This is very sad for me to even post this, but I thought this is something that my story could save some money for current resident. Here is my story: I lived at Parktown apartments for almost two years and everything was great and fascinating until I decided to move out from there. They have added shit load of charges for my move out. As you can see in my picture, I had one crack in my room window and they have charged me $1500 for that, what kind of glass was that? Gold? silver? Platinum?. To be honest I always had curtain down because my wife had some issue with sunlight so we never open window blinds to see the glass in the first place, Perhaps it was there even before we moved in. When we were moving out I noticed it and informed that service team and in return they handed me $1500 bill. The irony of this issue is I even offered them that I can have someone from outside fix the window, but they were persistent that they can't let outside vendor into the building. Hence, I will give them 0 star for poor customer service and taking benefit of my situation. I would never recommend this place to anyone
I would gladly be homeless over living here another day. Expensive, unfriendly, falling apart... You get the picture. The only bright side is Mary in the food cafe. Mary is absolutely the best and I feel badly that she has to deal with such a sinester building complex. Mary, you're a saint. Don't go a changing. This apartment also had a 1.1 star review earlier this year and I think they performed some shady acts to offset their previously fitting score. Once again, don't live here. Be homeless (or live elsewhere), you'll thank me later

The building has done an awful job communicating with its residents during the flooding crisis. No information whatsoever has been given about the garage or the status of everyone's car in the garage, or how we can even get it to check the contents of our cars!
Do Not Live Here. The AC unit at all the buildings do not work properly and it's super old. Switching between heat and cold is controlled by the leasing office for all of the buildings and the thermostat temperature at the apartment do not control the AC. Regardless of what temperature I set the AC is on, it's never off and not at thr temperature I wanted. Either freezing cold or super hot. After speaking to multiple maintenance personnel they blamed it it the old central unit. Also, your security deposit is automatically gone. Regardless of the condition you you hand back the apartment at they will charge you $450 for painting and $150 for cleaning. According to an email I received from the property manager that everyone lives at the apartment less than 4 years get charged that. I am so happy to be out of there and done paying the extra fees I kept getting charged when I left that no one can properly answers me for and they kept referring me to different people.
DO NOT BY ANY MEANS CONSIDER THIS PLACE!!!!!! Save yourself the trouble. What kind of building knows that there is a floor at 2am but doesn't alert anyone???
management is VERY aggressive and RUDE!!! Instead of problem solving, or working with you as a human being, they see you as a monthly $$. WE ARE HUMAN BEINGS that live here, not just a monthly rent to be collected. Additionally, they charge people who follow the rules $350 to park, yet allow anyone to park where ever they want to around the community without any repercussions. When asked how they plan to improve these parking hazards, they said "we're a community, you call the cops if it bothers you". KEEP IN MIND one of the perks of living in this "luxury" (haha) community is to have 24/7 concierge service to deal with these kinds of things. They nickel and dime you on everything in your rent. Different residents get to play by different rules here (discrimination at it's finest). My apartment itself is wonderful and spacious but COMMUNITY???? People are probably nicer to you in prison. DO NOT MOVE HERE. MANAGEMENT IS AWFUL!!!!!!!!!!!!!!!!!!!!!!!!!!!!
The office staff is SO NASTY. not accommodating in the slightest bit. they change policies, don't tell you, and then charge you. When you ask about the policy update and to show proof of the policy update, they become aggressive and defensive "an email was sent" instead of showing me in writing the new policy, they blow it off. Policies are different for everybody and they have discriminated against me as a woman on multiple occasions. When they are called out on it, they hide behind fair housing laws when they are in fact treating me differently!!! ALSO, they charge $350 for a parking spot, yet allow cars to park for free with no repercussions (they say they tow but they actually don't). When expressing my concerns about people parked causing a fire hazard, again they get aggressive and defensive, and when asked how they plan to improve this situation they blame others instead of problem solving (blame PPA or the towing company). Honestly, the building has gone way downhill with this management change. Some of the nastiest people I have ever spoken to in my life work here. What a shame.
The worst management ever! The entire complex was evacuated after the garages and ground floors flooded. Management was obviously not prepared for this emergency, they are unwilling to make any sort of special arrangements for temporary housing.
This response is full of falsities. Particularly the enhanced patrols for masks. I have spent two hours in the gym without witnessing a single patrol (during peak hours, mind you). If I had any faith that Scott Seeley was capable of an adequate response to these concerns, I would follow up with him, but I expect nothing more than these empty replies. Do not trust the management of this building nor their parent company, AIMCO/AIR Communities. Live elsewhere.
They will blare an alarm throughout the buildings, as loud as a fire alarm, saying their *might* be an emergency and that you should stay put. It will play over and over again while you can't even leave the building. Absolutely miserable. And of course, not once has there actually been an emergency, just up to an hour of blaring noise for no reason.
I lived at Park Towne for a few years. Here are the pros & cons: Pros: - Maintenance crew are truly incredible people but these buildings are so old that the crew is constantly making repairs. - The location is great, conveniently placed between the exceptionally loud I76 and Benjamin Franklin Parkway - If you're facing the city, the lights will keep your apartment well-lit without needing to put on any lights. - Pets are allowed and there are many so it's difficult to keep everything clean. - The driveway in the community is no longer congested since the community restaurant, the Hadley, closed. Cons: - They increased rent after amenities were unavailable for a large portion of time after the Hurricane Ida flood. - I requested a pre-move out inspection and maintenance came into my apartment, stated my apartment was in great condition and didn't need any repairs, then management charged me a bunch of fees after move out. - They tried to charge for damages they had no evidence of. - They charged a $300 "heavy cleaning" fee stating my apartment needed heavy cleaning despite maintenance stating my apartment was clean. - You don't decide when heat and air conditioning can be turned on, they do. Every year there were weeks where there is heat on while it is 80 degrees and air conditioning on when it is 30 degrees. - Windows are very thin and let heat and cold in. It will get exceptionally hot if you're south facing since the sun goes into your apartment. - Park Towne's parking permits are over 100 times the PHA parking permit. PHA = $30/YEAR, Park Towne = $300+/MONTH. - I lost count of how many times the elevators broke. We actually had all 3 in our building that were at the same time, despite having less-able bodied individuals in the building. One elevator didn't even get fixed for roughly 6 months. - Hot water disconnected more times than I could count. - There is no security personnel guarding the buildings. - Your ventilation is connected to your neighbors so you hear and smell the units around you. - You have to pay to receive your packages.
Moved out of east building last year, which is currently under construction. Having seen three mice and several HUGE cockroaches in the elevator, basement and public areas. One cockroaches was killed in front of my apartment. I am not sure if they lived in the pipes of the buildings or something. But my apt was very clean and there was no reason I should expect to see those near my apt. Parking. I often cannot find a place to park my car when I come home late after work. EVEN THOUGH I PAID FOR PARKING I CANNOT FIND A PLACE TO PARK HERE. The management definitely oversold their parking spaces, but they wont care when I complained several times for finding no place to park. Parking spots are also tiny. I had 5 door dings in three months after I moved to park towne. The management also loves to tow their residents' cars, especially the spaces on the same level of their leasing office. They are very rude and mean when they tell you about towing your car. You will learn how annoying that is once you move in. NOT RECOMMENDED.
