While their promotional visuals might appear enticing, prospective tenants should be forewarned of a multitude of hidden fees. Beyond the baseline rent, there are significant charges for amenities such as parking, water, and mail services, which often require an additional subscription. Here is 15 reasons why you SHOULD NOT! consider moving into North Park Apartments:

This place is very poorly run and extremely unprofessional. The leasing office and front desk staff are no accommodating or helpful and. Would not waste time or money on this place

VERY BAD SERVICE AND MAINTENANCE MANAGEMENT / YOU HAVE TO WAIT 4 or 5 DAYS IF Some one come and fix the problem/ Very bad I will reported to state of Maryland and cunsomer protection . Good location bad mangment

Update 07/25/16 - A/C is out. Again. Update 07/06/16 - well, the A/C (one system for the whole building) is broken again, and it's 93 degrees... also since the last update, one garage door was broken and left to stand open for 2 weeks--not great for security. Do not believe the 'response from owner' -- neither calling them, nor visiting the leasing office in person, does any good. Nothing is made right, no concessions given... Their only offering today--a suggestion to open our windows--ha! Update 05/30/16 - well... the A/C is bandaged for now--but today an elevator has broken down again. Awesome... just hanging out in the lobby with our baby in the stroller, and melting frozen goods... Update 05/28/16 - first hot day of the summer--A/C is broken down by 3pm, again! Rent was raised this year... obviously just lining their pockets, while the critical systems in building fall further into disrepair. Can't wait to get out of here! Used to be a good place to live, but Capitol Properties is so cheap that the place is falling apart. In any given week, you can expect for the water, A/C, elevators, or some combination thereof to be out of commission for an extended period. Major concerns like these only have bandages applied, while the little money they do spend goes only toward trying to trick new people into moving in... e.g., touching up paint and light fixtures. Other problems--for instance, the icy breeze that blows in the leaky windows, strong enough to rattle the blinds, all winter long--go completely unaddressed. Oh--and count on them having the audacity to expect rent rises that dramatically outpace inflation, despite the deteriorating conditions.

AC here is garbage. We currently don't have AC. It was 106 degree heat index today. Same forecast for tomorrow. This has been a recurring issue for years here and it's getting worse. The AC in this building fails anytime the temps exceed 90 degrees, which is very often. Management knows about the issue and refuses to do anything about it year after year. Concierge and front line maintenance staff are excellent and always very friendly. Unfortunately they aren't the ones running this place. The fact of the matter is that the apartments in this building DO NOT have AC. Ask them and they'll tell you it works great. Look at managements responses to the reviews. They act like it's fixed every time. It's never been fixed. Not in the 4 years I've lived here. They might have a model unit they keep cold. The lobby is on a separate system which they always keep ice cold, to give the appearance of having a well air conditioned building. The actual apartments do not have AC that is even remotely reliable. In fact, the only thing you can rely on is hat you will not have AC if the outside temps exceed 90 degrees. If you're thinking of moving here, you could save yourself $1000/month by moving to a building that doesn't advertise having central air and you'd be just as comfortable. Not an exaggeration.

We pay $3,000+ in rent - which is NOT cheap. Yet this building has MASSIVE AC, water and HVAC outages every year. I have been living here since 2012 and we have had day-log AC outages over and over. Last summer, the AC was out 15-20 times in the summer. This year there have "only" bee 5 outages but here is how long they lasted: 36 hours, 10 hrs, 11 hrs, 9 hrs, and today there is another one - we are at 3.5hrs and counting. We are talking 110 heat index and no AC. Management sugar coats their responses (even on Yelp) saying - we're glad we were able to resolve the problem, yet the problem is NOT fixed. Further, rent increases were 8% this year and management will not discount rent or even compensate you for a $60 fan to help cool the apartment down. Especially if you have kids, are elderly, or work from home. STAY OUT!

Do not move here. The management ignores maintenance issues and makes false promises when you renew that they'll refuse to follow through with, even if you have an email stating that they'll do it.

