I HAVE NOT SLEPT IN MONTHS NOR CAN AFFORD TO PAY THEM TO BREAK MY LEASE. This has added to my depression and currently in therapy ( not lying ) I had to live through construction for months !!! and I mean hard-core you cannot even talk on your phone, kind of construction where it wasn't livable and nails where were flying through my wall. ( they fixed it but still). This was when they were changing the color on the outside of the apartment complex. Several neighbors and I were talking about damages me to our walls and items, thankfully, my items werent ruined, like some of my neighbors. It's was a total utter nightmare. They worked past 8pm sometimes too! Like you got lucky if you were able to sleep. the floorboards are very thin. You can hear every step your neighbors take. This is beyond hearing door slamming and thumping, and a little stomping that's normal in apartment complexes. I'm talking about hard-core TV, and mirrors are shaking. Very earthquake feeling. When I have guest over, they always comment on how I'm able to live here. I take baby steps when I walk in my own place because I'm afraid I might disturb the people below me so I don't comfortably live here. On top of the floorboards already being very weak, I've experienced water damage from a neighbor above me, who I found out, died in her apartment, well, when the cleaners were cleaning, water started pouring on my bedroom floor from my ceiling, they fixed it however, there's still a water stain that I can still see and that was about a year ago from now with that being said, there are squeaky ( nails on a chalkboard) squeaky in my room above me and my upstairs neighbors step on those parts for long periods of time. So I haven't had good sleep here in months. If I were in property management, I would literally consider letting someone out of their rent for the excessive noise, it's not regular apartment noise. As a human I'd be upset that I collect money from someone who can't sleep in their own home. I am forced to sleep in my car some nights when the sounds are that bad or crash at a friend that I can find all while still paying rent here I would consider all of this before you move in if you are someone from New York City, etc. this might not be that drastic for you. If you are trying to get away from a noisy complex, this is not the complex for you.. What sucks is that they get to decide if the noise levels are loud or not, not you or the company that comes over and hears all of this shit. ITS BEEN AWFUL! I've complained multiple times. It doesn't matter. UPDATE: I moved out and a week prior I tried contacting the leasing office. No one called me back. No one answered until I reached out to them with a blocked number, and then was rerouted to manager of bentree. She contacted me a day after my move out date ( after me begging and calling ) and are charging me for a cleaning fee ( I paid to have cleaners over 200$ ) and wanted to get in contact with someone so that they can review the apartment for me to get my full deposit back and they made sure to not contact me or return my calls I had to beg and beg to have someone give me a call back and the manager who I've had problems with my entire time living in that community decides that the apartment is not clean I asked for pictures she said her partner took pictures of the place not being clean, but I asked for them to compare them to my pictures of my place being clean, and she did not respond back to me. ( the cleaning service asked for those pictures because they told me they would give me a refund and she won't even at minimum do that, send pics if it's true). I feel ripped off, and taken advantage of. They can pretty much do and treat you anyway. That manager at that location is unprofessional and not easy to go to with any issues. I wouldn't let this place take your money they do not care especially the manager AFRAH OMAR ! It is nothing more than just a job for her. She does not care how you sleep at night. She does not care if you have degrading issues and for her to contact me after my move out and gets to decide that my place wasn't clean with zero proof. Trying to contact them just for them to make sure my apartment was up the standards after the cleaning was not easy and again, they contacted me after that move out date and it just feels like I was robbed. I've lived in other communities where they go about it professionally. That manager is horrible. What apartment complex contacts you after your move out date instead of before when you've reached out to them? I don't understand how she even got that job and it's really sad for the community there. I am not the only complaint regarding her. There are other neighbors who have had their fair issues that I've spoken to. I would just beware of living here save your money and move somewhere where the people actually want to do their jobs.
They are not even desolved one star. You cannot imagine any worst than this apartment. The manager forgot what she said everytime and change her word. Made me pay $300 for repair and clean. What they told me was that they are going to sue me if I am not paying what I didn't desolved. Noise between apartment is a nightmare here. PLEASE DO NOT LIVE HERE!!!! YOU WILL REGRET !!!
Stay away from this apartment complex! I was treated wonderfully when viewing the apartments, however after not being able to move forward I was informed that the refund process ($600) would begin and I would be refunded in the next 48-72 hours. It has been almost 2 weeks! After I realized earlier this week that my money had not been refunded, my friend checked our application status online, and it was still showing In review. After calling the office I was very rudely spoken to and the woman seemed baffled as to why I was online checking the status, of course because I had not received my money! She then informed me that the process had not even been started and that i would have to wait another 48-72 hours. Unacceptable!I have even contacted corporate and will make every effort to make this situation known, and I will also be contacting my bank to have every dime returned. Stay AWAY.
Update: 6/13/18: I finally got out of this pit, but it could not have been more difficult. They apparently refused to accept the numerous notices of vacation I gave them. The one they did finally decide to recognize an email a month before vacation, and proceeded to demand two month's worth of rent regardless. I only came to this place in an effort to save money but because of this it ended up costing me more regardless. Update: 4/24/18: things are getting worse, not better. The transition in ownership to Lincoln properties has opened the doors to the worst possible abuse. The massive parking problem could be partially resolved if the complex opened up the 50 desperately needed private parking spots around the complex, but instead they completely removed guest passes (friends and family are now officially not allowed in the area) and converted even more of the few spots we have (mostly the ones that are close by) to "premium parking" that they are charging $40/month to own. This place is a trap. Every aspect of it is predatory and abusive. You know the trolls in fairy tales that charge people to cross bridges? Those people are real and they've gotten into the apartment game. This place is designed from the bottom up to take advantage of you. They will lie to your face, tow your car, cause more problems in efforts to fix old ones. They go out of their way to hide basic features from you and i lived there for 10 months before i knew there was a web service they were hiding from me. The place is smelly and cramped and offers virtually no way to have friends or family over due to the complete lack of parking. You'll be lucky if you can park there yourself. It's not even cheaper than comparable complexes.
Not a good place for people to live unless you're not going to be getting involved with office people. They were not too knowledged on what they were doing. For a simple question we had, we had to sit in the office for an hour. The conversation was not going anywhere because the lady that was taking care of us had to constantly move back and forth and was not nice at all. I read all the reviews before and they all mention something about rude staff members which I totally understand since I experienced it myself. I really wouldn't recommend this place to anyone around me. Only thing I like about this place is the location. Hate the staff's rudeness, hate how loud it is to live, and the parking situation is just don't even get me started. They're even charging the current residents more to get the parking ticket after they changed the whole parking ticket situation.
