Detailed Information for 3400 Avenue of the Arts Apartments

Exercise extreme caution when considering properties listed by the horrible company “AIR Communities” on rental platforms. While their promotional visuals might appear enticing, prospective tenants should be forewarned of a multitude of hidden fees. Beyond the baseline rent, there are significant charges for amenities such as parking, water, and mail services, which often require an additional subscription. The following are crucial observations derived from reviews by past tenants across multiple platforms. It is imperative that you review these insights meticulously to avoid potential regrettable experiences.

Here is 12 reasons why you SHOULD NOT! consider moving into 3400 Avenue of the Arts Apartments:

  1. Exorbitant Living Costs: Residents believe that the price of occupancy in the complex is disproportionately high compared to the amenities and services provided.
  2. Chaotic Shared Laundry Facilities: The communal laundry area is likened to a disorderly college dormitory, with instances of improper conduct by the occupants.
  3. Inconsistent Parking Availability: Spaces meant for resident parking are often taken up by outsiders, leading to inconvenience for the tenants.
  4. Intrusive and Discourteous Neighbors: Instances of neighbors lodging baseless complaints, resulting in undeserved penalties, have been reported.
  5. Uncooperative and Impolite Management: The property manager, Anthony Demasi, has been criticized for his unprofessionalism, including yelling at residents, neglecting maintenance requests, and levying unfair fines without adequate inquiry.
  6. Frequent Elevator Breakdowns: The two elevators in the property are frequently inoperative or malfunctioning, occasionally confining residents inside for brief periods.
  7. Excessive Utility Charges: Residents have voiced concerns over the steep monthly bills for utilities such as water, gas, and server costs.
  8. Unforeseen Additional Expenses: Tenants encounter unexpected and seemingly exaggerated charges upon vacating the premises.
  9. Pervasive Bed Bug Issues: The building is said to have a widespread bed bug problem, prompting the frequent disposal of furnishings.
  10. Opaque Rental Pricing: Allegations indicate that the management is not forthcoming about the actual leasing rates and additional expenses.
  11. Safety and Regulatory Doubts: Questions have been raised regarding the safety of the elevators, with reports of expired inspection certifications and inconsistent functioning.
  12. Additional Concerns: There may be other concerns or grievances experienced by residents that have not been explicitly mentioned or documented.

Moving into 3400 Avenue of the arts started out quite nice. The leasing office designated an elevator in aiding the move-in process. Since then, we've had nothing but issues with not only the physical readiness of the apartment itself (having half of the house without electricity/ A non-working air-conditioning unit), but a constant miscommunication issue amongst the different departments running the apartment complex, allowing weeks on end of non resolved issues. How are you going to fix an issue if information isn't being shared? If you're looking for a constant barrage of issues, then 3400 Avenue of the Arts, is the complex for you.

Zero stars if possible! First off, leasing folks lie about the noise from Sunflower and quality of tenants here. Only saving grace was the lovely lady Yolanta who was super friendly and helpful when I lived here. The free espresso machine was awesome. Other than that, I had to call police multiple times on loud neighbors who threatened me after rude parties at 2am during the week. Security is useless. I had idiots constantly parking illegal in my spot and had to have the car towed many times. Worst part- when I moved out, the place was spotless. AIMCO (Scamco!) ripped me off on the deposit and gave me only $100 out of the $800 back. Avoid this place and AIMCO!

I would strongly advise anyone considering this apartment to not rent here. 1) Since being here, one of my visitors car was stolen in broad daylight and Ashley refused to give the CCTV footage to the detective and the detective could not reach anyone from the office, and they ignored all my voicemails and emails. Ashley lies and said like had never happened before, but clearly from these reviews this apartment has a history of having cars stolen, and refusing to give the CCTV footage. 2) we pay $50 for the Luxor one mailing service only for packages to be stolen. My neighbors and I have all experienced packages meant for us being stolen and the leasing office taking no accountability, I had six stolen packages this January and was told by Ashley and Matthew they could do absolutely nothing. I even contacted Luxer one and they told me the apartment is fully responsible for stolen packages. 3) service requests take forever to fulfill, thankfully I've never had a toilet issue, but I've gone days waiting for the service request for my clogged shower to be fulfilled and I went two weeks without my washer and dryer working because they never showed up. 4) Ashley discussed my lease with another neighbor, discussing when I would be moving out causally in a conversation which I'm pretty sure is illegal and against any kind of confidential agreement we make with the apartment. 5) My final breaking point was my neighbor issue. I have been having ongoing problems with harassment from a neighbor since November which I reported, Ashley verified this harassment and yet failed to do anything about it. I went into the office more than three times complaining about this issue and sent multiple emails, called security multiple times.. yet she still failed to do anything to find a solution. I suggested that I could even transfer units and she told me there were no available units at the time. It wasn't until this month I asked for a lease break because of how unsafe I felt, and instead of Ashley (who has known what I've been dealing with since November) to take some kind of responsibility and help find a solution, she said I would have to still follow the normal procedure of breaking my lease by paying two months rent. I am not even currently staying at the apartment due to my neighbor issue. This is the absolute worst apartment one could rent from and I would strongly advise anyone against renting here.

These assholes are thieves. I have to take them to court in order to get my security deposit back of $616. After confronting them on not receiving it they claim to loose it in the mail and then make you jump through all these hoops signing an affidavit and getting it notarized. After you do that and send it in they always claim to have not received it. They won't return your calls or emails when it comes to them owing YOU money but gladly jump on you when you owe. Looks like we have to let the state of California decide this one!

The security is zero I live here for 4 years now and someone brake to my car 2 times in last 3 months it's coast me more than $1800 it's append to most of the residents in the complex we pay here enough for getting at least good security so we can sleep and not thinking that maybe go to brake your Windows and stolen everything The have a few cameras inside the garage parking but you never can see it .

This place used to be good but it all went downhill in the past year. Look at the reviews. I swear this place had a 4 star average at one point but its been rapidly dropping. Security? Nope. Like many other residents here I've also been victim of a car break in. Security cameras are just for show. No one patrols the premisses looking for suspicious activity. Noise? Plenty of it. Street racers, upstairs neighbors, fire alarms... Seriously, the fire alarms have gone off in my building atleast 5 times in the past 8 months. Who's here turn it off at 2am? Management? Nope they're home sleeping. You have to wait for the single security guard inside his soundproof cube to come by, if he's even there... Cleanliness? Look at the pictures in the reviews. Roaches and trash everywhere. Yeah it really looks like that. Good luck keeping your patio clean, you can see right through the slats above or below you. Urine, bird seeds, dirt, trash, all comes through. Parking? All visitor parking has just been eliminated! I guess they needed more money from assigned paid spots. Let's hope they invest in working security cameras and actual security patrol. If you're looking for luxury check out the NEW construction at the Avalon in Irvine or Nineteen01 in Santa Ana. Luxury at this place? not anymore.

If something breaks, it takes months and corporate involvement to fix. Im waiting out my lease. They made it a smoke free facility which means neighbors smoke on their patios and throw their butts on the ground, or your downstairs patio since ashtrays are gone in outside common areas. Now they have removed all outside visitor parking. This has resulted in all parking garage visitor parking being filled with cars that can't drive being permanently parked there gathering cobwebs and looking like mini landfills.

I have so many negative things to say about this place that it's hard to even know where to start. Definitely do not move here unless your only other option is being homeless. This is, by far, the worst large apartment community I've ever lived in. 1. You will never sleep through the night if you live here and have anyone above you. They did such a cheap job with their renovations that when they decided to put wood on each floor, they didn't use any sort of foam or padding and you can hear EVERYTHING from the people above you. I'm talking, I can hear my upstairs neighbor's phone vibrate when their alarm goes off at 4:15, 4:45, 5:15, and 5:45 every morning. I lived here for 11 months and never slept through the night. This is the main reason I found someone to take over my spot on the lease and moved out. 2. The leasing office failed to tell us that two weeks after signing the lease, the city was breaking ground on the new OC Museum of Art directly across from our balcony; a 2-year project. We had to listen to construction all day everyday, except Sunday. Our apartment was dust blasted, the construction company violates their permits and starts as early as 6am, and there is constant drilling, hammering, and other fun construction sounds. 3. Aimco, the company that runs this god awful place, decided it would be a great idea to get rid of the guard at the main entrance and put in an automated gate. Visitors, delivery people, and rideshares have no idea what to do here. The resident lane is constantly blocked by people who want to argue with you when you tell them to move out of the resident lane as they sit there and block it for everyone, and residents end up waiting in lines of 5-10 cars deep to try and get in. My record for wait time to get into my community was 10 minutes. Oh, I can't forget first responders! They aren't able to get in. Three times now, I've had to let in ambulances who had no access to the person they were trying to help. The rollout of this change was horrible, so at least we're past that. 4. Dog poop and dogs off leash EVERYWHERE. Poop on the synthetic grass in front of the buildings, poop in the building lobbies, poop all over the grass and sidewalks throughout the community. People let their dogs run around freely throughout the community. One man's dog once came charging mine, who was on leash, and the man verbally attacked me when I told him his dog needed to be on a leash. 5. My roommate's bathroom had a horrible leak that flooded the hallway outside of our apartment whenever she used her shower. We finally got them to come in and they had to cut out the drywall in her bathroom and the hall closet, bring in blowers and dehumidifiers for days, and put her bathroom out of commission. Once it was dry, they told us it was done and ready to be closed up. "What about the leak?" I asked. The response was that there was no active leak. They had checked with my roommate present (this was a lie) and found nothing. They closed it up and the hall flooded the very first time she used the shower. We had to go through the whole process a second time because they mismanaged the situation. 6. I once encountered a man smoking in the hallway of our floor (people smoke everywhere even though it's a "smoke-free" community). I asked him to stop, as I had other times with the same man at other locations in the community, and asked if he lived in my building. He told me he lived in a storage unit. I asked how he got in our building. Someone let him in. I recorded everything and showed security, who said he knew who he was, and sent it to the leasing office. The residents of the unit with whom this man was associated were given a "stern warning". I still see him and his girlfriend smoking throughout the community but have given up on reporting it. They routinely hang out in the parking garage wandering through cars, which leads me to... 7. Cars are broken into all the time. In my 11 months here, my roommate's car was broken into twice. Happens all the time. I guess that's the price you pay when you live in a community where homeless people cruise around freely. 8. You'll get trapped in the community with nearly no notice. Last summer, there was a charity walk of some sort around Segerstrom. We were given notice THE DAY BEFORE that we would not be able to exit or enter the community from 6am until 1pm the next day. That was awesome since I was supposed to be at work at noon. My roommate, who has lived here longer than me, said this was not the first time that happened. The leasing office claimed they had no idea it was happening, but that's complete BS (most info from the leasing office is BS), because they are required to sign off on those permits. 9. The amenities were shut down for over three months, yet we didn't receive a break in what we pay for our exorbitant rent. Even Irvine Company is crediting residents! Too many problems to list, not enough characters allowed in Yelp reviews...

