**** PLEASE READ THIS REVIEW **** I lived in this complex for 2 months, TOTAL. I originally signed an 11-month lease with Elm Creek Apartments and Townhomes located in Elmhurst, Illinois. This complex is owned by AIMCO, an owner and operator of apartment communities in the U.S. The apartment met all of my expectations, UNTIL I heard an unnerving 24/7 ticking sound stemming from the HVAC duct work. Please understand, there is zero exaggeration when I write 24 hours a day, 7 days a week ticking sound. I could not rest my mind, body, or soul, as a result of this ticking sound. After expressing my concerns with the on-site Management office, this was their response: "After conducting our inspection of the alternate apartment, we've concluded that the noise is being caused by thermal expansion and contraction of the metal duct work (heat expands, cold contract) and not the heat exchanger. In an effort to receive a second opinion we called General Mechanical to discuss the possible cause of the noise and they've agreed that it is not likely the noise is caused by the heat exchanger, but thermal expansion of the duct. Tom, from General Mechanical will be on site Monday morning and has agreed to trouble shoot a solution and look at the entire duct system including the return air vent. Do we have your permission to enter on Monday morning or whenever it's convenient. Let me know. Again, I thank you for your patience and willingness to work with us." After inspection, this is what they determined: "I'm sure you're waiting for an update and I apologize for the delay. I had a pretty extensive conversation with the Area Service Manager today determining what the best approach would be to mitigate your concerns. We're at the point to where we're going to have to cut out the drywall (around the duct work). After the drywall has been removed, we'd have to pin point the noise and do our best to insulate that area (the noise may not even be there once we remove the drywall due to the pressure difference with it not being encased anymore). We could start this project next week (Tuesday-Friday), however, this work is going to be a bit intrusive and there's not a 100% guarantee that we'll be able to solve the problem. With this information, how would you like to move forward? Do we have your permission to begin the repair or would you rather we wait until you've moved out?" MY DECISION: Without a 100% guarantee that the issue could be rectified (as noted by the Elm Creek Apartments and Townhomes on-site management company), I elected to move out. Unfortunately, I suffered the effects of a 2-month "early termination fee" totaling approximately $3,000; however, this is exactly my reason for writing a review. I want to ensure any potential "future tenants" are informed of this 24/7 ticking sound potential, so no one else finds themselves in my situation. The short time I resided at this complex, it cost me personal sanity, comfort, relaxation, rest, and a TREMENDOUS AMOUNT OF MONEY. I do not want his to happen to anyone else. So, I CAUTION anyone who elects to view this apartment property. Ask their leasing agents about the potential ticking sound(s) in their respective apartments OR simply request to 'listen for it' through the heating/cooling vents. Make sure you sit there for approximately 5 minutes in complete silence. If you don't hear the sounds, then you are the lucky one. So, as the Elmhurst Apartments and Townhomes leasing office tells me, "I wish you the very best!"
