I moved to Elmcreek Apartments & Townhomes 2 weeks ago and I can say my experience for the most part has been very positive. Great professional team and nice environment here. Very quiet and clean. One thing I want them to do is to make sure all the apartments are up to par prior to moving in. What I mean by that sense I have been here I've had to put in now 10 service requests for various things. Any tenant just moving in shouldn't have to put in a request at all and not to mention be told by maintenance that it should've been taken care of prior to me moving in, which I agree. Also I had no idea, although I moved from Yorktown Apartments, which is also owned by Aimco that you have no grace period when it comes to paying your rent. I've owned several homes and the mortgage company give you a grace period. How is that an apartment complex doesn't allow a grace period when paying for rent. This was a shocker to me because I was paying my rent 3 months in advance which I was never late. I get here and I pay my rent on the 1st through the site. Now I've paid my rent with Aimco now 9 months so I know how to pay my rent online. Well my payment for whatever reason never posted. The following Monday I left and I came home to a letter on my door demanding payment and also a 5 day notice. I go in to check the portal to see what happened and I've been charged not only a $80.00 fee for being late but a $60.00 rent demand fee. The shock of these fees that I was charged was very upsetting. I called the number to talk about the fees and the person I talk to over the phone wasn't very nice at all. All I could be told is I can see you logged in but nothing else. I asked if the fees could be waived and was told because they had already been charged they couldn't. All places have exceptions and this one right here could've been treated as one especially me advising I had logged in to make the payment and they could see I did log in. Paying my rent late isn't something I do but the attitude towards me I didn't appreciate it. My recommendation for Aimco is to really look at this policy because this one thing right here would be a reason I leave. I do want to say that the fees were waived after I had to go to the management here. Thank you for waiving the fees. If possible I would like someone to call me from the Aimco office about the remaining balance and security deposit I still have yet to receive any communication about. My lease was until the 31st of January and now we're nine days into the next month. Nothing has been said about that and there is quite of bit of money that is owed to me from living at the Yorktown Apartments location. Hopefully I don't continue to experience the same thing going forward.
