him. He only ever spoke to my bf to ask him if he can tell me to take my Yelp post down. When we moved in they promised new cell phone antennas to be installed on the property, that was a lie! There is absolutely no cell service in that whole place, very embarrassing when we had company over, no ones phones worked unless we gave them our wifi. There were more than 10 car break ins, including 2 in our truck in the parking garages, when we reported it to them they told us that we needed to call our renters insurance because it was not their responsibility... umm.... ok... thanks for making us feel safer!!! Pftt. On one occasion the parking structure gate wasnt working and it came down on the bed of our truck scratching and damaging it, also said they were not responsible for that and we should call our renters insurance. We were also warned by more than one maintenance personnel about HOMELESS people. They apparently sleep in the stairways, and even caught some having sex there! They caught some homeless sleeping in vacant apartments as well.. They also tell you the complex is "RENOVATED".... YEA IN 2008!! How can you call that renovated? The heater/ac system sounds just as loud as an old generator which drove me crazy. This place is not renovated! Our lease ended on March 4th, which is the day we turned in our keys, we had zero intention on renewing our lease with a property whose management is so rude and difficult/impossible to work with. We eventually got a call from Ashley at the office telling us there will be a fee to pay because we didnt notify them that we were leaving 60 days before. So we called the Corp. Office to get more info where they told us Matt had placed a "BLOCK" on our account so we wouldn't be able to renew even if we wanted to, later after that call Matt took the block off. Then suddenly we find out he took the block off in order to charge us the fee for not notifying 60 days ahead. THE FEE IS 3K!! minus our deposit. How can you charge us that fee when technically we werent allowed to renew in the first place???? This is complete misuse of power within the company. It feels like Matt is personally trying to come after us. For what? We never had a complaint or warning and always paid rent on time... very confused. Does Matt do this to everyone? And if he does who is allowing him to continue working there?

These assholes are thieves. I have to take them to court in order to get my security deposit back of $616. After confronting them on not receiving it they claim to loose it in the mail and then make you jump through all these hoops signing an affidavit and getting it notarized. After you do that and send it in they always claim to have not received it. They won't return your calls or emails when it comes to them owing YOU money but gladly jump on you when you owe. Looks like we have to let the state of California decide this one!

I lived in building J. We had our mailbox broken into and my mother's employment check was stolen (It was over $1,700). The walls are paper thin. We had very loud neighbors living above us who, instead of quieting down like we had politely asked them to, decided to stampede all over the floors, play aggressively loud music, and have aggressively loud sex 24/7 in spite. We reported their behavior to management, but nothing changed. When we confronted our neighbors about the noise again, they filed a harassment complaint against us, and the management actually sent us a notice. We had another neighbor who we couldn't distinguish who partied all night and slept all day. He'd play video games and talk quite loudly until 6 in the morning. I only know it was a he because he was that loud. We complained, but again nothing changed. People were smoking in the apartments even though the apartment complex is supposed to be "smoking free". I could smell it from my apartment room, and it was suffocating. We reported it to management, but nothing was done. Not even a notice was sent out. I know a few people in the apartment who had their cars broken into and their mail room packages stolen. It was a nice complex for the first year and a half that we lived there, but somewhere around mid-2019, everything changed: there were suddenly more break ins, burglaries, rule breakers, and rowdy neighbors. The apartment is definitely not worth the price.

Look at the rest of the reviews here for a critical view of this place. The staff here has been unhelpful in resolving any issues. 1) Parking is not included. Verify where your parking spots will be before signing the lease. I have to walk very far every day to the parking spot I pay for. 2) People will park in the spot you pay for. Management is very slow to respond to this. 3) Crime is very high in this area. Take a look at the Costa Mesa's police department page for the high activity of reports at this address. Packages were stolen from my front door. Management was not concerned. 4) Bugs. Not fun. 5) Noise. If your by the street you'll be awakened to the sound of cars revving throughout the night. Look for donut marks on the adjacent streets. You'll also be able to hear every footstep of your neighbor above you. 6) Trash is an issue. No dumpsters. If it doesn't fit in the trash shoot your out of luck. Lastly management will be unhelpful if any issues do arise.

