Exercise extreme caution when considering properties listed by the horrible company “AIR Communities” on rental platforms. Beyond the baseline rent, there are significant charges for amenities such as parking, water, and mail services, which often require an additional subscription. The following are crucial observations derived from reviews by past tenants across multiple platforms. It is imperative that you review these insights meticulously to avoid potential regrettable experiences.

Here is 20 reasons why you SHOULD NOT! consider moving into Flamingo Point:

  1. Excessive Fees and Poor Management: Residents complain about being charged for unexpected fees, poor management practices, and high costs for amenities like the gym and pet ownership.

  6. Credit and Discrimination Issues: A lack of credit history leads to problems with accessing the building and amenities, with allegations of discriminatory practices.
  7. Service Animal Issues: Residents report rude treatment regarding service animals and difficulty obtaining reasonable accommodations.
  8. Security and Maintenance Problems: Descriptions of non-proactive security, hidden fees, poor maintenance response, and an overall lack of resident support paint a grim picture.
  9. Leasing Office Mismanagement: The leasing office is described as unprofessional and rude, with leasing agents allegedly providing misleading information and poor customer service.
  10. Infrastructure and Cleanliness Concerns: Complaints of flooding, unclean common areas, and malfunctioning key fobs contribute to a negative living experience.
  11. High Turnover and Renovation Issues: The complex is characterized as a “frat house” with high tenant turnover and renovations that inconvenience residents.
  12. Lack of Transparency: Accusations of a lack of transparency, especially regarding hidden costs and leasing policies, add to the distrust of management.
  13. Unresolved Tenant Issues: Residents feel their grievances are ignored, with management failing to address or resolve ongoing issues.
  14. Unsanitary Conditions: Reports of persistent smells, dog waste, and pests like rats and cockroaches indicate poor sanitary conditions.
  15. Unfulfilled Promises: The complex is accused of failing to deliver on promises of a peaceful and luxurious living environment.
  16. Management’s Disregard for Well-being: The health and well-being of tenants are allegedly disregarded, with instances of ignored maintenance requests and poor living conditions.
  17. Deceptive Marketing: Claims that the complex’s marketing is deceptive, not reflecting the reality of living conditions and management behavior.
  18. Illegal Short-Term Rentals: Allegations that the complex allows illegal short-term rentals, contributing to a transient and disruptive atmosphere.
  19. Unprofessional Staff: Staff are described as unprofessional and dismissive, contributing to a negative and stressful tenant experience.
  20. Security Deposit Issues: Residents express difficulty in recovering security deposits and facing unjustified charges upon moving out.

DO NOT GIVE THESE GUYS MONEY... ITS GONE..!! I gave them $1000 credit card HOLDING DEPOSIT (THEY WON"T RETURN) - I paid a $100 application fee and a $1000 temporary holding fee for a unit. I did not get approved for the unit (Divorce FICO to low) and i was told the $1000 holding would be returned to me in 3 to 5 business days. Its well past that and strangely they no longer answer emails, phone calls anymore. I will be filling a complaint with my bank as well as my good friends at the DEPARTMENT OF BUSINESS & PROFESSIONAL REGULATION. Deysi was the person i was working with. All in all from the locals it sounds like I dodged a bullet as this place is not well liked locally and i ended up with a much better place.

I've been making deliveries to this building and all of Miami for about 1 year and a half. It's gotten so bad that you people won't let us even park on the property to make deliveries but any other delivery service can pull right up to the building. I delivery groceries and sometimes I have over 100 items I'm delivering and for you people to tell me to park on the street to walk to the building is just so wrong in so many ways. We are actually faster then the fedex and cable company and all tjise srvucra but yet make us park in the street. I will not be making any more deliveries to these building 1500, 1504, 1508 bay road. You guys need to make it right with the delivery people that service your tenants in your building. Employees and security are rude and disrespectful, they straight lied to my face about someone I was trying to make a delivery too. Most complicated building I've ever been to.

I will say in spanish. Disappointed with the increase in rent every time you renew it, no parking included, dog excrement and urine everywhere: in the elevators, in the hallways, which by the way are always dirty and carpeted, which makes them even worse because the Dogs urinate there and in almost 3 years that I have lived there, they have never been cleaned. My apartment is always dripping, the washer dryer does not wash well, it is very old. I've been lucky to have calm neighbors but you can hear everything, even when they have sex. The staff in the offices have always treated us well. I have no complaints about them. But there are many things that definitely need to be improved. After reading so many bad reviews, I no longer know what to expect when my lease ends. Please flamingo people, be more demanding with cleanliness. It really is unbearable to walk inside and see or pick up dog feces. It's dirtier than outside. It can not be possible

My experience with Aimco and the Flamingo has been not only terrible, but has destroyed my credit so much that I'm unable to even rent anywhere else. When I moved into the South Tower, I loved the property. Everyone said it was like a dorm and they were right. I loved the diversity. Then I decided to stay long term and moved into the Garden units right by the volleyball court. I loved my home and met lots of great people. When renovation work began on the sea wall and volleyball court, that all went out the window. I lived on the first floor in a corner unit. I had workers looking into my apartment, heavy equipment parked on my patio right outside my sliding door, noise all day long and absolutely no care or consideration given by the staff there. I couldn't go outside my back door which faced the bay, an amazing view taken away by a solid green nylon fence. My lease was coming to an end in 2 months and I asked the management if it was possible to vacate early and end my lease. It was becoming unlivable at this point. Everyday it was noise, machinery and workers all around my home. I had to keep my blinds closed all the time and made my home more of a shelter than anything else. I kept in contact with management and saved all of my emails. Who knew they would stab me in the back so bad. I was given permission to leave my lease early by management and they asked me to bring my keys into the office. I did so. 2 months later, I learned they had placed an eviction on my credit report AND a LIEN for unpaid rent that they agreed to!!!!! I willfully left WITH permission and they still reported me as a failure to pay the remaining lease. This destroyed my credit score. Be aware, this property WILL find a way to take your money, your freedom and in my case, your ability to find a new home if you're extremely unhappy. I see a Flamingo rep respond to a lot of these posts and say how sorry they are and offer someone to discuss their issue with them. I've posted here twice, been in contact with AIMCO directly and interestingly enough, NO ONE HAS BOTHERED TO FOLLOW UP WITH ME. Why? Who knows. Hopefully they'll be caring enough to admit fault once in a while and take care of my credit score like they should have in the first place. I wouldn't recommend this property to my worst enemy.