Putrid service, unprofessional management. I would avoid this incredibly dysfunctional community like the plague. From the day I had to sign the lease online three times to the late service calls, their rude and unprofessional management staff, lack of professionalism, hidden fees and pathetic customer service. Its by far the most misleading and bizarre place to live in Orange County. Don't even bother to visit and if you do "caveat emptor" aka buyer beware!

Highly disappointed. I was scheduled for a virtual tour, and got the confirmation text that the room was open. After waiting 10 minutes I sent them a text asking whether they were just running late. They apologized and said someone would be with me shortly. 15 minutes later, still no one. Then I sent another text and they just asked if I wanted to reschedule. If the first contact was this unprofessional, I'm glad I'm not moving to this building.

Still finding cockroaches everywhere. Was told last time that I was wrong and they are "water bugs," but they are obviously Roaches and a lot of them. Can't walk outside my building at night without stepping over at least a few. It disgusting. For the second time in 2 months I've had something stolen from the parking garage. The desk girl never responded to my bike being stolen with any additional info and why should I be surprised? She looked put off when I told her. Now my girlfriend's car was broken into and school books were stolen as well as a breathalyzer unit required to start the car. DO NOT MOVE HERE IF YOU VALUE SAFETY AND A BUG FREE ENVIRONMENT. OVERPRICED, UNDER MAINTAINED, HORRIBLE SECURITY.

The few days before we moved out (THANK GOD), my car was broken into. These buttheads stole my interlock device (breathlyzer)... for what reason, I will never know. Not only that, but they took my very nice school backpack with all my geology books, math workbook, wireless mouse... this person was obviously a very low person. What was really great was that not only was it right in front of the garage camera but it was not 100 feet from the supposed 24-hour guard house. Management was less than helpful. Never got back to me. When our bikes were stolen from the same garage, they were just as helpful. Rudely dismissed by the staff in the leasing office. Probably don't to reiterate this, but DO NOT MOVE HERE. I can't imagine that any person who pays the ungodly amount they ask for this dump wants to deal with the amount of bugs ("oh, they're just water bugs" ok, waterbugs, cockroaches and some other hybrid of both that we found in our apartment) or many levels of thievery (starting with the leasing office and working its way down to the surrounding filth) this place has to offer. To the leasing office: you sure as hell won't find my name on any lease in your system. I wouldn't tarnish my good name with your crap apartment complex.

This place was great. It is a shit hole now. I have no clue what kind of people they rent this place out to. Many look scary weird and I feel unsafe even though this is a supposedly gated community. There is a big chain of all Asian pregnant women who come and live here on month to month lease basis and leave after the child gets US citizenship. The management just wants to MAKE MONEY! I lived here more than 3 years. The falls are paper thin, i can hear the guy on top floor having sex. The lady below me is a chainsmoker(in the so called non smoking apartment) who literally chokes me when i pass the patio. Even after complaining many times, nobody cares. The management Matthew Comic is trying to EXTORT MONEY from residents through all ways possible. First is to come random check on patio and fine u insane amount if there is anything in the patio. (not that I had experienced this). The worst is remove all the outdoor visitor parking spots and convert them to money making reserved parking spots. My husband used to pay $25 to park his car(I believe once u rent an apartment the management should provide parking, how else would anyone live) For a car you need to pay $35 for uncovered spots where you have 99% chance of your car getting vandalized. Else pay $55 for covered parking which makes no sense. I dont know wtf has happened to amico management that they can go to any lows to make residents unhappy. Probably it is a way to force out current residents, increase the prices for the apartments to make more money and then add extra costs for other scape goats. The facilities here have also deteriorated over the years. Stop harassing your residents!!

I have lived here for just about 3.5 years. Let me tell you at first it was great. The property is beautiful and the amenities are great. However, if anything goes wrong in your apartment your on your own. In the last year I have had more things go wrong than I can count. And majority of the service requests are ignored and just shut out with no resolution. I had a leak in my window/wall that I reported and they left for 4 weeks without addressing by the time they did the wall and floors were stained (positive they will try to charge me for that at move out). I also had a leaking sink that they inspected and left leaking and said they completed the service request. I had to put the same request in 4 times before it was resolved 2 weeks later ruining everything under the sink. Same thing with the leaking washing machine. Unless you have the time to go to the office and be loud and angry in front of potential new residents your service requests will not be completed. This is just a short list of the complaints. So I guess my review would be if you are willing/able to fix everything and anything that goes wrong in the apartment this place is pretty nice to live, but for the money you pay they should be jumping to fix everything and you shouldn't be paying for it. I decided not to renew once all these problems started last year. I would not recommend anyone to live here despite the beautiful grounds and amenities.

TERRIBLE. DONT SIGN A LEASE, FIND A BETTER PLACE. This place is going downhill fast. I really don't know where to start. Do I start with the fact that when I signed my lease that under security measures we had a security patrol, KEY FOB entry. Now in order to cut costs and corners they took away the patrol and security and added a sticker scanner with claws and an arm (previously you used a clicker to open your gate) a keypad to get into the building (used to just use a key fob) I am now forced to remember a six digit pin in order to get inside the building. Not only that but now I also have to put in this same pin to go up to the penthouse floor level to my apartment. It's funny because this was introduced as a security measure but anyone can literally enter the elevator and ride up with me because I usually come up from garage level. So anyone from Lobby or any other floor now has access as long as I already punched in my code. This of course brings about the other issue of being very uncomfortable while putting in your code around other people or asking them to turn away or trying not to put your code in at all!! They assume that this is safe and secure!? When I used to be able to just swipe my key fob especially with my hands full I am now forced to set everything down on the floor to be able to punch in the key code not once, but twice!! My vehicle UPass stickers to get into the complex wouldn't work and I had to had them redone several times! Now let's move on to the ridiculous smart locks they installed. I WAS LOCKED OUT OF MY APARTMENT AND IT TOOK MANAGEMENT 3.5 HOURS TO CUT MY LOCK OUT! Why? Because they were not smart enough to install keypads that actually had keys as a back up! So imagine me coming home and having a business trip planned the next morning and leaving myself enough time to shower and pack the night before, to be locked out until well after midnight and having to reschedule my trip due to this none sense that should have NEVER happened to any resident! My neighbors were very upset, imagine the noise from saws after 9pm. Imagine if you had stepped out for one moment to throw away trash and this happened to you? And your newborn baby was inside alone now and you cannot open the door because it's jammed? That's what I went through. Let's move onto the fact that service requests were being closed out without completion. How about the standing water in the garage breeding mosquitos? Or how about the burst pipe in building A that was pouring water over the electric car charger and charging water that was flowing right to my vehicle essentially ruining my paint from the splashes. Or the fire alarm that goes off on Lobby level of building B for hours or DAYS AT A TIME? What if a real fire happens and the residents think it's a fake one as usual? THATS A SAFETY HAZARD! THATS DANGEROUS AND ILLEGAL! I have called and written about these issues many times and I am sure I am one of the most hated residents in the community by management because I call them out on their shit. I pay $4,200 a month and expect to have better quality service. They keep cutting corners and making the living conditions worse for everyone around. I was told that the residents like the new system yet every resident I spoke to dislikes it and I am reading below many hate it here as well. Check your contracts people! What did you sign?! We didn't sign for keypads, we signed for key fobs and this is basically a bait and switch! I am carefully taking pictures of every thing and making a huge file with dates and incidents and names.

DO NOT SIGN HERE! Management is terrible, they had me tour an apt, sign a lease and pay for it, then said the person living there said they want to renew for another year so they had to revoke it. Completely unprofessional, do yourself a favor and go elsewhere or you'll likely suffer a poor outcome

as a renter: I respected by neighbor - given the tight small non-sound proof living quarters, - pre-paid my rent, and generally kept to myself. Management single handedly tainted my experience because of its unethical and illegal leasing practices. Studio: - Cracks in the foundation that would leak when it rained. Managements resolution: put a temporary sealant that did not work. Numerous calls/emails went unanswered to permanently fix this, which was never done. 1st One Bedroom: - Charged an absurd fee to transfer leases; - Required a guarantor despite the fact that I had two years of creditworthiness at the community and the guarantor being lifted from the studio; - The Manager wanted to deny lease because newly required guarantor could not produce 2018 tax returns in January 2019 - truly shows the level of competence if management does not realize that in January 2019 NO ONE can file tax returns, as the IRS has not released the 2018 Form 1040 yet. After a heated argument (no customer service) I was able to prove that it was impossible to produce the requested returns; - One bedroom had a stove/oven that did not work for over a month. After numerous service requests and emails, I finally received a replacement. Legally, the apartment was unhabitable; - Received threatening visit from security to move my car or I would be towed at my own expense. Management re-leased my parking spot to another resident, after I had pre-paid for it. Management blamed me for the incident and showed no ownership for a simple mistake. After negotiating with the new tenant, I received my spot back. (parking is VERY scarce). - Leasing actively discriminates against federally approved and licensed emotional support and service animals and charges an additional security deposit and $100 more in rent per month. 2nd One Bedroom: - There was, a now old policy at 3400, which required visitors to go to the security booth. It was a practice that residents could go down in advance and give the security officer the information. Security and the management office encouraged residents to call in advance. On one occasion I did just that. I was greeted by a security officer who informed me that he would not issue a guest a pass in advance. I inquired if the policy had changed so I would know for future visitors, but he refused to acknowledge me. Shortly thereafter when my visitor arrived, she informed me that the security officer said, "oh you are visiting that arrogant a******." I lodged a complaint with management about the incident, since security should not be calling residents paying their salary the names that I was called, not to mention that they were/are the face of the community. - In response, Management posted a handwritten note on my door stating that I was in violation of my lease, and that if I did not comply that they would initiate eviction proceedings. They cited me for having lights on my balcony, which according to them, was a violation of the lease. After reviewing the lease myself and with my attorney, we could not find a section that stated lights on a balcony was a lease violation. Nevertheless, I complied with this threatening/illegal notice. After some time, I noticed that residents had lights on their balconies. This was interesting that I received an "eviction notice" right after I lodged a complaint about the staff, yet others had "lease violations" on their balconies with no consequences. - In response to the lack of language in the lease, I started documenting lease violations and forwarding the same to the management and corporate offices. Months went by while (management ratifying 'purported lease violations'), yet I received a threatening notice. After numerous pictures and a plethora documentation, 3400 finally decided to formally revise the lease agreement of the community to specifically prohibit balcony lights, proving that the eviction notice I received was void, illegal, and a retaliatory eviction (illegal conduct).

