Was promised two months rent free when I moved in. However on October 3rd my concession was revoked and I was charged $2698 and served a 10-day notice to quit. The reason: there was a $400 balance that I didn't pay for the first two days of October.
Don't live here - you pay VERY expensive rent for mediocre service. Over the 1.5 years that I've lived here, I've continually seen the staff take away many services and amenities without any explanation. When you ask, they shrug their shoulders and say that you should find another place to live. I strongly recommend living somewhere either cheaper, or the same rate where you actually DO get what you pay for. Below is a short list of issues that I've witnessed in the last 1.5 years:- Used to have free coffee in the building - took it away without any explanation- Gym has no air conditioning, making it almost impossible to work out in during warm seasons- Water goes out regularly, sometimes with no warning (I can count just 8 times in the past year)- They told us a new gym would come in Summer of 2014 - it's Spring of 2015 and we're still waiting for it. In addition, they took away the existing gym for 2 weeks and counting. - Don't inform residents of packages, meaning guess what, if you get a surprise delivery from a future employer like I did, I didn't find out for 6 months...making me look really bad in front of my future employer for not even thanking them.Those are just a few issues but again I strongly recommend either living somewhere less expensive, or paying the more expensive rent for a place where you actually get the promised amenities.
Although they sell smoke free building, RESIDENTS SMOKE and management doesnt do ANYTHING to avoid that. Elevator hasnt worked properly in a month. Maintenance is poor to fix problems in appartments. Lease office is pretty unprofessional and slow, you better dont have any problem in there. Pricey for that poor service
**** PLEASE READ THIS REVIEW **** I lived in this complex for 2 months, TOTAL. I originally signed an 11-month lease with Elm Creek Apartments and Townhomes located in Elmhurst, Illinois. This complex is owned by AIMCO, an owner and operator of apartment communities in the U.S. The apartment met all of my expectations, UNTIL I heard an unnerving 24/7 ticking sound stemming from the HVAC duct work. Please understand, there is zero exaggeration when I write 24 hours a day, 7 days a week ticking sound. I could not rest my mind, body, or soul, as a result of this ticking sound. After expressing my concerns with the on-site Management office, this was their response: "After conducting our inspection of the alternate apartment, we've concluded that the noise is being caused by thermal expansion and contraction of the metal duct work (heat expands, cold contract) and not the heat exchanger. In an effort to receive a second opinion we called General Mechanical to discuss the possible cause of the noise and they've agreed that it is not likely the noise is caused by the heat exchanger, but thermal expansion of the duct. Tom, from General Mechanical will be on site Monday morning and has agreed to trouble shoot a solution and look at the entire duct system including the return air vent. Do we have your permission to enter on Monday morning or whenever it's convenient. Let me know. Again, I thank you for your patience and willingness to work with us." After inspection, this is what they determined: "I'm sure you're waiting for an update and I apologize for the delay. I had a pretty extensive conversation with the Area Service Manager today determining what the best approach would be to mitigate your concerns. We're at the point to where we're going to have to cut out the drywall (around the duct work). After the drywall has been removed, we'd have to pin point the noise and do our best to insulate that area (the noise may not even be there once we remove the drywall due to the pressure difference with it not being encased anymore). We could start this project next week (Tuesday-Friday), however, this work is going to be a bit intrusive and there's not a 100% guarantee that we'll be able to solve the problem. With this information, how would you like to move forward? Do we have your permission to begin the repair or would you rather we wait until you've moved out?" MY DECISION: Without a 100% guarantee that the issue could be rectified (as noted by the Elm Creek Apartments and Townhomes on-site management company), I elected to move out. Unfortunately, I suffered the effects of a 2-month "early termination fee" totaling approximately $3,000; however, this is exactly my reason for writing a review. I want to ensure any potential "future tenants" are informed of this 24/7 ticking sound potential, so no one else finds themselves in my situation. The short time I resided at this complex, it cost me personal sanity, comfort, relaxation, rest, and a TREMENDOUS AMOUNT OF MONEY. I do not want his to happen to anyone else. So, I CAUTION anyone who elects to view this apartment property. Ask their leasing agents about the potential ticking sound(s) in their respective apartments OR simply request to 'listen for it' through the heating/cooling vents. Make sure you sit there for approximately 5 minutes in complete silence. If you don't hear the sounds, then you are the lucky one. So, as the Elmhurst Apartments and Townhomes leasing office tells me, "I wish you the very best!"
Save your money! The water gets shut off regularly, often with no warning and lasting longer than expected. The elevators break at least every couple of weeks, sometimes both at the same time. I have a physical disability and was told to "take the stairs" up to the 9th floor the last time this happened. There has been mold on the ceiling outside my apartment for months, which I told management about and they did nothing. There is constant construction in hallways and lobbies that causes disruption without actually improving anything. My bike was stolen from EP and I was told they could do nothing. Management has also lost several pieces of mail/packages of mine and blamed it on the mailman. On top of all this, when I renewed my lease, I was expected to pay MORE per month. The location is the only good thing about this place, but EP is in no way worth it. I can't wait to move out and never set foot in this place again.