I'm leaving this terrible place (North Tower). People are doing sublease business, "guest" shuffle in and out, they party after midnight. And worst, management office keep their eyes closed and do not respond to residents' complains!! I would definitely not recommend this place to any friends! NO NO NO! I wish there is a zero star for this rating!

ZERO STARS. EDITED SEE BELOW Mixed feelings about this place. A lot of the reviews here are somewhat true. The walls aren't thin, but the ceilings and floors are. I can hear my upstairs neighbors TV and conversations. Also, there are definitely people subleasing to tourists in violation of their lease terms. A quick search on air BNB will show you that. Additionally, no one warned me that it's a full 5 minute walk from the south tower condos to the parking garage. EDIT: SO I wrote this review 2 years ago, and my opinions have definitely changed. No one leashes their dogs on the property, and my sweet gentle giant has now been attacked more than once. The construction workers are also rude. The parking is expensive, but you can never find parking during the day because the construction workers occupy all of the spots. Also, my apartment has roaches and no one has done anything to remedy the issue. The staff was very rude about my service animal, and I almost had to sue because of it. I can't wait to leave. If I could give this place 0 stars, I would. Do not lease here.

I just had to leave another review. God, this place was awful. Don't even think about it. Those cockroaches still give me nightmares from time to time... I legit saw a roach as big as a fucking lobster in the skywalk once. StayUpdate after Flamingo's response: You people did "treat" my unit for cockroaches several times. I think the actual number was 14 times in the 6 months I lived there. The cockroaches never went away.

I don't recommend this place at all, starting by they leasing consultant JEZEBEL RAMIREZ, she is one of the most rude, unprofessional, nasty employee. Every time I come to the office (3 times only) she smacks her desktop, raise her voice, whips his things on the desk and insults... SHE IA NKT HELPFUL AT ALL and she is giving a really bad reputation to this nice building. I'm leaving this place for this fact and many more, I had to broke my contract because I couldn't take it anymore. She is smiling faces till you sign a contract, then she treated you like actual garbage, or at least that's how se treat us every time we are there, including the manager.

I hated living here! Complete hell with management. They act as if they are on your side and willing to help with questions but could give 0 concerns. If you live in the center tower be prepared to pay DOUBLE for air conditioning bc they require Every resident to pay for shared utilities in the building. It's a made up formula they won't give you specifics on. Fire alarms and ambulances every night. Dog crap everywhere. Aimco management is a huge corporation with their own lawyers on property so be sure to read the lease and be 100% positive you are ok with them changing terms in the lease bc it's already written on your agreement. I would NEVER let my friend rent from them! Even when renovations are over the management and Aimco ownership will be there. I have warned you.

Title: Deceptive Practices and Unfair Charges: A Review Air CommunitiesRating: (1/5)I recently had the displeasure of dealing with Air Communities, and my experience has been nothing short of disappointing. From the deceptive advertising to the questionable fees, it's clear that transparency and customer satisfaction are not their top priorities.Upon initially considering Air Communities for our housing needs, we were drawn in by their seemingly attractive advertisements. Unfortunately, what appeared to be a reputable and transparent company was quite the opposite. The advertised rental costs were just the tip of the iceberg, as we soon discovered hidden fees and charges that were never mentioned during the contract signing.Firstly, their advertisement failed to mention the extent of utility charges. Once we moved in, we were slapped with unexpected utility extra fees we never even knew that it was a practice to charge or even legal. This lack of transparency not only led to financial strain but also left us feeling deceived and misled.Even more egregious is the company's attempt to charge for normal wear and tear of the unit. It's not uncommon for properties to experience some wear and tear over time, but attempting to pass these costs onto tenants is both unethical and legally questionable. Charging for routine maintenance and upkeep that falls under the landlord's responsibility is a clear breach of trust.Adding insult to injury, Air Communities has implemented a cleaning fee that seems excessive and unjustifiable. Cleanliness should be expected as part of any rental arrangement, and charging tenants an additional fee for basic cleaning services is both unreasonable and exploitative, given the fact we left the apartment in better condition than what we found it.The overall lack of transparency and the attempt to charge for normal wear and tear and cleaning services make it clear that Air Communities prioritizes profit over customer satisfaction. Prospective tenants should beware of this company's deceptive practices, and I strongly advise looking elsewhere for a more honest and tenant-friendly community management service.

If you like strong emotions and the worst management this is the right place! At the beginning was the cockroaches! But then we discover the best. We have a wonderful group of young neighbors: they live from 2 am to 6 am. They receiving a lot of friends and they enjoy so much smoking the peace Calumet. Obviously, marijuana smell is fantastic for our children two years old, it will be perfect for the condo of tomorrow. More than this I love so much to wake up at 3 o clock in the night because of the nice neighbors love the techno music very loud. But I wrote a lot of requests to have more of this from AIMCO management but they have to share this benefit with a lot of masochistic clients, that I could understand. Yesterday POLICE and SWAT enter my apartment. Was wonderful. They looking for someone in the next apartment. I loved so much so I went to the manager for thanks her. Unfortunately, she said "is better you go to a hotel for some day but we can pay for you" was so nice!! Next time I ask to spit me in my face.Such a fantastic place for masochist!!!

Don't move here!!! I wouldn't recommend living here to my worst enemy. Don't let the new lobby or beautiful pool or landscape trick you into thinking this place isn't an infested with roaches, bedbugs, drug dealers, prostitutes, illegal aliens, strippers and bartenders and other filthy night crawlers. I am so terrified of these bugs getting into my place as I see soiled mattresses all over the place in this building covered with filth. As for the people, I do not feel safe amongst many of the residents here. There are decent people with honorable professions scattered throughout the building because they were deceived into living here just as we were. The walls here are paper thin so you'll here every second of debauchery going on with your neighbors every day of the week till all hours of the night and morning. The management company and leasing company have done nothing to fix this issue, as they continue to lease to their trashy friends and perpetuate the filthy flamingo culture of escorts and drug dealers. The management company has zero interest in changing the image of the building and holding on to clean cut residents who hold high level jobs who made the mistake of moving here. The management company also will never ever answer the phone. They won't even provide an extension in their email signature because they don't want to be reached. They take approximately 6 hours to 3 days to respond to emails. Once you decide to give your final notice to move out, the management company comes after you in efforts to not give your security deposit back. I received 3 false complaint notices which would lead to a fine shortly after giving my final notice I will not renew my lease. #1 was I was not allowed to have a pet who I've had registered and paid extra for since I've moved in. Another was for taking my bike through the lobby (service elevator is closed in mornings). They will look for every excuse to take money from you and scare away any decent people living here. I'm so excited to move to a true luxury building next month and escape the worst most hellacious time of my life which is living in the flamingo. On a positive note the maintenance staff are hard working wonderful people and they do a great job and respond quickly!