This community lures you with what appears to be a gorgeous apartment complex. Sure, aesthetically it's a pretty place but once you pull back the curtains you realize what a s***hole this place really is. Management is absolutely useless and enforce policies inconsistently and seemingly on a whim without notice to residents. We have lived here for over a year now and frequently use the pool. No pool policy has ever been conveyed to us and neither has a pool policy ever been enforced. We often see groups of 20-30 people using the cabanas and grills, none of which are residents (we know this because they ask other pool occupants to use their fobs to get inside). Well apparently yesterday while the guy that strolls the pool area (concierge) was busy trying to sleep with the residents (as he ALWAYS does), there was some altercation that led to the police coming (not an unusual occurrence in this complex). Well in light of the community getting in trouble with the police, they decided they had a pool policy limiting the number of guests. When speaking to management, they acknowledge we were never given such a policy but that they would be enforcing it. We very rarely bring guests and if we do it is one or two. In reliance on the lack of policy we were having a going away party before we move to DC next week. This small gathering of less than 15 people is now not going to happen and it's disappointing to both us and our friends that wanted to wish us goodbye. The pool policy is not where it ends. There are countless issues with this complex that would recommend all potential residents avoid future issues. Here are a few: 1) Meth addicts forcing themselves into your apartment certain shes going to be shot by her boyfriend and his roommates flash a gun at her 2) $50 to park your car in a garage that leaks sewage water all over cars 3) Garbage rooms that smell like a dead body has been rotting for decades 4) Security doors that are frequently broken or unlocked 5) Security guards that have been improperly trained to handle even the hint of an issue 6) Drunken disputes in the streets 7) Moving trucks, service trucks, and any number of other trucks parked in the fire lanes blocking free flow of traffic within the complex 8) The front gate is often left open because it is broken 9) Loud parties at the pool lasting until 11pm 10) Rats running all around the complex and cockroaches in the apartments The list could go on. I cannot wait to get the hell out of this place. Save your $2,700 and move somewhere else.

3400 Avenue of the Arts has been the worst complex I have ever lived at. I actually sat in the office waiting to be helped for 45 minutes yesterday due to them not returning my call or emails for a matter that was very urgent. As I sat there, I overheard them give a potential resident the same spill they gave my roommate and I when we were looking. I wanted to run after the lady when she left to tell her that half of what they just fed her was a lie. You never get someone to answer your call directly, it's an automatic recording that eventually sends you to a voicemail and then they rarely return your call. You have to go into the office and wait every time you need something. For us working professionals with busy schedules, that's a tough situation to be put in. When I first moved in, I was happy because the apartment is spacious, but over time you realize how awful their resident services are once you move in. They capture you in the original pitch and then they never do as promised after you are a resident. I wish I could say positive attributes about this place because it's the first place that I've loved based on the size. I also love the way I decorated our apartment, but DON'T DO IT! It's not worth all the headaches later. Don't you want a landlord or residential manager that is accommodating? We have been excellent tenants, rarely home due to work, quiet and friendly and just wish we were given some respect in return. I'm sad to say that hasn't been the case. We are moving out in December. I recently heard from friends that used to live there (wish I was warned prior) that 3400 Avenue of the Arts never give you your full deposit back - that they find some excuse to keep part of it. I will update my review when that time comes to let you know if that is true. Good luck on your search! NOTE: Please disregard the person that followed up with a response from my review. 1) My name is not Ryan. 2) I do live at 3400 Avenue of the Arts, currently. I don't move until December. 3) I would never live at the location of the images you posted. I have higher standards. 4) I moved from Oklahoma prior to living at 3400. Nice try though!

I have lived here for several years and was happy. Recently they refinished the parking structures and decided that they would remove 100% of visitor parking without giving notice to the residents. When people complained the managerment told residents to illegally park in fire lanes. It is now coming to light that there will be visitor parking outside of the complex but residents will be charged $2 an hour to use them and it will only be 15 spots for the entire complex. DO NOT MOVE HERE! DO NOT MOVE HERE. MANAGEMENT DOES NOT CARE ABOUT ITS RESIDENTS.

An outline of who I was as a renter: I respected by neighbors - given the tight small non-sound proof living quarters, - pre-paid my rent, and generally kept to myself. PLEASE BE WARNED, at first glance, this community looks appealing, but overtime it WILL transform into a living nightmare. I lived in a total of three different apartments over the span of 5 years, each with countless issues. Management single handedly tainted my experience because of its unethical and illegal leasing practices that are still engaged in to this day, which are being spearheaded by the manager themself. Studio: - Cracks in the foundation that would leak when it rained. Managements resolution: put a temporary sealant that did not work. Numerous calls/emails went unanswered to permanently fix this, which was never done.1st One Bedroom: - Charged an absurd fee to transfer leases; - Required a guarantor despite the fact that I had two years of creditworthiness at the community and the guarantor being lifted from the studio;- The Manager wanted to deny lease because newly required guarantor could not produce 2018 tax returns in January 2019 - truly shows the level of competence if management does not realize that in January 2019 NO ONE can file tax returns, as the IRS has not released the 2018 Form 1040 yet. After a heated argument (no customer service) I was able to prove that it was impossible to produce the requested returns;- One bedroom had a stove/oven that did not work for over a month. After numerous service requests and emails, I finally received a replacement. Legally, the apartment was unhabitable;- Received threatening visit from security to move my car or I would be towed at my own expense. Management re-leased my parking spot to another resident, after I had pre-paid for it. Management blamed me for the incident and showed no ownership for a simple mistake. After negotiating with the new tenant, I received my spot back. (parking is VERY scarce).- Leasing actively discriminates against federally approved and licensed emotional support and service animals and charges an additional security deposit and $100 more in rent per month. 2nd One Bedroom:- There was, a now old policy at 3400, which required visitors to go to the security booth and state their name, the resident they were visiting, the apartment number, and security would issue the visitor a pass. It was a long-standing practice that residents could go down in advance and give the security officer the information to make their jobs easier and more convenient for visitors. Security and the management office encouraged residents to call in advance. On one occasion I did just that.I was greeted by a security officer who informed me that he would not issue a guest a pass in advance. I inquired if the policy had changed so I would know for future visitors, but he refused to acknowledge me. Shortly thereafter when my visitor arrived, she informed me that the security officer said, "oh you are visiting that arrogant a******." I lodged a complaint with management about the incident, since security should not be calling residents paying their salary the names that I was called, not to mention that they were/are the face of the community.- In response, Management posted a handwritten note on my door stating that I was in violation of my lease, and that if I did not comply that they would initiate eviction proceedings. After numerous pictures and a plethora documentation, 3400 finally decided to formally revise the lease agreement of the community to specifically prohibit balcony lights, proving that the eviction notice I received was void, illegal, and a retaliatory eviction (illegal conduct).RENTERS PLEASE BEWARE: The face of this community may look great, but they engage in unethical, and illegal leasing practices. They will abuse any opportunity they have to screw you over. Go look at the enclave, 580 Anton, or the new apartment complex being built across the street from the Marriot.

Posted 8/2016. These apartments will draw you in with their spacious floor plans, TONS of storage, fairly updated units, and vast amenities, but it's all a myth. We had so many issues in our 13 months of living here and we're so happy to be out. 1. Safety--Our first safety issue came about 3 am one day when this gal was ringing the door bell. I was home alone, so I was definitely startled. I crept up to the door to look through the peephole and saw this woman dressed in all black standing there. She kept ringing, so I crept back to our room and called the gate. They said they would send someone right up. Well I get a call back a few minutes later--after the lady had left--and they "couldn't find her." We live in a gated community where you have to fob in to all of the doors and your fob only works for your building and the gym. Fast forward a few months to our second safety incident. My husband was trying the keys we had cut in our front door and this gal pushed her way into our apartment frantic and saying that her roommate was trying to hurt her. She was rambling and not making sense and meanwhile she was taking her sim card out of her phone--more on that in a sec. So when she told us that she was out in the hall talking on the phone when she heard her roommate and a make friend talking about her--and then a gun cock--we told her she had to go. We offered to call the police or security--she said no and left. We put the sim card into a microreader and there were pictures of these crystals. We google image searched the images and they came back as crystal meth. We immediately called the security office and they said they would send someone up to take a report. Well they still haven't shown up so we call again and they said that they did a patrol and didn't see anyone (same excuse) and aren't coming so they tell me to "call the cops" and hang up. So we call the police and they come and we report what happened. The officers both said that they aren't surprised and this situation happens a lot at our complex. Well great that's comforting. 2. Terrible Management--Ever since Matthew came to be manager at 3400, we saw a decline in services. The management office closed and you can't reach anyone by phone unless you want to rent an apartment. He never responds to e-mail--he forwards it to someone also and says "Can you answer her." Or he just doesn't respond at all--because he is always out of the office. This became a huge issue when we decided to have friends over at the pool and were notified an HOUR before our friends would arrive that there was a policy of two guests per resident. We have NEVER heard of this policy nor have we seen anyone else adhere to it--the main pool is basically like Vegas every weekend. Well apparently the police came a few times the day before--this is normal on the weekends--so management was dropping the hammer. When I tried to talk to the manager in the office (not Matthew because he is never in the office), I was told that "there has always been a policy and it's in your lease." When she checked our file, the box next to "pool bands" was left blank, proving that we were never notified as I told her. It's also NOT in the lease because we checked. She wouldn't budge though so we had to change locations at the last minute, which was infuriating because the policy doesn't exist--they had probably just gotten in trouble. She tried to say that she wasn't aware of the issues at the pool every, which is LIE. The leasing agents ALL walk perspective tenants through the pool area on the tour--including the woman I was speaking to. They walk right through the middle of the raucous partying that is ALWAYS happening every weekend without fail. PLUS they have a "concierge" who "patrols" the pool, which really means he lounges in the chairs or on the large cushions with the bikini-clad tenants while drinking their beers and eating their food all day (see the pic). 3. Nickel and Dime--You will pay and pay some more to live here. And we aren't really sure what we were getting in return. The amenities seem nice but if you look closely the pool furniture is falling apart and the gym equipment is really showing wear. We paid for garage parking but had the option to park for free in the uncovered spots. Well those days are NO MORE. In the middle of our lease, they assigned all of the "free" spots and started charging for them. $50 for garage and $25 for outside. Every month. And guest parking is very limited and you will get towed if you are a tenant and park in guest. You also pay a "convenience" fee to have your water, sewage, trash and pest bills rolled into one. It's not a convenience if I am not given a choice to pay it. It's a FEE plain and simple. Also, there are lots of roaches/water bugs all over the place so I am not sure what the pest fee was going toward. I am out of space or I would keep going. DON'T DO IT. Live elsewhere. You will be much happier, safer, and probably have more money.

