I have been living in this community for 3+ years and the only reason I decided to stay this long was because of the convenience of having 28, 29 and 66 so close. I had a visitor last month and parked the car on the suggested visitor parking but the car was towed within 6 hours and the leasing office just felt sorry for the car being towed. I have seen the same cars parked in the same space all year long (2018) and i am ready to take some pictures every day and post them so the leasing office can see how is it that these people get away with it.
Updating this review to give a bit more transparent information:-there have been a couple nights where there have been 0 parking spaces in the entire apartment complex. I had to park in a fire lane, and emailed to say I was parking in a fire lane and never heard back. Reminder that you pay $15/car per month just for basic parking.-constant construction is going on. We have had people doing some construction on our deck without any type of notice. Just this morning I heard some noises outside and found someone on the deck with a ladder. Again - didn't receive any type of notice or time frame for this to be completed, and my screen door curtains were not closed.-our door will not completely shut to them point of it jamming nearly everytime we try to close it. If you're moving in, I recommend buying something to seal the door and also have something for under the door to stop air from coming in. We can see right through our door currently. We also still have water damage on our ceiling that we were told would be fixed back in July.- I have really tried to be patient and understanding, but I regret moving here every day. No one has reached out to me since our move in to discuss these concerns. I very strongly advise you to look elsewhere. The cost seems cheap, but our rent has gone up a lot more than we were initially told, and the itemized statements are extremely hard to understand/disorganized. I really hope something changes very soon. Again - I'm not one to take the time to write bad reviews, but this living situation is pretty bad to say the least. I have been a resident at Bent Tree Apartments for a little over 2 months. Pros: -convenient location to 28, 66, etc. -maintenance team rocks, and is very friendly and efficient-dog park for dog lovers and owners-pretty neighborhood with lots of trees and paths for walki Cons:-hidden fees everywhere. Our base rent for a 2Br/2B is under $1,552, but with water, trash, sewage, parking, etc it equates to ~$1,670. This doesn't even include the $300 admin fee we paid for a gym that isn't open, the $50 locker fee for packages that are still delivered right in front of my apartment, $50 charge of each pet per month, $3 for pest control when there is a big bug problem, and my separate bills for internet and electric. On top of that late fees are charged the day after you miss rent and they charge $100. There is NO grace period whatsoever (in the lease agreement)-floors are so uneven we can't even put things on our shelf without things rolling off. Water damage on ceiling hasn't been fixed, and we have reached out multiple times. -super loud environment. We are located right next to a major road which factors into noise, but additionally the walls are so thin you can hear your neighbors very easily - even them turning on the shower -little to no visitor parking, especially after 7pm. They provide about 15 spots total for visitor parking for the entire community, so if you plan on having guests over, they likely won't be able to park there unless they get there very early in the day. -has no communication about lease or move in info until the day before I moved in. Received the finalized lease document less than 48 hours before move in. I hate writing bad reviews, especially because my boyfriend and I were so excited to live here. We will not be renewing our lease and we urge anyone to read this and think carefully before renting. Hopefully things change for future renters because it really could be a nice place to live.
I had a terrible experience living at Bent Tree Apartments for a few years. When I moved out, they demanded extra fees for cleaning and painting the walls and refused to return my deposit. Despite professionally cleaning the entire apartment, they still asked for receipts and additional documentation. It's the worst place to live. I can't understand why there are positive reviews for this place; they might be from paid reviewers or friends of the management, not actual tenants. This place doesn't even deserve one star. Do not move here! The management is terrible and treats tenants like just another source of revenue. The entire complex is a money grab. Parking is a nightmare--you can't park in front of your building and are forced to park two blocks away, often with additional fees for these inconvenient spots. Moving here is definitely not worth the hassle.
Parking is awful. Trying to park past 8 pm is a struggle none the less. The community here doesn't seem to care for any rules set forth by the leasing office. When I first moved in I was told that this was a Smoke free complex, the second I parked the moving truck I see 2 separate groups of people smoking outside my soon to be apartment. Noise complaint are ignored at Bent Tree so if you are naturally a noisy person this is the place for you. I've probably submitted 10 noise complaints and that doesn't do anything. Overall I would recommend not living here.
If I could give 0 stars I would. I wouldn't recommend this place to my worst enemy. It's an absolute scam.
It was so incredibly loud. I could hear every footstep of my upstairs neighbors reverberate through the apartment. I could hear their dogs running back and forth. It literally makes you feel unsettled and on-edge in your own home. The staff are nice, though!
Like majority of what other residents have said prior, Bent Tree apartments is EXTREMELY money hungry, uncommunicative, and lack so much professionalism that we all are ready to LEAVE ASAP. My family and I have only been here for 3 months ... if you are late on rent once 11:58 hit they charge you 100 dollars (not including all the extra fees they charge you )then if your late not even a month on rent they try to evict you ... mind you the only thing they do is email you calling, emailing , texting them is straight pointless no matter what the situation is .. I could say so much more but the other reviews tell it all ! PLEASE DO NOT MOVE HERE (they are nice and very communicative until you move in it's a freaking trap ) forget the 1 star it's a 0 out of 5. Tell your family and friends to tell their family and friends NOT TO MOVE HERE ITS NOT WORTH THE BULL.
So when we first moved in we had BED BUGS!!!! We had never had them before and when we brought it to attention they did nothing about it. A few months later management changed and things got worse! They never listened to their residents. There fees are outrageous. They have fees for parking, packages, trash ( yes, trash that you have to carry to the dump).Dont waste your time living here. No one was ever helpful here.
During my time at Bent Tree the quality of life has gone down significantly.1st - The parking situation currently is a disaster. All but a couple dozen spots are assigned parking. This parking might not be anywhere near your apartment and is a separate fee. The little visitor parking that exists is functionally non-existant since it's always full with residents cars. You will not be able to have anyone visit without risking their being towed.2nd - The removal of several amenities to make room for additional parking.3rd - A lack of enforcement of the non-smoking policies. These policies are not effectively enforced and people openly smoke on their balconies and parking lots.4th - Their "newly renovated apartments" had many, many issues with the installation of doors, windows, and appliances incorrectly or sloppily. While maintenance did correct these issues they clearly went with a bottom of the barrel contractor for these renovations and did little to no follow up to make sure things were done properly.Do not rent here, it is not as advertised.
The first day I moved in, the apartment had not been properly prepared. After being unable to move my belongings in on the first day, the maintenance crew (which is the worst maintenance crew I've ever dealt with) didn't properly replace essential objects in the apartment, and left the floors absolutely disgusting. Then after coming home with groceries, I found out the apartment is infested with bugs, and that pest control had never been to the apartment. After talking to management they said a pest control worker was sent, but I came home to roaches on the invoice itself, and still a massive amount of bugs. To ice the cake, less than a week into moving in, the apartment flooded and I wasn't able to get "24 hour emergency maintenance" to my place for an hour. Then the worker was unable to speak enough English to instruct me on where to go for the night, and the receptionist also had no idea what to do. This complex is a nightmare.
The worse community ever,
I'm wondering if there is any rating less than one star?!
I truly wish I could tell you how excited we are to leave this dump. I have never left a review for any product, service, or business, but felt it so important to let everyone know our experience so that you all will not make the same mistake we made by living here. The price is cheap and there is a reason for it. First of all, our A/C was made in 1986 and of course it broke and the maintenance staff said, "it should still be working." It took a week to get it fixed and my roommate had to complain 3 times before the incompetent maintenance staff fixed it. There were rodents living on our balcony. No more words needed for this. Our neighbor is raising a stray cat. This cat will sit outside his door and meow until he comes out and feeds it. The cat blocks the stairwell, which is not very great to come home to as someone who is terrified of cats. There is constantly vomit on the stairs outside and it is never cleaned, and then stains the stairwell. Not to mention the stairwell is dirty enough and has never been cleaned in the first place. Our apartment has the worst smell. It's terrible because you get used to it (which is gross), but when you walk in for the first time, it hits you and is not welcoming. I am not sure what the smell is but trust me it is horrible. The staff are absolute morons. I cannot believe the things I have heard them say while residents are in the office. They are so immature and have zero customer service. They do not offer you a chair when you come in and I actually knelt on the floor for 20 minutes and was never once offered a chair. They have no regard for their residents and I truly believe their entire staff needs to be turned over, with the exception of Chris. The worst part about this place for me is the unbelievable amount of bugs. I find at least 3 spiders in our apartment every day. It is so frustrating because I cannot go to sleep sometimes because I am imagining all of the bugs that are crawling around me. I called and complained and they said they would come spray, but that did nothing apparently. Please PLEASE do yourself a favor and take my advice. I have never left a review for anything before. That's how unhappy I am here.
