*****Nightmare on Elmcreek******* I agree with the last 4 reviews. I've delbt with slamming doors for the first 6 months. The answer to my complaint was, " oh, we are still waiting on a part for that." What? You can't ask the workers in maintence to stop letting the door slam every few minutes? It was a complete joke! Make sure if you move in: it's not nearby the maintenance room or on the second floor where people have parties and kids hang out after midnight. I had to deal with major construction for the last 8 months that I have been living at Elmcreek. At 7am all the noise would start! Jackhammers, drills, electric saws etc. It affected my sleep tremendously! I would Fall asleep 3am and woken up at 6am slamming doors, vacuuming, workers shouting back and forth down the hallway. Nobody thinks of people who work PM shift. Rent is above $2000. for my two bedroom and small office. Water bill would run $90.00 for two people. I work second shift, till 1 or 2am. Most of the time I'm parking far from my wing! Why should I have to pay for a spot if it's rarely available to me? $40 a month for reserve parking and when I came home someone was always in my spot. Management is not around at 1 or 2 am so again I'm parking far away from my wing. I complained for 5 months to management, regional and corporate. Management tells me there is nothing we can do. I asked for a refund because my spot was not available 20 times out of the month and management told me that is not possible. Then I ask to cancel my "reserved" parking and I was denied. So, I have to pay for someone else to park in my spot every night? I had pictures of many cars in my spot night after night and management ignored my concerns. I have a cat which is a $350.00 non-refundable deposit and $25.00 extra per month. The elevators always smells like wet dogs and becareful you don't slip in dog urine or drool. Wait! You may end up using the stairs because the elevators are always broken. All the appliances are old and run down. The refrigerator would never keep a consistent temp. And the washing machine sound like an airplane landing in my apartment during the spin cycle. I put in for a work order and maintenance tells me that's normal. Really? I must look like a donkey. Hee ha hee ha! Nothing done and I got sick of complaining. I rented this place because I thought it would be convient to have some of the amenities, but it's not even worth the old hot tub and pool that does not filter properly. The rooftop that is supposed to open up in the summer is broken. Suffocating in the summer at it's finest! If you ask someone in the office what's going on... with anything.. in general.Their response is..."I have yet to be informed." Also, good luck getting cell phone service. I even see other residents going out on their balcony or in the main lobby for reception. I can't even have a t.v. With an antenna. NO Reception! Now, most of the construction is done, I'm dealing with a someone's dog who barks all day long! I've complained to leasing and management and most of the time I get this response, " I tried calling you, but no answer" or...."didn't I speak with you about that already?" The manager drove me insane! The only decent person was the concierge and now he is gone. Now, that my lease is over, I'm out! I would never recommend signing a lease with Elmcreek/ Aimco! Update! Still complaining about not being able to park in my reserved parking spot. They provide reserved parking for $40.00 a month, but there will be no guarantees! Aimco could care less if you've had an ongoing issue for 7 months! ***Nightmare on Elmcreek!*****

I can't warn people strongly enough to stay away from Elm Creek. Management has turned over a number of times in the last couple years - same with maintenance staff. The can't keep anyone with continuity nor does it seem they wish this.All the people lauded here in reviews are gone. Tim was fired because they claimed they didn't need him anymore. Andrea is gone. The property manager has absolutely no interest in customer service - once she has your signed lease you are little but another of the lemmings in this understaffed 500 unit building.You can expect:- weeks for maintenance requests filled (if not months)- phantom service charges on your monthly bill for "processing payment" of utilities (water, trash, etc.) equal to 25% or more of what you are paying. This is not disclosed in your lease or at anytime prior to move-in- yearly renewals bumping your rent up 20% above prior year and more than that versus someone coming to rent your exact unit. - For example, I was offered a renewal on a 2BR for over $2300/mo when the offer on their website for the same units were in the low $1700s to new potential residents. - Unit right above me. Exact layout and be of "type". 20% less to new potential residents versus my current rent of $2100. Versus new proposed rent, $600 difference. Over 30% difference. They don't care. They prefer you move out rather than keep existing tenants.- elevators to never work. Seriously. 2 years there, I can count on my fingers the times both elevators worked...move-in/move-out is a nightmare given this.I can go on - just do yourself a favor and avoid. Far nicer places in the area for the same or less cost...with far better management responsiveness and cooperation.

This place had a few things going for it, but not enough for what they charge for rent (and hidden fees that they claim they don't have but WILL slap you with). For starters, we weren't given the apartment we originally signed the lease for. The very next day we were told it wasn't actually available and were upsold to a different one in a dark corner of the 1st floor near an entrance. Should have been a red flag. Parcel Pending membership is not optional. I had stuff delivered on purpose only to justify paying the fee. The professional cleaning fee upon move out is not optional--they say you can hire your own professional and show a receipt, but why do either if I can do it myself? I had no kids or pets--the place was probably left cleaner than when I received it. I still had to clean the place prior to moving in. Ants were a huge (+common) issue come Summertime. They said there was nothing they could do about it. We were literally given 5 minutes to get rid of our $10 charcoal grill with no charcoal in it that visibly sat on our patio for months in the main entrance after we were told it was a fire hazard and were about to be charged a fee due to an unexpected fire inspection. I'm not sure how everyone else having propane tanks on their balconies is any safer. We were also told by someone in the office with no hesitation that it was ok to purchase one. We asked first before doing ANYTHING our entire stay. But that didn't matter. Don't paint! We were told we could because they repaint between tenants anyway, but they charged us over $400 fee at move out. We had a much lighter, pale blue. Deposit, gone. The bedroom constantly leaked water from the walls ruining our furniture. In one instance, we had to call their emergency line overnight to which they said they couldn't do anything until the morning anyway because the problem was in the wall. Maintenance said it was a common issue and that he dealt with it himself in his apartment IN THE BUILDING. WHAT!? We had a ton of lighting and switch/outlet issues. After a while, we just stopped seeking help from the office because we decided to leave at the end of the lease. Many neighbors don't pick up their dogs' droppings and the wing entrance constantly smelled like urine in the morning. There's only 3 designated dog waste stations for Elm Creek residents (Don't get caught using the wrong one *eyeroll*) They send threatening emails to residents as forewarnings when policies aren't being followed and complaints are put in, but no real change is ever made. We also had issues with the washing machine and had to call maintenance several times, to which they said was a common problem too. It was a brand new machine upon move in! We actually had to go without one for a few weeks because it was being "replaced." Apparently, this place is old according to maintenance and even they complain about it in conversation. Our apartment on the first floor had terrible cellphone reception. All of this in just one year. Also, year-to-year lease renewal is not an option. That wasn't explained either. So, I packed up and left. I wish I had more space to continue, but I also should have read the Google reviews prior to moving in. I experienced many of the issues others wrote about that I didn't include myself. They'll use the retractable roof over the pool as a selling point, but it doesn't work. They don't disclose that. Most times I went to the gym down the street because the machines were not maintained and the pool/hot tub was gross. Rent at your own risk.

Place was nice and maintenance team is awesome but front office staff is terrible. There are plenty of nice apartment complex's, better to avoid this one (very pricey and rate goes up every year indiscriminately). Don't even get me started on packages. We paid for the "secure package drop off" box and at least 5-6 packages during our 3 years there were stolen. Funny how the Nordstrom/Ulta packages were always the ones stolen, never the packages with nondescript packaging (shoutout apple for doing a great job disguising their packages)