Moved in two months ago in August and it is the worst apartment complex I have lived in. I was super excited to live here based on the beautiful website images but unfortunately, the negatives outweigh the positives​ so far. Yes, the amenities​ are nice (gym, pools, dog park, etc.) but the leasing office staff is horrible and appliances inside our apartment have already stopped working. Two weeks after moving in our Air Conditioning stopped working. Our dishwasher overflows and collects water everytime we use it even though maintenance​ has tried fixing it. They then told us that it is our fault and we should be cutting the dish soap pods in half. We tried that and it still overflowed. Tried cutting them smaller... same result. Now on to our microwave. Upon moving in the only buttons that work on our microwave are the "add 30 seconds" button and the "start" button. We notified maintenance almost a month ago and are still waiting on a new microwave or for someone to fix the issue. Other negatives: 1) A LOT of additional monthly fees that are hidden from you 2) never have i ever been required to pay MONTHLY for parking at my place of residence 3) in our leasing agreement my roommate and I both specified that we wanted outside parking as it is way cheaper and more convenient for my Truck rather than having to park inside the small parking garage. The day we moved in we were told there was only indoor parking for us (which is $50 a month per resident) but that those spots weren't available for a month (September 18th). So we had to park in visitor parking for the first month of living here. We are also still parking in the covered spots and paying a price we did not want but have no choice as there are no outside spots for us. it would have been nice for the leasing office to let us know this when we signed out leasing agreement rather than misleading us and making us pay more money. 4) We have had extra charges on our account since moving in for not giving our electricity and gas accounts to the leasing office the day we singed our lease (BEFORE we even moved in). 3 weeks ago we were told the charges would be removed as we provided proof of payment for gas and electric but the charges are still there even though I have emailed 3 times asking why they are there... no response. 5) no one ever answers the leasing office phone.. one time we called and someone answered, said nothing, and hung up. 6) There was a COCKROACH in my room and they are all over outside in the parking lot and sidewalks. 7) Walls and floors are very thin so be prepared to hear EVERYTHING your next door and upstairs neighbors are doing... even if it's at 5am and you're trying to sleep. 8) Oh and if you want to have things shipped to you.. each resident has to pay a one time $50 fee in order to receive packages???? UPDATE 11/5: extra charges have still not been removed from our account. Also, last weekend my parents came down to visit and they brought our family dog. The day after they got back home they noticed she was sneezing, nose and eyes were running and red, and she was very itchy around her eyes. They took her to the vet and he put her on antibiotics and said she had gotten sick from being on the turf at the dog park and designated areas for dogs to relieve themselves at my apartment. Because turf does not filter properly like real grass does, there is a lot of built up bacteria that can make dogs sick. This makes sense considering residents always leave their pet's poop on the turf for someone else to pick up and it smells horrible all of the time. For people paying $50 a month to keep a pet here, I'd be very upset that the turf areas aren't better maintained to keep their pets from getting sick. I'd move out already if I could but I signed a year lease.

DO NOT MOVE HERE. I am writing this review with immense disappointment regarding the recent changes made by the property management company. The decision to eliminate all visitor parking spaces without notifying tenants is not only infuriating but also a blatant disregard for our rights as paying residents. The new arrangement of 8 inaccessible parking spots at the farthest end of the complex is completely unacceptable. As tenants, we invest a significant amount in rent and an additional $60 per month for parking, expecting a reasonable level of service and communication. Unfortunately, the lack of transparency and communication from the management is beyond frustrating. The sudden removal of visitor parking without any warning is a prime example of their negligence towards the well-being of their tenants. Adding insult to injury, the recent policy change regarding water filters is another disappointment. The fact that tenants are now required to purchase their own water filters, when it was once a complimentary service, is a clear indication of the management's disregard for the convenience and satisfaction of those residing on the property. I use to LOVE living here and now I will not be renewing my lease because they simply do not care about their tenants.

