I would NEVER recommend this place to anyone. I've lived here for 3 years purely out of convenience while in school, but now that I've graduated I am moving out ASAP. The amenities are nice (when they're open) but the managerial staff is incompetent and rude. This place will conveniently fail to remind you of the required 60 day intent to vacate notice, so when your lease ends expect to be automatically charged for two extra months rent. Also, although I've lived here for three years & always paid rent early, management has always treated me like dirt. I've had leasing agents shout at me to close my door because my sleeping dog "looked aggressive" and I've had office staff accuse me of violating my lease for hanging a mesh bug screen on my doorway. When I lost a car key and went to the office to ask if anyone had turned it in, the agent didn't even look up from her cell phone before brusquely responding, "We're not a lost and found." Again - incompetent and rude people run this place. The best aspect of this complex is the maintenance crew. Fahim and his staff are THE BEST. They are so considerate, responsive, friendly, and all around amazing guys. Whenever something's gone haywire, maintenance is on it within the hour. This crew is, in all honesty, the best part of living here. For the people giving glowing reviews, they are probably the lucky ones who haven't ever had to deal with management. Honestly, if I'd never spoken to a leasing agent / manager, I'd probably be happier. However, my consistently terrible interactions with them have ruined this living experience.Aside from maintenance, I'd give this place ZERO STARS if I could.
I thought I had signed a 12 month lease with this corporate-run conglomerate and they are unable to produce records of the signup process and now can use a 14 month lease document to keep me from moving out when expected. Now all they offer are 14 month leases, which makes me think they switched people without them knowing. While the grounds are very nice, the practices and policies seem manipulative and not resident friendly. I would not recommend this apartment complex, or at least would not recommend trusting what they say and double check and file all your documents.
Predatory fees and discriminatory practices are the regular at boulder creek apartments. Be aware! I wish I had listed to the reviews, they're all true... boulder creek will nickel and dime you, they will give you false information and mislead you just so they can squeeze a fee out of you, they will add on excess fees to your monthly payments that were not mentioned or discussed in the lease, and then they won't listen when you raise a concern. As a young woman, I do not feel safe in this community because of the predatory actions of the management. I hope others see this review and look elsewhere for living accommodations.
This place is the worst place i have ever lived. Everything is a lie. People who live there are obnoxious, loud, unconcerned about all other people living nearby. A nightmare! Don't get swooped in by JP. He has a great act but in the end you will lose all your money and live in a place with no insulation. It was built a long time ago. the only things updated is the outside.
Worst experience I've ever had during last 10 years of renting different places across the country. We lived there for three years, and I don't recommend it at all--find another complex in Boulder/Broomfield area. I try to be fair and comment based on the evidences. Yes, the location of this apartment is great and yes residents are peaceful and friendly. The community is relatively well-kept and pet-friendly and that's what you expect when you pay $2400 (it is definitely overpriced, and you can find a better place with lower rates). The main problem and hassle started when we moved out. They tried any possible ways to make money from us. They inspected our apartment when we were not there; although in a signed document, we clarified the date of inspection. I've never had any problem with move-out inspection. My wife and I are very clean and take care of place we live. We even thought that there wasn't need to any painting or anything. However, when they sent the final account, we not only didn't received any deposit back, we had to pay $238.97. We were shocked and asked for details. They sent us the pictures that I attached here (you can see it if you open this comment in Google map!). *** They charged us $432.12 for a dent in refrigerator. The funny and sad thing is that we never never noticed that dent. It was either there and we didn't notice it when we did move-in inspection, or it did happened after their inspection (we were not there and had already moved out several days before). All I know is that we DID NOT do it and didn't know about it. Besides, you can compare the size of dent with the pen!! They charged us $432 for it. **Also, they charged us $40 for Drip Pans. What we could do with Drip pans?? After three years they even didn't allow any wear and tear!! **Also, they charged $45 + $110 for "Cleaning". ** Most of good reviews came from people who still live there. My recommendation for reviewers is to wait until move-out day and then write review. We didn't have any problem the time we lived there. The problem started when we moved out. Update: Don't believe their comment below. Of course they never reached out and I had to research my possible legal action based on City tenant & landlord regulations!

