Detailed Information for Bent Tree Apartments

Exercise extreme caution when considering properties listed by the horrible company “AIR Communities” on rental platforms. While their promotional visuals might appear enticing, prospective tenants should be forewarned of a multitude of hidden fees. Beyond the baseline rent, there are significant charges for amenities such as parking, water, and mail services, which often require an additional subscription. The following are crucial observations derived from reviews by past tenants across multiple platforms. It is imperative that you review these insights meticulously to avoid potential regrettable experiences.

Here is 10 reasons why you SHOULD NOT! consider moving into Bent Tree Apartments:

  1. Overpriced Rent and Hidden Fees: The rent and additional fees, including those for pets, are considered to be very high, with some residents feeling as though they are being financially exploited.
  2. Poor Noise Insulation: Some reviewers complained that they could hear their neighbors walking or showering, indicating issues with noise insulation.
  3. Unmaintained Common Areas: There are still mentions of common areas like the gym being old, dirty, and dusty.
  4. Parking Issues: Parking continues to be a significant concern, with residents mentioning high fees for assigned spots that are often far away from their apartments, and the risk of cars being towed even when parked correctly.
  5. Unresponsive and Unprofessional Management: Management is frequently described as unresponsive, unprofessional, and primarily focused on extracting fees rather than addressing residents’ concerns.
  6. Poor Quality of Apartments: Some residents describe the apartments as cheaply renovated or poorly maintained, with mentions of issues like ant infestations, uneven floors, disconnected burners, and concealed damages that become apparent over time.
  7. Inadequate Communication: Communication from management is described as inconsistent, delayed, or entirely absent, leading to confusion and frustration.
  8. Misleading Fees: Some reviews mention being overcharged or charged unexpected fees, with recommendations to carefully read the lease and keep all communication proofs.
  9. Cleanliness Issues: Several reviewers describe the complex as dirty and mention encountering various pests.
  10. Safety Concerns: A few reviewers expressed concerns about having to walk back to their apartments in the dark due to distant parking spots.

It’s essential to keep these points in mind and possibly look for other rental options that provide not just a decent apartment but also a pleasant overall living experience.

The office management people are not there to listen to you. They're only there to get the money is what I have felt from them. They were not friendly at all when I was speaking with them. I would ask them to fix something in my apartment and they would just start talking about different thing and don't even listen to what I'm trying to say. Everyone in the office is not willing to listen. If you're just going to live here and not do anything else, it's the best location but if you're really going to live here like you're living at home, this is not the right place for you to live.

My partner and I lived at Bent Tree Apts from Mar '22 to Jan '23. We terminated our lease early because it was that bad, so bad that we paid hefty termination fees to get out. Tip: get a lawyer to look at your lease before signing anything! Before our move-in day, we were unable to get in contact with the leasing agent that coordinated our move-in. We later found out that our leasing agent left the company and forgot to transfer our information to another agent. Our move-in day was also on a Sunday so the leasing office would have been closed. Good thing we kept bugging them about it--otherwise, I'm convinced we would have never gotten our passcodes while still getting charged rent. Within the first week, we noticed evidence of previous water damage all over the apartment unit (e.g raised flooring, cracked walls, water stains). There was also an ant infestation that came from outside our first floor unit; we had to seal the trim with tape to keep them out. Another issue is that there is a shortage of parking spaces. We paid for general parking spaces every month but were not guaranteed spots after 7pm. A few months later, our ceiling flooded with sewage water near the HVAC vents on two separate occasions. This explained where the signs of prior water damage throughout the apartment unit came from. Another big concern was that the maintenance team entered our unit for an unannounced VA state inspection. The maintenance team told us at the door that they knew some units did not receive a notice, but they still apparently needed to enter that day anyway. Luckily, we happened to be home at the time and were able to calm down our anxious dog. If this is a routine state inspection, shouldn't they have known about this for a while? Why couldn't the maintenance team have rescheduled the inspection when they realized that some units were not notified? We felt very strongly about this because we had a lot of concerns about our rescue dog being home alone with any strangers in the unit. When we brought this concern to the attention of the leasing office, they told us that all units were absolutely notified ahead of time. It took a lot of persistence on our end before they finally checked their e-mail distribution list and realized that some units indeed did not receive the notice. However, instead of apologizing for the gaslighting, they shoved this under the rug and promised not to do this again. Except it did. Needless to say, we lost all trust in Bent Tree after this experience. There was a drain in the hot water heater closet that collected the runoff from the HVAC of all the units above us and it constantly dripped with water. A sewage smell appeared every 2 weeks and it permeated throughout the entire apartment. There were random fees added to our invoice every month; however, we don't know where that money went to as they never did any landscaping in the Fall or Winter and only raked the leaves twice the entire season. The complex was hideous with all the leaves that would rot in the grass and encourage snakes to hide underneath (and yes, we did see snakes).Bent Tree's online portal is also a mess and you can't track what you're being charged for as the charges are not listed in any sequential order. As others have mentioned, we received an automated message that our batteries for our door lock were dying and scheduled a date and time to have replacements dropped off. They were never delivered and we had to buy our own out of fear of getting locked out of our apartment. We confirmed later with the leasing office that their AI assistant rarely works. Maybe they have it figured out by now, but I wouldn't get my hopes up on it. Overall, terrible experience that negatively impacted our quality of life. You could rent a better apartment at a similar price point that comes with fewer headaches.

Bent tree managements is the worst! I am glad I moved out of this horrible place! They overcharged for everything! They could care less about listening to the renters and doing what's is fair. I was charged $75 for blinders I requested to have replaced a while ago. They didn't do their job and then I was charged after move out? Apartments are old! I had horrible allergies while living here. Thin walls and divisiones across apartments I could always hear the neighbors from upstairs! They always charge a 125 cleaning fee after move out. Even thou they say is optional! Do your self and find something better than this old apartments being managed by an abusive company like Aimco!

Not a good place for people to live unless you're not going to be getting involved with office people. They were not too knowledged on what they were doing. For a simple question we had, we had to sit in the office for an hour. The conversation was not going anywhere because the lady that was taking care of us had to constantly move back and forth and was not nice at all. I read all the reviews before and they all mention something about rude staff members which I totally understand since I experienced it myself. I really wouldn't recommend this place to anyone around me. Only thing I like about this place is the location. Hate the staff's rudeness, hate how loud it is to live, and the parking situation is just don't even get me started. They're even charging the current residents more to get the parking ticket after they changed the whole parking ticket situation.

Have lived in this community 4+ years and I made the mistake to renew my lease for one more year and I just found out that I have to pay $15 a month for every car parking and they argued that they sent me a letter which I never received. The community its smoke free however my neighbors smoke every day and if I turn my AC off the entire apartmen smells awful and the leasing office managers are not doing anything. also $15 a month for trash removal and I have to walk to the dumpster and put the trash away. $5+ monthly fee for the company that generates an Online monthly bill. DO not move to this community unless you want to pay extra money. I also have put up a request 4 months ago because there is a water leak in both bathrooms and the floors and drywall is damage and the maintenance crew never shows up.

I believe this property lacks professionalism as the leasing specialist I was emailing with had originally scheduled me for the wrong time. 5 minutes past the time we were supposed to virtually meet for a tour she emailed me with a link. Another 5 minutes passed and I emailed asking when someone would hop on.. she said give it 5 minutes. Finally after waiting 30 minutes past the time of having my virtual tour I gave up. I responded about no one showing up and she said oh did no one get on? ---- obviously not. She said she'll forward feedback to management. If you value your time and work from home and are in between meetings like myself all day, think twice about this property. They have no sense of urgency or professionalism. I hope management can understand that if you're going to offer virtual tours, you should probably make sure your staff can actually show up on time or even show up at all! Really a shame.