Where do I begin... Looks can be deceiving. This place is a joke and a corporate revenue stream. Now I will say that Tim, the concierge is by far the nicest person they have ever employed. Tim is the greatest thing to happen to this company. He works extremely hard, and by far the easiest person to talk to. Tim is great. The management staff, not so much. Extremely unhelpful and unapologetic when handling residents issues. These seem to be the normal residents issues along with mine... First off, add a few hundred to your rent. The nickel and dime type fees add up. My last rent for a one bedroom was $1,560.00 give or take a few dollars(this is not including the early termination fee added to my rent totaling roughly $1900). That's rent only. They try to sell you a nice package. But looks can be deceiving. They don't tell you that your water bill is about $60-75 bucks a month. They say "its on your monthly statement" if you ever have a question about your bill. If you dispute a charge on your rent, it must be paid within a week otherwise they serve you an eviction notice. You have to pay, then dispute the charge. Want to have a parking spot downstairs? Add $80 bucks to your rent. Its $25 to park your own car on the lot each month. Have a cat or dog? Its $200 down and $40 a month each pet. Add $20-80 for a normal storage area depending where on the property it is located. A $1250.00 monthly rent turns into $1,500 plus instantly. Now this doesn't account for your cable, internet, gas and electric. Electric will run you $160 a month, i'd say $30 for gas and $140 for the cheapest Comcast package. They make it seem like its a deal for all the amenities, but your wallet will loose $2k a month easily for a one bedroom. They had tanning beds when I moved in but corporate removed them for "unspecified reasons" Want to use the office / business area as advertised? Computer and printer has not worked the last two years I lived there. I heard there were no plans to fix them. The pool and Jacuzzi are always being serviced. Every time I walk past when it is not being serviced there seems to be a few college kids drinking in there. The sauna is also being removed because residents were coming down with rashes after use. The big problem has to do with staffing. There is always a line to talk to somebody in the office and the property manager had an extremely condescending attitude towards me, almost happily confrontational and unwilling to help whatsoever. The tone was, pay us. Far from professional. They tend to have over 100 service requests at any given time and corporate will not let them fix anything that will cost money. If its approved, plan on waiting a few weeks minimum. Two service men can't handle a 200 resident building. Not to mention the leasing consultants and managers have a 3-6 month shelf life. Its a revolving door in the office. If anything breaks the service team might enter your apartment while your at work to "service the issue." I don't know who would want a staff member in your apartment with your pets or belongings unsupervised. This place's main driver is to suck money from its residents. Sadly talking to anyone who has lived there has a familiar story to nickel and diming. Residents dogs crap outside and many do not clean up. There always seems to be "domestics" around the property and the power goes off about once every few weeks. Fire alarms are blaring at 6 am regularly and the pizza guy routinely gets stuck in the elevator. Mice and spiders are as regular as the residents. Have to move? They will automatically throw you on a 60 day program where you are responsible for the rent of the apartment after you move. They will rent yours out instantly and still try to get money from you. This part is in your leasing agreement. Early termination is a major corporate trick to make money from its residents. This company is known for going after residents for money. My personal opinion, is find somewhere more friendly. There are numerous choices and I definitely would have chosen differently if I had known.

My experiences with Elm Creek Apartment Homes began last week. I had a horrible experience during the leasing process. Although it was a very disappointing experience, against my better judgment, I rented anyway. My issues involved them trying to raise my rent by over a hundred dollars and issues with their website site not allowing me access. Again, those issues were worked out. I believe the regional company representatives did try to resolve the issues. However, the experience left me afraid that for the next 10 months, the company would not operate in integrity. I didn't want to fight with them for the life of the lease because of their efforts to nickel and dime me. Well, on my 3rd day in the apartment, I decided to get a storage space inside the complex. Major mistake number two! The young lady, Andrea went above duty to find a space for me as it caused her to leave work late. She informed me that I had 24 hours to pay the additional 25 dollars for the storage space. I attempted to go into the company's website to pay the 25 dollars (before the 24 hours was up mind you) only to find out that a late fee of $80 was already assessed!!!! I attempted to call to get the matter straightened out but to no avail. I will try to resolve this tomorrow but I am tired of fighting with this company already and I have only lived here for 3 days! I totally regret signing a lease here. I am bottled up in knots right now. I can do without unnecessary stress. My 10 month lease can't end soon enough. I don't have a problem with capitalism; however, when you are in business and have no ethical standards, that is a totally different matter!

everything is expensive, a million hidden fees, mice and rats, even on the 5th floor the elevators constantly stink, the smell of marijuana is constantly in the elevators on the floors, lately the music is dull and loud until one in the morning from several apartments, the management company does nothing except take out your money from your pocket, and no need to write what you want to talk to me personally, bring at least some order to this complex for the crazy money you rob from us

I've been living at Elm Creek for just under a month and I've already had several paperwork issues with the leasing office. The week prior to moving in the leasing office was short staffed due to a family emergency however that was not communicated with me until I called to confirm my move in. Since they were short staffed I was rushed through my apartment check in and was had to sign the inspection sheet prior to even getting to the apartment so if there were any discrepancies noted it would be my word against theirs as they already had the copies separated. I initially chose open parking for $25 a month, when I requested a reserved parking spot I was sent the wrong paperwork. I had to call an additional two times to get the "corrected" paperwork that listed my spot, only to find that the spot I was told to move into already belong to a current resident that they were not tracking. Even once they offered me a new spot they sent me blank paperwork with no spot listed so if I were to be towed I cannot prove on my end that I am paying for this particular spot. Most recently I attempted to dial in utilizing the intercom system as my key fob was left in the apartment only to find out they never put my name in the system therefore I couldn't let myself into the building and they still wanted me to pay $75 for a lock out fee! This building is terrible with their paperwork and make the residents suffer due to their lack of attention to detail.

I don't even live here, but wanted to share my experience as a potential resident. When you call them, there is no answer. They only provide appointments via text. I had to set an appointment a week and a half in advance. They then sent a barrage of texts demanding to know my income and credit situation among other things. The day before my appointment, they canceled and wanted to offer a date a week later Why? They must really not want residents. I'm not sure I ever actually connected with a human.

Mice and horrible mold. Indoor pool and hot tub are ALWAYS shut down. Forget trying to get a hold of property managers or staff because they never answer the phone or check their emails. When you confront them about the numerous sent emails and left voicemails, they'll deny they ever received anything from you. The property manager needs to be let go. Besides the fact she's rude as can be, she also has zero common sense. She's not qualified to be the property manager. When we moved in, we had Paul and CJ, and they were absolutely great! The property itself is quiet and peaceful, but the lack of urgency in the current staff and the current conditions of the apartments would be the biggest reasons I would shy away.

I was interested in renting this apartment and setup a showing through a person on text message, or so I thought. 'Kelsey' turned out to be AI and clearly had wrong information about the apartments available. I mentioned that the website didn't show the apartment we were interested in but 'she' 'assured' us that it is available and set up the showing. We are moving from out of state and drove 4 hrs to get there only to find out that not only is no such style of apartment currently available but there is no record of the appointment. The lone human in their swanky office was apologetic and asked me to send these conversations to her, for her to follow up. I doubt anything will come of it. I'm sure my time, miles and gas money was for absolutely nothing. To the genius in corporate who must have signed off on the use of AI to potentially reduce costs probably didn't think it through. They must've got their fat bonus for cost savings already I assume. The 1 star is for the 'you got me, AI' part. That was the only smart thing the AI did, otherwise, whoever developed your AI did a horrible job.

Please do not make a mistake to move here. This place will do everything possible to rip you off. There are so many hidden fees, be ready to pay extra every month for ridiculous add on charges even late fees because of their resident website system error. Extra fees for everything: obligatory apartment insurance, first come first serve parking spots, not assigned ones! Be ready to pay high bills for sewage, hot, cold water, even electricity bills were outrageous big. At the first glance the apartment looked great, well kept. After my dishwasher broke down I had to wait over a week to get it repaired. During my 9 month lease the elevator was out of service at least 2-3 times per month, several blackouts, floating garage during rainy weather. Before my move out I was charged $50 for an existing vanity damage, which was caused by not properly working ventilation system in my bathroom, of course I was blamed for not using the bathroom correctly, it's as joke. In both bathrooms there was a constant problem with sewage smell and breaking toilets. The indoor swimming pool was always out of service during weekends or holidays not during weekdays when the maintenance suppose to be scheduled. You will also complain on no service for any leading phone carriers in the whole complex. Moreover, the prices are starting for 1 bd aprt from $1500 not including extra fees. If you like to waste your hard earned money choose wisely and better donate it to the poor than living here.

I have been living here for over a year now and to say the least my experience has been below average. I made a simple Pros and Cons list below. Pros: - The property is nice and the apartments are decently up to date - The maintenance staff is very nice and friendly - Pet friendly (Con: expensive non-refundable down payment in addition to monthly payment) - Nice lobby area Cons: - Leasing staff is a revolving door so it is pretty clear they aren't treating them well - Leasing staff is impossible to get a hold of ever. I have called in many of times with questions and left voicemails with no responses - Coffee served in the lobby is a nice luxury but is non-existent after 9 AM - The gym is sub par with outdated equipment and often the water tank is empty - Parking is way overpriced and their policies are ridiculous. I purchased a spot for my bike in the garage (which required them to re-write our lease). I sell the bike and request to cancel my spot. "We can't because it is in your lease.". So they re-write my lease to earn them more money but won't rewrite it otherwise? - When discussing parking options each staff member has a different answer which caused a huge headache when we first moved in - Elevator has broken down multiple times for me and a few other tenants which left us stuck for some time - They state that they have a retractable roof in the pool area yet it has been broken for over a year Figured I would add another con. You can see the response below from Aimco's help. Don't even bother reaching out. I have sent multiple emails with no responses. The onsite property manager AND the management company are terrible. I would never recommend this property or any property managed by Aimco.