I wasn't going to write a review in the spirit of leaving the experience behind me, but I keep getting spammed with emails to do so, so here we are. Our experience here was horrible. My partner and I lived here for about 13 months, and in that span of time we had about one month of peace. After the first month, we had neighbors move in next door, who from the first night they were there, disregarded the quiet hours laid out in the lease and blasted bass/electro music into the early hours of the morning. This continued for the remainder of our time there; loud music, all day and into the night. Of course, they couldn't hear themselves over the sound so we constantly heard them yelling at each other as a regular form of communication. If they weren't playing music, they were watching TV so loudly that we could hear not only the sound effects, but the actual dialogue. Turns out they felt they needed a sound bar for a space that's less than 10ft in width. We tried bringing over wine/beer to talk to them and reach an understanding, we tried going to management directly (I had at least 3-4 in person meetings to discuss). We were told a number of times they would talk to the neighbors and assured us they understood (they being the neighbors) that what they were doing was unacceptable, but nothing changed. At one point, they bought a drum set - in an apt complex - and played it at 11:30 at night, which prompted us to call the authorities as we had no other choice. This bought us a few days of relief before they realized there weren't any real actions taken by management, so they stopped caring. We were even able to provide proof that the sound was beyond the specific dB levels laid out in the lease, which are in accordance with Boulder legal limits. These were not college aged renters - these were grown adults in retirement age; I never had a noise issue that made me call the police even in college while living on the hill. It was honestly that bad. At this point, we were told we could break our lease and move out without having to pay any lease-breaking fees or incur any financial repercussions. We agreed, and thankfully, we got this in writing. In the days leading up to our move, they attempted to charge us numerous fees, including one once we moved out for more than 4k. We had to fight every one, as the lease break agreement we had accepted hadn't been approved by management's superiors (we only ever dealt with onsite management and not Air Communities, until they were calling to get us to pay). Seemingly, there was some new fee that "wasn't a part of the original agreement" we had to fight against nearly every week. Finally it was resolved, and we got at least some of our deposit back. My thanks to the maintenance staff (as others in the reviews have stated, this is the only good thing about the community) for letting us know what we could expect in terms of our deposit return, including an absurd repainting fee that they automatically charge anyone living in an apt less than a certain amount of time, apparently. After having been moved out for 2 months, we've still been dealing with issues, as the community decided to upgrade to bulk internet service the month we moved out. This caused our personal internet account to not be "closed" upon moving, and we ended up having to communicate with our provider directly in order to be refunded for bills to the apt/account we tried to cancel, as our account cancellation remained "pending." If you can find an apt that's on the end of building to minimize the number of shared walls, you're ready to battle hidden fees upon move out, don't mind paying an exuberant amount for a package delivery system that only works a quarter of the time, or plan to stay the rest of your life and never move out, this might be a good option. EDIT: Management response completely ignores details above: nothing of consequence was done about the noise, and we had to fight to get our written agreement honored. Their response did alert me to the positive reviews recently written by employees, though.
I have never in my life felt obligated to write a review, until now. Hopefully I will save at least one person from making the mistake I did by signing a lease with this horrible company. The complex itself isn't too bad, however the management personal are horrific. To contact the office staff I had to try several times a day for WEEKS on end to get a response from anyone. This including sending over a dozen emails to every address I could find and leaving another 8-10 messages with staff or on voicemails to have a manager call me. When I finally got ahold of a manager I was told "I'm sorry you feel that way" in response to them quoting one price and charging a higher one. Don't let them steal your money too. RUN NOW!
After reading that the same thing happened to others, I thought I needed to share. We lived in Minnesota and sent a friend to tour the apartment that was open. We signed electronically, after loving the unit we we're shown. We got to Colorado and when we walked in, the apartment wasn't the same layout we were shown. There were no closets. The bathroom was through the bedroom. It was a Sunday, and they left the door open for us to move in. I contacted them, and they said this was the apartment we had agreed to and there was nothing they could do. NOTHING they could do. Even though I have emails that says we're in the SAME unit my friend toured and on the second floor, when we got there we were on the first floor, in a different unit. I asked if they could comp us a free storage unit, they said no. I asked if we could get 50% a storage unit, they said no. I asked if bigger apartments were available, and they said yes. We were already paying $1750 for a one bedroom we didn't agree to, and they said we could upgrade for over $2k to get a bigger apartment. After contacting the leasing company, who ensured they would help me (and I sent them all emails from our first inquiry to the final move out request), we were charged an outrageous extra month of rent when we moved out. And, to top it off, they didn't show up to the apartment to "check out". I left the key on the counter, and left. I emailed them to tell them no one came, and I left the key. I was fined for not turning in the key upon checkout. A checkout that they didn't show up for (that THEY scheduled, and that I took off work to be at). This is the worst experience we ever had. Unreasonable people, and the entire company has this reputation. I feel bad for the people working in that office. I have advised many people not to live there, and they have signed leases elsewhere. Would highly advise to live elsewhere and shop around for housing options. Their rates are outrageous and their service is terrible. Read the other reviews that share similar experiences and know that his is a common recurrence.