I extremely highly recommend avoiding these apartments for several reasons: Apartments initially showed me the comparably pricy layout for studios and illustrating that there was not any more comparably cheaper layout available at that time. With my persistence and perseverance, the agent finally alluded that there were some less expensive layouts available and promised a discount on monthly rental. Later, when I was about to paying the rent, the agent broke their promises and charged much more than initially agreed, and it took me several months to get only half of the amount back. At the same time, the agent kept avoiding my email and he is always taking more than one week to reply one email! Last and the most IMPORTANT!!! One week before I was about to moving out from the apartment because of the untrustworthiness and unprofessionalism, while showering after Friday work, accidentally the showering room sliding glass door crashed, causing me seriously wounded and injured, ended up in staying ER for hours and getting several large stitches. After the weekend, when I contacted the community manager, the community manager sent someone to check the room, astonishingly, rudely blaming me for smashing the glass door with heavy metal in an impolite mood!!! They did not show any sign or compassion for covering the medical expense and relentlessly asked me to call my renter insurance. What they really cared about was cleaning up the glasses and reinstalling a new glass door, in another word, trying to make this terrible and unbelievable accident seem never happened!!!! I am so furious with their terrible attitude and disgusting professionalism that I am going to, for sure, sue the property with all the videos, pictures, and record evidence I have collected. Warning again, never bother considering this place!!!

I highly recommend avoiding these apartments for several reasons: Apartment makeup When we originally toured this apartment, the representative gave us misleading information. The "vents" in some of the bathrooms are actually just connections to other units that allow you to hear word-for-word conversions from your neighbors. During the year that we lived there, we had to shower with the doors wide open to avoid a sauna. The air conditioning frequently breaks, and maintenance's solution is to change out the batteries that typically have a 2-3 week lifespan. A load of laundry takes an average 2.5 - 3.5 hours to complete from start to finish. While the interiors look nice, cabinets and appliances were constantly breaking - definitely not worth the rent. The proximity to the parkway and 676 make it very difficult to sleep, you can hear the cars and highways VERY clearly. The parkway also hosts a few weekend events in a given month, so the area is likely to be surrounded by crowds on several Saturdays and Sundays. Staff The cleaning and maintenance staff are very professional and pleasant. The resident services and leasing staff are incompetent. They are very slow to respond - we had to constantly follow up and chase staff for answers pertaining to our lease and resident information. Additionally, they're EXTREMELY unprofessional, please read below: I once joined a friend of mine for a tour of a few of the apartments since I was referring him to the building (I've since told him to avoid despite the rent credit). When I asked the employee giving us the tour how the leasing agent who had shown us our apartment was doing, the individual touring the apartments with us felt comfortable sharing that our previous leasing agent was fired for inappropriately texting female tenants and showing up to work drunk. His exact response was "It was my first time working alongside an alcoholic." and he went on to disclose all of the issues Park Towne experienced with that leasing agent. He made a big joke of it, so my friend decided to tour the building the next day with someone else before making his decision. Don't let the art exhibits and amenities disguise what is ultimately a very below average building complex. Also, take a close read into the 5 star reviews here. It's pretty easy to tell how authentic they are...
I had an awful experience with Park Towne. I moved in five years ago and during that time, I had to deal with mice infestation, faulty equipment, packages being lost/ stolen and more recently the awful response (or rather lack of response) from management to the flood in September. I told management in July that I was moving out late September. I asked for a walk through visit prior to giving my mailbox key back and I was told it was not necessary. We cleaned the entire apartment and now a few weeks later, I received a bill for damages cabinets (2550$) along with a cleaning fee. One of the kitchen drawers had some water damage.... I am now requesting a quote but knowing Park Towne management, i know they will come up with something shady again. Very disappointing...
Anyone would be crazy to move into this dumpster fire of a building. I was harassed by a worker here who dumped trash outside my unit. The management is disgusting. They don't care about humans. They keep the pool dirty and cold. They don't allow ring cameras on doors. They speak to residents like they're nothing. They don't respond to resident emails. They keep trash hanging out of the bins. Park Townes pool is ICE cold. This place has gone down hill ever since Scott Seeley left. Anyone would be crazy to move in here. I'm telling you the amount of abuse I've dealt with from staff is insane. I was cursed and yelled at. I can't believe this place is still running. It's the worst building and fire and it's cheap. Management doesn't care. They're mean and ruthless.
I am a resident here. Avoid this place. The positive reviews you see exist because the management company raffles $1000 to everyone who leaves a good review. Management is terrible (on site and upper management AIR, the company who runs it). They don't care for the residents' well being. They consistently lie to residents to get away with their negligence. Aaron Wilmer is a leasing agent that will deceive you to rent the place, he is rude and inconsiderate, as many of the neighbors who live here. Amenities are consistently out of service, like the elevators. They make all kinds of excuses but in the meantime we keep paying the same rent for half of everything.
Since we moved in, in early July, we had AC problems several times, I reached out and complained many times but it looked like no one cared. From last month the crazy alarm problem and today on Christmas Eve, when everyone is going somewhere or having a party we are having a hot Water Outage! We had the same issue day before Thanksgiving! We are paying premium rent for the cheapest service. Problems in this property are not acceptable and don't make sense at all for what you are advertising. With the amount they are charging people they always need to have a backup plan, service quality is not acceptable at all!
Terrible experience. Heating and AC is out of your control. Elevators are always down. Move in process was a disaster. Rent is super expensive, so you'd expect more. For some reason our rent payment bounced back from the bank and now they are charging use a fee of $225 due to this issue. We have never paid late once and clearly a mistake was made... whether it is my fault, or banks fault... a one time courtesy should be given if it has never happened before. When you spend $4500 a month, I guess they still need there $225 extra. So much for loyalty and customer service. I can see if we are always having issues/paying late/whatever, but a one time issue, where we paid on time, but there was a bank issue, should not incur a $225 fee. Truly sad and dissapointing.
Going back down to 1 star. -air conditioning repeatedly goes out -electricity repeatedly goes out -elevators repeatedly go out -parking door/garage doors repeatedly go out -free bike parking turns into paid bike parking -packages worth $1000s left out And yet ....try to get management to answer, proactively update residents, or compensate for days out of any "service" and they go MIA. Good luck living here. Invest in hotel rooms, fans, flashlights and candles and you should be ok!
The grounds are very nice and the amenities are good. It is especially nice to have the pool. That is about all I can say for good things about Park Towne Place. This place has THE WORST management and is so poorly run. It is always one headache after the next. To keep this somewhat short I will just list a few things. 1) If you have any questions or need anything, it is impossible to get an answer. You will just be bounced from one person to the next until finally being told that the person you need to talk to is out of the office and that they will call you back. Then you will never hear back from anyone. 2) There are tons of hidden fees in your rent that no other apartment complex charges. Be prepared to pay a pest fee, garbage fee, electric fee for common areas, and monthly service fees. 3) Concierge is useless. They can never find anything and never know an answer to anything. Don't leave anything with them for someone to pick up because it will get lost!! I have had several items misplaced by them. 4) I received a notice at my door saying I was going to be served if I didn't pay all of these fees by the next day. After a slight panic and several calls to get an answer, I found out the notice was delivered to the wrong person and it was not intended for me. 5) Your security deposit is basically a donation to Park Towne Place. They will try to nickel and dime you for any little thing to make sure you do not get your security deposit back. Even after hiring a professional cleaner they still look for things to deduct. Oh and even though it is required by law to receive your security deposit back within 30 days of moving out, they do not abide and it will take forever to receive your check. And when I did receive my check, it was for the wrong amount, so that is a whole other issue. If I had more time to put the effort in I may have filed a suit, but it wasn't worth the effort to me. I am so glad that we have moved out of this place. It was just one issue after the next. I can gladly say I am much happier at a different apartment complex in the city with amenities that are just as good (less the pool), no hidden fees, and competent staff and management. ______________________ EDIT: To clarify in response to the comment below. I was looking for apartments to rent and this one sparked my interest. But after the numerous texts, calls, voicemails, and emails I got after showing my interest really put me off from even considering this place. I had two emails, two texts, and two voicemails the first day he tried to contact me. I work an hour away and have a hectic work schedule so it's not easy for me to answer. I wasn't even giving a day to respond before i got another message from him. If the person was less aggressive and gave me time to respond i would have consider this place. It was overboard, work in client facing role in finance and I have to call clients to get them to come into the office. So i understand the persistence but thwre is a point to where is become unprofessional and he was way past that point.