Terrible. Nothing works. Moved in dishwasher, dryer, washing machine, both showers and stove didn't work. Plumbing frequently backs up and overflows into your unit. Stay away. Oh yeah my car was broken it, window smashed in their garage. Also had my vehicle and my guest vehicle towed.

Please please read everything if you're really considering this place. Listen to the reviews left here on yelp. The reviews on the official 3400 site are nothing but great.. haha HOW I FOUND 3400: I came across this place driving by and was wowed by the water fountains, exterior of the building where i could have a nice walk. Felt like a peaceful neighborhood. I checked out their website and booked a tour on the same day. I was wowed again for them having rock climbing, theatre, gym. Mind you none of this is open because of covid. They also have a pond/lake where you can take a walk, 2 separated Bon fire pits, a picnic area and their huge dog park which was really what convinced me. I moved in August 31st 2020. PHYSICAL TOUR: When i took the physical tour, it was great. Everything seemed to be cleaned and maintained. Saw a lot of greenery which i loved. The staff seemed very friendly. You would really think nothing is absolutely wrong with this place. Like why would you listen to the bad reviews. This place does make you feel like you're at some kind of resort. -- With the outside maintenance i would honestly give it a 5 star. ELEVATOR/ STAIRS: When you go on the tour, i suggest that you request to go up through the elevator and down the stairs because you WILL be using the stairs which for some reason just give you a bad vibe. At least on building E.They have 2 elevators but there is always one that is not working and the other is being used by others. PARKING ENFORCEMENT/SAFETY; OH MY GOD i have had the worst luck with this. I was given an outside the complex, uncovered $40 parking far from building E (my apartment building). no big deal right? Let me tell you IT IS A BIG DEAL! It's a big deal when you come home from work after a long day just to find different cars parked on your spot. if not every day , EVERY OTHER DAY. You are paying for the parking but you are not guaranteed to be parked at your own spot. You have to race someone else to your parking. IT IS ABSURD. You can find visitor spots scattered around inside the buildings and some in between resident parkings which is so weird and to me it is not the safest because really anything can happen. Damage to the car and you wont have any possible idea of who it could've been. I say that because they LACK SECURITY/CAMERAS. one of the times that my own parking was taken, I had to park at a visitor spot and MY CAR WAS BROKEN INTO. Just 2 months from when i had moved in. I contacted the leasing office and they told me to file a police report so that they can access cameras. WTF thats when i found out they don't have cameras which is why there are way too many break ins. But they don't tell you that of course. So i filed the report and that was the end of it. Absolutely nothing was done from 3400 regarding the break in. All they tell you is that they have enforced parking regulations and whatnot. ITS A LIE. i met other people and were told the same thing months before me. I think they have literally a couple security patrols to run through all sides of 3400. I have seen them at night and no they are not walking. They're on a patrol cart and they are not looking into any gaps in between any cars for suspicious activity. They are going in and out. I have noticed that plenty of times. I have another parking that was given to me because i have 2 cars. This one was underground garage parking. it was free until the end of the year. NOT MY LEASING YEAR. They said that by January 1st 2021 i should have another. YOU have to contact the leasing office for that. They will not contact you. They will just charge you the $60 that every garage cost. i contacted them 2 or 3 days before January but by that time, the charge was already on my rent statement which i was fine because i admit i was late. Right away I asked for an uncovered $40 parking to start February & to avoid another $60 charge. They freaking sent me outside of the complex again where i had the many issues and way further than the first parking which by the way i did switch. After going back and forth with them, they said I can have this # parking. i said ok thinking it was an uncovered $40 parking like i had requested. Feb came and i sent the leasing office a picture of a car that was parked on the #given. Turns out they gave me another $60 parking garage #. so now i'm stuck with that one for this month too. currently working on getting another parking. I recommend not getting a garage parking because other people park on your spot anyway and there are way more brake ins because no one can see. Your car is safer out where others can see. PAYING RENT- Best to send a check to the address they provide with an additional $10 processing fee. They charge a $78 processing fee for ANY card payment EVERY MONTH,EVERY TRANSACTION. I have tried debit & credit but there is no difference even though they say there is. But they wont tell you about that fee. Reply for any Questions