(Sorry this is lengthy) I am a fairly new resident I moved in march 1 of last year(2022). My lease ends June 5 and fortunately, I will not be renting with this community after my lease ends. First bad experience I had, before I moved in. I obviously had a normal tour where I was asked if I had a dog or plan on getting a dog I said no because that was my honest answer but living on the East Coast by myself, I needed a companion, so I did end up getting a dog, a German Shepherd. when I went in to register him, that is when I noticed that they had restricted dog breeds (as when I did the tour she did NOT tell me that they had restricted breeds and to keep that in mind if I ever did want to get one) and I had already registered him as an emotional support animal which he is and let me tell you this process took close to two months to get approval, a very unnecessary amount of time. after I was working with the then manager, who has now been promoted, she told me that the female who took me on a tour told me they were restricted breads after I continuously told her that no one informed me of that, but they made me feel like I was wrong and they're always right. Thankfully after having to go has doctors appointments five times to fill out forms and get doctors notes. I was approved to have my dog with me. my second negative interaction was, yes the electronic door lock. I had gotten a notification on the app that the battery was running out and they did an auto service ticket. I had exchanged emails and text. We agreed on a Tuesday while I was going to be here for them to come and drop off batteries and that Tuesday came and they never stopped by then a few days later I was coming home after work, and my lock was making an ongoing humming noise. Come to find out the battery had died and I was unable to get in my apartment through the front door. I made another ticket in and this time they did come to drop off the batteries, while I was not home and when I did come home, I came to find that the front door was literally cracked open and the batteries look like they just opened the door, threw the batteries in the front walkway, and walked away. They were scattered in my front walkway. It's just overall very disappointing community. You pay fees for trash, but you have to walk your own trash to the dumpster so what is the fee for? Overall, I would not recommend this community at all. If you need a community in the area, lakeside apartments (yes different company too) are literally amazing. No trash fees, they give you trash bins on move in date, open parking with no fees, if you have a service dog or esa, mine got approved in three hours and all they needed was for me to fill out a form and the form I had used here at Bent tree and my pup got approved for my move in date. Would totally recommend lakeside apartments over Bent tree unfortunately.

If I could give less than 1 star I would. I am very laid back but I would not recommended this apartment complex to anyone! I moved in a year ago because the rent was low. I quickly found out that there were a number of hidden fees that I was not told about, which made paying my rent difficult. There were little things in the beginning that bugged me. My apartment was blowing cold air when the heat was on. I put in 3 service requests and each time the man who came put my heat up to 98 degrees and said it clearly worked fine. Then, they decided it was time for a new gym and leasing office, which, after 5 months is still not up and running, yet were still paying to have a gym which is not built yet. In April, there was a fie in which a man passed away. I have talked to a number of residents that were in that building and said no alarms went off and people actually drove to the local fire department to tell them what was going on. This was concerning to me so I went back to my apartment and realized my smoke detector was from 2001 and was not working. I also had no sprinklers in my apartment and no pull fire alarms in the hallways of my building. I went to Sonia the manager about this. She told me it wasn't that big of a deal and I was overreacting. She informed me that the building is up to code because they are following the code of the year my building was built which was in the 1980's. I asked to get out of my lease and she told me no because although I lived across the street from the big fire it was not my building, therefore I had to wait it out. I then talked to Aimco who also told me there was nothing they could do. I had Sonia and a representative from Aimco come to show me where my pull fire alarms were. I was informed that I had to go down 3 flights of stairs and to the building next door and pull their alarm. Which to me sounded ridiculous! But, no one seemed concerned, only me. In August there was a fire in my building. The alarm was pulled but because my specific "breezeway" did not have a pull fire alarm I had NO IDEA there was a fie until I went to take my dog out and saw 4 fire trucks outside my building, saw the fire hoses, and heard the alarms. Just a heads up, you need to figure out a way to be safe for yourselves if you are living there. You will get ZERO help from anyone in the management. Luckily, I have moved to a much better and much safer apartment that is NOT owned by Aimco and who actually care about their residents.

I wanted to switch my unit to same size onther unit because of Mold, water leakage under floor, high hamidity and hamidity smell in my unit. The management team is not able to fix this problem, because they are careless ,unprofessional every day they defruad the residents.Always my children have complain from headach, sore throat and body pain.I bought a dehumidifier to control hamidity it did not work properly because there is water leakage under floor. The Leasing Office offered me extra money or my new income. meanwhile I'm living here for 4 years I don't have late payments or no paynalty. They don't look at my 4 years record. Just they know how to take money from residents' packets. We do not feel safe and happy here, so the best judge is very human's own conscience !

This apartment community is the worst I moved in to become close to work and the staf was so helpful to move me in. But once I moved in it was a nightmare they don't have parking for the tenant Instead they build only payed parking spaces and there is no street parking I had to beg for devices at my apartment for three months and when I contacted the manager expensing my concerns she was upset about it. The halls are dirty and no one cleans them . The staff is unprofessional and I was getting prank phone calls because I complained and the staff was entering my apartment when I was at work without notice I had a hidden camera I had to move from the constant harassment.

This is the absolute worst place to live. Bent Tree is run by awful people. We were one of the apartments in the fire there recently. Everything was destroyed except our bedroom. They didn't let us into our apartment until over a month later and then only finally found us a way in so they could continue with their construction. To get us into our apartment they knocked down a wall ruining the majority of items in the only room that wasn't destroyed by fire. We also found out that people had been stealing things from our apartment in the time that they wouldn't let us in. They blew us off about these issues. Even before the fire they were horrible. They knocked down our smoke alarm while in our apartment working on something. When we told them it was broken they said they would be right on while completely dismissing us never being fixed. These are small overpriced apartments run by lazy people who do not care about their tenants needs. They treated us terribly during an already difficult time.

So when we first moved in we had BED BUGS!!!! We had never had them before and when we brought it to attention they did nothing about it. A few months later management changed and things got worse! They never listened to their residents. There fees are outrageous. They have fees for parking, packages, trash ( yes, trash that you have to carry to the dump).Dont waste your time living here. No one was ever helpful here.

Previous management company did the parking lot surfaces recently it's just been only 1~2 yrs. I do not understand. This is very inconvenient since there are not many parking space. It's even worse making separate visitor parking spaces also payed premium parking spaces in front of the building. Everything is MONEY!! The new policy is very inconvenient. They should restore the original parking policies. They need to upgrade the inside of the building not outside. It's getting dirty, not clean the stairs at all. I really don't appreciate how they managing this community. It's getting worser and worser I've living here almost 4 yrs. Manage people are not nice whoever working in the office. Even maintain people don't clean after working in my apartment. They even opened window and left. The trashes were sitting there for couple days. I don't recommend this place. I'll move out when my lease ends.

My grandmother lives in Bent Tree for a couple of years now it just keep getting worse with parking before they had stickers now it's assigned numbers. It's impossible for family to visit when the parking is limited people would park at the future resident but, now all of the sudden they tow your car be aware they did for mine tonight. Unless you want to park out by the townhomes.. Update 7/11/25 It just gets worse and worse here. I was planning to move here for myself but, that won't be happening anymore. So I come out to my grandmothers home due to she is an elderly needs assistance. They are being stingy with visitor parking spots now all of the sudden you can only use certain amount to use per year. Which should always be notified to the people living in the apartment. What they could do is, give out reminders that the passes are running out. They don't care Bent Tree is money hungry. Oh did you see that they made more residential parking spots by the leasing office and went made the visitor parking across the street. What a joke. A hazard for all of us to walk across with the cars driving fast...

I'm beyond livid with this apartment complex, especially Bryce Whiley. The apartment might be bearable, but Bryce's deceit has transformed my living experience into an absolute horror story. Let's dive into the parking nightmare Bryce created. From the get-go, Bryce spun a web of lies about assigned parking spaces. It's been a never-ending month of circling like vultures, desperately searching for a parking spot. Bryce's pledges to sort out this catastrophe have been nothing more than a string of empty promises. And the absurdity of the "guest parking spots" saga? Brace yourself - those spots aren't for guests at all, but rented out to who-knows-who, conveniently skipped over during our initial discussion. To paint a clearer picture of this parking chaos, let me emphasize that we were guaranteed two parking spots before signing the lease. The cruel reality? Not even a single spot has been delivered! It's an absolute parking pandemonium, and Bryce's reassurances are as hollow as a ghost town. Adding insult to injury, surprise fees are like a twisted game of hide and seek. Every visit to the leasing office uncovers a new financial burden that conveniently materialized after the lease agreement. When we attempted to confront Bryce about these issues, he not only interrupted us incessantly but also shamelessly ignored us when we demanded answers. Post-lease signing, Bryce's demeanor transformed from seemingly pleasant to outright disrespectful. It's like he flipped a switch, and now he couldn't care less about our concerns. To any future residents, consider this a red alert: Bryce's promises are a farce, especially when it comes to parking. This place is a parking nightmare, and Bryce is the architect of this twisted parking fantasy. Spare yourself the headache - this complex is not worth the frustration and disappointment it brings.

