Updated 9/4/19 So, in a further continuation of the hilariously absurd HIllmeade and AIMCO saga, they've installed a Smart Lock system that appears to be data mining the resident's movements to be sold off for advertising purposes. I've been asking for clarifications on what is being done with the data from the smart locks for more than two months now, and the corporate office is stonewalling. Just last night I received an email refusing to answer 3 of my 6 questions regarding the new smart locks, and how the information it collects is being used and/or distributed to business partners. While their privacy policies say they can't SELL the data they collect, they can give it freely away, and there is nothing stopping AIMCO or the lock company from spinning off advertising subsidiaries to sell location based advertising using data mined from your residence without your permission. There are also huge security risks and concerns about the lock themselves, which are effectively Raspberry Pie units with a lock motor hardwired to it. These Huawei made devices are currently banned for use by the U.S. government and many large U.S. corporations because of security concerns, but that doesn't matter to AIMCO because they figured out how to turn you living on their property into a completely new revenue stream regardless of how it may effect your safety and privacy! Come rent with Big Brother! You'll never be alone! Literally! Still takes about two weeks to get maintenance to fix something, but they have a 24 hour maintenance commitment! I'm not sure what that even means, but they keep telling me that after they're two weeks like fixing a sink. --------------------------- Easily the worst property management company I've ever dealt with. Make sure you get anything they say in writing and signed, because by the time you come by the office next week everyone will have quit again. I just paid a $140 water bill and can't get the office to respond to maintenance requests. This has gone on for months, and the constant flood of new employees and old ones quitting on no notice has meant that nothing is being done. Rent here at your own peril! Updated at on 9/25/2018 It's been 30 days sense I posted this. After a flurry of activity, the company has gone silent, nothing has been done to my apartment, and my water bill is now 238.96. What do I have to do to actually get someone fix something in this place? Updated 10/1/2018 I've just been informed that despite the company being aware of the issue, and knowing a problem exists, I will have to pay this absurd bill upfront at my own cost, and be reimbursed by the company at a later date with a rent credit. So, I'm being over charged for a second month in a row, and as of now, Abby has still accomplished nothing.

DO NOT MOVE HERE. Living here was a complete and total nightmare in the year that we lived here. Do not be fooled by the beautiful lake view from the apartment office like I was. This place is not that grand or luxury. There are constantly bugs in the apartment - even though you pay for pest control every month. I think we had pest control twice in the year we were there. It costs $15/month per vehicle to park. And there's almost never parking if you're home after 6pm. Oh, and that's not the "premium" spots which are $40/month per vehicle. A few weeks after moving in, our light fixture in the bathroom fell out of the ceiling. Oh, and speaking of the bathroom, you can't even fill a whole bathtub with hot water - the tank just isn't big enough. And don't even think about showering while you have the dishwasher or the washing machine going. Also, we had a mushroom growing out of our shower at some point during our stay. They "remodeled" aka - put up new tile in the bathroom that cracked about a week after the "remodel". There were cracks in all of the walls. Painters tape was left around the edges on some of the corners of the walls and was just painted over. There is barely any insulation in the apartments so I could hear the people below us walking in their apartment every night. Also, because of the barely-there insulation, our electricity bill was more expensive than it was when we lived in a 3 bedroom house. There were no electric fixtures (ceiling fan/light) in the guest bedroom, so we had to make-do with a strand of Christmas lights when we had guests over. When we asked to have a light installed, they told us it was "resident provided". Our screened-in porch was missing a glass panel. When we asked to have that fixed, that was also "resident provided." The closet doors to the washer & dryer fell off of the tracks constantly and was never fixed when asked. The wood laminate tile floor would come up all the time. Oh, and speaking of the floors - they're uneven. You're walking at a slight angle when walking from kitchen to the living room. There's not a ton of places to walk your dog if you have one unless you want to hike up a giant, very steep hill every day multiple times a day. The gate never works. In the year we lived there, we saw it actually working maybe five times. Upon move out, they found things to charge us for - that we had previously reported were broken but they "didn't have any documentation about it". They took all of our security deposit (as expected) and magically came up with an additional $150 bill we had to pay. I took a day off of work for my move out inspection that they ending up doing before I was able to get there - even though I asked them to walk through the place with me. Day off of work and 45 minute trip back to this place was completely wasted. Headquarters is a joke. They don't help or get anything done. And management at the apartment complex itself are VERY rude and not pleasant to speak with at all - unless there's a potential customer in the room. You are required to pay for trash pickup - which doesn't always get picked up. And don't bother with the trash compactor. It's always full and there's always trash on the ground around the compactor. Don't be fooled by the "hiking trails" - as avid hikers, we were very exciting to have a mini trail to use. We used it once because our ~10lb dog walked away with upwards of 15 ticks on her. (I lost track after 15). My dad was with me at the time with his two dogs and his mini >5lb dog had 20 ticks. There's no community events or anything like that. They have a pool that's open half of the time. The door to the gym wouldn't work often when I would go to work out and I'd be unable to get in. We ended up just purchasing a gym membership during our lease. It was such a weight off of our shoulders to move out and into our new place. My husband and I live in Franklin now and our new apartment is cheaper than this place. It's insane. Don't move here. If I could give 0 stars, I would.

Avoid this apartment complex at all cost. The apartment I lived in had worped floors, cracked ceiling, and ladybug infested. The community manager is the most horrible human being imaginable. I was evicted for nonpayment of rent when they refused to take my rent. The sheriff department removed my stuff from the property and threw it in the trash, well the stuff they didn't steal after informing me I had 48 hours to get my things. This what this complex does, they let you in so not to be seen as racist or discriminating then force you out underhandedly.

Do not live here if you care about your future. There were countless hidden fees in the short time I lived there for a very outdated apartment. Not only was the staff unfriendly, but they personally go out of their ways to make your life harder. They practice bad business and are in a word: Petty. There is no parking. You have to pay at least $15 a month per car and that does not get you a spot. That is for pouring salt on the roads for winter months. There was ice on the hills one day, and they refused to pour salt and risked everyone's safety even though we all pay for that service. It is another $40 a month to actually have a parking spot. If you do anything other than that you will get towed and their staff drives around finding cars and calls the tow truck. As I was moving out a lady staff member slapped a huge green sticker on my car for towing and told me to get soap and water to take it off which made my newly washed car look like trash. Our electric bills were over $400 a month and our heater did not even work. It was freezing in our apartment, and they refused to fix it. They raised the trash valet monthly fee because someone (who may have not even lived there) put some trash next to the dumpster instead of inside it. Why would we all need to pay more for that? They also delivered this news in an unapologetic, snarky email that blamed everyone who lived there for one person's mistake. If they choose to evict you, even if you comply, they will still charge you about $12,000 of fees such as: repainting the walls (I lived here for 2 months tops) and they said our stairs were broken. They are actually incentivized to kick you out and use their lawyers to get what you would have paid in rent, then finding another victim to pay rent for their outdated, bug infested, and un-insulated apartments. The rent is over priced and with all of the hidden fees you can easily add another $600 a month in fees to your monthly bill. You would be better off buying a house or finding literally any other apartment complex in bellevue.

Don't waste your time and money. It looks nice on the outside but the property is old and falling apart. They are offering free rent for a reason. We had 4 major leaks in less than a year. The last one being a major flood that forced us into a hotel for a week and then management forced us to move units. They tried to sugar coat it by giving us an upgraded unit. Well the upgraded units are nothing more than lipstick on a pig. I've put in so many service tickets it's not funny. They are incompetent in all areas. We asked for two months free rent for the year of problems we had to deal with. It's been two months and we've heard nothing from nobody. They don't care! All they want is your money. Management will tell you they are new and making changes for the better. Don't believe them. STAY AWAY! You've been warned!

Would never recommend this apartment complex to anyone. Don't sign a lease here!! I have many complaints with this complex. Issue 1: Last year shots were fired in the complex & police were called. I called Hillmeade to ask why a complex wide email was not sent out to notify residents of the incident & forwarded the news article to them. Hillmeade never notified residents. Issue 2: the front gate has maybe worked two times in the 11 months we have lived here. Issue 3: residents are charged a high dumpster fee monthly for a dumpster that is used by non residence all the time & constantly surrounded by trash. Issue 4: we live in one of the premier apartments & it does look nice but we've had multiple problems with the popcorn ceiling falling down in sections & there are many soft spots that sink under the vinyl flooring that you feel when walking around that's concerning. Issue 5: water was shut off for 3 days in Nov. 2022 - residences rent was not compensated even though we couldn't stay in our apartments because we were told that a water main break is considered an Act of God which is incorrect. An Act of God is a tornado, hurricane, hailstorm, etc. Issue 6: the water line in our master bathroom busted & caused our bathroom to flood. The flooring was ripped up & toilet disconnected - it has been 3 weeks & our bathroom has not been touched or worked on by maintenance. We have asked for clarity on when it will be fixed with no response. And our rent will not be compensated although we are paying a ridiculous amount of money for a 2bed/2bath apartment. Issue 7: management is terrible. They can never be reached by phone, don't return calls, & I have stopped by during office hours to a sign that says they are closed. If you're looking for a great apartment complex in the Bellevue area I highly recommend The Lakes Bellevue - staff, amenities, and apartments are wonderful!! We would've stayed if they had a 2 bedroom available when we were looking last year.

