After 2+ years in our one bedroom we decided to give a notice due to $180 increase in rent. We've tried to negotiate but it did not work out. Right now our unit is on the market $40 cheaper than we pay right now and way cheaper than the renewal price. The management refuses to honor the market price or even the current price for us. It just does not make any sense. It is not the way the current resident should be treated.

Read the lease contract. 31 pages of "how we will screw you over." not a standard leasing contract. they charge $44 a person to conduct a $13 background check. Bedrooms are tiny so you can't really fit a king bed, floor plans are dumb. The management seems friendly when you tour but when you need something, good luck talking to anybody or having an email returned. They nickel and dime you for parking and everything else. If you like the pool and gym, which really are nice, rent a private apartment and get a gym membership. It'll be cheaper and better in every way.

F@#$ this place!!!!!! If you like paying our your A&& to live in the fog and have to look at the overflowing garbage cans every day by all means go for it. Triple charge you on every little item they can until they get the rent over the 3k mark. The place has no luxury amenities at all. Not even the bath tub is usable for an adult.

I came here to look for apartments around the area, i did the tour with my friend. Michael was the one who tour with us, he was great at first, i almost considered moving here but unfortunately not. After the tour i asked for added information to be sent to my email but he probably forgot or he didnt even bother, is it because im wearing not so fancy clothes when i did the tour? Judgemental on looks or whatever your reason, you lost a potential renter! Well goodluck on renting here.

I give one star because the living experience there is not bad. But the moving out experience is a nightmare, they charged me over $400 for the wall damages that actually cleanable scuff marks. They also charged me for cleaning separately. I exchanged emails with the move out team about the damage charge, but their response was very rude. They are not listening to your complaints and don't want to address any questions I asked about the bills. They didn't show up in the scheduled pre move out inspection and claimed wall damages with some blur photos I'm not even sure whether they were taken from my apartment. I'm considering going through legal process to protect my rights as a tenant.

Stayed her for a year and am so happy to be out of there. Just recently moved out a month ago. Pro: - 24/7 Gym with good equipment, but had multiple issues of people stealing weights and equipment... took over a month to replace. - Great view from our apartment Cons: - Poor quality buildings. Wind howls through outlets, switches and door. Had a crack in our front door that you could put a quarter through, but they wouldn't fix. So any heat would just escape. - Poor quality floors. Really thin wood floors, you will know exact location of upstairs people. Get top floor. I had top, manager told me to walk really quietly... - People didn't pick up after their dog, shit everyhwere - Parking is a joke - People smoke... no matter how they try to sell it as smoke free - When we moved out we found mold on a bunch of stuff in our closet... the cracks in the doors made keeping moisture out impossible - Don't expect your deposit back - just found out they are keeping almost all of it when our place was left cleaner than when we moved in - I could go on for many many more things Find something else, this place is not worth the money.

I definitely could kick myself right now for not reading reviews on this place before I held an apartment with $750. which they were able to obtain immediately. I did ask the leasing agent if my application did not get approved would I be able to get my money back immediately. The response "yes absolutely". What he did leave out it would take approximately 10 business days to credit my account. I have 5 down and 5 more to go. I will post this on social media if that does not happen. I will also go to the better business bureau and file a complaint. I can honestly say they are very nice to get you through the door. Once you it doesn't work it out, you can count on getting ZERO help. Also all of sudden their knowledge goes from being assured to unsure. I can not believe in this economy especially in the bay area there are people such as these individuals (Aimco Company) deceive and decept you for their own good. If you go on their Aimco's home page their coporate values and culture are far from true. The $750 may not mean anything to them, but for people that are trying to find a place to live, move in costs every penny counts out here. I am truly disappointed and my experience with them, I would not pay anything online, I would make sure to read every fine print there is, which in the paperwork I received it states nothing about the holding deposit to take up until 10 business days or sooner. There is no sooner in this other than them earning interest on my money.

AVOID AT ALL COSTS!!!Dont be fooled by the curb appeal here. Cheaply built rip off. Staff is extremely nice until they get your money, then the attitude quickly changes. I lived here for nine months and could not wait to leave. I felt like I loved in a kennel with animals peeing and pooping everywhere. Washer dryer never worked right after numerous complaints. Refrigerator sounds like a car running in your kitchen. I could here my neighbors having full conversations at night. You can feel the draft coming out of outlets because there is no insulation. Consider yourself warned about this hell hole.

Please be aware of this place . It's a massive scam . Their apartment complex is disappointing . For the amount of money you're paying for the appliances are completely out of date . Old Electric stove burners and fridge, their washer and dryer are constantly out of order . There are rats running around very where , their garbage over flows every where !!! The place smells as Dog Urine and there is Fecal matter every where !! Last but not least they " say they're a smoke free community " but they're are not . People continue to smoke in the complex , and their walls are so thin you can HEAR AND SMELL EVERYTHING!! People are coming and going out of that place . Do your self a favor and do some research on this place . Also do a walk through before you lease it out , don't let their lobby fool you . The atmosphere within the apartment complex can only be described as terrible. Everything seemed to be broken or out of order, begging for repairs that never seemed to come. It was like living in a perpetual state of inconvenience and frustration. But what made the experience even worse was the staff. Their behavior was far from helpful or accommodating. In fact, they were downright terrible. The leasing office, in particular, was a nightmare. The way they treated people was beyond belief. It was as if they lacked any sense of compassion or professionalism. Living in that apartment complex felt like being trapped in a scam. Nothing was as advertised or promised. It was a constant battle to get anything fixed, and the staff's apathy only added insult to injury. The overall experience was a clear reminder of the importance of thoroughly researching and investigating any living arrangements before making a decision.

I lived here for 1 year and did not have a pleasant experience. The staff are unhelpful. Terrible experience. Terrible company. Tried to raise our rent during a pandemic and when we asked to assistant they lowered by $20. What a joke. Community manager very unresponsive. Maintenance request go unanswered unless you call to complain. Save your time and money by not living here

I'm a current resident and moved here in 6/1. 1. COLD. FREEZING COLD. Even though it is summer time, the temperature is always below 60 degree. Baby has been sick due to cold since we moved here. 2. What is worse, ENERGY-INEFFICIENT itself. ($300+/month for elec bill in summer time) Concerning electricity bill, we have turned on the heater only for the night time, BUT $287 for 25 days?!? (Refer to the my first electricity bill in PHOTO section) I have never heard of this much of bill only for the electricity. I recommend this place if you want to lose your health due to cold, while paying tons of money for the utility. P.S. They pretend to resolve the issue by putting note like "I'm sorry that there are some aspects of Pacific Bay Vistas that you don't enjoy. If I can be of help in any way, please let me know. Feel free to email me at [email protected] and our property leadership team will be in touch." BUT, THEY DON'T DO ANYTHING THAN THIS NOTE.

Not recommended for rent this terrible apartment,we have a few issues with this apartment,and unhappy to stay here The management does not care about customer.they towed the car at guest parking even night time you can't get the guest parking,so my friends does not want to visit here cause it's not convenient and you have to pay for a fine 517$,they made the people who stay here unhappy and disappointed.Terrible management,also very expensive and not reasonable price The manager is so rude.she does not have a mind service.she is manage thing so weird(her name is Cherie ) that's why People including my friends keep moving out because of her)I hope this apartment can change manager ,hopefully can get someone manage things better than her The apartment is low quality made,I can here noisy neighbors and walking very noisy everyday.The dishwasher is working not well,washing machine is ok ,Cheap Oven,very humidity.lots of Mold Mold Mold Extra charge for Parking,Pet for each Dog and each Cat,and also the mail if you sent to lease center if you didn't pick it up with in 3days. They will charge you.

I visited a friend for 3 hours in Pacific Bay Vistas and parked in the guest parking spot. They towed my car away for $600! The "permit required" sign was covered by their Rent Me box and hence I had no clue of it. One senior staff named Kelley was extremely rude to me when I tried to explain the situation politely. She went to the extend of saying "You can sit and talk all day but I don't care. Go ask your friend for money." As an apartment that claim to focus on tenant satisfaction, I do not think these words are appropriate. On top of the money paid, this incident costed multiple days of effort from my end to follow up on this having to reschedule my work. Overall from my interaction with the staff over several days, I do not think the apartment care about their tenants. There are better apartments where you can be confident that any unforeseen problems like this will be taken care of, as at least a one time courtesy.

