Fight these people in court, pro se or get legal shield a few months before, consult them for $17 a month, no contract. Ask them if You are sued how long before they can represent you. Or pay a small fee for the countersuit, I filed pro Se got them to drop the case, file a countersuit if you can. They try to illegally sue you for "normal wear and tear" Document everything, keep every original maintenance request, video and take pictures of any problems like gutters, rats roaches. The will lie, on documents and in court. I know they sent me fraudulent documents when I have originals with original signatures. The attorneys for PG will also file fraudulent documents claiming they provided documents requested, when they didn't, like pictures. (Note: IF the pictures are not on the County Site they didn't provide them, even if they filed claiming," they did provide them.) If the court blocks documents it's because they (PG attorneys) don't want you to know what defenses were used, request those documents that are locked. FYI that document you sign for ACH payment is intentionally set up to screw you at the end of your lease, So that your payment defaults and your stuck paying a late fee of $150. When I moved in here, I was pissed. They showed me an apartment model that looked nothing like the apartment I actually got. I finished 2 hours in the office of paperwork before they showed me my apartment, claiming my apartment wasnt ready yet, and making me two hours late for work . (They told me the move in would be 30 mins) The condition of the apartment I recieved was ridiculous it look like it had been painted over 100 times, underneath the sinks weren't even washed before they painted you could see the dirt , hair, cracks damage underneath the paint. The tubs were painted , found mold twice where they didnt paint like under the soap dishes in the tubs. I filed so many maintenance request, over 50 it was ridiculous ,I was so annoyed . I was so busy I really didn't have time for this. Then I spoke with a new manager about two months after I moved in he claimed they were starting renovations , cleaning up everthing and even that my apartment maybe renovated while living there. (That didnt happen.) I moved in this apartment because it was easy move in and close to my sons school where he had previously gone. But I didnt like being lied to. As time went on I started to see roaches people lighting firecrackers right behind the vehicles in the parking lot which I reported to the management immediately. Garbage in front of apartments for days, in some of the apartments there were 6 people living in them and maintenance knows all about it, they even communicated it to me , when they came in for repairs in my kitchen , by stating,"How many people can you fit in a 850 square foot apartment?" I'm sure a lot of those people couldn't really afford to live other places but the landlord has a duty to provide clean, safe and affordable housing. My advice send all correspondence through email or mail. Dont just let your lease go to month to month ask for a month to month lease. Second if they prorated your last months rent and didn't include all the way till the end date without notice, they cant just charge you a late fee for the prorated amount left on your lease. Fight it, contact housing authoritys, if you see rats, damage, roaches, etc . Request a walk through, by video or email and take video and pictures have a witness there with you. They may refuse like they did me. Read your lease about moving you need to give 30 days notice on a month to month 60 days notice on a year lease. These people, AIMCO who own PG are completing a 14 million dollar renovation and they want you to pay for it. You will know what I m talking about upon moveout. Look up on the Broward County Court records the Plantation Garden Cases or Aimco cases and download the documents so you van see what was filed . Especially if someone hired an attorney you can see what defense they used, or if a person went Pro Se, also check Palm Beach cases. Fight this I know its a pain but if they claim damages make them prove it and that means all accounting correspondence receipts bills contracts etc.