Move-in was very difficult because our door codes didn't work. We were told it would be fixed the next day but it was not fixed until 11 days later. We told them multiple times about it and kept being told it would be fixed the next day but it wasn't. They tried to resend the codes at one point but then we didn't have access to the community areas. Therefore I got locked in the very hot garage in the process of moving in. It we very inconvenient to not have a reliable passcode for over one week. Also, we had reserved the elevator for 3 hours and because the movers were running late we were late to the reservation. They cancelled the reservation because we hadn't checked in, which we didn't know we had to do. Overall a very stressful experience.
I just moved out. I never purchased a furniture and mostly traveled. Very energy conscious and treated it as my own. I had a great view but couldn't stand the ATVs and motor cycle noise from Ben Franklin pkwy. I used to clean long time ago and cleaned it myself up on vacating the apartment. Did talk to one of their staff regarding my cleaning plan and they told me it should be ok. I left the place in a better condition; charged over $600. I can't accept that. No!

My husband and I rented a small studio apartment with a walk in closet. The closet was important as we both work in the city 3 days a week and live out of state the remainder of the time. Within 4 months of moving in we were told that renovations needed to take place (something their leasing staff failed to reveal). They moved us into another apartment and when the work was completed we came back to find 3/4 of the walk in closet had been used for AC duct work; we were left with a tiny closet that held a total of 5 suits. Leasing staff did nothing to compensate our rent for the removal of the walk in closet. To make matters even worse we paid a monthly parking fee but had difficulty finding a spot every Sunday night upon our return. We moved out once our vehicle was towed during one of the nights due to no parking availability.
Park Towne raves about their amenities and services but don't be fooled. Right after I moved in, all the amenities slowly started getting canceled. There used to be a shuttle services, which recently got canceled. If you're going to take me on a tour of the place and sell me on all these amenities, you better keep them open or atleast reduce rent. Please anyone thinking about moving in, do your due diligence. Ask for when amenities are returning (if at all) and don't get scammed by this place
Beautiful complex, terrible management. Storage units that they rent out had a leak and damaged thousands of dollars of stuff. Wouldn't do a single thing. Stopped responding to emails completely. Seems that they charge everyone move out fees and fe paint fees based on the other reviews. We move out this week and let's see what they charge us. Pool is FREEZING. I guess they can't afford a heater, but they can charge you above market value for rent. Terrible smell in garage every day Had a German coach roach issue last year here, and we are all the way on the 14th floor. Management is doing garage maintenance, but is asking everyone who pays to park there to move their cars so they can do the upgrades. Makes sense. Yet they still charge you the full month of parking. They should prorate the week of maintenance and give you a credit on rent, as you are paying for something that you did not get. Good location.
Revising my previous review. I have been here for almost a year and it has been slowly going downhill for me. I love the location and don't mind the noise but the management and they way they communicate is terrible. The recent flood damage could of been minimized by waking people up at 2am when it was first reported that flooding was happening. They also added to this by trashing everything in our fridges and I mean everything while also helping themselves to beer, candy and whatever was available. This is after the lack of enforcing mask wearing in the gym( I have to be extra careful because I help out with my niece). The elevators are constantly out for months at a time. Oh and for the past two days there has been blood on the first floor....
West building has rats and mice! Aaron, Scott and the staff are rude with no concern for their tenants once you sign the lease. Amico only cares about their profits. Customer service is non existent. Any place you need to document, scream and holla to make a situation right, is just WRONG! Funny Scott and his team responded weeks after my YELP post. So sad. Realize you manage with no empathy or leadership.
If you are looking into this complex to live, read below for an in depth, honest review of my time at Park Towne. Upon arriving, my door battery was dead and I couldn't enter my unit and had to call the emergency maintenance to fix it. The closet door had a large hole where the handle should have been. My washing machine was completely broken. I waited 3 weeks for a new washing machine. Overall living: Pros: I lived in the south tower which had the leasing office, gym, package room, pool, and Old Nelson market which was incredibly convenient. The pool is in my opinion one of the best in the city; with so many sun bathing chairs and tables. Old Nelson was great, being able to get basic ingredients or made-to-order food on site. I also had a parking spot in a garage which was necessary. I had to pay $300/month for this spot which is pricey but comparable. I had a great view of center city from my unit, even though I was only on the fifth floor. I loved the location. I ran on the Schuylkill river trail frequently, always felt safe, and Whole Foods is about a 5min walk. Cons: You had to pay $75 annually just to use the package room and the system was very disorganized. (To compare, my current apartment has a similar and more streamline package room and I don't pay any fee). I often would go to get a package because I got an alert, but the package wouldn't be in a locker. One time, I went into the "large package" room to look for my package, and due to a glitch, I got locked in that room. I was literally locked inside a tiny room. Luckily I had my phone and it had service, and I was able to call the front desk and they were able to come get me out. I constantly had issues with my AC and my electric/utility bill that were never resolved despite spending a lot of time looking into this. My unit got a ton of natural light to where I only needed to turn on my heat maybe 5-7 times total. My electric bill was on average $110-150 per month each month, getting as high as $155. I am a conservative energy user, and considering the fact that I rarely used the heat or AC, I have no idea how I accrued such a high bill. I lived in a 1BR unit by myself. I am convinced there was something wrong with either my meter or the building in general. I currently live in a new construction building in Philly in a unit about 200 sq ft larger and now live with my partner, and our bill is average $70-80 per month, which actually makes sense. This was so frustrating. Move-out: I came back after moving out to be present for the inspection which was optional. I caused no damage apart from standard wear and tear. I expected nearly all of my security deposit back, minus the utility bill for the last 2 months and the ridiculous $150 cleaning fee that they force you to pay even though I cleaned the apartment myself. I later found out that out of my $1000 security deposit, I got $32 back. I was furious, and called the number attached to the email. The woman on the phone from a third party told me that I can view the damage on my portal. I screenshot what was on my portal and attached it here. The images shown are so tiny, you can't see what the unit looks like, let alone any damage, and there was no way to zoom in on the images. The email claimed that because of the "damage" they needed to repaint the entire apartment, which is a claim that is so out of line and false, I'd consider it fraudulent. Based on the stickiness of the walls when I moved in, they clearly repaint every surface between each tenant turn over. This is their way of not having to pay for that. Overall, the cost of living here did not match my experience at all. For reference, my base rent for a 700 something sq ft 1B1B unit was around $2,300, however what I actually paid each month with parking plus electric and utilities was average $2,800-$2,900 each month. For that amount, I expected an infinitely better experience. I had spoken to a few other residents during and after my time there and they had very similar experiences.
During the Hurricane Ida, Park Towne 1)was aware of the flooding situation but did not alarm its residents to either move their cars out of the garage or expensive packages from the storage room, instead it sent an EMAIL saying you need evacuate in 30MINS. 2) Does not provide any accommodation during evacuation time but a shelter place 3) does not publicize any time frame to reopen the building. We understand it's hard to say an accurate date but no estimated moves and time line. 4) I personally have 10,000$ worth stuff in the underground storage room to ship out before moving out but got severely damaged, Park Towne does not allow me to access (which I understand) nor provide help rescue them despite they are EVERYTHING I have. I cannot be more disappointed in any place in the world than this place for its negligence and poor management.
I came to tour the apartment with my friend. I had checked online and they advertised units below $1,500, while the agent said their rents were all higher than that. The whole tour was self-guided. We got a key and toured by ourselves. There was no introduction to the units and amenities. Also, by the time we left, the agent only gave her business card to my friend whose budget was higher than mine. Totally disappointed.