I'm supposed to be moving here but my experience with the leasing agents has been extremely upsetting. We put the hold on the apartment two months ago, and now we move in 5 days and can't get anyone to call or email us back. Our first agent apparently left a month ago and we never received an update. Now we are with a new agent who is never there. We have called and left voice messages and sent numerous emails. It sounds like people have a hit or miss experience here. Just know that the staff are unorganized and don't seem to really care. I'm hoping I can update this to a better review, but I don't even know if I'll get to live there or not at this rate. Update: I did move into this complex on 7/23 but are continuing to have multiple issues with the management. They said we could bring our dog and then told us we had to remove the dog from the property after we signed the lease. The list of issues goes on and on. We have had to file a federal complaint against them to sum it up. I have found all management to be very unprofessional. Other than that it's a wonderful community! Another Update: (10/2) It is now October and we are still having major issues. I want to confirm that they verbally told us that even though our dog was initially denied he could still live at 3400. Please disregard the response to this review. In August we sent a new letter because Ave requested it be signed be a different physician and they confirmed acceptence of the letter. They didn't respond to us until today, months later, saying we needed to remove our dog within 3 days or return our keys, etc. and leave. They attached an old denial letter and ignored the fact that we had sent them updated documents months ago and are just now replying with a notice of removal. No other contact. Management here is extremely unprofessional and lacks communication. We placed this apartment on hold at the end of May 2019, moved in at the end of July 2018, and it is currently the beginning of October. Within that time we have had almost no positive experiences. Diana is the only staff that has been friendly to us. I also want anyone reading this to know that there is a valid need for an ESA animal and the physician is seen regularly and in person. The complex is continuing to say that the letter was obtained online and that's it. Although we sent updated documents they have ignored it. They actually haven't been in contact with us for months until they provided us with the notice to remove our dog. I highly recommend looking at the apartments off Anton or the Enclave instead. We have friends at both complexes and you would have a much smoother experience. Avenue of the Arts may not follow the law or the terms of your lease. Management will not respond to our emails and only wants to speak in person. We have already had issues of them telling us something verbally and denying it later. Update: (11/2) We removed our dog within the three days last month after receiving the notice. On 10/10 Ashley inspected the house and told the office that we still had our dog living with us and since then we have been Pending Eviction. No one told us. We are unable to pay rent for the month of November because of the Pending Eviction. Our washer has also been broken for a week now and they said it would be replaced in 2-3 days.

I live in a J building for almost 2 years, and in the last months we start to have problem in our garage. They steal things from your car and the complex just say "we can not do nothing, please call the police. We pay 55 for a spot and they should be responsable for all the things that happen inside the complex. I just waiting for the end of my contract to move out.

Amenities are fantastic, but the walls are eggshell made... cannot sleep frequently because of my neighbor upstairs that stays awake until 4 or 5 am... I cannot wait to move from here... :(( If you decide to live here make sure to be in the penthouse...

The reason I am giving 1 star only is because of safety. Everything is right what everybody wrote below except the safety part, nobody write about the safety which in my opinion is the most important thing in the World. I live here for 14 years and my car was broken into twice, windows were smashed, things were stolen, I also have Harley-Davidson and twice parts were stolen from my bike in front of camera. The single girl moved next to me and 2 months later her car was broken into with smashed windows. I called Police several time and they said that 3400 Apartments has a serious safety issue with high crime ratio. The management is totally not prepared how to deal with this issue, for 1 year I want to show them how anybody can get in without electronic key and none of them is interested to see this. In 14 years I have witness so much crime and so many cars broken into that I don't even want to give you the number because it was too much. I know 1 thing this is my last year of leaving here it is nice place but I don't feel safe anymore and this I know for sure will continue. Have lived here for just over a year now. Solar we have had a bicycle stolen out of the garage and packages stole right from our door step. Management is a joke. This happen under cameras and operations manager Ashley will even refuse to review or respond back to the police once a police report has been filed. We will be moving out and do not recommend anyone to move here. All other reviews are spot on management is a joke and very over priced with what you actually get.