horrible maitnence speeds. and then they do very loud maintenance early in the morning when people are trying to sleep. never any nearby parking spots. the complaint list goes on and on. ready to terminate lease and get out of here
You're done being treated like "family" as soon as you sign your lease. The leasing office is severely understaffed, they never answer their phones when you call, and when they do they hang up on you. My partner slid on a water heater cover and fell in when it was raining. We told management, they did nothing but ask if he was fine! What if it were a kid? Worst attitudes ever from leasing agents, as if your problems are your own fault. QUICK to bill you for leaving anything outside your front door. Take your money ANYWHERE else. This is their job, they don't care that it affects your livelihood. You pay for parking, but they will tow you no matter what! But once they tow you the leasing office cannot help you, even though you had your paid parking pass on the top right of your windshield. Sounds great right? Their package delivery system is a joke. You pay $50 annually for a locker system, and they don't even notify you when your package was delivered. You have to go into the LuxerOne app and talk to their customer service. Leasing office will tell you there's nothing they can do. I had my package stolen recently, the leasing office asked if I had called the police already (sounded like sarcasm). It was a $4 package, I don't need the police, I need the protection and surveillance I was promised when I bought a locker space. Truly counting down the days until I leave this disgusting establishment. The manager's name is Sonia, and she is far from a decent manager. The property manager's name is Andrea, and she's even worse. Need a maintenance request? By your third submission, they should be on the way. Maintenance men are no issue, in fact very thorough and quick, perhaps the nicest thing about this place.Leasing office is truly ran by grown women who act like high-schoolers. God forbid you're passionate and upset about your problem, they'll pretend they never received your voicemail. But once you go into the leasing office physically they act like that had never happened. AVOID this community like the plague. I'm counting down the days until I get to leave this horrible place.
Management is argumentative, and lies so you can lease with them. People in the office is rude for the most part. Gym really old, same for several years it hasn't been updated in years. The buildings needs maintenance, paint as well as the stairs, although they recently "replaced them" it hasn't been painted. Bugs every where, trash, spiderwebs in every corner, they clean probably once a year and you have to call them requesting to PLEASE clean the breezeway. Dogpark is better and bigger than children's playground. No parking space even though you have to pay per vehicle monthly, if you are lucky enough to find a spot you will be walking at least two blocks from your building. Management loves dogs so complaining about a loud and noisy dog or pee in he stairs or poop in the side walks is NOT an option. Hide fees so if you decide to move make sure you READ carefully your lease and make sure everything is in writing otherwise you can lose. A lot of maintenance needs to be done in every single unit but new management is prioritizing dogparks, asphalt, sidewalks, lease office and honestly not sure what else because you don't see them and whatever it is you definitely won't take advantage of it. Try to find another place if you can. You will be better and happier if you are not living in Bent Tree specially with new management, new fees and new stuff. But the way pictures online are definitely NOT how Bent Tree really looks. Make sure they show you the apartment and building where you are planning to move before you sign the lease. I was unable to upload the pictures to show but unfortunately it was an option.
It's a waste of time to even leave a review, but I feel like I have to speak out because I'm so angry and resentful of you all. I moved out of your apartment on July 6th, and I cleaned the apartment to the condition it was in when I first moved in, and I moved in to the condition it was in when I first moved in. However, you went to any lengths to avoid paying the $500 security deposit, and when I received a ridiculous statement via email and complained, I was told that I had to deduct the $150 cleaning fee and receive the rest. What I don't understand is that they put a manager in your apartment, don't trust the manager, and tell you to pay $129 because you signed on the 59th at Notir on the 60th as the date of signing, and then called Jerry, the manager in charge of the move. I called him and he kept repeating things like a parrot, and when I asked him to tell me what to do next with his manager, Dudun, if we can't resolve it here, he said he would finish it, and didn't even give me his phone number. No one even apologized, and like a fool, he took my security deposit away from you. I'm still angry that I paid extra money and I can't sleep. As someone who has lived in Bentree Apartments for a long time, I would not recommend it to anyone and would like to get my money saved. I would also like to advise you that your office manager and Jerry, the manager in charge after your move, will need training. Secure deposit is money kept by the customer, and if there is money to pay after moving, a process of sending a statement and confirming it with the customer seems necessary. I'm so angry I can't stand it.
DO NOT MOVE HERE!!! First and foremost, it is evident that the sole focus of the company is making money and charging fees wherever possible. Instead of fostering a positive living environment, the management seems to prioritize finding new ways to extract additional charges from the residents. Furthermore, so-called "remodeled" apartments are nothing short of disappointing. The management's definition of remodeling appears to be limited to a hasty paint job, with little attention given to actual improvements. The lack of quality and attention to detail in these "remodeled" units is disheartening and misleading, and we're left with subpar living spaces. In addition to these issues, the overall level of organization and professionalism within the company is severely lacking. Communication from management is often inconsistent, delayed, or entirely absent, leading to confusion and frustration among residents. Lastly, newly implemented assigned parking system has been nothing short of a nightmare. It seems as though there was little thought or consideration given to the placement of assigned parking spaces in relation to the corresponding apartment units. Instead of ensuring proximity and convenience for residents, the assigned parking spots are scattered randomly throughout the complex, leaving residents to trek significant distances from their parking space to their apartment unit. This lack of coordination and planning demonstrates a complete disregard for the comfort and convenience of the residents. Save yourself the headache and do not move here.
Did a tour of the property, liked what I saw, applied right on the spot. Unlike EVERY place I toured, to apply I had to pay a $500 deposit with a $50 application fee. No exaggeration, I was turned down within 2 mins! They instantly took those funds out of my acct. One week later and I still do not have my $500 back. Aimco management company conveniently does not have the info on their website on how to contact them. I just found a post where someone went thru the same thing last year. HOW DO YOU TAKE MONEY INSTANTLY, REJECT THEM AND THEN NOT REFUND THE REFUNDABLE MONEY??? DO NOT APPLY UNLESS YOU HAVE $500 TO THROW AWAY!!!!
New management is sucks I never ever seen before They work like stupid
Been here for several years, but leaving and not re-signing new lease. I have to agree with negative posts regarding parking, customer service, and endless fees added to your rent. My building has the worst mice infestation I've *ever* seen. I've reported the issue 4 times over the last 6 weeks, but the problem is no better and management seems disinterested in solving the problem before I move out. The last email reporting the severity of the problem was a detailed email to the leasing office clarifying the magnitude of the ongoing problem...and *NO ONE ACKNOWLEDGED THE EMAIL OR RESPONDED*. 3rd world living conditions, 1st world rent.
1.they startiing less very quickly and have a lot of promise but 90% of this promises will not be true. 2.they have alot of fees on the monthly rent and even don't have explanation for that. 3. parking spots is the biggest problem i have ever seen. when start the less they told us you can have up to 4 spots for 4 car but after a month they gave us just two. and now we park two of out car outside of the bentree apartment.
Overpriced as hell for its quality. Floors are uneven. Charging ports are cheap and loose and will pop out so bugs can just crawl in through the hole. 1600 for a one bedroom. Horrible sewage system. Do not rent here.
This apartment sucks. All the spots out front are reserved. You have to walk a mile to get to your apartment. It takes forever to bring in groceries. And they run their tow truck night and day - god forbid if you're in a hurry and accidentally park in a reserved spot, you have to uber 15 miles away to pick it up. Would not recommend living here. Also, they make you pay on the last day of every month, or make you pay a $160 late fee. Most apartment complexes give you until the 5th day. But when you serve a lower societal class, you shouldn't expect them to have their check in on the last day of the month. Heaven forbid. This has gotten out of control. Also:-place infested with bugs/rats-trash was everyday pickup, now 2x/ week, which as residents are required to pay and don't pick up as often. Which makes it smell-changed the payment date from 5th of the next month, to last day of current month without explicitly telling you when you renewed lease-changed management companies 2x in a year-disorganization if staff, when I resigned lease, it literally took me 10x to get changed.