I was actually in the process of signing a lease with this property, believing that it would be a good deal despite the awful comments. Fortunately at the very last second before signing the lease I learned that the job offer I received had multiple locations and that I would actually be at a location that was about 30-40 mins away from this facility so I had to find another apartment. When beginning the process to be approved for a lease I paid a $100 application fee for my partner and I as well as a $300 refundable amenities fee that I was sure to get back if I didn't continue with the lease. Upon discovering that I was apartment searching in the wrong location I contacted Michael Reeves who had been assisting me with this process who I also found to be a very nice gentleman and I explained my situation and he said he understood and would be in contact with corporate to issue my $300 refund. This was back in the first week of January 2021. I was told I would receive a refund check in the mail within 4-6 weeks. It is now March 11,2021 and I still have not received anything and I have been in contact with Micheal via email and over the phone. The last two emails I have made he has not responded to after assuring me on his last reply that the process was made and they were waiting on corporate to send out the check. Via his last email he told me that if I hadn't received anything within a week or two to contact him and when I did he told me he tried calling corporate and had not gotten through to them. This place had not problem taking my money but seems to have a problem giving it back. Need less to say don't put any money up if you aren't certain you want to live here cause it will take forever to get your little $300 back. But with this experience I wouldn't even recommend anymore to do business with them ! I thought they were stand up and better than the comments but I may have to agree with the comments about this place.

If you take away nothing else about this place it should be that it is a horrendous place with god awful management. I cannot tell you how many times the whole building would go days without hot water. Or how the garage door was stuck open for 6+ months and led to multiple vehicles being vandalized. I never felt safe, accommodated, or valued once while living in this building. You couldn't pay me to live in that place ever again. Edit: North park says below that they are "unaware of vehicular vandalism". This is either an outright lie or they are very unaware of what happens at the property. I would not recommend living in a place where they will outright lie in a public forum.

The elevators are in the process of "upgrading "for months, means that more than 800 residents are using ONE elevator in most of the time. It easily keep people wait for 20+mins to get up or down.Last week, there's a homeless managed to get in, living?drinking?eating and smoking in the corridors of the building for days. the management didn't do anything until some of the residents called the policy and get him away... there is no security at all from day one.

Good apartments but they're poorly built. We've had non stop issues the past year living here and communicating with leasing is impossible. They take weeks and weeks to get back to you for serious issues like black mold. Not renewing our lease.

We have not slept in weeks and are at our wits end. We have been more than patient with the management here and are seeking alternative routes of recourse (Montgomery County? Housing and Community Affairs?) Fed. Up.

Nice apartments with good floor plans, but old. At the time that I was living there management has been the main issue. Following are some of the problems: They changed building policies several times on their own favor, for example guest parking policy changed and it was not convenient for guests to park in the garage any more. They rented the apartment with utilities included, later, they started to send utility bills. Washer/Dryers in the floor were too old and many times were broken. Elevators were out of service a lot of times & sometimes two of them out of service at the same time. Hot water outage with a short notice was happening regularly. There was fire in the building and fire alarm didn't work in some floors (including mine). Every summer they opened the pool late. Late means they always opened after manorial weekend! Packages were missing. Sometimes they were found sometimes they were not. Water leaking in my bathroom from the top floor 3 times, it was the sewer water! My kitchen appliances were from 80's and 70's, noisy and not energy efficient. I decided to move out sooner than what I was planned. I switched my lease to month to month so that I can leave anytime with a short notice, of course I was paying more rent for month to month but management charged me a couple months more rent after I left. I am sure they rented in the meantime. What should I call it! I cannot suggest this building to anyone. Maintenance and cleaning crew were always nice.