Buyer beware!! These apartments have all wooden floors with low ceilings. People above you can make as much noise walking/jumping, dragging dining chairs, etc. and management will do everything in their power to avoid confronting the noisy neighbors. Oh, they may have a talk with the neighbors, but only after they ask you to make at least 5 recordings of noise and get two security guard witnesses documented. By the time you get your phone in record mode and follow the noise around with your hand to the ceiling, you've suffered through weeks of noise unabated. Not to mention the feat of trying to get security to come over at the exact moment they are walking or jumping around. It took over a dozen visits. Once the security even confronted them and the neighbor just laughed in his face. Mgmt knows it's impossible, but they put you through it. Then after you follow everything they require (we exceeded every requirement they asked) they may ask them to put down rugs, but they refuse to verify it is enforced. All they need to do is inspect, but they won't. If the noise continues (our got worse bc they got childish and clomped around even more in revenge) and you go back to mngt, mngt starts treating YOU as if YOU are the problem. At $3k a month, you'd expect some service!!!

Just tried to view one of the units/get a tour of the complex, and never got to see anything. Had an appointment at 1pm, and had to wait. Fine. 45 minutes later, the woman who we had the appointment with (Netta?) finally finished with the other people she was helping, and started helping some other women who had just walked in. Not cool. When I told them how long we had been waiting, that we had an appointment at 1p, and that we were leaving, the receptionist and Netta just stared at me blankly. Since we were sitting there for 45 minutes, we had time to observe the staff. Receptionist wasn't friendly, it took one guy at least 15 minutes to pick up a package, and overall, we didn't get a good feeling from them. The grounds were nice, but customer service was seriously lacking. Also, why take appointments if you're going to make people wait 45 minutes?

Moving here , was a mistake. They just keep the surface clean but since we moved in 2 months ago, we have every day new problems. Worst of all is the parking area and the entrance door. It smells and is just disgusting. No wonder it attracts pall kind of cockroach. Be aware that they allow big dogs such German shepherds and some residents walk them off leash!!!!

I was so drawn by the beauty I signed a 2 year lease because I just knew the physical quality would match the professional quality . I was happy to sign my lease! Once I was inside my apt. I ran around singing Megan the Stallion "running thru ya man house like I'm tomb raider" beyond in heaven! It wasn't until a few months in I started having trouble . My oven stopped working and I was waiting for the icemaker on my refrigerator to be replaced for two months because they told me another tenant ended up getting the part on accident. I make sure that I was always inside my unit when maintenance came. I started traveling more because due to covid flights were cheap everywhere! While away in the Bahamas, maintenance called me and told me that they ordered me an entire new refrigerator and that it had arrived and if they had permission to go inside my unit and swap out the refrigerators. I was due back the following morning. So I told them yes and to make sure that they didn't leave any of my food out because I didn't want it to spoil. Upon returning from my trip I realized that all of my money was stolen from my closet $5000 to be exact which is not covered by renters insurance because they only cover ......nothing basically! Devastated and hysterical I ran to the leasing office crying choked up couldn't even get my words out to Ashley Dunn (The leasing specialist at the time) she explained to me that I should follow the police report and contact my renters insurance and then we will go from there. When the police came out they found large dirty fingerprints on my PlayStation 5 and controller (for those of you who do not know the game system is white) Not only did I not get my money back renters insurance told me they can only compensate me for a maximum of $200! Devastated all over again, I told Matthew (leasing manager) I did not want to live there anymore and can I terminate my lease? My options were to either find someone to transfer the name or I had to pay about three months rent to terminate my lease contract. Long story short I found someone they were approved and I have not received my deposit still

Wish I could give zero stars. Do not be fooled. The complex seems great at first, but there are many ongoing issues that will never be addressed regardless of complaint. 1- The management refuses to answer the phone 2- stagnant water flood in parking garage for weeks at a time, must walk through water to get to your car. ongoing issue for years 3- FREQUENT water shut offs. 5 times in the past month 4- multiple tenants complaining of rats 5- Cars being broke into frequently. Complex does nothing. 6- They have made multiple "efforts to improve the community" which have been extremely unsuccessful. i.e. you must remember multiple codes, security risk, wait in a car line backed up down Ave of the Arts to get into the complex because of the "new" entry system 7- VERY loud in short, do not move here. Every other tenant I have spoken with is extremely unhappy, with some getting attorneys involved.

And we are back to one star. Avoid at all costs. Most faceless, evil company I have ever had the displeasure of being in contact with. Beware, this company makes it standard policy to try and illegally capture as much as your security deposit as possible. They also tack on what they consider standard fees and fines and try to evict you if you don't pay. This happens to almost EVERYONE, not just a few, it's standard practice. I imagine a lawsuit will be in their future. DO NOT LIVE HERE!

why I can't pick zero star! I lost more than 4 packages (more than $1500). And they don't even care about that. The neighbor alway hit the walls when I am talking to my friend( normal voice level) , the walls are just like one piece of paper. And when my smoker friend come visit me, even he didn't somke in side the community. The smell in his cloth will cause a few phone call from the office,And the office only useful in this time. Yes when you lost things in your car or you see some one broken your car windows, or lost packages, just say good luck to yourself and try to move soon.

The reason I am giving 1 star only is because of safety. Everything is right what everybody wrote below except the safety part, nobody write about the safety which in my opinion is the most important thing in the World. I live here for 14 years and my car was broken into twice, windows were smashed, things were stolen, I also have Harley-Davidson and twice parts were stolen from my bike in front of camera. The single girl moved next to me and 2 months later her car was broken into with smashed windows. I called Police several time and they said that 3400 Apartments has a serious safety issue with high crime ratio. The management is totally not prepared how to deal with this issue, for 1 year I want to show them how anybody can get in without electronic key and none of them is interested to see this. In 14 years I have witness so much crime and so many cars broken into that I don't even want to give you the number because it was too much. I know 1 thing this is my last year of leaving here it is nice place but I don't feel safe anymore and this I know for sure will continue. So if you don't mind your car being broken into or if your car is really old, than you will like this place because everything else is fine. Thank you Roman Machutt from 3400 Avenue of the Arts

Oh dear Carol from customer service. You know what kind of customer service we are talking about right? It's nice to see it forwarded to the regional for contact. But a clear example of their lack of customer service never heard from any regional. One more example why people should stay away! One more example of no follow up.

On Aug 31, 2019. Saturday I saw a unit I like. Available November 11th 2019. $50 for credit check 800 deposit to hold for 2 days or so I thought. Within two days I text at the office saying I don't want it give it to somebody else. I waited for my 800 deposit and has not return to me. I call and they say not refunded. I call Citibank can reverse the charges. Citibank put 800 in my account while investigation is going on. Now Citibank when's their money back because what apartment complex set. Got a copy of contract and saw signature and initial it's not mine. Went to office and she give me a number to call. It is all run around machine talking. Got no where. Will be going to small Claim Court. I have a phone call, all the text messages and my signature on a contract as proof. Looks like I see them in court no choice

This USED to be a great place to live. I am SO happy I moved my family, who had TWO apts at this community, out of that place last spring. The corporate feel is overwhelming....money is all they care about. And yesterday the one person who TRULY made a difference and cared about real life situations was fired. REALLY Matt you knew NOTHING...REALLY!!!!???? I was right there.

I honestly don't think this facility deserves even one star. I moved in in December of 2015. They are truly TARGET pretending to be Nordstrom. The complex was supposed to be smoke free facility but it is not by any standards. Everyone smokes and even Marijuana. And it comes through your ventilation system. My teenage son was smoking Marijuana without consent. This is a huge breach of their contract. And if you complain, not only the management is inadequate to handle it but also you become a target of the perpetrator. There are wild parties every weekend till 4 Am and they use all kinds of profanities , yelling screaming till the party dies on its own momentum.Again if you complain you become a target by your tenants. They spill coffee at your door the next morning or leave a cigarette butt at your door step. The management is completely incapable to take care of these issues. We finally had to move out to save ourselves. And once they find out you are moving out, you become a target by the management as well. They try the fine you with all kinds of charges, nickle and dime you to death till you finally break free. You just will pay anything to get out to never have to deal with them again. I moved to Los Olivos in June of last year. The service and the amenities are without a doubt the best in Orange County. The apartments are supper clean, The grounds are well maintained and the staff are exceptionally helpful and pleasant. And to top it off,the Los Olivos are 1/3 less expensive. Please anyone out there ,do your due diligence, and look everywhere before falling in to 3400 Avenue of The Arts trap. Once you sign the dotted line you can hardly get out of it. My moving out cost me over $7,000.worth of penalty and fees. I should have brought charges against them and my attorney even said I should. But I am a peaceful kind of a guy and chose NOT to have the aggravation. I chose a peaceful exit strategy. It was NOT by any means a sign of weakness. It was to preserve my sanity. Good luck on your search and God bless anyone who is looking for a descent place to live.

One word sums up this property...JOKE. Amazing landscaping ( but it's 30 yrs old) and mediocre apartments. Was amazing when first moved in in 2015 but soon after, they hired an office manager starts with M, need I say more. Emotional decisions and petty absurd revenue generating schemes ($150 cabana charges on holidays) that made Aimco look as if they were hurting for money, pretty hilarious. Some good people do work there, Jolanta Erica and Ashley. Too bad they don't hire the same standard for management.