Parking here is a HUGE problem. I've lived here nearly 6 months and every time I get home after 9 pm I have to drive to the other side of the apartment complex to park (a 15 minute walk to my building). If I arrive after midnight I have to pray that someone is leaving because I have literally not found parking multiple times (to the point that I literally go home, PARK, then UBER places cause finding parking is so insanely frustrating after a long shift - I work two jobs a 9-5 job and as a bartender). Maintenance is also a huge problem. My heater broke in December and I put in a ticket and went to the office (because otherwise it would have taken weeks for them to come out, and frankly I am not keen on letting my apartment stay at the 20 degrees Fahrenheit my thermometer was reading). The first maintanence team told me that the heating system was broken and they couldn't replace the entire thing (as itll be too expensive and they'd need administrative permission) after imploring them to fix it they explained they didn't think they'd be allowed to but they left to ask. After a couple hours a second team came back and closed all the vents forcing the little heat in the system into my bedroom and told me 'they were done and fixed the problem'. Obviously this isn't a fix, the first team came back after the second left and explained they weren't allowed to replace the system because itll take too long and itll be expensive. Luckily this winter wasn't terrible, but to this day my heating system is pretty wonky and I have to blast it to have a decent temperature in my apartment (electric bill due to this went from 80/mo it was in November to 200/mo just to get my apartment at a constant 67 degrees). Some maintenance workers try really hard to fix problems (notably Percy and Miguel) but others seem to have given up at this point and don't really care, so be wary. The grounds are pretty dirty due to their lack of trash containers, and their "valet trash collection service" that is mandatory sucks. You also will constantly get spammed by random newsletters and I assume companies that have a partnership with Bent Tree. I suspect that pests will become a problem once spring warms up more. My apartment is very clean (I clean-mop-sweep everyday) but when I was sweeping my floor yesterday I noticed three ants scampering around as well as a beetle. Though this is the first and only times I've seen pests inside the apartment, I assume that the fact a beetle was able to make it in when I keep the apartment locked down and clean constantly (never open windows or doors unless I am walking in and out) shows that pests will begin to be a problem. As noted by someone else Bent Tree does has numerous fees and honestly if they can get away with charging you more I wouldn't be surprised. The apartments though cheap are poorly made (I used to be a home remodeler and I noted that my 'hard wood floors' were already peeling after being installed 'a month before I moved in' and that the double windows are ancient and poorly installed). When my neighbors upstairs were moving in the ceiling shook and I had a lot of white dust and paint on my furniture which I had to clean up. Honestly I wouldn't recommend anyone to live here unless they are on a budget and can put up with all of this. I will probably be moving out as soon as my lease terminates because frankly I would rather commute from Sterling to my jobs in Chantilly than to put up with this place again.
old, very unsafe structure. noise sounds everywhere(constructions), rude staffs... they will not gonna fix your broken window and they will say "turn on the AC/heater."
Update: Still the worse and I won't be renewing my lease. Just awful! Except the maintenance team. The maintenance team is awesome! They are extremely responsive and get things done. This property does not deserve the dedicated maintenance team they currently have. I hope one day, the maintenance team realize how good this are and leave this property... Awful! So before I leave, I will post pics of how the Apts are old and deterating. They don't care that the ceiling looks like it's damaged by water. It's really sickening.. STAY AWAY! I AM TRYING TO SAFE YOU A HEADACHE! P.S. the reason they can't find me in the system, is because they messed up my rental portal. So I had to give them a 2nd email that I don't use just to be added. Since the office worker couldn't find it or knew what to do... So unprofessional and not trained... Garbage! RUNNNN!!! Update: It's worse now then 11months ago.... Don't live here! Management is the worse! More of the staff are not professional at all and lie. Not all of them. The manager is a joke and never is available or calls back. Apartments are not kept. Stay anywhere else but here! They make you pay for parking and after the 1st, rent is late and they add a fee! No grace period.
We have been living in this complex for about 1,5 months. Even though the leasing office rep who was signing us up and worked with us was very responsive and nice, there were so many issues with everything else. There has not been a week when we wouldn't have to go to leasing office or submit the requests for maintenance. Initially, when we came to check the apartment, there were issues with a lot of things (so it wasn't inspected by their staff). We filled out the inspection sheet but still not everything had been fixed until today, even though we brought it up few times. I guess as long as it's not life-threatening, they don't care about your comfort. It is just an old complex poorly maintained. We were happy that we could lock in the rent for more than a year prior to moving in, but now we wish we could move out...
EDIT: In response to management's reply. None of the tacked-on fees were disclosed to me during my move-in process. I discovered them long after I had signed my lease. I sent numerous emails to the leasing office that went unanswered before I finally contacted upper management in AIR communities. It was only then I received a phone call. I never returned the call because I had already made up my mind to move out based on how poorly the parking situation was handled as a whole. I have since left Bent Tree and cannot be happier with the decision to move. Do not move here. Listen to all the bad reviews. Find a community where you are valued and respected as a resident. Save yourself a headache and move elsewhere. Parking is a mess to put it mildly. All apartment units are assigned two parking spaces. If you pay for a third or fourth vehicle to be parked in the community you have to park it in Guest Parking. There are 35 marked guest parking spaces in three different locations throughout the community. These spaces are always full. Forget ever having guests over since these are filled with residents who own more than two vehicles. Management told residents to call the towing company if someone has parked in your reserved space. When residents called the towing company we were told towing was not being enforced in the community yet. This has lead to residents placing cones, tables and chairs in their assigned spots. One vehicle misplaced causes a domino affect as there is no longer ANY open spaces. They got rid of the car wash area to allow more parking but the issue continued. So we ended up with no cad wash and nowhere to park. In addition to the parking, you get to pay $60 a year just to have a package locker. If you don't pick up a package after two days you are charged $10 per day until you pick it up. There are frequent vehicle break-ins in this area but residents aren't allowed to equip their homes with Ring security door bells. This is a lease violation according to management. Upon move our you are required to pay a $125 cleaning fee or proof of a hired professional cleaning service. Management is largely unresponsive to phone calls and emails. Plan to go in person to the office if you need to speak to someone. There are much better places to live for a lower price. Avoid Bent Tree!
The customer service is horrible. I was wasting 30 mins to visit Bent Tree Apartment. I had an appointment two days ago. But their employee locked the door and let me wait for them for 20 mins. The lady who talked to me was completely rude. No explanation for late or any greeting. Her face made me feel like I owed her a thousand dollars. I had no idea such a person could be a customer service representative with this attitude. I feel deeply sorry for their company. BTW, the information on their website is not accurate. You will get a different move-in date or price when visiting this place.
disgusting.... i though i would die when i found out there are bedbugs and other insect in the apartment. The best part is management doesn't even care. All they care about is ur money.

I've waited a while to leave my review because I wanted to offer the new management company time to settle into the groove of taking on a large complex. That said, while I can appreciate the effort they are making to better the community, the disturbance it's causing to residents is completely disrespectful. First let's start with the fact that it took them weeks, probably about 6, to resurface the parking lots, and we aren't talking about a complete grade and lay new asphalt, just a simple cosmetic surface fix and seal. This impeded parking for the entire duration. Then, they decided to take electricity and water to the existing dog park, great plan, terrible execution. Unfortunately for me, the trench digging for this was 20 feet from my apartment and they were here for hours, until past 7pm to be exact. I'm not talking about men and shovels, actual ground diggers and burrow drills.... until past dinner time. When I asked the leasing office how late they were going to be there they actually asked "why is it disturbing you?" .... pretty sure I didn't go up there to for the hell of it.... moving on, today, the last straw to my review standstill, I'm home and I hear a very loud thud from upstairs and I think to myself, "I hope someone didn't fall" mute the tv, hear some faint movement, go about my binge watching and I hear more loud thuds. At this point I'm thinking someone has fallen and they are struggling to get back up, go outside look up and find that my neighbors have moved out, the windows are wide open and what I am hearing is the contractors "fixing the apartment" at 5pm are carrying materials into the apartment and literally dropping them on the floor. I watched it happen. I've lived here for a few years, other than the occasional trip or fall I never hear my upstairs neighbors, but these people were dropping boxes of stuff and shaking the entire ceiling. I do what any annoyed person does, go to the leasing office. I'm always greeted with hostility for absolutely no reason, I prepared myself for that and was told "it will just be an inconvenience while they renovate" I'm sorry, what? That is what you have to say to a current paying resident? Rude, disrespectful and completely uncaring. If you want people to stay, I assume retention would be high on the priority list, but not for this new company. They don't care about anything. Don't bother moving in.And to any manager that actually takes the time to read this far, don't give me a bogus reply just to make it seem like you're engaging on reviews. There is nothing you can do about the way residents are treated by the staff at the office unless you fire them and bring in actual people with customer service skills.
