I don't usually write reviews, but I believe it's important for potential tenants to have a comprehensive understanding before deciding where to invest their money. After all, we're not just seeking a living space but also, peace of mind and tranquility. At Bay Parc, my rent was approximately $2,640, escalating to around $3,000 with parking and trash fees. Now, living elsewhere for the same amount, I realize the discrepancies in value and quality. Here are the primary issues I encountered at Bay Parc: Pest Infestations: Despite being an older building, I was unprepared for the severity of the cockroach problem. Even after professional treatments, the issue persisted. Imagine this -- it's midnight, you're half asleep, craving a glass of water. You stumble into the kitchen, flick on the light, and it's like the cockroach apocalypse in there. Disgusting! Security Concerns: The lack of effective security became painfully apparent through personal experiences. Firstly, my two bicycles were stolen right under the security camera, using a power tool. I reported the incident to the police, but unfortunately, Dave, the concierge at that time, showed a lack of interest in providing the security footage. Secondly, I witnessed my neighbor's car being stolen right before my eyes. To give you an idea of how scared I was, picture this: You're coming home from work around 1:30 AM, waiting for an SUV to move so you can drive up the ramp and park in your spot. You flash your lights to signal them, but they don't move, so you wait. Suddenly, two very big guys with ski masks jump out of the car, one yelling "GO, GO, GO" at the other, who was attempting to start my neighbor's car. Both storm off, leaving behind a plastic leg with some type of metal bars at the spot where the car was parked (see pictures below). At that time, there was at least a night concierge to report emergency incidents; now, there is none. Oh, and I almost forgot, someone got shot by the pool in August, it even made it on miamilifestyle... Water Leaks: These occur quite often, leaving you to contend with the nuisance of loud drying equipment. One day, I came home to find myself stepping into a puddle of water, the result of my neighbor's pipes bursting. The walls in the kitchen, bathroom, and hallway were all soaked, and it took three days of drying with some VERY loud equipment to resolve the issue (see pictures below). Every once in a while, you'll notice these machines in the hallways. Move-Out Costs: Despite having my apartment professionally cleaned at my expense, I was charged a $129 cleaning fee and $326 for wall painting. I understand that this is becoming the new norm in Miami, but still... My advice to potential renters is to carefully evaluate both your future home and its management company to ensure your investment truly offers the peace of mind and quality of life you deserve. As for me, I've learned the true value of my hard-earned money and will NEVER consider another Aimco property in the future. EDIT: After I read the response from the company, I feel it necessary to clarify certain points to ensure a fair and accurate representation of the events during my tenancy. 1. It is very unfortunate that my maintenance requests cannot be found, but the presence of the drying machines inside of my apartment indicates that a request was made. Otherwise, how would it end up there? :) 2. While I understand that staff members are not trained to handle security issues, the problem is that for the last 6 months of being there there was no security at all. This is contradicting to marketing luxury apartments, when the most important luxury - safety, cannot be provided. Being both a victim and a witness to a burglary, I don't take this very lightly, and no-one ever should. 3. Fortunately, I have documented everything prior to vacating the apartment. I will share the photographs and allow for everyone's unbiased assessment of whether your cleaning fee, typically associated with a two-bedroom apartment, was justifiably applied to my case.

I applied at this location and to be told my credit report is lower than a 500 and my application was denied and I need a consigner. before applying at this location, I applied for a mortgage and received my preapproval letter, I own properties now , I wanted to relocate to open a business in Miami. after telling management I have a cosigner, I was asked if that person is 700 over, they run the credit threw credit karma. after reading the reviews about roaches. i just told them to cancel. I am just going to purchase.
The only good things about this place are the location and lobby. I was kicked out of my first apartment because of renovations had to be done on the 10th floor, which I was given no prior indication of such a thing happening. Of course, this was technically in my contract, and I was lucky the building had another open apartment I could transfer to but if they didn't, I would have been out of luck and in a VERY bad situation. The place is FILLED with roaches. I called pest control multiple times. They flushed, set traps, and I cleaned my apartment thoroughly but there was a ridiculous amount of pests all over. The traps would pick up so many roaches there was a layer of them. And they would still be all over the kitchen and bathroom. I believe the air conditioning is linked to the water. So over the summer, when there are water piping issues that clearly management takes their time to fix, AC doesn't work. The amenities are old and faulty. My washing machine once broke down and it and the wall started leaking everywhere and for no reason other than it was old. The service request crew is timely and fast, but the only fix for this flooding was a big fan blowing for literally days and hoping it dried. If you still decide to stay here, they will nickel and dime you for everything. Make sure you mark EVERY single scuff or scratch you see in your place when you move in. Even the smallest little scratch the apartment has, they will charge you absurd painting charges upon move out. Make sure before you sign off on anything, you get all your keys, etc. I was told I would be getting 2 sets of keys, only got one, and never got the second even after asking for them repeatedly. Yet I still got charged for "missing keys" after move out. Keep track of every single thing!!

I lived in Bay Parc for 2 years i was very happy I have never had a problem with the apartment or the place I payed my rent always on time when my second lease was going to end I start to look with the manager to move into the building to a different apartment. we couldn't find nothing I can pay so I decided to gave them a moving notice and I move out. I moved after a 32 days move out notice now they are charging me more for the move out fee than for the whole rent I used to pay. This people are extorting me to pay if I left the building is because I don't have the money to pay those expensive apartments so now they want more than a month from me even that I move out a month ago. They always find the way to take your deposit away and that is not enough they want to punish you and charging you an exaggerated amount after that. Im going to look for help this is not fair

I've had five wonderful years here until now. For the last five months, the property manager, Carlos Garibello has failed to address my neighbor's excessive dog barking (all day long, for long periods at a time, early mornings, etc.). We've had over 30 email exchanges (primarily me reporting the incident and him not responding). I've shared dozens of videos capturing the noise, and each time I called Concierge. I escalated it to HQ, and no one has made an effort to fix this.

Terrible building. Terrible customer service. Expect approx $100 of additional unauthorized tax & fees every month (i.e. "cooling charge"- $35.00.... what is a cooling charge?!?!) Dog poop and pee EVERYWHERE, pool deck, elevators, hall way. Urinating off the balcony. I had something urninate off the balcony above me 4 seperate times, one of which was while I had company and we were eating breakfast on the balcony... Management was aware and DID NOTHING! They will open your mail. The parking garage... and the elevators... they take forever. Elevators are ALWAYS BROKEN. So plan for an extra 15 mins just to get an elevator and ANOTHER 15 to get out of the shitty parking garage with cheap huge plastic speed bumps every few feet. Good luck walking up 40 flights of stairs because the elevators will be out more often than not. False fire alarms constantly. So residents always stay in their apartments. Maintanence personnel will enter your apartment unauthorized. Appointments are not upheld. Procedures and fees were waived for MALES I knew in the building, but not for females. Hope INC, housing discrimanation nonprofit has been contacted, they are investigating for a legal case. Would NOT reccomend.
