Detailed Information for Charlesbank Apartment Homes

Exercise extreme caution when considering properties listed by the horrible company “AIR Communities” on rental platforms. While their promotional visuals might appear enticing, prospective tenants should be forewarned of a multitude of hidden fees. Beyond the baseline rent, there are significant charges for amenities such as parking, water, and mail services, which often require an additional subscription. The following are crucial observations derived from reviews by past tenants across multiple platforms. It is imperative that you review these insights meticulously to avoid potential regrettable experiences.

Here is 12 reasons why you SHOULD NOT! consider moving into Charlesbank Apartment Homes:

  1. Poor Management and Customer Service: Residents report unresponsive and unhelpful management, with complaints and service requests often ignored, and appointments for viewings not honored.
  2. Inadequate Maintenance: There are multiple accounts of maintenance issues such as clogged toilets, plumbing problems, and appliances not working, with slow or no resolution.
  3. Excessive Noise: Complaints about thin walls and floors leading to noise disturbances from neighbors, as well as external noises affecting residents’ quality of life.
  4. High Utility Bills: Reports of unexpectedly high electricity bills without adequate explanation or support from the property management.
  5. Parking Issues: Frustrations over paid parking without proper enforcement, leading to difficulties in finding available spots.
  6. Unclear and Arbitrary Fees: Residents feel nickel-and-dimed by the various fees charged, including for package delivery services, trash removal, and parking.
  7. Lack of On-Site Staff: The absence of regular on-site staff or concierge is noted, which impacts service and security.
  8. Security Concerns: Instances of theft, particularly of packages, and inadequate responses from management to address these concerns.
  9. Building Maintenance Neglect: Reports of mold, water leaks, and general disrepair suggest a lack of attention to building maintenance.
  10. Lease and Rental Rate Issues: Complaints about lease breakage policies, unjustified rental rate increases, and difficulties in obtaining security deposit refunds.
  11. Unfulfilled Promises: A feeling of bait-and-switch tactics used by the management, with promises made during lease signing not being fulfilled.
  12. Unprofessional Conduct: Potential tenants and current residents describe interactions with the management as unprofessional and disrespectful.

It’s essential to keep these points in mind and possibly look for other rental options that provide not just a decent apartment but also a pleasant overall living experience.

UPDATE: JULY 16, 2022:YOU PEOPLE SUCK. WHY DON'T YOU TELL THEM YOU'VE BEEN TAKEN TO COURT OVER THIS ILLEGAL EVICTION?MY BELONGINGS BETTER BE STORED SAFELY AND ACCESSIBLY.AND AS FOR CONTACTING [email protected]: I COULDN'T CONTACT YOU IF I WANTED TO- THE ONLY WAY I WAS 'RECOGNIZED' AS LIVING THERE IS THE VAST NUMBER OF THEFTS THAT OCCURED EVERY TIME I LEFT THE APARTMENT.Three words: Bait and switch. Don't even care about that anymore. UPDATE: People who work for this complex have been stealing hundreds of dollars' worth of my things and no one would do anything about it. I had the Police up here several times, finally called Corporate in Colorado. They flipped out but did nothing about it. The guy who rented my father the apartment (I didn't even QUALIFY to be on the lease with a wealthy co-signer!!), when I told him of the thefts said I don't work here anymore. I believe he was the thief. You better hope you have no need for maintenance, they told me I had to pay them to switch out my shower head, and even though I'm a disabled senior, would not put a safety bar in my shower. It took 2 months to get a broken dishwasher replaced, which pissed me off! I CAN'T WAIT TO GET OUT OF HERE! Oh, and watch out, you'll be paying every utility known to man and some they made up. They share a pool with the town, and as of June 13th, has not been made swimmable. Don't get me started on the rent.UPDATE: ILLEGALLY EVICTED WITH MY BELONGINGS IN THE APARTMENT. Before this, I asked for the infamous HAZIM'S help and he simply said- I DON'T WORK HERE ANYMORE. AGAIN.

Wish I could give ZERO star to this place. So my girlfriend and I scheduled the showing of the appartment TWICE (weeks apart, for different units), and the agent no show TWICE. We waited more 15 minutes both time before we called the contact number on the website try to figure out what was going on, and the lady picked up the phone told us that our information weren't in the system, hence nobody was there to tour us. But somehow we got the email confirmation for the tour??? Then we were given the number of the agent, called and no one answered. We had to drive for two hours each time to see the apartment, not a easy commute. Maybe fix the system so potential residents like us won't waste our time??