The building itself is decent. Great location. The the property management is horrendous. Maintenance is awesome! But the PM has lied to us left and right, we've even lived here for over a year and our name still isn't even in the intercom. They charge you a fee for everything, so expect to pay at least $200-400 more each month than the rent they list. All and all, I would recommend if they actually treated their residents well. But they treat you like dirt, so I've been telling people to stay clear. I also have had multiple packages "disappear" from the package room, even maintenance said they have been having issues with it. Seems as though there's something fishy going on there. You also are paying premium prices to have hair in the paint on the walls. All over our appointment, there is hair painted into the walls, and even stained into the floor. For how much your paying, definitely not worth it. Especially with the customer service that you get.

If you enjoy giving your money away for nothing this is the place for you! Besides rats in the building, moisture and dirt, there is also one little aspect that will be present once you move in, its called "the management". So you read all these reviews and you tell yourself "why would anybody have issues with management, I will not for sure". Unfortunately you will too, every single random person met in the elevator was getting red when mentioned them. Not sure how its possible but this complex is being run by the most incompetent and rude people I ever had on my way. My opinion and many others, this place is overpriced, they will make you pay some weird out of nowhere fees you absolutely shouldn't. If you decide to move in, well.. you will remember this review once moving out, trust me. Stay away!

Super expensive rent, raises rent at least $70 each renewal, costs $80 a month to park in the garage or $10 a month for an unreserved parking space, management and leasing office staff are a revolving door, leasing office staff are rude and disrespectful, apartments look nice but have cheap quality work, elevators are always breaking down, LAID OFF CONCIERGE (who basically kept this place running, now if you have an after hours issue, you have to wait 30 minutes for someone to come help you when the concierge could usually solve your issue in 10-15 minutes. Also, since the concierge is not there to make the delivery men put your packages in the delivery lockers, many packages are left out unsecured now). Not worth the rent. I would have rated this place a lot better when I first moved in, but it has gone downhill. The maintenance staff and store staff are great, though! The store and gym are nice, too.

Update: after failing to reply to any email (including the one in the response) all I can say is not only is this property going to try and scam you (they tried charging me extra days) they will not reply. The online system/website they tell you to use (say to reserve the elevators?) doesn't work and conveniently your request is ignored. The office was empty well over an hour from 2:00-4:00pm on Monday the 11th of March. I left and I still had no door to the utility room/furnace/washer dryer area and who knows if that ever get fixed before new tenant comes in. I don't recommend this place or any Aimco property. Original: I've moved a lot thanks to work and this was one of the longest apartments I stayed in so it surprises me that now as I am moving my opinion has so dramatically dropped. (Hint: expect lots of unpleasant surprises and other issues)

Must be there is little competition. Deteriorating place. Hallway carpets at 2 Elm Creek are now beyond gross. No visible maintenance for carpet sanitation. Non existent. Ever since pets have been allowed in this complex, the carpets are covered with countless, dark stains. A little DNA analysis probably is not needed to guess what it is since it has all appeared in the main level and on my floor since the pets arrived. This used to be a nice place to live, but now surrounded by these stains, animal smells wafting from neighbors' units and of course irritating, yappy dogs a new place to live is high on my list. If this is the public face of this building, I don't want to think about maintenance service or lack thereof in the pool or spa. I wouldn't trust this place to keep my health in mind. The washer/dryer in my unit is miniscule. The decor is 40 years old. So dreary but with a short commute to work. There used to be superb, complimentary coffee amenities now replaced by warmish thermos coffee.

I am a current resident and I just signed my 3rd lease. When I first moved in I was very satisfied with the staff at corporate and on location. This new lease that I signed will be my last! I am so disappointed with the billing and payment department! They are very incompetent, they don't know how to treat their residents and don't take responsibility for their mistakes! Residents are required to pay their rent online and when their system has a glitch they are quick to charge you an $80 late fee to your account and they blame the resident for the mistake! They practically argue with you as to what you should have done to get around THEIR glitch to pay the rent! Then when you go down to talk to someone in the office there is no management to be found! The only people you see in the office are the leasing staff. On top of that, either the pool, jacuzzi or computer are out of order constantly! One person that I never have a problem with is the concierge Tim. He is the only one still here from when I first moved in and works hard to help us out. I would NOT recommend anyone to move in here unless you have a lot of patience and money to give.

Believe the reviews that are posted on here, this place will nickel and dime you for everything you're worth. If you do decide to live here, make sure you give them a 60-day notice before moving out. We were scheduled to move out by May 1st, but because we didn't give a 60-day notice, they charged us the month-to-month rate for May (around $800 more than our normal rent). When I did give the notice, I said we'd be out by June 1st, meaning we'd move out the 31st which we scheduled and did, but they still charged us for 1 day of rent and utilities for June 1st because "technically" that was the move out day given (even though they entered or apartment on June 1st to get the key fobs we left for them). The final statement charged us for scratches on the outside of our front door that weren't caused by us and for power-washing the brick on the outside of our patio, I was never made aware we were supposed to wash the brick outside of the building or that we'd be liable for damages that could have been caused by neighbors. Great location but mediocre amenities, a non-functional "retractable roof" swimming pool, broken and cheap gym equipment and a hot tub that's been empty for 3+ years. The place is a total rip off and on-site staff comes off as hostile and inconvenienced for anything you ask. If you do decide to live here, make sure you read EVERY single detail in your lease before you sign it, they'll hold you to it and make sure they get every dollar they can from you.

Updated: 6/26/22 We stayed here for 2 years and 3 weeks in one bed room apt. Here is my detailed review. Pros: It's nice community in suburbs of Chicago at first sight. (1) Amenities (gym, bike room, swimming room, smart access and parcel pending) are descent, however equipments in Gym are old and non-maintained. (2) Rent price was reasonable in first year (Covid peak).(3) Urgent maintenance is excellent. (4) Housekeeping is excellent for cleaning. Cons: (1) although it's marketed as smoke-free community, you can find people smoking in and around. Good thing is that walls are thick so you don't have to breathe the smoke unless you are close to those ***. We are living in a lobby where such **** smokes weed fills the lobby and our unit with smoke. Biggest problem is the management which is lousy and don't want to act, despite alarming them repeatedly with in-person and emails. So if you are really looking for a community without smoke exposure to live in fresh and healthy air, THIS IS NOT FOR YOU. (2) parking is overpriced for quality. (3) Management is super tardy, sometimes no way to reach them despite making multiple attempts to call their number. They (Jessica and Laura) intentionally ignore your emails and do not reply repeatedly (4) Elevators are super slow, could have been better. (5) Our unit has electric coil cooktop which is really old and difficult to control the desired temp and extremely difficult to clean. (6) They dont allow to move-in or move-out on Sunday (as they dont have anyone to block the garage door or elevator). That's ridiculous thing I heard ever. (7) they dont have service elevators, so they are only two elevators per wing which are common for people/moving and quite small and super tardy. (8) they would charge you $250 admin fees, and then charge you for every little things from your security deposit at the end. (9) Count additional $80-90/mo for water, sewage, trash and service fees. that's more than you would expect in even Chicago area for one bed room apt. Overall, our experience was bad at the end. I'd NOT RECOMMEND THIS PLACE TO MY FRIENDS or RELATIVES. Important to note: THIS IS NOT SMOKE-FREE COMMUNITY AS IT IS ADVERTISED !!

Time wasting showing experience. I called 2 days ahead to schedule a showing appointment at 10 am on Saturday July 16th. When I arrived, there was only one staff who then went off and attended another prospect renter. Before she left, she asked me to wait in the lobby and someone named Andrea will see me soon but she was a little late. After waiting or wasting 30 minutes in the lobby, Andrea never showed and I decided to leave and never come back again. It's frustrating because I really liked their apartments layout and community. Up until today, I still haven't received a call from the management giving me an explanation why a scheduled appointment wasn't enough for me to see some apartments. An irrelevant observation: there is no LTE reception or very very poor internet reception in the lobby and no pokestops nearby.