STAY AWAY!!! Nothing but problems here and they like to charge for EVERYTHING! (i.e. they will charge $77 just to pay your rent!). I'm not kidding! They charge a processing fee of $77 to take your payment by check or credit card. They did offer another solution once I complained about the fee but of course they don't bother to tell you that to begin with resulting in overpriced fees. Parking is also extra and if you want to park on the 2nd or 3rd floor its another upcharge to park there because that's "Premium". If your friends or family come to visit they can park in the visitor section where they will gladly charge them a fee per hour. Oh and if you have Amazon packages coming to you, you have to pay for a locker. I don't mind paying for things when it's something I want or for quality. I chose these apartments because they were considered luxury apartments...EXCEPT that they run the place without pride or commitment to excellence. The hallways in the common area smells like wet dogs and urine. The garage smells like urine and the concierge folks are rude, inconsistent and poorly trained. Once I reserved the elevator for move in and of course They gave away my time to someone else. When I checked back at the time they told me to come back it was still being used by someone else, so the movers had to use the regular elevators resulting in a fee! Another time when I asked for the bellman cart to move some stuff to storage they said they would call me once it was available...I'm still waiting. Then when I asked if I could change my parking spot because the SUV I drive was to big for the spot. They gave me a spot that belonged to someone else, they did it TWICE! On my third attempt they gave me a list and told me to go around each parking spot and check each one to see what was available and then I could have that spot. I elected to just keep my crappy tight parking spot. Than I come home from work one night and they gave my spot to another person. When I complained to the concierge about it she tells me that the person is not home so can I please park in spot 744. (no problem right?) Except I go to the spot and of course another car is parked there! When I asked to speak to someone the concierge tells me that there is one person still at the office and she would come in a few minutes to speak with me....so after waiting the concierge comes over and says oh she's going home so she asked if you could park in another spot. (So it's obvious it wasn't important. It was 6:01 pm and it was time to go home, who cares if paying tenants don't have a place to park even if they paid for it.) I was about to give up, when I saw the person who was suppose to be helping me. I guess she forgot something so she was heading back to retrieve it. When I asked her what was going on, she says, "Oh didn't they tell you to park somewhere else." That's when I lost it, Why do I have to go searching for parking because of someone else's mistake. Than the concierge tells me not to yell and you "can't talk to me like this." I never used profanity, never threatened them but I'm not allowed to get upset because "thats harassment" are you kidding me!?!? Maybe you have to pay extra to get upset. They don't care about the service requests only that you give everyone high marks on there surveys. Everytime they do something for you they send you a survey.. Once before I moved in from AZ. I did a survey giving the leasing agent high marks because she was helpful, but it asked about the environment and I gave it no marks because I had not seen the common areas yet. I get a text from the leasing agent asking why I gave her poor marks, I explained I didn't and of course the next time I had a question and I asked the leasing agent for help, she pawned me off on someone else without even responding to me, so she wouldn't have to help me. Long story I know...but I rather vent on here and get it out of my system than vent to my family or friends

Do not rent here, stay away from this place... Elevators do not work, 25 min waiting to get to your floor. Construction next door do not let you sleep. Cars have been stolen from parking. EDIT: The response from the "owner" below is a great example of how the only reliable aspect of Bay Parc is that they will regurgitate the same generic "explanations" over and over again. While, not addressing specifics, deflecting accountability, and referencing phantom clauses in the extremely vaguely worded lease. I'm happy to attach the lease I was provided and a break down of the monthly charges they send. There is no mention of any of these fees and they were not disclosed to me when I asked before signing. As a result, questions I asked before signing, all turned out to be baseless and false. For example, the pet policy for service animals, as well as flat out lies ie: that the internet and electric was included. Not only is it not included, but Bay Parc charges their own electric fees (separate from what you pay to FPL). For instance, they charge a monthly "central cooling fee" that fluctuates but will always be a minimum of $40 (the basis was never explained) as well as a "energy conservation fee". Then you pay your electric separately. Keep in mind, each unit isn't monitored individually, but that's the "explanation" as to why it fluctuates. As far as the roach infestation that reached me on the 36th floor... I did notify at the first sight, it was hard not to as I was greeted by roaches crawling out of the kitchen sink drain to greet me. It within an hour of moving that I had 4 roach sightings. It was common to see roaches in the hallways or on the walls of the apartments. They switched third party pest control companies twice and yet it remained. Furthermore, I had to beg the staff to bring skimmer to fumigate my apartment. It took 5 days for someone to come. I also have pictures of this if anyone is interested as well. Finally, my car was broken into twice in two years living there, so no, security is not a priority. The gate is constantly broken and stuck in the entrance position. There is no security and they removed the overnight staff in the lobby. They let anyone in don't ask where they are going or who they are. But they will walk them to the elevator and allow them access to any floor of their choosing. Moreover, multiple times there was blood splatter in the elevator. Never acknowledged or addressed. And finally, there was a shooting in the building, you can find the swarm of police and corresponding video on Instagram on @onlyindade. BUT they are very on top of ticketing visitor parking, so maybe that's what she is referencing. ---------------------------- This place has wasted enough time and energy of mine for 3 lifetimes. So, I won't go into details about the many outrageous issues and problems I had here. It's a beautiful property that has been completely squandered. Over run by roaches, crime, filth. The only thing that is consistent is the exorbitant surprise fees, that are constantly added and/or increased with no explanation. These people take nickel and dime-ing to an unimaginable level. Save your time, money, and sanity. Do not live here. It's just not even close to being worth it.
Scheduled an appointment for tour and my tour was canceled 5 min before arrival. The reason was " we don't have model apartments " , than I asked about tour just for amenities and building... I also was not able to do that!! THANK YOU SO MUCH LEASING OFFICE FOR THE TOUR. By the way , It was ANTHONY with who I was speaking. He said he gonna send me a videos or pictures of apartments. Soo what , I got NOTHING. Means Leasing office staff do not care about people who live there. It is not a cheap place but Leasing staff behave like they work in highway 1 star hotel for people who spend 1 hours with......... thats all. Thank you. Hopefully, you not gonna delete that review and people will be notified .
Never been scammed so bad. Got out of my lease early so I could get the F out of there. Half the building is under construction year round. When we signed up we were told there was an indoor basket ball court and there wasnt anymore! Also, they get you with this sales tactic saying now that you have been shown the amount each month for rent, if you dont sign today every day that passes the rent price will go up. SO YOU SIGN LIKE AN IDIOT! Once youre their washer and dryer are so small its 1/4 of a normal one. So many other things are charged a month for sewer water pest control (which is BS cockroaches everywhere) ect Worst part is the parking. $120 a spot. This made your rent which was quoted at 1800$ to be actually 2300$ with all the extra stuff. We could have stayed in a bigger place for that kind of money. Sometimes they charge you with late fees when you have automatic reoccurring payments??? HOW SWAY?? Isnt that the point is that you do this so you dont get any late fees? Now that we are moved out they never cease to F us. They are charging another late fee and I have been emailing the manager for a week with no response. Im going there tomorrow morning and lets see what they have to say about it.

Don't let the photos fool you. It's all a facade. It has 1.5 stars for a reason, don't do it to yourself. If you are looking for a quiet comfortable place to live in Edgewater, choose a different property. Here's a -short- list of my experience in 2 years here: - The building has a massive roach problem. Look at all the other recent reviews here. Once you sign, you are now sharing an apartment with a roach community. - The entire front of the building has a strong odor of dog poop. - There is constant smell of backed up garbage in the trash chutes. - If you're unlucky and get loud neighbors, you can hear them talking and hear their dogs pacing back and forth all night with the paper thin walls. - Your balcony, if you are unlucky enough to face Aria, will be forever filthy and unusable, coated with a film of dust/dirt from the loud fans located on the ground level. - There is mold and mildew in the units growing in the closets. They will not do anything about it and it poses a health risk. - They have plumbing issues and when a pipe bursts and floods your apartment, they will use an industrial area fan to blow into your unit from the hallway for days on end. - Staff constantly comes into your unit unannounced with no explanation and don't even have the decency to turn the lights off before they leave. - You will pay for the lights and water for the building at rates that increase whenever they see fit, in addition to your own FPL and water. These fees will cost more than your own monthly bills. I lived in a 1-bedroom apartment and paid $30 in FPL, but $50+ in "community electric" fees each month. Same with community water. And community tax. And convenience fees. And parking taxes. And other fees you can't dispute. Patrick will not explain why, but he will promise "it's another company that charges that -- I will look into it" and hopes you forget to follow up. Stay on him like a hound for any resolution, but expect him to give you the runaround. You will either pay them or you will pay them with a late fee attached because he will not respond. Contact me via PM and I can show you the invoices. - You will pay move-out fees of $500+ which is not outlined in the lease. - Patrick will purposely avoid you if he sees you in person because he is a childish and inept manager that is incapable of resolving tenant issues. - The lobby is renovated, but the remainder of the building is not. There is disgusting stained carpet on all tenant floors except pool level. Don't take my word for it -- ask for a tour and see for yourself. - After a few weeks when you realize you made a mistake moving in, you will be charged 4 months rent if you attempt to move out early, plus all community fees for months you didn't even live there. - You will wait 10-15 mins for the elevators daily because they are constantly out of service. - There is always piss in the elevators. - That said, there are homeless people that sleep around the front door. - The "automated" parking system works 2 days out of the week, but on the remaining days you will probably be late for work while you wait 15 mins for the cars in front of you to incessantly push the button and wait for a concierge that is never at the desk for assistance. - The visitor parking fees are astronomical. After 2 hours you will be paying $25. And $50 for a lost ticket. - After 2 years of living here, there is still constant construction ongoing and unkept promises of amenities. - Concierge is always rude, unhelpful and clueless and Patrick has been caught instructing them to call the police on tenants. - They will mistakenly tow your car without notice even if you are a paying resident. - When you move out, they will provide you with a list of fees you will be charged (only if you ask) after having been informed you won't be getting your deposit back. - Most of the fees are community fees from +3 months in arrears that you never agreed to. When you ask for an explanation, one will not be provided - They will not provide you with a move-out inspection.