Since I have moved in there have been problems with the management here. I am in my second month and things are just getting worse.I was promised a garage in writing and it was given to someone else.The resident portal was set up for payments and I was still charged a late fee. I was told the rent was late. It was NOT late. I was waiting for it to clear my bank account. Their computer system did not process my rent payment.I was charged for three garages and a parking permit when I only had one garage.I was charged a $125.00 late fee at no fault of my own.I was charged $20.00 for a "Demand For Payment Delivery Fee" at no fault of my own.On snow days, the sidewalks are shoveled late in the day not allowing anyone to leave in the morning.Rent is too high for a studio apartment.Things keep getting worse and management does not care.

Be cautious if you are considering living here. They will nickel and dime you. Additional fees for certain ameneties when moving in and charges that are unreasonable/ surprising upon moving out.

DO NOT RENT HERE!! This place made my life a living hell for the entire year I was here! I wish I can stand outside and tell anyone interested my experience. This apartment complex because the community had initially made me feel safe. When I did the move-in inspection the lady wrote down everything she saw and gave me two minutes to look around and see if I could find anything else. I lived on the second floor and my downstairs neighbors play music, with amplifiers and everything. They play at random hours and they play so loud that my entire apartment would vibrate. I reached out to management multiple through emails and left multiple voicemails. Their hours change so much and at this point they were only twice a week. I went in after weeks with no response and talked to someone who told me the apartment manager received my messages and was "working on it" and would get back to me (her name was Lo and she never did). A new manager named Sebastian started working there and when I left another voicemail, he actually responded to me, came and talked to me, and told me he would talk to the neighbors. The next day I got a letter stuck to my door from the neighbors asking me to "keep things out of management hands" and to stop walking around so loud in my apartment. I gave this letter to management. After a couple weeks, everything got worse. The noise coming from their apartment got louder and I started taking videos of my apartment shaking while they were playing their music. Whenever I would walk in they started banging on their ceiling with something. One time, I called Sebastian while they were playing music and he came in to experience the noise level, I was getting ready for school and when I went to the door to open the door they started banging on their ceiling again, which Sebastian actually experienced. He responded by asking me if I was stepping too loud. The letters on my door got more threatening. They claimed I needed to control my "incessantly screaming child" (I do not have a child, I live completely alone). Management thought they had me confused with someone else when it was obvious they were targeting me. Notes were left in the middle of the night; they even claimed they "have the backing of others" and threatened to sue me. I told management that as a law student I know they have no claims against me while I would have a nuisance, and harassment claim against them. I was so fearful living there that my friends would walk to my apartment door, I would take off my shoes, and wouldn't make any noise. I sent multiple emails to management explaining the situation. I can't even imagine what would have happened if I had a pet that walked around since they felt like they could play music as loud they want but I couldn't even walk around (seriously, they were so loud I could even clearly hear the lyrics they were singing through their microphones). NOTHING GOT DONE. On one occasion a friend came to get ready for an event. I warned her that we had to be quiet. We both took off our shoes and were sitting in my room. No one was walking around; no music was playing; the TV was off. The downstairs neighbors banged on their ceiling so hard my friend actually jumped. I spent the summer in Arizona to get away from that place. I couldn't even study in my apartment if I wanted to because of how loud the music was.Before I left, I emailed management and told them I was going to be away for the summer and asked them what needed to be done. I also gave them my move-out notice. Sebastian told me that I needed to fill out a notice to vacate which he would email to me... he didn't. I actually find it comical that this place has a 100% response rate on yelp because you have to beg the management for a response. Finally, after asking multiple times, at the end of the summer it was sent to me. So many emails went unanswered.During my move-out inspection, which I also had to call multiple times to schedule, I brought along two of my friends, one of whom is also a law student. My appointment was with Sebastian, but a maintenance person came in (I'm pretty sure he lives below me--not the same band neighbors but another person who lives below me). He was extremely rude and didn't even acknowledge us until he was done. He then informed me I owe over $200 for painting, cleaning, and the stoves. When we asked him to point out exactly what needed painting he said, "If it was up to me I'd charge you more." I don't cook and never once used the stoves, so whatever condition they were in, they were like that when I moved in. When I told him that, he told me that it had to me because they're replaced after every single person... which means everyone has to pay? I wish I had started law school before I signed this lease because after just one month in law school I read through the entire lease and realized there were clauses in there that I would NEVER had agreed to if I had known what they meant in the first place.