During my time at Bent Tree the quality of life has gone down significantly.1st - The parking situation currently is a disaster. All but a couple dozen spots are assigned parking. This parking might not be anywhere near your apartment and is a separate fee. The little visitor parking that exists is functionally non-existant since it's always full with residents cars. You will not be able to have anyone visit without risking their being towed.2nd - The removal of several amenities to make room for additional parking.3rd - A lack of enforcement of the non-smoking policies. These policies are not effectively enforced and people openly smoke on their balconies and parking lots.4th - Their "newly renovated apartments" had many, many issues with the installation of doors, windows, and appliances incorrectly or sloppily. While maintenance did correct these issues they clearly went with a bottom of the barrel contractor for these renovations and did little to no follow up to make sure things were done properly.Do not rent here, it is not as advertised.
Update 07/21/23: I moved out, they are attempting to charge me for things that make no sense on a deposit (random sewage, water, and fees), and Afrah decided to block me when I raised concerns. I do not recommend renting here. They will charge you rent for an apartment you can't stay in, claim it's habitable when it isn't, and will try to bully you into giving them good reviews. Original: Been a resident here for a year now, there's almost no visitor parking, and they refuse to provide permits for visitors. They know about the issue and refuse to do anything about it. They will tow when their visitor spots are full. Update: apartment flooded too, they refuse to move us into a new apartment and they have an insane reletting fee of 3 months of rent. You heard that right. Avoid this apartment complex at all costs.
The worst apartment! During my 2 years living here, I have experienced the worst service. Last year, I felt racial discrimination when they interrupted me while I was speaking, simply because English is not my first language, and made me repeat myself. The apartment staff have no respect for the residents and ignore them. In June, before moving out, my mom went to the office to give final notice. The manager seemed overwhelmed, dealing with many people. Since it was the last day to give final notice, my mom waited, but the manager told her that it was fine to come another day. My mom asked again to confirm, and trusted her word. Now, after moving out, they are charging her a late fee for giving the final notice late. They claim it's because the date she signed the notice was past the deadline. Of course, the signing date would be late since the manager said it was okay to come later. The manager now says she doesn't remember because she meets over 1,000 people a day. My mom trusted her word, but now she has to pay the fee while she acts like she doesn't know. My mom was so frustrated that she asked for a different manager(jerry) but he told her that if my mom don't pay, they will refer the matter to a lawyer. They don't want to be treated unfairly, yet they handle their responsibilities like this? This is the worst customer service and most irresponsible apartment management I've ever encountered. If you plan to live here, keep evidence of everything. Do you want to live in an apartment that discriminates against you and tries to withhold your deposit? That was worst ever.
I had a terrible experience living at Bent Tree Apartments for a few years. When I moved out, they demanded extra fees for cleaning and painting the walls and refused to return my deposit. Despite professionally cleaning the entire apartment, they still asked for receipts and additional documentation. It's the worst place to live. I can't understand why there are positive reviews for this place; they might be from paid reviewers or friends of the management, not actual tenants. This place doesn't even deserve one star. Do not move here! The management is terrible and treats tenants like just another source of revenue. The entire complex is a money grab. Parking is a nightmare--you can't park in front of your building and are forced to park two blocks away, often with additional fees for these inconvenient spots. Moving here is definitely not worth the hassle.
They don't even deserve 1 star. And I don't even live here. My car was towed from a visitor spot because I had "been there 24 hours".... if you call driving to work, picking up a friend from the airport, driving to dinner and then coming back. Bent tree says you can't be there for 24 hours straight.... BUT Tow truck company says you can't be there 2 nights in a row now matter if you leave. Bent Tree...... please get your act together. Communicate with the tow truck company AND the residents the same policy. You got rid of the passes (which was ridiculous) to make the dumb visitor spots and those reserved spots that no one uses. Terrible. No wonder everyone is leaving. This is just one thing I witnessed visiting this complex.
THEFT ALERT!! I frequently visit Bent Tree Apartments to see my boyfriend, but a recent incident has left me feeling extremely unsafe. His bike was stolen from his balcony, and we're unsure if it happened while someone was home. This experience has been scary! and it raises serious security concerns. Waiting to see what management will respond to this situation. This incident has deeply shaken our sense of security, as we are uncertain whether it occurred while someone was home or if the thief gained access to the balcony unnoticed. The fact that such a theft could occur within the premises raises serious concerns about the apartment's safety measures.
I live here for 7 years and the past year has been the worse. I feel that my time there doesn't count as a loyal resident. Parking spot for my sons car is 95 dollars a month!!!! That is absolutely ridiculous and when my husband told the manager that we will have to end up moving at the end of the lease she just said ok you do what it's good for your family. We will move soon! Not staying in a place that don't appreciate residents.
the worse place to live. new management are so rude, is all about the money, new fees and and excuses all the time. instead of apologizing every time there's a reason why pretty much is so bad but even though nothing is done timely. they never answer the telephone and sometimes they replied your emails two days later (if they ever do) and they are experts on excuses. not to mention everything else going on, they never clean and they are just more worried about things that really doesn't matter like new stinky dog park in the middle of the complex. they charged $15 per vehicle per month and hardly to find a spot in front of your building. they never clean premises if they do is after you make several requests for several weeks. overall not a good place to call home.
My partner and I lived at Bent Tree Apts from Mar '22 to Jan '23. We terminated our lease early because it was that bad, so bad that we paid hefty termination fees to get out. Tip: get a lawyer to look at your lease before signing anything! Before our move-in day, we were unable to get in contact with the leasing agent that coordinated our move-in. We later found out that our leasing agent left the company and forgot to transfer our information to another agent. Our move-in day was also on a Sunday so the leasing office would have been closed. Good thing we kept bugging them about it--otherwise, I'm convinced we would have never gotten our passcodes while still getting charged rent. Within the first week, we noticed evidence of previous water damage all over the apartment unit (e.g raised flooring, cracked walls, water stains). There was also an ant infestation that came from outside our first floor unit; we had to seal the trim with tape to keep them out. Another issue is that there is a shortage of parking spaces. We paid for general parking spaces every month but were not guaranteed spots after 7pm. A few months later, our ceiling flooded with sewage water near the HVAC vents on two separate occasions. This explained where the signs of prior water damage throughout the apartment unit came from. Another big concern was that the maintenance team entered our unit for an unannounced VA state inspection. The maintenance team told us at the door that they knew some units did not receive a notice, but they still apparently needed to enter that day anyway. Luckily, we happened to be home at the time and were able to calm down our anxious dog. If this is a routine state inspection, shouldn't they have known about this for a while? Why couldn't the maintenance team have rescheduled the inspection when they realized that some units were not notified? We felt very strongly about this because we had a lot of concerns about our rescue dog being home alone with any strangers in the unit. When we brought this concern to the attention of the leasing office, they told us that all units were absolutely notified ahead of time. It took a lot of persistence on our end before they finally checked their e-mail distribution list and realized that some units indeed did not receive the notice. However, instead of apologizing for the gaslighting, they shoved this under the rug and promised not to do this again. Except it did. Needless to say, we lost all trust in Bent Tree after this experience. There was a drain in the hot water heater closet that collected the runoff from the HVAC of all the units above us and it constantly dripped with water. A sewage smell appeared every 2 weeks and it permeated throughout the entire apartment. There were random fees added to our invoice every month; however, we don't know where that money went to as they never did any landscaping in the Fall or Winter and only raked the leaves twice the entire season. The complex was hideous with all the leaves that would rot in the grass and encourage snakes to hide underneath (and yes, we did see snakes). Bent Tree's online portal is also a mess and you can't track what you're being charged for as the charges are not listed in any sequential order. As others have mentioned, we received an automated message that our batteries for our door lock were dying and scheduled a date and time to have replacements dropped off. They were never delivered and we had to buy our own out of fear of getting locked out of our apartment. We confirmed later with the leasing office that their AI assistant rarely works. Maybe they have it figured out by now, but I wouldn't get my hopes up on it. Overall, terrible experience that negatively impacted our quality of life. You could rent a better apartment at a similar price point that comes with fewer headaches.