I loved the management when it was ran by Lincoln. It is now ran by Aimco, and I have never encountered more issues at any apartment complex than at Bent Tree. It took over two months to fix our porch when there was a safety concern, and I have a toddler! There was a misunderstanding regarding visitor parking, and my friends car was towed. I spoke with the office staff and asked to speak to the manager. The manager was never put on the phone, and I had to speak with the assistant manager. That woman made me feel like an idiot. Horrible customer service. I have no idea how they will keep residents with management like this. Good luck. I will never renew my lease now that management has changed. Horrible. JUST TO ADD TO THE MESS, I was able to give the name and exact date of the person from their office who gave me incorrect information, but it was MY FAULT since they are not able to verify what was said during the conversation. WHY NOT ASK YOUR EMPLOYEE WHEN THEYRE IN THE OFFICE AGAIN?!?! WORST MANAGEMENT/CUSTOMER SERVICE EVER!!!!!!

I had a terrible experience living at Bent Tree Apartments for a few years. When I moved out, they demanded extra fees for cleaning and painting the walls and refused to return my deposit. Despite professionally cleaning the entire apartment, they still asked for receipts and additional documentation. It's the worst place to live. I can't understand why there are positive reviews for this place; they might be from paid reviewers or friends of the management, not actual tenants. This place doesn't even deserve one star. Do not move here! The management is terrible and treats tenants like just another source of revenue. The entire complex is a money grab. Parking is a nightmare--you can't park in front of your building and are forced to park two blocks away, often with additional fees for these inconvenient spots. Moving here is definitely not worth the hassle.

you will get horrible service and maintenance, everything in apartment is old so like your AC may not work heat may not work, they will avoid all cost to fix it and will take several months to service and fix it if your lucky. The customer service in the front office is nice but on weekends only have one person in the office so you will be waiting in a line about an hour min. Word of advice, DO NOT WASTE YOUR MONEY ON THIS CRAP HOLE, YOUR BETTER OFF PAYING A BIT MORE AND GOING SOMEWHERE ELSE BELIEVE ME. They don't really follow up, logistics are very unorganized,

The Property manager Sonia in the leasing office is absolute unprofessional, she never answered any of my calls nor emails, even lived there for three years. They have the worst costumer services, rude all the time, they don't have any respect for residents. Please stay away from this nasty community, parking and cleanliness is the biggest issue of this community plus worst management.

Their good reviews are fake for the most part. Summary: Bent Tree is an average apt complex with a bunch of people trying to make money by trapping clients by some customer service BECAUSE THEY GET PAID COMMISSIONS MAINLY. So if they don't trap you, they won't get paid. If they need to compensate residents, they act like it's not their fault and when you need to pay the rent 1 day late they would charge you a late fee(I think like 100-150$) And if you are a resident with any of these problems: parking, car scratches, clumsy neighbors, car being towed, trying to call the office (rarely they answer), you will have to figure it out on your own. Good luck My honest advice cuz I really hated this place is to Stay away!!! Just thinking: Why would you pay 2500$ or even a bit more on a 2-bd apt for a "Luxury" apt (it's not luxury at all, actually) while you can pay a bit more to rent a whole house (3 or 4 bds)?! First experience: Really bad experience and only in less than 2 months. It is too expensive for this bad quality. Insects in the apt and on the stairs and they charge for pest control! Pets litter all over the community. You can hear the neighbors like they are with you in the apt even if you live in the very top floor. We had 3 cars for 1 night (2 mine and 1 rental) so we decided to park 2 cars in our official parking spots (one car of mine and the renatl) and the other car of mine parked in a spot that's not formally parking but other cars where there then my car was towed! because of only parking a few hours for only 1 night and while they know our plates and each car owner, but still they have a CONTRACT with a towing company to tow residents' cars to most likely get money out of. So they make the issue and they know that it's not easy to get a 3rd parking spot and they tow cars too! Instead of giving a few hours grace period to move the car or even they can give a warning if they care about customers. FYI, Some neighbors' cars were broken into to steal things. I had 2 parking spots and one of my cars got scratches twice because of the clumsy neighbor next to me. They told me to figure it out on my own. Really, what a good customer service . An update: I decided to leave to get a better place and they charged me for 5 months (2 months notice and 3 months penalty) plus taking almost half of my deposit for BS. Staff there is trying to be nice to trap you by sugarcoating the reality while Bent tree is less than average community, be careful! Tried to reach out to the financing team to finance the penalty because they offered that and they were never responsive at all.

Parking is still nightmare. They have these "reserved spots" right in front of each building that you can pay for but no one pays for them so they're always open and when I'm circling the complex at night trying to find parking those are the only ones open but I can't park in them or I'll get towed. Just do yourself a favor and go elsewhere unless you want a headache. They're trying to re do the siding and paint the brick of all the building right now while we're still waiting for them to open the renovated gym and clubhouse and while we're waiting for them to repair the burned building. There was a multi unit fire over 4 months ago but I still have to drive by a black burned building surrounded by construction equipment when nothing has changed and doesn't like they've rebuilt any part of the building. They have fences taking up a bunch of parking near that building too which could be used because if you get home after 8 pm good luck finding parking. Last night I had to walk across the entire complex carrying my 2 year old who was asleep because I got home around 11 pm. I work late and I work 45 hours a week and am a mom so to spend 30-45 minutes looking for parking and then carry my sleeping child across the complex is ridiculous and management DOESNT care. My last Yelp review the "business owner" said someone reached out but surprise surprise, no one did. My lease was almost up and I was looking to transfer so I called the leasing office and spoke to a gentleman about what unit and he said he would get it approved by his boss and call me back. Well after a month of waiting I said forget it I don't want to pack anymore and no one called back. So I'm on the resident website and it says my upcoming auto payment was a few hundred more than usual so I'm like wtf, I walk to the leasing trailer and speak to someone and she was like yeah you're moving in the 18th of next month that why your rent went up. So apparently I was scheduled to move and no one told me?! The gentleman never called me back about transferring but put in the transfer.. I never signed any new lease or anything and no one spoke to me. The guy over heard me and was like "oh yeah that was me I knew I should've called you back." The woman said she would fix it and contact me. She contacted me a few days later and apologized it took a few days because hey had already LEASED MY APARTMENT TO SOMEONE ELSE. They leased the apartment I was living in to someone else without contacting me and having me sign transfer papers. I really feel bad for those people because they probably had to find something else and just go through a headache. Hopefully they went to another complex! I will he emailing Aimco everyday until they fix this parking issue because I should not have to waste 30 minutes and my gas just to park at my own home. Seriously if you are still reading this please just go to another complex unless you like wasting your time finding parking or getting hit with hidden fees and looking at construction equipment in front of every building. UPDATE: parking still SUCKS and no one wants to pay for reserved when they already charge us $15 per car.. the tennis court still doesn't have a net. The trash compactor and trash bins are ALWAYS full but if I leave my trash outside my door for ONE night the neighbors bitch. I'm sorry that I have a two year old and I'm on bed rest so I don't always get around to taking it in 10 minutes, but yet everyone uses their balcony as storage which they say isn't allowed and people leave bikes and scooters stored outside their door for weeks and they block the walk way. This complex is horrible so when you see why it's rated so low please take your money elsewhere even if it's a little more costly because no one in management gives a crap about residents. All they want is their money. They also sent notice about people not being allowed to hang things on their balcony but I see residents that have drapes and lights hanging around their balcony. AIMCO doesn't know what the hell theyre doing and I cannot WAIT to leave this sh*t hole. Also that guy who responds to complaints saying he'll contact you... he never does I've never heard from him he's probably up in a corporate office.

Just I can tell you horrible management and shoddy apartments. You can hear neighbors voices even the siphon. You wont find a parking spot after 7 pm.if you are willing to wait a month to unclog your clogged sink, welcome to Bent Tree Apartments. I m sure you will not do it.