The only positive side of this complex, the promptness of the maintenance team. From the beginning of my lease, I was given false information of what amenities my apartment had as well as the layout in its entirety. I had to call the owner of the complex to get ANYTHING taken care of. Within just 10 months of living there, I had submitted over 10 service requests for broken appliances. WHEN YOU MOVE out - don't bother cleaning your apartment as they AUTOMATICALLY charge you $80 for a cleaning fee. Their only defense, "it is noted in your lease document you originally signed with you signed your lease." - they cannot expect all of us to read and comprehend a 15 page document. All they try to do is penalize you so they can get more money out of you.
I hate that I have to leave such a negative review for these apartments, because the location is superb and the apartment facilities are high quality, but good luck ever getting proper communication from the staff or on-site maintenance crew. Have a broken washer/dryer? Have fun waiting three weeks to get it fixed and doing laundry at a public laundromat - never knowing exactly when it is going to be fixed or why it's broken in the first place. Need an answer to a simple question? Have fun leaving messages at the front office expecting to never hear back from them, and getting attitude when you finally get a hold of someone. I can't speak for the state of the other apartments at this complex, but I must have put in a service request every other week for the past few months - on no fault of my own. I understand apartments generally receive bad reviews for things out of their control, and I've lived in many different apartments before this one. However, this is the first complex I've felt compelled to leave a review. That tells you something...

Be careful about this place, and make sure you're there when they inspect. There are lots of better places in Boulder with reasonable rate. I would never recommend this place.
I agree with the last post. On move out they will screw you over so badly. A few rub marks (not scratches) on the cheap vinyl and they are trying to charge us to replace the whole floor. They could have easily been polished away but we used (their cleaner) as they strongly advise you to do. You must use your own cleaner, video the apartment once it is cleaned. - rent elsewhere if you can. On top of the advertised rent they will charge for many other things and forget getting any deposit back at move out.

ABSOLUTE GARBAGE MANAGEMENT! If you have any issues with the paper thin walls, barking dogs, no parking, power going out every week, and LOVE to be ignored by the management team of AIMCO, then this is the place for you! I would not recommend this apartment complex to my worst enemy, ENOUGH SAID.

Worst place I have ever lived since I came to Boulder four years ago. The sound insulation is very bad, and the leasing office will blame on you if your neighbor hear you close the door, even if you are just living a normal life and doing nothing wrong. They will threaten to evict you without any investigation. I feel unsafe and not being treated respectfully here, even if I paid such a high rent every month.
Yes, these are nice apartments in a good location but that is where the pros end. I have lived here for several years and have watched the dramatic decline. This complex is now a shell of its former self. The support from the staff here is awful. The office is only open a few days a week and there isn't even a property manager now! If you actually need to talk with someone who has any power, good luck with that. The office also used to take packages but no longer. You also pay for parking even though you don't have a guaranteed spot, so you have to park on the street anyways. They raise rent drastically. At one point, they tried to raise the overall rent/fees by 18% in one year! But they have finally out done their awfulness, since the complex has been updating apartments over the last couple years. They will no longer renew leases if your apartment is not upgraded. Now this alone would not be too terrible except in order to notify you about this they give 3 months notice and pin a notice to vacate on your door. No phone call or even an email. Just a note on your door to greet you when you get home. And then they had no willingness to negotiate because they care more about their contractors than a good customer. So if you value customer service at all, do not rent here. You will surely regret it.
An edit on my previous review, for those who are in the position I was in regarding the vacate notice. My roommate and I constantly called them and emailed management to get it figured out, but they never answered. They left us unaware of where they stood on the situation until move-out date, that's over a month of stressing out about being liable for thousands of dollars as college students. They ended up giving us most of our deposit back (since we didn't even dare to put up a poster in the apartment). But save yourself the stress and money and go with a management company that won't leave you hanging for a month with unanswered emails and phone calls.