Renter beware: while the building is nice and amenities solid, there is non-stop barking (before 7am) if you have a unit that is near the dog park (in North building from the x20 to x40 unit number). This stems from the dog watchers not monitoring the dogs and poor dog control (including off leash) by dog owners. Despite repeated complaints, including time-stamped videos, management does nothing on this. Other residents have shared similar complaints with us when questioned.

Do NOT move here!!! Amenities and location are some of the nicest on South Beach, however, the building itself is terrible. You can hear every single little noise through the walls, ceiling above, and floor below. We have made several complaints to management over the past 6 months. We are extremely disturbed because we heard about this place through a loyal tenant of 5 years, our uncle, yet management hasn't done anything to improve our situation. We've gotten to the point where we have ordered ear plugs, a sound machine and even proved to management how many times we have called 'the complaint center' (the number of times in the last 6 months is literally UNBELIEVABLE). We have already contacted a lawyer who has taken the matter into his hands. This place is out of control. Management is not responsive, and ESPECIALLY for how expensive this place is to live, they do NOTHING but IGNORE. If you want nice views, amenities and location, there are plenty other options in South Beach!

Very beautiful building, under renovation, becoming more modern, maintaining its original structure. However, its internal organization has a little to be desired. Depending on who visits you, sometimes you have a little rude concierges in service, who instead of helping those who visit you (since this building is being remodeled), simply complicate your visit ... For example it seems that they are doing you a favor to indicate something or give information. Unfortunate...

Reasonable management. I believe once all the trivial issues are resolved, this will be a great place to live. Until then, a work in progress Update: They tried to raise my rent from $3019 to $4400. Mind you this is a one bedroom on the first floor. So I decided to end my lease. Then I found out they put my apartment back on the market at $3600. Why didn't they just offer me that in the first place? Very shady business. On top of that, had the audacity to ask for a video of my apartment layout to help them rent the unit out

If there would be an option to leave -1 that's what I'd pick. We came here a year ago and our fault to do not pay attention to the previous reviews. If any given place has less than 4 stars apparently that's for the reason. They rip you off. Management is horrible. On the top of the rent you pay $400-600 for all the random stuff that they don't tell you about. Gym is not included, you gotta pay a 100 dollar for a dog... INSANE... and this is them being "dog friendly" In short, do yourself a favor: go and spend your money somewhere else, Flamingo is all about ROI I never give bad reviews BUT I had to do it on this property

I moved here with a friend and he pays all the rent but I can't access the building on my own or use the amenities because I don't have credit history. My friend has tried everything he can to speak to management about this and they refuse to help. I got a secured credit card and am working to build credit now but it's going to take maybe 6 months to generate a FICO score. We'll probably have already moved out by that time. We like to go swimming and I can't use the pool on my own because I'm not on the lease and a qualified resident because of my lack of credit history. I'm also transgender and am feeling slightly discriminated against??

99% of the reviews aren't fake news. THERE IS NO FREE RENT. This is like living in hell. I fulfilled my lease, gave proper notice and left with a $0 balance owed to the Flamingo Center Tower and a month last received a bill for $1,800 for damages. I've attached photos to show how the apartment was left. Besides the drug dealers, prostitutes and violence there is the never ending stream of thugs walking around everywhere. No one knows who lives at the Flamingo. There was a dead body in the bushes for an entire day covered in a yellow plastic tarp a few weeks a few weeks ago. Google "murder at the flamingo" and see for yourself. IF YOU ARE STUPID ENOUGH TO MOVE HERE... YOU CAN'T SAY YOU DIDN'T KNOW! Please see photos of the apartment when I moved.

Absolute garbage community; avoid like the plague: --when I moved in, no one would help me figure out where anything was or how anything worked--the gym is 'at the back of the garage by the valet' even though, no, it's nowhere near the valet and 'the back of the garage' is not accessible except randomly from the 6th floor (no signage or any other materials to help explain this)--packages get lost or stolen constantly due to poorly set up package lockers and negligent staff; the sprinkler system turned on due to an issue caused by the construction, an entire locker bank was frozen and I never got my package that was in there--when the lockers get overloaded, the staff let FedEx and others just dump packages in the open room where construction crews can grab anything and make no effort to ensure packages are safe --doing something basic like reserving the freight elevator is impossible because the omnipresent construction crews act like they own the place and the management does nothing to stop them blocking every entrance and doing whatever they want --frequent elevator outages and utility outages due to constant construction or poor maintenance--if you want to have someone move in, or enable them to access the elevators without you, you have to add them to the lease as if it was a brand new application and plunk down $1400 for them to even consider it, and they can just say no and keep your money --lobby staff is useless and does not take security seriously; people are walking in and out all the time, yet randomly they'll pick actual guests of residents to harass --nosy and incompetent security comes and randomly knocks on my door at 7am, 1030pm, 1am to stop OTHER PEOPLE'S PARTIES' or to randomly look for a package that someone lost --when they clean a common area, they just close off the elevators with no prior warning and rudely send you back upstairs with no accommodation or explanation of how you're supposed to get where you need to be

we have quite a few friends who live in other buildings in south beach who are very happy. Here at Flamingo Point almost all the tenants hate it and cannot wait for their leases to end and we now know why. Only reason we moved here is because it was easy, Flamingo always seems to have vacant apartments whereas other building have little or nothing open. Price wise Flamingo is more expense, no question. The remodel they did is nice. We came to look at an apartment and they had had 8 vacant units to show us. I repeat vacant. We saw all the horrible reviews and when we talked to other building managers they are all aware how bottom of the barrel Flamingo Point is. They say that Flamingo Point needs to rip people off, its ROI (return on investment), the owners are bending tenants over to get their investment back from the remodel. Pretty funny. Further, majority of buildings in south beach and in Miami include a parking space and the gym, not Flamingo. You pay for parking, you pay if you want to use the gym, and tons of other little random charges each month. I am surprised they don't charge for the overcrowded pool lol. Also, there are so many dogs parts of the common areas smell like a sewer. You need a gas mask to walk around on some hot days. Many other better building to live at in the area, avoid this place at all costs. Also, thin walls, you can here neighbors having sex and people are regularly having loud parties on their balconies. I have recently seen pimps walking prostitutes in the building and waiting outside downstairs talking to people selling drugs. It's a wild scene, no dull moments at Flamingo Point Apartments.