Unfortunately, the dog owner residents often allow their dogs to urine and poop in the common area (see photo). It was disgusting and the whole corridor reeked of the stink. I have seen this multiple times and have written to the building management about it three times, but they did not take concrete action. Moreover, the Luxer locker system is outrageous. We need to pay $75 a year for it. FedEx always fails to put the packages into the lockers properly. They just randomly put it into a locker and don't generate an access code for it, and most of the lobby staff didn't care (all except a very nice guy called Chris, who always helped me locate my package if it happens and he's on duty). I once couldn't locate my grocery delivery for 5 days because the staff on duty refused to help me with opening the lockers to check which one it was placed in. Of course, the grocery went bad and I had to toss it.
Worst place to live in Miami... Please stay away, horrible management. A lot of noise, this is an old building with a lot of defects inside. Be careful with you car bicycles and bikes, a lot of them have been stolen from the parking garage. Hidden charges after you sign he lease that are never discussed at signing. STAY AWAY FOR YOUR SAFETY...!!!!!!! With the amount of money you spend here a month you could live in a beautiful place here in this same area for less. Please check other reviews and you will see I am telling the very truth.
Bugs IN The Walls, Crime, Unfriendly Staff, Old Building, Floods, HIDDEN FEES... I could go on. The worst building I have ever lived in. For what you will pay at Bay Parc you can live at newer buildings close to Margaret Pace. Camila (the Property Manager) is rude and that works its way across the entire building. A few of the other team members are kind, but there is only so much they can do. Don't do it! Do your research and see how this building does not take care of problems they have had for years.
Stop this lady from feeding the pigeons. The shit all over balconies waiting for her to feed them!! Management needs to do something immediately please!!

Do not rent here! This building is infested with roaches! I have spoken to the community manager, Patrick about this and he did not even care or apologize. Very poor treatment to be the community manager. His assistant did try to help and find a solution to the issue but honestly no amount of "flushing" will get rid of the roaches. Every time pest control comes you have to take out your ENTIRE kitchen including pots pans and clean all the drawers out as if it was easy to do. Takes around 3 hours to do. Spent all day yesterday doing that for pest control to show up today 4 hours after they were suppose to and them not be able to spray since I was not home and my dog was not tied (never told me to). There are roaches all over my apartment can't even eat in the apartment or store food of the amount of roaches there is. This building should focus its efforts on dealing with this issue rather than investing into its pool and gym which don't get me wrong are great. I have spoken with other tenants and they all seem to have the same issue. The pest control does not help control the situation honestly its so bad you can even see in the picture below there is one INSIDE the kitchen stove. Aimco needs to take this situation into their hands ASAP. This building will not hear the end of this issue from our behalf until they allow me to break the lease or FIX the issue beyond just fumigating it every week cause clearly that is not the solution. Extremely disappointed to find that this "luxury building" or so they claim is infested with roaches.
For current residents, take screenshots when you pay online every month. They would claim that you haven't paid some old rents when you move out. They would insist on that when you tell them there is a mistake. It seems they're just trying to get some extra money. They would remove some amounts from the bill if you try hard. It's the worst move-out experience I have ever had in my life.
Avoid!! They will give you the run around and scam you out of money. Don't be fooled by the online pictures. Definitely one of the worst experiences I have had.

If I could give no stars I would. Joe is a really nice guy but my experience living here has been terrible. The communication is a huge issue. If I was told accurate information and if construction occurred when it was supposed to I would have had a much better experience. Instead I overpaid in rent for amenities I won't even get to enjoy. Go elsewhere. The last thing you'd want to do is go to work everyday and dread coming home like I did...

I currently live in unit 24F and for months my apartment has been infested in roaches. The funny thing is that I can see roaches coming out of the AC ventilation fan, which shows that there is clearly a roach problem in all the building. I had the terminex team come in and do a deep floos and still that has not solved the issue. In addition, my unit has been fumigated various times. Whenever I bring the issue to the community manager named Patrick Mcgary, he just says to submit again a service request. Today they were supposed to come in and they did not. My sister who was there waiting for them said they did not show up. This building management team from Mcgary to the Aimco property manager for Florida called Tanner Sheehan are very good at providing mediocre customer service. I regret renewing my lease with this building. Although I must say the leasing staff from Anthony Wiseman to the cleaning crew are the only positive aspect about this building. If you are looking to rent avoid this place at all cost as all this company wants is to take your money and charge you extra fees under the table. They probably want to make up for the court fees they had to pay Airbnb after they tried to sue them in California. Avoid renting at this place at all cost!
EMBARASSING! Customer service? - don't think so. You should definitely move here if you enjoy subpar service, an "it's your problem" attitude, and general ineptitude. My experience with this place has been beyond bad - just trying warn anyone reads this post. Read the other reviews like we should have before we dealt with these people!!!!
I moved in August 2016. Everything was cool. Had a pool, quiet lounge area with wifi, pool, and a nice gym. About 6 months in, all of it was tore down without notice. People sign leases for not only the apartment, but all of the amenities. They could have at least did one project at a time. Construction is being done every single day, it is loud. If you work overnight i feel bad for you. The elevators are constantly going down. Someone broke into my car twice, and the garage is supposed to be secured. The only thing good out of this place is the location. There is a park across the street, biscayne bay, publix, and many hotels just in case you have visitors.
i left this apartment 2 months ago and havent got my refund they owe me for my deposit! called their accounting department and they keep telling me someone will get in touch with me.. if you miss a day of payment they charge your account so i dont understand why i havent gotten my money back yet. after all they took half my deposit for unnecessary move out fees
Before we start, DO NOT MOVE HERE, it is a waste of money, at first we thought it was a good option, but as time went by we saw that it was not what we expected, cockroaches everywhere, smell of marijuana throughout the building, corridors, elevators, lobby, to fix something in the apartment you have to wait too long after you make the request, there are 5 elevators and you have to wait 15, 20 minutes to go up and down, they are never all enabled, and most importantly , the attention of the office staff is terrible, you can never talk to them to report a problem, days can go by and they are not interested in anything. In short, don't waste your money, we didn't even have a year in the property and we decided to leave, it's terrible.
Please save your money. I thought this place was cute when I first moved there, but it turned into a nightmare. Management doesn't care about you and is very hard to get a response or solution from, my apartment flooded bc the pipes are so old, roaches everywhere, pee stains in hallway carpet, my washer & dryer both broke & it took months of begging to get them to replace them, and they charge you random "utility" add-ons on top of your rent. The only thing nice is the doggie day care.