Horribly managed complex. I lived there 8 years purely to stay in the school district. The apartments are lovely but the management have zero desire to help the occupants. They now charge a 3 month penalty if you terminate your lease early which must be illegal. Many suicides there. They left the car of a guy who committed suicide inside his car for a whole week. Lacking in any consideration or compassion with handling COVID , they made it all about protecting themselves not their tenants. The ONLY positive are the maintenance guys who are amazing and the location. Very expensive and no negotiating on renewal. Hard to ever speak to a manager. Huge turnover of staff . I wouldn't recommend this place to my worst enemy.
If I could give zero stars I would. This place is a rip off. They move you into apartments with stuff not even fixed seems kinda ghetto. They charge so much money you will never get a parking spot. NEVER MOVE TO BOULDER CREEK APARTMENTS they will use you. You will just be throwing your money away this place sucks. They don't even barely shovel your sidewalk. This place is worthless never come to BOULDER CREEK. In reality the place needs to close down because it is going to hell.
Worst place i've ever lived. After we move out of our apartment. They are still trying to make money from us! They added a bunch of additional charges, which is total nonsense! Someone, please tell me what's wrong with this wall (they cost us $735 to replace it) Also, these small scratches (which I have no idea is it already there before I moved in or not) cost me $432.12 to replace it?!?! I swear I will never come back to this place again!
Haven't even moved in yet & afraid of reviews I'm seeing. I hope it's not true, the women in office were very nice when signing lease. I just hope they continue to be that way & that it's not all a front.
While conveniently located( the only thing good about this place). Small cheaply built apartments that are way overpriced. A lackluster management staff that constantly changes(I lost count of how many management changes over three years). New tenants beware!! Your security deposit will be gone and additional charges levied when you move out! No allowance for normal wear and tear given. Additionally, any "repairs, etc) they find--and they will find them--will be excessively charged above and beyond actual cost to repair.
As much as I loved living at Boulder Creek I cannot and will not rent an apartment through air communities ever again. There was not a single communication that I had through them that was easy and what I could consider good service. From security deposit to getting a guarantor to the move out process, they try in every way to take the last dollar from you or make life so difficult. For reference, I moved out 4 months ago and still haven't received my security deposit check. I reached out to them a month ago and did not get a real response. I sent a follow up response and they finally sent me a lost check affidavit saying that they already sent me a check and now I had to pay to get this form notarized. This is just one of many instances. That being said, it would be unfair for me to not acknowledge how great the actual apartments were. Wonderful location and great management.
The location is great, but the management is a nightmare to deal with.I submitted a rental application and cancelled within 24 hours. In their terms, they specify that if the cancellation is submitted within 24 hours, the holding fee will be refunded. I submitted my cancellation in these 3 ways, all within 24 hours:1. Called the next morning and spoke with a woman that assured me the refund will be processed in a few daysI never received the refund. When I requested a chargeback on my credit card, the official paperwork they provided to the credit card company stated that my cancellation was submitted 2 days after the application date. They lied and committed fraud. Lack of assistance with reviewing lease options or working with tenants who had worked to sign a specific length lease and then blocking them from any help in changing a lease. Not willing to help with getting a mailbox set up after losing keys. Poor service and set up in a way that enables corporate profit without helping residents' needs in a reasonable way.
Yes, these are nice apartments in a good location but that is where the pros end. I have lived here for several years and have watched the dramatic decline. This complex is now a shell of its former self. The support from the staff here is awful. The office is only open a few days a week and there isn't even a property manager now! If you actually need to talk with someone who has any power, good luck with that. The office also used to take packages but no longer. You also pay for parking even though you don't have a guaranteed spot, so you have to park on the street anyways. They raise rent drastically. At one point, they tried to raise the overall rent/fees by 18% in one year! But they have finally out done their awfulness, since the complex has been updating apartments over the last couple years. They will no longer renew leases if your apartment is not upgraded. Now this alone would not be too terrible except in order to notify you about this they give 3 months notice and pin a notice to vacate on your door. No phone call or even an email. Just a note on your door to greet you when you get home. And then they had no willingness to negotiate because they care more about their contractors than a good customer. So if you value customer service at all, do not rent here. You will surely regret it.
My husband and I filled out the application online for Boulder Creek Apartments which included a $199 refundable deposit. The staff was initially really nice until the next day I had to cancel due to my husband getting a job offer in Virginia. I asked Lesley in the office when we would see that deposit and she avoided the question. I have called the office ten times only to get voicemail. They haven't returned any of my phone calls or emails. At this point, I feel we have been robbed of our $199. Do not rent from this place!!! They will take your money and ignore your phone calls until you stop pursuing the matter.