This community genuinely sucks, not worth living in at all. Majority of residents suck, people steal packages and food deliveries. Management sucks, they're negligent and seem to not care at all about the comfort and safety of their residents. The walls in my unit aren't even straight, the floors are not even close to flat. For months straight and years prior, cars were getting broken into with smashed windows and cut convertible tops with no action taken by management. Homeless people were hanging out in our garages leaving trash and feces everywhere. The shower in my bathroom flooded leaving other peoples urine and feces all over my bathroom and leaked into my closet and outside the unit, ruining my clothes and other belongings. Management did the bare minimum to resolve this and promised to compensate me for damages but never did. The maintenance team also instructed me that they would need to remove all the drywall that was affected to avoid any mold growth, however, management told them not to as it was "unnecessary". They have put my health at risk and did nothing to compensate me for damages. On top of all this poor management, they just did a huge "parking upgrade" and just repaved the asphalt and removed all visitor parking spaces and moved them to outside the gates and now charge money for visitor spaces. As if this doesn't sound dumb enough, there are thousands of units and only about 10 visitor spaces now. You now have to download an app and pay money just to have a guest or family member visit you, makes no sense. My one unit pays over $3500 to this community yet they continue to grab for more money while providing the bare minimum comfort and security to residents. I would advise not living here until management learns how to use their heads and delegate money properly.

This is place has the WORST management I've dealt with in any setting. Since the minute we moved in, the manager Matt seemed to have it out for us, even though we never officially met him. First they tried denying our 2 pets emotional support paperwork and charged us the pet deposit AND monthly fee for both pets. It wasn't until about 2 months later and a lot of persistence on my part and bad Yelp reviews, that they returned our deposit and monthly fees, ultimately accepting that my pets emotional support stuff was legit from the beginning. He caused so much emotional and financial stress for me and my bf. During this whole ordeal Matt never once gave us the respect of talking to us directly, he was always acting snobby and too busy even if we were standing right in front of him. He only ever spoke to my bf to ask him if he can tell me to take my Yelp post down. When we moved in they promised new cell phone antennas to be installed on the property, that was a lie! There is absolutely no cell service in that whole place, very embarrassing when we had company over, no ones phones worked unless we gave them our wifi. There were more than 10 car break ins, including 2 in our truck in the parking garages, when we reported it to them they told us that we needed to call our renters insurance because it was not their responsibility... umm.... ok... thanks for making us feel safer!!! Pftt. On one occasion the parking structure gate wasnt working and it came down on the bed of our truck scratching and damaging it, also said they were not responsible for that and we should call our renters insurance. We were also warned by more than one maintenance personnel about HOMELESS people. They apparently sleep in the stairways, and even caught some having sex there! They caught some homeless sleeping in vacant apartments as well.. They also tell you the complex is "RENOVATED".... YEA IN 2008!! How can you call that renovated? The heater/ac system sounds just as loud as an old generator which drove me crazy. This place is not renovated! Our lease ended on March 4th, which is the day we turned in our keys, we had zero intention on renewing our lease with a property whose management is so rude and difficult/impossible to work with. We eventually got a call from Ashley at the office telling us there will be a fee to pay because we didnt notify them that we were leaving 60 days before. So we called the Corp. Office to get more info where they told us Matt had placed a "BLOCK" on our account so we wouldn't be able to renew even if we wanted to, later after that call Matt took the block off. Then suddenly we find out he took the block off in order to charge us the fee for not notifying 60 days ahead. THE FEE IS 3K!! minus our deposit. How can you charge us that fee when technically we werent allowed to renew in the first place???? This is complete misuse of power within the company. It feels like Matt is personally trying to come after us. For what? We never had a complaint or warning and always paid rent on time... very confused. Does Matt do this to everyone? And if he does who is allowing him to continue working there?

Don't sign a lease here if you are black, Hispanic, Asian, Indian, or any type of minority. You will be looked down and neglected. Rude management!! I live here for over 3 years. Never encountered any management staff who was willing to help. Felt like they thought they were better than residents. Especially, one blonde girl who occasionally worked events and front desk never smiled and always looked annoyed that she had to deal with me. One day, I was going to the pool and forgot my wristband. The pool was empty and I have been going to the pool often that I decided to just take a chance. On the way over, I said hi to the guys who sit in front of the climbing wall. He asked for my wristband despite of seeing me every weekend. When I told him I forgot and I would remember next time, he made me go back home and get it. You don't have balls to ask people who are visiting to show wrist bands. And you pick on someone who actually lives there and takes care of the faculties with a care. I don't have to pay gobs of money to deal with people who think they are better. So I left. I would check out other new apartments in the area, if you are considering this place.

If I had zero stars, I would choose that option. However since they don't, I guess I'll give this place 1. This place has a ton of potential however the management is the worst you will see across your history of renting. First issue is break-ins. Yes they happen everywhere but when you have police called here on a daily basis something is seriously wrong. We even witness the unauthorized visitors breaking into cars and managements response is we cant do anything... Call the police. By that time, they are long gone and go off little evidence since this place has 0 cameras. So huge waste of police and tax payers time. Second issue is their dog park. They are so proud of this dog park that anyone can just walk into. We've had our dogs attacked by visitors and when reported to management, one in particular just rolled her eyes. They don't really care here as long as you pay their rent. ALL ABOUT MONEY HERE. However they invest very little back into the property. Think about it... Renovating an apartment lets you increase rent prices all day long.. of which they do proudly. When it comes to putting up security guards or cameras.. No way. That's an expense. And they do not want to spend money on your protection or comfort level. SIMPLY PUT.....THERE ARE MUCH BETTER OPTIONS OUT THERE!!!

This is the worst place I have ever rented at. I chose to end my lease early and pay the fees associated. I gave them the 2 month notice even though I had already moved out, so they could start trying to rent it, I also agreed to pay a 2 month lease break fee. The corporate office messed up and had the wrong amount for me to pay through their app, and it took me 3 weeks to reach someone, and now they are claiming since I didnt pay the break fee by the end of 2 months notice, that they will now charge me for the entire lease, another 6 months of rent. That's over $20,000. An attorney will be taking care of this, but just stay away, you see the bad reviews, they're all true. Horrible management, old building with asbestos, paper thin floors and walls.

I currently live here with my wife but I would not recommend these apartments to anybody! The walls and ceilings are paper thin and we are still waiting for the maintenance department to install broken blinds from the last renters. The place is a patch job to say the least. They put a lot of money into their dog park and landscape but go cheap when it comes to major repairs and remodeling the buildings. The floor shakes when the neighbors simply shut their doors. The property looks decent from the outside but once you have settled in you'll know what I'm complaining about. The Leasing manager Matt has also been very rude to my wife and belittled her over a phone conversation. He is a liar and someone you certainly should not trust. Nobody on the staff seems to be on the same page and frankly if we weren't about to have a child I'd pack up and move out. There are plenty of other options in the area! Don't be fooled, LOOK ELSEWHERE!

Coming to live here is a BIG Mistake. $2k for a 1BDRM, after you sign a lease the Mgmt treats you like an shit/idiot, and neighbors bitch about everything...other living options are highly recommended.

This complex has gotten SO GHETTO! LOUD NEIGHBORS EVERYWHERE. I cannot wait to move out. Management has done nothing about noise complaints. They used to screen people before moving in here...but apparently they don't do so anymore. I'm sure there are 10+ people living in the apartment above me--sure sounds that way. Also, the hallways are constantly filled with trash and trash cans pile up for days. They didn't use to but like I said, this place has gone way downhill. I will gladly move back into an Irvine Company apartment after this. That is how bad this place sucks. Overpriced for nothing. Avenue of the Arts is a far cry from luxurious apartment living. Be warned.

If someone mentions that they stepped in someones dog urine, barefoot, right outside their door, that should automatically trigger an apology response and provide preventative methods as this is not a one time occurrence. There have been multiple water leaks in the F-building parking lot that appear to be floodlike. The water is removed, but not in a timely manner. The process of removing all the water isn't efficient because for the past week, we haven't been able to park in our assigned parking spots. It was verbally communicated to the management department that there was still water remaining in our parking spots. We were assured that it would be taken care of and today is the 5th day with no follow through. There also should be stricter preventative measures to avoid there being unnecessary bags of trash outside the trash shoots. The trash shoots are not full at all and certain residents feel the need to leave their grocery store bags filled with trash, outside the shoot. The recent notice sent out from leasing office in regards to trash outside shoots was OK, except for the most important part, the reminder that If found guilty of leaving trash outside shoot, there will be a fine of X-amount. To conclude, there should be better follow through and a goal to be more proactive to avoid this type of feedback.

If it wasn't for the constant maintenance issues over the year we lived there (elevators routinely down, garage frequently flooding, gross sewage odor, tree mulching until 6 or 7 PM right outside your windows, jack hammers and concrete saws for hours on Sunday morning, extremely thin floors/ceilings, etc...), we'd probably give them 2 stars instead of 1. Or, if it was only the maintenance issues, we might even give them 3 stars instead of 1. However... We were shown a unit with HDMI ports in the walls for the TV/cable connections. It was a feature that we really liked and a factor in our decision to take this pricier unit. But they never did get the ports working for us. They looked at them 3 times in the first month or two and each time said "We have to have the contractor fix it". That never happened. It just went ignored. They also showed us a brand new fireplace in the unit. But then, after we signed the lease agreement, they told us that we would have to buy the burner kit for it to work ($200). Who's ever heard or that?! Now to add insult to injury... When we moved out, there were a couple of minor scuff marks on the walls. Keep in mind we lived there for barely a year and we're an extremely low impact couple. Most landlords would deem them normal wear and tear. Not here - they called them "damages". And instead of cleaning the marks or doing a touchup, or painting just the affected wall, they charged us to repaint the entire unit. Nor did they give us a chance to clean the marks ourselves - perhaps we could have simply washed them away. When they did the inspection, they told us everything was fine - nothing about scuffs and painting. And then they sent us the bill, including full paint. I'm guessing they took advantage of the opportunity to change the color of the whole unit on our dime. Even if not, charging us to paint the entire unit for 3 small scuff marks (that they didn't tell us about in the pre-move inspection) is ridiculous. After all the patience and tolerance we showed over the fireplace and HDMI ports issues, that's a pretty crappy way to be treated. I regret now not deducting from our rent every month that those things weren't resolved. There are a few nice things about being there: -The location is great -The maintenance staff are really nice people -The grounds are very pretty and enjoyable But, for us anyway, that didn't make up for those issues being neglected for a year and then being egregiously charged on the way out. 12/31/17: After already going back and forth in email with you guys and being told in no uncertain terms that the decision is final (not to mention the unresolved items over the year), why should I contact you now just because you're responding to my Yelp review? No thanks.