I am a current costumer for Bent Tree apartment, my ac hasn't been working for the last 2 weeks, I was told ac part had to be special order so I'll be 4 weeks without ac, just go somewhere else to rent
Overall: not great, poorly managed, fire hazard The community is in a convenient location in Centreville close to a lot of restaurants and not too far from the metro. The neighborhood is seemingly safe, quiet and always looks nice with good landscaping. Since they are doing renovations, most amenities have been closed (gym and business center). The new package lockers are very convenient though. Unfortunately valet trash pickup has been discontinued and the on site dumpsters are always overflowing. Also parking is hectic in the evening and for guests (they are quick to tow!). The apartments themselves are nice enough but nothing special. They do have a lot of different floor plan options. Unfortunately you can easily hear outside noises and they are not well insulated. A big red flag is that there are no sprinklers in the units! I've called Bent Tree home for a few years but am ready to move on and upgrade. Update: There was recently a major fire here resulting in 13 units being uninhabitable and 1 death. The cause has not yet been determined/announced. Not all smoke detectors in the units were working, there are no sprinklers, and there is not a fire alarm to pull in every building. The management company has stated that they have no plans to update for fire safety. I no longer feel safe living here. Look into this before moving here!
If i can give 0 star, i would do so without hesitation.I have lived in Bent Tree Apartments for more than 8 years, and I strongly do not recommend living here, especially if you have a family. It might be manageable if you're living alone, but even then, it comes with many frustrations. Parking here is a disaster. They recently implemented a new system where each unit gets two assigned parking spots. I have three cars, but they only provided two spots, leaving me to park my third car in the visitor area while still paying the same parking fee. When I requested a third parking spot, the office told me they have more registered cars than available spaces. If that's the case, why are they actively promoting to attract new residents instead of resolving the issues for current ones? All they seem to care about is making money from new leases, while long-term residents are neglected. To make matters worse, if I can't find a visitor spot, they expect me to park on the street outside the complex. It's absurd to pay the same amount for a car that doesn't even have guaranteed parking. My family and I had to constantly monitor visitor spots to avoid being towed. Eventually, we gave up and removed the third car from our account, but not before the office charged me for several extra months due to their own oversight. If I hadn't checked my bank statements, I would've continued unknowingly overpaying. Additionally, if someone parks in your assigned spot, you're responsible for calling the towing company yourself and waiting for them to arrive. Isn't this supposed to be the apartment's responsibility? What's the point of paying for maintenance fees if residents have to handle these issues on their own? The visitor parking rules are just as frustrating. Visitors need a pass, which must be obtained from the office during business hours. If I have a guest after 6 PM, they can't park in the complex. Instead, they have to park 20 minutes away near local businesses, and I have to pick them up and drop them off. Walking from the street parking late at night after work is both unsafe and inconvenient, especially in bad weather. If you have only one car, this might not be a problem, but if you have two or more, I strongly advise against living here. The maintenance team is completely unprofessional. Every issue I reported required multiple follow-ups before anything was resolved. Many times, the maintenance staff didn't even know how to fix the problem and had to FaceTime coworkers for instructions. For years, I dealt with leaking sinks in the kitchen and bathroom. Instead of replacing the pipes, they just applied tape, which obviously didn't work. It took years of complaints before they finally replaced them. The doors in my unit didn't fit the frames properly, leaving a 2-inch gap that I had to push them to fix. Even the toilet cover didn't match the toilet's shape, leaving a gap when closed. One of the worst experiences was when birds nested in the bathroom vent due to improper sealing. We ended up with bird mites, which caused severe itching and required treatment from a dermatologist. Despite this being a maintenance failure, the management refused to take responsibility or provide proper compensation. We spent months trying to get the issue resolved, wasting money and time. Getting packages here is another nightmare. Residents must use the Luxer One locker system near the leasing office, which requires an annual fee. However, packages are often left outside the lockers, making them vulnerable to theft. I've had several packages stolen, especially during the holiday season. Even high-value packages that require a signature sometimes end up in the shared locker. The only positive about Bent Tree is its location, which was the main reason I moved here. If I had the budget to move earlier, I would've left long ago. I'm planning to leave as soon as my lease ends. Read other reviews, there are many residents who share my frustrations. And to Bent Tree management: don't bother leaving a generic response I know nothing will change
I had a disappointing experience with Bentree apartment manager, Afrah Oram. It's frustrating to feel misled and taken advantage of, especially when dealing with something as important as lease negotiations and rental increases. The lack of transparency and accountability from the apartment manager has left me feeling frustrated and undervalued as a tenant. It's completely unacceptable that you kept me waiting for three weeks, fully knowing you could not negotiate the significant rent increase. This kind of delay and miscommunication shows a lack of respect for my time and concerns as a tenant. Furthermore, the fact that an exorbitant fee of $1000 was charged to me despite my intentions being clearly communicated to the leasing office adds insult to injury. It's unfair for the management to penalize me for their own inability to effectively manage the situation. My intentions were clearly communicated to the leasing office, yet I were still charged an unjustified fee. It's disappointing that the property management appears to be more focused on maximizing profits than ensuring the satisfaction and well-being of their tenants. Andreas at the office can to attest to my intentions, this speaks volumes about the lack of consistency and professionalism at the property. If even the internal communication among staff members is lacking, it's no wonder that tenants are feeling mistreated and undervalued. The negative impact that this experience has had on me the is evident of this review, and it's truly regrettable that I choosed to lived at this property. As a tenant, you you should feel supported, respected, and appreciated by the property management, but it seems that Bentree apartment management has fallen short in providing these basic standards of care and consideration. Let it be an advise to others to stay away from this property, as it seems that the management prioritizes financial gain over the well-being and satisfaction of their tenants. It's disheartening to see a property that neglects the needs and concerns of the individuals who call it home.
Be very wary of the new management company (Aimco). Bent Tree was previously managed by Lincoln Apartments with whom I had a good experience. I lived at Bent Tree for two years and Aimco took over during the last month of my lease. They used a photo of someone else's laundry room to try and prove that I did not clean my apartment (I did. I left it better than I had found it) and claimed a "hair" was left in the medicine cabinet resulting in a cleaning charge. Only after threatening to take them to small claims did they waive the charge. The apartments are good and the community is nice but the new management is to be avoided.
Please be carful and find another place to live. I lived there for 2 years, be careful, the only thing these people are professional at is taking your money, for no reason. they will charge you and charge you for everything and nothing, I mean nothing. I just moved out, and I left the place spotless and spent hours to make sure it was in the same or even better condition than it was in when I first moved in, I even took photos of everything and every room before I left They asked me before I moved out if I want to hire the cleaning crew to clean the place for $125, I turned the offer down since my place has always been extra clean. They still charged me $125 and multiple other fees by the hundreds, they even tried to charge me $5,600 for early termination and only when I showed them all the paperwork and proved to them that I didn't break the lease they baked down from charging $5,600 but still charged me hundreds for other made up services. I asked them for invoices for all the services they performed to the place after I moved out, but the ignored me until I threatened them that I'll take them they sent me fabricated invoices and fake charges, they even went as far as dating the invoices to an earlier date when I was still living there. I moved out on June 5th 2023 and the invoices they claimed they paid those companies to clean the place and paint it were dated for May 9 2023. How do you pay for cleaners to clean the unit while the tenant still lives there, that means they entered my unit without my permission, cleaned the place a month before I moved out and left before I got home that day of the 9th of May These people have no shame, and I will take them to court. Please save yourself the headache I'm going through right now and find another community to live in. Stay away from place if you want to enjoy your renting experience I will be taking them to court soon for falsifying documents and invoices and let the court decide the future of those guys Please note that the review below states that it is a gated community but it isn't gated, go drive there and see, that have no gates at any entry point of this community. Not sure why she would say that if it isn't true. Be careful from this place
The parking is horrible! They first charge for it, then you have only a specific spot to park in, you can't even choose. It's always far away from where I live and on top of that the maintenance teams keep parking their trucks in multiple spots and I can't even go inside until I find one and get them to move.