Haven't even moved in yet, and I'm starting to see all these bad reviews are true. Our lease started July 28th, we get a phone call on afternoon of July 28th telling us to pay some fee they didn't tell us about (it also had our previous payments incorrectly listed) it by EOD, so we paid it, no big deal (although don't appreciate being contacted with 12 hours noticed). We then get an email today saying I'm being given a late fee. We were never even given a bill yet! I'm happy to pay my bills, but you guys never even sent me my first bill, and are already giving us late bills? That's ridiculous. Is this how you treat your tenants? The person on the phone said they'd waive it....When I went to pay, the late fee was on the portal so I call them, and then they say they had no record they would waive it. Like a Kafka novel...person in evanston place cant do anything, routes me to Denver, where that person can't do anything. It's ridiculous. I've lived in an assortment of luxury apartment in Manhattan prior to moving to Evanston, have never been treated like this, and It's only been 5 days and I haven't even moved in yet!
I lived at Evanston Place for almost 3 years, and I would not recommend this apartment. It is a nice location, and a relatively well-maintained, pretty building. However, I would still give this apartment a one star rating due to poor management. They do not care about their residents, and seem to be looking for ways to get more money out of you. They will claim that somewhere in the lines, that their actions are just policy. But it is reasonable to ask approximately three floors of residents to move out on the same day due to renovations? This was a poor plan in my opinion, especially when I asked for the flexibility to move on another weekend and I was denied. Of course they wanted to charge me rent for as long as possible. So when the time came, and many people had to move, there wasn't enough space or time on the elevators. My cost of moving was MUCH higher than predicted because it took so long. Furthermore if this wasn't bad enough, I didn't get hardly any pf my security deposit back. Apparently my apartment needed to be double cleaned which is laughable because my apartment was due for renovations right after I moved. I do not think it needed it plus did they really double clean the apartment before they ripped the place apart? Communicating with them about your concerns is nearly impossible. It can take weeks if you ever hear back from someone at the main office. I am glad to be done with them; living there cost me more than the location and pool is worth.
We had an incredibly frustrating experience with Evanston Place Apartments. My partner and I are graduate students at Northwestern and needed a place for the year. We met with Bo in March who was incredibly kind and helpful and helped us find a spacious (over 850 sq ft) apartment in the building at a great price. We loved the location of EPA - close to campus, central near Wholefoods, CVS, restaurants, etc., and just two blocks away from parks/the lake (we have a dog so this was great). The apartment had also been somewhat updated recently and had a small balcony which we liked.Everything went downhill from the moment we arrived at EPA. We had already paid for a monthly parking pass and they did not have a transponder for us to get in and out of the garage. We had to pay out of pocket for parking for a couple days until the parking company was open to give us one. When moving our stuff in, we noticed that the lock on the main door to our side of the building was broken. It was supposed to lock securely behind us but remained broken for the time we were there. We also noticed the elevator permits displayed had expired in January 2014. One of our FOBs did not work to get into the building from the garage. We woke up at 8am to a jackhammer outside which lasted most of the day. This is all within the first 24 hours of living there. The moment we walked into our apartment we smelled smoke. We initially opened our windows to air out the apartment for the first few hours we were there so we thought that it was possibly coming from outside. We had noticed two people smoking right outside the entrance to the building (which is prohibited according to Evanston's Clean Air Act). However, it did not just smell like smoke, it smelled as if someone was smoking in our apartment. The next day we saw a woman smoking outside of our next door neighbor's apartment in the HALLWAY which explains why the fumes had been so strong in our apartment. We were extremely disappointed with the manner in which the building management initially handled the situation. The manager seemed annoyed that we were presenting this problem to him so close to the end of the workday on a Friday and that there was really nothing that could be done about it until Monday. He contended that the person smoking was a guest of the resident (as if this makes it acceptable) and that he would have to wait until Monday to figure out what had actually happened. This was completely unacceptable to us - we were paying a lot of money to live in a smoke free building and we made it clear that we were not going to be staying in that apartment and be forced to inhale smoke for the weekend, particularly given the fact that I have asthma. These are our rights as a tenant given the terms of our lease and as a resident of Evanston and it is the management's responsibility to ensure that these rights are upheld and respected. His response was, "if I move you to another apartment and you smell smoke again, am I going to have to move you again?" Completely unacceptable, as if it was OUR fault and WE were the ones inconveniencing him, not the woman smoking in the building he is responsible for. The regional manager, Robin, eventually sorted the problem out for us and we were able to leave EPA and move into another apartment building in Evanston (we have been here over a month now and have not had one issue with smokers). She was incredibly helpful and handled the situation like a professional. The whole process took a few weeks to get sorted out with AIMCO. My partner and I are reasonable people and are easy going about most things but this was incredibly unacceptable. If we are going to pay a lot of money for an apartment we expect that the management will uphold their end of the lease. EPA prides itself on being a smoke-free community but that was not our experience at all. We spoke with other residents who complained to us about the smell of smoke as well. While there are certainly positive aspects of EPA (location, large apartments) we would not recommend it. I would also recommend having an honest conversation with the management about their smoking policy before signing a lease there.