The unit sizes and rooftop pool may be alluring, but save yourself the headache of living here. After living in the building for 2.5 years, I am so thrilled to finally leave this place behind. The biggest issues are management, laundry, plumbing, and elevators. Management: First, and most egregiously, the management. Nichole, the "assistant community manager", is easily one of the most uncompromising, uncompassionate, and illogical people I have ever had the displeasure of dealing with. In conversations with her she has cut me off, spoken over me, and said I was "being smart". She has not let me finish asking questions about my lease terms. When I asked for her supervisor's contact information to ask about policy changes, she refused. According to her, if residents want to talk to upper management, she checks with her boss, who then tells her if he does or does not want to speak to the resident. It is completely unacceptable to have no way to contact upper management when there is an issue or question. The leasing office wasn't always this hostile of an environment, as I have had positive experiences with the previous employees who I signed my lease with. There are also pretty severe issues with upper management. One of these issues is that there is little to no notice on policy changes. Nichole said that a certain policy involving notarization for certain documents is not shared with all residents because it does not apply to all residents. As a result, I was unable to process a request in December because I needed to find time to get a document notarized when two weeks prior to the conversation we had, this was not the case. Apparently in that two week gap and beyond, the management has decided that residents do not need to be made aware of the policy. Just because a policy doesn't apply to everyone doesn't mean it shouldn't be made aware to residents. Parking policies are not relevant to all residents but we are all expected to be aware of them. In addition to those issues with management, the rent increases are pretty substantial even though they have started charging for utilities. As a result, many residents who have lived here for years are leaving. The headaches of this building were not worth it when I wasn't paying utilities, and they are certainly not worth it with additional utility cost. Laundry: On each floor there are two washers and two driers. However, when any one of those are out of service, it becomes a nightmare for anyone on that floor and the surrounding floors because it drastically impacts how many people are able to do laundry at once and residents have to use the laundry rooms for other floors. There are more affordable buildings with in-unit laundry. Plumbing: In regards to plumbing, from November 2019-December 2019, I have at least 7 emails about water shut offs or no hot water. In January, I had 8 emails regarding heat and water shut offs. Prior to that, it seemed like there is no water at least once a month, if not more. Elevators: In regards to the elevators, they are out constantly. Whether they're broken or in repair, it is extremely unpredictable if they will be functioning or not. When they're not all functioning, it creates a huge issue between 7 am and 9 am and between 3:30 pm and 7 pm because then there are one or two elevators stopping on nearly every floor. On several occasions, I have had to wait upwards of 15 minutes to just get on an elevator. I feel badly for parents with strollers, people with mobility tools, and anyone with a suitcase because they really suffer the most in these circumstances. There are also issues with moving because they have double booked the one and only service elevator, so if you incur extra charges with your movers, you're out of luck. I pride myself on being a respectful resident who pays my rent on time and follows rules, but I have been continuously disappointed by North Park. The fact that there are 28 availabilities on February 1st, 2020 in a building of this size should be a huge red flag to anyone considering living here.

don't move there. quality is getting worse and worse. terrible management, big dogs pooping in the lobby, gym smells awful. this used to be an elegant building but it's no longer the case.

Just another quick update: The second elevator renovations have not been completed in September, as was stated by the representative below. In addition, it feels important to let any potential renters know that this building will not let you know that there is asbestos in the building! We recently received notice about an upcoming project concerning asbestos because they are legally required to notify us, but it's clear this has been going on for a lot longer and is only now coming to a head. Other residents have reported having to have chest X-rays due to persistent coughs as well as management gaslighting them about black mold in their apartments.

Moved in a couple years ago. The building is nice enough to live in, but the building promised in unit washer and dryer within 6 months of my moving in, and two years later there has been no movement whatsoever on that front. Additionally, the elevator replacement has taken far longer than it should have.

Sometimes there will be no doorman which leads to people without cards to get in the building to be locked out just waiting for the doorman.

Sometimes there will be no doorman which leads to people without cards to get in the building to be locked out just waiting for the doorman.

If you have incredibly low standards for how to be treated as a tenant, I highly recommend you check out North Park Apartments. While North Park Apartments was under prior management, I loved living here. The building was constructed in the 1970s, and there are certainly some signs of wear and tear that accompany that, but on the whole, my roommate and I had a great experience. Then Air Communities bought the property. I'm not going to blame the trash compactor fire, constant hot water outages, flooding due to pipes bursting, elevators doors that occasionally freeze up during the ride, or neighbors that smoke constantly and make our entire closet smell like weed and cigarettes. But I will absolutely blame Air Communities for their poor mitigation of these issues. As these issues persist, Air Communities also implemented a payment portal that includes a hefty processing fee. For the first couple of months after this new payment portal was incorporated, they allowed payments by check to the office (you know, like what you do when you have tenants). And naturally, given the processing fee, everybody and their mother chose to pay by check. So Air Communities stopped allowing check payments, and required all tenants to use the portal. In addition to increasing rent for new tenants by about 35% and hiking utility fees. As I write this, my roommate and I are about five months into our 15 month lease. We love the apartment itself and the Friendship Heights / Chevy Chase community, hence the second star. And to be fair, the 1,000 square foot one-bedroom floor plans, rooftop gym and pool, balconies for every unit and inexpensive parking ($125 compared to $200 or $250 for most garages in DC that I've seen) are all amazing qualities of the building. However, the positive qualities of the building, at least at this point in time, do not make up for the disappointment I've felt with the new management. And hopefully, this is helpful for anyone looking to move into North Park.

You can live here, and you can enjoy the quiet. But don't expect heat in the winter. The new management company installed some "climate-friendly" heating system that doesn't, you know, heat the units. Everyone has complained. Ridiculous.