The Flamingo is a filthy apartment complex that is infested with cockroaches. Do not move here. Two separate exterminators who work for the Flamingo have told me that the entire building is infested with cockroaches. I've seen roaches as big as crabs crawling through the hallways. Don't take my word for it though, if you decide to tour an apartment here despite the overwhelming negative reviews, I suggest that it's in your best interests to at least look beneath the appliances before you sign a lease... if you have small children, make sure their shots are up to date before you move in.

Avoid Avoid Avoid Avoid!!!! Please read this review and trust it 100% honest and contact me if you need further qualification as I will be have to give. The place is filled with party goers and others alike so mark my words you will have no rest in this place. If you need help from manage to sort anything out for you... well it will take a while until they make a move. Neighbours are loud and all dog owners are pigs letting their dogs piss in elevators, carpets and all common areas. Asked management to look into it and to my surprise they were no aware of it.... maybe they should get out of their office and check their disgusting building. The pool, looks beautiful but the lack of control attracts major crowds from outside of the building so you end up paying for others to enjoy your pool. During season it is impossible to go to the pool as it is full of people from the entire Miami Beach. It's just crazy. I am in the middle of my lease and cannot wait to leave this place. Not worth the money as you pay a prime price for thin walls and floors so you know exactly what you neighbours are up to. DO NOT THINk OF MOVING TO THIS PLACE! Overpriced and badly managed! You will get no rest here.

Despite the roaches, rats, fire alarms and broken elevators in the south tower, Aimco is going to charge you cleaning and damages fees from the warranty deposit anyways ... even if you have no damages ... which is around 395$ that you need to take in consideration!

I am sorry to say that my experience with Flamingo Point Residence apartment in Miami Beach has been extremely unsatisfactory and frustrating. As a resident, I have faced numerous issues that have not been resolved by the management. From the first day, I moved in, the flash in the toilet did not work, and it took them three days to fix it, despite the management's assurance that the apartment was completely renovated and everything was new. However, the problem continued to persist, and it was just the beginning of a series of frustrating experiences. On one occasion, someone brought trash in front of my door and left it there, which happened twice. When I reported the incident to the management, they ignored my complaint and did not even let me see the camera records to catch the person who harassed me. The issue was never resolved, and I felt extremely unsafe in the complex. Another significant problem arose when I lost my expensive package because the management was not able to provide a safe place for deliveries. Despite my complaints, they never even tried to help me find my package, which was a huge disappointment. The management team at Flamingo Point is extremely rude and unprofessional, and it doesn't matter how many times you request to talk to the general manager or someone in a higher position. They will never be in contact with you and will completely ignore your complaints, putting all responsibilities on the maintenance team. The leasing office may be polite until you sign the lease, but after that, they become rude, disrespectful, and very unprofessional. Recently, my AC has not been working properly, and it has been two weeks since I first reported the issue. The maintenance team has tried to fix it several times, but it still does not work. Instead, they put an old, noisy, temporary AC in my apartment, which doesn't work properly at all, and the temperature inside the apartment is 78 degrees Fahrenheit. When I asked them to change it, they completely ignored me, and I have been living in horrible, health-threatening conditions for the last two weeks. They informed me that the AC company representatives would come once on Monday, which means I have to survive in 78-80 F temperature for another two days. Also I emailed several times and never got response from officials of Flamingo Point. Despite my repeated requests to talk to managers, they have never called me back or emailed me with an official response or apology. When I talked to the maintenance guy, he said he could not do anything to fix the AC. This kind of service is unacceptable, especially considering the high rent I pay of $4000 for a one-bedroom apartment. I highly do not recommend anyone to live here at all. Flamingo Point has the worst management I have ever seen in my life. Despite the management saying the property is secured you can see a lot of strangers inside the complex, especially in the pool area, which is very concerning. The nice and polite management representatives are all fake, and they literally do not care about you after you sign the lease. I urge everyone to read the reviews on Yelp and Google, which are true and with evidence. I did not read the reviews and it was my mistake. Flamingo Point is a terrible place to live only cause of horrible management , with a 2.5 rating that speaks for itself. In conclusion, if you are considering signing a lease with Flamingo Point, please read the reviews carefully before deciding. For the price they charge, the management must provide excellent luxury service, as they represent themselves on their site. Unfortunately, it is all lies. Flamingo Point has terrible management and service, and it is not worth the money you will spend. I hoped to find peace and new home when I moved here but instead of I found rudeness and disrespect and unprofessional approach from the management. So disappointing

I visited the venue but I was not happy to learn that the pool and hot tub close at sunset which is, frankly, pathetic. Don't waste your money, they also don't even have grills. You also cannot even get your mail delivered to your door