Take a stroll down avenue of the arts if you want to get SCAMMED out of all your money. And also have your car broken into multiple times and not doing a single thing about it. 0 investment into their people. This establishment is awful and I am forever upset for what they've done to all of my loved ones - how could they be okay with living like this knowing they are ruining lives??? They don't take care of their tenants, they will ring you for all the money you've got. It's all a facade. Don't put a deposit down - they will not give you money back. Nasty business, you should be ashamed.

I honestly don't think this facility deserves even one star. I moved in in December of 2015. They are truly TARGET pretending to be Nordstrom. The complex was supposed to be smoke free facility but it is not by any standards. Everyone smokes and even Marijuana. And it comes through your ventilation system. My teenage son was smoking Marijuana without consent. This is a huge breach of their contract.And if you complain,not only the management is inadequate to handle it but also you become a target of the perpetrator. There are wild parties every weekend till 4 Am and they use all kinds of profanities , yelling screaming till the party dies on its own momentum.Again if you complain you become a target by your tenants. They spill coffee at your door the next morning or leave a cigarette butt at your door step. The management is completely incapable to take care of these issues. We finally had to move out to save ourselves. And once they find out you are moving out, you become a target by the management as well. They try the fine you with all kinds of charges, nickle and dime you to death till you finally break free. You just will pay anything to get out to never have to deal with them again. I moved to Los Olivos in June of last year. The service and the amenities are without a doubt the best in Orange County. The apartments are supper clean, The grounds are well maintained and the staff are exceptionally helpful and pleasant. And to top it off,the Los Olivos are 1/3 less expensive. Please anyone out there ,do your due diligence, and look everywhere before falling in to 3400 Avenue of The Arts trap. Once you sign the dotted line you can hardly get out of it. My moving out cost me over $7,000.worth of penalty and fees. I should have brought charges against them and my attorney even said I should. But I am a peaceful kind of a guy and chose NOT to have the aggravation. I chose a peaceful exit strategy. It was NOT by any means a sign of weakness. It was to preserve my sanity. Lived here for over three years and had enough of this crappy place due to problems in the last year and half. I canceled my lease and paid big bucks to leave. Why i am leaving: 1. Unclean and filthy living environment. Pet feces and urine everywhere. ( i will try an post 30+ picture if it lets me) trash left everywhere. Carpet stains everywhere in common areas. 2. Weekly car break ins 3. Illegal pregnancy ring run here. It is common to see pregnant Chinese speaking women walking in groups. Property next door was busted by homeland security. Look up in oc register for more info. 4. Pets roam free with large dogs. 5. Much more.... Dont live here!!!! I can provide documentation and pictures for all above mentioned.

Just when I decided to give 3400 another chance and sign a lease for another year, they disappoint me AGAIN. Showing how much they don't care about their residents and have zero customer service skills. I have been living at 3400 for a year now, they first took away all visitors parking spots that were accessible outside the complex halfway thru the lease and decided to sell them. At this point my visitors have to call me, I come down and open the gate, then I walk them to my unit because you need a fob to get into the actual building. NOW they have decided to implement a rule I was not aware of without a single warning costing my visitor $340. 3400 wants me to call the front gate to notify every time I have a visitor coming, then my visitor will have to drive thru the complex and exit the complex to get to my corresponding garage, visitor then has to call me so I can come down with my clicker to open the gate to the garage, then I have to wait to escort my visitor into the building with my fob. Keep in mind all cellphone carriers get zero reception in my unit. Luckily I have wifi calling and will be able to receive calls if I have visitors. As expected when I called the property staff was rude, defensive and unprofessional.

I currently live here with my wife but I would not recommend these apartments to anybody! The walls and ceilings are paper thin and we are still waiting for the maintenance department to install broken blinds from the last renters. The place is a patch job to say the least. They put a lot of money into their dog park and landscape but go cheap when it comes to major repairs and remodeling the buildings. The floor shakes when the neighbors simply shut their doors. The property looks decent from the outside but once you have settled in you'll know what I'm complaining about. The Leasing manager Matt has also been very rude to my wife and belittled her over a phone conversation. He is a liar and someone you certainly should not trust. Nobody on the staff seems to be on the same page and frankly if we weren't about to have a child I'd pack up and move out. There are plenty of other options in the area! Don't be fooled, LOOK ELSEWHERE!