I recently had the unfortunate experience of living at Bent Tree, and I must say that it was an absolute nightmare. I cannot stress enough how much I would advise against signing a lease with this establishment. First and foremost, cars in the community have been being broken into on a regular basis. The lack of adequate security measures is evident, leaving residents feeling unsafe and vulnerable. It is deeply concerning that the management has not taken sufficient action to address this ongoing problem. Furthermore, the removal of community amenities, such as the car wash area, only added to the disappointment. These amenities were likely key selling points for many prospective tenants, and their removal without any alternative was a significant letdown. It reflects poorly on the management's commitment to providing a comfortable living environment. In addition, assigned parking spots were a complete mess. They were unorganized and often located far away from residents' actual apartment units. This inconvenience alone would be frustrating, but coupled with the lack of attention to detail, it became clear that the management prioritized revenue over resident satisfaction. Charging fees for package delivery is an unnecessary and unreasonable practice that showcases their profit-driven approach. The maintenance staff is equally disappointing. They take an exorbitant amount of time to address maintenance requests, and even then, the quality of their work was subpar. It was disheartening to witness them casually strolling around on golf carts, seemingly uninterested in their responsibilities. Visitor parking is also an absolute nightmare. If you have more than two cars registered, you were forced to park in the visitor parking area, despite paying a parking fee. This resulted in a severe shortage of parking spaces for actual visitors. Finding parking after 12 pm is nearly impossible, leaving residents and their guests frustrated and inconvenienced. In conclusion, Bent Tree Apartments is without a doubt the worst complex I have ever had the misfortune of residing in. The constant break-ins, removal of amenities, disorganized parking system, excessive fees, and careless attitude of the management and maintenance staff all contribute to an unacceptable living experience. I strongly advise anyone considering these apartments to explore other options. Save yourself the headache and find a community that values its residents' well-being and satisfaction.

A great place to live if you have no friends, no car, don't get any mail and don't mind when everything breaks. If you have no friends, you won't have to be concerned that there is very limited guest parking. If you're thinking it's cool because your friends exclusively travel by Uber/Lyft make sure they also aren't smokers, because the community is going "smoke free" including parking lots, your balcony, etc. The wait time to go grab whatever you had prime shipped to you is at least 45 minutes. If you go to the store to buy stuff like some commoner and God forbid, have an actual question you want answered - just forget it. You'll get a more efficient answer from a Magic 8 Ball. You could try calling or emailing, but I have yet to get responses that way. I'm going to try a carrier pigeon next. I will say the maintenance staff has a couple cool dudes working for them. Of course, I see them the most has something is always broken.

It's a waste of time to even leave a review, but I feel like I have to speak out because I'm so angry and resentful of you all. I moved out of your apartment on July 6th, and I cleaned the apartment to the condition it was in when I first moved in, and I moved in to the condition it was in when I first moved in. However, you went to any lengths to avoid paying the $500 security deposit, and when I received a ridiculous statement via email and complained, I was told that I had to deduct the $150 cleaning fee and receive the rest. What I don't understand is that they put a manager in your apartment, don't trust the manager, and tell you to pay $129 because you signed on the 59th at Notir on the 60th as the date of signing, and then called Jerry, the manager in charge of the move. I called him and he kept repeating things like a parrot, and when I asked him to tell me what to do next with his manager, Dudun, if we can't resolve it here, he said he would finish it, and didn't even give me his phone number. No one even apologized, and like a fool, he took my security deposit away from you. I'm still angry that I paid extra money and I can't sleep. As someone who has lived in Bentree Apartments for a long time, I would not recommend it to anyone and would like to get my money saved. I would also like to advise you that your office manager and Jerry, the manager in charge after your move, will need training. Secure deposit is money kept by the customer, and if there is money to pay after moving, a process of sending a statement and confirming it with the customer seems necessary. I'm so angry I can't stand it.

This apartment Complex has gone downhill fast. I would advise anyone thinking about moving into this complex to please think long and hard before doing so. I've had nothing but bad experiences with the current management and maintenance team. On May 21, 2018 5:54 PM, I submitted an online service request for my dryer that stopped working. After 4 days, still no one from maintenance had shown up. So,I submitted another request on May 24, 2018 at 5:06 AM. That morning I went to the rental office and personally complained about how long it has taken to get maintenance to my apartment to fix the dryer. The girl in the front office stated she'll let maintenance know to "stop by." A few hours later, someone finally showed up. The Maintenance technician that showed up informed me that if he was not able to fix the dryer he would pull a working dryer from another apartment. I left that day for vacation and received an email stating the dryer was fixed. I returned home on June 1, 2018 8:00 PM from vacation. A letter was left in my apartment saying the problem was fixed and it had something to do with the timer knob. I went to use the dryer, that was supposedly fixed, and it was still broken. You would think they would test it out before telling you they fixed it, but that was clearly not the case. I made another call and was told that the maintenance supervisor would be at my apartment Saturday morning to fix the issue. Saturday morning came and went. I stopped in the rental office, once again, to address the issue of not having a working dryer for weeks and they informed me that there was nothing they could do until possibly Monday. I informed the rental office that their answer was unsatisfactory because I needed a working dryer to wash and dry military uniforms for work on Monday. How can management can allow a tenant to be without a dryer for several weeks? They had the audacity to tell me to take my clothing to a laundromat and to bring them my receipt to "pay me back" or to wash my clothes in my apartment and that they would let me in to a vacant apartment to dry my items. In all of my frustration I ended up looking up YouTube videos and fixed my own dryer. I'm sure someone from the apartment will read this post and find a way to charge me money for having to do their jobs...

for real, even one star is too much. I wish I was able to use all bad words to describe how awful the new management is.unfortunately, I continued my contract with them and then they started to renew the community.the answer to all the sounds and dirtiness is we try to make comfort. but seriously?! the parking lot is like a jungle if you get first you are the winner. people use their motorcycle as something to hold and reserve their spot. if your neighbor walk in the upper level you definitely will hear that and if the one living in under you, be sure that you will hear the sound of music.and about the people that work in the leasing office, they are intelligently ignoring your request and for the same problem, you should contact them more than 6 times in minimum. I visited the people in the leasing office more than 17 times which nobody can believe that and I ended up that I should call the police for my problem.when you ask for something most of the times you hear these "we don't know" "we will update you" " we will take care of that" but the result is that you should see them again.and the good points are less than the bad points. if the rent is cheap in somehow(that you will be faced by a lot of hidden fees), doesn't mean that you live in peace and comfort. be smarter. don't? be like me :)))

Lived here for five months and I would not recommend it to anyone. The place is not safe at all, someone stole my bike from the deck, my packages are lost all the time and Luxer One charge me $10 storage fee (if I don't pick up my package in 24 hours) they send me code and when I go there the locker is empty. Parking is a nightmare you can find your car totally empty in the morning (stole tires and other parts) even when they charge $20 a month for parking. After reporting to the office manager you will feel like waste of you time, management won't do anything. There is a bogus fee for paying your rent with a card. In the apartment itself, paint chips from the walls and the bathtubs and troilite is very old. Blinds break easily or straight up fall down, and you will see dog poop everywhere.

Parking is awful. Trying to park past 8 pm is a struggle none the less. The community here doesn't seem to care for any rules set forth by the leasing office. When I first moved in I was told that this was a Smoke free complex, the second I parked the moving truck I see 2 separate groups of people smoking outside my soon to be apartment. Noise complaint are ignored at Bent Tree so if you are naturally a noisy person this is the place for you. I've probably submitted 10 noise complaints and that doesn't do anything. Overall I would recommend not living here.

This location doesn't deserve even one star. It became impossible to live in this apartment complex. First year was a very good to live here, but the second year is horrible. I decided to write this review because I don't see any resolution about the issue I adressed to Aimco leasing office since summer. The life become horrible after a neighbor moved in with a dog which is constantly barking untill noon every night. I addressed this issue to the leasing office, I don't observe any improvements, it looks that they are ignoring me, they just want to make money, but they don't care about people living in here. A big disaster is with the parking. They made a lot of reserved parking lots to drag more money out of the people living here and if you come after 10 in the night you barely find a space to park. Also they are charging for the mail packages, before this was free. I am very disappointed about this place. I am counting down the days to get out of this community. The worse place I ever lived.

Its been 2 month since I moved in and my experience here has been horrible. I am getting hit with hidden fees like crazy. --You have to pay for their delivery service to the locker (one time fee) which they still deliver it in front of your door--The gym is being renovated but you have to pay for that service (not even prorated) even when you can't use it.--Electric service pay separately to Virginia Electric however... you get hit with the prorated service for the day you didn't set up an account of $50 one time service fee on top of that $5.25/month service fee for god knows what.Below is some of the charges from the statement (copied and pasted)--Vacant Service Fee 06/04/2019 - 06/11/2019 $50.00--Service Fee Conservice is a service provider contracted to prepare monthly statements and provide conservation resources. $5.25--Acct. Setup This is a one-time fee to setup your Conservice account. $10.00--Energy Conservation Fee 06/04/2019 - 06/06/2019 $2.00 (not even sure what this is and this is monthly or in the future going to be higher)PLUS$15/month per car for parking (not enough parking spaces...good luck)$50 for locker delivery service (they still deliver to door)$14.33 for insurance (if you get it through Bent Tree)PLUSWater Base ChargePest ControlSewerSewer Base (different from Sewer charge)TrashWater (difference from water base charge)I am not saying all the charges are not reasonable however, the hidden fee and one time fees are ridiculous.I currently pay $1500 base rent $30 for 2 cars $14.33 for insurance = $1544.33+electric+all those other fees will run you about $1750 minus the one time fees for everything.BEWARE!!!!

