*First lived here first from 2019-2021, now have lived here from June 2023 until now (late 2024)* Flats 8300 was originally considered a premier, luxury apartment complex in the Bethesda area. As years have gone by, other complexes are now easily competing in this area, and Flats has undergone some changes. One of these changes is the switch from Bozzuto management to Air Communities. Since this occurred, it seems there are some negatives. -One thing that may seem small but has gotten me very frustrated is that the coffee machine in the lobby is ALWAYS broken or "awaiting product replacement." -Treadmills have shut off on me in the middle of running at high speed. These desperately need replacement (same ones have been here since I lived here before in 2019-2021 and have received very heavy use). -The security gates for parking are always either dysfunctional or just perpetually held up (so...how is this secure? And I pay $200/mo for my secure parking...) -There used to be free community breakfasts and fitness classes like yoga and Pilates and now Air Communities got rid of all these...that would be great if they did this to hold rent prices steady but rent prices have gone up regardless - so what extra luxuries are we actually paying for? -smells in the building have gotten bad. In the back side of the building by Woodmont Ave it often smells like sewage, quite awful. They try to cover it up with cleaning scents but it's not working. -why does our apartment often smell like marijuana when we don't smoke marijuana? Because the vents connect through the building, and we have some lovely folks who have decided to smoke marijuana in their apartment units -building AC in the hallways has been dysfunctional for weeks at a time during blistering summer months. -cleaning folks block the elevators with trash bins when I'm trying to leave for work in the AM in a rush -the locks on doors were changed to these extremely frustrating keypads rather than the beep FOBs we used to use which were very convenient. This causes a huge amount of frustration and the requirement to remember a bunch of codes -lobby wifi has become hit or miss The pros of living here are that it is generally safe feeling and mostly clean. The location is the main reason to live here. It is near NIH and Walter Reed (walking distance) and by green spaces. It has a dog washing station (which often has dysfunctions of its own, but at least it has one and they also offer some on the house shampoo for your dog washing, but I do pay like $75 extra a month for having my dog here so that seems expected...) I would look around because Flats 8300 is not the only game in town anymore. I think the rise of competition is great because this is news for Flats - it's time to get things back in order.