As I look at the google reviews... I see that I am not the only one who feels that AIMCO.... ESPECIALLY THE DISCONNECTED CEO.. places profit BEFORE the resIdents' comfort, security.... AND SAFETY. The minion named ""George" (I am actually laughing right now because he has the perfect 'minion name'), seems to have some kind of response to every critisism.... and, yet, never takes responsibility. The CEO, who is hanging out with his republican rich friends on his yacht right now.... and couldn't care less about what is actually HAPPENING TO REAL PEOPLE... who HE SHOULD CARE ABOUT (FOR BUSINESS PURPOSES)..... trained "George" well. "Avoid those regular humans AND DON'T get caught up with THEIR ISSUES, GEORGE, while taking their money. Write a bunch of comments that make us look like we care! While making passive aggressive remarks! I NEED MORE MONEY! Good job George. Here is your bonus thst comes straight from the mouths of our tenants children!!!!" CHECK OUT ALL REVIEWS ON ALL WEBSITES before you sign a lease with Bent Tree! The only reason that I don't post this review on other websites is because I am aware of the lack of ethics going on with the management company... and, I need to maintain housing. I fear "retribution" that will actually be "retaliation" if the CEO and his minions find out who it is that spoke.
if I could have less than a star I will give it this horrible apartment complex. Since Lincoln property sold to the new owners this has become so horrible and unsafe place I will not recommend it to anyone. Now a lot of drunk people live in the complex and they don't respect the piece of the other tenants They stay after 1 in the morning drinking in the balconiess and playing music very laugh and some of us have to work early in the morning and we need to rest They also are leaving the dog without leash and one of the dog bite my brother I am glad it was not a child I can't imagine the damage that he could to a child. The new staff in the offices not doing anything about those incidents or to solve the problems. We send them an email because they have been doing some construction work in the complex and they scratch our new car that we get from the dealer not too long ago GUESS WHAT THEY HAVE NOT ANSWER TO THE EMAIL NOT EVEN TO BE RESPECTFUL. Another issue in the complex is that now if you came after 9 pm you will not find a parking space. You have to go and park far away in the street IMAGEN IF YOU ARE A WOMEN AND YOU GET OFF FROM WORK AT 11PM AND YOU HAVE TO WALK IN THE STREET BY YOURSELF SOMETHING DANGER CAN HAPPEN TO YOU. Also the personal in the leasing office are very slow and rude if you can to pick a package you have to way a lot of time and they always make a face to give you the package its like if you are living in the complex free and they are not getting pay from the rent that you are paying. I live here for more than 3 years when LINCOLN PROPERTY HAVE THE COMPLEX AND I DID NOT COMPLAINT. I WAS VERY HAPPY TO BE PART OF THIS COMMUNITY. NOW I just want my lease to finish and move from this very unsafe apartment complex.
New change of management companies = terrible service. Moved out about a month about to Bell Fair Oaks - much better service. Both my boyfriend and myself had tried via e-mail and phone to contact them 7 times over the past two weeks regarding the move-out inspection follow-up without any response at all. The management company before had their faults, but was at least responsive. The previous maintenance team even came out after hours to address issues for us. This new company could care less if your unit was on fire. For the price you pay for be in Centreville for God's sake, you think they'd give a damn about their residents.
The Property manager Sonia in the leasing office is absolute unprofessional, she never answered any of my calls nor emails, even lived there for three years. They have the worst costumer services, rude all the time, they don't have any respect for residents. Please stay away from this nasty community, parking and cleanliness is the biggest issue of this community plus worst management.
Bad management. Constantly changing staff. You request maint service, they dont come out for 2 weeks. And they keep sending you email saying it was completed for things you didnt even request. They ask for 60 days notice but they dont even have the paperwork ready with renewal info so you can decide if you want to move or not. People in the leasing office are rude. You tell them, you changed personal information at least 3 times because they don't change anything and yet they still have it wrong.
BEEN a loyal person of this community since 2015. All I'm going to say is a lot of residents have been upset with the money hungry people running this company. Parking has been absolutely outrageous. They charge extra just to assign you a spot far away from your building. Not only that but their management team is unprofessional as they do not know what they're doing or aren't responsive to any issues throughout the community. If you are a resident who wants to be getting robbed you should probably think about living here unless you're smart, find somewhere else.
The location is great. Everything else sucks.
I've waited a while to leave my review because I wanted to offer the new management company time to settle into the groove of taking on a large complex. That said, while I can appreciate the effort they are making to better the community, the disturbance it's causing to residents is completely disrespectful. First let's start with the fact that it took them weeks, probably about 6, to resurface the parking lots, and we aren't talking about a complete grade and lay new asphalt, just a simple cosmetic surface fix and seal. This impeded parking for the entire duration. Then, they decided to take electricity and water to the existing dog park, great plan, terrible execution. Unfortunately for me, the trench digging for this was 20 feet from my apartment and they were here for hours, until past 7pm to be exact. I'm not talking about men and shovels, actual ground diggers and burrow drills.... until past dinner time. When I asked the leasing office how late they were going to be there they actually asked "why is it disturbing you?" .... pretty sure I didn't go up there to for the hell of it.... moving on, today, the last straw to my review standstill, I'm home and I hear a very loud thud from upstairs and I think to myself, "I hope someone didn't fall" mute the tv, hear some faint movement, go about my binge watching and I hear more loud thuds. At this point I'm thinking someone has fallen and they are struggling to get back up, go outside look up and find that my neighbors have moved out, the windows are wide open and what I am hearing is the contractors "fixing the apartment" at 5pm are carrying materials into the apartment and literally dropping them on the floor. I watched it happen. I've lived here for a few years, other than the occasional trip or fall I never hear my upstairs neighbors, but these people were dropping boxes of stuff and shaking the entire ceiling. I do what any annoyed person does, go to the leasing office. I'm always greeted with hostility for absolutely no reason, I prepared myself for that and was told "it will just be an inconvenience while they renovate" I'm sorry, what? That is what you have to say to a current paying resident? Rude, disrespectful and completely uncaring. If you want people to stay, I assume retention would be high on the priority list, but not for this new company. They don't care about anything. Don't bother moving in.And to any manager that actually takes the time to read this far, don't give me a bogus reply just to make it seem like you're engaging on reviews. There is nothing you can do about the way residents are treated by the staff at the office unless you fire them and bring in actual people with customer service skills.
I WOULD GIVE THIS 0 STARS...Here I am again with another issue this company needs to fix. I drove around 20-25 MINUTES looking for a parking spot in my own community THAT I PAY $15 dollars for EVERY MONTH. For a company that charges this much and doesn't have enough parking spaces to accommodate people getting home late is RIDICULOUS. I had to park in Little Rocky Run and walk 10 minutes just to get home.... Instead of building a stupid fcking dog park why don't you build more parking spaces? I saw at least 10 reserved parking spaces that were empty.... instead of up charging residents for premium parking spots why can't this cheap ass company provide more parking?! Im 100% positive Im not the only one with this issue. I can't wait move out and never step foot in this complex again!!!!
Writing this review while I'm parked at Bella Pizza because I do not have anywhere to park. Even though there are 20 reserve parking spots open , that nobody reserved....I must say, this is the dumbest thing I have ever seen
I am a resident here, and since Aug when I moved in the construction works didn't finish. Even weekend morning banging and knocking noise.
Scammers!!!! Full paint job. Full clean! Damages and termination fee $7000. I'm glad I took a nice video of my empty, clean apartment when I vacated it for the judge to see. This has to stop, and the three people in the rental office need to be held accountable for the lies they produce just to scam people out of money. Along with that, someone goes out of their way to stage some dirt or something in the refrigerator and other places to say they had to clean. You have to be thinking mighty hard to stage dirt or anything to scam former tenets out of there money.
A great place to live if you have no friends, no car, don't get any mail and don't mind when everything breaks. If you have no friends, you won't have to be concerned that there is very limited guest parking. If you're thinking it's cool because your friends exclusively travel by Uber/Lyft make sure they also aren't smokers, because the community is going "smoke free" including parking lots, your balcony, etc. The wait time to go grab whatever you had prime shipped to you is at least 45 minutes. If you go to the store to buy stuff like some commoner and God forbid, have an actual question you want answered - just forget it. You'll get a more efficient answer from a Magic 8 Ball. You could try calling or emailing, but I have yet to get responses that way. I'm going to try a carrier pigeon next. I will say the maintenance staff has a couple cool dudes working for them. Of course, I see them the most has something is always broken.