I recently moved out of park town place. I'll start with the pros: It's a really nice well kept property, particularly the common and outdoor areas. The negatives: 1) Management is atrocious and does not even approach being customer or renter friendly. 2) My brand new renovated apartment had rodents. I have read reviews from before the renovation stating this was an issue but had assumed the renovation would have taken care of it. This was not the case. The pest control service they have contracted was completely inadequate, all they did was leave sticky traps which did nothing, no attempt was made to do anything more comprehensive. Please see the attached pictures of a mouse in my sink while i was doing my dishes. My attempts to contact the community manager were largely ignored. 3) My car was towed while I was away one weekend despite me having a payed parking spot. Apparently my windshield sticker had fallen off, though I find that hard to believe since this never happened before or since. One would think they would double check the license plate prior to towing a tenant's car. I was originally told I'd be reimbursed, this did not occur. I had to go to a very dangerous part of Philadelphia to pick my car up late at night and payed something like 400$ cash. 4) Good luck getting your deposit back, I was charged for supposed damage to my walls which was just peeling paint and the result of their shoddy paint job. 5) The AC and heating units break frequently. So to summarize a valiant attempt was made to put lipstick on the pig that is park town place however after a few months there the truth becomes evident. The place would be quite nice if not for the horrible management.
I lived here for 13 months & absolutely would not recommend anyone to live here. There's serious issues with the building- there was an electrical fire having to do with the elevator, many power outages throughout the year. package delivery system went down at least 4 times while I lived there (and packages would then be left out unsupervised), and there are water issues in the underground parking garage. The staff was rude & management was worse. Loved all the retailers in the basement floor. Aside from that & the view of the art museum, it was not a pleasant experience to live there & to add insult to injury they raised rent prices significantly.
You won't want to live here because their PARKING service is the worst!! They don't have enough parking lots for residents and they try to tow your car every single minute. The management team didn't seem to want to solve this problem. Before I sign the lease, they told me that I'll have my parking within the month. But now they told me the list is till end of the year. NEVER trust their team. They like to tow residents car even they have parking permit. What a shame.
Parking and onsite management are the reasons they got this one star review. They built the community without thinking of the parking issues. They keep having new buildings and more apartments but still have zero solution for the parking. What they do to your car is towing and ticketing. You will always have nightmare finding the space for your car. "LuxerOne" using as packaging receiving system keep having trouble. You have to pay $100 each year but your package will keep missing or you may receive other people's package. These issues have been there over an year since I moved in and they never got resolved. Concierge management is horrible. Don't know who is the manager but you just can never trust what they told you. They never get good training and tell you wrong policies all the time. Overall, You just have to say goodbye to this place. Save your money and find a better apartment with better management.
I would NOT RECOMMEND living here at all. Physically, it's a beautiful place to live but management makes it very ugly. Beginning of the year, an unnecessary and last minute change was made to the shuttle bus schedule that did not settle well with the residents. I have sent many emails because this change greatly affected the residents since we had to change our schedule around at the very last minute. However, after countless amounts of emails and many follow ups, because management does not respond in a timely order and when they do, you receive a very generic response and not all of your concerns are addressed, nothing was done about it. After almost 2 months of emailing and asking management to meet in person, we were finally able to discuss all the issues in person. During this time, the Regional Property Manager was phoned in who defended the general manager and stood up for him saying things like he cares about us and all these other things to defend the general manager's honor. Funny how the Regional Property Manager was saying all this, and not the on site general manager. I asked the general manager for an apology for the inconvenience they have caused us and his response was that he does not feel the need to send out an apology email because this does not affect all residents. That's understandable, but then why do I receive emails about parking permits when I don't have a car or about all the pet policies when I don't even have a pet? If the email does not apply to us, we'll simply ignore it. I also asked why residents weren't asked their opinions about the upcoming shuttle bus changes since we're the ones who ride the shuttle bus on a daily basis, not management. The response was that if they were to ask 20 people their opinions, they'd get 20 different answers. But isn't that management's job, to accommodate us? Every time a service request is performed in our apartment, I get called daily asking if the request was completed until I respond. They have time to do that but not ask residents their opinions? Do you really want to pay thousands of dollars to live in a building where management doesn't even care about you? My problems with Park Towne date back to last Spring 2019 when we initially tried to move out. But due to management's poor lack of communication, we were financially forced to renew for another year. Can't wait to see what issues arise when we move out in May 2020.

I paid a hefty fine for a parking space each month and received repeated phone calls asking if I parked in different spaces, meanwhile my car with license plate was registered since before moving in even. They even called me at 11pm once which I had to complain about to the manager. Because I complained that they kept hassling me for nothing and calling me at absurd hours, they actually went into my parked car (which was in the spot I paid for) left the lights on and a bag of opened salad dressing in my backseat. When I went to my car the next morning for work, I had to call out because the car battery died and I had to ventilate my car because of the overwhelming smell. I have lived in many places, including third world countries and I have to say, this was by FAR, my worst experience ever. I am only writing now because I just finished paying them for charges that they forced me to pay. My family and I cleaned the place so well and they charged me extra money because they were bitter about the fact that I terminated my lease early. I was THAT unhappy, that I was willing to pay this and all the other made up ludicrous fees. I am currently re-signing the lease I had for the past year with the new apartment that I had moved into after leaving this place, because my current has gone so well for me for the past year. I am not someone who ever complains and it's taken me this long to complain. SAVE YOURSELF the trouble and live somewhere else. WORST. EXPERIENCE. EVER. Thinking of the management here makes me have PTSD. I wouldn't wish this on anyone!
We reserved the grill from 1-5PM to find out that the whole back area was reserved for a private event. It ruined our entire plan for the day. This was not handled well.

Great place to live for all the amenities but in terms of resident relations this department needs some serious work. I've been having an issue with mice for two months now (caught nine mice in two months) and all they've done for me is set traps. I've been calling resident relations and leaving voicemails for days now and haven't heard a word. Sent the resident relations manager an email as well and have yet to hear back. Not to mention, god forbid you park in the future resident space for more than 2 hours. My car was towed inside Park Towne Place with no warning. The proper protocol from my understanding is your get a warning (two tickets) prior to them towing your vehicle, which I did not get. You can't give every other resident the courtesy of a warning and then immediately tow someone else's without that same courtesy. Now I have to go to a sketchy area and pay $200 cash to retrieve my vehicle. You can get much more for your money at another complex or neighborhood in Philly. I will for sure be moving out at the end of my lease.
I extremely highly recommend avoiding these apartments for several reasons: Apartments initially showed me the comparably pricy layout for studios and illustrating that there was not any more comparably cheaper layout available at that time. With my persistence and perseverance, the agent finally alluded that there were some less expensive layouts available and promised a discount on monthly rental. Later, when I was about to paying the rent, the agent broke their promises and charged much more than initially agreed, and it took me several months to get only half of the amount back. At the same time, the agent kept avoiding my email and he is always taking more than one week to reply one email! Last and the most IMPORTANT!!! One week before I was about to moving out from the apartment because of the untrustworthiness and unprofessionalism, while showering after Friday work, accidentally the showering room sliding glass door crashed, causing me seriously wounded and injured, ended up in staying ER for hours and getting several large stitches. After the weekend, when I contacted the community manager, the community manager sent someone to check the room, astonishingly, rudely blaming me for smashing the glass door with heavy metal in an impolite mood!!! They did not show any sign or compassion for covering the medical expense and relentlessly asked me to call my renter insurance. What they really cared about was cleaning up the glasses and reinstalling a new glass door, in another word, trying to make this terrible and unbelievable accident seem never happened!!!! I am so furious with their terrible attitude and disgusting professionalism that I am going to, for sure, sue the property with all the videos, pictures, and record evidence I have collected. Warning again, never bother considering this place!!!