Do not lease an apartment from this locations. Very bad management and service . Plumbing and electrical are very bad and we always had problems. Now is 1 am and the bathroom sinks do not drain and sewer water is over floating and coming out of the sink . We put a service request this morning and left . When we came back water was all over our floors, rugs and furniture and smelled. Very dirty, very stinky and uncentary . We had so much problems with this apartment.

I don't live in this community, I was calling to get pricing information for a move to Orange County I'm considering. I asked about several negative reviews I'd seen about the property (noise, security issues, etc) and I was transferred from the corporate office to the local office to a leasing consultant to an assistant manager before I finally just gave up. I think there are always two sides to every story and had hoped that I could get a reasonable explanation from the property about some of the complaints but seems like no one want to step up and answer to it. It's too bad, the pictures look great and it was in my price range.

Save yourself the time. Keep searching. Do not live here. I have been living in California since 2016 and this is by far the absolute worst place I have ever lived in my life. All they care about is locking you in the lease. Once they get you in the lease, you will absolutely notice a decrease in customer service. They 100% over promise and under deliver (ESPECIALLY EVERY PERSON IN THE LEASING OFFICE). Packages are stolen from the mail room, management gives 50% effort (if that), and it is overpriced for what you actually get. I signed a 16 month lease and they gave us the wrong apartment. The apartment that we thought we were getting was taken and we had to compromise with something we didn't really want. It was either compromise or have no where to live at the time. Management didn't care, but gave us free parking for 6 months. We still have time left on our lease but we are eagerly looking for other options. DON'T DO IT!

Honestly have no idea where to even start. I've lived here for a year and I recently lost both jobs unexpectedly due to COVID-19. I asked the the GM, Matthew, for either an extension or deferment on rent, which most complexes are doing and they told me my only option is to terminate my lease. So you're telling me in the middle of a pandemic you want me to fork up $6k? Got it. They didn't care about the governors executive order, and they clearly do not care about their residents On top of all of this, in the past year I've lived there, a resident on the third floor attempted suicide and landed on MY BALCONY. police had to break down our door, his bloody clothes were left on our patio. Our door is still broken to this day, we were never compensated for anything, and they never even told us whether he survived Worst service of anywhere I ever lived. Please find somewhere else.

I'm supposed to be moving here but my experience with the leasing agents has been extremely upsetting. We put the hold on the apartment two months ago, and now we move in 5 days and can't get anyone to call or email us back. Our first agent apparently left a month ago and we never received an update. Now we are with a new agent who is never there. We have called and left voice messages and sent numerous emails. It sounds like people have a hit or miss experience here. Just know that the staff are unorganized and don't seem to really care. I'm hoping I can update this to a better review, but I don't even know if I'll get to live there or not at this rate. Update: I did move into this complex on 7/23 but are continuing to have multiple issues with the management. They said we could bring our dog and then told us we had to remove the dog from the property after we signed the lease. The list of issues goes on and on. We have had to file a federal complaint against them to sum it up. I have found all management to be very unprofessional. Other than that it's a wonderful community! Another Update: (10/2) It is now October and we are still having major issues. I want to confirm that they verbally told us that even though our dog was initially denied he could still live at 3400. Please disregard the response to this review. In August we sent a new letter because Ave requested it be signed be a different physician and they confirmed acceptence of the letter. They didn't respond to us until today, months later, saying we needed to remove our dog within 3 days or return our keys, etc. and leave. They attached an old denial letter and ignored the fact that we had sent them updated documents months ago and are just now replying with a notice of removal. No other contact. Management here is extremely unprofessional and lacks communication. We placed this apartment on hold at the end of May 2019, moved in at the end of July 2018, and it is currently the beginning of October. Within that time we have had almost no positive experiences. Diana is the only staff that has been friendly to us. I also want anyone reading this to know that there is a valid need for an ESA animal and the physician is seen regularly and in person. The complex is continuing to say that the letter was obtained online and that's it. Although we sent updated documents they have ignored it. They actually haven't been in contact with us for months until they provided us with the notice to remove our dog. I highly recommend looking at the apartments off Anton or the Enclave instead. We have friends at both complexes and you would have a much smoother experience. Avenue of the Arts may not follow the law or the terms of your lease. Management will not respond to our emails and only wants to speak in person. We have already had issues of them telling us something verbally and denying it later. Update: (11/2) We removed our dog within the three days last month after receiving the notice. On 10/10 Ashley inspected the house and told the office that we still had our dog living with us and since then we have been Pending Eviction. No one told us. We are unable to pay rent for the month of November because of the Pending Eviction. Our washer has also been broken for a week now and they said it would be replaced in 2-3 days.

Be carful if you moving in to this complex. You can lost money, personal staff, health, and time. You car will be broken and management doesn't care about safety. Personal staff can be stolen from locker room, and management don't care about it also. Mold inside apartments, nose from everywhere. You can hear what your neighbors do. Homeless people have laundry in the pool. My neighbors moved out on second day after they moved And you will never see your deposit back. Be away from 3400...

!!!TERMITES INFESTED!!!!!! Do not live here. I'm a resident of this apartment and on here anonymously. We found termites in our apartment and went straight to the office, they did NOTHING. I told them this is an absolute horrifying situation and the office lady just looked at me and said ... "okay?" They told me it's "common" for termites to come out during the season but I've been living in OC for 10 years and NEVER had a problem with termites or seen any before. Also, there are HUGE COCKROACHES especially during summer. I've been stuck in an elevator TWICE. The walls are super thin and cheap material. The dog park always smell like pee and the leasing office people are nice, but they do absolutely NOTHING whenever there's a problem. So save your time and look elsewhere.

Do not move here. Your car will be stolen, vandalized or broken into. I moved in here June of this year. Since that time my car was stolen. I went to the management office and nobody seemed to care. There are no surveillance cameras in the parking structures even though there is a sign that says there are. They have no intention of putting them in. Security never patrols the parking garage. Management has been made aware that there is a gap in bars in the parking structures where the vandals may be getting in. They say they will take care of it but two months later nothing is done. When the police came down they let me know that there have been multiple cars stolen and many breaking into cars here. They stated it was a big problem here and they were very familiar with the complex and complaints of cars being stolen and broken into. Emails to management office are just ignored. Once I did get my car back I had to park the car outside in the visitor parking because whoever stole it ruined my car and I had to get it towed. We'll while it was parked outside someone ran into my driver side fender and put a huge dent in my fender. They did not bother to leave a note. This complex is also very noisy. Elevators and doors into the building constantly breaking. I will be asking to be let out of the remainder of my lease.

I'm living in this community, and I pay $55 month for one spot in a garage with "locked and security" gate. For 2 sequence week, someone stolen things INSIDE the car and inside the garage. The leasing office just said apologize. If you don't want it pay the garage, you can't have a car for live here. Of course I'll move out.

Two weeks ago someone attempted to steal my motorcycle out of the garage. I made a report with the office and police. The office said they would get back to me after they review the security camera footage. The concierge looked at the tapes the next day and found the camera didn't actually work. The office never got back to me so 16 days after I reported the incident I went back down to the office to seek answers. The office management seemed like it was the first time they were hearing about the incident. After then being informed that the camera doesn't work I inquired about when it was going to be fixed because it is now 16 days after they found out it wasn't working. The answer was "we're in the process of finding out". I spoke to residents that park in the spaces next to me and two of them have had bicycles stolen, one reported it to the office and one didn't. The one that did report it got the same answer as I did. His incident happened three months ago. I went back down to the office to speak further about the known break ins and broken cameras and the woman told me the office manager would call me the next day. The office manager never called and I was told he instead went to a company softball game. Apparently company softball games are more important than issues from residents. It seems like the only way to get a response from management is to post on social media as made evident though other yelp reviews. If someone were to ask my opinion about moving in, I would strongly advise against it.

The management of this property emails the residents and encourage them to write positive reviews on Google or Facebook and have the chance of winning a $1000 gift card in a lottery. Don't get fooled by the positive reviews here. This property is owned by a large publicly traded property management company that couldn't care less about residents' "experience" as long as they keep having the money rolling in. This property was built 30+ years ago and is just a nightmare in a lot of ways. Probably the biggest ongoing problem is how dirty everywhere is and how little the management cares about keeping the property clean and refreshing the 30+ year old look of the property. Nice amenities and good location though.

Moving out of here on Monday, and can't be more excited. Have had cockroach issues since I moved in last April and couldn't be happier to get out of this place!!! So man bug problems like cockroaches, weird clear bugs and spiders pretty much every other day. So disgusting and maintenance doesn't do a thing about it. The amount of problems I've had with this place is beyond me. Last week living here have had 7 cockroaches inside my apartment and I'm so clean and always have my house spotless. Have had mold, bugs, problems with the leading office, been charged for random things and have had problems with parking. Stay far away from this place!!!!!!!!

I lived here for 2 years and I will not renew my upcoming lease due to the new parking restructuring. They removed all visitor parking from building B and placed 20 visitor spots on the other side of the community. And they sent an email out this week announcing that they will charge for visitor parking in the near future. I just had a baby and I have a caregiver that comes over everyday. I will have to pay for their daily parking once this new project is complete. Capitalism and greed by upper management!