We moved here early 2020, so we spent lots of time at home and in the community. At first it was pretty great, quiet community, good up-keep around the complex, but covid happened and I guess the cost-cutting started to show. A lot of very young, party-loving people moved in, standard of maintenance had gone down. We had a smaller apartment when we first moved in, and transferred to a bigger unit when the rent came down due to covid. That's when our nightmare started. Management: They do NOT care at all after they got you signing the contract. Emailed Patrick at least 3 times to follow up the transfer. Nothing, no replies whatsoever. So we went into the office and was ensured that everything was ready to go for us. We paid the hefty $500 plus other fees to transfer to another unit, only found out on the day that they had completely forgotten about it. Nothing was prepared for us, no new lease, no keys, no nothing. Wasted a morning to get everything sorted when they had a whole month to get things ready. Complaints do not work. They don't care. We lived above a family of 4. We could hear the mother and children screaming all the time. Their door slamming caused our floor and walls to shake, my dog was constantly scared and couldn't relax in his own home. Children running and stomping in the apartment 24/7. Screaming and stomping up and down the stairs outside. We tried to ignore the noise, but it's way too much, felt like earthquake strike us everyday. We complained to management 3 times in one year, no improvement obviously or else we wouldn't have to complain more than once. When the neighbours found out we complained, we were harassed by even more noise, aggressive notes and unfriendly confrontation. We also later found out the management encouraged them to write us notes... nasty, aggressive notes! It's not a smoke-free community. You'll get emails from the office every now and then to tell people not to smoke. But that's all they do. You can see cigarette buds all over the complex. Community maintenance & security: Maintenance is average. Not worth the rent and bills. Dog poop everywhere, trash overflowing everyday, teenagers breaking into the pool at night, random kids staying at the fireplace late at night drinking & playing loud music, non-residents dumping their trash and resulting extra costs for the residents because management calls 1-800-junk to pick up all the garbage. Paint, ladders and tools are sometimes left in the community, who cares about a safe community amirite? Teens are constantly breaking into the pool area and partying there. Cars are constantly getting broken into, even if you paid for a covered garage. Storage units also get broken into all the time. No cameras in the community, no security measures, not gated, homeless people seen sleeping within the community, coyotes also wander around the area. Dog park: It used to smell really bad. Some dog owners and I collectively asked them to clean it on a regular basis and they finally did. Some dog owners do not pick up their dogs' poo, even in the dog park. This older guy has two very reactive and aggressive dogs, he refuses to take their them out of the park. Residents from Evergreen (complex next to PBV) come and use the dog park as well. Giardia is a never ending problem in the community. Stay away from the dog park. Some people leave their dog out on the balcony all night, the dog would cry and bark all night. A guy also takes his very vocal dogs out 6.30am everyday. Good luck if you get a unit near the park. Mail room/ deliveries: You will get charged using the locker service, get charge even more if you don't pick up your packages right away. Mail room is always overflowing, your neighbors will steal your packages. Food/ groceries deliveries get lost all the time. Bills here are ridiculous. Two of us were paying $400+ for bills every month, NOT including PG&E or internet. The charge for trash is always different, some of the months we were paying over $100 for trash! Everything comes with a fee. Want to pay with credit card? FEE! Want to transfer to another unit? FEE! Want to use the mail locker? FEE! Want to park your car? FEE! You have a pet? FEE! You want to use the clubhouse that you already are paying the maintenance for? FEE! Be prepared for windy, cold, damp weather. You will have moss all over your balcony. You will find mold on your windows and blinds.

As much as we agree with all the negative reviews that other tenants and us have written, we have more to add to the never ending rant about the negative experiences of living at PBV. I don't think anyone who works at the leasing office knows what they are doing. Have your self a good lawyer if you are considering moving to this place. 1. (PAY ATTENTION TO YOUR RENT RECEIPTS) THEY BILL YOU ON CST TIME AND WILL CHARGE LATE FEES EVEN IF IT'S STILL THE 3RD ON THIS SIDE OF THE STATES. - so the rent is due on the 3rd of each month. Even though the property is in San Bruno which belongs to PST (pacific standard time) , their accounting head office is in Somewhere that follows CST (central standard time). We paid our rent on the 3rd this month at 11.45 pm 10/3/14 PST which is still valid because it is still the 3rd. But to our surprise they charge us a late fee of $116.63??? And the receipt shows 1.45 PM 10/4/14 CST. Now we all know the time difference between PST and CST Is two hours and it proves even on the receipt that we paid on 1.45 am 10/4/14 which is actually 11.45 pm 10/3/14 PST. We went to the leasing office to discuss this and Rochelle was telling us that the time difference between PST and CST is one hour and that the late fee is accurate. Really????? We are seriously considering hiring a good lawyer because this is not acceptable. Our rental agreement states that "late charges day - the 4th day of the month" and we paid it on the 3rd day at 11.45 pm. In the agreement it does not say any details about PST or CST. 2.FALSE MARKETING -When we were Looking at this place initially , we were told that the community area which is attached to the leasing office is available to host parties and that we can rent it for our family events. We thought it was a plus as most apartments have club houses to host large events such as birthdays. We moved in May and it's been five months and today when we asked whether we could rent the club house area, we were told that they NEVER rent it. Seriously???????? We took the tour from Sam and we remember very well how he went on about how wonderful the club house area attached to the leasing office (not the movie theater) is with a separate kitchen to organize food and how we can rent it after office hours and weekends to host parties which can go until 10 p.m. And today, after five months they told us that they NEVER RENT the club house/community area? And in previous months we have seen many other people having late evening events. Not sure whether they are the office people or tenants. But my concern is that why do they give false promises to market their property and not deliver?? Also not sure whether this is retaliation for us because we speak out our concerns often. 3. UNRELIABLE MANAGEMENT - we moved in May 2014 and had two applications since it was myself and my wife. Today we went to the leasing office to discuss the issues and then I was told that there is only one person (myself) in the lease and that my wife's application is not there. ????? We lived here for 5 months and they never add my wife to the lease? And Rochelle said that the previous manager has not done it. I had to pay $40 to initially add her and I just found out that they deduct that from the rent instead of adding her to the lease. And now they want us to apply again with a new application to add my wife. How inconvenient. If I didn't go there and dig out our account information, we would have never known all this careless mistakes the people at the leasing office make.

I won't tell you to never rent from this place, it's your living situation and your money. But I would rate them 0/5 if I could due to the poor manner of how they handled things, a couple of them listed below. However, they charged us $400+ off of our security deposit to repaint the apartment. Why? For damages. What damages? "scuff marks... beyond normal wear." Where is the evidence? No pictures were provided, and invoice was sent and that was it. They also handled it in a less than professional manner when I asked for the information (and they still have yet to send evidence of the" damages," which many law firm agrees that" scuff marks" are considered "normal wear" and can often be cleaned, hence cleaning fees). It seems like there are other people with similar issues as well per Google reviews. They sent out an email stating that we cannot have packages delivered to our door and must use their lockers (or shipped elsewhere) or else they will return any packages to senders. It should go without stating, but for purpose of clarity I will state it, that withholding a package and threatening to send back the package if residents do not pay the fee for the lockers they chose to use is less than legal, in fact there is a term for it, it is called obstruction of correspondence (for all intents and purpose, this address is the resident's address, as it is their place of residency during the length of the agreed upon lease), and that's not to mention extortion. Federal statute 18 usc section 1702 strictly prohibits that, and is a federal crime prosecutable by law. I implore all that have been wronged and inconvenienced by this place of business to seek legal consult and take legal action as I am now. At the very least, small claims court. I even offered them an opportunity to right their wrongs, they pretty much said in an email go ahead and have my legal representative contact them.

My BF and I have been long time residents for more than 2 years, since 9/19/14. For the most part we've enjoyed our stay. We enjoy the amenities but everything is always broken! For paying this much in rent, I expect better maintenance of common areas. The very few times that we have contacted management for assistance, they were not very helpful. I feel like we're always trying to jump through hoops to get help. We've been long time loyal residents who renew our leases despite the hefty rent increases as well as all the common area water and electricity fees that we have to pay every month. Now that we need help with our lease renewal, they are absolutely not understanding whatsoever or willing to help or help us find options. I absolutely agree with the other residents post, once you sign the lease they absolutely don't give a f about you. I thought our loyalty for more than 2 years, our good neighbor track record and the fact that we renew our lease despite prices would mean something but I guess we're just another number to them. It's extremely frustrating that they don't help. They have so many empty apartments and a huge turnover and yet there's absolutely nothing they want to do to retain residents who have been there for a long time. I'm extremely disappointed in management. We were attempting to renew our lease but this circumstance is definitely making us reconsider and we're going to consider taking our business somewhere else where we will be appreciated for our loyalty. PBV needs residents to move in and they offer a promotion as an incentive so I don't understand why they won't help the residents who are currently there so that they continue to stay. This complex is suppose to feel like a community that helps each other. I definitely don't feel this complex feels like a community any longer. PBV has been spiraling downward. We use to think paying the hefty rent is worth the luxury amenities and service but it's definitely no longer the case. If I'm going to continue to have my rent increased, then I might as well go elsewhere where my business and loyalty is appreciated and where my rent is actually being put to good use. Beware before you decide to consider PBV and definitely make sure to read other resident's comments. The complex feels high end with high end service but that is only to get you to sign the lease and that's it. Once you sign the lease, you're on your own. I also don't understand that if funds were to be credited why it won't be credited back to our account when it's our money that came from our bank account. Instead they credit funds to the portal where they hold it to be applied to the next months rent. It's absolutely ridiculous. It's the holidays and it's unfair to hold my funds when they are needed for the holidays. I've tried explaining that but it just seems like management has no heart.