Experience was not a good one anyway you look at it. The staff was unprofessional and unable to assist in an efficient and effective manner. For 6+ months, there was a broken sink in my apartment. Management and staff were unable to successfully coordinate between the necessary repairmen and myself in order for that to be remedied. Additionally, not all charges on move out were assessed in accordance with the lease. Upon my request to speak with someone regarding this, I was ignored. Should you consider moving there, be prepared to (1) be overcharged; (2) not be provided promised living conditions in one form or another; and (3) not have any sort of effective or efficient communication with Bent Tree or Air Communities staff. Bottom line, I would not recommend engaging with Bent Tree Apartments, or with any property its parent company, Air Communities, owns due to their lack of care for their residents. Following up on my customer experience after being directed to Air Communities. The customer service I received throughout this process has again been tangibly distasteful. It is clear that residents are considered a disruption to this company and not a priority. The Air Communities team made a unilateral determination with zero transparency to the customer on how or why they are able to operate not in accordance with the terms and conditions of the lease. Good to see another company free driving into residents' wallets as they please. Also, the posts regarding parking are true. It's a hassle. Residents speed through the parking lots creating i excess risk for pedestrians and children in the area.
I used to like living here. Everything has changed in the last year or so. Parking sucks and they still charge us monthly for it. There are at least half of the reserved spots not being used. They built a second dog park instead of fixing the basketball court which is across the street and barely anybody knows about. I've had issues with maintenance not showing up for days at a time. Our stairs and walking areas are almost always dirty. We have had communication problems as well. The phone is never answered and emails are responded to days later. Not the way someone wants to treated if they're paying rent to live somewhere. Old management was way better.
As I look at the google reviews... I see that I am not the only one who feels that AIMCO.... ESPECIALLY THE DISCONNECTED CEO.. places profit BEFORE the resIdents' comfort, security.... AND SAFETY. Literally The worst place to rent at. Will change parking rules without knowledge of renters. Will have tow trucks outside waiting of guest parking to meet quotas. If you want a community based area to live in do not live here. Will not be renewing my lease at all. Thief's and crooks all around!

I'd previously given this complex a better rating, but with inconvenience after inconvenience compounding, they're quickly falling out of favor with us. The office staff try to be helpful, but the new property management company, AIMCO, is just way stricter, more bureaucratic, and prone to mistakes than the old one. Towing is strict, parking limited, and LOTS of hidden fees. You pay WAY more than just rent here. Not a great place if you love animals or privacy, as they will often just barge into your apartment, giving you "notice" by saying, "sometime this week." Overall, it's become your run-of-the-mill, poorly-managed complex, run by a big company with low standards.

This is absolutely the worst apartment complex I have ever dealt with my entire life. My son was staying there and had to leave Virginia and move back to Florida because he lost his job due to Covid. They want to charge him $7200 to break his lease. $3600 for the loss of the rent and another $3100 because he did not give them a 90 day written notice. How could he do that if he lost his job and couldn't afford to live there?!?! We are willing to pay the $3600 but I refuse to pay the $3100. But what drives me crazy is when he was living there. The apartment manager (who is horrible and impossible to get ahold of) and complex did not help him out even a little bit on his rent when the upstair unit had a water leak that leaked thru his ceiling causing his cloths to get all wet. All they did was went into his unit and taped plastic bags on his ceilings that stayed up there for a couple weeks!!!! But I guess that not the apartment complex's fault?!?! I would HIGHLY RECOMMEND not renting unit here!!!!!!!!
I moved because of the new management and their new policies. They told me if I kept the apartment until Sept 1, I wouldn't be charged an early move out fee. I physically moved on July 27. Turned in the keys on Aug 28, got a bill on 9/4 and they did charge me a fee. I disputed, but to no avail. Then low and behold on 9/20 I get yet another bill from them and them telling me they are sending me to collections. Not to mention, my water/trash was $118 and I WASN'T EVEN IN THE APARTMENT!!!! I am still disputing. Their move out team is REDIC...They took pictures of the wall where the couch and bed was against them and want me to pay $115 or 125 to paint. They are going smoke free, I am a smoker, you have to paint anyways!!! This is the WORST community to live in with HORRIBLE customer service....choose some place else to rent, trust you won't regret the decision.
They go into your apartments without letting you know, they leave important information out all the time at the time of signing the lease. The leasing agents simply do not do their job, and when they do it's almost as if it's a bother. This complex is not worth the money it charges. There's huge rodents running around the complex, the dog park doors have never worked in the 22 months i lived there, neither did the dog pet spa. The water fountain in the dog park doesn't work. There's been a pot hole by the pool where we walk for months now & they have put a cone over it for just as long & they keep ignoring it as it continues to get worse. For the amount you pay the maintenance just isn't there & they are careless about it. There's also no parking anytime after 7-8pm unless you park 5-10 minutes away from your apartment which is ridiculous because you have to pay $15 extra on top of the rent (which includes random fees that constantly change with no explanation) for parking. You're just paying for the location & because it looks pretty decent.

Been a Resident for almost 3 years, 1) Black Mold, in living room and Bathroom 2) Never a place to park after 7 pm 3) No one will respond to any requests or issues 4) This month I have had my washer broken twice, same issue, have done 5 maintenance requests have only been dealt with once 5) Was charged for a Dog for a whole year after they made me kick out my dog, asked for a refund for the charges, never got back to me, been over 3 months and have called/emailed multiple times 6) Constant Vehicle Break Ins 7) Overall management and leasing office have incredibly poor communication 8) Amenities are very cheap, washer, dryer, sink have broken in the double digits this year a lone let a lone previous

If Hellish customer service is what you're looking for then look no further! My overall experience at Bent Tree was full of mislead information, and also a 3 month late notice that the carpet had to be replaced once we moved out. The carpet was a year old and looked perfectly fine, however they felt the need to scam us out for more money. Do yourself a favor and look somewhere else, this place is the taint of apartments in Centerville, Va.
Absolutely Not Worth It - Save Yourself the Headache When I first moved in, everything seemed great--updated apartment, decent amenities--but that didn't last long. After a few months, things started breaking: the toilet wouldn't flush properly, the garbage disposal stopped working, and the overall quality of the unit just went downhill. Maintenance did respond within a day or two, but that didn't make up for how quickly things fell apart. Then there are the ridiculous fees. To receive packages, you're forced to pay $60 a month for an app just to access the storage room. Parking was another nightmare--first, there were no spaces available, so I had to pay $60 a month for several months. Then, when spots opened up, the price dropped to $20, but the space was further away, which made no sense. After living there for nearly six months, management suddenly wanted back pay for a "Resident Liability Waiver" because they "forgot" to add it to my account. Their mistake, yet somehow my problem. Moving out was even worse. They tacked on a laundry list of absurd charges--a cleaning fee (even though I left the place spotless), a painting fee (which should be standard between tenants), and a bunch of other nonsense just to squeeze more money out of me. Don't expect to see your deposit again, no matter how well you take care of the place. Oh, and roaches. I went nine months without seeing a single one, then suddenly, after a new tenant moved in below me, they appeared. Management's solution? Spray twice and call it a day. Spoiler alert: It didn't fix the problem. The only positives? The park is nice, and the dog park is decent. But that's not enough to justify the price, especially in this area. The parking space is very limited. You can waiste your money to reserve a spot or waist your time trying to find a spot very far away from your unit, if you can find one. There should be a warning about the limited parking before applying for a lease. On the contrary, I was told by a staff member that there was plenty of parking, but that is not the case. I guess lying is one the selling strategies use by the leasing office.