Don't let the photos fool you. It's all a facade. It has 1.5 stars for a reason, don't do it to yourself. If you are looking for a quiet comfortable place to live in Edgewater, choose a different property.This place is run by a scammer, Patrick McGarry, and his incompetent team of thieves.Here's a -short- list of my experience in 2 years here:- The building has a massive roach problem. Look at all the other recent reviews here. They will not do anything about it except hope you don't notice prior to signing the lease. Once you sign, congrats! You are now locked into a lease with a family of roaches.- The entire front of the building has a strong odor of dog poop... because of all the dog poop. Good luck enjoying your meal at Pura Vida while you inhale the stench of piss and poop.- There is constant smell of backed up garbage in the hallways from the trash chutes.- You can hear neighbors talking and hear their dogs pacing back and forth all night (probably fighting off the roaches) with the thin walls.- Your tub paint will continually peel and you have to leave your apt for 24hrs for them to fix- Your balcony, if you are unlucky enough to face Aria, will be forever filthy and unusable, coated with a film of dust/dirt from the loud fans located on the ground level. They promised to clean them 4 times during my 2 years there, and never once did the cleaning occur.- There is mold and mildew in the units growing in the closets. They will not do anything about it and it poses a health risk.- They have plumbing issues and when a pipe bursts and floods your apartment, they will use an industrial area fan to blow into your unit from the hallway for days on end, growing more mildew.- Staff constantly comes into your unit unannounced with no explanation and don't even have the decency to turn the lights off before they leave.- They charge residents for electric/water for the building at rates that increase each month, in addition to your own FPL and water. These fees will cost more than your own monthly bills. I lived in a 1BR apartment and paid $30 in FPL, but $50+ in "community electric" fees each month. Same with water. And community tax. And "convenience fees." And parking tax. Expect $200+ unexplained additional fees each month. Patrick will promise "it's another company that charges that -- I will look into it" and will not follow up and will give you the runaround. You will either pay now or pay later with a late fee attached because he will not respond. Contact me via PM and I can show you the invoices.- You will pay move-out fees of $500+ which is not outlined in the lease and will be taken from your deposit. Again, look at other reviews. Read it for yourself.- Patrick will avoid you if he sees you in person because he is an inept manager that is incapable of resolving issues. His mantra is "out of sight, out of mind."- The lobby is renovated, but the remainder of the building is not. There is disgusting stained carpet on all tenant floors except the pool level (10th floor). Don't take my word, take a tour and see it yourself.- Once you realize you made a mistake moving in, you will be charged 4 months rent if you attempt to move out early, plus all community fees for months you didn't even live there. Read other reviews for evidence of this.- You will wait 10-15 mins for the elevators daily because they are constantly out of service and functioning improperly.- There is always pee in the elevators. Likely from the homeless and dogs.- That said, there are homeless people that sleep around the front door.- The gym is nice!- The "automated" parking system works maybe 2 days out of the week. On the remaining days, expect to be late for work while you wait 15 mins for the cars in front of you to incessantly push the button and wait for a concierge that is never at the desk for assistance.- The visitor parking fees are astronomical. After 2 hours you will be charged $25. And $50 for a lost ticket.- After 2 years of living here, there is still constant construction ongoing and unkept promises of amenities.- Concierge is always rude, unhelpful and clueless and Patrick has been caught instructing them to call the police on tenants. They did mention they don't blame me for moving out when I was leaving though. That was comforting.- They will mistakenly tow your car without notice even if you are a paying resident.- When you move out, they will provide you with a list of fees you will be charged (only if you ask) after having been informed you won't be getting your deposit back.- You pay "community fees" from +3 months in arrears that you never agreed to.- They will not provide you with a move-out inspection.Pay close attention to the damage control from the "community manager" here on every negative review and that will tell you everything you need to know. They send constant e-mails to residents to fill out positive reviews for them because they can't afford to lose their money trap.
This a very awful apartment. It has been my home for the past 3 years, and I can say that on the security side it sucks. Sadly, I pay for a storage unit that the charge on an extra cost, but you on the same side sign something that they give up all the responsibility and they say that its all on you. The storage room was completely robbed. this is very curious, because there is only one key to get access nor they have a record nor they care to check who goes in or out and what they take. never to mention they lack of cameras for checking the status of the storage units. This is very unfair, since they charge and control everything on the building (AIMCO own the whole building) yet they are just in for the money that you generate but don try to make your lifestyle more comfortable, yet they only care that the building is fully rented and everything else doesn't matter for them. But I can say how good they are for you to be on time to pay. If you don't pay the firsts days of the month, they will overcharge you with $200 USD, and same, they don't improve on security, even if they are getting money on their pockets. One month after I reported the robbery, and they stating were going to improve the securities conditions (as the only way they wanted to become responsible for the situation - not recognizing any of my loses, which includes luggage, expensive watches, sport instruments, and more) I got myself into the building, and the gates (which should be closed) open all the way at 11 PM. Not to mention that there was no security person in the gates to check that nothing got in or out without be certain that they should. Long story short, the storage rooms are accessible from the garage, which makes my kind of situation easy for any people that wants to take something (again) from the units. What was my surprise? management said exactly the same after my robbery - we are working on the issue, it will not happen again - yet they still don't do anything. So bottom line its try to not rent here, they will not make sure your lifestyle becomes better, and they only will care of when you payment is due. Nevertheless, the girls that talk to you are very nice, but are not the manager, and the manager simply goes for the pockets of the company, that is revenue revenue - and don't give back much.
The worst building i ever lived ! The personal are unfriendly, always something happen with the elevators. The only good thing about this place its the location. You can find better places for less money in the same area.
I paid $100 application fee and $750 holding fee to apply to live here and was approved. The holding fee did not hold the unit for me. They changed my unit a month after I was approved and I did not want this new unit. They are refusing to return my holding fee because more than 72 hours had passed since my application was approved, and now I need to go to small claims court.
I lived here for a year and it was the worst apartments I lived in my life. First the charge for pest control but it is infested with fleas and roaches. I had to remove my dogs from the property to protect from fleas and since moving them out they have been flea free. Second the maintenance will enter in your apartment whenever they feel like with no warning or knock. For example I was in the bathroom and they just walked in. Third they randomly charge you common room fees (ex. Elevators, hallways etc) and range from 100-300 that seem to randomly be added to your rent. Like isn't the 1800 your getting for my one bedroom enough. Keep it mind my view is the wall of aria! If I knew then what I know now I wouldn't let the nice pool deck and lobby fool me into signing a lease at a subpar apartment that claims to be luxury.
Disorganized and dishonest. Had an appointment booked days in advance where I clearly expressed my needs. Got to the appointment and was told it was a no go after sitting and waiting and hearing talks about pest control coming in on Thursdays.
I've lived here for several years. Although there have been some improvements to the building, they seem to have been done without any real thought, and are done in a half-assed fashion. For example, the elevator upgrades have not made elevator traffic any better - instead it's a confusing system where passengers are "grouped" together but it's not efficient. The pavers in front of the building are loose, especially right in front of the entrance doorway, so it's only a matter of time until someone trips and falls on them. The ongoing construction (at a painstaking pace) means that construction workers monopolize elevators and the elevators are often filthy dirty. The halls which haven't been upgraded have dirty smelly carpets. The stench from the trash chute circulates through the whole hallway. What idiot decided it was a good idea to install white tile on the floors of a busy apartment building which is dog-friendly? The floors are always so dirty looking, and the cleaning staff just swabs the floor with their mops, spreading the dirt up onto the walls. And there are roaches, so many roaches. Then there are security problems - at night, the front desk staff is often gone for great periods of time, leaving the lobby completely unattended. The homeless people in the area know this, so they can be found sleeping just outside the building, and I've seen them sleeping on the chairs/sofa in the lobby a few times. They also enjoy using the bathroom facilities which are on the first floor, without anyone stopping them. The set up of the front desk, which has no access to the elevator lobby unless the staff jumps the desk or walks all the way around the hallway is just stupid. It has taken this place literally MONTHS to try to install a gate system for residents to enter the parking lot, but it's still not fully operational, so the gates are frequently open all night long, leaving residents' cars vulnerable to break-in. You get nickle-and-dimed to death with extra charges on your bill ("cooling fee," pest control, water, parking, sewage, even a BILLING FEE - that's right, they bill you for the privilege of getting a bill!!!). There is a review here about someone feeding the pigeons on the balcony, and the review said that an email will be sent to all residents asking them to stop. NOPE, no such email was ever sent. If you want to get the A/C filter changed for your unit, (which should be done monthly) you can't just get one from the maintenance staff, you have to submit a request through the on-line portal, schedule a time for them to come and install it. What a pain the neck. I haven't moved out yet, but based on other reviews, I fully expect to be ripped off when I do leave this place.In addition, there are a lot of shady people who have moved in lately - don't be surprised if you get on the elevator and find some big guy looming over young women wearing hooker clothes - looks like human trafficking to me. And don't be surprised if you get on the elevator and it reeks of marijuana, even though this is supposed to be a smoke-free building. I came down early one morning and found a whole congregation of seedy looking people hanging out in the lobby, drinking and carrying on, with the security guard joining in!There are a lot of dogs in the building that are not supposed to be here (pit bulls, german shepherds, huskies, for example) according to the on-line breed restriction list. There should be pet cleanup products stashed on the elevators for when the dogs have an accident - it can happen, but at least then it would be easier for the owners to clean up the mess. A lot of dog owners let their dogs use the bathroom right outside the front door in the landscaping, making the place reek of urine.Also, though this isn't really management's fault, but whether you are on the north or south side of the building, be prepared for a lot of LOUD noise all night, especially over the weekend, as the sounds of some of your obnoxious thoughtless neighbors and nearby dance clubs partying all night long reverberates across the buildings. The building does have a good location, and it's nice that it's close to publix, there is a convenience store downstairs and the gym/pool areas are ok. There is a doggie daycare place which looks awesome if you have a dog. The lockers do make it easy to get deliveries of packages. The maintenance staff is pretty responsive. But these few positives do NOT make up for the huge numbers of negatives at this increasingly low-class building.