This is by far the WORST apartment complex I have ever lived in. Do not be fooled by the greenery - this place is run horribly and the management and maintenance staff are the epitome of incompetence. The manager couldn't recognize customer service if it hit her in the face and is down right rude and confrontational about every issue you may have as a resident. You will be better off fixing things in the apartment yourself than involving the "maintenance" staff who will either not fix the problem, do a half baked job or just not show up at all. For example, it took them 8 weeks to fix leaking windows in the middle of winter and then they refused to compensate me for the massively high heating costs over that time period. The utilities are "communal" , specifically water and sewage, so if you are willing to pay upwards of $100 a month in sewer fees, don't move in here. Not to mention the $200+ heating costs no matter what the apartment size is. The residents here are very friendly but that's the only good thing about this apartment complex.

Absolutely terrible when moving out. I was charged for repairs and cleaning that I was told I would not be charged for. When I called to try to clarify, I was told by a different department that they had photo proof, I asked to be provided it. I received the proof and most photos had nothing to do with the charges and when I called back, I was told I have to get the main office manager to remove the charges because they cant and they doubt he would. I then called back multiple times to the property manager of which I've left voicemails and multiple calls and no luck or response. I've gone to the office and the manager is barely there. I also was told that the $300 pet fee is not a deposit, as well as the monthly $50 dollar pet rent which are both "admin charges" and do not go towards any pet cleaning or services. During living there, there was constantly issues with even finding parking and the trash pickup was overpriced and barely did their services. I do not recommend here as well since they charge extra for alot of services that are actually not provided. Including the package storage lockers, which the delivery drivers would just leave the packages in the room without putting them in the lockers.

Had multiple employees staying here...this place is only there to scam you. If you're desperate enough and HAVE to live there, be sure to take photos of your apartment before you move in and after you move out. They will send you a bill for things you "damaged" or "lost" that were never there to begin with. They let you move in with subpar carpet and flooring and then charge you for the replacement. They're even petty enough to charge you for little things like shower plugs that were never in the apartment to begin with, but apparently have to be there at the time of move out. They sent 4 of our employees a $900 bill at move out to cover "damages" like these. Fortunately we advised our employees to document everything and our lawyers will be handling the bogus charges. We'll keep everyone posted on how it turns out.

DO NOT LIVE HERE. charged over $500(including not giving back deposit) on last month's bill for "general cleaning&patio carpet&paint" and IMPOSSIBLE to contact management to dispute. I was forced to pay if I didn't want my credit score/bank problems. There was nothing to even clean. SCAMMERS and they use the excuse of not enough staff to be answering people. If you like bugs and extra fees, then stay here. I moved out last year but when I drive by, I still get mad

1) Overcharged almost $800 on the last month's bill for no reason but to scam us. Like $300 for cleaning?? I left the bathrooms cleaner than when I moved in. And swept all the floors 2) Living room ceiling had a major leak from broken water heater. Never reimbursed us for ruining my couch. 3) parking is so bad. $40 for one reserved parking when it should be free like all the other complexes. Mailbox has a fee too 4) over $200 for just the heat bill in the winter because it doesn't really work Old review: I lived here 11 months and parked same spot everyday, (I am moving out in 2 weeks). Suddenly I get a parking STICKER that won't come off in this heat. It literally VANDILIZED my car. You never put a sticker on someone's car. Its from Tow truck company West Wreckage but you guys have a partnership with them. There are ZERO signs of no parking on the side area. About 6 other cars park there every night too.

Management is very unprofessional and disrespectful when it comes to dealing with their tenants. On site management has a terrible attitude when dealing with the people who put a paycheck in their pocket. Upon terminating my lease early for military deployment, they still continued to charge me an early termination fee of several months rent even when it is illegal to do so. There were also fraudulent charges placed on my move out bill in regards to "keys" I returned to the office. They will nickel and dime you on the way out the door for things that aren't even broken. There are plenty of other places in Nashville with comparable prices to rent from who will treat you as a tenant as you would want to be treated. The maintenance team is the only redeeming quality about living at Hillmeade Apartments.

Update: STAY AWAY! My rent was raised by $300, a bigger percentage increase than the property's value increase in the last year. They're also raising the cost of parking and removing off-street spots in an already crowded complex. Tows ordered by management are a common sight now. Also, be wary of many of the 5-star views. The property management company offers incentives for reviewing the complex and a lot of people think they have a better chance of winning a giveaway with a positive review. -- Original Review-- I've lived here for 3 years and overall, my experience with Hillmeade has been slightly below average. While most day-to-day things are fine, it feels like a lot gets tied up in corporate bureaucracy. When my car was hit from a spot they were supposed to be controlling access to, I couldn't even get a return call or email. Hillmeade should not be your first choice, but it's a decent backup. Pros: Clean grounds (mostly - the pools could use more frequent upkeep and tennis courts are pretty rough.) Nice location close to downtown and Bellevue. Good maintenance team. They're relatively quick and have fixed all the issues I've brought up. No pests. Haven't seen any pest insects or animals inside since I moved in a few years ago. Cons: Greedy and borderline predatory parking policy (from the new residents I've talked to, they don't seem to be telling new residents that the numbered spots are extra and they won't be able to park near their apartment unless they pay for one). This complex has terrible parking and it's entirely caused by their own greed. 1st come, 1st serve would fix it. Understaffed admin/front office. You will NOT be able to reach the main office at any time by phone or email unless you're looking for sales. You have to walk in for them to even pretend you exist. Apartment was not ready on my move-in date. There was paint on the floors, popcorn ceiling falling directly onto where beds would be, and frozen over AC unit. Vents were rusted and installed poorly.

I cannot deal with this anymore. Do not live here unless you don't have a car. If you have a car just find somewhere else to live. They will tow your car even though you pay $100's to park but they have no parking!! No parking + a barely decent apartment just isn't worth it.

The rates are way too high for the living experience here, there were centipedes, spiders, and ants even after we sprayed for bugs twice. The gate didn't work 3/4 of the time I lived there, the pool is always dirty and crowded during the summer, the grounds are infested with geese, and the hiking trails are not even a mile long. We were unable to have guests over after 9 because the walls are paper-thin and most of our neighbors were elderly, and because the walls are so thin, our electric bill tripled during winter. The management told us that we wouldn't have to worry about paying extra when we moved out because they were renovating, but we still made the apartment spotless, and they still charged us. The location is also terrible, it takes 45 mins with very little traffic to get inside the city, and there are only 2 non- fast food restaurants in the area. Bottom line, DO NOT MOVE HERE.

DO NOT LIVE HERE! Aimco and the Hillmeade Leasing office is full of con artists. Trying to get every penny out of you any chance they can. We have lived here for the past two years and the first year was great until we tried to switch apartments to downsize. Here are the reasons why : 1. We were promised a 3rd floor apartment and ended up with a 1st floor (found out after signing lease) 2. Apartment was filled with smoke smell and we couldn't even handle staying in the apartment longer than 20 min 3. Pay for a "gated community" when the gate hasn't worked 1x this entire year. 4. Car gets towed because there isn't enough spots for the number of people living in the buildings. 5. Electric over 300$ in the winter because of poor insulation and broken heaters 6. We filled out a form when we first moved in stating all the damage in the apartment to make sure we didn't get charged at move out and they conveniently "lost it" 7. Over 4 managers in 1 year and no-one communicates or knows what they are doing. I want so badly to leave a good receive for this complex because I love the layout , screened in porches and the location but its not worth that awful management and maintenance.

I would strongly discourage anyone from living here. We submitted several maintenance requests for a hole in our ceiling along with black mold in the bathroom and were never sent any sort of response. We also sent emails to the community manager about the issue and never received any response. The hole was in our ceiling for four months and was still present when we moved out. The ONLY good thing was that we were not charged for the damage. We ended up having to take care of the black mold issue on our own. We also were charged for damage to the apartment that was noted in our move in inspection. Since the community switched management companies halfway through our time there, those records were magically "lost" and we were required to pay for the damages. Terrible experience all around.

Do not move into Hillmeade. The community management is a nightmare who literally couldn't care less that you are a resident. The apartments aren't "luxury" and the parking is a mess because they just tow anyone for any reason. Don't move here.

Do not live here. My girlfriend and I signed up for a monthly payment of $1000 a month. This quickly escalated to $1200 not including utilities. The hiking "trail" is literally a path in the woods that leads to no where and is not worth even attempting as a serious hike. Its kot a real ammenity. My name is Charles Woods and I lived here for 16 months. The water levels are terrible. We had constant encounters with centipedes and cockroaches even though we requested bug services three times. They told us we wouldn't need to worry about paying extra on our security deposit because they were renovating our apartment. But I just got a statment for $435 after we moved out. Our neighbors were all over 75 years old and we couldn't turn our music up past 5 because they were so picky about noise. I wouldn't live here again if they paid my rent. Miserable experience and I wish I could give them less than a star. Do yourself a favor and do not live here. The staff does not care about your experience here. They will laugh in your face if you complain ahout being over charged.

About 8 years ago I lived there and left 1 year after. Watched a TikTok video, which reminded me a bad experience happened in Hillmeade apartment. And come back to leave this message. They asked me to take off a deco of my culture from the front door, even though it's ok to hang a reef, in a very bad attitude. Today I know that not appropriate and discriminatory behavior. If time went back, I would like to talk to an attorney first. Second, they charged me a couple of hundred dollars for painting due to some dirt hints on the wall, which is usually be treated as normal worn in other departments. I used this example to double confirming whenever I rent an apartment. Some of the agents commented that I probably be taken advantage. Today, I am surprised but not surprised so many people were asked for the painting fee. Lol. but I have to admit, Hillmeade has beautiful fall season views.