Maintenance men are no issue, in fact very thorough and quick, perhaps the nicest thing about this place. Leasing office is truly ran by grown women who act like high-schoolers. God forbid you're passionate and upset about your problem, they'll pretend they never received your voicemail. But once you go into the leasing office physically they act like that had never happened. AVOID this community like the plague. I'm counting down the days until I get to leave this horrible place.
you will get horrible service and maintenance, everything in apartment is old so like your AC may not work heat may not work, they will avoid all cost to fix it and will take several months to service and fix it if your lucky. The customer service in the front office is nice but on weekends only have one person in the office so you will be waiting in a line about an hour min. Word of advice, DO NOT WASTE YOUR MONEY ON THIS CRAP HOLE, YOUR BETTER OFF PAYING A BIT MORE AND GOING SOMEWHERE ELSE BELIEVE ME. They don't really follow up, logistics are very unorganized,
Parking here is a HUGE problem. I've lived here nearly 6 months and every time I get home after 9 pm I have to drive to the other side of the apartment complex to park (a 15 minute walk to my building). If I arrive after midnight I have to pray that someone is leaving because I have literally not found parking multiple times (to the point that I literally go home, PARK, then UBER places cause finding parking is so insanely frustrating after a long shift - I work two jobs a 9-5 job and as a bartender). Maintenance is also a huge problem. My heater broke in December and I put in a ticket and went to the office (because otherwise it would have taken weeks for them to come out, and frankly I am not keen on letting my apartment stay at the 20 degrees Fahrenheit my thermometer was reading). The first maintanence team told me that the heating system was broken and they couldn't replace the entire thing (as itll be too expensive and they'd need administrative permission) after imploring them to fix it they explained they didn't think they'd be allowed to but they left to ask. After a couple hours a second team came back and closed all the vents forcing the little heat in the system into my bedroom and told me 'they were done and fixed the problem'. Obviously this isn't a fix, the first team came back after the second left and explained they weren't allowed to replace the system because itll take too long and itll be expensive. Luckily this winter wasn't terrible, but to this day my heating system is pretty wonky and I have to blast it to have a decent temperature in my apartment (electric bill due to this went from 80/mo it was in November to 200/mo just to get my apartment at a constant 67 degrees). Some maintenance workers try really hard to fix problems (notably Percy and Miguel) but others seem to have given up at this point and don't really care, so be wary. The grounds are pretty dirty due to their lack of trash containers, and their "valet trash collection service" that is mandatory sucks. You also will constantly get spammed by random newsletters and I assume companies that have a partnership with Bent Tree. I suspect that pests will become a problem once spring warms up more. My apartment is very clean (I clean-mop-sweep everyday) but when I was sweeping my floor yesterday I noticed three ants scampering around as well as a beetle. Though this is the first and only times I've seen pests inside the apartment, I assume that the fact a beetle was able to make it in when I keep the apartment locked down and clean constantly (never open windows or doors unless I am walking in and out) shows that pests will begin to be a problem. As noted by someone else Bent Tree does has numerous fees and honestly if they can get away with charging you more I wouldn't be surprised. The apartments though cheap are poorly made (I used to be a home remodeler and I noted that my 'hard wood floors' were already peeling after being installed 'a month before I moved in' and that the double windows are ancient and poorly installed). When my neighbors upstairs were moving in the ceiling shook and I had a lot of white dust and paint on my furniture which I had to clean up. Honestly I wouldn't recommend anyone to live here unless they are on a budget and can put up with all of this. I will probably be moving out as soon as my lease terminates because frankly I would rather commute from Sterling to my jobs in Chantilly than to put up with this place again.
They are not taking responsible about residents living in their properties. Anything happens to your unit forget about talking to them. Call insurance and ready to hear the insurance is not covering any damages. Assistant manager, Bee? or Vee? girl with a curly hair, she is worst ever I dealt for customer service. I have no idea how she climbed up to be an assistant manager. Worst beyond worst to talk to. Oh~~ good luck finding a parking spot after 10pm even with paid parking permit.
DO NOT MOVE HERE! When i moved in my apartment had a gnat infestation, was not cleaned, had pee in the toilet, vents painted closed, and floorboards not glued down. For all of this, they offered me $30 in concessions and didn't even send pest control for over a week. Months later I broke my lease once I was able to leave (i would have left earlier if i was able due to the condition) they charged me $5,000 to break my lease even though a new tenet was going to move in 2 weeks after me. So they faced no losses and are still making me pay the fee regardless of my experience at the property. I recommend to move literally anywhere else but save yourself the trouble and DO NOT LIVE HERE. Update: I reached out as suggested in the owners comment below and now haven't heard back in two weeks. I was really hoping to come to a resolution but even the management company has proven unwilling to help. They also changed the comment they originally left which was apologetic to a generic response.
THEFT ALERT!! I frequently visit Bent Tree Apartments to see my boyfriend, but a recent incident has left me feeling extremely unsafe. His bike was stolen from his balcony, and we're unsure if it happened while someone was home. This experience has been scary! and it raises serious security concerns. Waiting to see what management will respond to this situation. This incident has deeply shaken our sense of security, as we are uncertain whether it occurred while someone was home or if the thief gained access to the balcony unnoticed. The fact that such a theft could occur within the premises raises serious concerns about the apartment's safety measures.
The place is really nice I love it but one thing am not happy about is can bent tree associate tell the tenant living on fourth floor to stop making noise its has been going on for some time now
The worst place to rent from!! You will never find parking after 9:30pm-10pm!!! On top of that my car got towed last night and I had to pay $160 to get it back today! The management run by this apartment sucks and they do not care! I highly advise the people to find somewhere else to rent. I can not wait for my lease to end in a couple of months!!!
I'm beyond livid with this apartment complex, especially Bryce Whiley. The apartment might be bearable, but Bryce's deceit has transformed my living experience into an absolute horror story. Let's dive into the parking nightmare Bryce created. From the get-go, Bryce spun a web of lies about assigned parking spaces. It's been a never-ending month of circling like vultures, desperately searching for a parking spot. Bryce's pledges to sort out this catastrophe have been nothing more than a string of empty promises. And the absurdity of the "guest parking spots" saga? Brace yourself - those spots aren't for guests at all, but rented out to who-knows-who, conveniently skipped over during our initial discussion. To paint a clearer picture of this parking chaos, let me emphasize that we were guaranteed two parking spots before signing the lease. The cruel reality? Not even a single spot has been delivered! It's an absolute parking pandemonium, and Bryce's reassurances are as hollow as a ghost town. Adding insult to injury, surprise fees are like a twisted game of hide and seek. Every visit to the leasing office uncovers a new financial burden that conveniently materialized after the lease agreement. When we attempted to confront Bryce about these issues, he not only interrupted us incessantly but also shamelessly ignored us when we demanded answers. Post-lease signing, Bryce's demeanor transformed from seemingly pleasant to outright disrespectful. It's like he flipped a switch, and now he couldn't care less about our concerns. To any future residents, consider this a red alert: Bryce's promises are a farce, especially when it comes to parking. This place is a parking nightmare, and Bryce is the architect of this twisted parking fantasy. Spare yourself the headache - this complex is not worth the frustration and disappointment it brings.
Lived here for five months and I would not recommend it to anyone. The place is not safe at all, someone stole my bike from the deck, my packages are lost all the time and Luxer One charge me $10 storage fee (if I don't pick up my package in 24 hours) they send me code and when I go there the locker is empty. Parking is a nightmare you can find your car totally empty in the morning (stole tires and other parts) even when they charge $20 a month for parking. After reporting to the office manager you will feel like waste of you time, management won't do anything. There is a bogus fee for paying your rent with a card. In the apartment itself, paint chips from the walls and the bathtubs and troilite is very old. Blinds break easily or straight up fall down, and you will see dog poop everywhere.
My family and I have lived here for over 1 year. We enjoy the pool and playground areas. However, I feel the bad points definitely outweigh the good points. Please see below:Pros:-The rent is a lot cheaper than comparable apartment complexes-The location is ideal for shopping, restaurants, and commutingCons:-Aimco staff is rather unresponsive and some of them are quite rude.-Maintenance staff are inexperienced and incapable. Last summer our apartment flooded multiple times despite constant requests to the maintenance team. The cause was the unwillingness to clean the gutters periodically. This caused us to live in a hotel for 3 nights and $500 of damage to our belongings.-New playground equipment is cheap and dangerous. The new playground equipment has only been installed for about 6 months and I have already observed multiple injuries.-I have observed multiple residents smoking on the apartment grounds despite this being against the lease. The apartment staff are not enforcing the rules.-On 4/21/2019 there was a multiple unit fire that killed one resident. This was fire spread quickly to at least three units before it was under control despite being located directly next to a fire station. It is clear that this apartment complex is a fire hazard.https://www.fox5dc.com/amp/news/local-news/deadly-fairfax-county-apartment-fire
Avoid this complex. The new ownership is not interested in improving the quality of life at the complex as they are increasing their profit. Since taking over, they have reduced the number of parking spaces by creating additional un-covered "Reserved" spaces trying to force residents to pay - especially, if they are unfortunate enough to work hours that have you returning home after 8pm. At that time all the free spaces are taken. You rent an apartment with the realistic expectation that there should be adequate parking to accomodate the number of residents, not drive around for 45 minutes hoping someone has to leave and you can grab their spot - like a perverse game of musical chairs. And heaven forbid you should park in one of the unrented vacant "Reserved" spaces, you will find your self paying a $165 towing charge after tracking down your vehicle's location. Trash "valet" is a joke where tenants leave their trash outside their door - many all day for the 7-8pm pickup. And if the bags break when they are "valeting" them to haul the trash away, they just leave the dirty dipers, spoiled trash laying in the halls waiting for someone else to pick up. Lights in stairwells go months before being replaced and the piled up trash around their dumpsters has to be a health violation. I am moving out as soon as my lease is up as the frustration, hassles, cavalier management attitude, maintenance requests that take 4 weeks to address, is not worth the $100/mo. you might save. But if you would like to pay for an apartment, pay for a guaranteed parking spot or even pay monthly for a plot to grow a garden, this is your place. It just won't be mine.