Decent location, managed by people with questionable ethics. People who have ***visible parking permits displayed*** get towed from the garage without other cause by people at PTP that know the towing company folks. It's not that "simple", George, because it happened to several other people besides me. You can give notice, and they'll claim you didn't, then extort you for 2 more months' rent. Get your notice notarized. Classic shady Philly stuff. Roaches downstairs, too. It's not exactly hell, but know what you're getting into.

So, I applied for a studio apartment at Park Town in June end but after reading many negative reviews and talking to past tenants, and asking the management about the same questions, I canceled my application in 3 days of applying. But along with the application fees, my card was charged security deposit without my knowledge. I never signed any lease, and the management is not responding to my calls/emails for almost a month now. I called the manage-ment before cancelling my application because I really liked the place wanting to stay there, also it was near my office and the manager was not able to answer my questions about past management issues where a bathroom glass door fell on a lady tenant, not being able to control the temperature of your own unit (since the HVAC is centrally controlled), and what some tenant called as "hidden fees" which adds up to hundreds of dollars after your month-ly rent. Blaming the tenant in a few cases like the felling of the glass door. I have been reaching out to the regional manager but in vain. Just for an application, along with the application fees, I have been charged the security deposit without signing any lease. Please be careful before renting here.
Park Towne Place and their Agent Aaron Wilmer STEALS MONEY FROM SINGLE MOTHERS AND THEIR BABY! They stole $750 from me when I applied for an apartment with them. They took my credit card and said they were charging me for the application fee but then charged me a $750 security deposit for an apartment I didn't even have a lease for. I never signed the lease, never moved in and I canceled my application 24 hours after applying. 6 months later they still are refusing to refund this money for absolutely NO REASON. Times are tough with Covid and being a single mom is even harder. Having these wealthy landlords steal from helpless people just looking for a home for their family is immoral and illegal. I highly recommend avoiding these apartments for several reasons: Apartment makeup When we originally toured this apartment, the representative gave us misleading information. The "vents" in some of the bathrooms are actually just connections to other units that allow you to hear word-for-word conversions from your neighbors. During the year that we lived there, we had to shower with the doors wide open to avoid a sauna. The air conditioning frequently breaks, and maintenance's solution is to change out the batteries that typically have a 2-3 week lifespan. A load of laundry takes an average 2.5 - 3.5 hours to complete from start to finish. While the interiors look nice, cabinets and appliances were constantly breaking - definitely not worth the rent. The proximity to the parkway and 676 make it very difficult to sleep, you can hear the cars and highways VERY clearly. The parkway also hosts a few weekend events in a given month, so the area is likely to be surrounded by crowds on several Saturdays and Sundays. Staff The cleaning and maintenance staff are very professional and pleasant. The resident services and leasing staff are incompetent. They are very slow to respond - we had to constantly follow up and chase staff for answers pertaining to our lease and resident information. Additionally, they're EXTREMELY unprofessional, please read below: I once joined a friend of mine for a tour of a few of the apartments since I was referring him to the building (I've since told him to avoid despite the rent credit). When I asked the employee giving us the tour how the leasing agent who had shown us our apartment was doing, the individual touring the apartments with us felt comfortable sharing that our previous leasing agent was fired for inappropriately texting female tenants and showing up to work drunk. His exact response was "It was my first time working alongside an alcoholic." and he went on to disclose all of the issues Park Towne experienced with that leasing agent. He made a big joke of it, so my friend decided to tour the building the next day with someone else before making his decision. Don't let the art exhibits and amenities disguise what is ultimately a very below average building complex. Also, take a close read into the 5 star reviews here. It's pretty easy to tell how authentic they are...
Truly the worst management I have ever experienced. AC gets shut off when it's 70 degrees outside for all buildings. We got flooded and have zero amenities for the last several months and they have the audacity to attempt to increase rent. All requests are ignored. This is literally such a money hungry company and it's sad. Not to mention they lie at your original tour and tell you utilities are seperate but they're split between the community.

I just moved out and everything the previous comments mentioned are true. I had the move out inspection and was told everything was great but was then charged over $400 for them to repaint the apartment. They stated it's just their standard repainting fee and has nothing to do with any damages to the apartment. I didn't put anything into those walls and the most l would expect was minor touch ups. I tried talking to the leasing office but they said they couldn't help and said Amanda Mosley is the one I should talk to but she keeps her voicemail full and even if you get to leave a message she doesn't return them. I've been through so much at Park Towne, my first month there was spent walking around with a Philips head screwdriver just to open my door because it kept fusing to the frame. Then in the beginning of my second month my apartment was completely flooded out and that was by far the worst experience of my life. They knew water was getting into the apartments but they didn't tell any of the soon to be affected residents, we were woken up by someone who was going for their early morning exercise and honestly I would have lost so much more if he hadn't knocked on my door. Despite that they still did there best to damage our remaining items by piling everything into the center of apartment not caring what they put on top of each other after promising they wouldn't do anything to the space until we would be able to collect our things. A flood is an act of god but they made everything so much worse than it had to be and that was the theme of my time there. Location and neighborhood are not worth it if the management is that bad. P.S. The South and East tower ground floor apartments are the flood risk ones. Also the garage.
actually they deserve no star..I lived their in park town for two years for many reasons: the location it was close to my school and its nice area in the same time I start my leasing contract with the former manager who was nice with us and with my other friends neighbor we were suffered that time from MICES ( don't believe anyone if he will tell you we don't have mice here) and i started my mice fighting journey BUT after the new manger we keep suffered from the same problems and more problems than before 1) the new manager and all the employs their will show you how they are super cute and cooperative but after you signed your contract you see their other faces you cant talk or see the manager he always busy and even if you met him he is unfriendly and cant solve for you any problem just he will delegated to someone else. 2)when was live their it was no security in fort of the door and they will allowed everyone to go in 3) the parking was a problem for you and for your visitors. 3) the AC was horrible . 4) I was live in the 9th floor and the elevator been out of service many time i can remember in my moving out day it was out of service for 4 hours.when you moving out they asked you to book the elevator before which i did but i got surprised while i started moving out their also another apartment doing the same and keep using the elevator in the same time with me which they explained to me before this is not allowed.5) THE DEPOSIT never ever you will get it back with the new manager its happened to me and for others they will try their best to find anything not like the former manager when i started my leasing i asked before my friends. 6)they usually not respecting their residents onetime they keep block the way of the main entrance of our building for several months more than that the noises makes you cant study or even sleep. 6)even the bus driver they have the same attitude they were not nice especially who drove to the university area . 7)don't forget MICES were a big and serious problem this is the truth they have it and they will tell you we cant do any thing for you i started and end up with the same issue because it was a nightmare for me.
Great location, but not great management or staff. UPDATE (March '24): Sadly PTP has gone downhill. The water is currently turned off and has been all day, on the warmest day of the year so far. Had to go buy bottled water for the dog, can't shower or flush the toilet. They chose to "repair a leak" by shutting off all water in the middle of a hot day, and we're already way past their timeline to have water restored. Worse, the electricity for the whole property was out from 8PM-5AM a few days ago because they didn't have a qualified person on site to switchover to the backup power supplier. PTP management never communicated anything beyond an initial email saying the power was out. When it was finally restored, no message or explanation from management. Biggest complaint is the poor communication from management, when it exists at all. They over-promise and under-deliver, or go silent and hope tenants move on and forget.