I have since written an email to the address provided and, as expected, have heard nothing back. Again, great area to live in but horrible communication and severe lack of follow thru.
Be cautious if you are considering living here. They will nickel and dime you. Additional fees for certain ameneties when moving in and charges that are unreasonable/ surprising upon moving out.
Horrible rental experience. I moved in and moved out in 24 hours. The apartment was left spotless basically, untouched. The problem was the apartment was FULL of fleas, I have proof. I notified the management. I paid first and last. They have not to this day returned my deposit. Please think twice before moving here. I give it 2 stars... the staff was great but the apartment was a horrible experience, again fleas.
Pros: location and maintenance staff. Cons: everything else. We lived in Boulder Creek for 3 years mostly due to the location and community we built during covid. However, this year our rent was raised almost 20% with no excuse. Even though we had been long term residents who endured a pandemic and mass shooting right across the street. Furthermore, the staff here is completely inept at their jobs. They were consistently out of the office during working hours and were slow to respond to inquiries. Since we have moved in they have completely bungled our moving in and out process and tacking on extra fees without warning. I also heard multiple accounts from neighbors that they frequently messed up pet payments and charged the deposit every month until the resident caught the mistake. Many reviews here say you won't get your security deposit back, and we even ended up having to pay over $400 in addition because of this mark on our fridge. They claimed the dent impacted the use of the fridge and the whole door needed to be replaced which is just wasteful and shameful. While we do not regret our time here and loved living in South Boulder, a bad taste has been left in our mouths. Between absurd rental raises, poor communication, and apartment designs that clearly cut corners, we were driven out of this complex and feel no desire to return or work with Air Communities at large ever again.
Similar to reviews, the apartments are fine, but be wary of management. The two starts are for the wonderful maintenance staff who are kind, prompt, and very good at their jobs. -Paid for a garage but still had to pay for parking. Office staff claimed it wasn't a parking fee but a "snow removal fee" even though it was stated as parking. -Got a flat tire driving into said garage. Found a handful of screws and nails in the gutter in front of garage (could have found more, but this was in about a minute of cleaning). Brought this to the attention of management. They didn't care or think to send someone out to clean. Just said, oh well anyone could drive around here and just throw nails and screws around. Tire was toast. Had to buy a new one. -The big key was the move-out surprises. First, our lease renewal came. Read the fine print. You MUST notify them that you do not wish to renew within a short time window, otherwise you will get slammed with additional fees (thankfully I had read reviews online prior to move-out and learned this after others learned this lesson the hard way). Next, you are required to pay at least a minimum cleaning fee. This was not disclosed in the lease anywhere. When I inquired with AIMCO about where this was in the lease, there was a clause that said "Tenant must adhere to moveout instructions." Blank check in there for them. If you already pay a monthly pet fee, you still have to pay an additional pet cleaning fee. Also, the maintenance staff warned me about the drip pans thankfully. He said it doesn't matter if they're clean or not - buy your own new ones, leave a receipt on the stove, and keep a copy. Otherwise prepare to pay $50 for new drip pans. -Random fees - "non-refundable pet deposit" (a deposit is something you would get back, so this is a fee), a "billing" fee for utilities (but not all utilities bundled, not sure how this is convenient for tenants), and a "move-in fee." -When our lease was nearing being up, we got our new proposed lease renewal rate. We didn't renew, but they offered the new tenants a much lower rate than we were offered. The two stars are for location convenience, the gym being pretty nice, and the really great maintenance staff. If you plan to live here, just be prepared to pay a lot more than is initially presented at lease signing/move-in.
Loved living here. When they tried to raise rent 20% despite comparable properties in the area being lower, the problems started. Management was impossible to communicate, let alone negotiate, with.
