I've lived at One Canal Apartment Homes for six years now. We've had our fair share of annoying maintenance and management issues, but continued to renew because we love the location. In the last year the sprinkler system has burst twice and caused us to vacate our home both times. Once with a newborn and then once with a young toddler, both challenging. The second time there was significant water damage to our apartment itself as the pipe was directly outside our door. Management reacted quickly and stated that they fixed the issue and removed all water damage. (Even though our ceiling was open for 6 weeks while they worked.) Two months later, my husband, 18 month, and I are all experiencing significant respiratory problems. Over night visitors began sneezing and sniffling within days of arriving. We reported this to management and vacated the apartment again while we awaited testing and remediation. The report came back with several concerning findings including a six square foot area of water damaged, moist dry wall right next to where I sleep, high humidity both in our apartment and in the apartment hallway where the leak started, and low levels of mold (when compared to the common areas of the building that also experienced water damage before...). Management stated that because the mold levels were low, they would not be taking any further action to remedy the situation. When it became clear our apartment was no longer safe for us and our baby, we asked to vacate our lease with 60 days notice. Management claimed to take our claim seriously, but again reiterated they would not be removing the water damaged parts of the apartment that are still retaining moisture per their independent test and that we would not be able to vacate our lease and be forced to live in an apartment we don't feel safe in. I could go on and on with a laundry list of other reasons you shouldn't live here, but the most important and untenable one is that because they are seeing lower rental rates, they are forcing us to stay in an apartment with water damage that is ripe for mold growth.
BY FAR THE WORST WORST MANAGEMENT OF THE CONDO, I HAVE EVER ENCOUNTERED!! FOR SOME LAME CONDO THATS ADVERTISED AS PRESTIGIOUS, THIS CONDO HAS THE MOST OUTRAGEOUS STAFF AND QUALITY OF SERVICE, WORST I HAVE EVER SEEN. THEY SHOULD ALL BE FIRED AND NEW STAFF HIRED!!
Entirely unprofessional experience unfortunately. They scheduled a specific time and made sure I was there on time, only to make me wait 20 min. I was also told I could tour the unit I'm interested in, but when I drove there, they said I couldn't see the unit. What.. is this place? I would never rent here, and reading the reviews, it seems renters have issues with the leasing office/management through and through. So glad I dodged a bullet.
Careless, rude and greedy management and leasing stuff. The apartment we moved in was supposed to be inspected, repaired and cleaned prior to moving in but WAS NOT. I had to inspect the apartment myself, report the issues and supervise the repairs, and I did all the deep cleaning myself which took a whole week. Considering the condition of the apartment, we asked the leasing office and the management what they could do to remedy the situation. We even offered several options to which the management responded with a NO, NO, NO and NO. In addition they denied any issues and lied to the Housing Court characterizing their tenants as "ill will" and "dirty handed" people. One Canal management has a completely unacceptable approach to any issues reported and keep advertising their building as a luxury paradise. Total misrepresentation.
maintenance work is completed promptly and correctly. it is maintained very well and is always clean. the concierges are always friendly and all the staff are professional. BUT: fire alarms go off 1-3 times per month. Ambulances go by all day, as it's close to a hospital. Garbage trucks empty the bins at 6:30 am every day. Exceptionally annoying and disruptive if you have young kids, dogs, or work nights.
I lived there for a year and it was the worst experience I've ever had.Rude staff, to many bad stories to explain. The concierge is also very unprofessional. I wouldn't move here if you are a young professional, it's more geared towards people who have Families.Hopefully that god forsaken Serita is gone, worst leasing manager I've ever met ! Go to the Avalon North Station, best move I've ever made ! Better building as well 🙂
Called and set up a showing. First impression weird vibe. When getting to the front desk I was told the leasing agent had another appointment and that I must be confused. Unfriendly. I pulled up the phone number and they said the switchboard must have made a mistake. After showing that they were wrong they told me to wait for 1 minute. After 15 minutes I left. If that's what it's like on the front end there's no way I would ever be interested in renting.
