Detailed Information for 707 Leahy Apartments

Exercise extreme caution when considering properties listed by the horrible company “AIR Communities” on rental platforms. While their promotional visuals might appear enticing, prospective tenants should be forewarned of a multitude of hidden fees. Beyond the baseline rent, there are significant charges for amenities such as parking, water, and mail services, which often require an additional subscription. The following are crucial observations derived from reviews by past tenants across multiple platforms. It is imperative that you review these insights meticulously to avoid potential regrettable experiences.

Here is 12 reasons why you SHOULD NOT! consider moving into 707 Leahy Apartments:

  1. Persistent Obstructive Parking: A van has been consistently parked in a manner that blocks access to the parking garage for several months, despite management being aware of the issue.
  2. Excessive and Hidden Costs: Additional costs, such as common area utilities, parking, mail, insurance, and excessive cleaning and painting fees upon moving out, significantly increase the financial burden on tenants.
  3. Cell Signal and Amenities Issues: Residents report no cell signal within apartments or parking areas, small washers and dryers, and frequent elevator breakdowns leading to inconvenience.
  4. Noise and Thin Walls: Constant noise from various sources, such as the gym, elevator, trash chute, stairs, and neighbors, disrupts the living experience due to thin walls.
  5. Predatory Management Practices: The management is criticized for a slew of hidden fees, misleading renewal practices, and an excessive focus on monetizing various aspects of the living experience.
  6. Exorbitant Move-Out Charges: Tenants have been charged almost a thousand dollars for move-out cleaning, and have also faced unnecessary repainting fees.
  7. Unresponsive and Unhelpful Staff: The staff has been described as difficult to reach, unhelpful, and making false promises.
  8. Unreasonable Utility Bills: Residents complain about paying exorbitant amounts for utilities and common area costs, with bills often much higher than expected.
  9. Parking and Security Concerns: Extra charges for parking and reports of cars with broken windows raise concerns about safety and value for money.
  10. Restrictive Use of Amenities: Amenities like the technology lounge serve dual purposes and are not always accessible to residents. Mandatory fees for mail lockers and small washer/dryer units are also concerns.
  11. Quality and Maintenance Issues: Issues upon move-in and subsequent maintenance visits have not fully resolved problems, raising questions about the property’s quality and upkeep.
  12. Noise and Disturbances from Common Areas: Noise and disturbances from the pool and BBQ area, along with complaints about water quality, have been sources of discomfort for residents.

It’s essential to keep these points in mind and possibly look for other rental options that provide not just a decent apartment but also a pleasant overall living experience.

Don't move here. The management is awful. The elevator was always broken and they took the security deposit even though the apartment was clean as can be. I left this hell hole 4 years ago and am way better off now. Never move in here. Shamefull place

Moved in here because of the 5 star reviews. Issues: 1. Lots of hidden costs, you have to pay for the parcel locker, for using the garage ($100 per month). If you want to use the EV charging station you have to pay $35 per month + actual charging costs. 2. I moved here because it seems a quiet place, however people (kids and adults) are screaming at the pool everyday and the BBQ oil and smoke fills my home EVERYDAY. I am drown in noise and smoke unless I keep all windows closed all day. And I have to pay $35+ utility fee each month to keep those useless utilities going. 3. The water quality is horrible, it tastes weird even after filtering. 4. Lots of issues upon move in, e.g. I got 2 maintenance visits so far and haven't fully fixed the issues yet. 5. Regardless of what complaint you have, the management will tell you that they haven't received the complaint from other units, so this is not a real problem, just deal with it.

My partner and I lived in this community for one year. The facilities and the staff are nice, but the management is highly predatory. We would not recommend this place to anybody. The good reviews are because they run a lottery for newcomers who leave google reviews, and yes things were quite rosy at the beginning, but not for long. Major issues: 1. Fees, fees, and more fees. While the rent might look appealing at first glance, there is a ton of hidden fees. You will be responsible for paying the common area utility, which is more than $100 a month. You will also be paying for every single utility item you can think of and more. Overall, the utility bill was 17 items long and we paid more than $200 dollars per months in addition to rent and parking. Oh yeah, and parking is another $100 per month per spot. 2.Late fees. They sent us the renewal offer one week before we were supposed to send in the "move out notice," and told us we had till the last day of our lease to renew. I personally found it to be shady and highly misleading that they gave us the offer so late, never reminded us of their longer-than-normal 60 move out notice deadline, and implied that we had till the end of our lease to decide. When we actually told them we were going to move out, they immediately told us we were late and would pay the extra days at 125% of the market rate! 3.Move out cleaning fee. No matter how clean you leave your apartment, they have a mandatory deep cleaning fee that will be taken out of your deposit. So dont actually expect to get any of your deposit back. They actually try to convince you how it was a good deal and you were lucky they are only charging as much for move out cleaning, which you would think is their job to begin with. Minor issues: the chairs in the common area are becoming worn out and nasty. They dont look like they are going to replace them. The "common area" or the "tech lounge" is in fact the leasing office, so no common indoor space in reality. The mail lockers requires a mandatory paid subscription, and they are a pain to work with. We constantly had issues retrieving the packages because they ended up in the wrong lockers. The agents would also move your packages without consulting you. The furnishing looks nice on tiktok but is actually quite cheap. We had tiles moving around and "wood panels" falling off. All in all, they will try to milk you of every penny they can get through hidden fees, traps in the lease and all its addendums.