I've called the front gate to complain about our neighbors. The walls are thin that it sounds like they're professional furniture movers. Our neighbors threw a bucket of fowl smelling soil over the balcony all over our patio. Security did what they could and management was supposed to follow up with me. 10 days go by and no call or email. I walk in to the leasing office and standing at the front desk while two employees are gossiping in sight and tell me to wait someone will be with him in a minute. Ten minutes go by and I'm still waiting these two gossip. Finally when I'm helped by one of the two all she said was the person I needed to talk to wasn't there and she'd leave a note. I emailed Stephanie, the girl in change of following up and she has not replied after two weeks. Good luck calling in to the leasing office because they never answer the phone or call back when you leave a message. For the price we pay for rent it shouldn't be such a hassle to get things resolved or followed up on by the very least. New tenants beware. The community is nice until you move in. Once your in management doesn't care about you unless your rents late

Putrid service, unprofessional management. I would avoid this incredibly dysfunctional community like the plague. From the day I had to sign the lease online three times to the late service calls, their rude and unprofessional management staff, lack of professionalism, hidden fees and pathetic customer service. Its by far the most misleading and bizarre place to live in Orange County. Don't even bother to visit and if you do "caveat emptor" aka buyer beware!

Do not live here if you value peace, quiet, and your sanity. I lived here for almost 2 years and it was beyond awful. I finally got my deposit back today and am glad to never have to think about this miserable complex and the awful, incompetent people who run it ever again. Management is beyond unhelpful and is skilled at avoiding you OR giving evasive answers if you can get a hold of them. Constant emails are sent to remind everyone about community rules that are never enforced by anyone. An example sent to building E: "Please be advised that we have knowledge of a pet owner in your building allowing their pet to relieve themselves in the common area hallways, stairwells, and elevators of your building. This behavior is unacceptable, and I'm sure you can understand how frustrating this can be for your neighbors...We also encourage anyone witnessing these acts to capture the incident if possible and report it to our Leasing Center or Courtesy Patrol right away." Every email asks you to report to management immediately if you see any violations, but good luck getting a hold of anyone. On top of paying exorbitant rent, you're also expected to provide security for the community! If they really wanted to figure it out, they would install more than three security cameras in every building, but that would require caring. I was verbally assaulted by a person who kept smoking in our hallway when I asked him for the umpteenth time to stop. I knew exactly where the person lived, identified them to management, and received no response. I had previously contacted them and they advised they would address it, which clearly did not happen. This was after our central smoke alarm kept getting activated regularly, to the point where no one bothered evacuating the building anymore. Another time there was a homeless person living in their car, which they'd somehow gotten into our parking structure. Hours later I got a hold of someone at the leasing office to tell them the person was slumped over in their car in a visitor space and they LAUGHED and said they would send someone to look into it. One of my last interactions with someone at this company was the manager (Matthew Comicz) for the complex. We asked for his help for a billing issue I hadn't been able to get resolved for months. We'd been double charged for parking when they switched over to a new resident portal. Every month I would call the central number for the management company and they would remove the charge, only to have it reappear the next month. We explained the situation in great detail, including that we'd already reached out to the company directly and couldn't find a permanent resolution. His response: "Everything looks accurate on my end. You can certainly give our Rent partners a call at ext. 3 tomorrow for further explanation." I responded that we'd already done that and received zero response. Management here is a joke. Shoddy construction and maintenance is also a major issue. We lived for MONTHS in a unit that would intermittently smell like sewage. The smell would fill our whole 2 bedroom apartment and even reach the hallway outside our front door. I called emergency maintenance for it once and no one was ever sent to assist. Maintenance sent various "specialists" to tear apart our bathroom to try to find the source, gaslighting me the entire time and telling me there was NO WAY the smell could be coming from the toilet when I asked them to repair the wax seal. After 2 months they finally sent someone to repair the wax seal like I'd been asking for months and, SURPRISE, it instantly fixed the issue. When I complained about how long finding a resolution took the manager sent a bottle of wine and a note, which was a nice gesture. A better gesture would have been resolving the issue immediately when a resident told them their apartment smelled like LITERAL SHIT. Months later the issue reappeared and they sent the same guy to repair the wax seal. He said the previous person hadn't done it correctly. I didn't have the heart to tell him he was the one who did the original work. The maintenance people are nice enough, but they seem way in over their heads. The last issue is the neighbors. It's always up in the air whether you'll be able to go to sleep at night because your neighbors might decide to throw a frat party and "security" (which I've never actually seen - read all the reviews about people's cars getting broken into) will take their time to address it. The walls and floors are paper thin and you will hear everything. We lived on the fourth floor (or as they call it "penthouse," which is a joke) and could hear our downstairs neighbor's every move. I recommend living literally anywhere else. I'm sure management will respond to this review and say all issues had been resolved on their end, just like they do with all the other negative reviews. Just note that regular emails are sent out enticing residents with gift cards for reviews.

