DO NOT LIVE HERE. ZERO STARS. My Hillmeade Experience: My wife and I were tenants of HIllmeade Apartment Townhomes for 2 years. We always paid on-time, promptly reported issues, never missed payments, were conscientous of fellow renters, and were excellent tenants. Most of what we experienced is similar to those of other residents. For those who want a brief synopsis of what to expect, see the list below. For those who want an elaboration, see after that. The Good: Maintenance people were great and friendly The Bad: Rent too expensive for what you receive Leasing office staff knowledgeability, conflict resolution skills, intra-office communication, availability (always got automated voicemail), communication with maintenance Leasing office has poor communication with residents Service requests are not taken seriously by leasing office Bad Leasing office hours Poor insulation in townhomes Erratic to high electric bills Erratic to High heating bills Ants and other pests coming in through outside Valet trash is inconsistent Raccoons will get into trash outside and cause a mess Vinyl flooring not real hardwood. Subflooring is concrete. The washer and dryer are garbage Parking is a joke Speed bumps are hysterical The vendors they use don't care what they do in your home The water and electricity going out is always a building issue or somebody else's fault The gate is a lost cause They tried to nickel and dime us out I could go into an emotional rant about how this place sucks, but I already have and instead I'll approach this from a more sensible perspective. This place just sucks. I've lived in over 20 places in my life and this one takes the cake. My wife and I lived here over 2 years, and we had an absolutely horrifying experience. The biggest disappointment is the leasing office. They could not resolve conflict, identify issues, ask appropriate questions, empathize with residents, communicate with each other, or communicate with residents. There's always new staff, turnover, you name it. Nobody there can answer the phone, it always goes to voicemail, and nobody can answer a question. I've called the leasing office many times and every one, it's an answering machine. I've tried working with the leasing office on so many issues, it's ridiculous. One issue comes to mind is the trash (I'll explain later). I called the leasing office, got the answering machine of course, and told them the valet trash guy has not been picking up our trash and the raccoons are getting into it and they make a mess. The leasing office told me "if they don't pick it up for three days then we can't do anything." I called them about the floors many times and once, they told a guy take care of them. They didn't communicate with us they did this, and the guy just showed up knocked at my door and said "here to fix the floors." No forewarning, no phone call, no text or email or anything. I promptly told the guy nobody told me and he left. Another example of this is one morning, we were still sleeping and this loud construction started banging directly over our heads woke us up. Nobody from the leasing office or maintenance communicated with us this was going on, and that's how we found out. I promptly called (got a voicemail) and emailed the leasing office and they said "we apologize for the inconvenience, but there's nothing else we can do." The leasing office people also don't communicate with each other. After I told the leasing office about the floors when we moved in, they did not note it anywhere in our file, and the Leasing manager argued with me, and I told her we didn't cause the damage to the floors they were like that when we got here. Since the leasing office didn't record that, I had to go out of my way to prove it again. Please see next review for completeness