The most horrible rental experience I've ever had. The property manager is as shady as they come. I have a long email chain regarding my security deposit which I was entitled to upon move out. In my emails he acknowledged in his own words that I do not owe money and that he was expediting my security deposit refund. Six days later I not only did not receive my refund but was now informed that I owe money. This was no mistake on his part, this was deceit. I would not recommend renting at Park Towne if you want to be treated well. Getting something in writing means nothing to them. Think twice before signing a lease. Another negative aspect of living there is the group utility bill you receive which comes from a 3rd party billing company. So many other buildings in the city have better reviews and individual utilities.
Don't do it. You will thank me.
So the recent flooding situation has just added to the many things that I have regarding this place. I moved here because of the location and the amenities. Unfortunately, I haven't been able to enjoy any of them. I feel uncomfortable using the gym because no one wears a masks. I watch my 11month old niece so I have to be careful. The response and actions taken during the flood has been lack luster. They threw out food that didn't need to be thrown out. They threw out meds, stole belongings, etc. For the past two days there has been blood on the first floor of my tower. For the price, it's not worth it.
I lived at Park Towne place for a year (studio). While the area was nice and clean, the overall experience was not worth the headache and the charges incurred afterwards. Upon moving out, I was surprised to be charged the FULL price to repaint the entire studio when the attached pictures clearly show that only a little bit of touch-up paint was needed. The paint jobs were needed BEFORE I moved in, but I didn't realize I needed to write every small detail in the inspection form prior to moving in. I would also like to add that the inspection form I completed did not serve a single purpose. I indicated there were scratch marks on the floor, but I was also charged for those after moving out. In addition to that, they billed me $125 for a special cleaning fee for the floor and an additional $151 to clean the full studio, despite being explicitly told twice at the leasing office that as long as the apartment is left clean, everything would be fine. I had even set an appointment to have a maintenance member check my apartment before handing over the keys, and they confirmed that everything was in good and clean condition. I have attempted to contact the leasing office multiple times to address these issues.
We just moved into Park Towne Place several days ago and it's been an awful experience. At move-in, we discovered a bunch of ants crawling around the bathroom and hallway. Maintenance was able to come in and fix it, but right after, we realized that there were constant, distracting squeaking sounds (potentially caused by bats or mice) from the ceiling. When we ask the concierge, they would tell us to put in a maintenance request and they can't do anything about it. Of all the buildings we've lived in, this is the SLOWEST and LEAST RESPONSIBLE management we've ever interacted with. The sounds are still happening all day long, making it difficult to work and sleep, and after 3 days, no one has come by or can tell us who will. We really regret moving here. Do not make this mistake.
They make all the excuses to charge you move you move out. It can add up to more than $1000, and the leasing office is very slow to respond you if need help or when you move out.
The community manager, Patrick McGarry, really ruined the memory of this place for me. It's a shame, considering I spent $40,000.00 with Park Towne Place and people like Scott Seeley and John Sweeney were really solid on the customer service side while I was a resident. Scott and John understand service, consistently putting the client before themselves, whereas Patrick just lets his ego rule the conversation whenever he pleases. Patrick does not understand customer service, at all. Unfortunately, Patrick is the community manager, so watch out. The second that my final bill was paid, Patrick treated me carelessly, cut me off multiple times while I was talking, and actually hung up the phone on me for asking to speak to someone who might better be able to assist me with a system he was having a hard time with. He seems to struggle with technology, which is fine, I simply needed to talk to someone else who knew how the online portal worked but he seemed so frustrated by my request. Moments later, out of what I can only assume was childish anger, Patrick actually locked me out of my own account that I was told I would have another 15 days of access to for record keeping. Then he called me back a few minutes later and started acting like nothing happened without apologizing or explain his bizarre behavior--I felt like I was dealing with an angry hormonal teenager or something. Eventually John had to step in and clean up his mess, which of course he did easily, because John is a rational and intelligent business person who clearly cares about customer service. Park Towne has a number of people like Scott and John who work hard to try to make your experience great, but it only takes one person treating you like garbage to muddy the waters. #parktowneplace
Edited to Add: In response to George's comment, the section of the lease that outlines the cleaning charge specifically calls out the cleaning charge for carpets. Our apartment was not carpeting, so the cleaning charge is not warranted. I would stay as far away from Park Towne Place as possible. My husband and I were a corporate relo to Philly and initially thought Park Towne would be a great place to stay. In our one year tenure, it was the WORST renting experience we've ever had. (1) Many members of the community treat it like a frat house. Our neighbors had loud parties Wednesday-Saturday night EVERY SINGLE WEEK. It destroyed our productivity and ability to sleep. Though we complained many times, it took Park Towne several months to even start the eviction process (as a note, these neighbors were eventually evicted). This is in addition to the loud and invasive construction currently going on in the East Tower. We would never have signed a lease if we knew that they would be remodeling the bottom floor with loud and invasion construction every day starting at 7AM. Though Park Towne did offer a few 'free breakfasts' to compensate the East Tower residents, they consistently never showed up or showed up late. (2) Though they advocate Luxer (their shipping program) as state of the art, it is terrible. At one point, they randomly took me off the account because my last name doesn't match my husband's and sent back all my mail. When we got married, we lost around $700 worth of wedding registry gifts, including some 'irreplaceable' personal gifts. Luxer was no help and Park Towne management did nothing until escalated several times, where they offered us a $500 reimbursement. (3) Park Towne contracts out their front desk people and does not hold them accountable. Even if the front desk team gives a solution, management won't honor it. The front desk also consistently loses keys, which is incredibly frustrating. (4) During our tenure, we dealt with both roaches and mice. When elevated to management, Mark (Community Manager) initially said "try and find a place in Philly that doesn't have mice." We also had to work with management over and over to try and get an exterminator. (5) Get ready to pay for unclear fees. Though our rent was ~$1800, we regularly paid over $2400 because electricity/gas is shared. So even if you're not home for a month, you'll still end up paying a couple hundred dollars for others to use their electricity. (6) When we finally did move out, Park Towne charged a mysterious cleaning fee and tried to charge us for an extra day's rent. We're still in the process of fighting about $200 in charges.... TBD if we ever get the money back. There are lots of places in Philly with better service and places that are more affordable for the same level of service. Run from this place.
I would never recommend this apartment complex to anyone. Although the apartments are aesthetically appealing and seemingly come with wonderful amenities, I have found that what is advertised does not match the true experience of living here. As you can see below, the cons of living here significantly outweigh the pros. Pros: - Location, near the river and quick access to major highways - Availability of assigned parking spots (but at a significant cost) - Grocery store located in the common building (super friendly staff) - The pool (when it is actually open) and outdoor spaces - Newly renovated apartments, nice kitchens Cons: - The apartments are unable to simultaneously have both A/C and heat running. They switched the HVAC unit to heat early in the fall. There was a stretch of about a week where the weather was over 70 degrees. This left many resident's apartments, including my own, reaching temperatures over 85 degrees for an entire week. No explanation or apology was sent to residents. Those who reached out to management were simply told to "open our windows" and deal with it. The windows only open a few inches. I was unable to comfortably function or sleep in my own home. I cannot imagine working from home at this time. - PTP canceled the commuter shuttle in the middle of a pandemic. This left many residents who are healthcare workers without a means to get to work. Management stated it is because there are not enough people using the shuttle for the cost of the shuttle. However, they have not offered any reimbursement on our rent. - You can hear EVERYTHING through the walls and vents. I can hear chatter from multiple surrounding apartments through vents in my wall. I am not referring to muffled noises. I can make out entire conversations of multiple neighbors, including my neighbors upstairs who think it is appropriate to be having parties throughout the pandemic. I hear at least 3 different dogs barking throughout the day. It is difficult to sit in the apartment and do anything productive without having headphones in the entire time. - Prior to many of these issues coming to light, I renewed my lease. Management attempted to significantly increase my monthly rent and parking (a $75 increase in monthly parking). This was during the height of the pandemic when 0 of their amenities they advertise were open. This was while they were simultaneously sending out emails attempting to show their "concern" for residents who were unable to pay their rent for the month. - I have lost hot water multiple times for multiple days since moving here less than a year ago. - Many people, including staff, do not wear masks around the buildings. Capacity limits are not enforced in common areas which means even though amenities are now open, those of us who want to safely use them cannot do so (I.e. fitness center). - You are required to pay a $50 dollar fee each year for a locker service for packages. This package service became overwhelmed during the holidays to the point where all of the residents' packages were just put into a large room to sort through ourselves. - No consolation or rent reimbursement has been offered throughout the last 10 months of amenities being intermittently closed. I know many individuals, including myself, moved to this complex for its amenities.