BEWARE OF THE TOWNHOMES!!! I have been living in a "luxury" townhome at Elm Creek for several months after relocating from out of state. First of all, the high-pressure tactics they use to get you to sign the lease are ethically questionable. Telling tenants that rent will increase significantly if they wait a week or month to sign takes away their ability to make an informed choice. Also, we have made several maintenance requests since moving in and the only way to get someone to get back with you is to select that you have an maintenance emergency. If you leave a message with the office, they will not call back. Also of concern is that the appliances, especially the dishwasher and dryer (which stinks every time I run it), are some of the cheapest and least effective I have ever used. And these are just the minor issues. More significant are: 1. Sinking Foundation: When we move in, we immediately noticed that the door to one of the upstairs bedrooms stuck to the point of requiring force to push it open. While concerned about the safety of my daughter if someone needed to open the door quickly, we figured it was just a construction error. Then, a few months later, we noticed that our bedroom door was also sticking in the same fashion, which has grown worse over time. The cracks in the ceiling upstairs have lead us to believe that the issue is in fact caused by the foundation to the house sinking. I spoke to an owner of a condo at the Atrium nearby who expressed his surprise that the townhomes were even approved to be built. The doors now both require a major shoulder push to open, which leads to a loud noise when exiting or entering a room. 2. Water Leakage: We had a major leak in the entry way that has not yet been fully resolved. During a major rainstorm in March, rain started pouring in through the corner of a light-switch on the wall in the entryway. The water ran all the way down the wall, made a small puddle on the floor and was less than a foot away from the circuit breaker. Obviously, concerned, we called maintenance, who said that it didn't look like the water was touching any electrical wires and we should be okay. They had someone else come out and look at it the next day, told us nothing about what was going on and then called us a few weeks later to let us know their engineering team would be out to look at it. A week or so later, I inquired into the status of the repair, to be told it should be resolved within a week and a half. Still, no update. While the leaking has stopped, the concern about water and electricity is still always present in my mind every time it rains. 3. Ticks: The townhomes are directly in front of a creek with tall grass that no one seems to mow or maintain. Our dog has been covered in ticks several times and I even had one in my hair one day. This is an area where people frequently walk their dogs. One would think they would be a little more conscious of the exploding tick population and takes steps to mitigate them. Unfortunately, Elm Creek Townhomes are some of the only townhouses in the area so if you are looking for a rental that isn't an apartment, it may be your only option (like it was mine). However, for what you pay in rent, these are certainly not luxury by any means. I'd look elsewhere.

The apartment itself is decent at best. Great location, easy to get around and also a park nearby. The current property management and their system is really a pain. The lady who sits in the lobby all the time is no customer service at all, always a poker face and it feels like you own her money and you are not welcomed. Manager Jessica is very welcoming but she is always busy, not onsite all the time. Maintenance guy Lalo is awesome, very helpful and fixes things quickly! Alert for the hidden fees: They literally charge you a fee for everything, parking, mailroom parcel fee( still losing packages all the time) , extra key etc. you name it. so expect to pay at least $200-400 more each month than the rent they list. we've even lived here for 3 years and just moved out last month. We just got out moveout refund from the deposit and it was a joke. they basically deduct every single thing and even charged us a penalty late notice fee which is not true. I dont know where we can ask for the money back and there is no channel to escalate this matter. . Be prepared for the pros and cons.

WARNING: DO NOT STAY HERE IF you want to live in peaceful and civilized community.

This complex is a nightmare. Management is completely unresponsive to renters. I have never lived in a place so poorly run. The prices are crazy high. The carpets in the halls are stained. The common areas smell like urine. People smoke even though this is supposedly a smoke free environment.To the girl who complained about other residents not liking dogs in their wing, I moved into a NON dog wing and then a year later they changed it to a dog wing. So, don't bitch about the poor people who now have to live in a stinky dog wing when that wasn't what we signed up for. And her dog WAS one of the ones barking continually. There are dogs barking non stop. We could never have our windows open because we had to listen to the dogs barking ALL THE TIME. In addition, my apartment faced the "traffic circle" which also happened to be a fire lane. Nobody cared that it was non parking and they parked there all the time. Some douche on a motorcycle was ALWAYS in the circle revving up his engine while picking up his underage girlfriend. People would have drinking parties in the driveway. There were always moving trucks blocking the drive instead of going to the loading dock. I was also aware of several drug dealers living in the building. Some units had as many as 8 people in a one bedroom.I cannot urge anyone strongly enough NOT to move into Elm Creek Apartments. It is a rip off with horrendous living conditions. It's a free for all jungle there with the inmates running the place.

WARNING DO NO LIVE IN APTS OWNED BY AIMCO!!My husband and I lived happily at Elm Creek for a year and when we moved out in Sept 2012 we got out full deposit back and had no issues what so ever. A full 4 months after we moved out in Jan 2013 there was a mysterious $480 charge made by AIMCO (the company that manages Elm Creek and other properties) however there was no attempt made to contact us. The only reason we found out was because my husband and I were applying to a different apt complex and they said that our application was rejected due to an outstanding charge that we hadn't paid for from Elm Creek Apts. If you Google AIMCO and bogus charges you will find that many people have experienced this. The charge is substantial but not enough to pursue legal action so we are stuck with trying to pay for this bogus charge but AIMCO will not reply to our emails. So until this nightmare is taken care of we are stuck living where we are now because no apt will approve our application now because of the charge. If you live in Elm Creek now definitely monitor your credit report months after you leave!!

BE WARNED DO NOT STAY HERE. They will add hidden fees during move out. I got charged an insufficient notice fee even though I gave the notice in a timely manner. I got scammed with the move out charges. Got charged a months extra rent and reference threatened to sent it over to collections if I didn't pay. Not wanting to lower my perfect credit score I paidup and got scammed. Made it seem like there would be only cleaning fee for move out as highlighted on the move out form. Would of took it to court if I wasn't out of the city even the notice for the out standing fee got to me. No one has contacted me about it even though someone responded to myr previous review.

DO NOT BE FOOLED. At first glance, I thought this place was amazing- good location, nice amenities, and great community involvement from the management. The amenities are terribly unkept, maintenance requests can take weeks to be completed, and there are so many hidden fees, be ready to pay extra every month for ridiculous add on charges. On top of all of this, the management staff are the worst I have ever come across. Their hours are 10-5....in what world can a working person make use of these hours? And don't even try calling because they won't pick up. On the rare occasion you can actually talk to someone from they office, they will be rude, condescending, and completely unhelpful. DO NOT RENT HERE!

The location of these apartments is great with lots of common spaces for the apartment community. Maintenance folks are exceptionally helpful. We have really enjoyed our stay there; however, that experience has ended when we decided to move out. Once we moved in, we were started noticing "smoking" smell in the wing, we complained about it several times, not any actions were taken. Once in a time, we have decided to use the common kitchen area to celebrate the 1st birthday of our son and in the meddle of celebration, one of the lease manager came upstairs and warned us about the noise even though it wasn't the silent hours. Further, we have seen many other folks/families have used the common space and sometimes it's extremely loud. We have never seen anyone interrupting the event and warned them for the noise. There were many incidences where they accused us for being Noisy without any basis. We're so tired of all these and decided to leave this place. Even after letting them know our move-out date in advance, they charged us $1500 late notice fee. Additionally $200 for cleaning fee and we also lost our $1000 deposit. I have a still move-in check list document, where I flagged some serious cleaning related issues. If you can't give an apartment in the well clean condition, how would you charge someone hefty cleaning fees when they move-out? How could you charge someone late notice fee, when they have already given a heads up on their move-out? When we started fighting back, they warned us to sold our a/c to 3rd party collection agency. Be honest, we didn't know how to respond to this situation and we really didn't have time and energy to fight this with our little boy. Hence, we were needed to make a payment on their term. I think the real problem is with the management where they really don't understand the issue. We were expecting that they would understand our frustration on why we needed to vacate our apartment early and work with us to resolve the issue. However, they proved us wrong. Really disappointed and terrible experience!

