Detailed Information for Avery Row Apartment Homes

Exercise extreme caution when considering properties listed by the horrible company “AIR Communities” on rental platforms. While their promotional visuals might appear enticing, prospective tenants should be forewarned of a multitude of hidden fees. Beyond the baseline rent, there are significant charges for amenities such as parking, water, and mail services, which often require an additional subscription. The following are crucial observations derived from reviews by past tenants across multiple platforms. It is imperative that you review these insights meticulously to avoid potential regrettable experiences.

Here is 14 reasons why you SHOULD NOT! consider moving into Avery Row Apartment Homes:

  1. Absent Management: Zero on-site management presence, leading to unresolved tenant issues and concerns.
  2. Delayed Maintenance: Reports of prolonged periods without essential services, like air conditioning, despite multiple complaints.
  3. Overcharging Practices: Instances of being charged for services without prior agreement, such as costly repainting fees and unexpected damage charges post-move-out.
  4. Difficult Communication: Inconsistent responses, with several prospective and current tenants finding it nearly impossible to contact management for essential needs.
  5. Hidden Fees: Additional charges not disclosed upfront, such as fees for public area electricity, trash collection, and smart home features.
  6. Poor Handling of Maintenance Requests: Ignored or deleted maintenance requests, leading to unresolved appliance issues within the units.
  7. Unfair Deposit Retentions: Complaints about not returning hold deposits even when the lease has not been signed.
  8. Inflated Rent: High rental costs not commensurate with the service and living conditions provided.
  9. Double Renting Allegations: Accusations of the management charging rent from outgoing tenants while simultaneously leasing their units to new tenants.
  10. Unprofessional Staff Behavior: Negative interactions with management personnel, including rudeness and lack of cooperation.
  11. Inadequate Soundproofing: Complaints about noise from neighbors, indicating poor building construction.
  12. Unpleasant Odors: Persistent issues with marijuana smell throughout the building, affecting the living environment.
  13. Security Concerns: Lack of a secure entry system, making it difficult even for potential tenants to access the building for viewings.
  14. Misleading Online Presentation: Discrepancy between the online portrayal of the apartments and the actual living experience and unit conditions.

It’s essential to keep these points in mind and possibly look for other rental options that provide not just a decent apartment but also a pleasant overall living experience.

I would like to echo the review from another potential new tenant. My partner and I tried to contact the number shown online multiple times, but we were told that we could only make an in-person appointment in a specific date and specific time with the property manager. We asked whether there could be other options. No response. Followed up, still no response. So we drove by the apartment trying our luck. Finally we met a resident there explaining to us everything. This apartment has been transferred to 3 different management companies since 2014. Now the new management team literally gives up managing this property. They got rid of the leasing office. The property manager probably only shows up once a month; that's why it's so hard to schedule an appointment with her. The amenities were great, except the gym is rather small. We didn't get to see any unit, but the hallway, clubroom, rooftop, garage all look pretty nice and clean to us. The only concern is the additional fees that the new management team charges on residents. We were told that there would be all kinds of bizarre fees, such as electricity usage in the public lobby area; the bill could be as high as $50/month per unit, so the residents just turned off the lights in the hallway voluntarily. Another fee was the trash fee. Since they team with some companies to pick up large furniture from residents and it's shared by all units, that bill could be as high as $70/month. We were told they even charge the smart home lock for about $15/month? All of these are not listed on the website. Since this is a long-term residence apartment (their lease is at least 19 months), we guess that's why the property manager isn't in a hurry to find new tenants. We are surprised to see units got leased out during the whole month while we're trying to get a tour but couldn't. Probably it is just not the place for us.

I submitted an application for a 2 bedroom apartment and was barraged with documentation requests via email. After submitting the requested documentation and ultimately being approved my plans changed prior to signing the lease and they kept my $1000 hold deposit! I am presently seeking this deposit refund in small claims court! The entire application process is vague and one-sided (all favoring the landlord) and clouded in disclaimers, all of which you have to agree to prior to even submitting the online application. Stay away from this property, there are so many other properties in the area from reputable management groups that don't try to steal an applicant's deposit!

