Originally I gave this place a 5 star after living here for a few months but this place has drastically diminished in quality. There is no longer a concierge staff in the building due to cutting cost. Avoid this apartment complex.
This management cares more about google reviews than they do the needs of their residents. DO BETTER.
They abruptly took away 24 hour concierge services without notifying residents. This place is poorly managed.
I have lived in this building for 2 years. When Aimco recently bought it we have seen a constant reduction in amenities including the most recent loss of 24/7 onsite concierge. They claim to still have concierge service, but now it is an off-site call center "concierge" who lets in anyone into the building creating a big security risk in an area well known for violent crimes. Aimco has been one of the worst companies I've had to deal with. I do not recommend this building or any building Aimco manages.
We recently moved into this building after receiving an amazing tour and being told that we would have easy access to the garage, 24/7 concierge (it was specifically stated during the tour, and move in, that someone would always be at the front desk), and a quick responding maintenance team. Our lease started and we couldn't move in right away because they had not finished prepping the apartment, fine we figured not a big deal, we walked around the apartment quick to see what needed fixing on our own, informed them of our list, and gave them an extra week. Our list including simple things that you would want in an apartment like doors that close and drawers that open. After several requests and nearly a month our drawers remain broken and a door is still damaged. Aimco management is terrible at communicating with residents. They switched to the the Luxor package system, which is fine, but failed to mention the initial sign up fee, and the fee if you don't pick up a package within 3 days (so it seems it's on us to dispute charges if someone sends us any packages while out of town). Then they got rid of 24/7 concierge saying that leasing will fulfill some of those duties during the day. Leasing is never there and on several occasions the front door has been propped open with no one in sight, all strangers are welcome to get in the building. There is also a call line and when I used it I was not asked for any credentials so anyone can get in (number posted at the entrance). Since this change we have already had some stranger in our "private" garage looking through cars. Cops had to be called. This is only week one... They also never gave us the garage strip for our car so the only way to get in is by calling and waiting. Not to mention they abruptly let go some very friendly staff to save money with these new changes (honestly these employees factored largely into our decision to move in). We are not getting what we were offered... There was a day where the fob readers weren't working but there was someone at the front desk. If that happens now everyone will be expected to call and who knows if they will even be able to access things that are already glitchy. They shouldn't be removing any services until the expected services like code entry are installed. Disappointed... Hope it gets better.
If i could rate this building a zero, I would. I used to feel safe and happy to live here, a place I've called home for the past five years. Since the new management took over in May 2018, they've implemented so many changes including the discontinuation of 24/7 concierge services have made most residents like myself feel less safe and vulnerable in an area where crime is rampant. What's more they are charging "services" that we weren't charged for in the past without any effort of transparency. 777 S. Broad was great for the first years I was here: the staff took care of the residents as if they were family. Under Aimco, we lost our 24/7 concierge, which is difficult for people who need help with packages and calling taxis. I was treated rudely when I asked for help with a package and told it was my problem if no one were there to help. I don't know anyone here now who is happy.
Used to love this building, but new owner, Aimco, took over. They slowly did away with services while charging more and than recently did away with 24/7 concierge without advising residents of this major quality of life and safety change. Instead they sent an email one day after ending service, saying they were "excited" to have "enhanced" security service. The "enhanced" service is someone sitting in a building attempting to monitor numerous screens from not only our building but all of their other recent non-concierge buildings. Security in building is now non-existent as the new "security" has no ability to vett people coming to door or parking lot gate. "Security" lets anyone in without any check on whether they should be here. If security is important to you, this is not your building.
Do NOT live here. The apartments are great, the location is great, but the stomping that occurs overhead just about every night, and sometimes at 1 or 2 am in the morning, since we moved here 15 months ago is driving us INSANE!!! The management apparently is helpless to do anything about it and it is interfering with our daily and professional lives and detracting from our enjoyment of the living situation. We feel we have no other recourse but get an attorney to get us out of here before we are totally losing our mind.
Apartment doors are kicked in and people are robbed, homeless people hang outside all hours of the day, the residents of row homes across the street hang out on their stoops and smoke weed all day, and shootings occur in the neighborhood regularly. The crime is so bad that the gas station next door has bullet proof glass and cops sit outside all day. The noise from gangs of illegal ATV riders is deafening. Management takes months to replace broken appliances and the automated gate in the parking lot malfunctions, damages cars, and the insurer refuses to take responsibility. What a great place to live!Edit: It took six months for my girlfriend to get a new washer and dryer in the unit, so the 48 hour turnaround time on service requests is laughable at best, as was the loud industrial fan that was placed in the apartment to dry a massive leak. There is no signage warning residents about the dangerous gates either. The community sent out reminders to not piggyback after my car was damaged, not before. Prior to the gates malfunctioning, they would not close while a car was in line to leave. The gates are often malfunctioning and inoperable as evidenced by the email and even employees I've spoken with are willing to attest to it.