I really can't wait to move out of this place. Trash everywhere, impossible to get in touch with management. I posted on social media hoping to get a patch of ceiling, that was cut out due to black mold, that has been leaking FOR OVER 2 weeks, finally repaired, to no avail. Did I mention there are no fire alarms in the kitchen!!? This place can't meet building codes. Dog feces everywhere. Obviously, not happy here. Read horror stories. Look at their yelp for pics.

I would 100% recommend finding somewhere else to live if you ever want to have parking or a guest over. They essentially have 1 parking spot for every unit and "guest parking" that is always occupied by residents. This place was poorly planned in development when building 3 bedroom townhouse and 2 bedroom apartments yet only allocating 1 parking spot for each to grab more money from the units. Each vehicle has to pay for parking each month that is not guaranteed to be available on top of the $1800-$2200 rent and the random fees they decide to add into that. I honestly feel bad for the staff they have here because they are nice people and at this point they are getting chewed out almost daily for these issues. But when spending this much money for a place to live people have the right to have parking available or to have guest over without their vehicle being towed in under an hour. Overall since moving here it's been nothing but frustration and underwhelming results in fixing the issues that are present. The suggestions commonly given are to park at the office building at the bottom of the hill and have someone pick you up, park 2-3 football fields away to find an open spot, or get towed. Even after paying for parking. STAY AWAY! Spend your money somewhere it is actually worth it.

Parking is limited- plus you have to pay $40 per spot, which doesn't stop people from taking your spot anyway. The gate has been broken ever since I moved in. The walls are paper thin. I can hear everything my upstairs neighbor does. The walls are so poor insulated. My electric bill for the past 3 months has been $350. Management sucks. The dryer is my unit is old and disgusting. I have to deep-clean vacuum it everytime I use it. Honestly- the entire complex needs to be bulldozed and rebuilt. Absolutely garbage apartments. Thank you, next.

This place is not managed well at all. The townhome I live in is falling apart. The stairs have nails that are sticking out, and carpet on the stairs is coming off, the entire kitchen wall is leaning in on itself, and there is no insulation at all. Our heating will was $400 during the winter and our home wasn't even warm. The water heater doesn't produce enough hot water to even fill a bath and the closet doors for the washer and dryer were falling off upon moving in, which they then did fall off completely. We have had "repairs" for service requests, and they have all been temporary fixes. There are burn marks on the washer/dryer outlet, which isn't safe at all! The TV turns on and off when you use the kitchen lights as well. There are really only two good things about this place, the size of the homes and the pools. They still don't have both pools open though. Only the smaller one in front. This place looks great when you drive into it, but as soon as you get past the front leasing office, the true care that management has for this place shows. I understand that managing a property as large as this is difficult, but this place just doesn't seem to care about it's tenants. There are all kinds of fees, old AC units just left outside, and the Valet Trash we HAVE to pay for doesn't even come half the time. Long story short, don't live here. It's just not worth the money.

If I could leave this complex less than a one star review, I would. I had attempted to tour this property and had a horrible experience. The AI assistant chat, but they use is very ineffective. At first, it scheduled me for a tour, and then the next day it reached out to me telling me that tour time was no longer available. From there, it's rescheduled me for a tour later that afternoon. When I arrived, so one was there and I couldn't get ahold of anyone. Finally, I realized they were closed on Monday. The AI Assistant scheduled me on a tour for a day/time that the leasing office was closed! The only person who I was able to get ahold of in the 3 days since (despite reaching out to the property on multiple platforms) was an individual in the accounting department. She was very friendly, and even sent an email to the property on my behalf. Yet, the property has had zero follow up! Clearly this is NOT a place you want to live. I can't imagine how poor their organization, communication, and service recovery is for a resident if this is how they treat a potential resident. My advice to the property - treat potential residents better, and do better.

We've lived here for almost a year and are near the end of our lease and can't wait to move. The buildings are quite old and infested with bugs. I've had to request pest control frequently and yet the spiders, centipedes and silver fish continue to appear not just in the outer area but all through the apartment. The maintenance team does respond quite quickly however the leasing office is a pain to work with. They've barely responded since the lease was signed and I've resorted to speaking to the manager directly. Once while they were painting the upstairs apartment (with no warning) the fumes infested our apartment and the staff's response was "what do you want me to do about it?" There is evidence of mold on our clothes and once on the wall which the maintenance team fixed. The valet trash system ($20/mo) is a rip off as almost once a week they forget to collect trash and the racoons end up digging into it. Overall, it has not been a pleasant experience as we thought it would be based on the outer appearance.

As someone trying to sign a lease at this place you can not get ahold of anyone. If it wasn't for me applying with another person who really wants this apartment I would have been gone before even applying. They only commmunicate though text when they do communicate and won't answer any questions. Update: Feb 2023 sendt an email to the address givin by the owner in their responce to my review on Jan 27th. Still no response as of Feb 11th. I had to dispute the charge on my card to try to get my deposit back as they never refunded it even after multiple emails to try to get it back. (no response to any of those either) Stay Away!

Completely unprofessional. I've lived here for 2 years. Do not move here. They will not ever answer the phone. And it's barely anyone ever in office. I am having to take them to court due to their poor professionalism and lack of communication.

Don't fall for the lovely scenery! This place is slumlord city! Way over priced for what you get. Our unit was dirty, has water damage, mold and bugs I've never see before. The tick&flea problem out there is ungodly. Just walking to your car will get an unwanted hitch hiker on you. You have to pay for parking. Good luck finding parking if you have more than one vehicle. You may have to walk a good distance back home and up hills. No side walks and poor lighting at night. Have pets? Well you'll be paying an arm&leg in pet deposit and monthly pet fees. That lovely trail they tell you about? It's over grown and infected with parasites! It was a nightmare moving in and a bigger one trying to leave. Renters beware, run away and don't look back!

I wish I can rate it with no stars! Worst experience ever and we can't wait till our one year lease ends. The management and front desk staff are horrible. Have called and never received a call back. Have emailed the manager and same thing. All they want is your money which is definitely not worth it. I rather give my money to a community who works with their residents. So I had posted this comment about a month ago. The result, it took me emailing the manager about 3 times, asking if I needed to email someone else to take care of the issue. Finally she did what was right and took care of it. But here we are, another example why this community just wants the residents money and doesn't work with them to make it their home. I am sitting here with my 5 month old son at 620 pm and all we have been hearing since the morning was them renovating the apartment above us. I understand it's what they have to do and it's a way for them to make more money, but let's be courteous of the residents you have, who are paying you money still. Again, I wish we never have moved here; ongoing issues since July 2015

Wouldn't recommend this apartment or any Aimco establishment to my worst enemy!!! The management is non-existent, 3 managers in the 2 years we lived here. They literally do nothing & are quick to blame anyone but themselves as a company. The hidden fees here are ridiculous, had I not had 6 months of contact with corporate over rodents in walls & ceiling (and threatened to call the health department for neglect) we would've been charged over $1400 upon move out, of a clean & well taken care of apartment. You are forced to pay for parking that isn't guaranteed and a trash service that only comes a few days a week, when they want. They advertise "recycling" and a "tennis court", but do not offer either. No dog facility but are expected to pay a deposit and $40 every month (fought with every manager & corporate just to get more waste post put in which took 2 full years). 50+ work orders in the 2 years we lived here including rodents in walls (squirrels & raccoons that would scream & keep us up for over 5 months) (I did fight for compensation because of my hours of phone calls to corporate & lack of sleep for the almost 6 months it took to get taken care of by an exterminator & did receive a small amount thankfully), a wasp issue that took 2 months to take care of even though I explained that my husband was highly allergic, dog post bags never restocked & was told I needed to put in a service request, trash service rarely runs * is simply taken to the dumpster at the front of the complex, a security gate that only worked the first few months we lived here, yet we are required to pay for a magnetic key for this & pool use, etc. Luxer lockers are utilized to stop from burglaries, however I had more items stolen from the locker room than my packages sitting outside...and twice the office had my items and never contacted me even though they removed them..forcing Fedex to replace, only to find out they were in office. $2,000 a month for a townhome with SO many issues was a rip off, we couldn't wait to leave after all the issues in our final 6 months. I wouldn't recommend Hillmeade or 865 Bellevue to my worst enemy. Call corporate for any issue and stay on top of your needs, don't waste your time with any management or staff member. Be aware of $500+ electric bills in winter also. I fought for insulation under all units as there was none (they finally upgraded this and ac units, just in time for us to move out & summer to hit).

I've lived here for years. There is no parking. Management tells you to park on the street then a toy truck puts a sticker on your window. The only solution they offer is to park at the office half a mile from my house and walk up hill. There's plenty of parking but they mark it as premium and charge a ton for it.

When I lived here, our unit was nice, but the insulation was terrible. We had up to $400 electric bills when it snowed. The property didn't do anything to assist us other than telling us to put plastic over the windows, which didn't do much at all. The month before we moved out, one of the leasing managers tried to come into our unit and give a tour while we were still living in it. Super illegal. The icing on the cake was when we moved out, and they charged us an extra $200 for "wall damage" from hanging pictures. I'm pretty sure that the sewing needles we used instead of nails to hang our pictures didn't leave any damage behind when we removed them. Live elsewhere.