HORRIBLE - RUN AWAY NOW! You come to this place and think "oh this is nice for the price" then you move in and reality hits. The walls are paper thin, the hallways are hot and stink, and there is constant hammering and drilling everyday. This is in addition to the hidden fees you are going to run into. All the hidden fees add up to be at least $100. Yes, they charge a cooling/air conditioner fee. So no matter what they tell you the price at the leasing office, it is a lie. Don't even consider trying to have a pet or a parking space. They will nickel and dime you for every single thing they can. They expect a 60 day move out notice in writing and will charge you well over $2300 per month regardless if you live there or not. The hot tubs are never hot and alarms in the building are constantly going off, shutting down the elevators. I have heard people banging and screaming inside the elevators from being trapped 5 times since living here. The Opera tower, which is directly beside Bay Parc Plaza also has constant alarms going off that you will hear while sitting on your couch or usually laying in bed trying to sleep. The leasing reps will not help you or work with you at all about the constant noise or any issues you may have. The leasing office told me there was no legal limit on how much they can charge for their apartments so they can charge us whatever they want. They will send you to corporate office, which never answers their phone. No one stays here for long and you will see why. Be prepared to be completely robbed of every penny they can get from you. It is only a matter of time before this place has a class-action lawsuit against them for the hidden fees and horrible treatment of their residents.
When I moved in here, it was under construction, but I still loved it. The management was amazing back then. Since then, the management has changed. The new management is inexperienced, unprofessional, and rude. They do not respond to emails or calls as you see from my review and the reviews below. I have had roaches for MONTHS. The roaches are literally in my purse, in my bed, in my shower, etc. They came to do a "flush" that required 3 hours of preparation and over 3 hours of cleanup. My appliances were left in the middle of the floor, and I had to move them back by myself. Then two weeks later they scheduled the same thing without consulting me, which requires 6 hours of my week. I've called management and emailed several times. No response. The building is beautiful, and my neighbors are great. However, for what they charge in rent here, I'd expect management to at least return my phone calls within 5 days and treat me with professionalism and respect.

You call them, no one picks up, just an automated message that says "they'll text you back as soon as they can" and then it hangs up. They don't even get your number. That's a bad sign already I'm X-ing this one off my list.
Bay Parc or Bay Shart? Living in Bay Parc was really bad, like a shart. The pictures, quickly raising rental rates if you don't sign lease on the spot, and a well coordinated tour by leasing agents will put you at ease and you may even sign a lease. That's when the unexpected shit happens.I signed a lease for Lanai #1, monthly rent was over $3,300 and daily I woke up to shit, piss, broken bottles, and trash covering the entire lanai. Much of the valuation of the property was clearly due to lanai and location which were/are completely unusable.Lanai #1 was not registered as an address during remodel. It took me months to be able to get mail because the address didn't exists virtually. We were eventually able to solve after working with USPS directly. This all occurred after representatives from Bay Shart registered multiple changes of address in my name without my will while trying to solve. Elevators never all function and the front entrance is almost always covered in dog urine and waste. The produce brought in for Pura Vida sits on the ground where dogs pee early in the morning. Roaches are in the walls. I served a 7-day notice to cure on Bay Shart and Regional Mgr Tanner for above named issues, He said he would allow us to leave with no lease break. Carlos was brought in and we gave him a chance to fix it, by being patient the rules somehow changed and Tanner made the decision I needed to pay a lease break fee. I think it says volumes when you realize I willfully paid 3k in lease break fees, the cost of movers, and took on the inconvenience of the move to simple get out of there. From a leadership perspective the place is a joke. "Patrick" is still on half the correspondence they send out. Carlos has replaced him - he says he's been told he manages properties like they're the Ritz Carlton (he doesn't) and Tanner at the regional level whose total ineptitude made me feel incredibly solid about shorting Aimco stock. Save yourself the time and stay away!
Don't move here. I am a real estate agent in the area and have heard HORROR stories from residents. Also, building was acquired by a large private equity comopany- Blackstone earlier this year. They have now been issung false collection notices to previous tenants as well as people who never lived in the buildings but applied and management had their social security information. Google Blackstone AIR communities. I never write reviews on apartments, or at all for that matter, but I am disgusted to see what they have done to my clients. Beware of this company. It is not normal for a rental building to charge a $850 application fee- RED FLAG!!
I haven't lived here but did come into the leasing office to inquire about their rentals and availability twice. The first time I walked in I had to wait a long time before I was acknowledged and when I was by a female, I was given the keys to give myself a tour. The second time I came in to apply I sat for about 30 minutes and was completely ignored by the same female that was talking to a contractor. I walked out and they could care less. Never came back.
Hello, my husband and I were living 15 months as stipulated in the contract in this condominium from June 2017 until September 2018 ... from the second month of being rented the problems began. problems 1- We were robbed inside the car in the parking lot of the condominium where it supposedly existed or there is security, it is all a lie ... starting that we saw every person that lives there that gives FEAR. 2-They entered any person from the street and put the car without caring that this parking space already belonged to the residents and we passed many times and nobody to anything and paying two parking spaces each square $ 120 3- Horrible the smell of porro both in the elevator and in the hallway of the floor and pool. 4- We stayed for a year with a permanent noise in the air conditioning that let us sleep and never fixed anything, when the technician would not find the solution .. The dishwasher did not work well and they did not find what it was. 5-We paid the pesticide control and the cockroaches were on holiday at all times ... and the pesticide control came sometimes and sometimes not ... in the end we always had cockroaches. And finally ... they send you a statement a month before leaving the apartment telling you that they need to know the day we will leave the apartment to do the impecion and if we were to deliver the apartment without cleaning they would charge $ 90 to clean it. We as we are educated and clean people leave the apartment IMPECCABLE !! WITHOUT ANY SCRATCHES IN THE WALLS AND SUPER CLEAN .. THE DAY OF THE IMPETION THAT WE WERE TO CARRY THE KEYS WERE NO LONGER AND WE WERE LEFT TO LEAVE THE KEYS TO LEASE AGENT (ANTONY) AND THE REFUSE TO SEE IN WHAT CONDITIONS WE HAD LEFT THE APARTMENT IN OUR PRESENCE .... WHAT WAS OUR SURPRISE? THEY MADE THE IMPETION IN OUR ABSENCE ... AND 15 DAYS THEY CALLED US TO TELL US THAT THEY WILL COLLECT US $ 300 FROM THE MONEY OF THE DEPOSIT BECAUSE WE HAD NOT HIRED A PROFESSIONAL CLEANER AND SO WAS. !!! AS WE ARE PEOPLE WITH VALUES AND SINCERE WE MAKE THEM KNOW THAT THEY HAVE MUCH CARE AND DO NOT LET THEMSELVES ... SENORS IT IS NOT WORTH TO PAY $ 2200 AND HAVE A HEAVY AND UNPLEASANT ATTENTION AND WE DO NOT DESERVE TO LIVE IN THOSE CONDITIONS AND THAT THEY STEAL US. WE HAD LEFT THE MICROWAVE, REFRIGERANT FRIDGE. The WORST part, they charged a $400 fee for "walls" upon moving out with no explanation. This place will do anything for a dollar and they don't value their residents. I applied for a condo here and got denied, leasing office took my 100 dollar deposit and charged me $750 dollars to hold my apartment until the results if of my application process, unfortunately I was denied. I have been trying to get my $750 dollars back from them and it has been a complete nightmare. the leasing office employees where assisting me through the process (Fredny) does not even have the courtesy to reply to any of my messages. If this is the way they conduct business then i can just imagine if you needed them or anyone from the association to conduct themselves in high standard. What a mistake to have applied here, it seems to me that they are just interested in making a commission and are not there to really help you. Extremely Unprofessional.. I hope once someone's reads this from corporate they do the right thing and return my money..
