Don't let the photos fool you. It's all a facade. It has 1.5 stars for a reason, don't do it to yourself. If you are looking for a quiet comfortable place to live in Edgewater, choose a different property. Here's a -short- list of my experience in 2 years here: - The building has a massive roach problem. Look at all the other recent reviews here. Once you sign, you are now sharing an apartment with a roach community. - The entire front of the building has a strong odor of dog poop. - There is constant smell of backed up garbage in the trash chutes. - If you're unlucky and get loud neighbors, you can hear them talking and hear their dogs pacing back and forth all night with the paper thin walls. - Your balcony, if you are unlucky enough to face Aria, will be forever filthy and unusable, coated with a film of dust/dirt from the loud fans located on the ground level. - There is mold and mildew in the units growing in the closets. They will not do anything about it and it poses a health risk. - They have plumbing issues and when a pipe bursts and floods your apartment, they will use an industrial area fan to blow into your unit from the hallway for days on end. - Staff constantly comes into your unit unannounced with no explanation and don't even have the decency to turn the lights off before they leave. - You will pay for the lights and water for the building at rates that increase whenever they see fit, in addition to your own FPL and water. These fees will cost more than your own monthly bills. I lived in a 1-bedroom apartment and paid $30 in FPL, but $50+ in "community electric" fees each month. Same with community water. And community tax. And convenience fees. And parking taxes. And other fees you can't dispute. Patrick will not explain why, but he will promise "it's another company that charges that -- I will look into it" and hopes you forget to follow up. Stay on him like a hound for any resolution, but expect him to give you the runaround. You will either pay them or you will pay them with a late fee attached because he will not respond. Contact me via PM and I can show you the invoices. - You will pay move-out fees of $500+ which is not outlined in the lease. - Patrick will purposely avoid you if he sees you in person because he is a childish and inept manager that is incapable of resolving tenant issues. - The lobby is renovated, but the remainder of the building is not. There is disgusting stained carpet on all tenant floors except pool level. Don't take my word for it -- ask for a tour and see for yourself. - After a few weeks when you realize you made a mistake moving in, you will be charged 4 months rent if you attempt to move out early, plus all community fees for months you didn't even live there. - You will wait 10-15 mins for the elevators daily because they are constantly out of service. - There is always piss in the elevators. - That said, there are homeless people that sleep around the front door. - The "automated" parking system works 2 days out of the week, but on the remaining days you will probably be late for work while you wait 15 mins for the cars in front of you to incessantly push the button and wait for a concierge that is never at the desk for assistance. - The visitor parking fees are astronomical. After 2 hours you will be paying $25. And $50 for a lost ticket. - After 2 years of living here, there is still constant construction ongoing and unkept promises of amenities. - Concierge is always rude, unhelpful and clueless and Patrick has been caught instructing them to call the police on tenants. - They will mistakenly tow your car without notice even if you are a paying resident. - When you move out, they will provide you with a list of fees you will be charged (only if you ask) after having been informed you won't be getting your deposit back. - Most of the fees are community fees from +3 months in arrears that you never agreed to. When you ask for an explanation, one will not be provided - They will not provide you with a move-out inspection.