The parking space is very limited. You can waiste your money to reserve a spot or waist your time trying to find a spot very far away from your unit, if you can find one. There should be a warning about the limited parking before applying for a lease. On the contrary, I was told by a staff member that there was plenty of parking, but that is not the case. I guess lying is one the selling strategies use by the leasing office.
Update: Still the worse and I won't be renewing my lease. Just awful! Except the maintenance team. The maintenance team is awesome! They are extremely responsive and get things done. This property does not deserve the dedicated maintenance team they currently have. I hope one day, the maintenance team realize how good this are and leave this property... Awful! So before I leave, I will post pics of how the Apts are old and deterating. They don't care that the ceiling looks like it's damaged by water. It's really sickening.. STAY AWAY! I AM TRYING TO SAFE YOU A HEADACHE! P.S. the reason they can't find me in the system, is because they messed up my rental portal. So I had to give them a 2nd email that I don't use just to be added. Since the office worker couldn't find it or knew what to do... So unprofessional and not trained... Garbage! RUNNNN!!! Update: It's worse now then 11months ago.... Don't live here! Management is the worse! More of the staff are not professional at all and lie. Not all of them. The manager is a joke and never is available or calls back. Apartments are not kept. Stay anywhere else but here! They make you pay for parking and after the 1st, rent is late and they add a fee! No grace period.
As much as I wanted to leave a positive review for Bent Tree, the way my move-out was handled was completely unacceptable and disappointing. After being a tenant for three years without any issues, I expected better treatment. Unfortunately, due to poor communication from Bent Tree and being forced to move out without proper notification, I was charged a significant portion of my security deposit, with Bent Tree acting as if they were doing me a favor. This experience has led me to decide that I would NEVER recommend Bent Tree or any of their affiliated properties, as they clearly do not value their tenants. My time there felt like a movie that was great until a terrible ending ruined it--this is the best way to describe Bent Tree, which is truly unfortunate.
Nothing good about this community.
Their new management is worse than the last one , our air conditioner is not working but they are not doing anything about it , it's been almost a week and it's cold . I have to call them everyday and the person who answer the call is not that friendly, he keep saying they will call me back but they never did . Only one guy works here in the office ( don't know his name ) , he always has attitude, he needs to be fired .
Lived here for two years and I would not recommend it to anyone. Parking is a nightmare and even after reporting cars that have been in the same spot for days without a Bent Tree sticker, management won't do anything. They threaten towing but never actually tow. Residents park in visitor spots or behind other cars. Management is not responsive online or in person. There is a bogus fee for paying your rent with a card. In the apartment itself, paint chips from the walls and the bathtubs. Blinds break easily or straight up fall down. There is little to no warning from maintenance. The package room is a nightmare. The only good thing are the door locks.
I went into the property to apply for an apartment. The complex requires $50 application fee and an upfront $500 holding fee. After learning this, I alerted the office staff that I no longer wanted to continue the application process because I was not prepared (that day) to pay $500. I was told my quote would still be available for another day and I could apply again. I go home and discovered that I was charged $50 despite me saying I did not have the upfront $500. The application process is two parts, application fee and holding fee. When I told their staff I did not have enough to complete the two step application process --- WHY WAS I CHARGED $50. I emailed the office. No response. I had to go back to the property for an explanation. If I am charged $50, then did you run a background check? I was told they don't know if I was approved or not and would need to check with corporate. WHY WAS I CHARGED IF STAFF IS NOT SURE IF A VERIFICATION EVEN TOOK PLACE? *******DO NOT APPLY FOT THESE APARTMENTS UNLESS YOU KNOW FOR SURE YOU CAN PAY $500 UPFRONT. THEY WILL CHARGE YOU $50 AND NOT EVEN PROVIDE YOU DETAILS ON WHETHER OR NOT YOU ARE APPROVED! ******* I called. I emailed. I received no response. It wasn't until I went back (drove an hour from DC) that I got some sort of response. ****IT'S NOT WORTH IT! THE APARTMENTS ARE OLD. LOOK ELSEWHERE!
Just I can tell you horrible management and shoddy apartments. You can hear neighbors voices even the siphon. You wont find a parking spot after 7 pm.if you are willing to wait a month to unclog your clogged sink, welcome to Bent Tree Apartments. I m sure you will not do it.
I live here for 7 years and the past year has been the worse. I feel that my time there doesn't count as a loyal resident. Parking spot for my sons car is 95 dollars a month!!!! That is absolutely ridiculous and when my husband told the manager that we will have to end up moving at the end of the lease she just said ok you do what it's good for your family. We will move soon! Not staying in a place that don't appreciate residents.
Not enough parking spaces even when you pay your $15 a month. Across my apt they just take a spot and put reserved. Really!!!!!!! Which you can get if you want to pay $40 a month.
Rude staff, hidden fees. Maintenance is slow to respond OR shows up sporadically requesting that you vacate your apartment for the day.
zero stars! For reference, I paid my rent on time every month and left the apartment better than received and had zero deductions from security deposit. A few things that happened during my tenancy: - Was missing actual windows in the middle of winter for almost two months. I was never reimbursed for heating fees 3X the normal usage. -Literally part of a MAC make up container was glued onto the bathroom faucet as a replacement piece. - Went almost a month without a functioning AC because they "forgot" about my service call - Carpet beetles for months with no action - Had to wait weeks and put in 3 repeated service requests because maintenance thought it was ok to have a mold covered dishwasher.Eventually it was replaced. - Carpenter Bees EVERYWHERE in the spring/summer because the place is literally rotting. - Was invited to a welcome event via email and promptly kicked out once I arrived because it was for invitees only??? - Contractors showed up at my apartment on several occasions without proper notice as due by law. - Never given proper notice as required by law for move out inspection. Employees retaliated against me when I pointed this out. -Charges for trash and other items that were inconsistent and/ or violated lease agreement. The list goes on. Avoid this place at all costs Aimco only cares about how much money they can squeeze out of you for everything.
I been leaving here for 2 years and often the new company took over this place is suck I don't recommend it to any one.
I do not recommend this place, it is very dirty, there are many animals.
My partner and I lived at Bent Tree Apts from Mar '22 to Jan '23. We terminated our lease early because it was that bad, so bad that we paid hefty termination fees to get out. Tip: get a lawyer to look at your lease before signing anything! Before our move-in day, we were unable to get in contact with the leasing agent that coordinated our move-in. We later found out that our leasing agent left the company and forgot to transfer our information to another agent. Our move-in day was also on a Sunday so the leasing office would have been closed. Good thing we kept bugging them about it--otherwise, I'm convinced we would have never gotten our passcodes while still getting charged rent. Within the first week, we noticed evidence of previous water damage all over the apartment unit (e.g raised flooring, cracked walls, water stains). There was also an ant infestation that came from outside our first floor unit; we had to seal the trim with tape to keep them out. Another issue is that there is a shortage of parking spaces. We paid for general parking spaces every month but were not guaranteed spots after 7pm. A few months later, our ceiling flooded with sewage water near the HVAC vents on two separate occasions. This explained where the signs of prior water damage throughout the apartment unit came from. Another big concern was that the maintenance team entered our unit for an unannounced VA state inspection. The maintenance team told us at the door that they knew some units did not receive a notice, but they still apparently needed to enter that day anyway. Luckily, we happened to be home at the time and were able to calm down our anxious dog. If this is a routine state inspection, shouldn't they have known about this for a while? Why couldn't the maintenance team have rescheduled the inspection when they realized that some units were not notified? We felt very strongly about this because we had a lot of concerns about our rescue dog being home alone with any strangers in the unit. When we brought this concern to the attention of the leasing office, they told us that all units were absolutely notified ahead of time. It took a lot of persistence on our end before they finally checked their e-mail distribution list and realized that some units indeed did not receive the notice. However, instead of apologizing for the gaslighting, they shoved this under the rug and promised not to do this again. Except it did. Needless to say, we lost all trust in Bent Tree after this experience. There was a drain in the hot water heater closet that collected the runoff from the HVAC of all the units above us and it constantly dripped with water. A sewage smell appeared every 2 weeks and it permeated throughout the entire apartment. There were random fees added to our invoice every month; however, we don't know where that money went to as they never did any landscaping in the Fall or Winter and only raked the leaves twice the entire season. The complex was hideous with all the leaves that would rot in the grass and encourage snakes to hide underneath (and yes, we did see snakes).Bent Tree's online portal is also a mess and you can't track what you're being charged for as the charges are not listed in any sequential order. As others have mentioned, we received an automated message that our batteries for our door lock were dying and scheduled a date and time to have replacements dropped off. They were never delivered and we had to buy our own out of fear of getting locked out of our apartment. We confirmed later with the leasing office that their AI assistant rarely works. Maybe they have it figured out by now, but I wouldn't get my hopes up on it. Overall, terrible experience that negatively impacted our quality of life. You could rent a better apartment at a similar price point that comes with fewer headaches.