Concierge called me just now about moving out. after explaining that i had been off lease for 6ish months he very rudely hung up. For the $$ i paid while living there.. these people should be nice all the time.

My apartment is large and stylish, I enjoy the large Windows and stunning views I really like the interior of this building, because I am an art person, and all these paintings and art objects inspire me every day! The Leasing team is also great! They helped me with everything I needed and were always friendly and welcoming to answer all my questions! I love it! This makes life here more comfortable and cozy. Great location close to subway, bus stop, North station, CVS, star market and many more! I Think I found the house I dreamed of
I was extremely disappointed in the management of this place. I really wanted to like it because the location and apartment were very nice. My husband and I scheduled a self-guided tour and went in at our allotted time. Once we arrived, the front desk told us nobody had informed them of the tour, so they couldn't let us in. They were not friendly or apologetic about it. My husband and I were highly annoyed, but despite that decided to try again the next day. We went in the next day, and our info was there so we were permitted to view the apartments. We really liked them, and reached out to the leasing agent by email for some more information. The leasing agent was unresponsive, when other properties that we've seen were practically following up with us minutes after we left the property. It reached the point where I CC'd the general manager on the email, which is when I got a follow up from another agent by SMS. After I posted my questions to both agents by email/SMS, I still got very delayed, limited responses and no follow up after that. This type of inhospitable behavior and work ethics turned us off the building. It became the last place we wanted to live after being our number one. Though the apartments are nice and spacious, I would opt to live in another building given this attitude and general behavior of the staff. Would not recommend this place.

My boyfriend and I were so thrilled at the idea of living at One Canal. We put a deposit down without having an apartment confirmed because we were convinced that we would never want to live anywhere else. However, the person who we had the misfortune of working with during the leasing process completely tarnished our experience and overall feelings toward One Canal. He was unprofessional, unresponsive and anything but helpful as we eagerly awaited responses and answers. It took us weeks just to get our $1,000 deposit back and we only accomplished that by working with somebody new. I cannot speak to the living conditions at One Canal and remain impressed by the building itself. However, if you are considering this establishment, I suggest you are equipped with a generous timeline, an abundance of patience and a back up plan.
Concierge staff is great but it was a disaster dealing with the leasing office. We had to deal with Ashley, and from when we first looked at the apartment, it had two price increases from what she told us was the rent. One AFTER we accepted it but she wasn't around for us to sign the lease. Then when she got back to us, told us it went up again that morning! C'mon, it was ludicrous. Seemed very much like bait and switch. Regardless, we rented there for a year and did enjoy the building. However, after one year and getting a rent increase around $400 to $5,900 I asked Ashley if there was anything less expensive. She told me, 'no' and after coming up on our notice deadline I asked here twice more. She still said nothing else was available for less money. Then, when I gave our notice (moved to Seaport-Watermark), she actually said, "Wow, I didn't know you'd actually move, I could have done something and reduced your rent increase". How is she still working there??? I'm glad we moved on. By the way, the building itself is great, the concierge staff is great. The neighborhood in convenient but a little sketchy with the Methodone (sp?) rehab facility across the street and the dealers hanging out at Haymarket bus station across the street. I did hear from others that the other leasing agent, (Kate?) was awesome. Perhaps if we had her helping us we'd still be living there.