There are some problems with communication at this property. I have scheduled and received confirmation and reminders on 3 virtual tours. This property was a no-show on all 3. I have left 5 voicemails - never received a single response or call back. I have called 6 or 7 times - and rolled to voicemail on all occasions. The only time i can get a response is by messaging - I believe it's a BOT because i get scheduled for a virtual tour - but nobody ever shows up. I can't comment on what the experiences of the residents are - but attempting to lease here is a monumental challenge. I've contacted Aimco's corporate office for assistance. We shall see if they are any better.
SERIOUSLY DO NOT RENT HERE!! I spent two years renting at Bay Parc Plaza and it was definitely not worth it. Like most of us, Bay Parc Plaza seems to be a great find until you move in. My main issue with Aimco and this community are the ridiculous hidden charges that are not explained to until you get your first rent statement. The charges seem to be never ending. The elevators are frequently down, hot tubs consistently broken, gym equipment out of commission for weeks at a time, etc. I have moved out and received my final statement and being charged nearly $200 additional for a scuff mark on the wall. Seriously?!? And when you contact the corporate office, you have representative talk to you in such a disrespectful manner. The best part of my experience living in this community was the experience of working with Yvette, the Assistant Property Manager. She is absolutely a pleasure, professional, and reliable.
The location of this apartment is amazing, and I'll greatly miss my view of the Biscayne Bay. The place is generally clean and safe as well. Repairs are generally taken care of quickly. Unfortunately, we had to make 12 maintenance requests over our 7 months stay for the recurring issue of our air conditioner not working and the ancient, busted up washer and dryer not working. They were completed promptly though, even though they had to keep coming back every couple of weeks to a month. The package situation and the security people at the front desk are awful. Waiting for the elevators in a relatively newish building is also pretty annoying. The management here is absolutely, 100 percent terrible. Problems with them started with the $100 in monthly fees tacked on to the bill that we were not told about up front. Then came the nightmare move in, where we had no idea where to pull up the moving truck, and the roughly 8 maintenance trucks that were in the way of the moving dock, and the hour delay to get the moving elevator available and the door open. Then a week later there was a bomb scare in the lobby, stuff happens, but we weren't made aware of what was going on until a week later. After that was neighbor noise with loud music until 3am. I couldn't get it resolved with the neighbor, or the management, so I resorted to calling the police (they have better things to do in Miami). That still didn't fix that problem though. I also had a billing issue that cost an additional $100 extra month for the final two months that was never resolved (keep in mind, now I'm paying $200 more than expected per month). I ultimately spoke with the corporate people directly, but some things I guess are better just paying and calling a loss so I don't have to deal with a debt collector down the road. Unfortunately, I had to extend a month and two days, which cost an additional $440. I am dreading the move out situation and have pretty much no expectation of getting the deposit back, given that an otherwise standard fresh coat of paint will cost us roughly $200. I really don't recommend living here.
DO NOT MOVE HERE!!! It is a dangerous community. There have been several break-ins both in the garage and in the apartments. Building has no security, no cameras, and the team will do nothing to assist you in the case of an emergency. The community regularly lies about the events that occur when telling the residents do diminish how bad things actually are.
Rent is too high considering the next door construction wont let you sleep past 7:30 and is goig to cover most of the view
Run! Don't walk. This place is a mess. Management will get you to sign a lease then unit will not even be available, this happened to us multiple times. Their answer each time? They'll try to find you another, more expensive, unit that MIGHT be available. We initially tried to get a unit for under 2K - lease in hand. By the time we were done they wanted to place us in another property at over 4K!!! Oh yeah and good luck trying to reach them and get an answer, that's a whole other process. They completely fail in customer service, response, and most importantly honesty. Why aggressively push rentals if you don't have any?!? Management and leasing agents are polite but seem poorly trained. Word to the wise, don't set yourself up for disappointment.
I came to visit this building with high expectations to call it home, but left truly disappointed and won't recommend anyone of my network to consider living here. Everything started fine but the person who was giving us the tour to myself and wife called Fredny Fleury made derogatory, and disrespectful comments during the tour and even after his follow up call. He compared having a baby to having a dog. Something you shouldn't say in front of a pregnant woman. He called me and after I mentioned that I have an emotional support animal, he's answer was "you can buy anything on the internet nowadays" what's his criteria to believe I bought a fake ESA letter over the internet? I found this rude, and immature. I believe management from this building should give proper training to their staff about customer service, and sensitivity in the workplace. Some comments although perhaps unintended are non acceptable and give a bad impression of the entire business.
So Yelp removed my review of Bay Parc. They say it was offensive! Offensive for only telling the truth roach infested building. What suckers. This is not defamation.
Lived in this roach hotel for 4 years, wasn't as bad when I first got there, but progressively got worse. When I first moved in, there was black mold in the vents, the building ignored and deflected 5 attempts to bring this up. Even with multiple attempts with pest control, there were always roaches. They used to have a front desk like all other towers in Miami, but decided to remove it. Elevators worked 50% of the time with the exception of maybe 1-2. I've been moved out now for 2 weeks and still trying to get my security deposit back. My neighbor had his car stolen from the garage and he was one of 7 that I had heard about. DO NOT live here unless you can get them to come off the rent price by a lot. Whoever reads this review from Bay Parc, please contact me with how to get my security deposit back.
There is really only 1 word to describe these guys: Crooks. The front office lied to me before I signed a lease that the construction next to the building would not reach my balcony. After i signed a lease the construction went up passed my balcony and i was stuck staring at a wall for 1 year. (seen in photo). The office gave me NO warning this would happen and specifically told me it wouldn't. They lied to make money on the unit. I thought to myself, maybe they didn't know this was going to happen, but surely they'll work with me to find a new unit, bc they screwed up when they told me about the construction. But no. They refused to work with me. They won't reduce my rent, move me to a new place or even let me break my lease without maximum penalty. I've called lawyers and we are working on a class action law suit to sue them. If you're excited about the area like I would look into Melody Tower which is a brand new building a couple streets away. The area is great but this building IS NOT your answer. (In Response to below) I spoke to Jose initially. He's the one that told me there's nothing they can do. Even though, there is an empty unit 3 stories up that I can move into. Crooks.
Today at around 6pm. My pregnant wife and I are not able to leave our apartment in the 38th floor because the fire rescue shutted down all the elevators for safety reason. Management response to every resident complaint, was they cannot do anything until the following day in the morning after the city inspect the malfuntions of the elevators. Management told everyone to use the staircase no matter age or disabilities. Myself and many people walked their way to their apartments with groceries, children, suitcases, etc. Others couldn't get to their homes at all. Elevators are a big concern to everyone here since they do not work properly, they rarely are working at the same time, and people get stuck very often. After living in this building for several years, it is time to move on. Due to very unprofessional and poor management, today i have decided to not renew our lease. Aimco seems not to care about their residents anymore and I'm not putting my pregnant wife through safety risks. I understand there is a new management in the house now which started a month ago, but that is not guarantee that things are going to get better. I have met 4 diferent managements in 7 years. One worst than the other. Today was the drop that overflew the glass. Under last management my storage was emptied out by mistake by the maintanance employees. The previous GM lied to us and said it was theft. Off course nothing we could do neither the police. We were offered a compensation through the building insurance but we never got a dime. The manager at that moment was Alexis Dimanchi. Entrances are not secure. Garage Gates are left open every time there is a little bit of wind without any guard on post. At least once a week you find security sleeping somewhere in the property including front desk personnel. Pest is another big issue here. Very very unhealthy and unsanituary since they started building the Arias on the Bay condo right next door. I understand the why, i dont understand the methods to solve the problem. Very very poor response. I could go on and i have a big list. I believe I could keep writing 10000 thousand words because we feel very frustrated and hopeless. All I wish right now is to live in a place where my wife and i can carrie our pregnancy without stress and troubles. UPDATE: 05/25/2017 NO ONE CONTACTED US AS REPLIED TO THIS REVIEW BY WHO KNOWS FROM AIMCO. Today a cleaning crew of unknown people to us was sent to my apartment to clean the balcony. By unknown people I mean they are not Bay Parc Plaza regular employees. We received a 1 day notification paper in our unit front door mentioning that a cleaning crew was going to enter our unit on 05/25/2017 from 9.30am to 5.30pm and ask to secure our pet if we had one. Today at 12pm I called management to ask them please and let us know at what time approx. so we could be present due to security reasons (since this is a new management I explained the same reasons mentioned above on this review). Please read the email I have sent to the GM 15 minutes ago. Hi Joe, I'm writing you in reference of the balcony cleaning that was performed today at my apartment. But before, I would like to ask you for my wife's security and mine, that next time you sent a crew of people that we don't know and/or are not employees of Bay Parc Plaza, these are in companion of a security guard. We spoke on the phone 2hrs before they knocked on our door and I have told you that for security reasons and bad experiences we had here in this same apartment, they were not allowed to enter my house if we were not present. And now I have confirmed that they're entering the units without security guards and my concerns are not being taking in consideration by Bay Parc Plaza management. FROM NOW ON, AND FOR OUR OWN SAFETY, NO ONE IS ALLOWED TO ENTER MY APARTMENT WITHOUT US BEING IN THERE UNLESS IT'S AN EMERGENCY. NO PEST EXTERMINATOR, NO MAINTENANCE PERSONNEL, NO GUARDS, ETC. I have an IP cam installed so I will know. Email continues... about the mess they left in my balcony.