Do not rent at this apartment building. They have zero on site management and there's a horrible pot smell in the building. The air conditioner on the fourth floor was broken for three weeks. Despite multiple reports to the building maintenance department of this. It did not get fixed in a timely fashion The Fix only happened once a resident left a thermometer in the hallway to record how hot it was on the fourth floor .Once I moved out they charge me $400 for re-painting a bedroom they repaint the apartment every time someone moves out, they claimed damages after I had left the building and signed the move out inspection report that stated there were no damages and I would only need to pay for the $145 cleaning fee which I agree to. This company will charge you for every tiny thing everything cost extra the rent over inflated and they are impossible to get in touch with when you need to argue about charges they have poor communication between departments and they charge thousands of dollars in rent and will double rent the apartment if you break your lease early, they'll still charge you three months rent and re-rent the apartment during those three months. UPDATE: I have now received another i voice still charging me for painting a charge I was never informed I would incur. They replied to this review publicly but have not heard anything privately to resolve this matter. Another attempt to look above bored when they are taking tenants money ans charging them for services without any agreements or prior knowledge.

*This review is from a prospective resident, not someone who currently lives here* I could not get a hold of anyone from Avery Row to schedule a viewing. They have a lot of available units that look like they could be what I'm looking for, so I wanted to schedule a tour. Their online schedule portal doesn't work, and no one answers the phone. It just rings indefinitely. I was informed via text message by what I assume is an automated bot that someone would reach out to me when there was tour availability. It's been more than a week and still nothing. I can't imagine they are THAT busy -- the leasing office's entire job is to find new residents. I even showed up to the building hoping to get lucky with a walk-in tour but I couldn't get inside the building and there was no front desk facing the main doors that I could see to flag someone down to let me in. Very strange. I can't imagine actually living here and being unable to get a hold of the office for something...maybe I dodged a bullet.

I was excited to take a tour of the Avery Row apartments while I was in the area, because from what I saw online, it looked as though this apartment complex would be a great fit for my family; however, when I stopped by today I was not impressed. My sister and sat in the lobby for over 45 minutes and no one spoke to us. We eventually asked a person in the office if they were the leasing agent, and he let us know that he was IT and that the could not help us. While the lobby and the grounds are very modern and nice, the customer service needs some work, especially for the amount of money that the company is asking for rent along with the additional fees.

I don't recommend this apartment. The apartment is OK with over $3000 for a 2b. However, the service is so bad that it cannot even compare with a $2000 one. I rarely saw the manager Shawn with a smile on his face. What's worse, the dishwasher was not working with air dry since December 2021, after I submitted the maintenance request, Shawn told me he was working on buying a new heater, but he didn't. When I asked about it two weeks later, he said the heater type was not commonly used, and that's just done, my maintenance request was even DELETED. In April this year, I submitted the request again but still never got a response. Anyway, I am gonna move out in June. Then, the move-out inspection was like a robbery. I will be charged $50 for just a few stickers on the floor and over $200 for a not-super-clean bathroom table. I peeled off the stickers with my fingers in 1 minute and cleaned the bathroom table with just a towel. Below are the pics I took, see how ridiculous it was. What's worse, this apartment is about 10 years old, I have lived here for about only 1.5 years. I didn't cook much, however, one of the top glasses on the stove does not look new which is pretty understandable for a 10-year-old stove. The stove is working very well, no crack, no damage at all. For a couple of times when Shawn talked about the stove, he would RAISE his voice and THREATEN that I have to pay &340 for that area on the stove, which makes me feel uncomfortable each time. I have left some paintings on the wall because my daughter likes drawing. The charge to recover the wall was over $700, which I was able to understand. But when I said if I could find professional painters to do it, Shawn turned very angry and said I was wasting his time and left the apartment. How ridiculous it is because I am still an active tenant with more than two weeks due. Last but not the least, DON'T choose the apartment if you have young kids. This building isn't soundproof at all. When I moved in, my girl was ten months. When she was 18 months and just started running, we got a lot of complaints from under the apartment. In the meantime, the upstairs held parties almost every Saturday night, with loud music and footsteps noises even after 11 pm. The thing that I will remember forever here is that I met some pretty nice neighbors, especially the one next to my unit. They are like sunshine in the winter. That is why I did not give it a one-star!