Beautiful landscape but Very poorly run facility. They seem to waste your money on "improvements" that are not needed and ignore key problems like faulty appliances, and waste control. The pet owners here are very nasty, in general, and irresponsible allowing their pooches to poop all over the sidewalks and grassy areas, not bothering to pick it up. The management dose nothing to enforce pet free areas or even reinforce the need to pick up dog waste. I have a pet myself and I am disgusted by the mounds of poop all over the sidewalks and lawns. I can't allow my kids to play on the beautiful "great lawn" area because of all of the feces everywhere. For the rent they really should do a better job at either policing the tenets or screening them better, but I know that will never happen as they have made that clear.The tenet resolution personnel consistently ignore requests for change. Another concern here is all of the hidden fees and lack of parking. When I signed my lease I was told there is enough parking here for every apartment. That was a BIG lie. The waiting list for parking is pages long. We have been waiting for over 10 months and are still no closer to parking.
Edited to add (in response to George's comment): The cleaning fee outlined was for carpets, which we did not have. Also - keep in mind: Park Towne hosts several "contents" to get people to write reviews on here... so lots of these reviews do not accurately show the average resident experience. I would stay as far away from Park Towne Place as possible. My husband and I were a corporate relo to Philly and initially thought Park Towne would be a great place to stay. In our one year tenure, it was the WORST renting experience we've ever had. (1) Many members of the community treat it like a frat house. Our neighbors had loud parties Wednesday-Saturday night EVERY SINGLE WEEK. It destroyed our productivity and ability to sleep. Though we complained many times, it took Park Towne several months to even start the eviction process (as a note, these neighbors were eventually evicted). This is in addition to the loud and invasive construction currently going on in the East Tower. We would never have signed a lease if we knew that they would be remodeling the bottom floor with loud and invasion construction every day starting at 7AM. Though Park Towne did offer a few 'free breakfasts' to compensate the East Tower residents, they consistently never showed up or showed up late. (2) Though they advocate Luxer (their shipping program) as state of the art, it is terrible. At one point, they randomly took me off the account because my last name doesn't match my husband's and sent back all my mail. When we got married, we lost around $700 worth of wedding registry gifts, including some 'irreplaceable' personal gifts. Luxer was no help and Park Towne management did nothing until escalated several times, where they offered us a $500 reimbursement. (3) Park Towne contracts out their front desk people and does not hold them accountable. Even if the front desk team gives a solution, management won't honor it. The front desk also consistently loses keys, which is incredibly frustrating. (4) During our tenure, we dealt with both roaches and mice. When elevated to management, Mark (Community Manager) initially said "try and find a place in Philly that doesn't have mice." We also had to work with management over and over to try and get an exterminator. (5) Get ready to pay for unclear fees. Though our rent was ~$1800, we regularly paid over $2400 because electricity/gas is shared. So even if you're not home for a month, you'll still end up paying a couple hundred dollars for others to use their electricity. (6) When we finally did move out, Park Towne charged a mysterious cleaning fee and tried to charge us for an extra day's rent. We're still in the process of fighting about $200 in charges.... TBD if we ever get the money back. There are lots of places in Philly with better service and places that are more affordable for the same level of service. Run from this place.
I recently moved out of park town place. I'll start with the pros: It's a really nice well kept property, particularly the common and outdoor areas. The negatives: 1) Management is atrocious and does not even approach being customer or renter friendly. 2) http://imgur.com/a/l3ASy My brand new renovated apartment had rodents. I have read reviews from before the renovation stating this was an issue but had assumed the renovation would have taken care of it. This was not the case. The pest control service they have contracted was completely inadequate, all they did was leave sticky traps which did nothing, no attempt was made to do anything more comprehensive. Please see the attached pictures of a mouse in my sink while i was doing my dishes (http://imgur.com/a/l3ASy). My attempts to contact the community manager were largely ignored. 3) My car was towed while I was away one weekend despite me having a payed parking spot. Apparently my windshield sticker had fallen off, though I find that hard to believe since this never happened before or since. One would think they would double check the license plate prior to towing a tenant's car. I was originally told I'd be reimbursed, this did not occur. I had to go to a very dangerous part of Philadelphia to pick my car up late at night and payed something like 400$ cash. 4) Good luck getting your deposit back, I was charged for supposed damage to my walls which was just peeling paint and the result of their shoddy paint job. 5) The AC and heating units break frequently. So to summarize a valiant attempt was made to put lipstick on the pig that is park town place however after a few months there the truth becomes evident. The place would be quite nice if not for the horrible management.
Moved in here about a month ago to East tower. We saw some bugs in the unit upon moving in and reported it. It has only gotten worse. Pest control came and said that they are German cockroaches. Why is Park Towne Place renting out units that they know have active roach infestations? The pest control people are on site Monday, Wednesday, and Friday each week, so that tells me that we're not the only unit having this issue and it's widespread throughout the entire complex. I asked the pest control person if this was a big issue in the building and if there were other units also seeing roaches, and I was told he "couldn't share that information with me". Really disappointed that they're calling these places "luxury" apartments and charging top dollar for cockroach infested units. I see that unit E104 is currently listed as leasable, though I was just told this week by the exterminators that they are still seeing cockroaches in that unit. Do not lease anything on the bottom floors of East tower!
It was a great experience to move here. It's going to be an even greater experience to leave.
Do not move here! Maintenance stole money from several residents. They were so calm about the situation and basically said there's nothing they can do. Even though there were videos of him entering my apartment multiple times without permission.
I would NOT RECOMMEND living here at all. Physically, it's a beautiful place to live but management makes it very ugly. Beginning of the year, an unnecessary and last minute change was made to the shuttle bus schedule that did not settle well with the residents. I have sent many emails because this change greatly affected the residents since we had to change our schedule around at the very last minute. However, after countless amounts of emails and many follow ups, because management does not respond in a timely order and when they do, you receive a very generic response and not all of your concerns are addressed, nothing was done about it. After almost 2 months of emailing and asking management to meet in person, we were finally able to discuss all the issues in person. During this time, the Regional Property Manager was phoned in who defended the general manager and stood up for him saying things like he cares about us and all these other things to defend the general manager's honor. Funny how the Regional Property Manager was saying all this, and not the on site general manager. I asked the general manager for an apology for the inconvenience they have caused us and his response was that he does not feel the need to send out an apology email because this does not affect all residents. That's understandable, but then why do I receive emails about parking permits when I don't have a car or about all the pet policies when I don't even have a pet? If the email does not apply to us, we'll simply ignore it. I also asked why residents weren't asked their opinions about the upcoming shuttle bus changes since we're the ones who ride the shuttle bus on a daily basis, not management. The response was that if they were to ask 20 people their opinions, they'd get 20 different answers. But isn't that management's job, to accommodate us? Every time a service request is performed in our apartment, I get called daily asking if the request was completed until I respond. They have time to do that but not ask residents their opinions? Do you really want to pay thousands of dollars to live in a building where management doesn't even care about you? My problems with Park Towne date back to last Spring 2019 when we initially tried to move out. But due to management's poor lack of communication, we were financially forced to renew for another year. Can't wait to see what issues arise when we move out in May 2020.