We wanted to move here and we put down the deposit too. And apparently if you change your mind, they will not return your 1000$ deposit. Be aware, you only have 24 hours to change your mind according to them after you give them the deposit. No one will tell you it's non refundable after 24 hours, it's a clause that they don't even bother to tell you about. Very bad, think before you put down a deposit because you won't get it back if you change your mind after 2 days.

I used to live there. Horrible place. Now I understand why people keep moving ! I had to pay a very expensive rent and extras for everything. The manager is a rude person. I had a visitor late night and I had to use a guest parking. It was late and I couldn't request the permission. My car was towed in the next morning. The staff doesn't care, the manager is a horrible person. At the end they said it was my fault. I just contacted the main manager of the company and If you had any problem with the staff, do the same. The apartments have poor quality (you can hear everything and it's almost embarrassing!), the washer and dryer are really small, they say it is a smoke free community but it's not true (I could smell smoke in my apartment every night), the dog parking has faking grass (I never realized before living here that my dog needed real grass and I had to take him to a park far from the community). It's far from groceries, bart, etc. you can not walk because the weather is the worst. So.. I never felt like this about a place but I hated that community. I hated that time I had to spend there. I just want to warn people to think twice before chose this place.

Not a big fan of the property management here. I came from an extremely well run property in Emeryville, CA and for the same price I have been extremely dissatisfied with PBV. My dryer was broken for almost a month before it was fixed, so I've had a terrible experience with the service requests here (they simply take forever). If you have any questions and need to head to the office to speak with the property manager, you'll have to wait 30 minutes before getting an answer. It seems to me as if the property managers do not care after you've signed the lease. At my previous apartment complex, you can walk into the office and the property manager greets you and quickly answers your request or concern. Service requests also only take 1-2 days maximum for completion. So coming from a well-run property to PBV, my expectations have been shot down completely. This place is also extremely expensive and they charge you for every little thing. There's also no grace period for rent and they will evict you if you don't pay in full by the 3rd of the month. On the flip side the location is cool, the apartments are nice and updated, it's in a very safe area and it's extremely peaceful here. If you can get over property management being inadequate, then maybe this is the place for you. But for the same price, you'll be much happier somewhere else.

I am so surprisee that an apartment complex would deny your application because you have a high balance of student loans...even if your payments are current and you are making six figures! I hate to scream discrimination but this doesn't pass the smell test for me!

I love our apartment and the amenities but unfortunately we are unlucky enough to be living above someone who chain smokes marijuana inside of their apartment. The smell is so bad that we have to close all of the bathroom doors and open up the windows because the smell fills our apartment and we are concerned about our 10 month old child inhaling the second hand smoke. We have complained to the office multiple times, and it seemed to help for a little while, but unfortunately our neighbors don't seem to comprehend what "no smoking" means. It is beyond embarrassing when you have guest/family over to visit and they have to leave early because the smell of marijuana in your apartment is so bad. At this point I'm at a loss as to what to do and I am furious with the fact that we have to deal with this inside of our own home.

It is unfortunate to write a terrible review. I had the worst experiences here. I wouldn't recommend this place. Problems are very clear as soon as you sign the lease. 1. Package will not be delivered 2. Your problems will not be fixed. Maintenance team is fine but they are so overloaded. Average time to response is more than a week 3. Guest parking is horrible. 4. Guest parked cars will be towed even after registration 5. My neighbor had a car break-in issue 6. Internet and cell reception is horrible in this apartment.

Horrible horrible horrible experience living in this community. Staff is rude, they will make you sign contract without telling you details. Once you leave the apartment you have to pay for things you have not done ( it was damaged before you moved in) and will send you disgusting emails of saying you have signed the contact if anything damaged by you or not you have to pay. I was surprised to see till what level staff will go to collect money from you, such nasty email I received from them so I can pay whatever they claimed. Be aware of guys, think 100 times before you moved in or end up paying 1000s of $ and cheap emails from community staff.

This is a really pretty apartment complex, but I think there are some shady people working there. Before I even moved in, I had rented a storage unit on the property. It was broken into TWICE. The police officer who investigated said that there was no sign of a break in - the thief had had a key. Yesterday, my sister and I moved almost everything out and left the apartment for the night. When we came today, what few things of value left had been stolen (a drill, a steam vacuum, my Sonic Care toothbrush??). Denials all around, but talking with neighbors, I now hear that other people have either had their suspicions or left the complex because of stuff going missing. Although the manager was sympathetic, there wasn't much she could do and she wasn't suspicious of her staff. I, however, am convinced that someone who has keys has been breaking into apartments there. So be warned and be wary if you live here. It's a nice apartment, but it comes at a price.

"Noise is a feature you wanted to pay for", "I'm trying to help you, but you refuse to pay more money", and "You get what you pay for" are some of the choice tidbits I've heard from management. To be fair, management can do nothing about the shoddy construction, which is exactly what they do. Their approach to conflict resolution between neighbors is completely ineffective - Rochelle asked me to take time off of work so that I could come in and speak with her about my complaints of noise over the last two months. When I asked if we could schedule time on the weekend, as I can't afford to just leave work to have a chat with her about a complaint she is incapable of resolving, she informed me that she did not work on the weekend. One option I was offered was to move to another apartment. When I indicated I would be happy to move to come to a resolution that would benefit both my neighbor and I, I was informed I would need to sign a new lease at a much higher rate. Locking myself into an additional year with poor management in a shoddy complex for more money is not my idea of a mutually beneficial resolution. Response times to email complaints are on the order of days. (Unless, I've just discovered, you call the property patrol during the day, in which case a response takes only an hour or two.) The saccharine responses to these yelp reviews are just a belated attempt to sway unsuspecting renters into renting here, and their plea for contact to help resolve a problem (after the fact) is about as useful as their ability to *actually* solve a problem. --- Updated 2/23 ----- Five days later, and I still have yet to hear from the regional manager, as promised by the commenter on this review. In addition, complaints that I have made for noise violations have gone completely ignored, both by the courtesy patrol, which I have been told to call as issues arise, and by the apartment management. I don't expect "Royal Treatment", as another reviewer implies; I do expect the management of Pacific Bay Vistas to honor the agreement they made when I moved in: "Community Management will provide each Resident with a quality home and allow the quiet enjoyment and use of such home." "Community Management will respond to disturbances and excessive noise." --- Updated 3/22/2015 --- I still have not heard from the regional manager, as promised back in mid February. Property management no longer returns my emails, and phone calls go directly to voicemail. I now disagree with Rochelle's inane comment, "You get what you pay for" - you don't even get that, at Pacific Bay Vistas.

Why didn't I read these reviews before applying, paying $168 application fees(wasted) and $750 for putting the until on hold!! ...but I am so SO GLAD it didn't work out! We went on a tour about a month ago and we were really impressed by all the amenities they have and the looks of the apartment...we came back last weekend to finally apply...but (luckily) we were not approved due to a rental account of one of my family member (broke a lease in the past...it's a long long story) At first we were given hope...after the screening our agent told us that there are just some confusions and it "might" be fix by turning in some docs..etc...so I did all of it that he was telling me even though I was really busy at work. Later on that day...He emailed me saying to prepare the payments we would need the next day and to also sign some docs online. Regardless of the disappointment he has given us from telling us that on the unit we selected we are able to get the 2 months free but right after I turned in the application he told us that he had made a mistake and that it was a wrong unit! We are nice people we don't go over crazy with that as long as you are nice to us and helps us. So...we waited till next morning...and there I received an email saying that we were not approved and that they can not help us anymore further. Wtf! Seriously? Saying that having broken a lease in the past is an automatic "NO" wtf!? So everyone else is also a no? Why didn't you tell us that before? If one gets a NO everyone will get a NO also....and why didn't you tell us that right away when you get the result of the screening! not make us wait and making us turn in docs that is not even needed since you guys said having broken a lease in the past is an automatic NO!! And just emailing us sorry? That is so professional guys! It's crazy how this whole apartment complex looks all nice and clean...but the services they have and the treatments you get is insanely bad! Are they also human? Or robots? If you guys(Aimco) are reading this we would like to be refunded for the application fees we just wasted! Not because we got declined but for giving us wrong unit! Wrong advertisement! ...and also Sam (our agent) is more professional by contacting us first before emailing us than their supposed to be manager Wendy? Windy? Whom just emailed us first before actually contacting us personally. The only reason why she called is to see if I checked the email she sent! Oh what a great service!! They attempted to take this review down: Attempted to scam us for 21 days into paying over $600 in fees after moving out. After waisting our time they finally dropped the charges because we pointed out they were BREAKING THE LAW. DO NOT give these people your money, and if they try to steal from you request receipts of everything. Don't let them threatening to send you to collections scare you into paying. Attached is two of the emails, the first is the employee insisting the charge is "valid" on 6/6 and then removing the charge on 6/14 with no apology after we pointed out our rights are being violated.