**** PLEASE READ THIS REVIEW **** I lived in this complex for 2 months, TOTAL. I originally signed an 11-month lease with Elm Creek Apartments and Townhomes located in Elmhurst, Illinois. This complex is owned by AIMCO, an owner and operator of apartment communities in the U.S. The apartment met all of my expectations, UNTIL I heard an unnerving 24/7 ticking sound stemming from the HVAC duct work. Please understand, there is zero exaggeration when I write 24 hours a day, 7 days a week ticking sound. I could not rest my mind, body, or soul, as a result of this ticking sound. After expressing my concerns with the on-site Management office, this was their response: "After conducting our inspection of the alternate apartment, we've concluded that the noise is being caused by thermal expansion and contraction of the metal duct work (heat expands, cold contract) and not the heat exchanger. In an effort to receive a second opinion we called General Mechanical to discuss the possible cause of the noise and they've agreed that it is not likely the noise is caused by the heat exchanger, but thermal expansion of the duct. Tom, from General Mechanical will be on site Monday morning and has agreed to trouble shoot a solution and look at the entire duct system including the return air vent. Do we have your permission to enter on Monday morning or whenever it's convenient. Let me know. Again, I thank you for your patience and willingness to work with us." After inspection, this is what they determined: "I'm sure you're waiting for an update and I apologize for the delay. I had a pretty extensive conversation with the Area Service Manager today determining what the best approach would be to mitigate your concerns. We're at the point to where we're going to have to cut out the drywall (around the duct work). After the drywall has been removed, we'd have to pin point the noise and do our best to insulate that area (the noise may not even be there once we remove the drywall due to the pressure difference with it not being encased anymore). We could start this project next week (Tuesday-Friday), however, this work is going to be a bit intrusive and there's not a 100% guarantee that we'll be able to solve the problem. With this information, how would you like to move forward? Do we have your permission to begin the repair or would you rather we wait until you've moved out?" MY DECISION: Without a 100% guarantee that the issue could be rectified (as noted by the Elm Creek Apartments and Townhomes on-site management company), I elected to move out. Unfortunately, I suffered the effects of a 2-month "early termination fee" totaling approximately $3,000; however, this is exactly my reason for writing a review. I want to ensure any potential "future tenants" are informed of this 24/7 ticking sound potential, so no one else finds themselves in my situation. The short time I resided at this complex, it cost me personal sanity, comfort, relaxation, rest, and a TREMENDOUS AMOUNT OF MONEY. I do not want his to happen to anyone else. So, I CAUTION anyone who elects to view this apartment property. Ask their leasing agents about the potential ticking sound(s) in their respective apartments OR simply request to 'listen for it' through the heating/cooling vents. Make sure you sit there for approximately 5 minutes in complete silence. If you don't hear the sounds, then you are the lucky one. So, as the Elmhurst Apartments and Townhomes leasing office tells me, "I wish you the very best!"

This place financially drains you. I was excited when we moved in until the rent came up and found out what we actually owed. You pay for everything, I mean e-v-e-r-y-t-h-i-n-g, right down to water, sewer, and trash. We didnt even get our deposit back bc of 'utility' charges 'takes 60 days for them to catch up.' Needless to say you also pay for your own heat and electric...The total we paid per month for this place was like paying a mortgage and there is barely any parking (yet they charge you to park on the lot). They cut the fancy coffee but I'll admit their free coffee is still nice. If you want to renew your lease it's at least an additional $200/month. The place just drains you. And theyre building townhomes next door which I can only imagine is going to cost an arm AND a leg but if youre rich like that I guess it wont matter as long they get all the money.I'm very relieved to have moved out & be where I am now.

Signed a 2-year lease agreement in the dead of winter and needed to find a place because I was pregnant. Stayed here from 2021-2023. Pro: Great location for shopping, food, and accessible to expressways to get into the city. Quiet. Good space. Con: Extremely aged from the units, hallways, and front/welcome area. For the price point, aesthetically it's displeasing. It feels as though you've taken a step back into the 80s. Avoid staying on the first floor because it's above the parking garage. The floor stays freezing cold. Glad I was out of here and my child didn't experience anything I am sharing. Be mindful the complex is near Salt Creek trail. The last two weeks of my lease, maintenance had to set several mouse traps to catch rodents. As I recall, five were caught. According to pest control, the mice weren't only on the first floor and were also in the townhouses too. We were informed sealant needed to be replaced. I pride myself on cleanliness and stayed with a friend until my next place was ready for move-in. I also have a huge phobia of rodents. Rodents are also probably attracted to this complex because the garbage is located in the parking garage, Very accessible to the property. The retractable roof for the pool is broken, so it's always humid in that space. Items may be taken by leasing staff if you place your account on *vacation mode* and a package is delivered while out of town. The item should stay in the locker until you return, yet somehow will go missing even with cameras located inside to see who took your things. This happened to me twice after I ordered things and shipped to my address in error while out of town. Unfortunately, know that you're paying for location and it's not worth it. Do not expect to get your security deposit back either as they charge several move-out fees.

Update to my previous review:I had to move out for financial reasons as they raised the rent way higher than the market and I was looking for a bigger apartment. The move out process was horrible. They made it look so easy during pre-move out inspections and told us that everything is perfect and we shouldn't be worried about fixing anything. And then when we moved they sent us photos of unclean floor and told us that this will be fixed so they will withheld charges from our refundable security deposit. We paid them $155 to clean an 800 ft apartment. I guess we shouldn't be cleaning it, when we told them that, they said that these are scratches. We told them that this wasn't what we were told during inspections and they said something like "we know this is not what you're expecting, but we have to apply the charges and you can't dispute it. thanks, bye" I guess since we're moving, they don't care if they deal with respect or service!

I became aware that Tim Peterson will no longer be employed by AIMCO for the property at Elm Creek Apartments. Tim Peterson has been the perfect addition to your organization because some of the following; 1. There have been several work orders that he has taken care off before your maintance department took care of them such as; * Batteries replacement to smoke detectors* Paint touch ups in my apartment* Key replacements* After hour pool & jacuzzi issues (he took care of the situation before someone called the health department and the issue escalated. This has happened several times over the years)* There has been after hour garage situations where maintance was not here and Tim resolved. * Gym equipment that was not working and he took care of the situation before someone would resort to legal action. * The above is just a few of many things he has done through-out the years I have been here.The above-average high retention at Elm Creek is because of Tim Peterson. He has been the go to person that takes care of situations prior to escalating to management or furthermore in a negative way. In the last few years there has been less sales agents to help show this property here at Elm Creek. I have noticed because of how welcoming Tim is and his tours I my self-decided to rent here as well as others. I love and enjoy this community because of the people you have staff but letting go of Tim Peterson will only bring more issues to your property manager and sales agents. In turn, it may only bring sales down to your organization. Your work order submissions online are great but aside of that we also like to discuss situations with a human being that cares. Tim Peterson has shown that he cares for us residents. I believe that his termination in employment will not benefit AIMCO as his human factor and presence is a plus to the establishment and residents at Elm Creek.

I lived for 2 years at elm creek from 2021-2023 I must say it was very clean in there. Everything was pretty good until I had a broken dryer that was snagging clothes that maintenance was unable to fix. So I had to live with a dryer for 2 years that was snagging all of my clothes. Additionally moving out of there was a total nightmare. They had a ridiculous cleaning fee that they charge as well as charging a ridiculous fee for broken blinds. Which is insane because I never had any issues with them when I lived there. The front desk woman was also one of the rudest people I have talked to. I had some questions about the move out process and while I was talking to her, she literally got up from her desk and walked away from me.I never actually had to tell someone to sit down because I still had some questions. Also if you plan on using this place for a reference, don't bother, air communities wouldn't even give any references when I was looking for a new apartment. Felt like that was on purpose so I would have to stay. I was a very good tenant and never missed any payments. They couldn't help me out for a simple reference. For what they charge per month it's honestly worth just moving to actual downtown elmhurst or the city. Honestly glad I'm out of there and would advise people to look for other apartments.

Mostly quiet apartments, albeit very dated. Move-out experience is a total grift though... so be warned. Property manager seems to actively despise interacting with anyone. It's as if you are inconveniencing her just by your very presence. The previous younger manager was awesome, it's a shame she left or was fired. 🙁 The maintenance guys were all very kind when needed.

my husband and I moved in September 2010 and the first year was amazing our ex manager Janet was very nice, polite and well educated! when she left everything changed! the staff is very unfriendly and I also feel they are a lil racist! they dont even say good morning to you except the front desk ppl they are sooo nice not the rest.... it was very calm n nice to live here but about a year ago with the new management pls the construction everything is bad!! carpets are dirty, elevators are nasty, is a pain in the butt to get parking ( they charge x per car) not before... the construction is terrible, all day long from 7am till 7pm u hear all the construction noise, even sunday... ugggg Im starting to have headache and its been like a year or more of this... is not a cheap appartment at least u deserve peace in ur own home! I had to go to the park to have some quiet time... I dont recommend this place... I have been living here for 3 years now we are looking for a home