Cheap for a reason. 1. They'll provide you an ant infested apartment that their maintenance team can't get rid of. 2. There is no adequate parking. Good luck finding a spot after 5PM. Most of the time I had to park really far away and walk back to the apartment in the dark. If you want a designated parking spot, it's an additional $50 AND there's not guarantee it will be close to your apartment "due to lack of availability" 3. Overcharged our rent by an ADDITIONAL $2000 because they did not look at the contract we signed. Proceeded to quote "market value" until we asked them to check their emails with us where they guaranteed us a certain price for our apartment. So if you ever end up picking this place, KEEP ALL PROOF OF COMMUNICATION. NOW FOR THE BIGGEST AND MOST INFURIATING EXPERIENCE 5. When we moved out, they billed us $2000 for "damages" and cleaning. We literally had the apartment cleaned. We left the apartment in great condition, no mess on the walls or floors, all appliances in working condition, etc. They never performed a final walkthrough with us because their office was closed and they wouldn't let us turn in the keys when they were actually open. So for "proof" of damages all they sent was the bill, a "final walkthrough form" that they signed with no signature from us, and FAKE PICTURES of a COMPLETELY DIFFERENT apartment. Not even the same flooring or same wall paint. Literallty a different apartment. Through MANY phone calls and repeatedly asking for solid proof, they finally dismissed the fees. BEFORE YOU CHECK OUT of your apartment take as many pictures and videos as you can of your apartment and its condition or else you will be out $2K.
So unprofessional people/staffs, worst after management changed, they are not sure about what they are doing, if you need to meet the staffs regarding anything makeup your mind to separate couple of hours for even a small stuff, experienced a lot of times. Weird staffs, really upset.
This apartment community is the worst I moved in to become close to work and the staf was so helpful to move me in. But once I moved in it was a nightmare they don't have parking for the tenant Instead they build only payed parking spaces and there is no street parking I had to beg for devices at my apartment for three months and when I contacted the manager expensing my concerns she was upset about it. The halls are dirty and no one cleans them . The staff is unprofessional and I was getting prank phone calls because I complained and the staff was entering my apartment when I was at work without notice I had a hidden camera I had to move from the constant harassment.
I'm gonna be honest here- this is my first apartment living situation. I lived in townhouses up to this point, but when I saw Bent Tree had a loft floor plan, I fell in love with it. I moved in under previous management, and while they weren't worthy of a 10/10, they were friendly but did not answer e-mails and weren't the quickest when it came to maintenance issues. We had maintenance issues that started with the previous company and leaked over into the new management's ownership (not having hot water, windows that would not close in the middle of winter resulting in a $400 electric bill for a 1,000 sq foot apartment, a head size hole in the bathroom door from before we moved in and a few small things that weren't too big of an issue). We tried for about 2-3 months to get a new hot water heater that wasn't fixed until we threatened to put our rent in escrow (Aimco). When it was finally in the process of being replaced, we got the run around and were told that it was already replaced that morning, that they went to the wrong apartment, and that they were picking up tools, in that order via different phone calls. We placed a chair against our hot water heater to insure that it would be replaced, but when we came home to see it was still there, we knew it hadn't been touched. The old company fixed our windows after two months, but we later found out that those windows were meant for our neighbor, not us. Our front door did not latch, but they were quick to fix that (old company). During an open house with Aimco, I was not impressed with the attitude of the staff and the bad-mouthing of current residents. While people were trying to ask questions about trying to pay rent online and what fees would change, I wasn't happy to see the attitude that was given. To their credit, a few weeks ago, we had a garbage disposal issue that they fixed the next day. Aside from leasing office woes, I actually love the floor plan of this apartment. It's a little outdated but I don't mind. We live on the top floor and still experience a lot of loud noises from one neighbor to our right and our neighbors downstairs. That comes with apartment living, so I can't fault management for that. However, when we complained about the excessive partying and our walls shaking all weekend, they sent a letter to the entire building, rather than the problem apartment (old company). We haven't personally experienced the parking problems that other tenants have, but they did just add a 'premier parking' which is two spots at the front of the building and you can pay $45/month to park there. Or, you can walk 5 more feet and park in another spot for free. That wasn't a viable solution to the complex's problems. The dog park is a nice feature, I haven't used the pool so I can't attest to that. The location is great. I like being close to a CVS, Giant, multiple banks, restaurants, and I-66. Our building runs along Lee Hwy so we do have a lot of traffic noise, but you learn to deal with that. I believe some other buildings/sections of the complex have had issues with small crimes but we've never experienced that. It is IMPOSSIBLE to get in contact with the leasing office unless you go in person. They do not answer the phone, return messages or answer e-mails. There are a lot of fees associated with living here, they include: -A fee to pay your rent online (you don't have a choice but to do this, or pay by check with a $10 fee) + a fee for which card you use (based on the % of your rent) -$30/month for trash (Ours is often left for days) -$50/month for pets, ON TOP of an $800 deposit (400 refundable, 400 not) -$50/year + a credit card on file to pick up your packages?? -$15/month PER CAR to park or $45/month for "reserved" parking Plus a lot of outrageous things like the e-mail that told us that our balconies are to be used for "sitting purposes only" + this is a "no smoking" community. Anywhere. Not even in your car. Unsure what the fine for that is.
I loved the management when it was ran by Lincoln. It is now ran by Aimco, and I have never encountered more issues at any apartment complex than at Bent Tree. It took over two months to fix our porch when there was a safety concern, and I have a toddler! There was a misunderstanding regarding visitor parking, and my friends car was towed. I spoke with the office staff and asked to speak to the manager. The manager was never put on the phone, and I had to speak with the assistant manager. That woman made me feel like an idiot. Horrible customer service. I have no idea how they will keep residents with management like this. Good luck. I will never renew my lease now that management has changed. Horrible. JUST TO ADD TO THE MESS, I was able to give the name and exact date of the person from their office who gave me incorrect information, but it was MY FAULT since they are not able to verify what was said during the conversation. WHY NOT ASK YOUR EMPLOYEE WHEN THEYRE IN THE OFFICE AGAIN?!?! WORST MANAGEMENT/CUSTOMER SERVICE EVER!!!!!!
The new management company is just awful. I do not feel welcome here
Just to know Sonia put my new rent on hold as I previously wrote a negative review. Even they overcharged me, I'm glad I'm out of Bent tree. Be aware of sounds, allergy, parking, and management.
Beware the early termination fees... out of the 3 years we lived in this complex, we had a rollercoaster of an experience. Good: - Property was nice - Maintenance team was fantastic Bad: - Corporate office is going to try to get as much money as they can out of you. Termination fee costs 3 times what the monthly rent costs. My husband got a job in a different town, so we needed to move. They said it would be difficult to rent the apartment in the off season and wouldn't let us try to find a replacement renter. It took 1 month for them to fill our old apartment and they just get to keep the other 2 months of rent that we paid them. - Office staff has a high level of turnover, therefore most staff in the leasing office is untrained. - Extra amenities (gas grills, fire pits, etc.) rarely work due to misuse and lack of upkeep. Update: I emailed Susan and she just said that she would look into it. As expected, I never heard back from her again even after following up. All of these "I can help" responses on here are just for show.
