Due to the unpleasant and trust-eroding move-out experience, I cannot recommend Parc Mosaic. The management company charged me for a full repaint of the apartment due to claimed damages (see pictures below. Those pictures were shared by the management property for damage charge justification.). The property management stated that paint fading due to sunlight is considered normal wear and tear, while other causes are not, and tenants need to pay for those claimed damages. Here are some tips for those considering renting this property or any property under its parent company, AirCommunity: 1. Maintain a very limited level of trust and document everything and familiarize yourself with local Colorado rental laws.These are crucial to protect your rights as a tenant in case of future disputes over unreasonable charges. 2. Upon moving in, make sure to photograph the entire space and document any marks or spots, even those that you might consider insignificant and not damage. Why? The apartment management might later attribute these marks to you and charge you for them. 3. Before moving out, photograph the entire space again, paying special attention to areas that may not be immediately noticeable. Why? The apartment management might find marks in unnoticeable areas like baseboards and corners, and charge you for damage repair. 4. Upon moving out, request a walkthrough and prepare a sign-off document. Record the walkthrough and get the onsite property management to sign it. Why? I did a walkthrough with the onsite property staff and received an all-clear note with no issues pointed out. However, the property management later sent me a lengthy bill for 'damages'.
