I've lived at the Palazzo East since 2009, and feel that I can provide a very detailed review of what it's really like living here. I recently ended my lease and wanted to share my thoughts. So here goes.. PROS: 1. You are in the heart of the Mid-Wilshire, West Hollywood, Beverly Hills adjacent (do they still call it that?). The location is excellent if living in the middle of the action is where you want to be. 2. This complex provides 24 hour guard gated security. Not as common as you may think for a leased building in the city, and definitely a nice perk that I enjoyed having. Each building (there are 5 total at the Palazzo East) also have separate secure entrances. There's an additional level of security in the elevator if you live in the penthouse. Also, 24 hour maintenance requests. They are fast! 3. Walking distance to museums (LACMA), grocery stores (Trader Joe's/Whole Foods), Pan Pacific Park, and The Grove/Farmers Market. 4. The complex has a beautiful pool area, gym (nice equipment), yoga/workout studio, spa (offer massages), indoor whirlpool (in the locker rooms), sauna, steam room, and locker rooms with showers.The fitness/spa center also has a seating area on the 1st level and concierge desk (during operating hours). 5. The grounds itself are very well maintained and nicely landscaped. Each building has its own courtyard with a fountain (nice for listening to while leaving your balcony open - if you're on the interior side), walkways that are well lit at night, a small dog park, and the most interesting is feeling like you're a hundred miles away strolling through gardens, when just outside the gate is 3rd and La Brea. 6. The exterior areas and hallways are constantly cleaned and vacuumed. Every morning I would always see a full crew taking care of any garbage; cleaning all areas (such as making sure the elevators and garages were clean). I would run into the staff on my way to work, and they were nothing but considerate and friendly (even to the point of making sure I got to the garage floor before they needed to exit another floor). 7. Security is very prompt when needed. They are also some of the nicest people I've ever met in the city. I've seen residents who try to pull fast ones (such as trying to run through gates), but these guys deserve the metal of honor for what they go through on a daily basis. I've never had a problem and believe me, I used them a lot (more on that later). 8. The apartments itself include parking. A feature that is appreciated after knowing friends who have to drive around the block all night looking for street parking. 9. Guest parking that's usually available (if not, security can send guests to another building). I've never had a problem in 3 years with guests not having a place to park. 10. The leasing office staff has been helpful and friendly most of the time. CONS: (please note that this is just based on my own personal experience) 1. The noise. Oh, how I suffered and didn't even realize it until I moved to another apartment building. This was my biggest criticism of the complex. I've lived in dorms in college, and this was nothing compared to that. Let's break this down - for starters, the construction quality is just awful. There's absolutely no reason unless my ceiling is made of paper thin plywood why I should hear footsteps, quiet talking, and doors opening and closing from my neighbors upstairs. Now I understand that this is part of living in an apartment, but when footsteps wake you up at night, there's a problem. So, you can only imagine what type of nightmare I encountered when REAL noise was produced by my fellow neighbors. *I'm talking parties until 4AM with subwoofers and 15 of their closest friends. *Said parties being told by security to be quiet, and 5 minutes later having the music turned back up to full blast again. *Having to move apartments since it was impossible to sleep (very frustrating ordeal). *Drunk residents shouting in the courtyards during all hours of the night. 2.Fire alarms that would go off several times a month. These things were ear-piercing! 3. Security issues. I know they had a few issues with break-ins, and personal resident issues where cops were called. One of the main reasons I let my lease expire this year. I've also seen vandalism recently this past year (not so in the past). 4. The apartment interiors are just not equal to what the exterior looks like. 5. The leasing office staff are busy and don't always return calls. 6. Elevators do break often - not fun! 7. Very few apartments get natural sunlight. This may not seem like a big deal to some, but it does get annoying after living in darkness for 15 months. Stick with Buildings 1 & 2 facing SW (bonus pts for main entrance access/better security). As with any apartment complex, you take the good with the bad. My recommendation, live on the top floor if you can (as it may solve some of the biggest problems I've faced).