If you like to pricy rent with roaches then this is the apt for you. They have sprayed, flushed my apartment - all infective! The first 5 are from post pest control. I have emailed corporate to NO avail. Location is the only good thing. I refused to live like this. This is not defaming this what is going that can't be fixed. The pest control guy said he did three floors plus 15 additional units. Don't be fooled by the lobby. It stops there.

That building simply sucks. And the most upsetting thing with the google reviews is the responses that they give. They do literally nothing to help you. And they are far from being or act like a real community. The manager, Alexis is a joke. She is always sorry for you having a problem but she never has a solution or she is willing to negotiate. Is that why they call you a manager? Apart from the construction I had to face many other problems. My apartment flooded almost a year ago and they blamed my neighbor. I had to stay out of the house for a week (even though they had to keep the machines at least 10 days to dry) Since then I am facing molt problems and that apparently affects my health. They reduced my rent for that month to compensate the days I was out and then they charged me a 200 dollars late fee after I emailed Alexis to fix my statement. I sent her the email on time she replied after two days providing wrong days. But they charge you for their mistakes. Another time a drunk guy run into my apartment and the security did nothing. I had to call the police. (Believe me I have pictures) I pay around 2000 per month and my appliances are dated to WarWorld 1. So bad and they don't function. If I want to change them they have to increase the rent. That's ridiculous. Last but not least, I got stuck in the elevator twice calling 911 because the emergency button is not working. Twice in 6 months. While other times I had to wait for an elevator for 45 minutes. Today, Alexis was sorry again. I am sorry for her and her position. You should care more people!
In my 5 year anniversary of my first piss covered lanai. I want to warn every renter of this place. It's gross - go somewhere else and spend a lot of money.
If only 0 stars was an option. This is a roach community run by thieves. Be smart, read the low-scoring reviews and notice how many likes they have, from previous residents. The truth about this place is written all over this review page and it's as clear as day. Don't make the mistake of letting these people trap you because the lobby looks nice because you WILL regret it. Worst property in Downtown/Edgewater by far for the highest price, complete with unavoidable and very-well-hidden-until-you-sign-the-lease fees. AVOID.
I was visiting the bay parc facility and the dirty corner bathrooms in a dusty corridor were a shame that the cleaning service is of very poor quality for such an elegant place.
Having lived here nearly 2 years, it has been one of the worst experiences of any property I've stayed on. Previously living on an Aimco property, I should have known what to expect: poor guest/management relations, elevators always broken down, numerous expenses including "clean air" ( when it smells like an 90's hotel in the hallway) and ridiculous rent for having noise in the building constantly. I personally work nights, sleep into the afternoon, and with floors being redone and construction starting merely after I get a chance to fall asleep, my days are long and tiring. Having to pay nearly 1800 a month, including 100 a month for my support animal, I find this building to be ludicrous on the charges/guest satisfaction. The building management do not respond promtly. My a/c was out for 3 days, and not even an apology, or any attempt to compensate for an amenity i pay..also cooling charges and utility charges for the building?? Why should that come out of our pockets to pay for the business expenses? Every operating business has those expenses, but you dont see us getting charged to go into publix and paying their electric bills, except for the purchases we make I.e our rent. The maintenance staff are all kind, but with one only speaking english, it very much limits to just him in any situation I need, without frustration. The day I moved in, my mother got knocked out and rolled down the gate entry after following valet attendant to retrieve something out of her car, and the gate came down on her head. One thing after another, and that definitely was not a great way to start my loving experience here. I Will not be resigning a lease, nor will I recommend anyone to live on an Aimco property.
I applied for an apartment at this property that was never actually available. I paid a holding fee (which was refunded) and two application fees for both my fiancee and I (which I still have not been refunded). I was unaware this apartment was unavailable when I applied for it on Monday 8/1. I tried calling and emailing about the status of my application and did not receive an answer or reply for two entire business days until I had to physically drive to the building itself to get answers. When I first walked in they said I would not be seen without an appointment...pretty hard to schedule an appointment when nobody answers your calls or emails...but I finally was able to speak to someone and they told me that the apartment I had applied to online shouldn't have been listed in the first place and that it was an error in the system. She agreed to refund me all of my money, including the application fees, seeing as it was an error on Bay Parc's end. However, I still have not received my money back and until I do this review will stay here. One of the most poorly run, apathetic, mis-managed apartment towers in Miami. Don't get scammed by these people too.
While I do not blame the leasing agent, my experience at Bay Parc was absolutely terrible. My appointment window was triple booked, with another person waiting, while the leasing agent was with yet another person who was late because of a "medical emergency," but was still there, again, not her fault, she has to accommodate if someone is late. After an email inquiry, text message conversation AND phone call, the staff still was not aware of my needs as a potential resident - the same questions were asked again when I arrived. I drove an hour to my appointment, and was told to park in "future resident parking" in which there were no open spots, so I had to park in a 15 minute "delivery only" space, but the leasing agent let them know not to tow or ticket my car. That was a worrisome beginning to the visit. I attempted to navigate myself from the parking garage to the Lobby, with no signage or elevator buttons denoting the lobby. Upon arriving in the lobby, I did not know who to approach to let the leasing agent know I was there. Eventually, I asked someone standing at a podium, and she pointed me to the leasing agent sitting at a table with another person. After waiting a few minutes, I approached her and apologized for interrupting, but wanted to let her know I was there for my appointment. She apologized and said she'd be with me shortly. I waited 45 minutes - and was late for another appointment because of it - to be shown a completely gutted apartment while the agent described what the unit would eventually look like. I did not see an empty unit, or even a model unit and was surrounded by workers in what was a potentially dangerous environment with wires, pipes, screws, nails and metal for someone to walk through, at one point inadvertently kicking a piece of metal that was on the floor on the way to the gutted apartment. I then learned that there were no apartments available anyway, at least until July and the agent could only provide limited information on the actual unit coming available in July. The lobby was crowded, I was dodging maintenance workers, cleaning crews mopping with no regard for the people around them, ladders and packs of small dogs all being walked around together. There was no front desk, no leasing office, the leasing agent was just at a table in the lobby and had no office, with no eye out for her next appointment, as she was with someone. I was privy to a conversation of a resident inquiring about her emergency request for maintenance over a weekend due to a water leak, in which the staffer at the podium was nice about her request, but had no record of it in their system, while the tenant reiterated that she submitted it. When I asked the leasing agent if the lobby was always like this, she said that it was a unique community with young, active people who love this type of atmosphere. I am 37, I am young and active - I cannot see how anyone would find this experience positive unless they don't care about where they live and just want a place. The lobby from front to back was like the Port Authority terminal in NYC. Upon leaving, I was charged a $2 fee for parking in "future resident parking." The $2 fee doesn't bother me, what bothered me was that after a disastrous experience and thinking I'm coming in as a welcomed guest and "future resident," I had to take any action just to leave the place. The leasing agent said she was working to fix the signs in the garage and lobby, but the building has much bigger issues that need to be addressed. I'm sure the apartments are nice, unfortunately I wasn't able to see one after driving an hour and waiting 45 minutes, but overall the experience was enough to make me never go back there again.