The apartment upstairs has been making incredible noise for almost two month. The management is nice but nothing is being done about it.
I have lived in the building for a long time. It used to be great but current management does not seem to care about the needs of residents, especially long term ones. There's permanent construction, problems with the elevators, problems with the building temperature, delays in service requests, and overall lack of consideration towards the residents time (e.g., they may send a message to everyone asking to move the car in 24 hours because they have to clean the parking). I would not recommend this building under the current management, especially if you think you may want to extend your lease. They increase the rent a lot and offer ridiculous renewal terms (e.g., giving the option to renew only for very specific lengths). There are better options for the price in Evanston (e.g., E2).They also nickel and dime you with multiple fees and questionable clauses in the contract, and they have even added an addendum to the lease that allows them to terminate the contract for no reason, so read the contract carefully. I have brought my concerns several times to the Resident Support team in Denver. They were responsive but they promised someone from the regional office would follow up, which never happened.
RENTERS BEWARE - After 3 years of residence at Evanston Place and multiple issues with bug infestations and constant construction, I finally said enough was enough only to be farewelled without the bicycle I kept on the premises in their supposedly secure bike cage (which was either stolen or tossed by management, management which promptly explained they could not - read: would not - assist in any attempts of recovering or reimbursing it) and the loss of my security deposit for parking due to their inability to inform the garage of vacating despite months of prior notice. Rent here at you and your property's own risk.
Andrew, the new manager is returning my calls & I have been told that Bo has been addressed re her rudeness,but, I have not received an apology from her & the people who work for me have said she is still rude to them when they check for packages. I don't understand this. Especially since she trained with Dave!The regional manager never contacted me either. I am still planning on moving out ASAP! I think it is ridiculous to pay over $2000/month & be treated rudely by anyone. There are no plans to do anything about the air conditioning problem.
While Evanston Place is the ideal location for students and has great amenities (the pool deck), they are relying on those two things to make living here worth it, and all the positive aspects of renting here are despite of, not because of, management.EP has some questionable practices when it comes signing new residents. For us, there was a very long dramatic process; after we had paid all the fees and the security deposit and were promised the apartment, we got a call months later out of the blue saying that our "application for lease" would be cancelled because they decided the "fair market price" was different than what they had promised us, and unless we agreed to pay more we couldn't live there. Since the school housing deadline had passed and the other apartments we were looking at were taken, it felt like they were trying to force us to pay a lot more money. It took months for this issue to be resolved, and we were only able to live here at the price we were originally promised after my dad talked to some lawyers about the situation. The actual apartments here are also far from the luxurious places they advertise. For example, they advertised our apartment as having hardwood flooring when we were in the process of applying for it, when in fact it has cheap vinyl flooring that was peeling in many places (which we only saw because we contacted the residents who were living there at the time to see the apartment). The sample apartment they showed us had nice dark wooden cabinets and new appliances, while the one we actually got had cheap 70s looking laminate cabinets and counter tops that were also peeling at places. When me moved in, we had them fix the peeling floor and cabinets and got a new stove (the one that was there was falling apart), but they only did this after a lot of back and forth with them. If it was up to them, they would have left everything the way it was. The way management takes care of the apartment complex and it's residents is pretty unprofessional. While they are friendly, they always seem to do the very minimum of what we need. Maintenance requests often take a while to be filled and when they are they do the worst job possible. During the first week we lived here our kitchen sink stopped working. I put in a maintenance request and someone came later that day and "fixed" it. However, a couple days later I noticed water coming out from the cabinet under the sink. I looked down there and saw that the pipe was leaking and there was one of our bowls placed under it, which had overflowed. Apparently, the person who had "fixed" our sink also either saw or caused a leak in our pipe and his solution was to place one of our bowls under it to catch the water. We were not informed of this and no one had come back since the first request, so presumably he thought his job was finished. I put in another maintenance request to fix this and complained about what had happened, but besides fixing the leak, they did not mention or apologize for the way the first request was handled. Finally, there always seems to be issues with the general building. The pool deck is one of the main attractions of living here, but during the summer the pool will get so dirty it turns green and stays this color for days at a time before it is cleaned.There is always construction going on, and while I understand the need for construction since the building does need improvement, they are pretty inconsiderate of the residents who are here. For example, they email us ahead of time about when the water will be turned off, but then the water is never turned back on at the time they claim it will, or it gets shut off before the time slot they gave us (which is really difficult when you were counting on being able to shower before class). I live in the South tower, and both our elevators always have issues, and it is more common for one to be broken then for both of them to be working at the same time. At one point, both elevators were broken at the same time for days, which I think is unacceptable in a building with as many floors as ours since any older residents or residents with physical handicaps would find it extremely difficult to walk up 2 flights of stairs not to mention 9. While it is normal for things break occasionally and get dirty, I think management here needs to work on preventative maintenance instead of waiting until everything is broken or the pool has been dirty for days until they do something about it. Basically, while I love the location of EP, people considering living here need to make sure they are willing to deal with all the negative aspects above (and those other reviewers have mentioned) before deciding if EP is worth it.

