BUYER BEWARE!!!!. USED CAR DEALER!!!! 3 Managment changes in 27 months Me and the wife moved into Modera which is now known as The District in Feb22. Signed 15-month lease...... Once the lease renewal came up in May23. New lease was offered with a $400+ increase. We negotiated it down to $250 for another 12 months. We just did not want to move again so soon. Once the lease renewal came up in May24. Another attempted increase by The District. We declined and countered to go back to our original rate in Feb22 as the market had changed. Mangement declined. we put in our 60 day notice. USED CAR DEALER. The District then listed our unit for $150 less than what we were offered on lease renewal. WOW WTH!! Bottom line..... They suck you in with decent rent price than jack you up on renewal. Very pour business practice... Especially for a tenant who made their rent payment on time for 27 months. BUYER BEWARE- On top of rent you will pay an additional $250 in building fee's. Pro- Newer Building Decent location Amenities Cons- Cheap appliances Paying for building electricity cost on top of your own apartment Hwy noise level(We were on 19th floor) Bar /club noise level- 3-4am closing Pet owners(consistent animal pee in elevator/ and tenants' entrance) Car broke into on gated 5th level parking( No video to provide to police) Constant tenant marijuana issue unresolved by management We ended up moving 2 blocks away to Solmar on 6th and have 200 more sqft for $600 less per month....
