From a nice place to a nightmare. I don't usually write too many reviews, but this place definitely merited one in order for potential residents to be aware of what's in store for them if they decide to rent at this community. I will try to be as objective as possible based on our experience living at the property for around 4 years. I'll discuss both the pros and cons as well as the nightmare in moving out. Pros: 1. Moving in was fairly straight forward. 2. The place is well kept and fairly clean, except for the trash collection area. 3. The maintenance guys are great and will fix any problem with the unit very quickly. This a big plus. 4. Pool area is also clean and well kept. 5. Location is also nice as it's very central in Kendall. 6. It's a gated community which is also nice, although there are still a number of break ins related to vehicles. Cons: 1. In the area we stayed there were two neighbors that were extremely loud throughout the night on Fridays and Saturdays and you could hear them talking all the way into the morning hours. 2. You could smell marijuana walking around the parking area. 3. Dog and duck poop was pretty common and you'll be stepping on them frequently. The nightmare begins when you move out: While you're living there, the place is fine for the most part but once you move out prepare to deal with nonsense and say goodbye to your security deposit and get ready to be charged for normal wear and tear. We were leaving a few days early and agreed to pay for a late fee and a cleaning fee. These were the only amounts that we agreed to pay. Once we left the unit, they started saying there was damage to the property which was utter nonsense as we had recorded a video of the unit and it clearly shows there was no damage to the unit. We went so far as to even patch up holes from picture frames, etc., to ensure the unit was left in move in condition for future tenants. All the unit required was a new coat of paint, which is the responsibility of the landlord in preparing the unit for a new tenant. There was even a pre-move out inspection that took place and no one mentioned anything about any damages to the unit. At the end of the day, they wanted to charge for the following items: * Painting the unit - $340 * Pressure cleaning of the outdoor patio area - $150 * 4 or 5 vertical blinds that after 4 years went bad - $24 * Small parking sticker that goes on a vehicle and broke apart when the tape was removed - $50 * Kitchen drip pans - $25 * And a number of other ridiculous charges We disputed the claims in writing as these items were all part of normal wear and tear but they would not budge and kept stating that the normal wear and tear after 4 years of living in a unit was considered damage. I have never heard of any landlord stating that painting the interior of an apartment or pressure cleaning the exterior which gets dirty from the sun and rain would be the responsibility of a tenant. Nowhere in the lease does it mention they can charge for any of these items. This is a classic example of a big greedy corporation taking advantage of the little guy. As they would not budge on coming to a reasonable settlement we refused to pay the over $1,200 they wanted to charge and that's after keeping our security deposit of $750. They sent the amount to collections and after we disputed that amount with the collection agency the agency then placed that amount on our credit reports which we will now also dispute. The management of this place is ripe for a class action lawsuit for their predatory and maleficent practices. If any attorney wants to sue them, we would be happy to be part of the class action to ensure this abuse doesn't continue to occur to the public. That was our experience at Four Quarters.