DO NOT LIVE HERE. ZERO STARS. My Hillmeade Experience: My wife and I were tenants of HIllmeade Apartment Townhomes for 2 years. We always paid on-time, promptly reported issues, never missed payments, were conscientous of fellow renters, and were excellent tenants. Most of what we experienced is similar to those of other residents. For those who want a brief synopsis of what to expect, see the list below. For those who want an elaboration, see after that. The Good: Maintenance people were great and friendly The Bad: Rent too expensive for what you receive Leasing office staff knowledgeability, conflict resolution skills, intra-office communication, availability (always got automated voicemail), communication with maintenance Leasing office has poor communication with residents Service requests are not taken seriously by leasing office Bad Leasing office hours Poor insulation in townhomes Erratic to high electric bills Erratic to High heating bills Ants and other pests coming in through outside Valet trash is inconsistent Raccoons will get into trash outside and cause a mess Vinyl flooring not real hardwood. Subflooring is concrete. The washer and dryer are garbage Parking is a joke Speed bumps are hysterical The vendors they use don't care what they do in your home The water and electricity going out is always a building issue or somebody else's fault The gate is a lost cause They tried to nickel and dime us out I could go into an emotional rant about how this place sucks, but I already have and instead I'll approach this from a more sensible perspective. This place just sucks. I've lived in over 20 places in my life and this one takes the cake. My wife and I lived here over 2 years, and we had an absolutely horrifying experience. The biggest disappointment is the leasing office. They could not resolve conflict, identify issues, ask appropriate questions, empathize with residents, communicate with each other, or communicate with residents. There's always new staff, turnover, you name it. Nobody there can answer the phone, it always goes to voicemail, and nobody can answer a question. I've called the leasing office many times and every one, it's an answering machine. I've tried working with the leasing office on so many issues, it's ridiculous. One issue comes to mind is the trash (I'll explain later). I called the leasing office, got the answering machine of course, and told them the valet trash guy has not been picking up our trash and the raccoons are getting into it and they make a mess. The leasing office told me "if they don't pick it up for three days then we can't do anything." I called them about the floors many times and once, they told a guy take care of them. They didn't communicate with us they did this, and the guy just showed up knocked at my door and said "here to fix the floors." No forewarning, no phone call, no text or email or anything. I promptly told the guy nobody told me and he left. Another example of this is one morning, we were still sleeping and this loud construction started banging directly over our heads woke us up. Nobody from the leasing office or maintenance communicated with us this was going on, and that's how we found out. I promptly called (got a voicemail) and emailed the leasing office and they said "we apologize for the inconvenience, but there's nothing else we can do." The leasing office people also don't communicate with each other. After I told the leasing office about the floors when we moved in, they did not note it anywhere in our file, and the Leasing manager argued with me, and I told her we didn't cause the damage to the floors they were like that when we got here. Since the leasing office didn't record that, I had to go out of my way to prove it again. Please see next review for completeness

This place is a complete joke. Overpriced, a ton of hidden fees, and nothing but inconvenience across the board. The parking is atrocious not due to the placement of the spaces but due to the management continuing to add rules and fees for something as simple as parking your vehicle or having a friend over as they will now have to park at the leasing office at the very far edge of the complex and hope that there is one in a very limited pool of spaces open. Hope they like a good workout because there is nothing but steep hills and limited sidewalks all the way. Oh and you must have a guest parking pass if they intend to stay overnight that you will have to have them place on their vehicle and don't lose that or it's another hundred dollars out of your pocket. You want a package delivered to your door? Well too bad because for a hundred dollars a year you get a package locker that all of your packages will be stored in unless its a large box in which case it will be tossed in the floor of the mail room and then you have to carry it up to your apartment yourself as they don't allow deliveries to your door apparently. Oh and did I mention that there is a keypad next to the mail room door however it apparently doesn't work as it was always open whenever I came by to pick up a package. Speaking of not working the gate system in this "gated community" is down most of the time so there is something else you are paying for and not getting. But hey the apartments have "Smart Home" functionality which you can unlock your door, no keys at all, and you can change the thermostat with your smart phone and that's about it because that's a must have feature. Do yourself a favor and look elsewhere as. I will be counting the days until my lease is over with anticipation.

Decent units, especially the townhome-style units. However, don't be fooled by advertisements. The floors are not concrete. If they are, it's got to be some type of new super-thin concrete because all you hear all day and night is the pounding of people walking. It's excessive and loud. Also, bugs (spiders, mosquitos mostly) all over the place. I understand that Nashville has a lot of green space, but maybe spray for bugs here and there. If you like paper-thin walls and stomping out bugs round the clock, move here. They got it in spades. We now have ticks. Lots of ticks. And spiders. Lots of spiders. We have so many ticks. So many. We were just bitten by them. Thanks Hillmeade

The apartments are great and look very nice. But I lived there with my sister for almost a year and they KICKED US OUT AND GAVE US 5 days to move out because we were at the pool after hours. They charged the card on the account for over $2,000 dollars plus the rent. They took the money out without our consent. They are over priced and will take your money when you move out!!!! Look somewhere else. We had nowhere to go with that short of notice but luckily a family member let us stay there. Very inconsiderate and staff is mean.

I'm modifying this review as it is under new management, but the 1 star is still valid. The complex does NOT guarantee parking for residents. They use to include one reserved spot per apartment, but that is no longer the case. They also claim to have a 1 warning policy on parking in reserved spots. First time, you get a sticker warning. Second time? A tow. This makes sense, except they don't follow it. I just picked up my new car from the lot, and went to pick up my brother and sister in law for dinner. There was no parking (as there is oft due to the above mentioned issue) so I parked in a spot that is usually empty for 20 minutes to wait for my sister in law to get home. In that time, the rep for the apartments called a tow truck to try and have my car towed. When I went out, they said it would be $75 because the driver "lowered their bed". My brother insisted on paying, and I didn't want to make a problem for him by just driving away. My brother then asked the apartment rep why they instantly went for a tow truck when just the previous week, they emailed residents informing them of the new warning policy. The apartment rep said "I didn't send out any emails" and "I'm not talking to you about this" and walked off. These people are scum, and treat their residents like commodities. Avoid them.

quite possibly the worst place you could find --- manager is dishonest and comes down on the side of the ones making trouble for everyone and ruining the place --- homes and property are run-down, especially outside --- maintenance can never get things to work properly or look decent --- if you look at the answers they give to the people posting here, you will get a good sample of what sort of response you get when you live here --- they just tell you they are doing it right, and you don't matter --- RUN!

I would highly recommend NOT renting at Hillmeade Apartments. Since we had started renting last summer to when we left a year later we had 3 different management teams. If that doesn't say enough let me continue. Oh and if you're reading 5 star reviews chances are they're trying to win the 1,000 or 1,500 dollar raffle for leaving reviews.. First and foremost see that big gate in the front that supposed to make you feel safe and comfortable at night? Expect that 3 months of the year it'll actually by functioning. During the winter months our water was emergently shut off 5 or 6 times each time we received an email on how the situation would be handled and it won't be a problem again.. Unfortunately I now have to drive and buy bottled water for us and our dog and then go to the "open" apartment where we could go for showers etc. Our dishwasher plumbing burst and had water all over the kitchen floor. We placed a service request and a week later a maintenance person shows up. They complain about how it was installed with the wrong size of piping and now they have to redo the drain system. So we wait another week as they order new parts and have to strip the cheap flooring because now mold has grown behind the base board. While all of our friend's apartments opened their pools for the summer, Hillmeade failed their inspection a week after their's had opened. They "claimed" it was the numbers not having the word feet on the sides, however, a month later it magically still did not say feet but somehow they passed and had the pool open. Why lie? Who knows. So we missed out on a months worth of swimming at the pool. And even then they don't maintain the pool so bugs and leaves are left floating in the pool If you're expecting well built apartments this is not the place for you. The floors are uneven (I'm nowhere near the first person on reviews to claim this) and the walls and floors are so thin I could tell you where my upstairs neighbor was at all time of the day. Without warning they'll do construction and renovations on a neighboring apartment which has started as early as 8am with hammering on the walls. The stairs to the upstairs apartment was falling apart. So 4 months and multiple complaints later they started the fix... Joy. The company they used left a brace to hold up the railing which blocked our entire walkway. When we called the leasing office like usual no one responds and good luck leaving a voice message as a current resident. No one responds. A few days later my wife cuts her foot on a rusty nail. We complain and suddenly the brace is off and we're getting apology letters. Glad they care about lawsuits. Don't even bother with wondering if you'll get your $300 refund check back. We left with a couple smaller than nickel size holes in the wall and a couple places for touch up paint (sure who doesn't). We get billed $210 for paint and fixes. Not including $90 for service fees like valet trash and water which we were only renting through the 10th. So essentially $90 for 10 days... This apartment is bad news from the get go. Save yourself a lot of time and energy moving somewhere else. The management staff is full of broken promises and inefficient. The new management will claim it was because of the old management. However, I just got off the phone with management about the $90 service fees. I went into the office over a month ago and asked about the fees. The gentleman working the office was polite and said they would waive the fees since we were moved out and would t be using services for more than a month before our lease ends and will write a note down with the keys for the manager.. guess what? No note... So they won't honor it.They'll claim you're their number one concern. However, all they care about is money. But if you don't trust me, just read the majority of reviews that just happen to be 1 star. Or don't, there plenty of 5 stars they get from money incentives that keep the average above 2 stars... Pathetic

My wife, 4 kids, and I enjoyed our year long stay in this complex. However, upon leaving, our termination paperwork was lost twice, incorrect dates were placed on documents, we were sent 2 incorrect bills and after everything was resolved...our account was still sent to collection when everything was paid. Avoid the hassle. The campus is sufficient but administratively, both Hillmeade and their parent company AIMCO are organizationally incompetent.