Still live in the apts. will not renew the lease. The leasing and maintenance sucks, would not recommend if you want a place to call home. The appearance of the apts are nice but not really functional, super high electricity and the hot water finishes quickly. Requested a meeting with the property manager several times never got a response. Things that have happened- toilets constantly getting clogged, the tub and kitchen sick have stuff coming out of it, a mouse that took a week to get rid off, washer and dryer not working, the pipes busting and our apt living room had lots a water, no walk through like we were promised, not cleaned well when we moved in.... cabinets falling apart amongst other things... front desk is good and friendly, the only maintenance guy that is good is Juffy the other Spanish one is horrible and rude. The walls are super thin you can hear what your neighbor is doing and they can hear you. You pay for parking but hey don't enforce towing and sometimes can't find parking. Other than what it looks like haven't been happy here.

The only thing that has changed in the past 4 months is that we've had no fewer than 4 water leak emergencies: Our shower leaked into the apartment below, our upstairs neighbor's washer leaked into our apartment, 2 floors above us had a water heater leak that leaked down through our apartment, and our washer leaked into our downstairs neighbors apartment, which resulted in our washing machine being replaced. Honestly, if you can, search for some other place to live. The evidence that I've seen leads me to believe that the management issues run all the way up the ladder.

Pathetic property management service. 2 months into our move and we have faced numerous issues. Management takes their own SWEET TIME to resolve these and they are hardly available on call to help. Our electricity bill is way too high and we have been struggling to get an input from the property about it. There were some complaints that were suspended without us being informed. I would not recommend this place to anyone just because of how slow their management is.

Don't rent here. I've been a good resident for 2.5 years and it used to be a nice place but has gone severely downhill in the past year or so. Apartment manager and management company NEVER respond to emails or calls or communicate with tenants. Stuff happens with little to no warning like installing a new lock system on apartment doors. Forget getting any questions about anything answered. They bugged me in December to renew my lease which is up May 31st and I reached out 5 times to get a question about the ridiculously high new rental rate answered and didn't get any response from their corporate office or the local community manager. Nothing! Then on the last day I had to renew, I was bowled over by automated calls and emails to renew. Horrific experience! It is a nice location, dog friendly etc but the lack of customer service and amenities is not at all worth the price.

I am a current resident of this apartment. Pros : 1. big 925 sqft apartment Cons : 1.no leasing office or on-site concierge 2.no gym 3.rude and absent property managers 4.lease breakage policy is awful 5.hot water broken so many times 6.parcels get stolen 7.thin walls and floors , people are always complaining even if you just walk in your apartment I am in a tough situation and need to break my lease , but there is no consideration from the property managers. I would not recommend this place to anyone , it is not worth a 2300-2500 monthly rent at all!!! Edit : I am writing an edit because the response I have got below is a complete scam!!! There is no leasing office. Period (what epic customer service where they are lying !!) The Luxor one package service is where you have to pay a 50$ fee yearly , why would anyone do that In short : I am just disappointed , not just in the local Boston management folks , but now even their central management whatever it is

I used to love living here. But over the past year it has become apparent that no one who works for Aimco has even a modicum of empathy or compassion for the residents they overcharge (except the maintenance person, Kevin; he does his best to respond in a timely manner and he's always great with my dog!). But for the amount of money I pay to live in this mediocre location, I am really wishing I had had more time to find a better place with a more caring staff. This month I have been charged two $50 fees for trying to pay my rent early. Throughout the last year my deliveries have routinely been misplaced or stolen (the secure locker system they have installed here is a joke to FedEx and Amazon drivers), there is no regular on-site staff, the hallways always smell like garbage, the front vestibule always smells like cigarette and weed smoke (and of course I'm one of those nerds who is allergic to it), and when I inquired about moving into a different unit in the same building because it was larger (and I was willing to pay more rent, of course!), I was given the runaround from different people at the leasing office. One person said there would be a $600 transfer fee, another told me it was $1,200 but then came back and said no, it's at least $1,000 but he's not sure. Then he never followed up on it. That apartment and another like it stayed vacant for months. The rent and the fees they tack on are all completely arbitrary--it certainly seems to me like there's no formula for how much rent should be: they're just greedy and they will try to get as much out of you as they can without doing any more work than is absolutely necessary.I am so disappointed. I was PSYCHED when I first found this place. I was told I was getting a good deal on the rent because February was "a weird time of year to be starting a lease" and I was talked into signing a 19-month lease in order to bring my rent even lower. But I've been watching the other apartments here & at other Aimco properties, and after a year of closely monitoring the rent scales on their website, I now understand that I did NOT get a deal at all. When I looked at this place, I was in the middle of a brutal break up and I desperately wanted to move out of the apartment that I'd been sharing with my abusive boyfriend and start a new life...and I was completely taken advantage of by this company. I currently pay $2,093 for monthly rent on a 4th floor 625 sq ft studio, PLUS $99/month for a parking space (which I was told I had to pay if I wanted to park my car here--except it turns out there are also $50 spaces for rent), plus mysterious fluctuating "conservice" fees every month, and an annual $50 fee for a locker service that FedEx and UPS barely ever use. I'm so unhappy. When I moved here I thought this would be my forever home. I never wanted to have to move again and I bragged about my apartment to everyone who would listen. I have taken great pride in my tiny little home: washing the floors and the counters with the exact products recommended in my welcome packet, being kind and courteous to my neighbors (even the ex-convict drug dealer on the first floor, who has taken a liking to me--eek!), and even leaving a good review prior to this one because I was so impressed. Now I see that I have been had. This is a nightmare. I cannot wait until my lease is up. I am going to start the search now for a family-owned home with landlords who care about their property and their tenants. No more of these big box complexes where I am just a number and I mean nothing to anyone.