The photos on the website are deceiving - the "dog park" is not the one pictured at all. In fact it's half the size as the one in the photo. They use AstroTurf and the feces and urine from tons of dogs just sinks in - It smells horrible and is too small for the size of the building. Plus a lot of the dog owners don't pick up after their dogs. The rent is high enough but they charged me an additional $565 per month for a parking space, $75/ month for my dog, $50/month for the mailroom and $10/day for any day that I didn't pick up a FedEx envelop when I was traveling. Plus water, utilities, etc. The dishwasher was low end and didn't clean my dishes. The washer and dryer in the 2 bedroom was so small I could only do half loads of laundry at a time. The spaces in the parking garage are too small for anything but a compact car and driving up and down the ramps and around corners is a disaster. So many people have hit the barriers and bars, they are colored with paint from the various cars that live there. The sides of my car my mirrors were damaged multiple times and I'm having it fixed once I move out. The pool is only 3.5 feet deep and is always so crowded you can't move around. Also, tenants reserve chairs by putting towels down and then take off for hours leaving the chairs unoccupied but "taken". If you were hoping to do laps here, forget it. It's like Spring Break in Florida, people on top of each other. The location is great but...there are a lot of homeless people and drugs there. Not unusual to see human feces on the sidewalk, people drugged out of their minds yelling, passing out, and overdosing. Also, when there are games and concerts at the Garden, it gets very loud when the crowds get out. And last by not least, there is constant construction in the area, which starts off early morning and is very loud. The concierge staff is great but even they can't make up for all the stuff that is wrong with this place.
Building is beautiful, great area, great layouts, well maintained. The leasing office, however, could care less about you as a tenant once you sign the lease. Follow up, returning emails, doesn't happen. They are more concerned about scheduling social events than following through on issues. My car was hit and damaged in the garage by the car in the neighboring reserved spot. Office said they would contact the tenant as they could not give out their information. Never heard from the tenant and after returning to the office and emailing on multiple occasions still no reply from the tenant or follow up by the leasing office. Air Communities, the building owner is also more concerned about meeting occupancy numbers and maximum profits than the people who live there. They aren't looking for long term residents who can be long term investments for their property. Instead they impose astronomical lease increases. My renewal rate was 18% higher than the previous year.
The front desk staff were amazing but management treats tenants with any issue like dirt. I came home one day to a leak in my ceiling, only to find it was the bath water from the person upstairs coming down into my kitchen. Not one apology was issued. Despite spending hours cleaning before moving out, they tried to charge a $150 cleaning fee to my security deposit. This is ILLEGAL in Massachusetts.
We loved the building when we first moved in. After all, it is a beautiful building. But the more full the building became -and as we approached the end of our lease - my tune had changed completely. 1. The wine bar and restaurant still isn't open and when we first looked at the building, it was mentioned it would likely be open in Oct... that was October 2016. It's likely to open nearly a year later in 2017. This was a selling point because it was something different than all of the other traditional sports bars on Canal St. 2. I signed up for auto draft of rent on the 1st - somehow it took the money early and I reached out to the office and am still awaiting a response. For some, a 4200+ draft on their account early can be quite a surprise. Thankfully it didn't mess up anything for me, but still, an unexpected pain - and it happened more than once. 3. It takes forever for the water to get hot and the garbage disposals are weak and not great. For what we pay, I guess I expected something better. 4. We have had neighbors guests just walk right into our apartment on a secure floor... twice. Not sure how this happened more than once, but it left us feeling quite uneasy. We were told that it would be followed up on, and a broadcast message would be sent and we never saw anything happen. Rather, we just waited for the next time someone would walk right into our place. We shouldn't have to lock our apartment if we don't want to when we are in it, but at One Canal, on a secure floor, your door had to be locked at all times it seems. 