The worst place to rent from!! You will never find parking after 9:30pm-10pm!!! On top of that my car got towed last night and I had to pay $160 to get it back today! I cannot wait until my lease ends and I can move out of this dump. I would have given this place about a 3.5/5 under the old management. Under the new management though, even 1 star is too much. They changed the visitor parking policy so that you basically cannot have a guest stay more than 3 days a week, and if the visitor parking fills up, then sorry, guess your guest can't stay. There were not issues with parking before. Worst case scenario is you had to walk a little farther to get to your apartment. It's ridiculous. There also has been a big increase in the amount of trash I have seen around the apartment complex since the new management took over. It's not just trash either, but dog waste as well. When I brought this up to management, they basically ignored me. I had to email them at least 3 over the course of a few days before they finally had someone clean the trash up. While on the topic of being ignored, chances are you will have to email management multiple times before they even respond. So yeah, don't move here.

I don't know where to begin, we moved her in 2023 as seemed at that time a great fit for us. Little did we know about the parking nightmare here . We are a family of 2 and a baby according to there policy we qualify for two spots I requested and paid extra for convenient parking you can say they gave me a spot that is about a whole street over which is what I paid extra for my wife and I got the regular spot which come to find out it's on the other side of the community I went spoke with the manager absolutely helpless. But did promise me a spot upon renewal. That time came around they didn't have any she said she will reserve one for me by march wich was last month now mind you this a wait from July of the prior year. As I work long hours I come late at night I spend hours trying to find a spot where they wouldn't two me and by the way I might as well have a membership with towing company at this point. Any ways I go back to speak with the so called property manager about what she has promised me regarding the parking situation, and she goes" we won't have any until August, and we already gave you one and gave it back so I don't what to tell you " lady I gave it back because you want me to pay $80 for a parking spot on the other side of complex no where even close to where I live I would basically have to walk from one end to an other. Now I have to come every night tired from work and look for parking when she promised a spot for me in march and now August. This place is already over priced for area... and to top it off they have made my life miserable due to their parking problem. It's getting to the point where I hate the idea of coming home.... Have lived in this community 4+ years and I made the mistake to renew my lease for one more year and I just found out that I have to pay $15 a month for every car parking and they argued that they sent me a letter which I never received. The community its smoke free however my neighbors smoke every day and if I turn my AC off the entire apartmen smells awful and the leasing office managers are not doing anything. also $15 a month for trash removal and I have to walk to the dumpster and put the trash away. $5+ monthly fee for the company that generates an Online monthly bill. DO not move to this community unless you want to pay extra money. I also have put up a request 4 months ago because there is a water leak in both bathrooms and the floors and drywall is damage and the maintenance crew never shows up.
Overall: not great, poorly managed, fire hazard The community is in a convenient location in Centreville close to a lot of restaurants and not too far from the metro. The neighborhood is seemingly safe, quiet and always looks nice with good landscaping. Since they are doing renovations, most amenities have been closed (gym and business center). The new package lockers are very convenient though. Unfortunately valet trash pickup has been discontinued and the on site dumpsters are always overflowing. Also parking is hectic in the evening and for guests (they are quick to tow!). The apartments themselves are nice enough but nothing special. They do have a lot of different floor plan options. Unfortunately you can easily hear outside noises and they are not well insulated. A big red flag is that there are no sprinklers in the units! I've called Bent Tree home for a few years but am ready to move on and upgrade. Update: There was recently a major fire here resulting in 13 units being uninhabitable and 1 death. The cause has not yet been determined/announced. Not all smoke detectors in the units were working, there are no sprinklers, and there is not a fire alarm to pull in every building. The management company has stated that they have no plans to update for fire safety. I no longer feel safe living here. Look into this before moving here!

The management's definition of remodeling appears to be limited to a hasty paint job, with little attention given to actual improvements. The lack of quality and attention to detail in these "remodeled" units is disheartening and misleading, and we're left with subpar living spaces. In addition to these issues, the overall level of organization and professionalism within the company is severely lacking. Communication from management is often inconsistent, delayed, or entirely absent, leading to confusion and frustration among residents. Lastly, newly implemented assigned parking system has been nothing short of a nightmare. It seems as though there was little thought or consideration given to the placement of assigned parking spaces in relation to the corresponding apartment units. Instead of ensuring proximity and convenience for residents, the assigned parking spots are scattered randomly throughout the complex, leaving residents to trek significant distances from their parking space to their apartment unit. I am a current costumer for Bent Tree apartment, my ac hasn't been working for the last 2 weeks, I was told ac part had to be special order so I'll be 4 weeks without ac, just go somewhere else to rent

Management is argumentative, and lies so you can lease with them. People in the office is rude for the most part. Gym really old, same for several years it hasn't been updated in years. The buildings needs maintenance, paint as well as the stairs, although they recently "replaced them" it hasn't been painted. Bugs every where, trash, spiderwebs in every corner, they clean probably once a year and you have to call them requesting to PLEASE clean the breezeway. Dogpark is better and bigger than children's playground. No parking space even though you have to pay per vehicle monthly, if you are lucky enough to find a spot you will be walking at least two blocks from your building. Management loves dogs so complaining about a loud and noisy dog or pee in he stairs or poop in the side walks is NOT an option. Hide fees so if you decide to move make sure you READ carefully your lease and make sure everything is in writing otherwise you can lose. A lot of maintenance needs to be done in every single unit but new management is prioritizing dogparks, asphalt, sidewalks, lease office and honestly not sure what else because you don't see them and whatever it is you definitely won't take advantage of it. Try to find another place if you can. You will be better and happier if you are not living in Bent Tree specially with new management, new fees and new stuff. But the way pictures online are definitely NOT how Bent Tree really looks. Make sure they show you the apartment and building where you are planning to move before you sign the lease. BEEN a loyal person of this community since 2015. All I'm going to say is a lot of residents have been upset with the money hungry people running this company. Parking has been absolutely outrageous. They charge extra just to assign you a spot far away from your building. Not only that but their management team is unprofessional as they do not know what they're doing or aren't responsive to any issues throughout the community. If you are a resident who wants to be getting robbed you should probably think about living here unless you're smart, find somewhere else.

(Sorry this is lengthy) I am a fairly new resident I moved in march 1 of last year(2022). My lease ends June 5 and fortunately, I will not be renting with this community after my lease ends. First bad experience I had, before I moved in. I obviously had a normal tour where I was asked if I had a dog or plan on getting a dog I said no because that was my honest answer but living on the East Coast by myself, I needed a companion, so I did end up getting a dog, a German Shepherd. when I went in to register him, that is when I noticed that they had restricted dog breeds (as when I did the tour she did NOT tell me that they had restricted breeds and to keep that in mind if I ever did want to get one) and I had already registered him as an emotional support animal which he is and let me tell you this process took close to two months to get approval, a very unnecessary amount of time. after I was working with the then manager, who has now been promoted, she told me that the female who took me on a tour told me they were restricted breads after I continuously told her that no one informed me of that, but they made me feel like I was wrong and they're always right. Thankfully after having to go has doctors appointments five times to fill out forms and get doctors notes. I was approved to have my dog with me. my second negative interaction was, yes the electronic door lock. I had gotten a notification on the app that the battery was running out and they did an auto service ticket. I had exchanged emails and text. We agreed on a Tuesday while I was going to be here for them to come and drop off batteries and that Tuesday came and they never stopped by then a few days later I was coming home after work, and my lock was making an ongoing humming noise. Come to find out the battery had died and I was unable to get in my apartment through the front door. I made another ticket in and this time they did come to drop off the batteries, while I was not home and when I did come home, I came to find that the front door was literally cracked open and the batteries look like they just opened the door, threw the batteries in the front walkway, and walked away. They were scattered in my front walkway. It's just overall very disappointing community. You pay fees for trash, but you have to walk your own trash to the dumpster so what is the fee for? Overall, I would not recommend this community at all. If you need a community in the area, lakeside apartments (yes different company too) are literally amazing. No trash fees, they give you trash bins on move in date, open parking with no fees, if you have a service dog or esa, mine got approved in three hours and all they needed was for me to fill out a form and the form I had used here at Bent tree and my pup got approved for my move in date. Would totally recommend lakeside apartments over Bent tree unfortunately.