It's like living in the middle of a construction zone in DC. I'm a full time college student and studying here during the day since the new management took over is nearly impossible. I have to leave my apartment and study at the library down the street to get anything done. I feel sorry for anyone who works night shift living here!! But it's okay, we will be moving out next month!

The worst apartment! During my 2 years living here, I have experienced the worst service. Last year, I felt racial discrimination when they interrupted me while I was speaking, simply because English is not my first language, and made me repeat myself. The apartment staff have no respect for the residents and ignore them. In June, before moving out, my mom went to the office to give final notice. The manager seemed overwhelmed, dealing with many people. Since it was the last day to give final notice, my mom waited, but the manager told her that it was fine to come another day. My mom asked again to confirm, and trusted her word. Now, after moving out, they are charging her a late fee for giving the final notice late. They claim it's because the date she signed the notice was past the deadline. Of course, the signing date would be late since the manager said it was okay to come later. The manager now says she doesn't remember because she meets over 1,000 people a day. My mom trusted her word, but now she has to pay the fee while she acts like she doesn't know. My mom was so frustrated that she asked for a different manager(jerry) but he told her that if my mom don't pay, they will refer the matter to a lawyer. They don't want to be treated unfairly, yet they handle their responsibilities like this? This is the worst customer service and most irresponsible apartment management I've ever encountered. If you plan to live here, keep evidence of everything. Do you want to live in an apartment that discriminates against you and tries to withhold your deposit? That was worst ever.

We've waited 15 months to finally write this -To start, there is an ample of fees you pay before move in so please read your lease carefully. -Be mindful that the pet fee at move in is not a pet deposit so you do not get that returned to you. -The office is impossible to reach unless you physically go in to see them. -The apartment itself is very nice initially. But through time you can see the damages that we're covered up and the first floor will have ants, spiders, and all sorts of other creatures crawling through. -our ceiling was falling apart and had massive water damage the first week we moved in but the office was closed Sunday and Monday so we had to call maintenance emergency. It still took a day or 2 for them to come out and fix it -They do not respond to you if it is a concern you have in regards to the them. -the best part about this complex was the location and the maintenance team. The list goes on but just save your time and money.

I used to like living here. Everything has changed in the last year or so. Parking sucks and they still charge us monthly for it. There are at least half of the reserved spots not being used. They built a second dog park instead of fixing the basketball court which is across the street and barely anybody knows about. I've had issues with maintenance not showing up for days at a time. Our stairs and walking areas are almost always dirty. We have had communication problems as well. The phone is never answered and emails are responded to days later. Not the way someone wants to treated if they're paying rent to live somewhere. Old management was way better.

DO NOT MOVE HERE! When i moved in my apartment had a gnat infestation, was not cleaned, had pee in the toilet, vents painted closed, and floorboards not glued down. For all of this, they offered me $30 in concessions and didn't even send pest control for over a week. Months later I broke my lease once I was able to leave (i would have left earlier if i was able due to the condition) they charged me $5,000 to break my lease even though a new tenet was going to move in 2 weeks after me. So they faced no losses and are still making me pay the fee regardless of my experience at the property. I recommend to move literally anywhere else but save yourself the trouble and DO NOT LIVE HERE. Update: I reached out as suggested in the owners comment below and now haven't heard back in two weeks. I was really hoping to come to a resolution but even the management company has proven unwilling to help. They also changed the comment they originally left which was apologetic to a generic response.

This apartment sucks. All the spots out front are reserved. You have to walk a mile to get to your apartment. It takes forever to bring in groceries. And they run their tow truck night and day - god forbid if you're in a hurry and accidentally park in a reserved spot, you have to uber 15 miles away to pick it up. Would not recommend living here. Also, they make you pay on the last day of every month, or make you pay a $160 late fee. Most apartment complexes give you until the 5th day. But when you serve a lower societal class, you shouldn't expect them to have their check in on the last day of the month. Heaven forbid. This has gotten out of control. Also:-place infested with bugs/rats-trash was everyday pickup, now 2x/ week, which as residents are required to pay and don't pick up as often. Which makes it smell-changed the payment date from 5th of the next month, to last day of current month without explicitly telling you when you renewed lease-changed management companies 2x in a year-disorganization if staff, when I resigned lease, it literally took me 10x to get changed.

Like majority of what other residents have said prior, Bent Tree apartments is EXTREMELY money hungry, uncommunicative, and lack so much professionalism that we all are ready to LEAVE ASAP. My family and I have only been here for 3 months ... if you are late on rent once 11:58 hit they charge you 100 dollars (not including all the extra fees they charge you )then if your late not even a month on rent they try to evict you ... mind you the only thing they do is email you calling, emailing , texting them is straight pointless no matter what the situation is .. I could say so much more but the other reviews tell it all ! PLEASE DO NOT MOVE HERE (they are nice and very communicative until you move in it's a freaking trap ) forget the 1 star it's a 0 out of 5. Tell your family and friends to tell their family and friends NOT TO MOVE HERE ITS NOT WORTH THE BULL.

During my time at Bent Tree the quality of life has gone down significantly. 1st - The parking situation currently is a disaster. All but a couple dozen spots are assigned parking. This parking might not be anywhere near your apartment and is a separate fee. The little visitor parking that exists is functionally non-existant since it's always full with residents cars. You will not be able to have anyone visit without risking their being towed. 2nd - The removal of several amenities to make room for additional parking. 3rd - A lack of enforcement of the non-smoking policies. These policies are not effectively enforced and people openly smoke on their balconies and parking lots. 4th - Their "newly renovated apartments" had many, many issues with the installation of doors, windows, and appliances incorrectly or sloppily. While maintenance did correct these issues they clearly went with a bottom of the barrel contractor for these renovations and did little to no follow up to make sure things were done properly. Do not rent here, it is not as advertised.

EDIT: In response to management's reply. None of the tacked-on fees were disclosed to me during my move-in process. I discovered them long after I had signed my lease. I sent numerous emails to the leasing office that went unanswered before I finally contacted upper management in AIR communities. It was only then I received a phone call. I never returned the call because I had already made up my mind to move out based on how poorly the parking situation was handled as a whole. I have since left Bent Tree and cannot be happier with the decision to move. Do not move here. Listen to all the bad reviews. Find a community where you are valued and respected as a resident. Save yourself a headache and move elsewhere. Parking is a mess to put it mildly. All apartment units are assigned two parking spaces. If you pay for a third or fourth vehicle to be parked in the community you have to park it in Guest Parking. There are 35 marked guest parking spaces in three different locations throughout the community. These spaces are always full. Forget ever having guests over since these are filled with residents who own more than two vehicles. Management told residents to call the towing company if someone has parked in your reserved space. When residents called the towing company we were told towing was not being enforced in the community yet. This has lead to residents placing cones, tables and chairs in their assigned spots. One vehicle misplaced causes a domino affect as there is no longer ANY open spaces. They got rid of the car wash area to allow more parking but the issue continued. So we ended up with no cad wash and nowhere to park. In addition to the parking, you get to pay $60 a year just to have a package locker. If you don't pick up a package after two days you are charged $10 per day until you pick it up. There are frequent vehicle break-ins in this area but residents aren't allowed to equip their homes with Ring security door bells. This is a lease violation according to management. Upon move our you are required to pay a $125 cleaning fee or proof of a hired professional cleaning service. Management is largely unresponsive to phone calls and emails. Plan to go in person to the office if you need to speak to someone. There are much better places to live for a lower price. Avoid Bent Tree!

