I lived there for two years and moved because of the ridiculous rent increase they wanted, over $100 and negotiated it down $25 and then after I moved, they offered the apartment for $100 less. Seems dumb not to want to keep a good tenant who paid rent on time but? They charge more for summertime rentals just be aware - it's the market they say. Also moved because of the affordable senior housing (applause) with 15 units for people exiting homelessness being built next-door. Not part of the Boulder Creek Apartments! It is run by Boulder Housing Authority. I did a lot of research into it and just wasn't willing to be part of that experiment. Also, I lived with construction for over a year right outside my window, which was tough. Cons- really loud HVAC fans, and the only way to quiet them is to turn them off. Paper, thin walls. I could literally hear everything and I mean everything that was said or done in the apartment next to me. I chose a townhouse layout so at least I didn't have anybody above me. My building was part of the Xcel blackout last summer, but Boulder Creek across Stanford Avenue to the west power was not turned off. It was really annoying, not Boulder Creek's fault at all, but annoying. I was also a little worried about traffic on tiny little Stanford Court with the 66 units from the Boulder housing Authority development plus Boulder Creek residents trying to exit to Stanford Avenue. People park like idiots and it's pretty hard to see around the corner. There's no guest parking at the complex guests have to park out on the street and residents pay for parking. A lot of nickel and diming a lot of service fees. It's keyless entry but you pay for that every month. It is convenient but ... You also pay for the mail lockers. I think it's $75 a year probably more now. They have bulk Internet now I guess you call it, that you pay for whether you want the service or not and be aware when you leave because even if you did not sign up for the service Xfinity considers you part of that bulk group and you have to close your account and open a whole new account. You do have your own private Wi-Fi and it's not a bad deal. I'm sure the cost will rise every year. When I moved out, they tried to charge me for painting and supplies. I challenged them on that because that's normal wear and tear and they did drop the charge. I did have a couple nonstandard wall hanging hardware locations, but those were installed by the apartment complex itself for me. Pros : JP and Fehim- JP is overworked because he manages a couple apartment complexes, but he's very professional courteous responsive and gets problems solved. There is another office worker who never returned any of my texts or calls. Mostly it was regarding renewal and month month if I had to leave after my lease end so I needed answers. Fehim is the service manager and is the biggest pro for Boulder Creek Apartments. If you want something done or something is broken, he is all over it. Standing ovation. The service is definitely the biggest pro. The location is terrific. There's even a library almost on grounds, walkable to King Soopers, Whole Foods, Snarfs etc. Also close to NCAR and trails. The landscaping is nice although it's cozier and prettier on the western side of the complex. The patios for the townhouse layouts are very nice. That was my favorite part. The apartments are small. I got 250 more square feet for much less money, but you know that going in. The pools are nice, there was about a month there when a resident had guests often in the evenings, which made it a little unpleasant to relax there, but whatever. The gym is OK. For the most part, it's a nice place. South Boulder was very peaceful. I don't know what it'll be like now. I don't think it's worth the money but is any rental unit worth the money anymore?