Do not move in here unless you are an Eskimo with no friends. It is freaking COLD inside the building. No matter how high you turn on the heater, the cold air flows in from the power outlets. I have no idea how this building got passed by the San Bruno city inspection. One star is for the appearance. Other than that there's nothing good to say about this place. Parking is a nightmare. $10 / month for the first car, $150 month for each additional, this is insane for a suburb area like San Bruno. Buildings are not good quality and walls are paper thin. I can even hear the sound of opening a tap upstairs. Imagine the rest. This is a horrible place and I would not recommend this place to any human being. I will be out of this place as soon as my lease is up.

I never lived there because they were the apartments weren't ready when I wanted to move in (even though they were supposed to be, according to their original schedule). The apartments are really small, a 2 bedroom that's less than 900 sqft. is basically unheard of.

NOT WORTH IT! I've never written a review for anything but I feel compelled warn everyone about this apartment complex. My husband and I moved to the San Francisco area in August of 2013 and had only a few weeks to find a place to live. I was so pleased when we first found PBV because it was new, nice and it's a no smoking property (although I've seen/smelled people smoking). We've had nothing but problems since we moved in. -Our first night here we were awoken by smoke alarms in the middle of the night. This smoke alarm problem continued for a few months. -We had problems with our power going out and not being able to get our vehicle out of the garage for work because of the poor design of the garages and not having a back up way to get into the garage when the power is out. This happened multiple times and cost us over $100 in taxis fees. -Our apartment is constantly freezing! Others have said it here but it's true. Even if it's a clear day and 80 degrees outside we have the heat on. I have purchased and placed insulation in all the outlets because I could feel cold air coming though. Our walk in closet which has three outside walls is not insulated at all. It's freezing most of the time but the few times the temp has gotten over 85 it's hot. -The location is not awesome. There's no nice shopping area around. The closest shopping area is Pak N Save and last time I was there I saw someone arrested in the parking lot. -Our dishwasher stopped working during the holidays. Maintenance did come out the next day and determined that it needed a part that had to be ordered. Then the part was lost, they asked me if I had it. Why would I have it? 3 weeks later they came to the conclusion that they were going to have to replace it and wanted me to wait longer for them to order another one. I about lost it, my husband had to take over because I no longer could hold my anger. Almost 4 weeks after the initial report that our dishwasher wasn't working they decided to take the dishwasher out of one of the vacant units and install it in our apartment. -The appliances are the cheapest I've ever experienced in an apartment. -I'm not sure there's any sound proofing. I can tell you at any point where my upstairs neighbor is in his apartment and what he is doing. Apparently he wears ski boots at all hours of the day and throws is dumbbells on the floor when he's done with them. -I went into the office this morning to fill out my notice to vacate form as directed in the letter I was sent and the lady (never seen her before) didn't have one, didn't know where I could get one and suggested I come back when Windy's in the office. However, I travel for work and only had this day to fill out the form before the 60 day notice requirement. The few bright spots: -The property is pretty and park-like -We've enjoyed the BBQs -The gym is nice -Windy is nice and helpful but everyone else I've dealt with in the office is either rude or doesn't know what they're doing and says they'll have to ask Windy when she's back in the office. -Horacio and Jose (I might have that name wrong) are very pleasant to work with and have been helpful when we've had problems -The floor plan of our apartment is nice, there's no wasted space If the rent was a lot cheaper I could forgive a lot of the problems we've had. At the rate they want to charge us for renewal it's just NOT WORTH IT!

customer service experience is pretty horrid. If you are fortunate enough to get a call back, it will be in 3 days. I'd hate to think if you actually had a problem. Packages get stolen a lot here. They send all your phone calls to a central office which manages 100 different apartment complexes and nobody there can ever help you.

Sorry to say that although someone from the staff replied to my previous review that they are sorry and want to be contacted, I wrote to them, and never heard anything back. I think I forgot to mention that not only we were informed about the payment due after moving out, but also we never received our deposit back. We left the apt in perfect condition and were informed that cleaning fee is always charged. So it would look like we are supposed to get our $600 back but it seems it will not ever happen.

Terrible location, tiny, dark apartments, and run by criminals. I relocated (back) to the Bay Area and had to make a quick decision, so signed a lease at Pacific Bay Vistas. That was a mistake. Living here was awful - the development is in a microclimate on a ridge where it is constantly windy, dark, and cloudy. It might be charming for a day or two but after a few weeks it is oppressive. I had supposedly an ocean view - really a view of a fog bank. There is no guest parking - if you have a girlfriend or significant other, family, guests, well, good luck with that. They can park 1/2 mile away and trudge up the hill to the complex if they want to visit. Management is awful - they will constantly stick $100 charges on your balance due and I learned quickly to scrub my balance because most of them didn't belong there. I would get an 'oh, I'm sorry, that was a mistake" and they would reverse it. Once I moved out, after giving them notice, I left the apartment in pristine condition, but they sent me a bill for $3000 for not giving them 60 days notice (instead of 30 days). Apparently, they think that the threat of a collection on my credit report will scare me into coughing up an amount for when I didn't occupy the place. I own three SFR rental properties and would be in jail if I behaved this way. These people are crooks. P.S. The management has spent the last few weeks trying to talk me into taking down this Yelp review. Needless to say, they didn't offer any help on my concerns. I will be staying away from this developer and their projects for good.

This is the 3rd review for this place. This is for the manager and the maintenance team. We had 3 issues in our apartment which we needed maintenance support. 1.the garage door that opened on its own since we moved here in 2014. We have made several complaints but nobody fixed it. The funny things is the manager Christina keep sending residents emails requesting to give 100% on closing garage doors as if she isn't aware that some doors have issues opening an closing automatically without anyone attempting. 2. Exhaust vent in the bathroom is not properly working. We filed a ticket for this on the PBV website a WEEK ago. But upto now NO ONE responded. 3. Then the towel rack fell apart for the second time (Which the maintenance team fixed last month) making a hole on the wall. We filed a ticket for this two days ago. But NO ONE responded. 4. When they rent parking spots, they are unaware of the sizes of the vehicles. They recently rented a compact size parking spot which is on the side of the garages that attached to the building, for a large truck. The truck was blocking our garage door and we have so much trouble taking our vehicle out of the garage. When we complained they only told the truck owner to park his truck forward as much as he can. Thankfully he's doing it but the problem is still there. And needless to mention the Tiny garages. There's only 2 inches left on each side between our car and the garage walls so imagine backing up with a truck blocking at the rear. You can't fit a truck on a compact size spot! 5. This morning we see another email from manager requesting the residents to play police. Asking us to keep an eye on unauthorized vehicles on rented spots and asking us to take pictures of those cars. Seriously isn't that some that should be taken care from your end? I'm sure the rent is high enough to justify some security on your end. This is the worst manager residents could ever have. The previous manager Rochelle was the only manager who handled everything so professionally! This Manger is totally unaware of the issues of the residence and does not respond. I have emailed the manage regarding the garage door a month ago. I never received any acknowledgement or a response from her yet. The maintenance team used to be responsive but with our latest experience they are not responding to any of the tickets filed that needs support. STEER CLEAR FROM THIS APARTMENT! YOU'LL ONLY LIVE HERE IN MISERY PAYING SKY HIGH RENT THAT DOESN'T MAKE SENSE.