Staff is not friendly all the time. I had encountered one extremely bad experience when I was discussing the renewal contract. The staff I reached out first was not familiar with the renewal process and negotiable rent rates, so he gave me extremely high rate at the beginning (50% higher than current rate) and insisted that the rate is non-negotiable (with really bad attitude!!). However, when I was discussing the rental renewal with sales staff calling from the HQ office, they reduced my new rent to be only 10% above the current rate, which is more reasonable.
I also found this apartment through internet research. This apartment is not worth even considering for. Just talk to "real" current residents. One star is even worthless. Very poor management and service. They ignore complaint emails. Poor communication with residents. The call center have an attitude. Once you sign the contract, they are not nice and they do not care to do anything to resolve problem because everything is in Denver as they blame. The office does not know how to do an apartment management. There are many other apartments that are not like this. So why bother? I am not living here next year. There is Park Evanston right across the street with good service. Many other apartments in better condition and service. Problems come up when you live, and one company cannot satisfy everyone. The problem is this apartment is incapable of solving problems and ignorant. I never want to pay over $2000 dollars per month and be treated this way. Living here for has been the major stress for me and all the neighbors I have talked to, because of the poor management. AIMCO does everything for its benefit ONLY. Use the same money on a different apartment. Seriously!
I arranged for an appointment to view a specific unit, and confirmed multiple times that I was interested only in that specific unit. On arrival, they only had much smaller and extremely overpriced units available. They never tried to contact me probably figuring that it was my time being wasted not theirs. I dodged a bullet by not having to deal with this management company in the future. It's no wonder that the turnover in this building is so high.
poor management. In particular, do not expect them to return you $500 deposit. It takes years.
I totally agree with other reviews, we never got REFUNDABLE DEPOSIT back after several follow up with Robin, Kelsey and management for 705N last month. Microwave handle was loose since move-in and never fixed after creating work order. $250 damage charge is in question. During the year, there were few itemized charges and fees which were questionable and never waived after promises.

They never answer the phone at the site. You speak to someone in Denver who is robotic at best. Good luck with timely maintenance issues. They care very little except to please their shareholders with fees, fees, and more fees. Enough is enough. We were 5 hours late, I am not kidding on rent ONE time. I paid online at 5AM on the second and they charged me a huge fee. When I finally reached their robots in Denver they said tough luck. Now they are charging a move out cleaning fee after it was left spotless. They even said it was spotless but we did not have a cleaning company receipt. Criminal behavior. Stop exploiting students. Renters!! There are many choices and yes the roof deck may be appealing but look elsewhere and put these thieves out of business.
TERRIBLE LIVING EXPERIENCE. I lived in Evanston Place Apartments for two years. The first year was generally fine, with no major complaints. The second year was AWFUL. The leasing office is incredibly rude and unhelpful. When bed bugs were found on our floor, they provided little assistance and were instead unhelpful and rude to residents. All of North Tower had their water turned off for nearly two weeks (for at least 8 hours per day) and received no financial compensation for this immense inconvenience. My apartment's toilet flooded and when we called in to make a maintenance request we received no help or response for over three days. (To clarify, the maintenance staff are incredibly kind people, but the office managers are AWFUL.) Furthermore, one of the elevators in North Tower was broken for several months. No explanation was offered. Finally, the leasing office staff often leaves early with no advanced notice other than a quick email (often sent less than a half an hour before the workers left the office). I cannot emphasize enough how terrible my experience was here. I made a Yelp account solely to post this review.Overall, save your money. You do NOT get what you pay for at Evanston Place Apartments.

My year at Evanston Place was very far from the dream its marketing promises. Don't be fooled and AVOID it. The building is old and the service is bad. Chose something else, there are plenty of option that are cheaper and better.

we were charged a ridiculous $1000 for leaving 4 items. customer service has often been unfriendly/ passive aggressive + maintenance requests are often neglected (bathroom clog request towards end of year just didn't come for a full week). i think the funniest part is the poster that hangs on the elevator that says "class in 15, get there in 5". so cap. yeah sure the ep apartments do have big hostable spaces, but i believe u'll have better experience at pe/ e2/ link if u are looking for apartments around that budget.