New change of management companies = terrible service. Moved out about a month about to Bell Fair Oaks - much better service. Both my boyfriend and myself had tried via e-mail and phone to contact them 7 times over the past two weeks regarding the move-out inspection follow-up without any response at all. The management company before had their faults, but was at least responsive. The previous maintenance team even came out after hours to address issues for us. This new company could care less if your unit was on fire. For the price you pay for be in Centreville for God's sake, you think they'd give a damn about their residents.

I loved the management when it was ran by Lincoln. It is now ran by Aimco, and I have never encountered more issues at any apartment complex than at Bent Tree. It took over two months to fix our porch when there was a safety concern, and I have a toddler! There was a misunderstanding regarding visitor parking, and my friends car was towed. I spoke with the office staff and asked to speak to the manager. The manager was never put on the phone, and I had to speak with the assistant manager. That woman made me feel like an idiot. Horrible customer service. I have no idea how they will keep residents with management like this. Good luck. I will never renew my lease now that management has changed. Horrible. JUST TO ADD TO THE MESS, I was able to give the name and exact date of the person from their office who gave me incorrect information, but it was MY FAULT since they are not able to verify what was said during the conversation. I will be writing series of reviews regarding bent tree apartment. we lived for total of 3 years in 2 different units. On the 2nd unit, we lived for less than 24 month and we were charged for 30+ months worth of carpet damge, appx $17 per month based on their calculation. Staff/manager was very reluctant to explain/discuss the matter but to present you with "INVOICE/BILL". We were present on the final walk through and inspecton day and no such claim was mentioned. Existing carpet when our rent started was NOT new so it probably was in a condition to replace from normal wear and tear. I didn't have to pay for the carpet on the previous unit that we lived in, but had to pay for the 2nd one regardless. I BELIEVE MANAGEMENT HAS BEEN CHANGED SINCE THEN. As those of you who read not just my review but others below, you can conclude that last tenant who stay in the unit will have to pay for the carpet REGARDLESS. All apartments and rental units have pros and cons. it just really sucks when they get you at the end just because you are leaving. Hope this review helps some of you. I will write more later. Been here for several years, but leaving and not re-signing new lease. I have to agree with negative posts regarding parking, customer service, and endless fees added to your rent. My building has the worst mice infestation I've *ever* seen. I've reported the issue 4 times over the last 6 weeks, but the problem is no better and management seems disinterested in solving the problem before I move out. The last email reporting the severity of the problem was a detailed email to the leasing office clarifying the magnitude of the ongoing problem...and *NO ONE ACKNOWLEDGED THE EMAIL OR RESPONDED*. 3rd world living conditions, 1st world rent.
This apartment sucks. All the spots out front are reserved. You have to walk a mile to get to your apartment. It takes forever to bring in groceries. And they run their tow truck night and day - god forbid if you're in a hurry and accidentally park in a reserved spot, you have to uber 15 miles away to pick it up. Would not recommend living here. Also, they make you pay on the last day of every month, or make you pay a $160 late fee. Most apartment complexes give you until the 5th day. But when you serve a lower societal class, you shouldn't expect them to have their check in on the last day of the month. Heaven forbid. This has gotten out of control. Also:-place infested with bugs/rats-trash was everyday pickup, now 2x/ week, which as residents are required to pay and don't pick up as often. Which makes it smell-changed the payment date from 5th of the next month, to last day of current month without explicitly telling you when you renewed lease-changed management companies 2x in a year-disorganization if staff, when I resigned lease, it literally took me 10x to get changed.
The only Thing thats decent about this community is the maintenance team Antoine, Mario, Jim, and Collin are excellent but Andrea on the other hand is a absolute joke
Experience was not a good one anyway you look at it. The staff was unprofessional and unable to assist in an efficient and effective manner. For 6+ months, there was a broken sink in my apartment. Management and staff were unable to successfully coordinate between the necessary repairmen and myself in order for that to be remedied. Additionally, not all charges on move out were assessed in accordance with the lease. Upon my request to speak with someone regarding this, I was ignored. Should you consider moving there, be prepared to (1) be overcharged; (2) not be provided promised living conditions in one form or another; and (3) not have any sort of effective or efficient communication with Bent Tree or Air Communities staff. Bottom line, I would not recommend engaging with Bent Tree Apartments, or with any property its parent company, Air Communities, owns due to their lack of care for their residents. Following up on my customer experience after being directed to Air Communities. The customer service I received throughout this process has again been tangibly distasteful. It is clear that residents are considered a disruption to this company and not a priority. The Air Communities team made a unilateral determination with zero transparency to the customer on how or why they are able to operate not in accordance with the terms and conditions of the lease. Good to see another company free driving into residents' wallets as they please. Also, the posts regarding parking are true. It's a hassle. Residents speed through the parking lots creating i excess risk for pedestrians and children in the area.
The office management people are not there to listen to you. They're only there to get the money is what I have felt from them. They were not friendly at all when I was speaking with them. I would ask them to fix something in my apartment and they would just start talking about different thing and don't even listen to what I'm trying to say. Everyone in the office is not willing to listen. If you're just going to live here and not do anything else, it's the best location but if you're really going to live here like you're living at home, this is not the right place for you to live.
!!!DO NOT GET ROPED INTO SIGNING A LEASE AT THIS APARTMENT COMPLEX!!! I have lived in a Bent Tree for the past 4 year and cannot WAIT to move out of here. Since changing management companies, the quality of service and living has sharply declined. For starters -- they charge you to store your incoming mail. They make it mandatory to use their package storage facility and if you can not pick up your mail within a week, they ship it back to the sender. I'm a frail girl: Part of the reason I opt for shipping is so that my 50 lbs packages arrive AT MY DOORSTEP. Not 1000 ft away at the leasing office. It's ~impossible~ to find a parking spot once the sun goes down. Since the implementation of their new parking policies, be prepared to walk to the nearest shopping center about 10-15 min away just to secure a spot for your vehicle. There was a fire here just weeks ago that ended with someone dying. This required management to send out a bunch of inspection notices to make sure all the fire alarms were in working order... both times, not a single maintenance crew member stopped by to survey our equipment. Managers are rude and it's next to impossible to get in touch with anyone via phone. I can not exclaim how glad I am my lease is ending, y'all! If you value your living experience, DO NOT MOVE HERE. PSA TO ALL CURRENT UNHAPPY RESIDENTS: I know there's plenty of unhappy residents scrolling through the reviews right now.... Here's a word of advice: Once you get the 60 Day Notice reminder, immediately submit it. I made the mistake of waiting until I secured another property and now I'm stuck paying for an additional 47 days in rent. Although this is near the bottom of my list of complaints, it will leave an incredibly bad taste in your mouth. I'm order to avoid this predicament, learn from my mistake and PUT THAT NOTICE IN! Lol!

