First and foremost, Verdant apartments ARE NOT LICENSED. This means that they have not passed city inspections and you should not trust that your apartment will be up to code. As with many others writing on here, the apparent quality and value of these apartments has gone down quite a bit under Waterton management. TL;DR: Overpriced and likely to price you out in a year, far worse quality than the images online would suggest, and management who are routinely late and unhelpful on important issues. Make sure you get the interest on your security deposit. The extra star is for the maintenance staff, who are incredible. Management: --------------------- The management is kind, but genuinely useless. Whenever we have anything beyond basic informational questions, they either defer to the fact that they don't have control over x.y.z or promise to get back to us (they rarely do). A large part of this issue is their turnover rate: from application to move-out (around 18 mo), there were at least 3 separate people acting as office manager. Also, I talk about this more below, but they did not give us a renewal notice until 57 days before our lease ends. Since we have to notify them 60 days before terminating our lease, they effectively gave us less than zero days to consider the renewal offer. Luckily, they provided an extra week for our decision after repeated requests. Also, they didn't pay us the interest which the City of Boulder requires for security deposits. The only real positive is the maintenance staff, who are helpful and usually quite quick. Quality: ---------- While on the surface, these apartments seem quite nice, we ran into surprise after surprise after moving in. For example, the utilities are extremely expensive, due largely to the fact that the in-unit water heater is well below federal and state efficiency standards. Further, many of the cabinets in the kitchen and in the bathrooms have extreme water damage due to poor construction materials. We found that many of the shelves in the cabinets were held in place only by paint; a disaster waiting to happen. Our sidewalk had ice all winter and was never salted. Value: --------- When we applied here, rent for a Willow unit was $2435 a month. While quite high, this was pretty standard for the area. However, when renewal season rolled around, despite most apartments in the area showing a decline in rent prices, Verdant doubled down and raised rent nearly 10%, up to $2660. Additionally, they gave notice of this rent increase several days after the 60 days required for us to give them notice that we would not be renewing our lease, in effect trying to trap us into either another year of this inflated price or an outrageous $4480 month-to-month rent as we scramble to find a new place. They ended up providing us an extra week to figure out whether we were renewing, which was nice. Further, EVERYTHING is an upcharge. You have $23 per month per car for parking, $25 a month for a trash valet service that is not optional (even when our apartment was 20ft from the dumpster), $5 a month for pest control (which I have never seen listed as a separate fee anywhere else), and a variable charge around $30 per month for "utilities" (which I have to assume are for the main office and other "amenities" being passed off to us, since we have to pay for our personal utilities too). All of that amounts to an extra $100-150 a month on top of the overpriced rent. Final Thoughts: ------------------------ I'm disappointed by my experience at Verdant. I was hoping to stay here for several years, despite the myriad problems, but their outrageous pricing practices dashed those hopes entirely. There are so many other apartments, both in Boulder and the surrounding area, which provide a far better value proposition, whether you are seeking apartments based on quality or affordability. As such, I could never recommend Verdant apartments to anyone.