I'm gonna be honest here- this is my first apartment living situation. I lived in townhouses up to this point, but when I saw Bent Tree had a loft floor plan, I fell in love with it. I moved in under previous management, and while they weren't worthy of a 10/10, they were friendly but did not answer e-mails and weren't the quickest when it came to maintenance issues. We had maintenance issues that started with the previous company and leaked over into the new management's ownership (not having hot water, windows that would not close in the middle of winter resulting in a $400 electric bill for a 1,000 sq foot apartment, a head size hole in the bathroom door from before we moved in and a few small things that weren't too big of an issue). We tried for about 2-3 months to get a new hot water heater that wasn't fixed until we threatened to put our rent in escrow (Aimco). When it was finally in the process of being replaced, we got the run around and were told that it was already replaced that morning, that they went to the wrong apartment, and that they were picking up tools, in that order via different phone calls. We placed a chair against our hot water heater to insure that it would be replaced, but when we came home to see it was still there, we knew it hadn't been touched. The old company fixed our windows after two months, but we later found out that those windows were meant for our neighbor, not us. Our front door did not latch, but they were quick to fix that (old company). During an open house with Aimco, I was not impressed with the attitude of the staff and the bad-mouthing of current residents. While people were trying to ask questions about trying to pay rent online and what fees would change, I wasn't happy to see the attitude that was given. To their credit, a few weeks ago, we had a garbage disposal issue that they fixed the next day. Aside from leasing office woes, I actually love the floor plan of this apartment. It's a little outdated but I don't mind. We live on the top floor and still experience a lot of loud noises from one neighbor to our right and our neighbors downstairs. That comes with apartment living, so I can't fault management for that. However, when we complained about the excessive partying and our walls shaking all weekend, they sent a letter to the entire building, rather than the problem apartment (old company). We haven't personally experienced the parking problems that other tenants have, but they did just add a 'premier parking' which is two spots at the front of the building and you can pay $45/month to park there. Or, you can walk 5 more feet and park in another spot for free. That wasn't a viable solution to the complex's problems. The dog park is a nice feature, I haven't used the pool so I can't attest to that. The location is great. I like being close to a CVS, Giant, multiple banks, restaurants, and I-66. Our building runs along Lee Hwy so we do have a lot of traffic noise, but you learn to deal with that. I believe some other buildings/sections of the complex have had issues with small crimes but we've never experienced that. It is IMPOSSIBLE to get in contact with the leasing office unless you go in person. They do not answer the phone, return messages or answer e-mails. There are a lot of fees associated with living here, they include: -A fee to pay your rent online (you don't have a choice but to do this, or pay by check with a $10 fee) + a fee for which card you use (based on the % of your rent) -$30/month for trash (Ours is often left for days) -$50/month for pets, ON TOP of an $800 deposit (400 refundable, 400 not) -$50/year + a credit card on file to pick up your packages?? -$15/month PER CAR to park or $45/month for "reserved" parking Plus a lot of outrageous things like the e-mail that told us that our balconies are to be used for "sitting purposes only" + this is a "no smoking" community. Anywhere. Not even in your car. Unsure what the fine for that is.

You're done being treated like "family" as soon as you sign your lease. The leasing office is severely understaffed, they never answer their phones when you call, and when they do they hang up on you. My partner slid on a water heater cover and fell in when it was raining. We told management, they did nothing but ask if he was fine! What if it were a kid? Worst attitudes ever from leasing agents, as if your problems are your own fault. QUICK to bill you for leaving anything outside your front door. Take your money ANYWHERE else. This is their job, they don't care that it affects your livelihood. You pay for parking, but they will tow you no matter what! But once they tow you the leasing office cannot help you, even though you had your paid parking pass on the top right of your windshield. Sounds great right? Their package delivery system is a joke. You pay $50 annually for a locker system, and they don't even notify you when your package was delivered. You have to go into the LuxerOne app and talk to their customer service. Leasing office will tell you there's nothing they can do. I had my package stolen recently, the leasing office asked if I had called the police already (sounded like sarcasm). It was a $4 package, I don't need the police, I need the protection and surveillance I was promised when I bought a locker space. Truly counting down the days until I leave this disgusting establishment. The manager's name is Sonia, and she is far from a decent manager. The property manager's name is Andrea, and she's even worse. Need a maintenance request? By your third submission, they should be on the way. Maintenance men are no issue, in fact very thorough and quick, perhaps the nicest thing about this place. Leasing office is truly ran by grown women who act like high-schoolers. God forbid you're passionate and upset about your problem, they'll pretend they never received your voicemail. But once you go into the leasing office physically they act like that had never happened. AVOID this community like the plague. I'm counting down the days until I get to leave this horrible place.

The parking space is very limited. You can waiste your money to reserve a spot or waist your time trying to find a spot very far away from your unit, if you can find one. There should be a warning about the limited parking before applying for a lease. On the contrary, I was told by a staff member that there was plenty of parking, but that is not the case. I guess lying is one the selling strategies use by the leasing office.

Update: 6/13/18: I finally got out of this pit, but it could not have been more difficult. They apparently refused to accept the numerous notices of vacation I gave them. The one they did finally decide to recognize an email a month before vacation, and proceeded to demand two month's worth of rent regardless. I only came to this place in an effort to save money but because of this it ended up costing me more regardless. Update: 4/24/18: things are getting worse, not better. The transition in ownership to Lincoln properties has opened the doors to the worst possible abuse. The massive parking problem could be partially resolved if the complex opened up the 50 desperately needed private parking spots around the complex, but instead they completely removed guest passes (friends and family are now officially not allowed in the area) and converted even more of the few spots we have (mostly the ones that are close by) to "premium parking" that they are charging $40/month to own. This place is a trap. Every aspect of it is predatory and abusive. You know the trolls in fairy tales that charge people to cross bridges? Those people are real and they've gotten into the apartment game. This place is designed from the bottom up to take advantage of you. They will lie to your face, tow your car, cause more problems in efforts to fix old ones. They go out of their way to hide basic features from you and i lived there for 10 months before i knew there was a web service they were hiding from me. The place is smelly and cramped and offers virtually no way to have friends or family over due to the complete lack of parking. You'll be lucky if you can park there yourself. It's not even cheaper than comparable complexes.

They go into your apartments without letting you know, they leave important information out all the time at the time of signing the lease. The leasing agents simply do not do their job, and when they do it's almost as if it's a bother. This complex is not worth the money it charges. There's huge rodents running around the complex, the dog park doors have never worked in the 22 months i lived there, neither did the dog pet spa. The water fountain in the dog park doesn't work. There's been a pot hole by the pool where we walk for months now & they have put a cone over it for just as long & they keep ignoring it as it continues to get worse. For the amount you pay the maintenance just isn't there & they are careless about it. There's also no parking anytime after 7-8pm unless you park 5-10 minutes away from your apartment which is ridiculous because you have to pay $15 extra on top of the rent (which includes random fees that constantly change with no explanation) for parking. You're just paying for the location & because it looks pretty decent.

I truly wish I could tell you how excited we are to leave this dump. I have never left a review for any product, service, or business, but felt it so important to let everyone know our experience so that you all will not make the same mistake we made by living here. The price is cheap and there is a reason for it. First of all, our A/C was made in 1986 and of course it broke and the maintenance staff said, "it should still be working." It took a week to get it fixed and my roommate had to complain 3 times before the incompetent maintenance staff fixed it. There were rodents living on our balcony. No more words needed for this. Our neighbor is raising a stray cat. This cat will sit outside his door and meow until he comes out and feeds it. The cat blocks the stairwell, which is not very great to come home to as someone who is terrified of cats. There is constantly vomit on the stairs outside and it is never cleaned, and then stains the stairwell. Not to mention the stairwell is dirty enough and has never been cleaned in the first place. Our apartment has the worst smell. It's terrible because you get used to it (which is gross), but when you walk in for the first time, it hits you and is not welcoming. I am not sure what the smell is but trust me it is horrible. The staff are absolute morons. I cannot believe the things I have heard them say while residents are in the office. They are so immature and have zero customer service. They do not offer you a chair when you come in and I actually knelt on the floor for 20 minutes and was never once offered a chair. They have no regard for their residents and I truly believe their entire staff needs to be turned over, with the exception of Chris. The worst part about this place for me is the unbelievable amount of bugs. I find at least 3 spiders in our apartment every day. It is so frustrating because I cannot go to sleep sometimes because I am imagining all of the bugs that are crawling around me. I called and complained and they said they would come spray, but that did nothing apparently. Please PLEASE do yourself a favor and take my advice. I have never left a review for anything before. That's how unhappy I am here.

They put in new lockers for package drop off and they lost my package. Do not trust this company. Very unprofessional. Don't live here. Parking is still a nightmare.