One of the worst places I've had the displeasure of living in. Would advise to highly stay way from this place and the sleazy management company.

We are extremely disappointed with the unprofessional service of the leasing office. Made a reservation for an in-person tour on 10/12/24 at 4:30 pm and received the confirmation email, along with the contact information of the community manager. We drove 40 minutes and arrive at 4:10pm (there was no one there). Tried calling the number on official website but there was no response (apparently the leasing office is not opened on Saturday, but the website said it is supposed to open on Saturday). Tried calling the community manager number on the confirmation email but ended up being a wrong number. It is not the customer's responsibility to validate the accuracy of information appear in both official website and confirmation email.

I was amazed by how ridiculous they can get when it's getting to rob your money: I lived in many apartment and houses before living here, and never got charged a deep cleaning fee nor a repainting fee, but this place charged almost A THOUSAND dollars move out cleaning fee! They even charged the repainting fee for no reason. You also have to pay for super expensive car parking, common area utility, parcel lockers, and many thing else. What's more, the renewal offer they gave raised my 1b rent by around $500 per month. Oh and the only elevator is broken right before I move out, and they need around 3 months to fix it. So be prepared to climb the stairs with your heavy parcels frequently. The staff is hard to reach, never helpful, and frequently make false promises so don't trust whatever they told you. I believe there are many other places to live in without needing to spend so much and at the same time having an awful experience.

This annoying van has parked in this location for months now, and management is well aware since their leasing office windows overlook it. It conveniently blocks the entrance to and from the parking garage. I'm almost sure this violates not only parking structure and fire codes, but most importantly, the common sense rule. What a joke!

I have lived in 707 Leahy for a year now and have actually enjoyed my time here, however, there are a few things I don't like about this community: - Utilities: I live in a 1b/1bath and pay $240-$270 a month in water/sewage/trash/common area water and electricity (this does not include my own electric bill). Apartments don't have individual water meters so your water bill will depend on the community complex consumption, not your own. You will also be charged for common area electricity. Bottom line: expect to pay $80 to $100 more in utilities that you would pay anywhere else. - Parking is not included in the rent. Expect to pay an additional $100 a month if you want to park your car in the garage. There is on street parking around the building but I've seen cars parked on the street with their windows busted so beware. - There is a $50/year fee to use the community's mail lockers/hubs and I don't believe this is optional. - The technology lounge serves as a leasing office Tuesday to Saturday until 6 pm so even when they tell you this area is one of the amenities of the community there are very few times of the week when you can actually use it. There is no other clubhouse or indoor rooms for residents to use. - Washer and dryer units are very small and inconvenient for 2 or more people. I had the worst lease renewal experience, the company that manages this community is awful. They ask for a 60 day notice and gave me the renewal offer only a week before my notice was up. Not only that, they wanted to raise my rent by 13%! I moved here a year ago when most of the pandemic restrictions had ended and rental prices were picking up so my base rent was not cheap to begin with, it was actually significantly higher than some complexes around the area (at least $400 above without accounting for the parking fee). I was expecting my rent to increase but not by 13%. I asked them for my renewal offer more than a month before I had to give them my notice and every time they told me they were working on it. By the time I should have received my renewal offer they had an apartment just like mine listed for much less than they want me to renew mine for. Instead, they decided to wait to the last possible minute to give me my offer just waiting for the market prices to go up. Overall the community is nice, everything is well maintained and clean and Hernan and Katrina are the nicest, most attentive people. However the management company is awful. The 1/1 units are on the small side and for what you end up paying at the end you will probably get more amenities in another complex. I'll make sure not to rent with AIMCO/Air Communities again.

Renter beware - Pros: - Units have tons of storage - Smart home ready except for thermostats - Well maintained, new construction Cons: - Hidden costs - Common area utilities, parking, mail, insurance. Add $300+ to your base rent monthly and expect $500+ coming out of your deposit in painting and cleaning charges - There is no cell signal inside the apartments or parking - Very small washers / dryers - Elevators keep breaking - you may pay for parking close to your apartment to bring up heavy items but you will need to walk around the community to find a working elevator frequently - 24/7 noise coming from the gym, elevator, trash chute, stairs, and upstairs neighbors. The walls are very thin

My partner and I have lived here for about 2 months and we absolutely love it. Everything went crazy during COVID-19, but the management was over-communicative (which was awesome), and really went the extra mile to make sure our move happened quickly and safely. Now that we are in our beautiful, well-lit 2BD, we are so happy we made the decision to be here. Katrina and Hernan have been great on-site support and have really contributed to the sense of community here!! It is very rare to find an apartment in Silicon Valley that has this much space and sunlight. The Kitchen has reawakened my love for cooking! There is a lot of construction happening but the windows are very solid. The work has been occurring during business hours and only a minor inconvenience. We're looking forward to the pool being finished and meeting all of our new neighbors once things return to normal. --------- Addition: you will never see a cent of your deposit even if you clean the apartment because they charge you $800-900 to turn over the apartment after you leave. Not only did they not give us any of our deposit back, they charged us an addition $100+ dollars. I'm never living in an AIMCO complex again because you just get nickeled and dimed the whole time.
