I'll begin with the pros. . . . the location is great, the layout is super, and the maintenance staff is great and very responsive.... HOWEVER. . . In the 13 months that we resided at Hillmeade we had 3 different managers, armies of weird insects, brown recluse spiders, over 60 service requests for items that were breaking, broken, or generally in disrepair, and the move in condition of our apartment was in such disrepair that I submitted 3 pages of items needing to be corrected to even make the unit acceptable. In our 13 months we had an ac unit fail, ceiling come crashing down, doorknobs come off in our hands, fireplace tiles fall off the wall, not to mention 1/3 of my kitchen floor rotting out under the flooring, leaving us with plywood covering the gap which was a good 15 feet to the bare ground underneath the unit for 3 days until the flooring people could come back to finish the job. This "gated community" was only gated for about 3 days of our tenancy total, and then we got to pay 15 dollars per vehicle to park in non-assigned spaces if any were available. In the winter the lack of insulation was so severe you could use the under cabinets as extra cold storage, and expect to pay 350+ in heating costs per month to heat the place. The units are older, and things are constantly breaking down, as maintenance just can't possibly keep up with the demand from residents. Which brings us to the move out process. . . gave my required 60 day notice, never got the promised pre-move out walk through required by management until we were actually moving out, the luxor package company (that you HAVE to have if you want to get packages, no options here) tried to hit me for another $50 fee for the right to use the package lockers (was told this was a one time set up fee, not an annual fee) finally got that waived as we did not agree to this. Opted to pay the $140 cleaning fees, but think its pretty ballsy to charge a pro-rated fee to paint the ENTIRE unit for all months less than a 24 month lease, when usage was "normal expected wear and tear" at best, and there were still parts that were never painted after repair by their contractors. Utilities charges a $20 fee to set up and then hits you again for another $20 fee to close your utility account (again required and no other options) in addition to the $4.95 a month convenience fee you get added on. Attempted to have a conversation with the move out team via email regarding my concern for all of these excessive fees, only to basically be told "no adjustments will be made" and to "have a nice day". By the way, my move in form (MIMO) was either lost or never filed by the original leasing team, so there was no reference there either on move out. If you had any plans of seeing any of your deposit back, you can kiss those goodbye as well. Ended up owing an additional 85 dollars after the agreed upon cleaning fee, the pro-rated painting fee, and the excessive and unnecessary "convenience fees" from the utility company were assessed to my account. I would really like to be able to look back fondly on my experience with Aimco, and Hillmeade, but unfortunately I can't do that, nor would I recommend this community to anyone relocating to Nashville. While the entrance is certainly beautiful and serene looking, and our dealings with the other residents were always pleasant, that doesn't justify the cost of rent, parking fees, locker fees, just because fees, and the constant state of disrepair inside the units here.