In my opinion, this Apartment Complex is a total Scam. Here is why, my lease ended 3/28/22, Hillmeade management changed door code locks on 3/24/22 so I was not able to gain access to my property. Between 3/24/22 and 3/28/22 Hillmeade management had a cleaning service go into my property and throw away my personal belongings including my College Degree. Additionally, they had the audacity to send me a bill for disposing of my personally property. Total Getto.

I wish I could give this apartment no stars. My husband and I lived here for over a year. During this time the gate worked for two weeks total. The gym door does not lock, a man once came into the gym and filmed me while exercising. The leasing office never responded to my email about this issue... probably because they are a revolving door when it comes to keeping employees. You can never get anyone on the phone, don't expect to get a voicemail returned either. On one occasion I was literally locked inside my apartment. The door broke and I could not get out. We called the emergency maintenance line yet didn't receive help for almost two hours. This occurred during open leasing office hours. I had to call the leasing office 13 times before they answered their phone. Once I finally got someone on the phone it was another 45 minutes before anyone could get me out due to the office staff and the "emergency maintenance line" not considering my situation to be urgent. Good thing the place didn't catch on fire! This apartment claims to be luxury, but it is anything but. The Luxer package room door broke and my package was stuck inside. Maintenance managed to pry open the door, but the Luxer system didn't not register that the package was removed. I was charge $30 in late fees due to a broken machine. I contacted the leasing office, they did nothing. I contacted Luxer and they never resolved the issue either. The worst of it came in the last few months we lived there. Our apartment was infested with brown recluse spiders. Hillmeade did not seem to find this to be a problem. In the course of a month we found over 17 Brown recluse in our apartment. We were told exterminators were coming to our apartment to spray for these poisonous spiders... on four different occasions they exterminators never came. We moved all our furniture away from the walls, emptied closets and cabinets, and paid for doggy day care so they could spray and they never came. We also had no air conditioning in June! They didn't fix our A/C for us because in "one week's" time we were supposed to receive a new unit. It took two weeks for that unit to arrive. We were never offered a discount on our rent for these awful living conditions. This apartment cares only about filling vacant apartments, not their residents. If after reading this review you still are planning to move here, please whatever you do, do NOT move into unit #3009. The exterminator himself told me there is no way to get rid of the spiders unless the building was destroyed. Stay away.

I lived here for over a year, and I did not have a good experience. Hillmeade does not value its tenants. LACK OF COMMUNICATION It is extremely difficult to get in touch with anyone, whether it be office staff or maintenance staff. Part of the problem is that Hillmeade hires contracting agencies to do most of the work around the complex. The package lockers, the emergency maintenance phone line, the trash pickup, the customer communication, etc. are handled by outside contractors or offsite "management." Good luck talking to anybody who actually works at Hillmeade. POOR REPAIR / UPKEEP The renovated "modern" units all look lovely on the outside, but don't be fooled. --Bugs: We paid a monthly fee for pest control, but we never saw a single pest control truck or exterminator, and there were no results. We had to set up our own traps and spray regularly around the unit to keep the bug level manageable. --Leaks: Everything leaked. Our hot water heater, our showers, our faucets. --Insulation: There was none. This drove up the electric cost year round and meant that we could always hear our neighbors. --Fire: Our unit caught on fire. Actual, literal fire. The first week after we moved in, we could smell a melting plastic / rotten fish smell, which is a sign of faulty electrical wiring. Maintenance said they fixed it, and the smell stopped. But a few months later, our electrical box caught on fire. The fire department showed us corrosion where the main had been incorrectly connected to our electrical box; the electrician from the fire department said that based on the level of corrosion, this had been going on for months, so maintenance should have seen it the first time they "fixed" our electrical issues. The fire department shut off the power completely and said that our landlord needed to replace the whole electrical box and check all of the wiring. It was the middle of winter, and we had to stay in a hotel for a few days while maintenance fixed everything. To Hillmeade's credit, they reimbursed us for the hotel stay, but it wouldn't have been necessary if they had actually fixed our electrical issues from the start. PARKING It's terrible. You have to pay a fee for each vehicle you want to park at the complex, and it doesn't even guarantee you a spot. Some of our neighbors had to resort to parking in the grass or in front of the curb, and that got them towed. To avoid being towed, I sometimes had to park half a mile away from my building. MONTHLY FEES There are hidden fees added onto your rent, not just standard utility fees like water and sewer. There's a service fee for billing, a valet trash fee, an additional trash fee (for the compactor?), a pest control fee, and a parking fee for each vehicle. It all adds up so that the advertised monthly rent ends up being a couple hundred dollars higher when the fees are added in. MOVE OUT FEES I am a responsible tenant, and I have always received my security deposit back at the end of a lease. The day that I left that place, it looked better than the day that I moved in. I requested a move-out inspection so I would know what to expect from my final statement. (Trying to schedule this was a nightmare. For 2 weeks, I contacted 6 different people whose contact information was on the tenant portal or Hillmeade website, and only 1 person got back to me.) The move-out inspection went well, and we expected to receive our deposit back in full, minus a charge for cleaning the carpet and a charge for touching up the paint. That was not the case. Hillmeade charged us for carpet replacement and for completely repainting the unit. So not only did we not receive our deposit, we also had to pay additional fees on top of that. All things considered, this is a terrible place to live. Hillmeade does not care about tenant satisfaction or quality of life; they only want to trap you in a lease so they can get your money. If you have any problems, they just slap some duct tape on your issues and call it a day.

Do not move here! When I was touring this place I asked many times about noise complaints and that noise was a deal breaker because we work from home. I was told there is "concrete" between us and the floor above us. That was a lie I can hear every single step that is taken in the place above and even they would fight how fun... I don't understand why an apartment complex cares so little about their residents that they won't invest in actually providing privacy and quality homes for their residents maybe they wouldn't have so many maintenance issues if they did? Also when we first moved in their were ticks everywhere so bad we would find them climbing on us. So if you wanna live somewhere bug infested, no privacy and horrible communication and courtesy from management I have a place for you

This complex is a total joke. Management (Ron Robertson) makes false promises and does whatever he wants when he wants. We have 1 month living here left and they enter without consent to get things ready for the next movers when in reality they should be doing so after we leave and not invading our privacy. The gym equipment is old and consistently broken, and the gym always smells like mold. When things break and a work order is made, it is forever until they handle the issue, if they handle it. Parking is a nightmare, and there is never enough spots for tenants. I would suggest looking towards other options before choosing to live here. This is by far the worst living community i have ever lived in, and i am more than happy to leave.

Hi there, Before even thinking about this apartment, please please read my story. I bet you would hate to even think about this apartment as an option. Here is my story from September 2015. I moved to Nashville from Pittsburgh. While I was in Pittsburgh, I started looking for an apartment in Nashville area in the internet, I called several apartment communities by phone to request for more information. Out of them, Hillmeade was one, the leasing representative with whom I spoke to, her name was Shira, said that I would definitely like the apartment and if not, I can move out in 30 days from the date of signing the lease. Upon thinking and keeping in mind that 30 days move out option will always be there, I signed a lease online and came to this apartment (703 Hillmeade Drive, Nashville, TN 37221) on 09/10/2015. And just to let you know that I travel for my work and come to Nashville only on weekends (Thursday - Sunday) mostly. Unfortunately, I did not like the apartment - several reasons for that - it is so awkwardly designed that when my neighbors upstairs, they walk - I can listen to their steps and the squeaky noise that floor makes, also I can hear their normal talk. I never had such issues before in any of the apartments where I stayed. I am waking up in the nights and getting scared because of the noise. Another reason is apartment itself - the knobs of water inlet in the bathtub is so tight that it needs hell lot of manual power to rotate; in the bedroom their is a pull-switch given in the fan-light - to reach that pull-switch someone needs to be of 8 foot tall (I have told this to the lady who inspected the apartment when I moved in but as of today 09/19, their is no solution provided to it); another thing is that I found a lot of animal hairs in the hall-room area; I found a small spider hanging in the bedroom itself (I have taken a picture too and attaching with this email); the kitchen appliances are also old but they function. Overall the apartment was old and shady. So then I called (Since I traveled back to work place) management office on Monday 09/14 to let them know that I am not liking the apartment and I am willing to move out upon which the lady over the phone said that she will reach out to the property manager and call me back by that end of the day. I never received the call back, instead I called back I think 15 times through next 3 days and was unable to talk to one, nobody picked up the phone. On Friday, when I came back, I went to the leasing office and the property manager was there and she told me that I can not move out in 30 days and all the talks which I had with the leasing consultant Shira, while signing the lease are invalid and their are terms and conditions with that 30 days move out policy (which was never ever told to me at the time of choosing the apartment) and I do not fulfill those terms and conditions. The property manager also told me that it is my problem that I am so sensitive to noise and all. She never agreed to listen to what the leasing consultant Shira and I had discussed prior to me signing the lease. Instead she gave me the option to give 60 days notice period along with one month rent, so now my moving out date is 11/18 and I also have to pay extra one month rent. I had no choice but to fulfill their terms and conditions and at the end of my term period I moved out from their and now I am at a very happy and happening place in West End, Nashville. I was fooled by this place having the largest square-footage for price in the entire Nashville area. Don't follow in my footsteps. The management company is the absolute worst ever. The construction of the units follows suit. You WILL have ongoing pest issues, cracks popping up in the ceiling and potentially the ceiling falling into your bath tub (my experience) or into your kitchen dinner (a different unit's experience), water pressure issues, a disgusting trash dumpster to go to that may have raccoons jumping out of the compactor as soon as you open the door, external door frame issues (which contribute to higher electric bills in both the summer and winter, as well as pests), door paint peeling off with "promises to paint" that are only filled once you scream and complain for months, outlets busting repeatedly, items repaired (such as door hinges, shower ceilings and lights) without the maintenance team cleaning up afterwards, A/C units breaking, and lengthy response times from the maintenance team (4 days to weeks.... I experienced months in one case). Last but not least, the front "gate" has never worked for more than a couple days consecutively and so this is NOT a "gated community." Quite the opposite actually. If you're lucky enough to rent an unrenovated unit you will have the safety of two doors ( a glass storm door and a flimsy internal door). If you're unlucky enough to rent a renovated unit, such as I did, you will have one flimsy external door. Your safety is not a concern here. And as JIW W wrote below, they DO NOT keep the grounds clean. I type this as there is a 20 foot piece of metal in the front lawn area. I've been trying for a year to get them to rake the leaves. Empty promises is what I get in return. Believe the reviews; most of the good ones are only after a couple months of living here, during which they are much more responsive. What will you get if you rent here? A huge headache without any kickback from management. No apologies (maybe verbal ones, but nothing that truly counts) and guess what? If you have extended your lease by 8 months, an option provided to secure your rent after living here for two months, and then decide, due to the horrible lifestyle, that you want out and you will give 6-months notice or more, you're still responsible for the entirety of the lease. Noticing all the vacancies they have I understand why: this property has a bad reputation and is feeling the hurt. And the current tenants are punished. Buyer beware!