1 star for this place is all it deserves. If you are thinking of leasing in this complex, please read the following and think carefully. I am giving it 1 because of my personal experience. Pros : - Conveniently located near 280, Skyline Blvd, fairly close (1o min drive) to BART, and other great things such as Philz Coffee, etc. - Covered swimming pool - Clean workout facility - Great view on clear days - Apartments alone are AESTHETICALLY pleasing (nice floors, cabinets, layout is fine, plenty of space considering apartment living, washer/dryer in unit, etc) Cons : - Paper thin floors. You can hear everything, and same goes for the people living above or below. I minus well be on or watch a reality TV show feeling like everyone can hear me and vice versa. - Parking. What parking? EXCEEDINGLY INCONVENIENT when you have a friend over for a visit (even for 30 minutes). They say to come get a guest pass for parking, but there are only 7 stalls (or something close to that) for the entire complex and it's always the same cars parked there. If you think you can just park in the neighborhood, forget that too. And if you even think about trying to buy an additional parking stall, they will suck you dry of money for that alone. $$$$$ - It's FREEZING. COLD. ABNORMALLY cold. Ridiculously freezing to the point where even my brother will come over (after looking for parking in the neighborhood for 30 minutes) and ask if my heating bill has been cut. I've been in the office and heard other tenants complaining about the temperatures, and staff says, "Feel free to turn on the heaters." Even when you do, this means an absurd amount of money all for heating bills to pay throughout the seasons. $$$$$ - Management talks to tenants with their ears closed. Yes they are super nice, but no matter what you say they will never consider your point of view, ever. I've talked to some neighbors and they agree. The cons are sticking out to me more and more as so inconvenient for day-to-day living. As mentioned above there are nice things about the place, but it's like dating a guy that's smoking hot because it's convenient and he's eye candy, but when it comes down to substantial things that matter in a relationship - forget it. If this complex treated its tenants like human beings, then management would act with little more compassion than a robot, then maybe there would actually be more reviews for this place, and good ones at that. No reviews have more than 3 stars - most people would think twice about eating at a place that had 1-2 stars, but this is a living situation. I understand that apartment living isn't always going to be 100% to someone's liking, but the insulation is a joke.

We lived jn this community almost 1 year. Worst experience ever! We rented a 2 bed apartment on the second floor with neighbors upstairs downstairs and on both sides. When we visited the apartment we asked about the noise at night and we were told the apartments have very good noise insulation, big lie. The quality of the apartment is extremely poor , walls are really thin and you can hear every single thing your neighbors do. We really suffered every day of our stay there. The neighbors upstairs were the worst part of it they woke up daily at 5 am and woke us up at that time because of their walking which seemed like stomping due to lack of good insulation. There was no control of quiet hours, night patrols, etc. very limited space for guests Parking has to be paid extra , and additional parking spot is around 100 dollars per month After hours attention was really bad , one time we had the fire alarm beeping because of the battery, and noone helped us, we basically had to cover the alarm with socks at night to control the intense beeping, we had to wait to the following day to had it taken care of The community management was not helpful, they promised that they will do whatever you need but ended up not doing it and you had to keep on constantly reminding them to do so. On top of all that the location of the community is really really crappy, if you like the sunny california stay away from here, you will have the coldest and mistiest summer of your life. We spent one summer there and the average temp was 58 degrees, with at most 3 sunny days in all summer, i cannot begin to explain how depressing it is to live between tge clouds on summer, you travel 5 minutes in any direction and it was sunny but not there No storage space available unless you pay extra money and the rent was really high for the quality and size of the apartments and the community. Once again worst experience renting ever.

If only I can give a zero star, I would. Just move in here less than a month. Several attempts to talk to the management regarding dog poo and pee, parking issue. No result. Management don't care anything after you signed the contract. There's dog poo and pee everywhere on the hallway, people are lazy to take dog to the dog park, yet the management doesn't care. Resident step on the poo all the time. Another issue is the parking, even you pay to have a garage parking, doesn't work. With in a month, this is third time that there's a car park outside of our garage, blocked it. Went to talk to management. Only answer we get is " I'm with somebody, I will be with you as soon as I'm done" which never happen. You have to deal with everything there yourself. After you pay 2600 bucks for one bedroom, they can't even provide you the basic sanitary condition. Management is a joke.

The communist office is forcing everyone in the apartment to rent their uncover parking for $200/month so if you have 2nd car which most of us have this is not the place for you the street parking is really way down the hill and it not safe

This is a big, commercialized apartment. Management is tricky and horrible. CONS * Pesticide everywhere, the morning smells of medicine. * The pool is too cold to use, it's just a bait to lure you in! They turn the temperature down to make more money. The pool's always empty!! * The indoor theater is a bait too. It's useless! It closes at 6pm every day, and is closed on weekends. Who watches movies on a weekday afternoon?? * Thin walls! You can hear people walking around above and below you. * It's unpleasantly COLD, foggy, and windy. * Snails and slugs are everywhere at night. A nightmare to stroll around. * Be prepared for lots of dog pee and pooh too. * Very little guest parking. * Management is very commercial - they just want money, always more money. They treat you like slaves once you're locked in to the contract. I won't be renewing my lease, I'd recommend you to also search elsewhere.

DON'T DO IT! Very tricky. This place is not worth your money. The more time I spend here the more I hated it. The apartments are very cold and I have had numerous neighbors complain about their one bedroom apartments energy bill costing a fortune. PBV is always entering our apartment to check on appliances for warranty issues. If you want to reserve any of the community areas you have to pay! Unless its 4 or less people. Weird. The trash is always over flowing. For the amount of money you spend for an apartment home you think the customer service would be on top of things but instead our experience was below standard. If you want to park on the street you have to walk a 1/4 down a hill where our neighbors car was stolen. There is a movie theater but you rarely can use it because the hours. Oh you can reserve it for $$$$. Its all about the $ here. MOVING OUT: If you decide to move out you must give a 60 day notice. Upon moving out you must pay a cleaning fee of $170 even if you clean the place yourself. If you want to clean it yourself you must provide a receipt from a PROFESSIONAL CLEANING SERVICE.They even want the sinks to be polished. To paint a 1 bedroom 700sqft apartment it will cost you over $400. Pet deposit is $500 for each pet.

******DO NOT LIVE HERE**********PACIFIC BAY VISTAS IS A RIP OFF************ This is a cheaply built (and poorly planned) corporate development in the epicenter of the worst weather in the bay area. All of the amenities they tout as their major selling points are a mirage. - The dog park is a tiny astro turf enclosure, that with the scores of dogs that now live here has become a piss and sh$t cesspool. - Apparently, PBV has opted for the "bargain hunter" trash collection service, as on any given day the bins are overfilled and trash is blowing in the incessant wind throughout the property. - I'm assuming the PBV property managers desinged the parking lot/policies because judging by their horrible customer service and generally lame demeanors they aren't expecting friends over at their homes any time soon. So why have guest parking? As for the rest of us, (what must be several hundred tenants at this point,) who do have the occasional friend that wants to stop by the paltry ammount of guest spaces is a joke. And PS. F*$#K off with your little faux parking tickets. -Oh but what about that indoor pool? Yeah the pool is nice enough, but some genius decided to put in a venting system thats powered by a jet engine. The deafening noise ruins what would be one of the only plusses to this place. And I guess if your training for the Ironman and are just doing power laps this shouldn't bother you. But forget hanging out by the pool with friends. Well, you could wear earplugs and just text each other. The list could go on and on. The only positive would be that once you are in your unit you are protected from the base elements. Which I guess meets the minimum definition of "shelter". But, as many of my fellow Yelper's have pointed out it ain't all that much better once you get inside. I would complain about the paper thin walls too, if it wasn't I who is guilty of keeping my neighboors up with my constant screams of frustration for having to live here for a whole entire year.

I moved about a month ago to Pacific Bay Vistas! I love everything! Great weather! Clean community! Close to the ocean, stores and malls! The rent is fair enough for this area. Very close to downtown and freeways! Staff is very friendly and helpful. We are happy to call this place HOME. UPDATED

As with other posts here, if we could give a 0, we would. Management will lure you in by making this place seem like a community, but after you sign the lease, they'll treat you like garbage and you'll find that it's a complete money pit. Extra charges (parking, pets, you name it), inability/unwillingness to address service requests (leading you to expend your own money just to get it resolved), and terrible customer service - all on top of the ridiculously high rent that will only continue to increase. We also recently found out that when we moved, due to a fluke with PG&E, we continued to be charged for months for utility costs incurred by the new tenant and/or the property. We contacted management as soon as we identified the problem, and they basically gave us an enormous "eff you" - appalling, but not at all surprising, given our experience as tenants. We unfortunately can't stomach the cost/stress of taking action right now, so we're forced to resort to leaving reviews and hoping others don't fall into this trap. We'll also go out on a limb in saying that if someone responds to this message asking us to provide input to AIMCO, it will result in the same wasted time we're experienced already, plus the giant "eff you" from their team. Edited: The manager Cherie has been responsive via emails and she called me this morning and settled a few problems we had. At least the manager is responsive and helpful. Original comment: Moved in recently. The property management is awful. Our agent ignored most of our emails. Most of our calls were unanswered. We only received an automated email said we were approved after we applied, we waited but no one contacted us even when we were about to move in, we had to called the office a lot of times to find out e.g. what's our deposit and what's the move in process. If you cannot find anyone over the phone and you visit the leasing office instead, there's a chance you'll find it empty during office hours. Guest parking is a pain. We only moved in because we want to be neighbors of our friends, and we all decided to move out next year. I hope I'll never have to contact the property management again during my stay and I'll avoid any property owned by Aimco in the future.