Do not lease an apartment from this locations. Very bad management and service . Plumbing and electrical are very bad and we always had problems. Now is 1 am and the bathroom sinks do not drain and sewer water is over floating and coming out of the sink . We put a service request this morning and left . When we came back water was all over our floors, rugs and furniture and smelled. Very dirty, very stinky and uncentary . We had so much problems with this apartment.

And we are back to one star. Avoid at all costs. Most faceless, evil company I have ever had the displeasure of being in contact with. Beware, this company makes it standard policy to try and illegally capture as much as your security deposit as possible. They also tack on what they consider standard fees and fines and try to evict you if you don't pay. This happens to almost EVERYONE, not just a few, it's standard practice. I imagine a lawsuit will be in their future. DO NOT LIVE HERE!

I know what you might be thinking one star but the place looks great.... And it sure does. That's all this dump has going for it, it's looks. If you enjoy hearing everything your neighbors do and I mean everything from conversations to bathroom routines then move in. If you enjoy the smell of trash when go thru the hallways by all means move here. The "updated" apts are disguised with fresh paint and puddy, which fades way after about month living here. The apts look nothing like the show rooms. Read deep into the past reviews before moveing here.

This place only looks nice from the outside. The truth is that it's a disgusting place to live. There is dog feces everywhere because nobody picks up after their dog. I have a 4yr old that is constantly stepping in poop when we go out on evenings walks around the complex. THEY CHARGE FOR PARKING!! I did not believe it when they said that parking was not included, not only is it not included but the prices keeps getting jacked up every so often. They removed all visitors spots and replaced them with paying spaces now. The refrigerator water filter they make THE TENANTS PAY..ridiculous if you ask me. The G floor is a complete mess and full of beer cans that nobody cleans and yet they upgraded my parking to "premier" there is nothing premier about that G level. The homeless keep hanging out under my balcony and as much as I complain they do NOTHING about it, my car was broken into and when I reported it to them they said they couldn't do anything not even show me the cameras to try and figure out who did it. There is tons of break ins reported to peoples cars here..PLEASE DO NOT GET SOLD ON THE SUPERFICIAL LOOK OF THIS PLACE.

Less than spectacular . I forgot to add that for 4 months I was being billed twice on my utilities . Not only was I paying the utility companies both gas and electric . I was also being charged by management for 4 months as well . I had to wait for corporate to confirm this with my statements I provided . This was a hassle as that money was needed for bills that had to be paid late due to this fiasco. On top of this , for some reason which I still can not explain and neither could the gas company , I had a gas bill of over 500 dollars that was a mystery as to what had caused this gigantic increase to my service. It's unfortunate that these problems have occurred for me as this was somewhere that I had always wanted to reside but can assure you I will not pursue a renewal of a new lease . Below I have also provided pictures of my car that was vandalized 3 days in a row without any help in prevention by management. . After the first night of my car being keyed , I moved my vehicle in front of the leasing office thinking and hoping there were possibly cameras or less risk of something happening again to my car . There were no cameras and my side panel window was smashed in as seen by the photos