What is the point of having a maintenance hotline if all they can do is put in a electronic work ticket to their system. Been waiting for the past 3 hours for someone to Show or at least contact me on when they will get here.

I read the bad reviews, but I thought "hey, let me at least check it out". My husband and I are moving to Nashville at the end of this month. We reached out to Hillmeade and made an appointment and confirmed, via text message, our date and time. 2 days before we come to town I get a message asking to reschedule. I informed the Hillmeade rep that we had a plane that was departing around that time and we would like to keep our original appointment. She responded with, "sorry, we don't have a rep available at that time." They could care less! I'm not sure who got their wires crossed in that office but I'm guessing if they can't honor an appointment that was made 2 weeks ago, they probably don't/won't respond to tenants in a timely fashion either--as indicated by the plethora of bad reviews. This was a good riddance moment. Their unprofessionalism coupled with the reviews on here made this and easy 'pass'.

Worst parking at an apartment we've ever had. No attempts to improve parking by management, who simply threatens to tow you if you park in an absurdly overpriced parking spot of which are massively limited. Zero community outreach, only communication coming from the management are regarding issues, no promotional events or attempts to cultivate a better living experience. No compensation when things like power or water go out. There is an electric gate that never works, and when it does it is a neusance - being slower than the hour hand of eternity or just being a general eye sore. The apartment itself is spacious enough and affordable, if you are okay with the outdated units. Seriously though, the biggest issue is the parking.

Not impressed. Even though the front is a beautiful scenery, that's pretty much it. I visited this property recently and when we walked in the leasing office there was an awful smell, the fitness center is incredibly small, and there were ducks in the pool. However, they are asking $1900-$2100 for rent. What exatly are you paying for? Also, the vacant 2b/2b we saw was extremely dated and noticed dead bugs. Lastly, there are people who I've spoke to and said do not live here. Now, that I've seen it I now understand. The good thing I can say about the property was the person we spoke with was sweet and professional. Unfortunately, it's a no for me.

DO NOT LIVE HERE!!! The management is non-existent. They literally do nothing. Our neighbor ran a woodworking business out of his garage (i.e. we heard power tools at all hours). We complained to management several times, but nothing was done about this. It always took months for anything to get repaired (we usually just ended up doing repairs ourselves). The hidden fees here are ridiculous. You are forced to pay for parking that isn't guaranteed and a trash service that only comes a few days a week. They advertise "recycling" and a "tennis court", but do not offer either. The work out area is always disgusting and hot (it was 80 degrees at one point). You can never get a hold of anyone at the leasing office even if it is an emergency. After moving out, we were charged an extra $320 after our $300 deposit was taken. My husband and I are so relieved to not be living at such a terrible place anymore.

My friend fell through their cheap and poorly maintained floors. If he hadn't caught himself at the armpits above the 10 feet of nothingness storage space under my apartment, he would have been impaled on a 6 foot tall piece of metal rebar/pole right below the front door. I should have sued. Managment - they've had 3 apartment managers and several new waves of service and maintenance staff in the 22 months that I have lived here. There is no notification to the residents and no knowledge sharing of any of the tenants issues in between staff. The first manager never even processed my paperwork to get my ex off of my lease or made him turn in his keys - which I wasn't even made aware of until 12 months after the fact. Apartments - My unit came somewhat clean with not a single unbroken tile in the place (but promises to fix that - just put in a service request!) and a shower that looked like it had been caulked by a person with no clue what they were doing. Unfortunately, the multiple service requests to fix the broken tile and fix the constantly leaking shower and faucets went unanswered while the management office just keeps sending emails that say we've hired new maintenance staff. When someone did show up to fix things, my apartment was left with paint and caulking all over the flooring, no clean up by the maintenance men, and nothing really fixed - just plastered over with more caulking. Once my shower had been "fixed" after so many times, I had to go to the office personally to talk to the second apartment manager (different from the current) to show her pictures of the rotting wall and mold that was behind the "fixed" broken shower to get anything done. Rent - Want to pay your rent on time? Great! But don't rely on their online site which is constantly unable to accept electronic payments so you have to call the number to pay with a credit card for an additional $30-40 fee or you can mail the check - but wait! Did you try to pay your rent on time at the first of the month only to find out that the website is down? Did you mail your check instead - don't worry I'm sure their super slow processing won't charge you the late fee of 10% of your rent! Oh and if your payments are rejected through the website and you don't find out until a few days later - no worries, I'm sure that they can tell you exactly what went wrong on who's end of the payment (them or the bank). Except that they can't ("it just didn't go through, bummer" - exact quote of the office staff), and they will still charge you a late fee. Pool - Want to use the pool in the hot summer months? Great! Except that they don't bother to take care of it during the winter months so it always needs a complete rehaul. When it finally opens, don't expect that any of the daily staff to clean it or provide a pool scooper for leaves extc. Nope - just cleaned once a week and randomly locked all the time with no warning. Security - They have a gated secure entrance that has not worked or been even operationally more than a week's time in the entire 22 months that I lived here. There is a gate key - always have it with you because you never know when you need it. They don't email us on when the gate is working so when it does work randomly one night you better have the key otherwise there is no option but to sit and wait on another car. There is no number to call. There is a operator line who will put a message through to some sort of security officer; but I've never seen him or had him call me or respond to any of my requests. Extra Fees - Like your rent price - be sure to add $20 to pay for your already assigned parking spot that comes with the apartment. Plus $20 trash fee for the privilege of someone coming maybe on the set schedule to pick it up outside your door. Plus pet rents for pets. Plus the extra $5 a month they get for the right to bill you your rent. Overall this apartment complex is a joke of a bunch of facade upgrades (new signs for directions - great use of funds over basic apartment maintenance!) that led them to raise the rent again.

Never lived here, only took a tour and the catwalk to get to the unit DETACHED from the building as we crossed it. If the platform itself had been thinner it wouldn't have wedged against the frame and we'd have dropped 12 feet

The first impression of this place was very lovely. Amber was very helpful and great throughout. The apartment was nice, but I was still cautious about moving in because of the bad reviews. I was told while putting in the application, the $300 was for holding the room to take it off the market. I was also instructed that I had up to a week to decide, at that point if I wanted to back out, the $300 would be refunded. All of this happened to be false. From seeing the terrible reviews I felt it was important before making my final decision that I inspect the apartment throughly. Up to this point I was only dealing with Amber, however, she was not present that day. So I had the privilege of dealing with their manager, Ron Robertson. He was very rude. He was offended for me questioning the reviews, and throughly inspecting the apartment. After all, this is a commitment where I would lock myself into paying $17,000 of my hard earned money for an entire year. So from my experience of dealing with Ron Robertson, I decided it was my best interest I do not move forward. Then they decided not to refund my money. This was within one week of which I was promised, if I change my mind I would receive my refund. Ron Robertson instructed me since I held a room that I would not receive my refund. So what was the point of dropping $300 if the apartment would stay on the market, and then I would lose it? Ron Robertson also couldn't inform me on legal paperwork instructing me about this. Amber was very delightful, helpful, and did nothing wrong. This is clearly Ron Robertson's fault due to his incompetence of training his employees. My experience with Ron Robertson showed that he only cares about generating revenue, and baiting gullible and desperate people looking for reasonable housing. He is a liar and a con artist. He does not demonstrate good practice for honest people.