Horrible move out experience, like few others here i had the same experience. They do 2 move out inspections, in the first inspection they told me they don't see any major issues so most likely all i need to pay is the cleaning cost. They gave me the 2nd inspection date (post move-out) but no one showed up, not only i wasted my Monday morning, i also had to take a time off. Several weeks later i saw a massive charge for repainting. There are several other issues as well, heated pool is always cold, poop everywhere, hidden parking charges, not sure who designed the Gym but you will not get the full body work-out, the main selling point "the view" is only available for few buildings and that might cost you additional $500 on top of already over-priced apartments. I won't tell you to never rent from this place, it's your living situation and your money. But I would rate them 0/5 if I could due to the poor manner of how they handled things, a couple of them listed below. However, they charged us $400+ off of our security deposit to repaint the apartment. Why? For damages. What damages? "scuff marks... beyond normal wear." Where is the evidence? No pictures were provided, and invoice was sent and that was it. They also handled it in a less than professional manner when I asked for the information (and they still have yet to send evidence of the" damages," which many law firm agrees that" scuff marks" are considered "normal wear" and can often be cleaned, hence cleaning fees). It seems like there are other people with similar issues as well per Google reviews. They sent out an email stating that we cannot have packages delivered to our door and must use their lockers (or shipped elsewhere) or else they will return any packages to senders. It should go without stating, but for purpose of clarity I will state it, that withholding a package and threatening to send back the package if residents do not pay the fee for the lockers they chose to use is less than legal, in fact there is a term for it, it is called obstruction of correspondence (for all intents and purpose, this address is the resident's address, as it is their place of residency during the length of the agreed upon lease), and that's not to mention extortion. Federal statute 18 usc section 1702 strictly prohibits that, and is a federal crime prosecutable by law. I implore all that have been wronged and inconvenienced by this place of business to seek legal consult and take legal action as I am now. At the very least, small claims court. I even offered them an opportunity to right their wrongs, they pretty much said in an email go ahead and have my legal representative contact them.

This place is a nightmare . Please read all reviews . There appliances are completely out to date . There community smells as dog urine and feces . Also they say the property's SMOKE FREE ITS NOT . There is other complaints and reviews were people continually smell smoke from neighbors!!! This place is a pure scam . My upstairs neighbor moved right out !! Every one is moving constantly. BEWARE!! TERRIBLE soundproofing issues here. Don't even consider leasing here if you can't get or don't want a top floor unit. Even if it seems ok at first, there is huge tenant turnover here and it is just a matter of time before some imbecile moves in above you. No one at Aimco/Air will care if you have not slept since the jerk moved in, you are on your own. They will be happy to charge you big fees to transfer or break your lease for the privilege of getting your life back though. Bring lots of money in any case.

It's been a nightmare live in this community, our neighbors upstairs are so noisy, they put loud music at 5:30AM and drag stuff around idk what the hell they are up to so early and even on weekends this happen. Now the good news are WE DONT HAVE HOT WATER AFTER 8pm so if you are a hard worker and come home after this time forget your right to take a relaxing hot shower... This place is a joke, really expensive rent and shitty experience. I don't recommend this nightmare.

This is a great place to live if you are an Eskimo with no friends. Unfortunately, I am not an Eskimo and I have at least one friend, maybe two. First, the units are extremely cold. I usually enjoy colder weather and I know this area is generally colder...but it's going to be at least 10 degrees colder INSIDE the unit. The heaters are ok but for the extra money you'll be paying just to get your unit to liveable conditions, you may as well go elsewhere. Second, SEVEN guest parking spots for 60+ units. SEVEN. I hope my neighbors don't have friends. Third, if you have more than one car, you have to pay $200 a month for parking. Things I could buy for $200 a month: 200 lottery tickets, a brand new Chevy Cavalier (at a 6% finance rate) and 4 separate memberships at Crunch Fitness. Oh but there's a really nice pool and gym here. Anyone want to take over my lease? [Update]: The $200 a month for parking was decreased to $100. I guess I won't be buying a Chevy Cavalier after all.

It is unfortunate to write a terrible review. I had the worst experiences here. Reviews in Google Maps are quite artificial. You can see from the responses. I wouldn't recommend this place. Problems are very clear as soon as you sign the lease. 1. Package will not be delivered 2. Your problems will not be fixed. Maintenance team is fine but they are so overloaded. Average time to response is more than a week 3. Guest parking is horrible. 4. Guest parked cars will be towed even after registration 5. My neighbor had a car break-in issue 6. Internet and cell reception is horrible in this apartment.

I'm not gonna go on about all the cons of living here as you can read the other bad reviews that are true. However, I will state what really disappointed me that I didn't read in the reviews below. There's always somebody blocking our designated uncovered parking (paid for additionally) on the weekends and we cannot call a tow and the office (not reachable in evenings) only leaves a note asking to contact office if they need to rent a parking space. Very disappointing to pay for parking and have someone block your space every weekend and not be able to do anything about it. The office said residents are not allowed to call towing and there are no signs either saying that unauthorized vehicles will be towed. Even if we could call a tow we'd still feel insecure to do so in fear of the possibility of person who got car towed getting mad and vandalizing our vehicle. Other than that, also been getting poor sleep due to hearing neighbors: having sex at night or early morning; stomping around (if I live on top floor and can hear them next door then I feel bad for the ones below them); shower and toilet flushing; etc. And to end it here, the apartment is nice but small and the amenities are cool, but of course they have to be, since we pay a very expensive rent here.

They are great in getting you in the door but once you sign that contract they really don't care how long you have been here and how great tenant you have been. If you are expecting guests GOOD LUCK! The guest parking will be UNAVAILABLE for them. Living here I realized the guest parking belongs to Evergreen's tenants a condo pretty close to here. You will waste your time complaining about it, I've been trying for many months, but they never answer me back. Are you looking for a smoke-free community??? find another place. This is not a smoke-free community at all. Every night has a cannabis party here, you will see people smoking everywhere. Security is a problem here. I've noticed many cars broke into in the past months. I don't complaint about loud music anymore. I just accepted it, but if it's a problem for you, I'm sorry my friend, the office doesn't care. You can try the security line If they answer you back please let me know I've been trying for a long time but no success. Staff Greg and Katrina were amazing. They care about you and answer questions. If I had a complaint or needed anything they were there to solve it. Unfortunately, Katrina doesn't work in this office anymore. Professional and good staff don't last here. Don't waste your money and patience, You can find a better place to live.

I am extremely disappointed with the customer service here. I have been in correspondence with Karen since December about getting into a 1 BR 1BTH. I have reached out multiple times to make sure the timelines and dates were correct so I could do my part to get in. I was told I would be put on a waitlist and someone would give me a call, which I never received. I tried reaching out twice, both times I've called no one answered the phone. Today I call and find out there are no more rooms available and the man I spoke to claimed he did not know who Karen was and that no one with that name worked there. I never received an apology. I'm not sure who the gentleman's name was, but he was the least personable person and could really care less that they really screwed with peoples lives here, so now I'm scrambling to find a place to live.

Horrible living experience; small and overpriced apartments. Community is not suited for families with children as there was nothing to do for kids and weather is awful throughout the year. The trash is always overflowing making it unhygienic place. The move out experience was horrible and no charges were communicated until the final bill. Overpriced charges on final move out and lack of discussion to address those concerns are the reasons I will ask everyone who is living there or wants to move there to be careful in evaluating and documenting everything before they go through this experience. You can forget about the deposit while be ready to pay additional cost for minor wear and tear in other communities. I am so glad that we moved out of that place.

If there is less than a star, I will give this apartment complex. I lived there for two years and below are the issues I had: 1) Parking is just a hassle they give you one garage and you have to pay for the second parking $100 which is a rip off after researching other apartment complexes might ask for $65. So the solution was like others every tenant with a second car will use the guest parking space and it reached the level where its reserving them. So a person will bring a car and left their garage empty just to reserve a gust parking for their second car. Managers are not solving the issue and they are just sitting in their offices doing nothing. Note, this issue only started this year. With the previous management they were very helpful and understanding they were even allowing you to park in empty reserved spots until the spot is rented to new tenants. 2) the building is built with no noise isolation (cheap building). If someone on a floor over you is walking, you hear it and it is so annoying o a level that you can't sleep. Worst if you are at a top floor and the person underneath knock on your door and tell you they cannot sleep because you are walking IN YOUR APARTMENT. 3) They ask for 60 days notice to leave unlike any other place were the norm is 30 days notice. 4) once you leave they charge you $180 for cleaning even if you clean the apartment yourself. 5) they charge you to paint the walls although they are normal wear and tear. I mean a normal thing if a family lives in an apartment for two years the walls will not be as bright as newly painted ones. 6) after you leave you pay bills for trash and water and sewer for two month even if you don't live in the in the apartment. Like literally they know its empty. When you talk to them they will tell you it is the contract. 7) good luck to get your deposit back. 8) good luck to reach them by phone to ask about the deposit. I have been calling them for 5 days and leaving voicemail and no response.