5. No renting out of the amenity space for tenants - which was something we were told would be possible early on. I get that the pool and roof may not be available because they have a lot more but the Canal Club isn't even available - even for a cost (which most are willing to pay). Other buildings seem to allow it from time to time during non-peak hours so I guess this was a surprise. What I find to be ridiculous about this is that when the property management company has a private event, spaces are off limits for residents. Or when a resident wants to push something - like makeup based on an upcoming event - they allow that. 6. No bike storage. My poor bike got rusted because we have no bike storage in the physical building and they are exposed to the elements unless you keep them in your unit. Thankfully, we found a home remedy that helped clean it up a bit. It's never going to be 100% though unless we replace the handlebars and seat. 7. This one is just a huge annoyance - a number of residents let their dog(s) pee at the side door on Valenti Way... they should go to the dog park or somewhere else nearby. Residents want to avoid walking in pee when they go out the side door. It's one thing when a dog has an accident, another when it's a consistent issue for many dogs. 8. Pet friendly but not "really" pet friendly like most other buildings. We were told there would be regular pet events - and the entire time we were there there was a whopping two events. Also - dogs are not welcome in the communal spaces so they are restricted to the dog park for the most part. I understand they shouldn't be in the pool... but other places they should be welcome. 9. No guest parking - not the most guest friendly building. Parking spaces are all full with a wait list which makes it really hard when you have overnight pet sitters. Given that there isn't really much parking nearby, this is just an inconvenience. 10.The Haymarket loiterers - for a luxury building the neighborhood has a long way to go. My wallet was stolen walking from the building to the Tap Trailhouse one evening. 11. We asked for our sec deposit to be picked up instead of mailed. I had to chase it down. Thankfully Kate was awesome enough to respond and help us get it (despite attempting numerous times with a few other staff members before this). 12. We had already decided to leave - but saw that our unit is being rented for what we had paid for it plus 6-8 weeks free. Why don't these buildings try to maintain their residents? Having been home owners before moving to Boston, it's just surprising to me how this works. If I owned a building, I would be about keeping it full with people I know could already afford it, paid on time, and weren't a nuisance. I thought about giving it 3 stars - but only because maintenance and some of the staff has been absolutely awesome (getting 5 Stars) - the concierge staff has been pretty great too. I think the concierge staff may be spread too thin, and it's hard to see when people are at the door (because of desk placement). As far as amenities, this is a great place, but some of the residents are just quite rude and forget that other people live there. This is the case with any bigger building and one of the reasons we also sought a smaller one now. We also didn't like the "party" vibe that seemed to become more present. I guess I'm getting old.
Nice place with awesome amenities and I would have given more stars but the construction goes on almost daily until 130am (loud banging noises right outside your window). I'm slightly appalled that the leasing agent conveniently failed to warn me about this late night construction when I signed the lease. Disappointed.
I haven't even moved in and I feel i would never recommend this building to anyone. I have signed a lease and am due to move in on the 23rd of this month. Their staff takes between 2 days (if you're lucky) and 5 days to get back to residents, which I find to be horrible customer service. I currently live in the Avalon, and we hear back usually on the same day. For a building as expensive as One Canal, I'd expect better. They make residents sign a "good neighbor" agreement - perhaps they should make their staff sign a "good staff" agreement. I am hoping that my experience will change upon move in. I will update throughout the process. Update - as of the last week, the building has been quite responsive. I have been receiving responses within the same day. Perhaps the pandemic situation cause a temporary shortage of staff. Now I would potentially recommend this property, which is why I changed my rating from one star to 3 stars. More to come soon!
First let me say that the staff, amenities and building quality of materials are fantastic. The staff is super friendly and responsive to issues: from the concierges to the maintenance and cleaning personnel. My biggest gripe and the only reason for deducting 2 stars is irresponsible dog owners. I have had to confront people that let their dogs bark incessantly in the on-site dog part in the later hours of the night and in our 17 months of living here, it is a nearly weekly that I find a puddle of dog urine or feces in one of the hallways. People: 1- House train your dog. This should extend to the public indoor spaces - not just your apartment. 2- If your dog has an accident, CLEAN IT UP YOURSELF or call the concierge and apologize and let them know about it, so they can get it taken care of. 3- If your dog has a problem with peeing in the hallway, carry it in your arms until you get outside or consider not leaving it in the apartment for such extended periods. 4- When you do get your dog outside, lead it away from the entrance and don't let it pee right in front of the entrance so that the rest of us half to walk over it. This can be a great community, if only there was a little less irresponsibility and entitlement going around. Let's all try a little bit harder. You are sharing spaces with probably over 1000 other people, so please try acting like it.
