Stay away. This place is overpriced for what you get, and the fees are ridiculous and insulting. Worst of all, while the grounds and clubhouse make the complex look luxurious, the residential buildings are old and mildewy with terrible smells in the common areas. I literally held my breath every time I had to use the combined laundry/garbage room. As for the fees, you literally get nickel-and-dimed for everything: You'll pay $10-15 for each parking space, plus gas, sewer, water, pest control, and trash on top of your other utilities. NOTE: These are calculated based on your square footage, not your actual usage. If you have a pet, there's a nonrefundable deposit plus a sizable monthly pet fee. Upon move out, you will get hit with multiple additional fees, including three separate "service fees" for utilities. At the end of the day, this place just isn't worth the cost, and there are much nicer complexes nearby with better amenities and -- gasp -- free parking. We just rented a beautiful 2bd/2ba with a washer and dryer and fireplace in the unit, a large deck, and a garage for less than the cost of a 2bd/1.5ba and garage at Royal Crest (with no washer/dryer or fireplace and a tiny patio). Other gripes: 1. They leave the trash bags piled by the front of each building every morning, where animals rip them open and strew trash across the lawns. 2. It's supposed to be a non-smoking premises, but I saw eight different people smoking on the grounds and there are cigarette butts everywhere. 3. If you have a dog, the complex uses a very low-quality, cheap salt in the winter that is terrible for their paw pads. The only positives are a) the grounds, clubhouse and gym are great, and b) most of the people who live there are quite nice. I loved my neighbors, but I found Royal Crest a joke in terms of the overall quality and price.