I lived for 2 years, do not move there please, you will stuck with all kind of unjustified and unexplained fees.I left the place in excellent condition and I have photos of every room, wall, cabinets and bathroom I even cleans the edges of, the door handles and now they bill me for cleaning, paint and god knows whatI moved out the first of June and they charged for parking for the month of June and I don't even live there They took my deposit , they sent me 4 different amounts and they even tried to bill me for $5600 for early termination fee although they had a signed copy by me of my move out notice 60 days earlier, they had to adjust it when the found out I have my copyPlease go elsewhere and look for a better place to live, you will regret the day you moved in there and you will count days waiting to move out, they owe hundreds if not thousands plus losing your deposit This place is running a huge scam with their vendors and locker room policy, they will charge $100 a year to have your package deliver to a locker room regardless what size it is. You will have to carry huge boxes and walk with them to your unit in rainy weather and go to third floor with itThey even sent my furniture that got delivered to me to the locker room and I had to drag boxes of furniture to my 3rd floor apartment Please don't make the same mistake I did and sign a lease with these guysI am in the process of taking them to court and finding out I'm not the only one taking legal action against them. This place should be investigated by the BBB, the state attorney general office and take all measures to stop them from taking hardworking people's money just because they think they. An get away with itStay away
WARNING! WARNING! WARNING! Do not even think of living here! You will be completely ignored & DISRESPECTED by Management once you sign a lease. Management also has terrible customer service. Like other reviewers have commented this place has a serious mice INFESTATION- SO GROSS!! Do an about face & RUN THE OTHER WAY.P.S.- They have those stupid little digital front door locks & they will ABSOLUTELY ENTER YOUR HOME WITHOUT FIRST NOTIFYING YOU AND GAINING YOUR CONSENT. Good thing I had a camera in my house or I would have had no clue they entered my home.
I'm definitely agreed with others because this complex is very limited of maintaining services. poor help from office stuff also new management came witha lot of changes of ripping off more money from actual residents and new residents .. i wont recommend this place for living..
We have been living in this complex for about 1,5 months. Even though the leasing office rep who was signing us up and worked with us was very responsive and nice, there were so many issues with everything else. There has not been a week when we wouldn't have to go to leasing office or submit the requests for maintenance. Initially, when we came to check the apartment, there were issues with a lot of things (so it wasn't inspected by their staff). We filled out the inspection sheet but still not everything had been fixed until today, even though we brought it up few times. I guess as long as it's not life-threatening, they don't care about your comfort. It is just an old complex poorly maintained. We were happy that we could lock in the rent for more than a year prior to moving in, but now we wish we could move out...
The past 3 months have been a nightmare. They're renovating all the apartments which is fine but taking way too long for it. The noise starts at 8am Monday through Saturday all day until 7pm. We are exhausted, our animals are scared and changed their behavior and it is just stressful. They came to replace all of our windows and bothered us 3 more times to check if everything was completed- couldn't that have been checked only once? I'm so so happy when our lease is up so we can get the hell out.
Update 07/21/23: I moved out, they are attempting to charge me for things that make no sense on a deposit (random sewage, water, and fees), and Afrah decided to block me when I raised concerns. I do not recommend renting here. They will charge you rent for an apartment you can't stay in, claim it's habitable when it isn't, and will try to bully you into giving them good reviews. Original: Been a resident here for a year now, there's almost no visitor parking, and they refuse to provide permits for visitors. They know about the issue and refuse to do anything about it. They will tow when their visitor spots are full. Update: apartment flooded too, they refuse to move us into a new apartment and they have an insane reletting fee of 3 months of rent. You heard that right. Avoid this apartment complex at all costs.
for real, even one star is too much. I wish I was able to use all bad words to describe how awful the new management is.unfortunately, I continued my contract with them and then they started to renew the community.the answer to all the sounds and dirtiness is we try to make comfort. but seriously?! the parking lot is like a jungle if you get first you are the winner. people use their motorcycle as something to hold and reserve their spot. if your neighbor walk in the upper level you definitely will hear that and if the one living in under you, be sure that you will hear the sound of music.and about the people that work in the leasing office, they are intelligently ignoring your request and for the same problem, you should contact them more than 6 times in minimum. I visited the people in the leasing office more than 17 times which nobody can believe that and I ended up that I should call the police for my problem.when you ask for something most of the times you hear these "we don't know" "we will update you" " we will take care of that" but the result is that you should see them again.and the good points are less than the bad points. if the rent is cheap in somehow(that you will be faced by a lot of hidden fees), doesn't mean that you live in peace and comfort. be smarter. don't? be like me :)))
Their leasing office is a joke! They will tell you just all the right things to get you to move in until you do and all of a sudden you're towed because they didn't do their job explaining or giving you the parking pass.. they dont tell you anything really, just take your money & if you need customer service? Be prepared for the shittiest of the attitudes of them all, as if it is so much of us to ask for them to do their jobs. Need something maintenance? you better triple check they did that right & make sure they are actually doing something because I've had to go thru multiple of the guys to make sure they do their job as well. Shout out to fahar, the only maintenance guy that actually cares. Parking? Almost none existing. They've said for months and months we've passed along your concerns lalalala nothing happens and never will under this management. Pay for parking monthly just to park in the visitors section 10 minutes away from ur building! Idk how a complex could be so careless! It only looks appealing... until u actually get in and its like what have i gotten myself into? Had my apt "renovated" before we moved only to have uneven/not leveled floors & left no instructions to any appliances. If you have no other option sure, but this is my true honest experience. DO NOT MOVE IN HERE. You're welcome!Oh & one last thing they don't tell you?The lockers! It's literally pay $50 a yr for the locker room or u literally can't & wont get any packages delivered & when they go missing... again shitty customer service & they act dumb to not do their jobs. Counting the days until i move out of this shitty place.
I will be writing series of reviews regarding bent tree apartment. we lived for total of 3 years in 2 different units. On the 2nd unit, we lived for less than 24 month and we were charged for 30+ months worth of carpet damge, appx $17 per month based on their calculation. Staff/manager was very reluctant to explain/discuss the matter but to present you with "INVOICE/BILL". We were present on the final walk through and inspecton day and no such claim was mentioned. Existing carpet when our rent started was NOT new so it probably was in a condition to replace from normal wear and tear. I didn't have to pay for the carpet on the previous unit that we lived in, but had to pay for the 2nd one regardless. I BELIEVE MANAGEMENT HAS BEEN CHANGED SINCE THEN. As those of you who read not just my review but others below, you can conclude that last tenant who stay in the unit will have to pay for the carpet REGARDLESS. All apartments and rental units have pros and cons. it just really sucks when they get you at the end just because you are leaving. Hope this review helps some of you. I will write more later. Thanks for reading.
It's like living in the middle of a construction zone in DC. I'm a full time college student and studying here during the day since the new management took over is nearly impossible. I have to leave my apartment and study at the library down the street to get anything done. I feel sorry for anyone who works night shift living here!! But it's okay, we will be moving out next month!
worst paid parking i have seen after dark you have to entire community for parking
I recently had the unfortunate experience of living at Bent Tree, and I must say that it was an absolute nightmare. I cannot stress enough how much I would advise against signing a lease with this establishment. First and foremost, cars in the community have been being broken into on a regular basis. The lack of adequate security measures is evident, leaving residents feeling unsafe and vulnerable. It is deeply concerning that the management has not taken sufficient action to address this ongoing problem. Furthermore, the removal of community amenities, such as the car wash area, only added to the disappointment. These amenities were likely key selling points for many prospective tenants, and their removal without any alternative was a significant letdown. It reflects poorly on the management's commitment to providing a comfortable living environment. In addition, assigned parking spots were a complete mess. They were unorganized and often located far away from residents' actual apartment units. This inconvenience alone would be frustrating, but coupled with the lack of attention to detail, it became clear that the management prioritized revenue over resident satisfaction. Charging fees for package delivery is an unnecessary and unreasonable practice that showcases their profit-driven approach. The maintenance staff is equally disappointing. They take an exorbitant amount of time to address maintenance requests, and even then, the quality of their work was subpar. It was disheartening to witness them casually strolling around on golf carts, seemingly uninterested in their responsibilities. Visitor parking is also an absolute nightmare. If you have more than two cars registered, you were forced to park in the visitor parking area, despite paying a parking fee. This resulted in a severe shortage of parking spaces for actual visitors. Finding parking after 12 pm is nearly impossible, leaving residents and their guests frustrated and inconvenienced. In conclusion, Bent Tree Apartments is without a doubt the worst complex I have ever had the misfortune of residing in. The constant break-ins, removal of amenities, disorganized parking system, excessive fees, and careless attitude of the management and maintenance staff all contribute to an unacceptable living experience. I strongly advise anyone considering these apartments to explore other options. Save yourself the headache and find a community that values its residents' well-being and satisfaction.