Moved here 2.5 yrs ago and initially loved it. No problems. But with a great increase in animal feces everywhere (not being picked up by owners OR cleaned by maintenance) and an INSANE offer for a lease renewal (the lowest offer was an increase of 400 dollars a month and ranged to more than 1000 dollars a month depending on the length of the lease) I decided that I had to move. That was when all these fees and nonsense were presented to me. Almost $200 to clean the apartment, whether I scrubbed it top to bottom or not. And another $300-500 to paint it. Normal wear and tear was written in the lease, but it seems like these guys have NO idea what is normal wear and tear because I was being charged extra for just living there. I have moved A LOT for work and throughout my life and have NEVER experienced anything like this. There was no way for me to get the deposit back at all! Deposits are meant for damages not for cleaning services and normal between tenant care! The apartments are nice, but very chilly, and the staff is friendly and as helpful as they can be, but the corporation that runs them is ridiculous about nickel and diming every penny out of you. Do NOT expect any deposit to be returned Very upset about this "deposit" nonsense. More like an effing rip off of 750 bucks. If you cannot afford to maintain your apartments, you should not be renting them

Wow Shara was kind to assist us during our Early move out, coz of job relocation we gave 60day notice, so basically if ever we will pay a month of our rent until they will renter early than our end of contract. So if we're lucky we will pay less, as promised By Shar our unit will be rented fast coz of closet are modular type and etc. and a lot of things promised nicer, like flowering tounge of maybe part of their marketing strategy. Now we received our statement, we still owe after depositing 1.5month rent. She told us they will send our refund after charging the cleaning, and she never told us other fees! OH MANY MORE LIES..from management. PLEASE GUYS make it in writing and voice record in dealing with them. actually THIS PLACE IS A SCAM! in the ADS SPECTACLE VIEW! in my 10month stay, the only view I saw was DOG POOP IN THE FOG! SMALL PLACE FOR EXPENSIVE RENT! so goodluck! PARKING IS so stressful if you guest! it's not a guest FRIENDLY PLACE TO LIVE!

While the apartment itself is not bad... the moveout management team is quite rude and shady to say the least... the claimed the apartment had damages and sent photos but those photos were not even from the apartment I lived in... I did get more pictures from my apartment but it was mostly just the walls.... Always have a walkthrough and don't trust them ( I made the mistake since the office was closed) I also received multiple condescending emails from the ''moveout specialist'' regarding their cleanliness standards when there was always trash overflowing in the complex. it just sucks that the move out ruined what could have been a good experience with this company... Don't expect to get any of your deposit back and expect to pay more...

I'm sorry but this place staff is very rude and treat there guest terrible ! Mind you there is fecal matter around the whole area . Also they never clean anything . The smell of urine come from the fake grass at the dog park . I mean you would think what they charge per month here they can at least clean the place . Also everything is always broken. The gas fire place the bbq bits it's all outdated and broken . Do your self a favor and find a better place to call home , we all know this is not the one . If I could give 0 starts I would. Property management is a joke. They will look for any way to overcharge you and they do not care about you. My mom's car was towed for over $600 after it had been parked there for roughly 15 minutes. It is for GUESTS for those who LIVE there. Not only that, there was usually no parking spaces for guests when they did show up. I complained about my upstairs neighbor several times and the issue was not resolved - I lost so many nights of sleep because the neighbors were so loud. I had to walk almost a half mile to take my trash to the nearest trash can which was always overflowing. Then, after leaving this awful place, they ended up charging me over $800 dollars in fees for move out charges after I had already prepaid my rent for the remainder, oh, and they never contacted me about it until Obligo reached out to me. This place is a scam. Also, for the smallest 500 sq ft apartment and for $2500, it's a hard pass. I was so miserable living here and I cannot discourage moving here enough.

Downgrading to 2 stars as I'm constantly stepping over dog poop that owners nor the complex facility cleans up. Neighbors are inconsiderate and leave their dogs cooped up inside all day so they're constantly barking and running around at night when you're trying to sleep. I feel horrible for the dogs and don't think they should be allowed to be kept like that. People often call their pets their fur babies, but if you left your kids inside all day and only took them out for a 10 minute potty break 1-2 times a day, I'm pretty sure social services would be called. It's one thing to have a small dog but to have multiple dogs in a small apartment and let them bark all day and night is a bit much. This place is way over priced for what you get. We've had the bathroom filter changed soon after move in but it hasn't helped. The vent blows dust everywhere and its automatically always on. If you decide to live here I suggest in getting an upstairs unit so you can be as loud and inconsiderate of those below you because management will not do anything about it. Also invest in ear plugs.

I lived in Pacific Bay vista for one year. It is very clean and all new appliances which got me to move in there. It is very clean and close to the beach and SF so I am giving two stars. Despite two pros...many cons..I lived in second floor and my sofa (not even that big) was not able to get to the apt due to narrow stairways. I had to get a new small sofa that fits. My downstair neighbor was not very nice. Or maybe walls is extremely thin. Although I lived alone he complained several times about my loud walking...Should I tiptoe walking in my own apt? There's always extra charges beside your rent. Garbage cleaning fee..which charges like $40 per month when u don't even use it much. Also when I moved out they charged the cleaning fee even though we cleaned the apt spotless.

I was considering about moving in this place. Because there are some scenic parks in this area. I saw their website and I thought this is a beautiful dog friendly apartment! Perfect! BUT I visited this place, and was disappointed. Maybe they don't care about furry friends so much? The dog park is smelling. I saw lots of poop residue on the corner of the park. Parking area has dog waste cans. It is great. But most of cans are full and bags are not refilled. Since this apartment charges $85 for larger dogs. I expected better things. Very disappointed. I'm a dog person.

I moved in over two years ago and I still reside at PBV, I was super happy until an inconsiderate neighbor moved into the unit above me. This neighbor moved in around early November and the day he moved in, the noise has been 24/7. He walks loud he stomps and constantly moves furniture all hours of the day. My unit and his unit are 540 square feet so I have no idea why he constantly moves his furniture, he also has a young child who wakes up super early and runs and jumps onto the hardwood flood and wakes me up. I confronted this neighbor several times and I have complained to the persons in the leasing office and yet my complaints fall on silent ears. I'm not the type of person to complain but when you can't sleep and are constantly awakened by stomping, things being thrown onto the floor, a child running, then your patience runs thin. Last night there were people partying in the pool after 2am. There is supposed to be a night security where were they? They were definitely not checking the area because they would have seen the people having a party. If you are looking to rent at PBV, the advice I can give you, is take the top unit, they are expensive but at least your peace won't be disturbed. I have a person below me and I do not walk loud or disturb my below neighbors I am beyond considerate. Wish I had the same consideration by dude upstairs.

I'm going to pile on with the cons. I read the reviews before I signed my lease and found pretty much all of the "concerns' to be spot on. I signed the lease anyway, knowing I wouldn't be here long and the units are new and clean, and close to where I need to be. Here's some more detail and things others haven't mentioned: 1. Yes, San Bruno/Pacifica are windy, cold, and foggy. But that's no excuse for a brand new apartment building not to be well sealed/insulated from the elements. The closet in the master bedroom is like an ice box (it's on the exterior wall of the apartment) and I keep the door closed constantly if for no other reason than to control the cold. As another reviewer said, cold air pours in from every electrical socket, even those on interior walls. 2. The garbage and recycling bins are perpetually over-flowing and the complex isn't nearly filled to capacity (in my building, there's maybe only a dozen people total). That means there are not enough garbage areas in the complex and the dumpsters are too small. It's disgusting, unsanitary and ridiculous. 3. The sound-proofing is indeed very poor. Fortunately the person that lives next to me is very quiet and I only hear muffled conversation, and the occasional water flow of shower or toilet. However, I was home one afternoon while the vacant apartment above me was shown. It sounded like a herd of elephants walking above me. I hope I move out before it becomes occupied, or it'll be miserable!! 4. Speaking of sound, the refrigerator (although brand new) is wildly and inexplicably noisy, making all kinds of crazy sounds at all hours. I even had the maintenance guy check it out and he said it was working as it should. Ironically, I had someone in my building stop me and ask if my refrigerator was noisy. YES IT IS!! 5. Another reviewer mentioned that if you're headed North on Skyline, you have to drive well past the complex, hang a u-turn and re-approach from the other direction. But no one has mentioned that exiting the complex onto Westborough is also very challenging. The cars travel at high rates of speed, it's hard to see oncoming traffic from the angle you stop at, and the cars back up at the stoplight making it a challenge to pull onto the street. 6. The lines of the parking spaces in the garages are drawn past the frames of the garage doors, making the actual useable stall space at least 12" narrower than a standard parking space. You need a lineup of clown cars in order for everyone to be within the lines and not slamming each other's cars when trying to enter/exit your vehicle from within the garage. Given all this you'd think they'd offer more competitive pricing on their rent to offset these negatives, or would at least offer aggressive move-in specials. No such luck folks. Not gonna happen. If you sign a lease, sign it informed, as I did. There were still things I didn't know, which I've tried to share above.