::::Update:::: "Helpdesk" is as useless as the management office, he leaves a comment under your comment saying someone will contact you to make it look like they actually care, but guess what?!? NO ONE CONTACTED ME!!! It's true, like all the other reviews mentioned, the MANAGEMENT TEAM IS HORRIBLE! Most of them give you such nasty attitude and act like they don't want to help you. Sol and another lady from the biometric office is actually very helpful and pleasant, which was very refreshing from all the other rude management team members. I was having problems with my finger scan and Sol actually walked me to the lobby to made sure it worked, not like the last three times i went and the other ladies sent me away saying it works!! I needed to be out of my last apartment in a week due to mold. The flamingo was the only place I found that would approved me super fast and something within my budget. My leasing agent( Deysi) was good, she helped me find something quick and beautiful within my budget. So here's where the nonsense started, on my move in day, I had the elevator reserved from 12pm-3pm. When I got to the building to load my stuff into the elevator it was being used by someone else. I waited for 45 mins to gain access, i gave my id to the front desk to get the key to the elevator. While my movers were going back and forth from the truck to the elevator loading stuff, Salvation Army got in the elevator with the key and went up to pick up some furniture on my time. How did this happen if I had the elevator reserved? So, not only did they steal the elevator, they took almost 1.5 hrs to come down and unload their stuff. While unloading their furniture a glass table got broken and fell in between the elevator doors and it got stuck for a while. My movers finally got my stuff into the elevator after almost 2 hrs. My furniture got damaged because of the broken pieces of glass that was still left in the elevator after my movers tried their best to clean it up. I went to the "management office" a couple days later and spoke to Melissa, I told her what happened and asked if I can get a partial credit back from the admin fee of $350, she acted like she cared and said she will look into it and and get back to me. One week went by with no response, I stopped by her office to get an update, not only did she gave me an attitude and said she's not taking any appointments but asked why i was there...what the hell? She called me an hour later and basically told me she cannot give me any credits from the admin fee of $350, because i didn't pay my movers over time. I didn't pay over time because my movers felt bad for all the damages to my furnitures. My furniture got damaged from someone else using the elevator during MY TIME, and I couldn't get a credit back???? I paid $350, for a smooth move in, not to wait 2 hrs and damages to my furniture. Apartment: My apartment is beautiful, however, It seems like it was painted a few days right before i moved in and they did a sloppy job fixing it up. My bedroom door got stuck when i closed it from wet paint. The bathroom sink, tub and floor tiles looks nasty, they did a sloppy job re-grouting it and it's peeling off now so i can see the mildew abs rust. Hallway: It smells disgusting!!! It smells like wet dog and rotten fish with a hint of weed. The white moldings in the hallway looks horrible with black scratches. The elevator waiting area on the 10th floor looks like a old train station. Instead of installing new doors, they should be taking the nasty carpet out and painting the hallway. It's been two weeks so far and I'm still trying to get used to the nasty hallway smell, the weed smell and nasty elevators with dog pee!

This place is honestly pretty gross. The entire property smells like urine, all towers (even the new one) are infested with cockroaches, and the creepy staff makes my girlfriend feel unsafe. Management is checked out and completely useless. The leasing company will reach into your pocket at every turn - charging you for frivolous things like reserving an elevator to move in. This place is a lawsuit waiting to happen; STAY FAR FAR AWAY.

Constant noise/ barking dogs and unhelpful/unresponsive administration The building is nice enough but overpriced for what it is. The real issue is dogs barking constantly and the building doing nothing about it. They start at 7am and it's non stop barking where the dogs sound incredibly distressed - not normal barking. I've been communicating with the building trying to address the issue for 6 months and they're pretty uncommunicative or say they will ask security to monitor the situation but no one does anything. This seems pretty on par for level of service otherwise in the building as well. It's a nice enough place, but not one to call a home. Be cautious before choosing to sign a lease here. Management commented below that the issue has been addressed and emails continue to be sent out but one email was sent out after several months of asking for it and it is still a huge issue. I also called air communities multiple times and left a message asking for them to return my call and never heard back.

AVOID THIS PLACE. THEY NICKEL AND DIME YOU FOR EVERYTHING AND THE MANAGEMENT IS TERRIBLE. THEY DON'T LISTEN TO RESIDENT FEEDBACK.1.Prior to move in they don't tell you that your utilities are pooled with the entire community so you're not just paying for your usage but much rather everyone's trash, water, electric, gas, sewer and pest control so its impossible to know what those monthly costs will be until you get the bill. This may have been okay if I had known about it but they just completely left that part out. 2.The basketball court is there but you can't use it. It's not like the hoops don't have nets.. there are literally no hoops on the backboards. When I asked the staff and the management as to why this was they told me it was because random people would come in and use the court. That sounds like a security problem, not something that paying residents should have to be penalized for. They still advertise their basketball court on their flyer though so this screams false advertising!! 3.The security was so unsecured that someone was able to get into the garage and spray paint multiple cars! Oh and let's not forget the time that they towed my car. 4.They just upgraded to biometrics security so you have to scan a key fob or use your fingerprint to get in the buildings. This would be great but oh you live in center tower and want to go to the food market in north tower? Well you're gonna have to bang on the door until the front desk person lets you in because your biometrics won't work for any building but yours. Oh and if no ones at the desk you'll have to wait for what could be 30 minutes just to get in. So much for community.. we're all separated. Wanna go to the pool? Same thing with the desk or you can walk alllllll the way around the building. After a long day at work I want ease not hassle. 5.Now for the pool its great its beautiful but you want to have guests? Only 2 guests allowed. You need to go to the restroom? You're gonna have to take all of your guests with you because they will kick them out if you're not there. 6.Your mother is visiting you from out of town and you have to go to work? Well you better be there when she arrives because they made mine stand outside in the rain for an hour, never called to notify me she was there, and wouldn't let her sit in the lobby all because she had a suitcase! 7.If you have a guest staying more than one day they make you get a guest pass which is fine it lets your guest get in and out of the building.. but that's it. You have to pay $25 for this pass (that you can only obtain when management is open) and your guest can't even go to the pool without you. Where does all my rent money go if I have to pay to have my guests come over!! 8.Maintenance had it's ups and downs. They would come in and fix my blinds every month because the blinds would snap like twigs but anything more than that they couldn't really handle. My air conditioner didn't work on the auto setting and they didn't know how to fix it so the whole year I lived there I would constantly be fussing with turning it on and off. My ice machine made really bad tasting ice and they told me to contact miami beach because it was a water issue. Mind you the tap water from the sink tastes fine. Clearly it just needed a new refrigerator filter but he refused to change it. 9.Last month they came in to test all of the fire sprinklers and they were so careless that they ripped my shower curtain. The job was also left unfinished and messy so they had to come back a week later and finish. 10.There was also no regard to the fact that people actually live in these apartments because there were always workers gathered around my apartment door in the morning talking because one of their work closets was right next to my door. 11.You better get ready to wait long periods of time for the elevator because at least one of the 3 is always broken. 12.Some of these complaints might seem minor but when you're paying over $2000 every month in rent you expect everything to be in tip top shape and to be treated with respect.13.When I finally moved out last week I was so happy to be free from such terrible management. But now I just got slapped with additional painting charges on top of the cleaning charge they force you to pay. You better leave your apartment better than you found it because they will charge you if you leave it in the same condition that you found it in. When I moved in there were scuff marks and holes in the walls. I had to put in my own request that the holes be filled in and cleaned all the scuff marks. At move out, they still charged me for scuff marks. You would think with paying 2x the monthly rent to break the lease early that they would be able to cover a little bit of paint but nope they're gonna charge you $260 to paint a few scuff marks. 14.You and your happiness do not mean a thing to this place. You are literally just a monthly check to them.