Avoid this complex. The new ownership is not interested in improving the quality of life at the complex as they are increasing their profit. Since taking over, they have reduced the number of parking spaces by creating additional un-covered "Reserved" spaces trying to force residents to pay - especially, if they are unfortunate enough to work hours that have you returning home after 8pm. At that time all the free spaces are taken. You rent an apartment with the realistic expectation that there should be adequate parking to accomodate the number of residents, not drive around for 45 minutes hoping someone has to leave and you can grab their spot - like a perverse game of musical chairs. And heaven forbid you should park in one of the unrented vacant "Reserved" spaces, you will find your self paying a $165 towing charge after tracking down your vehicle's location. Trash "valet" is a joke where tenants leave their trash outside their door - many all day for the 7-8pm pickup. And if the bags break when they are "valeting" them to haul the trash away, they just leave the dirty dipers, spoiled trash laying in the halls waiting for someone else to pick up. Lights in stairwells go months before being replaced and the piled up trash around their dumpsters has to be a health violation. I am moving out as soon as my lease is up as the frustration, hassles, cavalier management attitude, maintenance requests that take 4 weeks to address, is not worth the $100/mo. you might save. But if you would like to pay for an apartment, pay for a guaranteed parking spot or even pay monthly for a plot to grow a garden, this is your place. It just won't be mine.
BEWARE BEWARE BEWARE BEWARE! My family and I have lived here for many years. The complex was sold to people that don't know what they are doing. They are rude and disrespectful. I have put in my complaints. still Nothing they want you to email your complaints but nothing done in a timely matter. I have been complaining about my outlets for months nothing. there is only four that works in the apartment. (NOTHING) The parking is HORRIFIC if you come home after 6 good luck in finding parking. The only way you have parking near your house is if you paid for it. You can't go out on weekends because if you come back late you have to park at the CVS and walk back. You pay for your trash to be picked up and the trash service that they use leaves trash in the breeze way and it is not picked up. You have to use disinfectant for the equipment in the gym its always dirty and dusty. They have TV's but they don't work the equipment is old the tread mill skips.It's extremely hot the air is never on. No fans,you have to make sure you bring lots of water. I went the other night to the gym and I could not get in they most have changed the system, and didn't notify anyone. The RENT and FEES that they attach is astronomical!!! My friend lives in Woodway apartments and she doesn't have any problems her place is larger and she pays less for rent she said their staff is great. My lease will be up in November, I will be put in my notice OCTOBER 1st. I would rate the complex with new management -0. If I listed everything I would be here all day. BEWARW ITS NOT WORTH THE STRESS!!!!!!!!!!!!
During my time at Bent Tree the quality of life has gone down significantly. 1st - The parking situation currently is a disaster. All but a couple dozen spots are assigned parking. This parking might not be anywhere near your apartment and is a separate fee. The little visitor parking that exists is functionally non-existant since it's always full with residents cars. You will not be able to have anyone visit without risking their being towed. 2nd - The removal of several amenities to make room for additional parking. 3rd - A lack of enforcement of the non-smoking policies. These policies are not effectively enforced and people openly smoke on their balconies and parking lots. 4th - Their "newly renovated apartments" had many, many issues with the installation of doors, windows, and appliances incorrectly or sloppily. While maintenance did correct these issues they clearly went with a bottom of the barrel contractor for these renovations and did little to no follow up to make sure things were done properly. Do not rent here, it is not as advertised.
My grandmother lives in Bent Tree for a couple of years now it just keep getting worse with parking before they had stickers now it's assigned numbers. It's impossible for family to visit when the parking is limited people would park at the future resident but, now all of the sudden they tow your car be aware they did for mine tonight. Unless you want to park out by the townhomes.. Update 7/11/25 It just gets worse and worse here. I was planning to move here for myself but, that won't be happening anymore. So I come out to my grandmothers home due to she is an elderly needs assistance. They are being stingy with visitor parking spots now all of the sudden you can only use certain amount to use per year. Which should always be notified to the people living in the apartment. What they could do is, give out reminders that the passes are running out. They don't care Bent Tree is money hungry. Oh did you see that they made more residential parking spots by the leasing office and went made the visitor parking across the street. What a joke. A hazard for all of us to walk across with the cars driving fast...
I recently had the unfortunate experience of living at Bent Tree, and I must say that it was an absolute nightmare. I cannot stress enough how much I would advise against signing a lease with this establishment. First and foremost, cars in the community have been being broken into on a regular basis. The lack of adequate security measures is evident, leaving residents feeling unsafe and vulnerable. It is deeply concerning that the management has not taken sufficient action to address this ongoing problem. Furthermore, the removal of community amenities, such as the car wash area, only added to the disappointment. These amenities were likely key selling points for many prospective tenants, and their removal without any alternative was a significant letdown. It reflects poorly on the management's commitment to providing a comfortable living environment. In addition, assigned parking spots were a complete mess. They were unorganized and often located far away from residents' actual apartment units. This inconvenience alone would be frustrating, but coupled with the lack of attention to detail, it became clear that the management prioritized revenue over resident satisfaction. Charging fees for package delivery is an unnecessary and unreasonable practice that showcases their profit-driven approach. The maintenance staff is equally disappointing. They take an exorbitant amount of time to address maintenance requests, and even then, the quality of their work was subpar. It was disheartening to witness them casually strolling around on golf carts, seemingly uninterested in their responsibilities. Visitor parking is also an absolute nightmare. If you have more than two cars registered, you were forced to park in the visitor parking area, despite paying a parking fee. This resulted in a severe shortage of parking spaces for actual visitors. Finding parking after 12 pm is nearly impossible, leaving residents and their guests frustrated and inconvenienced. In conclusion, Bent Tree Apartments is without a doubt the worst complex I have ever had the misfortune of residing in. The constant break-ins, removal of amenities, disorganized parking system, excessive fees, and careless attitude of the management and maintenance staff all contribute to an unacceptable living experience. I strongly advise anyone considering these apartments to explore other options. Save yourself the headache and find a community that values its residents' well-being and satisfaction.

Scammers!!!! Full paint job. Full clean! Damages and termination fee $7000. I'm glad I took a nice video of my empty, clean apartment when I vacated it for the judge to see. This has to stop, and the three people in the rental office need to be held accountable for the lies they produce just to scam people out of money. Along with that, someone goes out of their way to stage some dirt or something in the refrigerator and other places to say they had to clean.You have to be thinking mighty hard to stage dirt or anything to scam former tenets out of there money.
The new management is worst ever I experienced. There is not enough maintenance staff. Any emergency maintenance, we have to wait for 3-7 days. They don't pick up the phone from tenants and also do not reply the phone. Office staff do not keep the record properly too. Last month, they misplaced the check (rent) and sent another letter with late fee. When we went there and asked about the situation, they said, "you gave me the check but I did not accept, so you have to pay rent but we could discount the late fee." What the reason, they did not accept that specific check and discount the late fee? But accepted all other checks. There is no CCTV camera and receipt for proof. I highly recommend them to set up CCTV camera. On 05/08/2018, there was baby shower at my apartment, I asked the visitor parking for my relatives but they denied to provide visitor parking, so my guest unable to participate in baby shower. Office manager (Sonia Anzar) was so rude and treated me as animal (pet) like animal does not have friends and relatives.
I want to share my disappointment with this apartment complex, especially with Bryce Wiley from the leasing office. Even though the living space is okay, dealing with Mr. Wiley has been a bit of a letdown. From the start, there have been problems with promised parking spots. Despite Mr. Wiley saying he'd fix things, the parking situation hasn't improved. Also, details about certain parking spots weren't shared upfront, causing unexpected issues. On top of that, surprise fees keep popping up. Every time we talk about it with Mr. Wiley, it feels like our concerns are ignored or interrupted. After signing the lease, Mr. Wiley's attitude changed, and it's not for the better. He used to be helpful, but now he seems disrespectful and dismissive. This has made our living experience more frustrating and disappointing. To anyone thinking about moving in, I'd suggest being cautious with Mr. Bryce White and the leasing office. Transparency is lacking, concerns aren't being addressed, and the way things change after signing the lease is a letdown.