Overall, One Canal is one of the better big apartment communities we've seen since moving to Boston. The leasing staff, concierge, and maintenance staff are really nice. The apartments are fairly quiet, with thicker walls and floors between units. The doors on the penthouse level are much better for sound (and also much taller) than the lower levels, though. We've lived on both the Greenway side and the Canal St. side. The traffic noise on the Greenway side can be rough. The Canal side is much quieter, but you lose the North End/Harbor view My favorite part of One Canal was the fitness rooms. The spaces are large and well-equipped, giving you enough space and everything you need to get a workout in. It's really the thing I'll miss most about leaving the community. Also, the building is REALLY clean and they even clean the grills every day to help with people in the community that aren't respectful enough to clean off the grills afterwards. Now for the negatives... Location. Being across the street from a methadone clinic and Haymarket where clinic patients loiter during the day gets tiresome. My wife had her wallet stolen walking through Haymarket, so it's not the safest area. During events at TD, the noise of fans can be loud and last late into the night. Events also bring a ton of people to the neighborhood, which means 100+ nights/year of crowded local restaurants, and 365 days/year of tourists. It's nice to be walking distance from a lot of stuff, if the crowds don't bother you. Perhaps we're too old, or we're too mature, but as the building began to skew younger, the community spaces lost their appeal. The rooftop/pool, selling points for the building, became a place we avoided. People go up early in the AM and "reserve" spots with towels at the pool, and people make out in the cabanas like there aren't kids around. Residents weren't allowed to reserve community spaces, so it's first-come, first-serve, but ownership CAN reserve the spaces, so if they want to host something, the community takes a backseat. The space was nice, but it often felt insufficient. People often work in the Canal Club, so it feels awkward if you go in to play a game of pool, etc. All of the outdoor space between the 3rd floor courtyard and roof might've been better used for indoor space to allow for the community to spread out in colder months. Concierge staff were spread too thin and not at the front desk when needed. They were tasked with setting up building events, keeping the community in check, managing chaos of the loading area, etc. The inability to really hold down the front desk meant guests slipping tailgating with residents, people standing at the front door, etc. The location of the concierge desk also meant limited visibility of the front door. Bike storage was subpar. Plenty of covered racks, but still exposed to the elements and lacking maintenance area/tools/pumps. The racks are poorly setup for locking/unlocking bikes when racks are full. Despite being "covered," bikes end up dealing with moisture issues like rust, and get covered in construction dirt/debris. You'll want to keep any decent bike in your apartment. Security is poor. The back gate was open during the day so anyone can walk into the community, access bikes, etc. The penthouse floors were "secure," yet anyone taking the stairs can access those floors. Penthouse floors are only "secure" if you try to access from the elevators. Even then, lock your doors, as we had strangers walk into our apartment on two separate occasions. With so many people coming/going, it's best to always keep your door locked when you're home. The freight elevator was overused thanks to the layout of the building. Residents at furthest end of the hall were almost "forced" to use the freight elevator or walk a block's equivalent to the main elevators. This caused the freight elevator to be quite slow at times as most of the back half of the building would be taking it. While dogs can live in the building, the community wasn't really all that pet-friendly. Pets aren't allowed in common areas aside from the lobby, so event space was limited, but we were told there would be dog events, but in over a year of living at One Canal we had only 2 events...both early in our time there. Some buildings we looked at had monthly pet events or even weekly so this was a major disappointment. Overall, many of the issues I had with One Canal are issues that arise in most large apartment community, luxury or not. Entitled people who treat common areas without respect for others will happen everywhere, for example. Fortunately, most of the other issues I've noted, aside from location, can be improved, and I hope they will. The apartments are nice, the spaces are promising, and the staff is nice. In the end, we just couldn't justify the rent costs with the frustrations we had. Especially in a saturated rental market with better deals. Hopefully your experience is better than ours!