I've been living here for over 2 years, My leasing agent was always helpful and willing to assist me and all the friends I have referred to Him, I call him today and he is not longer in Flamingo, I call the office and of course no one is able to help, Management is very rude, Community Manager is helpless, never can't do anything unless you are a "Friend"...Leasing Agents if they don't see the money and commissions they will not get up from their desk to help, Thank God Luisa still here, The person in charge of renewals is mean and always forcing all the people to work with her Girlfriend leasing agent otherwise he will not work with you or help you with renewal price, Stay away from this Place. Hidden Fees, they will raise your rent and they will help only if you are friends with the renewal person, and the worst part is that when they have good people like Heather, Diego, Daniel and Omar they get rid of them, General Manager needs to get out of her office and do her job, I've never seen her walking the property, Flamingo was getting so much better but it went back to what used to be a horrible place to live.

Looked into renting here and was extremely turned off by the pushiness of the leasing agent. After reading the reviews both here and on google, it is clear that they are pushing some kind of leasing scam where they get you to sign a lease at one rate, then under the guise of renovating your apartment they then raise your rates. On top of that, every single thing here is an extra fee, down to the most basic level of gym access (and it is a per person fee). There is also a monthly parking fee per car (nothing is included), a monthly pet fee, and apparently all sorts of other nonsensical fees. There is something extremely fishy going on here...

I would give zero stars if I could. Don't live here. This is literally the worst building I have ever lived in. Dog poop everywhere, terrible party-oriented and selfish tenants, horrible management, overpriced. Everything is always breaking and half of the working appliances (e.g. laundry machines) are so bad that they may as well be broken for all the good they do you. The management company will take your entire security deposit and will list fake reasons, even if during the final walk through you agree that everything is perfect; they will change your bill after the fact and then not return your calls. They will raise your rent hundreds of dollars when you try to renew - pretty sure this is so they can take your security deposit and get someone else into the building to rip off. Parking is ridiculously expensive. This building lives up to the stereotype of the worst of Miami, 100%.

Management sends fictitious lease violations such as noise disturbance (when I'm not even home), dog barking (I don't have a dog), and smoking (I don't smoke). After 20+ violations, although disputed, received a non-renewal letter. Cockroaches come in masses 25+ floors up through the sink and dishwasher at night despite maintenance spraying. Construction noise is unbearable on both sides of the building. Amenities were reduced by 70% with the removal of the north pool, jacuzzi, and bbqs, yet rent remains the same. None of any pros (views, walkability, south pool) are close to overshadowing these cons.

Most unprofessional, ghetto management and leasing team I've ever encountered. This is the worst option you can choose if you are going to rent and are looking for peace of mind in your home. I moved here 4 months ago and it was the worst decision I could have made. THEY DO NOT RESPECT THE RESIDENT and violate their rights. If you are going to move here, be prepared to listen to construction noises and dust for a long time, because they don't mind tearing down the apartment next door. You have to endure the noise and the hammer in your ears. Thats the reality ! Not to mention that they take money from you for anything that should be free or a right as a guest. If your rent is $3000, prepare to pay $400 or $500 more, every month. Between park, gym, storage room, electricity insurance, condominium insurance, and I don't know how many other insurances. ATTENTION FOR HORRIBLE CUSTOMER. Never rent here!

WORST PLACE TO LIVE! They nickel and dime you to death. I've lived here off and on for 5 years and here are the cold hard facts about the Flamingo. They will Nickel & dime you to death. The policies are always changing and they notify you always 1 day before the new change. They WILL TAKE 90% of your deposit. I've always left my place 100% perfect, paid for carpet shampooing etc. and they ALWAYS take your deposit. Most apartments have mold problems, They charge $200 per car if you want to park there, They charge you for bs insurance each month, they now charge for water, $1000 non refundable pet deposit plus $600 extra in rent per dog per year. They have NO guest parking anywhere so if your friend stops by they have to pay high prices for valet. One day late on rent is $200 late fee. If you lose your Flamingo card yup thats $150, It's also always very loud, in the hallways, and outside. If you live in the front all you hear all day and night is the gate slamming shut and taxi drivers honking and yelling, seriously allllll day and night. My rent for a 2 bedroom was $2,100/mo when my lease was up they raised my rent to $2600 per mo. Every year is you stay there your rent sky rockets. The South pool has been closed for a year, and everyone says that the south tower is sinking. There's all construction machines all over the place after the company went bankrupt. They once lost my check and then charged me $200 that THEY lost it. They also now do not accept checks you have to sign up for auto pay. That is the only method they allow to pay rent. Do yourself a favor and DO NOT MOVE HERE! I only wish I read a review like this before I moved there. This place is nothing but con artists and scammers, always out to get a buck from you.

If you like living in a construction site, this place is for you! Like others have said, this building is always under construction. Just don't forget your hard hat and ear plugs if you move here. Don't expect to work from home or take any phone calls, the construction noise is off the charts. And as if tenants aren't already putting up with enough, the management will terminate your lease whenever they feel like raising your rent. And to be doing all this to people during a pandemic is really low. Never lived in a building where the management treated their tenants with such disrespect. The renovations are so sloppy too, no attention to detail, and things are already breaking.

Hoping this gets the attention of management since physically sitting down with them requires waiting in long lines? Flamingo does 30 day short term rental as well has enabled the residents to airbnb their units out. I know there is a lawsuit between Aimco and Airbnb but this all seems to be a distraction. People come in here and stay like a hotel... they airbnb the units and this is all enabled because they haven't cracked down on the issuing of the "guest passes." If they stop issuing the guest passes to obvious perpetuators of this, the airbnb will naturally cease to exist so long as the guards tighten up at the gates. Because of this airbnb situation the residents feel like guests in their own building. Everyone I've met who has been here for years is leaving because of the issues. If you go to the pool, you won't recognize but 1-2 people because everyone at the pool is "on vacation." Not sure how that makes sense unless they are all in airbnb units. The building when looking for leases leads on to the unknowing customer that the building is full and for that reason they wouldn't budge on the excessively high rent. The center tower (nicest of 3 towers) feels empty especially on the higher floors, maybe 70% occupancy? Further proving they are overcharging on rent and people are unhappy. Some of the current advertised prices online are lower than what current residents pay which leaves you feeling sick as well knowing you overpay but can't do anything about it. I pay $42k a year to live here. Doesn't feel like luxury with all the riffraff constantly in and out. Being a guest in your own community gets tiring very quick for anyone.