I really willing to give a zero star if I can. This apartment( parktwone place) try their best to make every tenant renew their plan or move to this horrible place, even they deceive their customer. sorry about my language, but I promise everything is true and you will have chance to face these problem. Noise the wall is not thicker than a paper, lucky you can monitor your neighbor life at any time. and the bathroom , you have chance to share one air conduit, thank you,parktowne, this design is pretty well. makes me feel I am using public toilet. you can chatting with your neighbor without seeing them. good good good! Parking parking cannot being access right there, you will never getting one parking space, I generally parking my car in other apartment parking lot. but it will make me get up about 20 minute earlier to access to this. and that's the nearest parking lot you can find called Edgewater. otherwise, when I move in, the leasing office introduce that only 3 month they will deal with the parking. But My leasing contract have been passed half and they still do nothing. and if you don't have a car, they will offer you other "transportation", there are no subway and no bus pass there. Because of nearing the highway( i just call that) you save a big amount of money in electronic fee. if you pull off the window curtain, Street light makes you can still reading your book at night. you can sleep "very well" in your bedroom!!!
Terrible place. They will screw you for your security deposit towards the end of your lease. They said there was "damages" on the walls for some scuff marks. Charged me $800 and basically put my $500 deposit towards that.
I've lived in 6-7 apartments in Massachusetts and Pennsylvania, Park Towne is the least efficient one and worst managed one I've ever seen in my life. The leasing management team doesn't give a shit when my 10,000+$ packages were damaged in the package room, I've called and talked with them dozens of time, but they refuse to rescue everything that I have. I understand human safety first, but the storage rooms, garage and units on the same underground floor were already cleared out. Why clear the storage space but not along with the package room (I was going to move out so dropped everything there). The flood happened on 9.2, today is already 9.8, I still do not have access to the package room nor did any staff help with it. That's the attitude when you put your valuable stuff when moving into Park Towne!
This was the worst experience of my life. I've lived many places, but this complex was by far the worst. The customer service was horrible and the employees would steal food from my apartment.
Took 7 days to repair a busted kitchen light fixture. Only rectified when I sent a chase up email to Maintenance Manager after 6 days asking what was the delay? Next day it was fixed.
Horrible handling of notifications during the flooding that started early morning 9/2.
DO NOT LIVE HERE. I am so upset by what transpired here. First of all, we signed a 22 month lease and were extremely happy at first. The building and the people living there changed drastically. Our dishwasher broke and we were without a dishwasher for 2 months. The fob system broke so we did not have access to our building for a week. They are actually not extremely dog friendly as the dogs are not even allowed on the grass on the property. We wanted out of our lease since we were unable to access our medications and our dogs in the building. We reached out and they had said it was 2 months rent with a 60 day notice. Someone else, after we put in our notice, said we also owed the concession that was given upon move in! After we were put in touch with management, they decided to ignore our emails, calls, etc. Prescheduled meetings were stood up three times. Also make sure to add $800 to your rent in fees and utilities since utilities are split evenly in the building. We were lied to upon move in because we specifically asked and were told it was metered. We did not use heat all winter and were still charged. Additionally, we had a moth infestation that I had to call in an exterminator on my own because the maintenance did not know what to do and we dearth with this infestation for months. The source was the cabinets. Additionally, we witnessed the pool staff handing out wristbands and selling them to non-residents. We also witnessed drug dealings occurring at the pool. I am so upset by the lack of professionalism and lack of communication on their part. It appears to be a good apartment but I would beware. The location is also not the best. You get locked in almost every weekend with no warning from management due to runs on the parkway, concerts, etc. They told us "we don't care about you anymore since you are moving." Now we are extremely young professionals and thought the prices were much steeper than advertised for rent, we were going to stretch it and stay until we were ready to purchase a house but this experience has been such a turn off and so much stress.
I must say, this may have been the worst leasing experience I've ever had in Philadelphia. I scheduled a tour with Aaron at 4pm last Sunday and arrived right on time. He was a bit late, but that was fine. While waiting, another gentleman came in and told the front desk that he had a showing set up as well. He sat down, and when Aaron came to get us, he brought both of us in! We then had to go over all of our rental preferences, etc. with a stranger listening in, and also had to listen to all of his questions/preferences, etc. This would have been fine if we knew in advance that scheduling was tight and we had a double tour, but we did not know. Aaron then gets a sticky note pad, writes down unit numbers and access codes, and hands them to us with a business card. He says that we will tour the amenities together, but then would go up to the apartments alone. Again, this would have been fine if we knew in advance, but we did not. We then could not ask any apartment-specific questions. Before leaving the leasing office, Aaron also packed his stuff up and brought his backpack, as if to leave immediately after showing us the units. It was very unprofessional and we felt very rushed. When we got to our first unit upstairs, the access code didn't work. We called Aaron, who sounded annoyed, but he gave us another code that did work. When we entered, the unit was very nice but it was shaking with loud music and heavy bass from the restaurant (The Hadley), which was 18 FLOORS below. You could hear the music so loudly and feel the bass, it was very off-putting. Mind you it was 4pm on a Sunday. Overall, the leasing experience was extremely unprofessional and obviously the music from The Hadley was a no-go for us. Maybe it was a one-off, but we weren't willing to take the chance. Hopefully this experience isn't universal, but wanted to share my experience so that others on the fence don't waste their time!
I have had nothing but problems since moving in here. The "new" apartment has required frequent repairs due to improper installations and construction issues. Since I have moved in, there have been two large plumbing incidents in the building (of which I am aware) that caused flooding and water damage to multiple apartments. The building has had many issues such as constant construction noise, A/C and heat outages, and lack of hot water. There has literally been a hot water outage every week since I moved in! The information the leasing office provided when visiting was either misleading or deliberately inaccurate. For example, I was the utilities would be individually metered by apartment in the renovated building; this is not the case and I'm not sure how one person living in a studio apartment can somehow rack up a utility bill of almost $200 a month! It's because you pay for a "calculated" portion of the entire building's utility bill living here. There are some decent amenities and most of the staff are nice and try to help where they can, but I would rather have the basic daily necessities like hot water or heat on a consistent basis.
Maintenance team is good and responsive. Had a water leak. Plumber that was outsourced did not fix leak and they had to open up the wall again. They should make sure leak is fixed when they come to fix it.
DO NOT WASTE YOUR MONEY. Only reason I gave it 2 stars is because I had a great view. Many more options in the city now that will be more updated with way less hassle I'd imagine. This place is the definition of smoke and mirrors. Leasing office is worthless. Management doesn't exist. They do not care about their residents once they sign their lease. Go find another option and don't let the amenities trick you. Could totally see how this place would be beautiful to live in 5-10 years ago, but this place is truly crumbling and it's obvious. The Flamingo Group should be embarrassed with how this place functions.

Park Towne is a sinking ship. When I moved in a few years ago it was clean, the staff was very resident and service oriented, it was a very pleasant place to live. Things have drastically changed in the last few months. Hallways are filthy, they smell like animals. Elevators are full of garbage. The leasing staff has quit or been replaced by less service oriented staff. They are here to make a sale, not ensure their residents are happy. The maintenance staff is still stellar, but they use their maintenance reviews to lure people in, their service and leasing staff is not evaluated. This used to be a luxury building, now it looks run down. The pool cabanas are sold to outsiders, while residents can't get prime seating. It seems everyone who is not a customer of Park Towne is treated better than people who actually pay the sky-high rent. It is no longer a pleasant place to live.