YOU WILL NOT GET YOUR DEPOSIT BACK. Stay away! There is a reason the only positive recent reviews are from prospective tenents and not people who've actually lived here. These guys will absolutely gouge for anything they can. If you make the mistake of living here like I did, take pictures of EVERYTHING before you leave, you will need them. The apartment amenities are in horrible shape with constant maintenance fixes needed (and maintenance is rude and always seems like he's mad at you for calling but I guess that's the job). Anthony and Christian in the front office are two of the most condescending and rude people I've ever met. God help you if you have any kind of problem during your lease that requires their help, particularly Anthony. There used to be a really sweet lady named Tara who worked here -- she was a godsend, but on my second year renting the management changed and Anthony has been rude and completely apathetic to any problems his tenants have. For example, packages WILL get misplaced in the wrong locker. Tara used to open up all the lockers and check the corresponding mailbox on the other side of the building to find them (which she always did!). What does Anthony do when this happens? Anthony tells you that it's not his problem and to check with the post office (yes, even after you tell him you already did!) because there is "no way" it could get lost by EP even though it was quite common during my time here. The location and convenience are not worth it, go literally anywhere else in Evanston.
Management cares about your money, not about you. No matter how many times you contact anybody about anything, all you will get is empty "please contact xxx" or "we're sorry this is happening" messages, but don't expect anything to ever change. -When signing paperwork and leases, management was consistently sending emails with typos, and even sent us SOMEONE ELSE'S LEASING FORMS WITH THEIR SOCIAL SECURITY NUMBER, DATE OF BIRTH, HOME ADDRESS, AND OTHER PERSONAL INFORMATION. (Hm I wonder how legal that is) -AC was shut off in October the same week that the weather was in the high 80s-90s. There was no way to turn it back on. -Water is currently being shut off 9AM-5AM, from Jan 5-22. When the water comes back on, it's extremely cloudy and murky, and the shower will never be warm. -Using the package locker is a $50 recurring fee unless you happened to move in before 2018. If you do not pay for the package locker, your packages will be held hostage and you will be yelled at. (I wonder if mail theft is legal?)
I didn't mind paying the expensive rent and utilities (and monthly cat fee) for the convenience of a luxury apartment. The apartments are clean, and if you have any small issue, the maintenance team fixes it immediately. The front staff are friendly.BUT, the entire building shakes and rattles. No joke. It's like I am living in a permanent state of earthquake aftershocks, or under a roller coaster like that scene in Annie Hall. I moved in in July, and my apartment shook and rattled. Evanston Place Apartments moved me, at their expense, to another apartment down the hall which seemed quieter. I have been in this one ever since, and it is better than the first, but I still hear and feel the shakes and rattles over sixty times a day, and I am not even home all day. They said I was the first person to complain about it, but they now have gotten more complaints. It affects some apartments, but not all. They offered to move me to another apartment, but I said only if they could guarantee that it didn't have the problem, so hence, I have not been moved again.On top of this issue, and the fact that I still have not hung anything on the walls for fear that my art will get broken from the shaking, and that my cat is nervous half the time and just stares at the ceiling after it vibrates, I am bothered that I have followed up with them four times, and they have never instigated any type of follow up with me. I guess they're "looking into it", but nothing has happened. I don't know if it is due to the central air conditioning, the parking garage, or ghosts, but nobody has cared enough to resolve the issue or let me know what it is. It's a real shame, because these could be nice apartments. But I cannot with confidence recommend this place to anyone. Also, the walls are thin in some places, and I can sometimes hear my neighbors having a conversation or sneezing. Building construction is poor. I really wish they would fix it rather than remodeling the workout room. I will be moving out when my lease expires.
DO NOT LIVE HERE. I repeat, if you have the opportunity to live ANYWHERE ELSE, DO NOT live here. This apartment building is the worst thing in the entire world. I have been here like six months and have had multiple grievances every single month. The heat doesn't work properly in the building, the elevators were "under construction" for a while and then the management kept the cover on the walls for months? Now if you walk into them they are totally scratched up. It's clear the company puts NO money into the building. Laundry is a nightmare, If you don't pick up your packages within three days they start charging you $10 per day until you pick it up. Walls are paper thin so you hear everything happening in neighbors' units. Top floor units don't get any air ventilation. They keep trying to "remodel" the units so they can charge obscene prices, but don't be fooled, this building is not worth it. There are many other better ones in the area. Management is managed by a very nice woman, who does her best to appease people living here, but it's very clear this is an issue coming up from the owners of the building.

Do not choose EP! I am a Northwestern student and I had a terrible three month experience with EP. For the three month lease, I am supposed to notify moving-out two months before lease end, which is written in the lines of thick contract I can never discover. Even though they know I would move out because the apartment I am living will be under construction in summer, I was charged almost $2100 for late notification. A/C works badly, either too hot or chilly. Elevators went wrong very often. You should never choose EP when you considering apartments in Evanston.
