What can I say about Indian Oaks that hasn't already been said? Let's start with the positive. The maintenance guys are pretty good. After you put in a request through the portal, they will take care of it right away. The trees and bushes seem well cared for. That's about it. The negatives of Indian Oaks are many but I'll touch on the key points below. The apartments suck. The gross, original (40 years old maybe) windows, doors, and closets are ugly and tarnished by years of use. Popcorn ceilings and awful thresholds are only eclipsed by the disgusting bathroom and kitchen ventilation systems (more on that later). The grounds outside many units are routinely flooded because of bad drainage and the nicely cut grass is always littered with dog poop. That's more of a tenant issue, but it bears mentioning. The kitchens are tiny. They're so small that I couldn't even open the oven and fridge at the same time. The trash situation is possibly the worst I have ever experienced at any apartment. Waste Management picks up twice a week but it still isn't enough. The dumpsters surrounding Indian Oaks are always full or overflowing. If you are unfortunate enough to park near one, you can expect to see garbage strewn around by local wildlife and lazy tenants. The stench is ever-present. The parking is bad. Tenants and maintenance companies are always parked in red zones, blocking fire hydrants, and more importantly, blocking your parking spot. The office and staff are pretty hands-off in that they are never available. Unless they think you owe them money, then they will happily reach out to you. Earlier I mentioned the kitchen and bathroom ventilation. It's disgusting because it doesn't exist. The oven vent is one of the cheap ones that is basically just a fan, blowing smoke and oil back into your face. This is pretty standard for low-end apartments. The bathroom vents are horrifyingly non-standard. Behind the "vent" in the ceiling is literally just a fan blowing into a cavity. There is no ducting or exhaust. This is a recipe for foul odors and mold growth. Most likely it wouldn't pass a code inspection either. I guess it didn't fit into the million dollar corporate budget to fix a little thing like that... If you decide that you don't care about your health or happiness, all of this can be yours at a premium price. * See attached photos of the bathroom "vents"