They don't even deserve 1 star. And I don't even live here. My car was towed from a visitor spot because I had "been there 24 hours".... if you call driving to work, picking up a friend from the airport, driving to dinner and then coming back. Bent tree says you can't be there for 24 hours straight.... BUT Tow truck company says you can't be there 2 nights in a row now matter if you leave. Bent Tree...... please get your act together. Communicate with the tow truck company AND the residents the same policy. You got rid of the passes (which was ridiculous) to make the dumb visitor spots and those reserved spots that no one uses. Terrible. No wonder everyone is leaving. This is just one thing I witnessed visiting this complex.

The parking is horrible! They first charge for it, then you have only a specific spot to park in, you can't even choose. It's always far away from where I live and on top of that the maintenance teams keep parking their trucks in multiple spots and I can't even go inside until I find one and get them to move.

We have been living in this complex for about 1,5 months. Even though the leasing office rep who was signing us up and worked with us was very responsive and nice, there were so many issues with everything else. There has not been a week when we wouldn't have to go to leasing office or submit the requests for maintenance. Initially, when we came to check the apartment, there were issues with a lot of things (so it wasn't inspected by their staff). We filled out the inspection sheet but still not everything had been fixed until today, even though we brought it up few times. I guess as long as it's not life-threatening, they don't care about your comfort. It is just an old complex poorly maintained. We were happy that we could lock in the rent for more than a year prior to moving in, but now we wish we could move out...

Stay away from this apartment complex! I was treated wonderfully when viewing the apartments, however after not being able to move forward I was informed that the refund process ($600) would begin and I would be refunded in the next 48-72 hours. It has been almost 2 weeks! After I realized earlier this week that my money had not been refunded, my friend checked our application status online, and it was still showing In review. After calling the office I was very rudely spoken to and the woman seemed baffled as to why I was online checking the status, of course because I had not received my money! She then informed me that the process had not even been started and that i would have to wait another 48-72 hours. Unacceptable!I have even contacted corporate and will make every effort to make this situation known, and I will also be contacting my bank to have every dime returned. Stay AWAY.

BEWARE BEWARE BEWARE BEWARE! My family and I have lived here for many years. The complex was sold to people that don't know what they are doing. They are rude and disrespectful. I have put in my complaints. still Nothing they want you to email your complaints but nothing done in a timely matter. I have been complaining about my outlets for months nothing. there is only four that works in the apartment. (NOTHING) The parking is HORRIFIC if you come home after 6 good luck in finding parking. The only way you have parking near your house is if you paid for it. You can't go out on weekends because if you come back late you have to park at the CVS and walk back. You pay for your trash to be picked up and the trash service that they use leaves trash in the breeze way and it is not picked up. You have to use disinfectant for the equipment in the gym its always dirty and dusty. They have TV's but they don't work the equipment is old the tread mill skips. It's extremely hot the air is never on. No fans, you have to make sure you bring lots of water. I went the other night to the gym and I could not get in they most have changed the system, and didn't notify anyone. The RENT and FEES that they attach is astronomical!!! My friend lives in Woodway apartments and she doesn't have any problems her place is larger and she pays less for rent she said their staff is great. My lease will be up in November, I will be put in my notice OCTOBER 1st. I would rate the complex with new management -0. If I listed everything I would be here all day. BEWARW ITS NOT WORTH THE STRESS!!!!!!!!!!!!

Their leasing office is a joke! They will tell you just all the right things to get you to move in until you do and all of a sudden you're towed because they didn't do their job explaining or giving you the parking pass.. they dont tell you anything really, just take your money & if you need customer service? Be prepared for the shittiest of the attitudes of them all, as if it is so much of us to ask for them to do their jobs. Need something maintenance? you better triple check they did that right & make sure they are actually doing something because I've had to go thru multiple of the guys to make sure they do their job as well. Shout out to fahar, the only maintenance guy that actually cares. Parking? Almost none existing. They've said for months and months we've passed along your concerns lalalala nothing happens and never will under this management. Pay for parking monthly just to park in the visitors section 10 minutes away from ur building! Idk how a complex could be so careless! It only looks appealing... until u actually get in and its like what have i gotten myself into? Had my apt "renovated" before we moved only to have uneven/not leveled floors & left no instructions to any appliances. If you have no other option sure, but this is my true honest experience. DO NOT MOVE IN HERE. You're welcome!Oh & one last thing they don't tell you?The lockers! It's literally pay $50 a yr for the locker room or u literally can't & wont get any packages delivered & when they go missing... again shitty customer service & they act dumb to not do their jobs. Counting the days until i move out of this shitty place.

The first day I moved in, the apartment had not been properly prepared. After being unable to move my belongings in on the first day, the maintenance crew (which is the worst maintenance crew I've ever dealt with) didn't properly replace essential objects in the apartment, and left the floors absolutely disgusting. Then after coming home with groceries, I found out the apartment is infested with bugs, and that pest control had never been to the apartment. After talking to management they said a pest control worker was sent, but I came home to roaches on the invoice itself, and still a massive amount of bugs. To ice the cake, less than a week into moving in, the apartment flooded and I wasn't able to get "24 hour emergency maintenance" to my place for an hour. Then the worker was unable to speak enough English to instruct me on where to go for the night, and the receptionist also had no idea what to do. This complex is a nightmare.

Overall: not great, poorly managed, fire hazardThere was recently a major fire here resulting in 13 units being uninhabitable and 1 death. The cause has not yet been determined/announced. Not all smoke detectors in the units were working, there are no sprinklers, and there is not a fire alarm to pull in every building. The management company has stated that they have no plans to update for fire safety. I no longer feel safe living here. Look into this before moving here! The community is in a convenient location in Centreville close to a lot of restaurants and not too far from the metro. The neighborhood is seemingly safe, quiet and always looks nice with good landscaping. Since they are doing renovations, most amenities have been closed (gym, pool, and business center). The new package lockers are very convenient though. Unfortunately valet trash pickup has been discontinued and the on site dumpsters are always overflowing. Also parking is hectic in the evening and for guests (they are quick to tow!). The apartments themselves are nice enough but nothing special. They do have a lot of different floor plan options. Unfortunately you can easily hear outside noises and they are not well insulated. A big red flag is that there are no sprinklers in the units! I've called Bent Tree home for a few years but am ready to move on and upgrade.

Updating this review to give a bit more transparent information:-there have been a couple nights where there have been 0 parking spaces in the entire apartment complex. I had to park in a fire lane, and emailed to say I was parking in a fire lane and never heard back. Reminder that you pay $15/car per month just for basic parking.-constant construction is going on. We have had people doing some construction on our deck without any type of notice. Just this morning I heard some noises outside and found someone on the deck with a ladder. Again - didn't receive any type of notice or time frame for this to be completed, and my screen door curtains were not closed.-our door will not completely shut to them point of it jamming nearly everytime we try to close it. If you're moving in, I recommend buying something to seal the door and also have something for under the door to stop air from coming in. We can see right through our door currently. We also still have water damage on our ceiling that we were told would be fixed back in July.- I have really tried to be patient and understanding, but I regret moving here every day. No one has reached out to me since our move in to discuss these concerns. I very strongly advise you to look elsewhere. The cost seems cheap, but our rent has gone up a lot more than we were initially told, and the itemized statements are extremely hard to understand/disorganized. I really hope something changes very soon. Again - I'm not one to take the time to write bad reviews, but this living situation is pretty bad to say the least. I have been a resident at Bent Tree Apartments for a little over 2 months. Pros: -convenient location to 28, 66, etc. -maintenance team rocks, and is very friendly and efficient-dog park for dog lovers and owners-pretty neighborhood with lots of trees and paths for walki Cons:-hidden fees everywhere. Our base rent for a 2Br/2B is under $1,552, but with water, trash, sewage, parking, etc it equates to ~$1,670. This doesn't even include the $300 admin fee we paid for a gym that isn't open, the $50 locker fee for packages that are still delivered right in front of my apartment, $50 charge of each pet per month, $3 for pest control when there is a big bug problem, and my separate bills for internet and electric. On top of that late fees are charged the day after you miss rent and they charge $100. There is NO grace period whatsoever (in the lease agreement)-floors are so uneven we can't even put things on our shelf without things rolling off. Water damage on ceiling hasn't been fixed, and we have reached out multiple times. -super loud environment. We are located right next to a major road which factors into noise, but additionally the walls are so thin you can hear your neighbors very easily - even them turning on the shower -little to no visitor parking, especially after 7pm. They provide about 15 spots total for visitor parking for the entire community, so if you plan on having guests over, they likely won't be able to park there unless they get there very early in the day. -has no communication about lease or move in info until the day before I moved in. Received the finalized lease document less than 48 hours before move in. I hate writing bad reviews, especially because my boyfriend and I were so excited to live here. We will not be renewing our lease and we urge anyone to read this and think carefully before renting. Hopefully things change for future renters because it really could be a nice place to live.