BE CAREFUL!! Although they sell smoke free building, RESIDENTS SMOKE and management doesnt do ANYTHING to avoid that. Elevator hasnt worked properly in a month. Maintenance is poor to fix problems in appartments. Lease office is pretty unprofessional and slow, you better dont have any problem in there. Pricey for that poor service. Read the contract in detail, multiple surprises are HIDDEN. Be careful with AIMCO too, all they want is to make money and they don't care about the residents.
I take back everything I wrote a year ago. On-site management changed. Where can I start? Simply STAY AWAY. You would think that one of the most expensive buildings in the area would be amazing, but in the last year it's been a disappointing experience. The first year was great, the management was good, we felt like someone cared and the location is amazing. But under current management we feel like we are just money to them. They publish a sense of community- this is a lie, there is NO community here or an active effort to make it so. I know my neighbors faces from the malfunctioning elevator. The elevator didn't work for months, they brought a company to clean the windows from the outside but did not announce it to the residents (imagine my surprise changing clothes in the morning). All amenities were closed due to COVID-19, that make sense, but full payment was charged. Apparently they waived the late fee charges for that time but we just learned that in an email saying that they are re-instituting it. Shared utilities are extremely high, and varies without reasonable explanation (from 8$ to $50 for example). We got an offer for $500 for renewal but did not actually get it (suddenly they have no record of it, we didn't think we're going to need to prove anything). If you want residents to renew, stop raising the rent by hundreds of $$. I have more, but this is probably enough. Like Comment
I've repeatedly filed complaints about noise coming from the unit across from mine that is significantly impacting my sleep and health. I've also gone down to the leasing office more than three times to speak about this issue, and they said "there is nothing we can do about it really." I hope they see this review so they can help me address the issue.
I have been living at Evanston Place for over 4 years now, so I have a pretty good idea of what it is to live here.Up until about half a year ago, Evanston Place has been a fantastic place to live, albeit quite expensive. It used to be manged by David, and under him, the office staff were helpful and responsive. Location is great.However, this has all gone downhill in the last few months since David left and management has changed. First off, the staff are no longer as helpful. It took us over a month to get the paper work sorted for our lease renewal despite repeatedly dropping by the office to ask for the lease form. They only sporadically send emails notifying that packages have arrived in the office, and are extremely unfriendly when we pick up packages. There was also a leak in one of the apartments on our floor a few months ago, and it took over two weeks to sort out. The whole floor smelt of damp carpet and sewage water for a week. There were no apology emails sent out about this.It really is quite disappointing considering how great this place used to be. We'll be looking for a new place once the lease ends, since I would expect a much better service given the price they charge for rent. The change in management has really changed this place for the worse and I would no longer recommend it to a friend.
I was hopeful coming in to live at Evanston Place, but the experience of living here has been a disappointing headache for a number of reasons:Of the smaller issues:-The website claims hardwood floors when it is vinyl. Not the biggest deal in the world but I felt cheated upon arrival.-Cheap, quickly done repaint of apartment before moving in. There are clear splotches on the wall where parts were painted over.-What they claim as lakeview can be deceiving. My apartment was billed as lakeview, but my only window faces directly across the patio, so my main "view" is the other half of the apartment complex. You have to stand on the edge of the window and look sideways to get a true lake view.Of the (much) larger issues:-The elevators constantly break and are frankly dangerous. I was in the South tower freight elevator when it broke and literally crashed down seven floors to the first floor (luckily safeties were in place so I did not get hurt). That was the end of September. It is now mid February and the elevator still has not been fixed despite management saying it would only take a few weeks.-The only other South tower elevator has now been broken for 2 weeks with no hope of repair soon. I live on the 7th floor in a building that now has no functioning elevators. I will give them credit for being communicative about this elevator breaking down and they have hired help to deliver packages and groceries to residents, but it does not solve the core issue. Also this wouldn't have been as big of a problem if the other elevator that has now been broken for nearly 6 months had been fixed sooner. -The option they gave us for the elevators was to use the 6th floor plaza to cross over and then use the North tower elevators to go down. As of today, one of the North tower elevators was also broken. Make that 3/4 elevators in the building all broken at one time.-They flipped the building to heat on October 1. It then proceeded to be 80 degrees for the next two weeks and there was warm weather throughout the fall, but we had no way of getting air conditioning our apartments.-For my first few months living here, they were performing construction on the roof. The construction itself was not a big deal except for the fact that management claimed they would only be working from 9 to 5 on weekdays, but I had the joy of being woken up to incredibly loud drilling at 7 AM on a Saturday multiple times.-During COVID times, this building has turned into the off campus party house for NU undergrads. The residents in the room across the hall from me host parties so loud every weekend that it feels like they are in my apartment. The only positives I can give are that the updated amenities in my unit are very nice, and the social deck is a great place to hangout when the weather is warm. Overall, to pay this much, the service and experience have been very lackluster.

