I moved in to Watermarc (formerly known as Modera) in September 2021, when the building had just opened. Under Millcreek ownership and management, the building was great. When Air Communities bought the building in 2022, everything changed. They got rid of the security, the key fobs, jacked the rent up, added a bunch of unnecessary fees, raised the parking rate, and the elevators are constantly broken. The people who work at watermarc are nice and I have no issues with anyone. However, the ownership and overall management of the building (whether it's at the corporate level or not) has completely destroyed this building. It has become a cash grab and they do not care about the residents. I sent an email out a few weeks ago to upper management about a sudden "common area electricity" fee that they snuck onto everyone's rent and was ignored. My total rent for each month is $400 on top of what the base rent is because of all the fees. Each month it keeps increasing more and more with new fees. Just today I saw they added a 7% tax for the parking fee, which is doubled for me since I have two cars. Also, the gym is small with almost no equipment. There are better buildings for better prices. If you asked me in 2021, if I would recommend this building, I would have said yes. If you ask me today, I would say absolutely not. This is coming from someone who has lived in this building for 3 years now.