Too bad I could not give negative stars for this place. Today I showed up at the leasing office an waited patiently while the leasing agents practically did nothing to help me. The staff is incompetent the tenants appear to be the worse type of human beings. We waited roughly about 20-30 minutes while two agents were doing nothing and this older couple (30-40) show up and demand to be assisted and claim to have an appointment, but he didn't know their appointment time nor who scheduled it. So then the receptionist explains to me that they must assist them first and to wait. I could not believe she did that when this douchebag treated her so poorly. She said that it may take a while to get any assistance and recommended that i leave and schedule an appointment for later in the day, I agreed with her to my dismay. I leave and take a look at a few other properties in the area and was treated quite well despite being more than 30 days out from moving in. I had scheduled to come back at 4:30pm to meet with an agent. I show up and a different and even more incompetent receptionist said they are unable to honor the appointment time because no tours or agents can schedule anything past 4:30 and can try to see if they can accommodate me but was unlikely as she was too busy with her FaceBook page. At this point I have seen one person walk in and was completely disgruntled with the service and maintenance of the property and seemed like a total weirdo and another person who demanded to be helped because he traveled all the way from Newport and was inconvenienced by forgetting his appointment time and who he was suppose to meet with and of course it was their fault. So there are two people, one prospective, and both individuals I wouldn't want to push out of the way from a moving bus. I would not want to live around people like this and staff that is totally worthless. The only bright spot is the call center located remotely from the property who were very helpful in rescheduling. Seriously, you're a leasing office with staff with nothing to do, you're job isn't that important, prices are already on a sheet in front of you and just tell me what you have available, I don't see any reason why I need to make an appointment, you're not consulting me for liver damage or eyeglasses. I received a call from one of the staff to say they apologize for the inconvenience, but consulted with the receptionist who begged to differ that she didn't waive us away... First of all, don't call to apologize if you're going to tell me that my story may have been false. 1) Poor Staff 2) Nice property 3) Unsavory Tenants

Hello everyone. I called to find out the price. They told me $2300 for two bedroom. Let me tell you this guys that's freakin lie. the price are $2679.00 for two bedroom. I said okay to see the apartment after they lied to me about the price. The building is build around 1970'S. 99% of the people has dogs and cars everywhere. The apartment smelled really bad. The parking lot is not for FREE you actually going to pay $55 per parking separately. So technically your going to pay for a 1970's old building apartment over $2800. If I could I would have give them 1 star. PEOPLE SAVE YOUR MONEY.

Worst Experience I've ever encountered in any Apartment complex. Me and my roommate signed a lease to move in October 2017. Less than a week before the move in date we're advised we cannot move in until First week of November even though we already had a signed lease. First week of Nov came around and they pushed us out another 11 days. This caused huge inconvenience and wasted money since we had to keep our furniture in storage. Upon moving in, we were told Elevator would be locked and designated to us to make move-in easy. This did not happen, we requested assistance 3 times during the move which did not happen adding hours to our move-in. Multiple issues arose during our stay. Our names were not added into the directory or security booth for a little over a month. Causing frustration and difficulty for our guests to visit. We've had about 7-10 different service requests put in in the first 10 months of us living there, which were fixed whenever they decided to get to it, at times over a week. Some work orders, got deleted, some got ignored until we made it a point to call a week later. I personally walked into the leasing office and was lied to directly by management saying Maintenance just left our apartment to fix 1 of the work orders. I called my roommate on speaker who was sitting in the apartment and confirmed no one had been there. The member of management heard the response on speaker and said "I believe you" when I asked her why she was blatantly lying to me, she had no response. We also had an upstairs neighbor who had a dog peeing on the balcony which dropped down into our patio. Ruining our BBQ and clothing we had on the Patio. We reported this issue to Management 3 times before it was resolved. The Apartment and complex itself is stunning and beautiful however the management and lack of assistance, cooperation and communication is what ruined our entire experience. Needless to say, we decided not to renew our lease for obvious reasons. And they still found a way to screw us over 1 Final time. When it came time for us to receive our security deposit back, they charged us $167 additional dollars in "Paint". That's right...Paint. We left the walls in Immaculate condition, not 1 whole bigger than 1/4 inch. They encourage you to mount TV's on the wall but then take $167 out of your deposit back. After 2 left messages with no response I finally got a hold of the Manager Matthew, I asked if he remembered myself and my roommate based on all the trouble they've cause us. Matthew acknowledges he does remember all the issues and refused to refund us the $167.00. Please share this message to all your family and friends. I do not recommend this place to my worst enemy.

Very noisy place unless you live on top floor. My neighbor has parties all the time and I called the security many times. They only gave them 2 warnings because all my other complaints did not get documented. My upstairs neighbor's dog pees on the balcony and it leaked to my. I had taken pictures of the dog pee marks and showed them to the customer service. They sent someone to clean it ones but did not do anything else. Well, dog pees everyday!

worst apartment we have ever leased. 1. the management is never available to take your call for any queries once you've rented the place. the email kinda works but they will get back to you within a day or two. no immediate assistance if you are hoping for one. 2. the gate does not work very well for when you have visitors. there are many times, i wasn't able to let my visitor get in the gate because the code doesn't work to open the gate. again doesn't help when management is never available to resolve this issue. 3. we had 4 fire drills at the minimum over this year where they had fire alarm inspection or repair and kicked us out of our apartment. during the workday when people are still working from home due to covid. these fire inspections last a minimum of 4 hours. I've NEVER had to experience this in any other apartments. during these times, while working, we have to pack up everything and take our dogs and find a random parking lot to work from until we can go back to our house. 4. we have decided to pay a premium to live here for all the amenities. i get that everything has been shut down due to COVID but they shouldve offered to subsidize the rent once theyfigureout they couldnt open most amenities for a while. The list can keep going on. but worst of all is you have to pay an arm and leg to break the lease. literally counting down the days till we move out.

Do not live here if you value peace, quiet, and your sanity. I lived here for almost 2 years and it was beyond awful. I finally got my deposit back today and am glad to never have to think about this miserable complex and the awful, incompetent people who run it ever again. Management is beyond unhelpful and is skilled at avoiding you OR giving evasive answers if you can get a hold of them. Constant emails are sent to remind everyone about community rules that are never enforced by anyone. An example sent to building E: "Please be advised that we have knowledge of a pet owner in your building allowing their pet to relieve themselves in the common area hallways, stairwells, and elevators of your building. This behavior is unacceptable, and I'm sure you can understand how frustrating this can be for your neighbors...We also encourage anyone witnessing these acts to capture the incident if possible and report it to our Leasing Center or Courtesy Patrol right away." Every email asks you to report to management immediately if you see any violations, but good luck getting a hold of anyone. On top of paying exorbitant rent, you're also expected to provide security for the community! If they really wanted to figure it out, they would install more than three security cameras in every building, but that would require caring. I was verbally assaulted by a person who kept smoking in our hallway when I asked him for the umpteenth time to stop. I knew exactly where the person lived, identified them to management, and received no response. I had previously contacted them and they advised they would address it, which clearly did not happen. This was after our central smoke alarm kept getting activated regularly, to the point where no one bothered evacuating the building anymore. Another time there was a homeless person living in their car, which they'd somehow gotten into our parking structure. Hours later I got a hold of someone at the leasing office to tell them the person was slumped over in their car in a visitor space and they LAUGHED and said they would send someone to look into it. One of my last interactions with someone at this company was the manager (Matthew Comicz) for the complex. We asked for his help for a billing issue I hadn't been able to get resolved for months. We'd been double charged for parking when they switched over to a new resident portal. Every month I would call the central number for the management company and they would remove the charge, only to have it reappear the next month. We explained the situation in great detail, including that we'd already reached out to the company directly and couldn't find a permanent resolution. His response: "Everything looks accurate on my end. You can certainly give our Rent partners a call at ext. 3 tomorrow for further explanation." I responded that we'd already done that and received zero response. Management here is a joke. Shoddy construction and maintenance is also a major issue. We lived for MONTHS in a unit that would intermittently smell like sewage. The smell would fill our whole 2 bedroom apartment and even reach the hallway outside our front door. I called emergency maintenance for it once and no one was ever sent to assist. Maintenance sent various "specialists" to tear apart our bathroom to try to find the source, gaslighting me the entire time and telling me there was NO WAY the smell could be coming from the toilet when I asked them to repair the wax seal. After 2 months they finally sent someone to repair the wax seal like I'd been asking for months and, SURPRISE, it instantly fixed the issue. When I complained about how long finding a resolution took the manager sent a bottle of wine and a note, which was a nice gesture. A better gesture would have been resolving the issue immediately when a resident told them their apartment smelled like LITERAL SHIT. Months later the issue reappeared and they sent the same guy to repair the wax seal. He said the previous person hadn't done it correctly. I didn't have the heart to tell him he was the one who did the original work. The maintenance people are nice enough, but they seem way in over their heads. The last issue is the neighbors. It's always up in the air whether you'll be able to go to sleep at night because your neighbors might decide to throw a frat party and "security" (which I've never actually seen - read all the reviews about people's cars getting broken into) will take their time to address it. The walls and floors are paper thin and you will hear everything. We lived on the fourth floor (or as they call it "penthouse," which is a joke) and could hear our downstairs neighbor's every move. I recommend living literally anywhere else. I'm sure management will respond to this review and say all issues had been resolved on their end, just like they do with all the other negative reviews. Just note that regular emails are sent out enticing residents with gift cards for reviews.

This place might look all shiny and luxurious on the outside, but they are deceiving you. Absolutely ridiculous fees they tact onto your lease and continue to add things throughout your stay with them. Would not recommend this apartment if my life depended on it! Stay far away from this complex and warn others as well. They'll take your money but can't even guarantee that your car won't get broken into on their own property!

Renters beware. The only thing good about this complex is the maintenance guys are so nice. But other than that, super overpriced, the managers or rental team take days sometimes weeks to respond to any updates or request. There's always alarms going off in the buildings, you have to pay an extra fee just to get your mail. They offered no credit on the amenities during covid since we couldn't even use them. Read the fine print and good luck

The first week: I was asked to change my move in date til later cause the apartment wasn't ready. Had to call maintenance for the washer not working, twice, cause the first time wasn't properly fixed. Had to call for water leakage from the under the sink and the dishwasher. After a couple of months, the heat from the dishwasher literally destroyed the cabinets surrounding them and they were never replaced although a maintenance request was placed. Nonsense charges prior to move out. Returned the keys a month before lease due date and besides rent and full utilities, got charged for VACANT fee. Returned apartment with every detail clean, just to be charged for cleaning fee. There charges state damage to "living room door" but there is non. But every door is listed with "damage". Just ridiculous.

2nd One Bedroom: - There was, a now old policy at 3400, which required visitors to go to the security booth and state their name, the resident they were visiting, the apartment number, and security would issue the visitor a pass. It was a long-standing practice that residents could go down in advance and give the security officer the information to make their jobs easier and more convenient for visitors. Security and the management office encouraged residents to call in advance. RENTERS PLEASE BEWARE: The face of this community may look great, but they engage in unethical, and illegal leasing practices. They will abuse any opportunity they have to screw you over. Go look at the enclave, 580 Anton, or the new apartment complex being built across the street from the Marriot.