I'd be worried about getting evicted for this review if I actually thought the management would notice it...Let's start with the good:1. It's a nice place in a good location with a lot of amenities. 2. The concierge is friendly and very helpful. 3. I am allowed to have my 105 pound dog (one of very few places in the area).4. I've met some really nice people who are also residents.5. The convenience store in the building is actually convenient.The other side of the coin:1. I pay over $1800/month for a small 2 bedroom, 2 bathroom apartment.2. I have to live on the first floor because of the size of my dog (I'm a single female... at least I have the dog...)3. I face the entrance so can never leave my windows or curtains open because I hear and see everything.4. I got a noise complaint because my neighbor's dog was barking, not mine.5. It's poorly lit everywhere. The website even says well lit - this is a lie. None of the areas that are designated for dogs have lights except the dog park. However, these are so small that I can't tell leaves from poop in the dark. At 4pm. The parking lots are also dark and don't convey the safest feeling at night.6. I can't find parking spaces after 6pm and ESPECIALLY after 10pm. There have been MANY nights that I've circled the entire complex and haven't found anything. PLUS, I pay $10/month just for a regular unspecial spot! This is a daily frustration.7. The dog park often runs out of water and it's not replaced timely.8. The pool is really an indoor pool, not an indoor/outdoor pool like they advertise. Only a couple ceiling panels come off the roof. You cannot lay by the pool in the heat of summer because it's more like a sauna than a deck. 9. I emailed the management office through the website to give feedback about the lighting outside. I had 2 different leasing agents contact me multiple times with a FORM email about my availability and my interest in possibly renting an apartment. I even responded asking them to read my initial email and I never received a legit response back. 10. The lobby closes at night (10pm weeknights, 11pm weekends) - very inconvenient if I have to park on the other side of the building. I'm then forced to walk around outside in the dark. 11. Even though the fitness center is open 24 hours, it's very small (one elliptical, 4 treadmills, 2 recumbent bikes, free weights and one weight machine). You also have to walk through the basement parking lot in order to get there after the lobby closes. Another feature that conveys safety to residents. 12. On my first day here I had an old lady yell at me and freak out about my dog. Who was controlled, on a leash, walking into the building with me. Why allow people who hate dogs to live in a wing full of dogs? Not my fault, people. 13. They trick you with the leases - the longer an apartment is vacant, the more money they charge you for rent. Additionally, the longer lease you sign, the less your monthly rent is. What happened to a standard fee for square footage? Oh, and I signed the longest lease and STILL pay $1819/month. I can actually break my lease, forfeit 2 months rent, buy a house and SAVE money because a mortgage, PMI and taxes will be less than the rent (and forfeited rent) I would spend in that period of time.Bottom line: for the price I pay for rent, I shouldn't have any of these problems. In fact, they should be catering to my every need. I will be moving out as soon as possible and wouldn't encourage you to live here.

This apartment complex is smoke and mirrors. The luxury is in the common areas of the complex. They advertise stainless steel appliances. They are not stainless steel. It is some kind of psuedo silver cover that looks like stainless. There is no icemaker. The over is not self cleaning. Cheap appliances, cheap floors. They advertise granite counter tops but the counter tops are plastic with one small piece of granite on the tiny bar top. The carpet is cheap and really looks bad quickly. You will have to shampoo the carpet before you move out. They do not allow for any wear and tear. They wood floors are not wood. You pay for wood but it is a cheap plastic that looks like wood. The tile is a sheet of some kind of material that looks like tile. Everything about this place is cheap except for the outside and the common areas that give the illusion of luxury living. There is no storage space of any kind. The closets are so tiny and is what used to be a utility storage. We used to have really nice amenities like Keurig Coffee. They have changed it to cheap coffee and cheap cream which is kept under lock and key. Like someone wants that stuff! It is clear that the management staff is great before you move in but once you have signed the lease you are at their mercy. Your every move will be policed. You have to pay for a non designated parking space outside. When you come home after 5 you will not have a place to park. But the kicker is that you have to pay to park in the parking lot when the neighoboring condos park there for free. You can pay an additional fee on top of the fee you pay to have a designated parking space outside. If you want to park indoors it is $100 a month extra. Once your year lease is up they will raise the rent another $200 a month. This is what they have done statistically. People are constantly moving out after the first year because of the hick in rent and you will be inconvenienced by it. You cannot move anything in or out of your apartment except by an elevator that you have to make an appointment to use. If you are caught moving anything out of you nearest door you will be fined. Your home is supposed to be a haven. This is a stress filled place. Oh! They have penalties for just about everything you do. It is really a bad place. After only one year I will have to move!. They raised the rent on this dumpy apartment $200 a month.

I lived in this complex for 2 years and truly must say believe the rumors from residents that move out and live there. First Pros- Amazing location near shopping areas , tucked away as if it's a gated community, and lastly the ability to open your apartment door from anywhere. Now the bad- Cell phone reception is horrible in the center of the building and doesn't get much better when outside the center. Garage spacing is cramped , multiple times my car was dinged as spacing was terrible. Although these apartments are big, they are very outdated and it reflects. My toilet was a issue as they are European toilets , which could be uncomfortable relieving one's self. Lastly, when it came to moving out people who lived there plus maintenance let me know it didn't make sense to have a cleaner come as they would charge me a cleaning fee as they did ( mind you I swept , mopped, and wiped down walls). But what was surprising is they hit me with a $300 floor fee which no one has returned my call regarding the matter. I spent much time traveling for work and was barely there. I would not recommend this property to anyone as they nickel and dime for everything, even apartments in Chicago aren't as bad. Lastly, believe every review that says people smoke because they do, on their balconies, the garage , and units. This is a apartment complex I strongly recommend to avoid.

My partner lived here circa 2009 before he met me, and he LOVED it. We've been living here together for over three years now...we really loved it at first, but this community has gradually gone downhill. The GOOD: - Great location, close to major highways, parks, shopping, restaurants. - Salt Creek runs along the property boundary - great for plant IDs and wildlife sightings (beavers, mink, raccoons, deer, coyotes, toads, songbirds, and your typical waterfowl). - Maintenance personnel are wonderful. Friendly, prompt, and seem to really care about doing a good job. - Updated finishes in the kitchens and the faux hardwood floors throughout the units are quite nice. - Office staff are friendly and seem to genuinely try their best despite working for an awful company (Aimco). - The package locker service is convenient. - We really like most of the fellow dog owners and dogs that live here. The BAD: - Office staff rarely answer the phone. I have better luck with email, but that isn't the best for urgent matters. The leasing office is a revolving door. - Even though the package locker service is convenient, it came at the expense of the business center (we often used used the printer there) and Tim, the awesome concierge who would do just about anything for residents. - The parking situation is unacceptable. Even if you don't have a reserved space, you still have to pay $15 (up from the $10 it was when we moved in) to keep your vehicle here. On top of the $36 vehicle sticker required annually by the City of Elmhurst. I could understand the fee if this were Chicago, with great public transportation, but this is the suburbs, and people need cars to get around. If you get home any time after 8:30pm, there's no parking and you have to park clear on the other side of the community. I don't mind walking at all; the maddening part is paying for the "luxury" of parking, and then not even being able to park by your wing. - The fees and rent are exorbitant. Parking, pet deposit, pet rent (which pays for the use of a dog park surfaced with small stones that are uncomfortable for most dogs)...and rent increases ~$70 each year. - The community touts itself as smoke-free, but I constantly see/smell people smoking and find cigarette butts on the ground. Every so often the office will send an email out reminding everyone that it's a smoke free community, but nothing ever changes. - Aimco is unresponsive. My partner sent a courteous email to corporate outlining our list of concerns. The president of Aimco said she'd forward the email to the regional manager, who would address our concerns. This was months ago, and no one ever reached out to us. - You have to pay 3 months' rent to terminate your lease early. Which would be fine if the landlord was a person counting on the extra income, but I know Aimco would have no trouble whatsoever getting the apartment flipped and rented out almost immediately after the unit is vacated. If you don't terminate your lease early, you have to give 60 days' notice if you aren't planning to renew otherwise they charge yet another ridiculous fee. They intentionally make it confusing and inconvenient to leave, and ultimately impossible to avoid paying extra fees and penalties. - There used to be a nice wooded area north of the building, but recently they cleared away all the trees to make way for development of more townhouses. (Can it still be called"Elm Creek" if there are no elm trees left?) Soon there will be even less parking due to construction. (Six parking spots were occupied by two cherrypickers and a maintenance trailer last year from October through the end of December, making the parking situation even worse). I've left out other bad things because my review is already too long. My point is that we used to love living here, but we don't recommend it to people anymore and we are looking forward to leaving (hidden move-out fees and all).

Lived there for 5 years. Landscaping is beautiful. Entrance to main building, impressive. Elevators were always having issues. Garage was very dusty and too dark for safety. Apartments needed updating. People do smoke in buildings. My neighbor smoked all the time. Reported many of times. We would see others on balconies smoking. Amico corporation, nickel and dimes for EVERYTHING! Just to park, cost extra per month! It's not even assigned parking. That cost even more! So, if you come in late or weekends, good luck finding parking close to your building... it is way over priced and FYI: if you have children, you are not in the Elmhurst school district! You will be paying big dollars to have them go to York high school. We only stayed here for business reasons. Would not recommend living here...

