READ BEFORE RENTING HERE: Malibu Canyon Apartment boasts beautiful surroundings and grounds; picturesque pools, nice hiking trails, and the gym, while small, was equipped with a lot of commonly used equipment. They use the Luxer locker system and while it helps keep packages protected, it was often difficult to find your package (if the lockers are full, packages are left on the floor of the mailroom so you have to sift through all the other boxes and hope yours isn't picked up by mistake - worse if someone just put your package in the locker without scanning it in, you won't get a code so good luck getting it). The apartment bedrooms and living rooms are spacious and modern. But the extra space you get in the other rooms is taken from the kitchen. It was difficult to have more than one person in there. The apartments themselves aren't very sound proof as we could hear our upstairs neighbors talking on a few occasions and you could hear step by step where they were walking in the apartment. Additionally, we had our fair share of bugs and critters randomly in the apartment. When we first moved in, we found a few dead cockroaches near window sills and doors (this went on for at least the first month we were there). We also woke up, twice, to a toad in our apartment (?), yes, toads. We still don't know how they ended up in our apartment (we were very good about keeping doors and windows closed). Maintenance was a pain - the technicians were sweet but response was slow and delayed. We had our washer leak on several occasions and we placed 3 requests over the span of 2 months regarding the washer. After the first request was placed, we didn't hear back until an hour later at which point we thought we had resolved the issue ourselves, so no maintenance was performed. It leaked again a week later, hence the second request. After 2 days, maintenance responded and found no problems. We were told we must be overfilling the washer (we went 6 months with no issue so this didn't seem right to us). Since the last visit didn't really help, we were hesitant to place another request. After about a month or two of mopping up floors every time we did a load of laundry or watching each load like a hawk, we placed a third request. This time, two technicians came to take a look at the unit and agreed there was some issue and a new washer/dryer unit was finally ordered. As you've probably gathered from other reviews, there is no cell service, which means you need to rely on Wi-Fi. Not entirely a problem until you have guests or a delivery driver who can't contact you for directions when they get lost in the large complex. Maybe that's not a problem for you, but wait until there's a power outage... and for some reason they happened OFTEN, at least once or twice a month when we were there. No Wi-Fi, no cell service, and no power. I would see a lot of people leave the complex to kill the time, hoping power would be restored by the time they returned. With all of the above and the expensive rent, my roommate and I decided to sign a new lease elsewhere, honestly we couldn't wait to move out. (BUT WAIT, THERES MORE). We were in the process of moving out and after returning to the apartment after 4 days, I saw there was a leak from the ceiling/AC unit. I immediately placed an emergency work request and 6 days went by before it was responded to - a day after our lease ended. We were charged $275 for the ceiling and told that they "unfortunately couldn't rectify the situation in time" and that we would be responsible for it. After the $1000 security deposit was used, we still had to pay $46. The other charges were simply paint ($400+), REQUIRED PRO CLEANING ($150), and last month's utilities. TLDR; Beautiful complex and spacious homes. Not worth the rent. No cell service, frequent power outages, unresponsive management/maintenance, and not really close to anything location wise. Better off finding something a bit further north (cheaper rent, better location). Currently in Oak Park and wished we had moved here sooner.