Moving to this community was the worse mistake that I have made this year. If you are plaining to move to this community, please visit other apartments in the area because you will struggle to adapt to this environment. You have to pay for trash removal and they don't even want to take your recycle so you have to walk to the dumpster (what is the point to pay extra money) parking spaces are to narrow and the leasing office don't give you extra permit if you have visitors, parking lot is too dark at night, also people steal your stuff from your balcony and the office is not doing anything to stop this issues. I have to call maintenance to repair the sink, laundry, refrigerator, and the floor every month because they do not want to replace them with a new one. Also be aware that they use your balcony outlet when they work outside and they do not help you with the electricity bill. Even more, landscaping crews come too early and you can hear them talking and screaming because the windows are too old and the glass is thin. If you are leaving on the ground floor you can hear every single step from your upstair neighbor. They make you pay for water and other communities in the area don't charge for water and the list goes on and on. I am looking forward to leave this disgusting community.
These apartments are made from hopes and dreams. I had a huge gust off wind come through my window and its closed. Build quality of these apartments are terrible and rent keeps going up for some reason; its not like the apartments are getting an upgrade. Its 4 in the morning....do you know how mad you gotta be to wake up from a gust of wind at 4 in the morning and write a review.
The location is great. Everything else sucks.
They are not taking responsible about residents living in their properties. Anything happens to your unit forget about talking to them. Call insurance and ready to hear the insurance is not covering any damages. Assistant manager, Bee? or Vee? girl with a curly hair, she is worst ever I dealt for customer service. I have no idea how she climbed up to be an assistant manager. Worst beyond worst to talk to. Oh~~ good luck finding a parking spot after 10pm even with paid parking permit.
If i can give 0 star, i would do so without hesitation.I have lived in Bent Tree Apartments for more than 8 years, and I strongly do not recommend living here, especially if you have a family. It might be manageable if you're living alone, but even then, it comes with many frustrations. Parking here is a disaster. They recently implemented a new system where each unit gets two assigned parking spots. I have three cars, but they only provided two spots, leaving me to park my third car in the visitor area while still paying the same parking fee. When I requested a third parking spot, the office told me they have more registered cars than available spaces. If that's the case, why are they actively promoting to attract new residents instead of resolving the issues for current ones? All they seem to care about is making money from new leases, while long-term residents are neglected. To make matters worse, if I can't find a visitor spot, they expect me to park on the street outside the complex. It's absurd to pay the same amount for a car that doesn't even have guaranteed parking. My family and I had to constantly monitor visitor spots to avoid being towed. Eventually, we gave up and removed the third car from our account, but not before the office charged me for several extra months due to their own oversight. If I hadn't checked my bank statements, I would've continued unknowingly overpaying. Additionally, if someone parks in your assigned spot, you're responsible for calling the towing company yourself and waiting for them to arrive. Isn't this supposed to be the apartment's responsibility? What's the point of paying for maintenance fees if residents have to handle these issues on their own? The visitor parking rules are just as frustrating. Visitors need a pass, which must be obtained from the office during business hours. If I have a guest after 6 PM, they can't park in the complex. Instead, they have to park 20 minutes away near local businesses, and I have to pick them up and drop them off. Walking from the street parking late at night after work is both unsafe and inconvenient, especially in bad weather. If you have only one car, this might not be a problem, but if you have two or more, I strongly advise against living here. The maintenance team is completely unprofessional. Every issue I reported required multiple follow-ups before anything was resolved. Many times, the maintenance staff didn't even know how to fix the problem and had to FaceTime coworkers for instructions. For years, I dealt with leaking sinks in the kitchen and bathroom. Instead of replacing the pipes, they just applied tape, which obviously didn't work. It took years of complaints before they finally replaced them. The doors in my unit didn't fit the frames properly, leaving a 2-inch gap that I had to push them to fix. Even the toilet cover didn't match the toilet's shape, leaving a gap when closed. One of the worst experiences was when birds nested in the bathroom vent due to improper sealing. We ended up with bird mites, which caused severe itching and required treatment from a dermatologist. Despite this being a maintenance failure, the management refused to take responsibility or provide proper compensation. We spent months trying to get the issue resolved, wasting money and time. Getting packages here is another nightmare. Residents must use the Luxer One locker system near the leasing office, which requires an annual fee. However, packages are often left outside the lockers, making them vulnerable to theft. I've had several packages stolen, especially during the holiday season. Even high-value packages that require a signature sometimes end up in the shared locker. The only positive about Bent Tree is its location, which was the main reason I moved here. If I had the budget to move earlier, I would've left long ago. I'm planning to leave as soon as my lease ends. Read other reviews,there are many residents who share my frustrations. And to Bent Tree management: don't bother leaving a generic response I know nothing will change
Cheap for a reason. 1. They'll provide you an ant infested apartment that their maintenance team can't get rid of. 2. There is no adequate parking. Good luck finding a spot after 5PM. Most of the time I had to park really far away and walk back to the apartment in the dark. If you want a designated parking spot, it's an additional $50 AND there's not guarantee it will be close to your apartment "due to lack of availability" 3. Overcharged our rent by an ADDITIONAL $2000 because they did not look at the contract we signed. Proceeded to quote "market value" until we asked them to check their emails with us where they guaranteed us a certain price for our apartment. So if you ever end up picking this place, KEEP ALL PROOF OF COMMUNICATION. NOW FOR THE BIGGEST AND MOST INFURIATING EXPERIENCE 5. When we moved out, they billed us $2000 for "damages" and cleaning. We literally had the apartment cleaned. We left the apartment in great condition, no mess on the walls or floors, all appliances in working condition, etc. They never performed a final walkthrough with us because their office was closed and they wouldn't let us turn in the keys when they were actually open. So for "proof" of damages all they sent was the bill, a "final walkthrough form" that they signed with no signature from us, and FAKE PICTURES of a COMPLETELY DIFFERENT apartment. Not even the same flooring or same wall paint. Literallty a different apartment. Through MANY phone calls and repeatedly asking for solid proof, they finally dismissed the fees. BEFORE YOU CHECK OUT of your apartment take as many pictures and videos as you can of your apartment and its condition or else you will be out $2K.
Its been 2 month since I moved in and my experience here has been horrible. I am getting hit with hidden fees like crazy. --You have to pay for their delivery service to the locker (one time fee) which they still deliver it in front of your door--The gym is being renovated but you have to pay for that service (not even prorated) even when you can't use it.--Electric service pay separately to Virginia Electric however... you get hit with the prorated service for the day you didn't set up an account of $50 one time service fee on top of that $5.25/month service fee for god knows what.Below is some of the charges from the statement (copied and pasted)--Vacant Service Fee 06/04/2019 - 06/11/2019 $50.00--Service Fee Conservice is a service provider contracted to prepare monthly statements and provide conservation resources. $5.25--Acct. Setup This is a one-time fee to setup your Conservice account. $10.00--Energy Conservation Fee 06/04/2019 - 06/06/2019 $2.00 (not even sure what this is and this is monthly or in the future going to be higher)PLUS$15/month per car for parking (not enough parking spaces...good luck)$50 for locker delivery service (they still deliver to door)$14.33 for insurance (if you get it through Bent Tree)PLUSWater Base ChargePest ControlSewerSewer Base (different from Sewer charge)TrashWater (difference from water base charge)I am not saying all the charges are not reasonable however, the hidden fee and one time fees are ridiculous.I currently pay $1500 base rent $30 for 2 cars $14.33 for insurance = $1544.33+electric+all those other fees will run you about $1750 minus the one time fees for everything.BEWARE!!!!
Parking is awful. Trying to park past 8 pm is a struggle none the less. The community here doesn't seem to care for any rules set forth by the leasing office. When I first moved in I was told that this was a Smoke free complex, the second I parked the moving truck I see 2 separate groups of people smoking outside my soon to be apartment. Noise complaint are ignored at Bent Tree so if you are naturally a noisy person this is the place for you. I've probably submitted 10 noise complaints and that doesn't do anything. Overall I would recommend not living here.