My boyfriend and I have lived here for two years now (and he actually lived here about seven years ago before we met). Residents are very friendly, the building and grounds are always clean and well-maintained. They have certainly made a lot of improvements to the complex recently, and the location is pretty top notch. You really can't beat the perfect proximity to most of the major highways. However, all that aside, when I found out today that Tim Peterson, the concierge, was being terminated, my favorability went down the drain. I honestly don't know if this decision came from the complex itself, or whether it was handed down from Aimco, but whomever's decision it was should be ashamed. In an increasingly automated world, Tim's helpful presence was so refreshing. To be fair, I'm surprised he lasted this long...his sweet disposition and willingness to bend over backwards for anyone has been quite the contrast from most of the people who work in the leasing office.When Tim's desk disappeared from the common area during the remodel, my boyfriend pointed it out to me with dismay. I brushed it off, thinking there was no way the administration would be silly enough to let go of such an integral part of the community; surely they were just moving the concierge desk elsewhere. But here we are a couple months later, and clearly I was sadly mistaken.I know that Aimco and the apartment complex administration doesn't really care how much this upsets people, as long as they're still getting our money. But please know that I will no longer be speaking highly of this community when asked about where I live, and I will no longer be recommending it to anyone. Tim Peterson is and was one of the absolute best things about living at Elm Creek, and to repay his many years of loyalty with a swift and heartless dismissal is unacceptable. He truly has been a saving grace when it comes to living in a corporate-ruled community.

My husband and I lived here for 2 and a half years before we moved to Lincoln at Ovaltine. We lived in an 850 square foot apartment and paid around $900-$1000 a month.The first year and a half we lived here, it was the best! The amenities were awesome, the indoor swimming pool with retractable roof was a lot of fun, the hot tub was great in the winter, the pool table, Foosball table, and ping pong made for some great evenings at home, and the staff was friendly (although sometimes difficult to find). We would always joke that the only thing wrong with the place was that we'd never want to leave! We started seriously considering trying to talk the management into turning the apartments into condos so we could buy. Then, things started going wrong. They turned down the temperature in the pool so cold that even KIDS wouldn't swim in it, the filtration system in the hot tub broke and started dumping sand into the hot tub (so much that people would scoop it off the bottom and build sandcastles on the edge of the tub), things started breaking on the game tables and management did not fix it. The building was renovating all of the apartments to make them nicer for all the doctors and nurses they thought were going to move in (a new hospital was supposed to have been built down the road), and during the renovating, they would start construction at 7 in the morning!!! When we confronted management about this, they waved it off and claimed I had a "strange work schedule" which is why it was bothersome to me, and that maybe I should try wearing ear plugs. Call me a snob for getting angry, but we were paying over $1,000 a month at this point for this tiny apartment and now we have to wear ear plugs to get some sleep? Then we got the bombshell. Because they thought all these rich nurses and doctors were going to live there now, they told all of the current tenants that they had a choice: either move into another apartment in the complex and pay $300 - $500 more in rent per month, OR leave completely. We were already paying slight over $1000 a month for our small apartment (which was unremarkable if you didn't count the community amenities) and thought this was really high, even if it was renovated. And, no matter which one you chose, you still had to move! People started moving out in droves. So many people were moving, you had to secure the elevator in four hour blocks two weeks in advance. The day we moved out, two other people in our hallway were moving, too... and there's only four apartments in our portion of the hallway. The people who were staying got all snobby and said that the people moving out were just "too poor" and good riddance... all the riff-raff were moving out. I just didn't understand that attitude coming from our former neighbors, when there were never any noise complaints or partying, and all of the people that I knew who were moving were very clean, quiet people. Anyways, we made the mistake of moving to Lincoln at Ovaltine, which was MUCH worse.5/25/08: By the way, it's been almost 2 years, and they still haven't broken ground on that hospital. I bumped into one of the other former tenants about a year ago, and he told me that there's barely anyone left at Elm Creek. Also, I ran into the manager of the community and she said renovations are STILL going on, and we moved out two years ago! It's such a shame... that apartment was so great! Well, I guess that's what happens when you have bad management and business decisions.

Two stars only for the location and their facilities (pool, training, etc). At first sight this place is perfect it wowed me and my wife. We loved it until the first billing started. Hmm and there we go... all I can say is make sure that whatever you are getting promised gets on to the paper. Also take lots of pictures when you inspect your unit before the move. (Just in case) my need it in the future. Also be aware that they charge FEES for everything, smallest slip up, intentional or not and you will have a surprise waiting in their billing portal. When you negotiate for your rent take into account that they charge separately for water/sewer and trash about $100 a month for 2 people. (I am only one on weekends since my job takes me all over during the week). Billing there is an interesting story, I make my payments around 28th when due by the 1st yet one time I even got charged $80 late fee which they denied to revert. Fee was for the utilities water/trash not being included in that months rent. The problem I had with this is that there was no actual billing done for that particular month since they decided to change a provider whom could not deliver a proper billing to their online system in time. So they claim that 3 days before the due date they send an email (which I never got) requesting apperantly to sit and wait by the computer all day on the due date to make a payment once they do post it there. They forget thought that this was actuall a Saturday and a Holiday weekend on top of that were no banks would process the payment until the 3rd anyways so even if someone would make a payment on the first it would not post there until 3rd. Or perhaps they wanted us to actually pay in advance some imaginary numer to avoid the fees.?! Well this is just one sad story where management feels invincable and they think that once you sign the lease they got you for good. I am a person of principals and my lease soon will end and we will be of to a better place. Ps. People's dogs pee inside the elevators all the time!

Apartment is luxurious, no doubt!! You wont find such place anywhere else. What kills most is the $ that they charge and utilities bills. Here's what I have to pay for a 2 bed/2 bath utilities..Electric: $150Gas: $60Water/sewer: $107Comcast basic cable/internet: $79I have never paid anything above $30 on water in my whole life.

I lived in the community from 2020 until this past month. The package room and grounds are nice but there's so much left to be desired. The roof on the pool has been broken since we moved in, the hot tub was broken when we moved in but used as a selling point as they "plan to fix it". They finally closed the pool to rip out the hot tub during the first nice weekend we had. The maintenance team is absolutely fabulous and I will miss them. The building manager/leasing agents are the worst part of this property. They are not responsive and when they do, you have to ask for the same information multiple times before getting an answer. My favorite was during the pandemic when Laura, the manager, refused to wear a mask even though everyone else had to. Be prepared for frustrations if you have to interact with her. To top it off, upon move out, they suddenly require you to have a cleaner with an invoice. I'm a very detailed person and planned to clean the space myself. I was informed that even if it was spotless, I'd still be charged $200+ without an invoice. This is not mentioned in your lease or move in. On top of that, they charged us that fee twice. We are still waiting for that refund. A big shout out to Rich and his team for always being great!

DO NOT LIVE HERE. This place is a rip off. While from the outside it looks like a beautiful complex, the grounds themselves are constantly littered with dog poop. Be careful, though they are pet friendly, there are many aggressive dogs and when your dog is attacked, they won't do anything with your complaint. Though it is advertised as a "smoke free community" it is not. Residents will smoke cigarettes and marijuana in their rooms, and there will be no help from the leasing office (as many of the leasing officers are rude) or management when it comes to complaints about these lease violations. Good luck with parking, as you'll be charged $15 to hunt for a spot as an entire wing is sectioned off. Rent is already outrageous for a 805 square foot 1 bedroom apartment. That's before finding out that all units were upgraded with new washers and dryers, but after 1.5 years your unit was somehow missed! Upon move out, they will fish for anything they can to charge you. We were provided an outdated stove and oven with prior grease stains that we are now being charged to replace. In fact, we paid to give it a deep clean before move out that was not provided to us upon move in. At the start of the lease, it was told that any drywall hole under a quarter in diameter was free to repair, but on checkout there were charges to have them repaired? Again, do yourself a favor and ignore their advertising and find a different place to live.