I've lived here now for about 10 months, and here is my summation so far. I live on the ground floor, the apartment above me is not well insulated so I could hear my upstairs neighbor stomping around until 4am almost every night, which isn't pleasant when work hours start at 6am. I didn't have any major issues until about 2 months ago when a neighbor started smoking and it all vented into my apartment. This is a smoke free community. I walked into the leasing center, reported it, no follow up. I went in 3 weeks later, new lady had heard nothing about it, gave me her email and asked me to email her when it happened again. I emailed her twice, she never even responded to my email. I submitted a service request about it, the maintenance team called me that day, he said he knew who it was and would report it to the community manager but he couldn't do anything. Community manager never contacted me. Walked into my apartment after being gone for work for a week. The haze was so thick I could barely breathe. The leasing center is now only open 2 days a week for about 6 hours so you can never reach them, and they will never return your calls. The location is nice, the maintenance staff does a wonderful job, but as a young professional there are too many students here that don't care about rules or normal living hours. The leasing center staff is probably the worst, not accessible, don't follow up. I do not plan on returning August 2018: I thought I would provide an update on the conditions. There is a new community manager who does actively respond to emails and issues. I received at least 5 notifications to give my 2 months notice which is a change from what I've seen on other reviews. In general for renewal options or month to month they seemed not open to negotiation and would only quote system generate prices. I plan to move out
I lived there for a few years while I was going to school at CU Boulder. I highly suggest that no one live there. The walls are thin and the electrical outlets are placed in such a way that you can spy on your neighbor's.
I lived here for 2 15-month leases. While the apartments were nice upon first inspection, as you live there the glamour falls away and you notice all the flaws: uneven floors, poor sound proofing, the package lockers that are much less convenient for the residents etc. Their prices are exorbitant and despite the nice nice views, are vastly inflated. In my time there they were unable to keep staff consistent in the leasing office. Their hours changed frequently and it was tough to get ahold of management even during office hours (which again, were so inconsistent it felt like getting ahold of them was like playing a game of darts, blindfolded, while someone stomps on your foot). I paid for a parking permit, and they added VIP parking. This meant that spaces that were previously available to anyone who had a permit dropped but the price for the regular permit stayed the same. I ended up having to street park very, very often after this change. Not really an excellent way to treat your tenants. Their dog park is nice but not well maintained and frequently full of people who don't live in the complex. 90% of the time this is great, but sometimes you'd get a group of people there smoking and drinking while not watching their dogs. In one such instance I had to pull 2 80+ pound dogs off of mine as they tried to hump and bite her. The owners watched and laughed even as my dog (a golden retriever) took a chunk out of one of their dogs ears. I ended up having to call the police as management didn't want to get involved. In addition, while I adore all dogs and breeds, they do have breed restrictions that are not at all enforced and it frequently caused problems. Many of these problems could be solved by putting a similar code lock on the dog park like the ones on the pool, but at the time I moved out, there were no plans to do this. The one shining light of Boulder Creek is the maintenance staff, and they are the only reason this review is 2 stars. If I was only reviewing them, it would be 5 stars, or more if I was allowed to give it to them. They live in the community and are unbelievably nice and good at their jobs. Many times I'd see them outside and mention an issue with the apartment and they'd stop what they were doing to assist me. I can't even do them justice with this review, they were so phenomenal. Overall the apartments look nice on first inspection but the longer you stay the more apparent it becomes that the management has no idea what they are doing, perhaps because none of them last more than 8ish months, but that shouldn't be the problem of tenants. Adding "amenities" that make the living conditions worse is their MO and finding any way to gouge you is certainly something they are happy to do... it might be the only thing management is trained to do. I'd avoid if you have the option, but as a short term solution, or if you don't mind the insane pricing this isn't the worst place to live, just go into with some knowledge of what to expect.
The apartments are reasonably maintained, but Aimco (the holding company that owns the apartments) are thieves. They'll charge you for absolutely anything and everything they can when you move out, regardless of how careful you are to clean, tidy, not have damages, etc. And this is not just a personal story, we've been told by a lot of our former neighbors that the issue is always the same--be prepared to pay through the nose just to move out of the apartments. On top of that, the walls are quite thin in the buildings--neighbor noise is a way of life here. And while they allow pets, they'll be sure they charge you as much as they can for it--we paid over $2,000 dollars in flat fees for owning a couple of cats for a year. Sure, they're up front about it, but the reality is that the company owning the apartments exists solely to squeeze as much as it can out of it's tenants, and that's very thinly veiled. We've had much better tenant experiences everywhere else we've lived, and thus I suggest that if you're looking at Boulder Creek Apartments, you might too.