EDIT: Definitely downgrading my review - super long review ahead. I was going to wait until I moved out this summer to update this review but I've decided to go ahead and update now. I lived in a renovated two bedroom for two years and an older one bedroom for almost one year. When we first moved in, the experience with a leasing agent named Christian was great but he left about 1 year or 1.5 years in and things have not been great since. Move out was a hassle with unexpected charges and little communication. Moving into the new apartment down the road was odd - no one came to do an initial walkthrough of possible damages, I didn't have access to the SmartRent app for the first week I lived here, maintenance's tools, ladder, etc was left in the apartment when I first entered, and it took 11 days for me to get a mail key for my mailbox from the leasing office. Calls and emails go unanswered. There is an odd stain that keeps appearing on my wall even after maintenance has come in to fix it multiple times and the last time I put in a request about it, they just painted over it - lol. You can pay for the package lockers but the delivery drivers don't usually deliver them here or if they do, they don't lock them in a locker. There are also a lot of unexpected but required charges that they don't explicitly tell you about upfront. The parking is ATROCIOUS and they tow excessively. Great apartments with great space despite being old and a bit broken down (yeah even the "renovated" ones) but way too expensive for all of the trouble with management. Sure any apartment has its issues but Hillmeade/AimCo are definitely taking advantage of Nashville being a hot destination to move right now. Please do not throw your money away to live here. ------------------------------- My roommate and I moved in about a month ago and so far it's been great! The floor plan is nice and open, we have a screened in back porch that backs up to lots of trees, and the complex is near so many stores/restaurants/etc.! The walls are a bit thin so you can sometimes hear your neighbors but it's nothing obnoxious, just a few sneezes or loud conversations or a pup barking once in awhile. The package locker service, 24 hour gym, updated appliances/flooring/style of apartments, smart-home locks and thermostats, and great rent rates all make up for it being just a bit further from the city. Communication from the staff wasn't great but we were told they were pretty backed up with work. Maintenance works hard to make sure that your requests are completed in a timely manner and the leasing staff is super helpful, polite, and responsive! Overall, this complex has been great so far and we love our apartment!

DO NOT RENT HERE. I ignored the reviews and fell for the trap of living at Hillmeade. I leased for one year and honestly, I couldn't get away fast enough. When I moved in the gate worked for two weeks and then they didn't fix it the entire rest of the time I lived there. Parking was a nightmare. We even paid for a spot and people would still park there. My car got towed because I couldn't park in my paid spot, but nothing was done about that. I've never lived in a community where the maintenance staff needed to be in my apartment as much as they did. It's like they are coming up with reasons to come inside. I had issues with a faucet running nonstop, which happened more than once. They took their time in getting it fixed, and then wouldn't accommodate much because it's hard to tell how the water bill was truly affected by it. The worst part was moving out. I scheduled my final walk through and no one showed. Once we were out they charged us for EVERYTHING. They wanted to charge us for tub stoppers that were never there for us, but because I couldn't prove it, I had to pay it. Hillmeade and Aimco are a joke. They make up rules as they go and then trap you into paying for stuff you shouldn't. Rent elsewhere, it will save you in the long run.

This is the worst apartment complex I have ever had to deal with. I do not recommend anyone to live here. They lied to us, lied about the lease, lied about fees. I cant think of anything they did not lie about. They promised us an apartment after I drove to Nashville with all our stuff and then they lied to us. So we had to drive out of the city to get a hotel because it was a Saturday. They did not tell us anyone of this till 8 pm either. Terrible place, Rude people.

Do not live here. The buildings are cold and drafty and you will never feel warm in winter. The parking is a nightmare. You have to pay every month and are not guaranteed a spot, even if you pay $40 for a reserved spot. Neighbors won't care and will take your spot and apartment management will do NOTHING to help you. The walls and floors are thin and you will hear EVERYTHING your neighbors do, and once again management will not help you. We had upstairs neighbors who blasted music in the middle of the night, and never slept. When you decide you've finally had enough and are ready to leave, they will screw you out the butt with charges! We had a four-hundred dollar deposit and still had to pay over a thousand dollars. It's utterly ridiculous. I will never recommend to anyone to live here, and will make sure people know how miserable we were here.

If I could give this apartment 0 stars, I would. This is the worst apartment complex I've ever lived at. Here's several reasons why: 1.) The maintenance staff are slow to respond and often inefficient and ineffective in their work. 2.) I had maintenance come out 3 different times to try to fix my AC unit and was told each time that it was "fixed" but yet my electric bill more than doubled for those 3 months. 3.) Then, when I moved out I was charged ridiculous amount for "damages", most of which were present when I moved in, and did not get my security deposit back because of those excessive charges. On top of that, I was told that my apartment was likely going to be renovated after I moved out anyways, so there is really no need to charge me for any "damages" when they are about to tear the place apart. 4.) I was charged regularly for "pest control" yet I still had raccoons in my attic at least 3 different times, ants came in through the window frame in my kitchen and no one came to spray for that for 4 days, and there were constantly house centipedes all over my bedroom, bathroom and kitchen. 5.) Also, one of the many times they sent out maintenance to my apartment was for a leak in the roof that had come through my bathroom roof. I had placed a trash can under the leak to collect water. Maintenance came the next day while I was at work and when I came home the roof appeared to be fixed but my trash can was missing. Come to find out about a month later when maintenance went in my attic for one of many raccoon issues, they found the trash can in the attic collecting water from the actual roof...it was full of water by this time and if it had been knocked over by the raccoons I would've had major flooding in my bathroom. I still didn't get the trash can returned to me after that so it may still be up there. 6.) The leasing office almost never answers the phone when you call. It is nearly impossible to get a hold of anyone from management when needed. I could list more issues with this place but I think that about covers the major issues. You couldn't pay me to live at this place again. It's also hilarious to me that on their website they show they have 4.5 out of 5 stars on their reviews. I couldn't even find a way to write a review for their website. But read all of the their recent reviews on google and the perception is much clearer (and much different than they portray on their own website)!

I'll begin with the pros. . . . the location is great, the layout is super, and the maintenance staff is great and very responsive.... HOWEVER. . . In the 13 months that we resided at Hillmeade we had 3 different managers, armies of weird insects, brown recluse spiders, over 60 service requests for items that were breaking, broken, or generally in disrepair, and the move in condition of our apartment was in such disrepair that I submitted 3 pages of items needing to be corrected to even make the unit acceptable. In our 13 months we had an ac unit fail, ceiling come crashing down, doorknobs come off in our hands, fireplace tiles fall off the wall, not to mention 1/3 of my kitchen floor rotting out under the flooring, leaving us with plywood covering the gap which was a good 15 feet to the bare ground underneath the unit for 3 days until the flooring people could come back to finish the job. This "gated community" was only gated for about 3 days of our tenancy total, and then we got to pay 15 dollars per vehicle to park in non-assigned spaces if any were available. In the winter the lack of insulation was so severe you could use the under cabinets as extra cold storage, and expect to pay 350+ in heating costs per month to heat the place. The units are older, and things are constantly breaking down, as maintenance just can't possibly keep up with the demand from residents. Which brings us to the move out process. . . gave my required 60 day notice, never got the promised pre-move out walk through required by management until we were actually moving out, the luxor package company (that you HAVE to have if you want to get packages, no options here) tried to hit me for another $50 fee for the right to use the package lockers (was told this was a one time set up fee, not an annual fee) finally got that waived as we did not agree to this. Opted to pay the $140 cleaning fees, but think its pretty ballsy to charge a pro-rated fee to paint the ENTIRE unit for all months less than a 24 month lease, when usage was "normal expected wear and tear" at best, and there were still parts that were never painted after repair by their contractors. Utilities charges a $20 fee to set up and then hits you again for another $20 fee to close your utility account (again required and no other options) in addition to the $4.95 a month convenience fee you get added on. Attempted to have a conversation with the move out team via email regarding my concern for all of these excessive fees, only to basically be told "no adjustments will be made" and to "have a nice day". By the way, my move in form (MIMO) was either lost or never filed by the original leasing team, so there was no reference there either on move out. If you had any plans of seeing any of your deposit back, you can kiss those goodbye as well. Ended up owing an additional 85 dollars after the agreed upon cleaning fee, the pro-rated painting fee, and the excessive and unnecessary "convenience fees" from the utility company were assessed to my account. I would really like to be able to look back fondly on my experience with Aimco, and Hillmeade, but unfortunately I can't do that, nor would I recommend this community to anyone relocating to Nashville. While the entrance is certainly beautiful and serene looking, and our dealings with the other residents were always pleasant, that doesn't justify the cost of rent, parking fees, locker fees, just because fees, and the constant state of disrepair inside the units here.

I would not recommend this place to anyone. Once I moved out they made up charges saying that there were burn holes on my patio carpet. But the thing is I never sat or went on my patio. There was no patio furniture out there and I don't even smoke. Aimco and Hillmeade are nothing but a rip off.

Stay away from this place. You will have only one parking place then have to pay 20 a month for a chance of getting a spot. So if you work past 5pm just consider your parking down and hope you like hicking and walking a extremely steep hill with no side walks. I can see if you're handicapped then you'll have to uber to your place or have someone pick you up. The company is Tow truck happy and will tow you as soon as they can. Apparently they're buddy buddy with the company and love to extort any guest of their residents. Nobody is ever in the office sometimes for days. The places are just lipstick on a pig. The veranda are leaning down and you can see rotting wood through the landlord special paint. Absolutely horrible place.

We lived here for a year. Our unit was nice but we had lots of issues with rotting wood etc. However the office staff, esp the manager was always unfriendly and unwilling to help with any issues (unless potential customers were around and then she suddenly became nice and professional haha.) When we moved out I spent 7 hours cleaning every spec, every base board, fridge in and out etc until it was completely spotless so we'd get our deposit back. I've lived in 13 different apartments and have NEVER NOT gotten my deposit back. Hillmeade refused to give us our money bc we "hung things on the wall" (as in one small oval mirror in the guest room, one larger mirror in the kitchen to cover the breaker box and a picture in the guest bathroom.). I have never been more shocked and angry! Had I known they had every intention of keeping my deposit anyway I wouldn't have cleaned esp for so long. Don't expect to get your money back because they WILL find a way.

