There is one aspect that potential residents should be aware of--the full painting fee policy. Regardless of the condition of your apartment upon moving out, The Sterling charges a full painting fee. This means that even if you have taken great care of the walls and they don't require a full paint job, you will still be charged the fee. While I understand the need for standardization, it would be more fair if they assessed the actual condition of the walls before applying the fee. We have a group of people (>80) live here and over 20 got the full paining charge of $500 upon moving out, some of them is pending moving out and the building hasn't give a proper explanation so far. UPDATE: after many rounds of communication, the management office has returned my painting fee via check, and I got the check within two weeks. Other than the full paining fee, the overall experience is not bad. The location is convenient, with easy access to public transportation and nearby amenities such as restaurants and shops.