So my girlfriend and I moved in last Feb/March 2015 from California. When we first moved in things were great parking was easy, we both work late at Boulder Community Hospital so getting home late and being able to not have to hike was nice, we had a few maintenance issues that were solved, Eugene was our maintenance guy, very thoughtful well mannered and always fixed our issues. Im not too sure what has changed but I have definitely noticed a decline in the service, Our hardwood floor started to get big bubbles in it and was coming up, they told me that whoever built the apartments did not screw down the sub floor and thats why its allowing the hard wood/laminate to shift and create these massive bubbles. I know this is not Eugenes fault as he does not make the decisions on the bigger constructive issues, so the complex had some people come in and fix our bubbles...Well instead of having them pull everything up and fix the sub-floor then replace the wood/laminate floors, they just pulled up the few planks that were coming up replaced those and called it good. It maybe lasted 2 weeks for more areas of the floor to start doing the same thing. Response times are usually pretty good as long as its not an emergency...I came home one day and the people upstairs had moved out , so the cleaning crew while mopping the bathroom poured water down on the floor...well when i walked into my apartment this water was coming through the ceiling fan in our bathroom, i called the emergency maintenance number and got no answer, so i went to the leasing office and brought the girl over and showed her. This was on a friday at like 445-5pm. She said she was going to go back to the office and call the maintenance guy and send him over. No one ever came and when i went back to the office she was gone. Now 1/22/2016 I came home the other night to an awful smell and wasnt sure what it was, Later the next day i was sitting at my desk and saw a mouse run across my floor...Bingo thats the smell i started looking around in the kitchen and they have infested my kitchen, they ate a hole straight through the entire wall behind my stove, in a day and a half ive killed 4 mice with traps and just heard another while typing this...there is poop all over under my appliances it smells awful and they are ruining the apartment, yes i put in a service request the second i saw the mouse, no response yet, tried calling the emergency number no response, the same lady that told me she would get me help with my water issue also told me she would contact the maintenance guy and I have heard nothing, now it being 530 on a friday im very doubtful I will get a responce. Edit: So maintenance showed up at 7pm on a friday night and helped patch the holes in my walls from the mice and told me the exterminator should be here monday...fingers crossed.
I toured this apartment complex, and applied to live here. To apply, they ask for a $100 application fee and a "refundable" holding fee of $500. It said in the paperwork that I had 72 hours to change my mind and get the holding fee back. We decided to not move in, and gave them the information 48 hours later. It has been more then a month and I still have not received the $500. I have emailed and called, everyone just says "my supervisor will get back to you." No one gets back to you. Basically, don't give them money unless you are ok with never seeing it again.Edit** After contacting the BBB I did receive my money back.
The first review I wrote was for a loft apartment. I moved to a typical one bedroom apartment & the change is HUGE. Apartment review: so many issues. There's no storage, a place to keep your broom, no. When you walk in immediately is the washer/dryer with no room to put detergent. In the bedroom there are "closets" with no doors....There's no extra space. If you're a minimalist this works but for me it doesn't function. I would expect this for an apartment in Denver with the price being higher of course, but $1700 for this in Boulder.... I just don't understand the logic of having a fire place, not electric, but no storage area. The apartment could have been much nicer if the layout was done in a more proper way. I'm leaving the rest of the info here because the complex offers a lot. For the price though, it's a joke. I moved here because I needed a pet friendly apartment was basically included hardwood floors and it was very nice to learn that this is the pet haven kind of apartments for dogs. They have a dog park and tons of poo stations so you always have a clean dog bag. The apartments are VERY nice. I also feel very safe walking around at night which is important to me. They have a great workout room with really nice equipment & a hot tub open all year around. As far as maintenance...wow. There was a random smoke alarm with the battery slowly dying in an unit and of course the noise isn't pleasant. I called on a Friday & by Monday morning it was fixed! Keep in mind I called late on Friday and it would have been faster if I called durning the week. Otherwise I never had to call again because the places are so well taken care of. The only other thing I don't love is that while there's plenty of trash/compost areas it's a walk to get to the recycling bin. Everyone who works here is nice, prompt to any question and attentive.Also it's close to everything. Groceries stores, a coffee shop, the library, vet, pharmacies, restaurants, hair stylist...everything you need!
I lived here for over two years. I enjoyed living here but I found it to be too overpriced. It was not hard for me to find something bigger and better for a significantly lower price (and still in a great location).
The staff is super nice and helpful. If you put in a work order, they respond right away and fix the problem in no time. The walls are paper thin, we could hear our neighbors talking, laughing, sneezing, etc. The monthly cost is pretty high and they increase the rents every year.