Flamingo point gave me 60 day notice While I signed lease mid April for 23 month Starting June 29/21 approximately $180 increase. Then they decided they want more money for Apartment . They said I could move back for $800 more after 2 month , while they refurbished a perfect apartment In not need of Necessary construction. This is unethical Money Grab , we are talking about a place that had 2 of 4 Elevators out of service approximately 4 Years in 1 of 3 North Tower

I am counting the days down till I leave this place. Everyone in the place all talks about the HIDDEN FEES that up to $300ISH every month, this is no joke. My rent is $2,050 and every month I'm billed $2385 ( tax on parking , pest control , water , sewer , gas, monthly building fee , electric (even though you pay FPL as well, double whammy) and trash. The fire alarm will go off every day so if you work from home good luck . Police are at the building at least twice a day for a murder, someone getting stabbed, someone that over dosed and when you talk to the police they say to move out this place is bad haha. Im from the midwest and i have never seen a building ran so poorly. I mean look at every review, they are all horrible. Then someone will response to my commment and say " oh I'm so sorry for your experience etc" . Save your comment because its just a huge lie. The only thing good about this place is the view from the pool. Everything else is horrible! Where to start.....How about the smell of dog poo and piss everywhere you walk in the facility. Or the fact that even though I'm 9 floors up I can here the gate slamming closed and the conversations of cab drivers and passer by as though they are IN my apartment. Then let's talk about the parking. ..you can either pay an EXTRA 150-250/month to park in the garage (on top of the already ridiculous high rent) oooor, they say you can park on the street in which there is only like 20 of those spots. Forget getting a miami beach parking permit because anyone with this address is aloud to get a permit.....then they advertise that they have a gym....yeah for an EXTRA $50/person.....guess this is my welcome to Miami....

Listen!... run away!... don't be dumb like me and rent here. IT IS BAD!!! REALLY BAD!!!!... seems ok, the pool, the gardens, the so-so poo smell... NOOO!.. IS BAD!!... The walls are paper-thin and loud during the night..... my upstairs residents are east europe prostitutes, I clearly hear everyone of their clients and their excessive sex screaming; the other they share a 1-bedroom between 3-4 noisy people, the other leases to weekend party rentals and my next door are obnoxious screaming always high drug dealers.. the other day someone got shot and killed right down stairs... from the outside looks nice.. inside, a big big big big lie and mess. They have a comprehensive contract to take two months and your deposit to leave and believe me you will want to after a week in this crappy place.... DON'T, for your own sake, DON'T LEASE HERE... the administration dont care except picking your hefty check overpriced for an old old unit. Security is just cosmetic. If you are are not a drug dealer/prostitute/psychopath, please, listen to me, dont rent here. See all the other TRUE reviews in google and yelp and read... their reviews on their site and apartments guide is all fabricated... the reply from them, Bryan, and so on, is just an auto reply, they dont give a cr@p, nor anyone in that office, they keep a guard there for a reason. Their strategy is to lure young people to a so call luxury rental, and they sky rocket the renew rate to either get more money on the new rate or keeping your deposit when you leave, as they will attempt any means to keep it. I can assure you that if they offered a 2-weeks trial period for new residents or a no-penalty contract-cancellation, most people would leave. I know if I could afford it, I would leave immediately. I am counting the days for my contract to be over and leave this hell.

When you make an appointment at Flamingo, they give you a huge list of requirements that are related to prices that are not at all cheap, but when you want to see the apartment, there is never one available to show where you are going to live and what you have to pay for, we have to rent blindly for They never want to show units but they are very demanding. So the value of my time and money should include showing me where I am going to live to see if I like it and if it is worth what they charge. A little respect, they are not doing charity

AVOID!!BAD MANAGEMENT!!In spite of the awful reputation of shootings, drug dealers and prostitution this place has, I wanted to give it a chance since it offered a good deal. No one ever picks up the phone! Imagine how it will be when there's a problem with your apartment..It cost me $450 to break away from this shit show (that's what they ask in NONREFUNDABLE fees) but at least I wont have to deal with such nonsense and lack of professionalism for a year. We lived with my family for three years in Flamingo Point, our contract expired in May and we decided not to renew our contract for several reasons, including the treatment of the staff in the offices. When we left they told us that they were going to send us a check with our deposit to our new address and that's what happened, but when we went to withdraw the money from the bank they told us that the account did not have funds to give us our money. We went to the building to complain and they told us that we should call them by phone in a few days. We did that and they did not answer the phone no matter the time of the day or how many times we called, it seemed strange to us so we asked a friend to call from their and they answered instantly, which shows that they were ignoring us. They treated us very badly on the phone and told us that in a week we would receive the new check, it's been 20 days and we still haven't received the check, we called the office and they don't answer us. A lack of respect. We are waiting for a response to what is happening to us.

Not great if you work from home and need a quiet place. Dogs barking day and night. It's absolutely ridiculous. Good luck getting anything done or fixed for your apartment. It's amazing how dismissive and lazy the management is.

Management is absolutely atrocious. They do not care about the health or well being of tenants. Multiple managers quit/were fired in a short period of time. Drug dealers and prostitution are rampant. Had apartment inspected for mold and it was completely infested. Avoid at all cost! My significant other and I are both active duty military and fell into the aesthetic trap of the Flamingo. Do not be fooled by the internet pics. Hallways smell like urine, the elevators are constantly broken, and the parking is terrible. They did not treat us with respect or courtesy and I regret every cent I gave to them. They slid a notice underneath our door terminating our lease and allowing us only 60 days to find a place to live. We had to rush to pack everything we owned and move into a new place right before the Holidays and only two months into our lease. We had neighbors whom received the same notice who hadn't even been residents for two weeks. STAY AWAY!