Very unprofessional and disorganized - After explicitly stating the type of unit and move in date I desired, Charlesbank gave me an appointment for a tour. I spent money to travel from another town in the freezing cold to get to the appointment just to be told by the leasing agent, Lauren, that such unit would not be available. The leasing department provided no remedy and empty apologies for the inconvenience that they caused.

We signed a lease more than a month in advance of our anticipated move-in date and drove across the country for our move. 4 days before our move-in date we got a call from management saying the unit we had signed for was no longer available with no explanation. We are now scrambling at the last minute to find a new place at a great expense to us. I would give them zero stars if I could.

Completely unprofessional, do yourself a favor and give this one a pass. Would give zero stars if possible, When I first moved in, I had a relatively good experience with this apartment complex, but after living here for almost two years I have had an absolutely horrible experience in my last two months at this apartment building. Twice now I have had another resident placed in my parking spot by management (being told that it was their spot and not contacting me at all), even though I have never changed my parking status with the building. Despite sending emails, phone calls/messages, and complaints through the resident portal, I have never received a single response from anyone in building management or AIR communities. Terrible management and absolutely unacceptable communication practices for what you pay in rent. -10/10

I wish I checked ratings before moving in. Total disaster! I've been here for only 7 months and we have drug dealings, alarm going off for smoking at 3:30 AM and now my entry doesn't lock. I don't blame the maintenance he is just doing his job!! But it was my 3rd call and couldn't lock my door while exiting. The worst is the people above us. They have no rugs down and are heavy on their feet, and worst of all they are in the building 24/7 and fight with each other and walk with heavy shoes between all hours of the night. Management should not renew leases of people like this, however, they have so many available they will rent to anyone. No rating for this disaster

Utterly incompetent management. Lauren and Tyler are of no help to the point that it's pathetic.

I'm a current resident and sleeping here is a challenge, specially in summer time when in addition to the noise coming from upstairs neighbors, people running on the stairs ( 7am is stampede time), elevator (walls seems made in paper) they do work in the parking starting at 6am sometimes. We would love to break our lease because the new upstairs neighbor sounds like and elephant everytime she walks( at 5am) and there is nothing we can do. Management is terrible. It used to be great when the manager was living here but now that she left everytime we have a concern I send emails that never get answer. I wouldn't recommend moving here

These apartments are almost brand new and there is zero soundproofing between neighbors, so if you're unlucky you will hear thunderous noises from your upstairs neighbors walking around at all hours. Management has been ok, but lately there have been several thefts of packages from the foyer and management has done nothing to stop it. They could just put in a security camera and catch the thieves if they wanted. Maintenance is unreliable. There is already some mold in the units that shows up on the carpeting.

Updating to reflect current situation. Management changes frequently and some management likes to send threatening emails for no reason. Like threatening that everyones car will be towed despite paying for assigned parking spaces and then not responding about how to not get towed. There are multiple other instances. Keep in mind that will all the fees this is a ~$3k for a 1 bed apt. And the only amenities they really have is threatening emails. Yeah..... Been living here for a few months. Place deserves a higher rating. Excellent property manager, very responsive. Apartments are quiet. No real cons.

I don't live here, but we had an appointment to look at the apartments saturday afternoon (3:30) and no one showed up to show us the place. We called the phone number several times and no one was picking or replied to our messages either.. weird.Same thing happened to another bunch of people who showed up 40 minutes before we did. They did manage to reach the leasing person and were told to wait but they gave up after 40 minutes. It might be a good place to live and something unexpected could have happened but they did not even follow up later.

Lived here for 13 months in upper floor studio with balcony (facing North).Good features included new kitchen; washer/dryer in unit; central heat and A/C; covered parking; light from windows/sliding door; right along river with nature walks/rides; walkable to 70 and 73 buses.Bad features included thin walls between units; refrigerator made ridiculous noises at all hours; management company not so great (they bought building and instituted new fees for parking; maximum rent hikes will drive you out eventually; difficult to get back security deposit). It was expensive, but better than what else was available.
