I recently moved out of Royal Crest after living on a second floor two bedroom unit facing wetlands for 3.5 years. Overall it was a good experience, I'll list my pros and cons below. Pros: Betsy, Brittany, and Wayne in the leasing office were always friendly and professional. It was nice seeing all three the whole time I lived there. The spread out buildings and walking paths were much appreciated especially by my dog. It was neat seeing and hearing wildlife on the grounds: herons, egrets, turkeys, deer and the sound of spring peepers. I always felt safe at RC. Residents and dogs were quiet, I never experienced a yappy dog or loud party there ever. The indoor secure mailroom was fantastic, I never had a damaged or stolen package and I never had to worry about being home for a delivery. There was ample parking by my former building and my apartment was spacious with a balcony for plants. Aside from the laundry room, all repairs were completed quickly. Large windows and sliding glass balcony door provided great lighting. Cons: the laundry room situation is awful. There are 2 washers and 3 dryers for 24 units and at least one machine seemed to be broken or not working at full capacity almost the entire time I was there. You have to report machines to an outside vendor and they ignored my reports numerous times. It's frustrating because one of the perks or renting is not dealing with fixing things like appliances. There are no rules posted in the laundry room, so inconsiderate residents occupied machines for hours and got angry if you took their completed load out of the machine. A few residents don't pick up after their dogs, so always watch where you step. The tennis court has been out of order and locked since 2021. There are a ton of pool rules, I understand why the rules exist so I'd recommend the pool amenity to families only. People speed throughout the complex, there's one tiny speed limit sign a third of the way into RC which is not helpful because of all the ride shares and food delivery people coming and going all the time have no idea there's even a speed limit. The lease is extremely strict, you can't get out of your contract for any reason including work relocation. The cell reception is pretty bad throughout the complex, I had good WiFi calling reception in my apartment other than that you couldn't make or take calls while outside your unit and I had Verizon. Don't bother filling out any email surveys, you'll never get a response.