Do not live here! Incredibly distributing pest problem. Roach infested building. Staff doesn't care about tenants and the ongoing issues they are experiencing.Elevators are broken almost weekly leaving one in use and a 30 minute wait time to use, this causes overcrowding. (Example 12 people in a single elevator at one time during a ongoing pandemic) When you bring these issues up to camila the manager of this building she is terribly rude, unprofessional. condescending, accusatory, & lacks empathy. And did I mention ROACHES! Again do not waist your time with Bay Parc Apartments.
Take the good referrals as a grain of sand. The management sends emails for freebies for them. No, I do not recommend them at all for the time being. While there seemingly has been substantial improvements to the facility, there's a complete lack of privacy from property management and its staff. They have been coming into my apartment on a weekly basis when I have not been gone and do not listen to the fact that a resident wants an appointment first. I have resorted to buying a camera for my apartment and threatening to call police should they enter without an appointment time. Last week I was in the shower and someone knocked. A vendor (pest control) was coming into my apartment without an appointment and without building staff. I was told by maintenance (who was down the hall) & later by property manager he had the wrong apartment but he clearly had the key to my home. Aside from all of this, I have had people consistently park in my parking spot (that I have leased and pay for). Security & property management so not tow the cars and instead ask me to park on a different floor. I will not be renewing my lease after it is up and advise anyone NOT to move in here. Please note that this is the only bad review I've given in my life online. That being said, I'm sure you can feel my frustration. I will be posting it in other review forums. As I'm beside myself with the lack of professionalism at this point.
I got my motorcycle stolen from the property garage. The gates were open all night because they do not function in windy situations. The resolution of the cameras is terrible and we could not read the license plate of the van that stole my motorcycle. They most likely took the time to use a really loud grinder to break the huge security chain I had. The security guard on duty that night was not informed by management that the gates were open that night. There have been several vehicle break-ins and stolen motorcycles in the past year and nothing has been done to improve the situation. Elevators often break resulting in long waiting periods.
Don't let the photos fool you. It's all a facade. It has 1.5 stars for a reason, don't do it to yourself. If you are looking for a quiet comfortable place to live in Edgewater, choose a different property. Here's a -short- list of my experience in 2 years here: - The building has a massive roach problem. Look at all the other recent reviews here. Once you sign, you are now sharing an apartment with a roach community. - The entire front of the building has a strong odor of dog poop. - There is constant smell of backed up garbage in the trash chutes. - If you're unlucky and get loud neighbors, you can hear them talking and hear their dogs pacing back and forth all night with the paper thin walls. - Your balcony, if you are unlucky enough to face Aria, will be forever filthy and unusable, coated with a film of dust/dirt from the loud fans located on the ground level. - There is mold and mildew in the units growing in the closets. They will not do anything about it and it poses a health risk. - They have plumbing issues and when a pipe bursts and floods your apartment, they will use an industrial area fan to blow into your unit from the hallway for days on end. - Staff constantly comes into your unit unannounced with no explanation and don't even have the decency to turn the lights off before they leave. - You will pay for the lights and water for the building at rates that increase whenever they see fit, in addition to your own FPL and water. These fees will cost more than your own monthly bills. I lived in a 1-bedroom apartment and paid $30 in FPL, but $50+ in "community electric" fees each month. Same with community water. And community tax. And convenience fees. And parking taxes. And other fees you can't dispute. Patrick will not explain why, but he will promise "it's another company that charges that -- I will look into it" and hopes you forget to follow up. Stay on him like a hound for any resolution, but expect him to give you the runaround. You will either pay them or you will pay them with a late fee attached because he will not respond. Contact me via PM and I can show you the invoices. - You will pay move-out fees of $500+ which is not outlined in the lease. - Patrick will purposely avoid you if he sees you in person because he is a childish and inept manager that is incapable of resolving tenant issues. - The lobby is renovated, but the remainder of the building is not. There is disgusting stained carpet on all tenant floors except pool level. Don't take my word for it -- ask for a tour and see for yourself. - After a few weeks when you realize you made a mistake moving in, you will be charged 4 months rent if you attempt to move out early, plus all community fees for months you didn't even live there. - You will wait 10-15 mins for the elevators daily because they are constantly out of service. - There is always piss in the elevators. - That said, there are homeless people that sleep around the front door. - The "automated" parking system works 2 days out of the week, but on the remaining days you will probably be late for work while you wait 15 mins for the cars in front of you to incessantly push the button and wait for a concierge that is never at the desk for assistance. - The visitor parking fees are astronomical. After 2 hours you will be paying $25. And $50 for a lost ticket. - After 2 years of living here, there is still constant construction ongoing and unkept promises of amenities. - Concierge is always rude, unhelpful and clueless and Patrick has been caught instructing them to call the police on tenants. - They will mistakenly tow your car without notice even if you are a paying resident. - When you move out, they will provide you with a list of fees you will be charged (only if you ask) after having been informed you won't be getting your deposit back. - Most of the fees are community fees from +3 months in arrears that you never agreed to. When you ask for an explanation, one will not be provided - They will not provide you with a move-out inspection.
Really not a great place to live. It looks nice from the outside but I am counting down the days until I can get out of here. Elevators rarely are fully operational and some floors have roach infestations. I consistently see apartments pop up that are the exact same as mine and $500 less per month, assuming because people are trying to get out of here quickly
If you would like to have your money squeezed out of you by a morally corrupt company then this place is for you. There are much better places in Miami. For your own sanity I recommend you avoid this place.
All they care about is to steal residents money Rented their for a year , building was under total construction, didn't deliver their commitments upon finishing their construction on the right time. After a month of renewing our lease We got called to change our jobs to Orlando Talked to the leaseing officeres and they provided us with wrong information about how much to break the lease. Sent emails to their community managers But of course they didn't care about us or that we have been a good tenant ,never paid late or created any problems .they only care about stealing your money. We have been paying for an empty apartment for the last three month And we get charged every day I will be taking my legal action against this place .
The unprofessionalism is astonishing, even past moralistic characteristic. Young, black male, who is a business owner & a restaurant manager, was unable to rent or even take control of his own time while being here. Before I continue, I need to state that this was NEVER about the money, but the devotion to JUSTICE & PEACEFUL LIVING.After subletting and finding out that the tenant was illegally doing so, I went straight to management and notified them of the situation. ("Starr" was with his impregnated wife, and stated he needed someone to take over the lease .)Notifying managers was my BIGGEST mistake. I quickly realized that I didn't fit the "criteria" of the people who lived there. Blonde hair, light skin, and a devotion to blessing sex workers. As I looked around frantically hoping they would give me a chance, bbls & fake bodies overwhelmed me, and not that I'm against it, but diversity is nice, no?MOST IMPORTANT: anyways, after realizing the gist of what was happening, getting told prices "tripled because of market", old lease was gonna end early and a whole bunch of bs, I realized the battle wasn't worth it. EVERYDAY while living there staff made me feel as if I didn't belong, it wasn't good for my soul.When I left for a week for mental health, financial, and stability reasons I came back to an empty apartment. 7k worth of furniture, TVs, expensive clothing and shoes (LV Ferragamo & Yeezys) all trashed. No warning. They had my number, I reached out to to EVERYONE, and they waited until I left to throw all of my belongings away. Without a Sherriff and illegally because they KNEW the process to sue them is too hectic and not worth it.They are bullies, and today I have nothing. No clothes, or anything, just square one.If you're a pale old wealthy person who likes young people and want a safe spot to play then this is for you.If you're searching for peace and tranquillity, stay away.Honorable mentions: Balcony views are that of another building. Trash with 2 BIG FANS are always blowing the smell of garbage in your place.Roach infested, literally. And I've sealed off corners in the place, still got in. As if they breed in the walls. Pest control does nothing.They cover all defects with paint, nothing is ever renovated. The smell of dog piss and shit exfoliates your face every time you enter an elevator. It's about the money and even too much of that won't get you blessed with Bayparc's entirety.The one black guy who works there, looks like a runaway slave that's happy he's not picking cotton for the rest of his life.Bayparc I wish I could say, but it really hasn't been a pleasure.