First, the building signed a lease with me for one move in date, but 5 days before the move in date, they said the building wasn't ready and we couldn't move in for another month. They only realized it wasn't ready because I went by the unit and brought it to their attention!!!! Otherwise, they wouldn't have known and it would have been move in day and we couldn't move in! Appalling! Next, we move in, and cigarette smoke is dumping into my apartment, presumably through an air vent straight into the bedroom. It is so strong it is causing me asthma and my infant had to be hospitalized for wheezing. The management acknowledged the issue and said they would look into it and then stopped responding to any emails. Truly negligent and harmful.

It's finally time to leave.Update: The Construction is unbearable. If you work from home, you are f*cked. Destruction of concrete: dentist drill x100, jackhammers, and metal on metal sledgehammering. I've lived in the same unit for 5 years and always paid on time. Never get complaints, yet they wanted me to relet for $2,440. There is a new apartment one floor up with the same layout (facing ocean instead of bay) for $1,940. If that doesn't make the leasing people beyond incompetent, I don't know what does.-------Everything from the last review is the same, except they did beef up the turnstiles. Fire alarms still go off too much, but this is also improved. The great: Huge balconies and great views roughly 20th floor and up Probably the most beautiful women reside here, even for Sobe standardsLandscaping and pools are top notch. Why the 2 Stars? Endless construction. Apparently some moron poured or mixed the concrete wrong in the South Tower decades ago and its not safe, so they're rebuilding them.. Every Single Day there are extremely loud construction noises. Its been slow and going on for 6-8 months if I had to guess. They also leaf blow, cut trees, mow grass. This is expected but it starts at 8-9am just like the construction. Goes on all day when I'm working. Parking garages: construction. The last straw is tons of planned construction. A huge project starting in Fall 2017. They are also upgrading interiors again!? Rumor has it that that new leases have a clause that you have to vacate your apartment while they work on your floor.Lastly, I had a family with two small children move next door almost a year ago and I thought Flamingo, party central of Sobe, was a ridiculous place for them. Now there are kids and teenagers all over. Fucking everywhere. No idea where they all came from but Im not a fan.

Dog waste everywhere. Unlighted pathways mean you use your cell phone light to look out for land mines left by four-legged friends. Long, long (sometimes rainy) walk from North parking lot to South building. Constant construction noise. Dirty, rundown hallways, and on, and on .... This place is a dump!

I cannot find my last review, I will leave it here again: - Deena. The way she emailed us at the early beginning made us feel disrespected. We authorized to her a payment of $350 and she charged us $1230+ that was non authorized. Did not gave us the tour for the building and did not reserved the right day the elevator for the moving day. - We were NOT notified beside of all our questions about payment of "extra charges" that are $300+ each month, if you are on a budget please think twice. - The cabinetry felt down the first day of moving because it was attached to the wall with glue, and it happened to another friend either you or you belongings will be affected. - THE PACKAGES: I LOST ALMOST ALL MY PACKAGES THEY GET "LOST" EVEN WITH THE CONFIRMATION OF THE TRACKING AND PICTURES OF THE PACKAGES INSIDE OF THE LOCKERS. ONE OF THE GUYS THAT WORKS THERE IS SO RUDE THAT HE YELLED AT ME SEVERAL TIMES WHEN I WAS NOT EVEN TALKING TO HIM, AND TRHOW TO THE FLOOR ANOTHER RESIDENT PACKAGES AND KICKED THROUGH THE HALLWAY. - My apartment always have insects. - My bathroom is always with something broken. - Oh they fooled me with the Gym, they out a seal on top of my contract to get the gym payments waived because all of the bad situations that I was facing and I still facing. - The administration wont do anything and is very hard for them to email you back with of course no solutions. Please do not get fooled like I did in this building.

Where do I begin... I rented at The Flamingo this summer for just over 2 months (Yes, AirBnb & Rentals are allowed in the South Tower if they are 30+ nights) and I could not wait to get out of this corrupt community. The south tower security & management are helpful, and actually do try to make things right for residents when something is wrong. (South Tower security & management is different from center & north towers). Also, personally I never had a problem with rats/bugs in my tower, apartment. The South Tower pool is also not bad & location is prime. Let's start with the whole "Pet Friendly" concept. NOTHING against dogs "I have 2 myself," but the residents here simply allow their dogs to go to the bathroom wherever they please around the property, most not picking up after them which leaves the outside premises, especially the courtyard, always smelling like dog feces. Cannot tell you how many times I would see people distracted on their phones while their dogs urinated in the middle of walkways and they simply don't do a thing about it. Next, we'll move onto security. The security here is absolutely horrible. My two dogs would keep this place more safe than they do. First, the Miami Beach/Dade County PD/FD are called on-site almost daily. I saw people get taken out of building ons stretchers weekly. One guy was screaming, fighting police & they had him strapped down onto the stretcher, and once I even saw a woman in my building lobby with her face covered in blood (hope everything ended up okay). I chose the option to pay for valet monthly, instead of self-parking. Twice during my stay, security told me valet was full and I had to find parking somewhere else, where each time I had to pay $20 to park in a alternative garage and then was refused to be reimbursed by the complex, even though I paid almost $300 a month to have unlimited valet privileges. And to put the cherry on-top, with about 2 weeks left in my stay, the new security team (first day I saw them on site) shut the front gate on the back of my car, causing almost $1300 in damage. When talking to them about this you could tell they didn't care, wanted nothing to do with it & told me they each "saw and heard nothing." Head of security was somewhat helpful the following day, but still did not resolve anything. Lastly, the management team. These people all look like they dislike their jobs, do not treat residents with respect & frankly do not do what they should be to help keep the complex functioning in a efficient manner. Speaking to management in-person is always a ordeal because there is a line/30-45 min wait because everyone has issues at this place. Anything wrong they always point you to someone else just to get it out of their hands, knowingly. When approaching them about my car damage, they told me to talk to the police, so I did. The police told me since it was a civil matter, and no crime was committed they did not need to be involved, and I quote the officer, "It's sad because The Flamingo grounds are in fact nice, it's just not run with professionalism or integrity." I am still in the process of getting my car damage settled, but it's difficult when you email management twice, as well as leaving 2 voicemails and nothing is returned. In the end, it "did the job" for my small amount of time, but I would NOT recommend to anyone. I always feel so bad when I see people moving in.