Broad was a real standout in terms of the sense of community that we felt talking with other renters, the concierges (more on that later), and the leasing team. The vibe was 100% upbeat, friendly and positive. This was largely due to the super efficient and genuinely friendly concierges on-site 24/7. And additionally, the amenities and apartment were a good value for the rental fee.We got some hints of things to come after a few months. For as friendly as the staff, housekeeping, leasing and concierge's were the communications from "management" Aimco777 (that's how they sign off on their emails) was cold, authoritarian in tone, and most often fairly cryptic.One of the downsides for us was the location of the building. Not really centrally located in town, but also in a bit of a dodgy area. There is consistently a police cruiser parked next to the building on Catherine St. A stranger was chased off our parking lot last week, and was seen again hanging outside of the building. I would not walk alone as a woman around the building at night. This was not a major concern until the building mgt. discontinued the 24/7 concierge services we enjoyed for safety as well as convenience last week. The change was conveyed via another very cryptic email, trying it's best to put a positive spin on a major life change for the tenants. The concerns are there is no one to filter people who might tailgate in behind someone walking or driving in. As well as concern for first responder's who would have to call a central dispatch phone number answered off site to gain access to the building. This is a huge concern given the location of the building. As a result of these changes and the way they were represented and conveyed the whole tenor of the building's community has gone out the window. And the older people who live here are truly scared. It is not what they signed up for.Management will counter that they've just installed an extensive network of cameras around the building. Which is great to play back and watch a crime or assault after the fact, but does nothing to stop or deter it. I have no doubt Management will respond that they still have 24 hr. doorman service, "just altered" as they did to another negative review. That is an extremely disingenuous statement because "altered" means someone is remotely located to answer the phone and the less than honest statement they've made in the past that their leasing agents will act as concierges/lobby attendants. Which is a stretch as their #1 and #2 jobs are renting apartments. So, just more of the spin and cryptic communications from Aimco777 Management as referenced in the beginning of this email.So, if the safety of a doorman building is on your checklist. You may want to reconsider making 777 S. Broad St. your home.
We are going on our third year of being tenants in the building. The first two years were seamless and easy - we then decided to move to a bigger apartment in the building thereby also significantly increasing our rent payments. However since moving in we have experienced significant problems - including washer not working, freezer door seal broken, smoke smelt through the bathroom (and we're pregnant...) amongst a range of several other issues. With the up charge of rent one would have thought an appropriate inspection check would have been made prior to moving in but clearly this was not done. Service has been disappointing but lucky we have our maintenance contact (Shaquan)who always helps out - however such frequent maintenance requests for an apartment we have only occupied for 2 months is far from reasonable. It's exhausting to constantly keep a track of all the basic necessities one would expect for an apartment at this price point - we hope the building does better.

Unfortunately, none of these promises have held true. Below are the main frustrations that we are currently experiencing - -Management abruptly removed the 24-hour onsite concierge. Now the concierge is only present from 5P-5A. They plan to put a 'tech' bar in the place of the concierge desk, which no one will ever use. Management is trying to cut costs and will eventually remove any presence of the onsite concierge once the 'tech' bar is installed.-Takes forever to have a maintenance request completed. The maintenance staff is so nice, unfortunately they are just working under poor management. -They installed the Luxor lockers where packages are delivered (instead of delivered to the concierge). On multiple occasions our packages have been put into the incorrect locker and have taken forever to find. Also, some of our packages have just been left out and unassigned. Not to mention, the lockers come with a $50 annual fee that must be paid by the residents. -No word of the dog run being built. The 'pooch park' they have in the parking lot is never clean and is always filled with dog poop. -The gates to the parking garage have been broken on multiple occasions. Minimal security efforts have allowed someone to get in and snoop around looking into resident's cars. Honestly all our frustrations are now heightened by the removal of the concierge. The building is no longer secure. Anyone can make their way in as the front is rarely managed. The concierge staff was what made this building great and it was a huge mistake on management's part to remove them. Not only did you remove your resident's sense of security but you removed the people who instilled a feeling of community here.
If you notice the reviews they are very recent. When I first moved into this building it was privately owned and the focus was on great amenities and customer service and satisfaction. I would have given a 5 star review back then. The appliances in each you were high-end brands with great features. The concierge staff was very professional and well trained. Packages were received at the front desk and the concierge staff would assist you if needed and/or delivered inside your unit if requested. There was always a smile and friendly face. Maintenance requests were responded to and handled the same day. Since the new company took over this summer many things have changed. The focus has gone from customer care and satisfaction to profit maximization. No longer are there luxury appliances, concierge service, highly trained property managers, and experience concierge staff. Thank goodness Peter Friel was retained at the concierge desk after the management change. Otherwise, other than location this building has lost is "shine". Let's start with building management. The current property manager is not experienced in property management, yet was put in place with no training during a major transition. Maintenance staff have been let go without timely replacements so repair requests have not been acknowledged or fixed for several days. After sending photos/videos of a broken microwave, the replacement was the cheapest model that could be found. I purchased a better quality microwave for my staff. The concierge service is really non-existent at the point. Packages now will be placed in a locker which is fine but charging for a package locker (if I don't sign up in time) and an additional fee if I can't get to my packages in 3 days seems geared toward the new target market of people who management feels needs a little motivation to be responsible. You can email and call management but all you get is an intial corporate line about how valued you are and they are trying to make things better and more efficient. However, things then go radio silent. So to managements corporate line, I say you have failed so far. I chose this building for a variety of reasons including personalized touches that now seem to be going wayside. It reminds me of the saying... "what happened to the good old days".
Amazing location and beautiful building but not safe and the what is worse, is that management continues to turn a blind eye to resident complaints and security concerns. When I was evaluating a new home and visited 777, they sold me on the 24/7 concierge. Without warning, they removed 24/7 concierge and replaced it with a new "smart technology" which has failed multiple times. Very concerning and Aimco refuses to own up and do anything to fix it. As you can read in reviews below I'm sure they will respond to this post and say this is not true, and to email them, to which our reply will go silent. If you want to get what you pay for, like a 24/7 concierge, 777 is not the place for you.