I kept holding back on putting in a review for Bent Tree Apartments in Centreville, VA but now I have no choice. I had to move out in less than a month. Never mind the parking hassles, especially coming home after 7pm with bags of groceries and a Baby to feed and no parking available where I have to drive to the HMart plaza to park and walk back on numerous occasions and also pay a monthly parking fee, who charges parking for a place they call your home?, and never mind the exorbitant amount of monthly fees and service charges that are added onto the rent where you may as well go to a nicer more expensive place where you are going to end up paying the same amount, but the straw that broke this camels back was when the two leasing agents absolutely promised me they would not charge me for cleaning expenses when I moved out. This was their word of honor and of course I did get charged. My email response was sent to the property manager and she would not honor and uphold their promise. A real dishonest loser. Dishonesty is something I can't take especially when it comes to monetary concerns. They can keep their cleaning expense but I am going to keep this review up for a long time. Think multiple times before moving here. The reviews do not lie about this place.

DO NOT RENT HERE. I don't expect much from an apartment complex at all but their management is horrendous. They don't answer the phone when you have an issue and when they do, they are very short and rude. We kept our apartment clean, and spent hours deep cleaning before we left and they still took our security deposit for "unpolished sinks". Live anywhere else seriously. Do not lock yourself into this dump. If I could give 0 stars I would.

I moved because of the new management and their new policies. They told me if I kept the apartment until Sept 1, I wouldn't be charged an early move out fee. I physically moved on July 27. Turned in the keys on Aug 28, got a bill on 9/4 and they did charge me a fee. I disputed, but to no avail. Then low and behold on 9/20 I get yet another bill from them and them telling me they are sending me to collections. Not to mention, my water/trash was $118 and I WASN'T EVEN IN THE APARTMENT!!!! I am still disputing. Their move out team is REDIC...They took pictures of the wall where the couch and bed was against them and want me to pay $115 or 125 to paint. They are going smoke free, I am a smoker, you have to paint anyways!!! This is the WORST community to live in with HORRIBLE customer service....choose some place else to rent, trust you won't regret the decision.

Avoid this complex. The new ownership is not interested in improving the quality of life at the complex as they are increasing their profit. Since taking over, they have reduced the number of parking spaces by creating additional un-covered "Reserved" spaces trying to force residents to pay - especially, if they are unfortunate enough to work hours that have you returning home after 8pm. At that time all the free spaces are taken. You rent an apartment with the realistic expectation that there should be adequate parking to accomodate the number of residents, not drive around for 45 minutes hoping someone has to leave and you can grab their spot - like a perverse game of musical chairs. And heaven forbid you should park in one of the unrented vacant "Reserved" spaces, you will find your self paying a $165 towing charge after tracking down your vehicle's location. Trash "valet" is a joke where tenants leave their trash outside their door - many all day for the 7-8pm pickup. And if the bags break when they are "valeting" them to haul the trash away, they just leave the dirty dipers, spoiled trash laying in the halls waiting for someone else to pick up. Lights in stairwells go months before being replaced and the piled up trash around their dumpsters has to be a health violation. I am moving out as soon as my lease is up as the frustration, hassles, cavalier management attitude, maintenance requests that take 4 weeks to address, is not worth the $100/mo. you might save. But if you would like to pay for an apartment, pay for a guaranteed parking spot or even pay monthly for a plot to grow a garden, this is your place. It just won't be mine.

Be very wary of the new management company (Aimco). Bent Tree was previously managed by Lincoln Apartments with whom I had a good experience. I lived at Bent Tree for two years and Aimco took over during the last month of my lease. They used a photo of someone else's laundry room to try and prove that I did not clean my apartment (I did. I left it better than I had found it) and claimed a "hair" was left in the medicine cabinet resulting in a cleaning charge. Only after threatening to take them to small claims did they waive the charge. The apartments are good and the community is nice but the new management is to be avoided.

My family and I have lived here for over 1 year. We enjoy the pool and playground areas. However, I feel the bad points definitely outweigh the good points. Please see below:Pros:-The rent is a lot cheaper than comparable apartment complexes-The location is ideal for shopping, restaurants, and commutingCons:-Aimco staff is rather unresponsive and some of them are quite rude.-Maintenance staff are inexperienced and incapable. Last summer our apartment flooded multiple times despite constant requests to the maintenance team. The cause was the unwillingness to clean the gutters periodically. This caused us to live in a hotel for 3 nights and $500 of damage to our belongings.-New playground equipment is cheap and dangerous. The new playground equipment has only been installed for about 6 months and I have already observed multiple injuries.-I have observed multiple residents smoking on the apartment grounds despite this being against the lease. The apartment staff are not enforcing the rules.-On 4/21/2019 there was a multiple unit fire that killed one resident. This was fire spread quickly to at least three units before it was under control despite being located directly next to a fire station. It is clear that this apartment complex is a fire hazard.https://www.fox5dc.com/amp/news/local-news/deadly-fairfax-county-apartment-fire

Did a tour of the property, liked what I saw, applied right on the spot. Unlike EVERY place I toured, to apply I had to pay a $500 deposit with a $50 application fee. No exaggeration, I was turned down within 2 mins! They instantly took those funds out of my acct. One week later and I still do not have my $500 back. Aimco management company conveniently does not have the info on their website on how to contact them. I just found a post where someone went thru the same thing last year. HOW DO YOU TAKE MONEY INSTANTLY, REJECT THEM AND THEN NOT REFUND THE REFUNDABLE MONEY??? DO NOT APPLY UNLESS YOU HAVE $500 TO THROW AWAY!!!!

During my time at Bent Tree the quality of life has gone down significantly.1st - The parking situation currently is a disaster. All but a couple dozen spots are assigned parking. This parking might not be anywhere near your apartment and is a separate fee. The little visitor parking that exists is functionally non-existant since it's always full with residents cars. You will not be able to have anyone visit without risking their being towed.2nd - The removal of several amenities to make room for additional parking.3rd - A lack of enforcement of the non-smoking policies. These policies are not effectively enforced and people openly smoke on their balconies and parking lots.4th - Their "newly renovated apartments" had many, many issues with the installation of doors, windows, and appliances incorrectly or sloppily. While maintenance did correct these issues they clearly went with a bottom of the barrel contractor for these renovations and did little to no follow up to make sure things were done properly.Do not rent here, it is not as advertised.

I've had the unfortunate experience of living in what I can only describe as the WORST apartment complex I have ever lived in. Anyone who has claimed otherwise, must be living under a rock. We made the mistake of paying to live in one of their supposedly "renovated" apartments, and let me assure you, it was an absolute joke. At first glance, everything seemed appealing. However, the illusion quickly faded once we settled in. The so-called renovations amounted to nothing more than new appliances, creaky wood floors, and a hasty paint job to cover up any visible signs of disrepair. Our apartment had evident water damage, which the management believed could be remedied with a simple coat of paint. It was clear that they cared more about appearances than actually fixing the underlying issues. To make matters worse, the "new" appliances turned out to be more like faulty hand-me-downs. We encountered numerous problems with them not working properly, constantly causing inconveniences and frustrations. Attempts to address these concerns by contacting the office or the community manager were met with complete silence. The lack of responsiveness and accountability from the management team was astounding. This apartment complex is plagued with severe issues in communication, organization, and accountability. It is disheartening to witness potential residents being misled during their tours, only to discover the true nature of this place after signing their leases. Once your lease is signed, the staff couldn't care less about you or your concerns. It becomes painfully clear that their only objective is to fill the units and collect rent, disregarding the well-being and comfort of their tenants. While the initial rent might seem enticingly affordable, don't be fooled. Bent Tree Apartments will find any excuse to nickel and dime you with exorbitant fees once you're locked into a lease. If you enjoy living somewhere where the management treats you as a joke, disregards your concerns, and fails to provide a comfortable living environment, then by all means, this is the place for you. However, if you value your peace of mind, a responsive management team, and a well-maintained living space, I urge you to look elsewhere. Save yourself the frustrations and financial surprises that await you at Bent Tree