The rent is way too high to justify the issues we've encountered, so if you can afford other options, please reconsider living here. Some highlights: - Our washer/dryer unit was broken for a whole month before it was fixed. Communication from the building and from maintenance was continually poor. The date for when our machine would be fixed kept getting pushed back, and we had to follow up multiple times to check on what was happening. In the meantime, we had to use the communal laundry room in the hall. Thankfully, management reimbursed us for this expense, but it was aggravating nonetheless because in-unit laundry is very important to us. - One of the elevators in our tower (south) has been broken since the beginning of October. First, management said 2-3 weeks to fix. When I hadn't heard back for a month, I sent a note to the building and they said it would actually be 6-8 weeks. Well, it's been about 10 weeks now -- I finally followed up again and now they're saying "it may be early January". The lack of communication and unreliable messaging from management has made me lose complete trust in them. Meanwhile, having only one working elevator is extremely frustrating. A few weeks ago, that elevator was temporarily broken as well, so we had to walk up and down 8 flights of stairs several times to walk our dog. - The walls are incredibly thin. A Northwestern undergrad lives next to our apartment and has frequent gatherings which are incredibly loud even through the wall. A couple months ago she had a birthday party and we could literally make out every word of them screaming "happy birthday" at midnight through the wall in our bedroom...just so you get the idea. - We didn't realize this before moving in, but the heating and cooling system is designed so you *cannot* use A/C during the winter, or heat during the summer. In late September the building switched over to heating only, which was a disaster when we ran into multiple 70+ degree days in October. Even with the heating off and vents closed in our unit, it was still uncomfortably hot inside and we could not turn on A/C. - The adjacent garage isn't enclosed. I didn't *think* this was a huge issue until today, where we (and many others) woke up to a broken car window and belongings that were rummaged through. Luckily we didn't have anything valuable inside, but we still owe $250 on the broken window since it didn't meet our insurance deductible. I realize this isn't the fault of building management but it's yet another data point that makes me disappointed in the living situation here.

I've lived in this building for about a year now and I would say my experience overall has been okay, but really frustrating at times. The location is ideal as a student, and It's comfortable and nice for the most part (although far from how anyone would expect apartments this expensive to look like). First of all, if you are planning on living here, just get ready for a very long and confusing lease process. I won't get in to too many details, but let me just say that EP tried to get my roommates and I to pay way more money than was originally agreed upon. The issue took months to resolve. As for the building itself, the constant construction has been very annoying, and something always seems to be not working-the elevators have been out of service multiple times, in the summer the pool randomly turns green and dirty for a day or two before clearing up again, many times the grills didn't work, our water was turned off FOR HOURS several times during the year for maintenance (you can imagine my horror when the water turned off while I was showering and had to go to class with shampoo in my hair), the AC doesn't work properly at times, and the packaging system was out of service for weeks while under renovation.While management is nice, it doesn't necessarily feel like they make the comfort of residents a priority. For instance, the printer is always out of either ink or paper, the gym was missing some free weights for months before they were replaced, and the complimentary coffee machine downstairs never has either cups, sugar, creamer, or lids, so it's pretty much useless. I've also noticed that the management office space is rarely open as early as they claim to open which is extremely frustrating when I need to talk to them. Evanston Place needs to step up their game, because a good location and moderately nice apartments will only get them so far.
I wish I could say that my experience so far with EP Apartments has been one of keen efficiency and stress-free, but unfortunately I cannot starting day 1. Issues: 1. Initial Lease - After applying to EP Apartments and receiving an acceptance for a studio lease, it was only after following up twice with management that I received my actual e-sign lease for a studio unit here in the complex. It was almost as if EP Apartments was screening my calls or purposely ignoring my emails that it started to worry me that the apartment unit would actually be snapped up by someone else. 2. Receiving the Lease - Once I received the lease, I reached out to the leasing office multiple times to inform them that there was no parking addendum attached and I did not feel comfortable signing the document. Once I was able to physically speak with someone over the phone (after many ignored emails), the lease that was sent over was STILL missing the parking addendum. Once again, a series of phone tag occurred between myself and the management office until we were able to get the one sheet of paper I needed to confirm I had a reserved parking spot. 3. Post signing of the lease - After signing the lease and two weeks before my move-in date, I reached out to the leasing office with a few questions and was able to actually speak with someone over the phone (no one was responding to my emails once again and I promise you my intent was not to pester). If I had not called and spoken to someone in real time, I would not have learned that I was supposed to take my parking addendum to another address (Davis Street) with an additional $15 check to process my reserved parking space. If I had shown up that day to Evanston (after a 14 hour long car ride) with no parking addendum to give to Davis Street, I would have been screwed. 