Do not sign a lease for this place. When I first moved here I was blinded by the newly renovated kitchen and the property manager saying they were going to build a dog park soon. The property manager does not respond to emails, at all! It's frustrating. You pay for monthly pest control and then have no access to having someone come and spray when needed. The screens on my porch were replaced with the wrong size screen. There is about a inch gap between the wall and the screen. My porch is now covered in dead lady bugs. The guy who installed them knew they were the wrong size but installed them anyway. That was over 6 months ago and the problem still has not been fixed. Maintance will park directly in front of your building blocking your assigned parking spot so you can not park in your spot. Had an issue with my smoke detectors so they removed them completely, it took a week for them to replace them. So, I did not have smoke detectors in my apartment. They always find ridiculous ways to make you pay more money each month.

Moved family into a unit that's not renovated and it's very awkward. Kitchen has a door and wall blocking it from living room. All should be renovated at this point. My daughter thought they would be in different layout without this wall. Did virtual tour should've done in person. Seems different than virtual but leasing agent said it was the exact same apartment. Dead bugs throughout unit. It had not been deep cleaned. I'm a property manager in Georgia and this would've been unacceptable. No light in second bedroom but it has a light switch. I had pest control go out as bugs are still coming. Not sure if pest control is included obviously not with the amount of centipedes and spiders around. It's nice coming in neighborhood but to have a bottom wood facing apartment these should've been the first to be renovated to liven it up. Leasing agent was nice and very helpful. Hadn't had time to address issues as l stated me being a property manager I've tried to handle myself while i was there. Deep cleaned myself and hired pest service. Garage is far away from apartment so not as convenient as would like it but happy to have one. Area is nice and per the crime map has low crime compared to other neighborhoods in city.

2 stars only because of the location, aside from that, they find every single way to nickel and dime you. The leasing office has new employees every week. The parking is laughable. The trash service is laughable. They charge you $50 for receiving packages that always show up at your front door anyway. It's absurd. How this property is allowed to be run like this is mind boggling.

Let's begin with the office staff. If there was ever a question, issue, or concern, the office staff was not helpful. Rather than admit culpability for a problem, they never seemed to be knowledgeable or apologetic. The property manager, Ronnie, is rude, unprofessional, condescending and standoffish. He cares about money. He does not care about the residents. The maintenance staff never once informed me prior to entering my apartment, which by TN law is illegal. If/when they were in the apartment, they never left a work order. So there was zero proof that any work was actually completed. Several times I came home to lights left on and the door unlocked. Hillmeade boasts about making residents feel welcome. That is a colossal joke. There was not one time in the 14 months of residing at this address that I felt like I was home. This staff has zero concerns for the residents. They care about money and doing the absolute bare minimum, if that. They do not care about quality of life, making a hospitable environment, or being a supportive presence in the community. I am beyond happy and relieved to have escaped the lies, deceit, and shameful actions of Hillmeade and would absolutely discourage anyone from ever wasting their time and money by renting an apartment at this complex.

We chose hillmeade as a second residence and spent about 60% of our time there over the last 14 months. What pushed us out was the rusty and missing handrails. Damaged walk way to the 3800 building. No one wants to spent $2200 a month walking into a dilapidated building. The final straw was December 17th. Maintenance was performed in our unit unsolicited with no record on SmartRent. A firearm was manipulated during this. My wife and I were out of town during this ordeal. We're thankful to be back in our own home.

Aimco implemented a new package delivery system mid-lease that meant in place of having packages delivered to my door as I had been doing for three years, I had to cart them all by hand from the storage facility to my apartment. I have a lot of packages delivered. Bad deal for me, worse deal for disabled folks. If you prefer not to have your living conditions changed in the middle of a lease, exercise caution.

Grounds and facilities are nice, but the condition of the apartment, as well as maintenance, on move-in left something to be desired. 3 months in, my experience so far hasn't been stellar, but hasn't been bad either. Good value, but it's better to have some overlap if possible to make sure the apartment is actually ready for move in. Solidly average, 3-star experience.

Changing my review. I love the view from the apartments, I love that it's in a safer neighborhood. But they lied saying that it is a gated community. The gate has been broken for over a year. We have had a high speed cop chase in our complex and creepy strangers yelling outside our building yelling at 3am. With the gate, this could have been avoided. Every month they say the gate will be up and running again And when you try to contact a manager about it, they refuse to respond. So if you want a gated community and helpful managers, don't come here.

Overall, I would say my stay here was satisfactory. Wasn't great, wasn't terrible. I will break it down below: The good: Love the layout of the dogwood apartments. Nice and open, spacious, great kitchen, big rooms. Like that the community has plenty of trees, which provide shade and a nice feel. The pool was a very nice feature to have. Gym was useful during the winter. The optional garage was very helpful when I needed it. Maintenance was always very quick in their responses, sometimes I would get him over the same day. The location in Bellevue is great, you can just about walk to Kroger, restaurants, liquor stores, etc. complex is sort of nestled on a hill, looks nice. Super close to Percy Warner park, which is the main reason I even knew to look in this area. The not so good: so many fees. Pet deposit (non refundable) pet rent per pet and a 2 pet limit. They charge you for a parking pass (15 dollars), which doesn't guarantee you a spot. I think maybe now they make you have at least one reserved spot per apartment, which is 45. Don't quote me on this, but we always had one. You pretty much are forced to pay 50 for the Luxor package locker as soon as a piece of mail gets delivered there (if you order from Amazon, it will most likely go there) and we were not told about this at signing. On the utilities we paid 20 for trash valet, and a second trash fee that was around 15 dollars.... water and sewer seemed really high. My utility bill was typically around 130 dollars aside from power. For an apartment that was around 1600 base price, I ended up paying almost 2,000 per month after all the fees. Most of it, you know about, but it's still quite a bit and feel like they can do away with some of it. Other than the high cost and fees, the apartments are pretty poorly insulated. We had noise issues with and from neighbors, not much we could do about it. They charged me 160 or 170 for a professional clean, mandatory for COVID. I've never been forced to pay a cleaning bill for any apartment, unless I left it dirty. Feel like they should've picked up the bill on that after making almost 20,000 dollars from me in a year. Overall, this place is not perfect, but it's not terrible either. Management seems to really try to improve things for the community, and from previous reviews I think they have gotten better. I would recommend this place to anyone working in or close to Bellevue, Charlotte pike, if you can afford it. I worked in Franklin and it was a 30 minute drive. Just be aware that it's not perfect and you will have some gripes, but that's about any apartment.

My wife and I have been at Hillmeade for about a year and a half...maybe a little longer. When first searching for something in the Bellevue area, we kept returning to Hillmeade because the setting is beautiful and from the outside everything looks wonderful. We decided to proceed and went with a 3 bedroom place and we love the layout and we have just enough room for the two or us and some occasional guests. But as our time began to move forward, we started with minor issues...leaky faucets, an air unit that just stopped cooling (actually our first week there but it did get replaced), crumbling wallboard in bathrooms, etc. We did as we were instructed and submitted service requests but it was always for the same things over and over. The leaky faucets in the master bath were finally addressed and part of the wall behind them had to be taken out and guess what was found? Mold and rotting boards. The man doing the repair got as much out as he could and then sealed it up, replacing the tile with a different color tile, but we were told it could be "painted" to match the other. Then we were told it couldn't be painted and we would have to live with 2 different colored tiles in the same tub/shower area of the master bath. Water had also begun to leak around the base of the tub and into the wall area. This was addressed but only to slap some more plaster (or something) over it to cover it up. But, still loving the area, we made it through that first year and renewed our lease. Then, renovation was done on the apartment below us and we suddenly had a crack in the wall over the kitchen door and a space between that part of the floor and the baseboard (as though a support wall below had been moved). And our refrigerator/freezer started to leak inside (from the freezer) and the bottom of the refrigerator would have 2-3 inches of water in the plastic bins at the bottom. A service request was submitted and the drain for the freezer section has been unstopped twice because it continues to freeze up (there in not a temp control in the freezer). I even unstopped it one myself between the 2 service requests. And this morning, we have water again and my wife was stopping by the office to let them know. But now something new we spotted last week....in the hallway ceiling....my guess is we now have a "growing" black spot that seems to be the start of some black mold. What next?? I know the Hillmeade maintenance staff has their hands full but in dealing with them (and the staff has changed often in the past year and a half), it seems they really want to "fix" things but their hands are tied so things are just "patched" instead of being really "fixed". Such as our security gate for our "gated community" that has never worked. (but I will say that a new gate was just installed but isn't working yet...so time will tell). Parking is still a nightmare and the residents were emailed with permission to do our own calling to have cars towed that are parked in the wrong places, especially the spaces we pay for to reserve our spot. (I'm sure this will make for great neighborly relations...this should be handled by management). So let me sum it up because I did get a bit long here. We still love the setting of Hillmeade and we have great neighbors. Yes we do hear an occasional noise from above or below us but that's to be expected most of the time in apartment living. I know things will break, but when you question them or the "patching" and are told (such as the different colored tiles) "that's the reason people rent instead of buying"...(what does that have to do with not replacing removed times with the same color tiles?). The newly renovated apartments look great and we would love one of those, the same size we have now, but the prices also went up and the beautiful setting of Hillmeade just isn't enough for us to pay more than we are paying now. Do we want to move? Not necessarily but I'm afraid when lease renewal time comes around, we will have to move on...and honestly, I wouldn't wish moving on my worst enemy.