The boyfriend and I were very interested in looking into this place. We made an appointment for today at 1pm. Arrived on time to be told it will be a few minutes and we can wait because the tour guide just took someone else on a tour. Front desk made it seem like only several minutes until my boyfriend asked how long we will wait. She said 30 minutes. Um..... What? We said why do we need to wait 30 minutes if we booked an appointment? Her answer... "One of our people went out on lunch just now. And their lunch fell on your appointment, but it's CA Law that all employees must take a lunch." Then we asked well why did you schedule an appointment for this time? ..... She literally repeated her answer without apologizing for their scheduling error. You don't need to tell me the damn law lady, we all work and know about taking a lunch...next time you want to inconvenience a potential customer, apologize and own up to the mistake instead of spitting out fun facts. Lack of professionalism. Place looks old and no where as nice as as Irvine, Newport, and other places in Costa Mesa. There is only one guard on duty where you have to check into his little kiosk and it took almost ten minutes due to three cars infront of us. If you have guests over it would be a nightmare for them to check in. On to the next apartment complex!

By far one of the worst apartment complexes I lived at in Orange County. Both gates never work, the elevator codes never work. The elevators were broken month after month. Very unsafe! Mold in my shower, A/C went out over & over. Noisiest apartment complex next to the fire station. Leasing agents never help, parking is horrible here. Don't park anywhere else you will get towed, this place is horrendous. I've been a real estate for 10+ years and I would never recommend my clients of any friend / family to live here. Stay far away from 3400 avenue of the arts. Terrible.

I visit my buddy and his wife here on a weekly basis. Parking is horrible. Forget inviting friends and family as they will never find a spot. Sometimes takes me 15 minutes to find a spot. Car break ins are common The jacuzzi continually breaks and it smells horrible. Everyone has dogs and they poop all over the place. I have seen pet urine, feces, and barf in the elevators, in the hallways, right by the indoor mailbox, and other places. This place will never get my business!

Absolutely sketchy place now. Look at the reviews. They have serious safety issues, car break ins, charging for guest parking now. When you ask them about it they pretend they have never seen the reviews. They will nickel and dime you to the extreme. They are currently holding part of my application fee hostage. The elevators smell like sewage. The good reviews they are paying for or giving people discount to review. They wont offer you a year lease only 14 or 16 month ones because they want to lock you in as long as possible. Also the rent price is not accurate because they charge extra for parking ($60-$100 per car), pets ($100 per month per dog) and the utilities they overcharge you for. DO NOT MOVE HERE YOU ARE BETTER OFF ANYWHERE ELSE.

Don't move here please for the love of god. Roaches, secret charges, and shady business practices. I can't stress enough how bad my experience was here. Horrible management, maintenance, and bug problems. First, secret charges: I moved parking spots to a cheaper spot, and after I spoke with management, they told me that I'm good to change spots and they'll adjust the payments to my lease. COOL. Couple months later, I get a notification telling me that I need to sign some documents from leasing office. It was to sign for the new spot plus the old spot I was paying for??? As soon as I read the print and I asked, the guy literally said "oh, my mistake, you don't need to sign", then why would you tell me I needed to sign? Roaches are a huge problem because people here are not clean. It's disgusting, I hated it. Found a ROACH nearly every day about to die in my apartment. Worst of all, trying to leave this place. 60 day notice, OK, so gotta think fast to find a new place. Gotta pay the rent, plus another two months just to leave, SO expensive. Then I don't get my SECURITY deposit back. Why? "cleaning services". A thousand dollars for cleaning? Mind you before I leave, cleaned the apartment spotless, fixtures, appliances, etc. Worst of the worst? I had to pay for the amount of time that the apartment was not occupied after I moved out. THIS is in the lease, and they don't tell you. So if you leave in JUNE, and no one leases for the month, they prorate it by day, and you still have to pay for gas, water, amenities. You will not get a hold of management after you leave because they no longer provide a product/service since you no longer pay rent. Legal robbery.

MULTIPLE MOTORCYCLES STOLEN. There were multiple motorcycles stolen within months and the manager knows the cameras don't work and did nothing to get them fixed. I spoke to the regional manager and she did nothing either. Security is a joke. Do not live here, especially if you own a motorcycle.

On behalf of my daughter, I'm giving this place a 1 and would give it less for false advertising. The studio is listed for $1585-2036 which draws a lot of activity. Once you get there, the true price is 1809, so the range should start at 1809. They didn't have anything for less. It was a complete waste of her time.

After living here for the past few months, 3400 had made me to leave another review once more. I would like to talk about how the staff care about your request. I recently had a problem in the parking area. I have parking spot 51 in the G building, and the next one (spot 50) is for COMPACT vehicles only. It used to be a mid-size SUV, but it wasn't a big issue because it parked within his/her parking line. After it changed to a Chevy Tahoe, the car never is parked within the line (it invades to our space). Now we only have very limited parking space that we need to be careful of the pole, and the Tahoe next to us. In addition, we are checking everyday to make sure if Tahoe made any scratches by opening his/her door. I and my wife felt very unpleasant by this parking manner and brought this issue to the office. I have submitted online request regarding this issue. I talked to the parking patrol people at the gate twice, and left a voicemail three times. I couldn't spare a time to go to the office yet. The people in the main entrance gate say this issue is out of their hands. After leaving multiple voice-mails and online request, I received 0 RESPONSE!!! I am leaving this review to get a call from them to resolve this issue (I wish I can make this sentence bold and underlined). This is worse than the worst DMV stories. I understand this parking issue created by other resident is not the management's fault unless the vehicle is owned by them. However, the bigger problem is that the staff cares 0 for you!!!! P.S. I am not faking this issue.

DO NOT MOVE HERE. I am writing this review with immense disappointment regarding the recent changes made by the property management company. The decision to eliminate all visitor parking spaces without notifying tenants is not only infuriating but also a blatant disregard for our rights as paying residents. The new arrangement of 8 inaccessible parking spots at the farthest end of the complex is completely unacceptable. As tenants, we invest a significant amount in rent and an additional $60 per month for parking, expecting a reasonable level of service and communication. Unfortunately, the lack of transparency and communication from the management is beyond frustrating. The sudden removal of visitor parking without any warning is a prime example of their negligence towards the well-being of their tenants. Adding insult to injury, the recent policy change regarding water filters is another disappointment. The fact that tenants are now required to purchase their own water filters, when it was once a complimentary service, is a clear indication of the management's disregard for the convenience and satisfaction of those residing on the property. I use to LOVE living here and now I will not be renewing my lease because they simply do not care about their tenants.

Don't go here to deliver packages. It's very difficult to find the address. You can't get in or out. People who live here shouldn't order packages either. It's really harmful!

***Before you read further - MY NEIGHBOR HAD HIS 2009 BMW STOLEN FORM THE 3400 PARKING LOT WHILE HE SLEPT IN HIS APARTMENT. They caught his car driving away on video, but wouldn't do anything else to help him, and the car was never retrieved. 3400's city is "Costa Mesa" but you can literally throw a rock from the property to Santa Ana, and your phone will tell you you're in Santa Ana when you're there. Don't be fooled. I lived at 3400 for about 3.5 years in multiple units. The property is beautiful and the amenities are great. That is the ONLY plus. The gardeners do a great job. The office is the absolute worst, most unprofessional management I've ever encountered at any apartment I've ever lived, and it's such a shame for the price. You have to do the work for them, and they do *not* think outside the box whatsoever. Security is HORRIBLE. Cough too loud and you'll have security at your door telling you to quiet down. No joke, security knocked on my door as I was quietly reading a book (no music or TV on) by myself at home -- telling me to quiet down. They are quick to pester anyone they feel, but when you need them for real help, forget it. There are a LOT of crime and break-in activities at 3400. The staff puts notices on your door about it every 3-4 weeks, and it's probably because security is too busy knocking on doors at 4 PM tying to get people to quiet down rather than checking people coming through gate like they should be. The parking is ridiculous, so I don't recommend having many friends over because they won't find a parking spot. I had a friend circle the lot once for half an hour and eventually give up. The walls are PAPER THIN and so are the floors/ceilings. Almost all units there are hardwood floors, so enjoy listening to every footstep above you & be ready for the people below you to complain about you walking too hard. Godspeed if your neighbors are women who like to wear heels. My car's paint was almost destroyed by a vent in the parking lot over my space. It took me close to 6 weeks to finally get them to let me change my parking spot. Again the office doesn't think for themselves & don't see why a pipe leaking some unidentified gas over your car is a problem. Speaking of parking, all cars are parked on the ground level with the "first level" of apartments on the 2nd story. There are several motorcycles who leave throughout the morning that make EVERY CAR ALARM GO OFF IN THE ENTIRE COMPLEX. Between that & the neighbors walking above you, don't plan to sleep too much at 3400. Living at 3400 got progressively worse until I finally couldn't take it anymore. For $2,500 a month for a 2B/2BA in "Costa Mesa" (Santa Ana), you're better off saving $800 and moving to another spot in Santa Ana. Trust me on this one, 3400 is the absolute pits. I have never felt more strong about writing a Yelp review than I do now due to my disgust with 3400.

BEWARE POSABLE ILLEGAL PRACTICES LEASING! found a great deal online, and moved quickly the same day it was posted. I went in personally and set up a tour got approved and paid an $800 hold fee to take the apartment off the market. This hold fee as I understand per Cali law is a bond. Again I was approved before paying and had the credit approval in my email. So I start filling out the online lease agreement I even got to the end and ended up paying part of the first months rent! so I wouldn't have any move-in day costs. All this was done through their portal that the leasing agent gave me access to. I E Signed the lease! I only had to provide renters insurance at this point. But since my move-in date was two months away no problems. Then suddenly yesterday I get an email saying that they excepted the current tenants recind of the move out notice! And now there is no comparable price on any apartment available. I signed a lease for a specific apartment. I was APPROVED and PAID RENT! Short Of a natural disaster or uninhabitable unit at move in, how was this even legal? The correct response from the leasing office to the current tenant should've been, "sorry we have already leased out your apartment"! I may have to contact my company's law firm (yes I have great benefits)