4. Day of Arrival (one day after my actual start date) - Getting to my parking space was an absolute nightmare. I followed procedure and went to the Davis Street parking garage and gave them the addendum and $15 check. I did this even before picking up my keys to the apartment. Lo and behold, I was informed that my payment and application would have to be processed and it would have to take 24 hours to get it done. Wtf. I'm paying $90/month and can't even get into my own parking space. 5. Parking Continued - I ran over to the EP Leasing Office while my mom was parked illegally somewhere for fear that our car would be towed if we both went into the office together, and I put forth my case about the parking situation. No help was offered about this (only to just wait around for a bit). Was EP Apartments going to pay for me to park in the Church Street garage? Yeah, right. Let's be honest. It was only after I, personally, offered the solution for a temporary parking card did the management give it to me.6. My actual move-in - I was told while management was doing a walk-through inspection with me that a freight elevator might be open for me to use to unload within that hour or two. Management told me they would go downstairs and check and call me on my phone within the next 5-10 minutes. Well...10...15....20...minutes roll by and I start to get nervous as we can only park in the garage for 1 hour for free or else it will cost us. I have my mom pull the car out of the garage while I run back inside to ask about the freight elevator. Management is surprised to see me and begins to look at the physical freight service calendar while I'm right there in front. Definitely dropped the ball as my mom and I would have been continuously stupidly waiting for the call about the freight elevator.7. The freight elevator - Once it was confirmed that we could use the freight elevator, we pulled up to the dumpster behind back and realized that the "service" elevator is through the back service corridor with smelly trash and biological waste running down the hallway. Also, the service elevator is also the main elevator for current residents. So don't be surprised if the elevator takes a while to show up or if the doors open and there's already 2 or 3 people inside. Also, the corridor to get to the elevator is so narrow, so if you have large furniture that requires maneuvering - don't bother. 8. Back to Parking - came back from Costco/Ikea/Target after unloading all of my stuff around 8:30 PM, and lo and behold - the temporary card doesn't work. First time using it since it was given to us and it doesn't work. Had to push the "assistance" button to explain the situation, which was definitely nerve wracking after spending 14 hours driving that day. 9. Move-In Continued - no additional information regarding EP carts were made available to help us with the move-in. Only after seeing them abandoned on the 4th floor near the parking garage that we knew they existed and could have been a tremendous help in the move. If you get someone on the phone, consider yourself lucky. Their lunch hours are unpredictable to us. Good luck
Resident 2017-2019The leasing office is unprofessional and maintenance is never timely.There are too many hidden fees--I'm a college student and I feel like I'm being ripped off. The elevators do not function properly and sometimes they malfunction! The building conducted a water shutoff in January that affected our water quality adversely OUTSIDE the promised shutoff hours. For two weeks this month, one of the two elevators was out of order; the other elevator had (and still has!) door-closing issues. The packaging center is not very reliable. I thought I would grin and bear all of these issues but I am breaking my silence tonight. The building is TOO HOT and VERY UNCOMFORTABLE. Evanston Place does not turn on its A/C until mid-May/June 1--this makes the apartments UNBEARABLY hot (and yes, we have a mini-air conditioner). These may seem like small grievances, but when you're a busy college student, these issues pile up and become big inconveniences. I'm not sure why management seems to operate under the 'eager to please' facade. You can do better, EP.
First the good: Great amenities, view, pool, location, immediate service on any call, easy move in/move out. The bad: Good luck EVER understanding their billing for shared trash, electric, water, sewer. You get a separate bill titled "NWP" but then you pay it through the website where there is also a "billing fee" so they're billing you for their billing OF you. Security deposit doesn't come back unless you get a commercial service and present them with the receipt for cleaning on move out. We had the unrenovated version of these apartments -- laminate in kitchen kept detaching, tub was not in good condition and painted with that temporary stuff and carpet not good. And its EXPENSIVE. We paid $1,659.00 plus $70 for parking for a studio. Moved 1 street away and am paying the same amount for a 2 b/r, 2/bath albeit without the gym and pool.
Facilities are good and renovated. Local management could be more helpful (to say the least).
Poor management. I was be given one month free but still charge me plus 800 hundreds delay fee. They has been working on this issue for more than 1 month. I am so disappointed. Our local officer are nice people I like them. But the management is so bad, and customer service is very rude to me. However living environment is great!
Eh, Evanston Place. You do me right. You do me wrong.Right: 1) Office staff are helpful and sweet. 2) Repair staff are extremely responsive and excellent at fixing any issue. 3) Location, location, location. Across the street from a quick grocery run at Whole Foods. Close enough to Northwestern so that I am never late for class.Wrong: 1) Expensive. I know, I know, Evanston is expensive around NU anyways. But, for what you are getting at the EP, it should be cheaper... 2) Stick-on tile, a crappy fridge, a leaky dishwasher, an old toilet, and crappy drainage in the shower. Evanston Place renovated some of their apartment, but I am in the old style. Of course, I knew most of this crapola when I moved in. But, that doesn't excuse the sky high price for mediocre returns.EP, I won't lie to you. I will always remember you fondly. But, I sure as hell ain't gonna miss you. My new place has REAL tile. Are you jealous EP? You should be.