I moved to Elmcreek Apartments & Townhomes 2 weeks ago and I can say my experience for the most part has been very positive. Great professional team and nice environment here. Very quiet and clean. One thing I want them to do is to make sure all the apartments are up to par prior to moving in. What I mean by that sense I have been here I've had to put in now 10 service requests for various things. Any tenant just moving in shouldn't have to put in a request at all and not to mention be told by maintenance that it should've been taken care of prior to me moving in, which I agree. Also I had no idea, although I moved from Yorktown Apartments, which is also owned by Aimco that you have no grace period when it comes to paying your rent. I've owned several homes and the mortgage company give you a grace period. How is that an apartment complex doesn't allow a grace period when paying for rent. This was a shocker to me because I was paying my rent 3 months in advance which I was never late. I get here and I pay my rent on the 1st through the site. Now I've paid my rent with Aimco now 9 months so I know how to pay my rent online. Well my payment for whatever reason never posted. The following Monday I left and I came home to a letter on my door demanding payment and also a 5 day notice. I go in to check the portal to see what happened and I've been charged not only a $80.00 fee for being late but a $60.00 rent demand fee. The shock of these fees that I was charged was very upsetting. I called the number to talk about the fees and the person I talk to over the phone wasn't very nice at all. All I could be told is I can see you logged in but nothing else. I asked if the fees could be waived and was told because they had already been charged they couldn't. All places have exceptions and this one right here could've been treated as one especially me advising I had logged in to make the payment and they could see I did log in. Paying my rent late isn't something I do but the attitude towards me I didn't appreciate it. My recommendation for Aimco is to really look at this policy because this one thing right here would be a reason I leave. I do want to say that the fees were waived after I had to go to the management here. Thank you for waiving the fees. If possible I would like someone to call me from the Aimco office about the remaining balance and security deposit I still have yet to receive any communication about. My lease was until the 31st of January and now we're nine days into the next month. Nothing has been said about that and there is quite of bit of money that is owed to me from living at the Yorktown Apartments location. Hopefully I don't continue to experience the same thing going forward.

I went in to set up appointment to see apartment s and was immediately told I had to make 3x the rent per month in order to live there. I'm 1 person with a Housing choice voucher, so that would be an oxymoron for me!

When lease is up, even if you return the apartment as clean as it was given to you, you are charged a "professional cleaning fee." This can only be waived if you have a receipt from a cleaning company proving you had it cleaned professionally. This is wrong, and I suggest Elm Creek removes from their move out instructions the sentence that says "professional cleaning is recommended" because it is actually forced. I understand that many people don't return their apartment as clean as they received it, those should definitely be charged accordingly. But, there are some of us who understand how it is to be returned, why are we forced to pay for professional cleaning? Professional cleaning, as Elm Creek calls it, should be part of their turning over costs. We are more than happy to switch our 3 stars to 5 if our money is returned. M. Rivera Apt. 5510

I lived here from 2006 though 2008 and while AIMCO was and still is the management parent company the leasing staff was entirely different back then than the current staff - professional, responsive, courteous and timely. My most recent 30 month lease which ended in April of 2018 was a totally different experience than that of 10 years ago. First, the leasing staff never answers phone calls, they always go to voice mail with the hope that you will receive a return call within a day. Staff is not accessible to tenants and if they are with a prospective new lessee they just ignore you and make you wait. Maintenance during my current 30 month lease made me wait over a month after I moved in to provide needed repairs to shelving in bedroom closet and pantry - I had to get very verbal to get attention on this. Additionally, my washing machine failed and while maintenance evaluated the machine within a day it took over two weeks to secure a replacement as they had to order the model specific to my unit. (Maintenance asked me to close out the request so their record looked good for the manager). The maintenance request was reopened after the new machine was delivered and closed out in a day. The property is very pricey, but the amenities,when working, are all good. In 2017 the property went through a major renovation in the halls and public areas and it is very updated and inviting. Too bad the pool and hot tub were down more than they were up due to maintenance issues. Parking is a real problem. Regardless of garage parking or outside parking there are fees...very pricey and they do not tell you that the Village of Elmhurst requires a parking sticker - annually - that is an additional $36. My son works evening shifts and there were numerous days when he returned to the property after midnight only to find there were no available spots. He was forced to park in a "reserved" spot and that opens one up to the risk of tow and additional cost. My current lease ended 4/16/18 and the close out was an absolute disaster. My security deposit was reduced by $548 and was a total rip off. I contacted the property management co. to express my concern and was totally cut off by a very rude and unprofessional representative. The faux hardwood floors in the apartments ( while a nice feature) inadvertently got scratched upon move out. I was well aware of this and knew there would be charges. To replace 4 floor boards they charged me $350... a total rip off and over charge. I attempted to discuss this with the property manager but, as stated before, the leasing staff does not answer calls they are always sent to voice mail. It has been 10 days since I left my voice mail for the property manager to discuss these outlandish move out expenses but the courtesy of a return phone call was and most likely will never happen. Anyone looking a this property, get ready for a very costly experience coupled with declining service, additional costs for everything, and get ready to give up your security deposit when you leave as they will find something wrong with your unit that requires them to keep the majority of your deposit. Thank goodness I was transferred out of state due to new employment... my new apartment community staff and the property management company could teach the AIMCO team how to professionally run a business.

I've wanted to write a review for quite some time but wanted to be a tenant for at least 6 months before I did so. My fiancee and I moved to Elm Creek in late summer of 2011. Our "low" rate of $1200 a month base rent is the cheapest apartment that was available. I think it's 800 sq ft. Seeing that it's practically Oak Brook, however, I don't think it's entirely out of line, especially since it's a renovated apartment. My apartment in Wheaton looked like it was from the 90's, was even smaller, and cost almost $1000 a month. That was a huge ripoff, this isn't.Some major pros are that it's renovated. The concierge service is very friendly. There are many luxury options such as having someone clean your apartment, pick up your dry cleaning, or shopping at the store - all come at a cost - much higher than you would pay anywhere else. The location is also great. I work in Oak Brook and it only takes me 3 minutes to get to work. I have saved so much money on gas since moving from Wheaton, and with gas going up to maybe over $5/gallon soon, I'm glad I made the move. The pool, workout center, and hot tub are also great. They seem to take pretty good care of everything and it's pretty clean. When we notice the hot tub get murky, the water is changed pretty soon thereafter.Service is so-so. They do NOT send you a bill for your rent each month, which I found very surprising. After months of being upset about it, I finally went down to the office to get an auto-payment set up, which always scares me but I had no choice. I have yet to find out how it works, I will see the 1st of this month.Major cons are that utilities are extremely expensive. A month of almost no heat/air still results in a $90 electric bill from ComEd. Peak summer months go to almost $200 in a small 800 sq ft apartment which I find ridiculous. They also charged $75 when I lost my keys which I find crazy, that should be much cheaper, if not free. Also if you aren't willing to shell out $100/month for an indoor parking spot, you must get an Elmhurst parking sticker, which costs annually, otherwise you will get a parking ticket for parking at your own complex! I never had this problem in Wheaton... obviously this is not an AIMCO/Elm Creek issue, but a city of Elmhurst issue. Lastly we are constantly doing laundry because the washer and dryer is SO small. I'm sure that's ramping up our electric bill too. They should've put bigger units in the apartment... One last warning that I will take the blame for. My sectional did not fit through the doorway of the apartment when I moved in, so we had to go out and buy new furniture to fit the living room... like I said I will take the blame for that, but just be warned that the doorways and hallways here are very small. They gave us a reduced cost on a storage unit which is where it's sitting now. So props to them for helping us out with that, but we still had to spend a couple grand on new furniture.Overall I'd say Elm Creek has been A-OK. I would almost give them 4 stars, I will have to wait and see how I feel when my lease is up and I will come back to give a final review. They have been accommodating for the most part and the apartments are nice, it was a nice upgrade from my apartment in Wheaton.

We just rented one of their townhouses for one year and there were good and bad things. The pros were that it is in a great location, easy access to freeways, shopping and grocery stores, and the townhomes are quite nice, large and have lots of light and garage space. The cons is the service here. It is very difficult to get ahold of the management team for any request, and you have to call back time and time again to get any response. Not to mention, they don't start until 10 am so no chance of reaching them before you go to work. The WORST part of staying here is their deposit policy for animals. If you have a DOG this is for you. When you sign a lease you have to pay an additional $350 for a "dog deposit." The problem is this DOES NOT COVER any damage to your unit at all. They claim this covers any potential damage your dog might do to the common area such as pull down a dog dispensing unit, or damaging something in the dog park - both things that would really never happen. Our dog tore up a tiny piece of carpet, which they then claimed had to be completely replaced costing us almost $400 which our "dog deposit" did NOT COVER. In addition to the $350 which you NEVER get back because it is non-refundable, you pay $25 a month for dog rent. What this covers is just the fact that you have a dog in your home. If you do stay in the apartments, you will have access to doggie bags, but let's be honest, they do not cost $25/mo. So, if you are planning on staying at Elm Creek, know what you are getting yourself into.

The interior spaces (hallways and elevators) are in desperate need of a facelift. The building has a swimming pool, yet neglects to make repairs on the hot tub which has sat empty over two years. Kitchens are small, not for those who love to cook. Balconies are spacious, but provide a direct view into all of your neighbors living rooms. The HVAC and door locks can all be controlled from an iPhone app, which means maintenance or building staff can pretty much enter whenever and they can lock you out if you're late paying rent. For almost $2,000 a month you should be buying a place somewhere instead.