New everything.. at a cost. Once you sign the lease, they forget about you. Don't email them because they won't reply. Just go in person where they can't hide from you. They supposedly have an AT&T representative but she never contacted me back. And since its a new building, I've had so many issues AT&T. From installation to cable randomly going out twice due to the way our unit was built. There is basically no guest parking.There were more before but they've changed so many to "reserved" spots. They charge a monthly fee for an additional car so why would they dare have any "guest" spots with the slight chance you park your car there. If all the spots are filled, there is no other place for guests to park! None! So forget that housewarming party you wanted to have. The apartment is freezing. I talked to a maintenance guy and he said the units were built bad and allow air throw the light switches. You can actually feel the air blowing through! Another faulty design! My personal heater is always on. Even on a rare warm sunny day, the damn apartment is cold! STOMP STOMP STOMP. I have an elephant living above me. Well, not really but sure sounds like it. I hear everything my upstairs neighbor does, and she's a skinny female. I'm going crazy! I hear her walking, moving chairs, opening her drawers.. Omfg Great grass area for the dog. But that's the only place you can take them apparently. Only location with dog bags and a trash can. There are no trash cans by the BBQ either. Power outages!!!! Get used to them. If you have dogs, then beware because when your power comes back, the smoke alarm goes off. I had a couple bad experiences when my dogs were alone with the smoke alarm going off ugh. You also have to worry about your food spoiling because the fridge goes out. Laundry is outside in the patio. What an odd, stupid design. Solicitors! I've received a handful of doorbells between 6pm to 7pm which in my opinion is suspicious time for neighboring schools to come ask for donations. You also get the regular coupons on your door knob. The unit itself looks nice and that's what you're paying for. Everything lake is annoying. (The entire time I was writing this I have been listening to the footsteps of my neighbor!!)

We are current tenants and have felt due to the lack of communication and lack of response we have decided to break the lease and move elsewhere analytically the service from the leasing office is terrible, we have emailed the leasing office manager our interest in upgrading but due to the lack of customer service and very poor communication we have decided to move out and we wouldn't recommend living here unless you like being ignored. The first excuse was the new system/ upgrade to the website I walked into the office asking for Cherie and she states I just sent you an email which took weeks for a reply too. Now no reply whatsoever almost a month. the only good thing or positive thing about the pacific bay circle as a company or corporation is the groundskeeper and maintenance manager are awesome but as far as leasing managers once you are locked in they become attentive to that business for you. Well so long and definitely would check your lease agreements regarding sewage and water before signing like I said we were willing to upgrade since we had our first child here and a second on the way but the leasing office could be careless and ignore you unless your potential new tenants.

I've been a resident here for two years. It's had a ton of ups and downs. First of all, it use to be cheap. I moved in when the first few buildings opened up. But now it's almost the same price to live closer to the city. The fog is a nightmare. I moved in with this notion that it was pretty, like some Paris dream. It's not. It's definitely five to 10 degrees cooler up here than the rest of the area. But it's a wet cold. The buildings are starting to become covered in mildew. Forgot about the view. You have it in the winter some of the time, but it's so cold you can't enjoy it. About 70% of the time you are living in thick dense fog. You have to keep everything sealed. Crackers, breads, rice, and such won't last or they have to be sealed up. You have to go outside into this moist soupy hell to do the laundry, so that's lame too. I have the sharp park view and the fog just blasts me from the ocean constantly. My patio is always dripping wet and covered in mildew. Which they won't come and spray down with a pressure washer, even if you ask to pay. The appliances are crap. It's not stainless steel. It's a step above foil. They are not star energy compliant either, but they work. They rebuilt this whole complex after the last one was destroyed by black mold. You'd think they'd build it with more quality and imagination. But they didn't. They could have put in a service lift, but no. They are actually the same buildings as before (google maps use to show the old ones). I can hear my neighbors all around. I've had multiple neighbors and I hear both sides and below. I hear them sneezing, cooking, fighting, making up from fighting, and so on. The floors are not concrete, so don't buy that lie. They should have made bigger units instead of a patio, which is oddly longer than the bedroom. The grounds are kept nice but the trash situation is always an issue. Parking is a nightmare as well. They charge you 10.00 for a garage spot for your first car. I love that they charge you 10.00. Really, 10.00? Just build it into the price. Like 10.00 will make or break someone's decision. Its another 100 - 150 for a second spot. The guest parking is a nightmare too. When I first moved in, the second spot was 200. They then changed it to 100 and never told me. When I found out, no refund. No compensation AND I had to give them two months notice to change the fee!!! The last three managers they've had to run this place have been the worst. They are unhelpful, rude and I've heard them talk trash about residents when they leave the office. They forgot I was sitting on the couch, several times. Even the notices they give you are harsh and rude. The movie theatre is also wasted space. You can't use it in any sort of convenient fashion. I tried to move to a larger unit, aka give them MORE money and it was a huge battle. They still wanted two months notice AND a 500 dollar transfer fee. Meanwhile, the unit I wanted stayed un-rented for three months. I pinged them every time the rent was decreased but I was told that I needed to "let it go" because that's the advertised move-in price; hey would charge me a higher monthly. Meanwhile it's less work to transfer to a another complex. So I terminated the lease early to move to something suited for the price. There is very little that will deliver up here and you can't just walk somewhere. It's pretty remote if your looking for ease of access. The only positive thing I can think of is about the maintenance staff. They are an amazing group of guys. The kind that will help you carry stuff up stairs and treat you with respect. Uverse does 45mbs down now so that's a bonus.

We pre-leased our apartment and were told that move in date will be August 18 after their grand opening. We made all the necessary arrangements, only to be contacted two weeks before with the news that the units were not ready for move in. They said that it was an issue with the cabinets, so we were expecting the delay to be minor. Today we found out that what was originally projected to be early fall is now mid December. They are expecting people to wait for them until then or to move to one of their other communities, one located in Pacifica and the other one outdated and without w/d. I do have to give them credit for trying to provide options for us, even though the options are just unacceptable. Sam, at the leasing office has been very helpful through this process, hence the stars. Advice for the company, don't pre-lease unless you are a 100% sure of when the apartments will be ready. Advise for anyone looking to move in here, just wait until they are open and fully operational, last thing you want to to be in a situation where you are looking for temporary housing because Pacific Bay is unable to deliver!

I've been here for a good amount of time and I cannot recommend this place for long term living. They call them apartment homes but there is nothing that makes this place a home. The staff here will tell you false information about the rules of the complex. We spoke specifically with Sam and we were told that we could have storage fixtures outside as long as it looked nice. Management is now constantly leaving notes on our door with lists of items that have to be removed by a certain time. My impression is that before you buy anything for your own balcony you must consult with management. The restrictions are very vague. Parking is very hard to come by unless you have $200 a month to spare. Build quality is cheap. The place is very cold due to no insulation in the walls. Cold air literally flows through electrical outlets. There is only two garbage containers for the whole complex and the tenants are the ones blamed for overflow. My best guess is that the complex is having a hard time filling vacancies and are being very vague about the rules here to get people to sign a lease. If you can afford their high prices take your business elsewhere. Or come talk to the tenants here.

My wife and I are current residents here and it's a mixture of good and bad. The facilities like the dog run, fitness center and pool are great. However, it seems as though the actual construction of the property was done on a budget. We hear every single footstep that our upstairs neighbors make. It makes relaxing in your apartment pretty much impossible. We have brought this up to the management team more than once but nothing has changed. I'm not sure what they can do at this point but it's quite frustrating. Update 2/23/19: I had a comment come through from "George" asking me to email him about the issues I am having. I reached out to "George" a week ago and have not heard back from him yet. Seems to be the theme with management here.

Can't believe i signed a new lease at this place, do yourself a favor and stay away. Here's a little bit of what you can expect at PBV: 1. Get comfortable with hearing every intimate sound of your neighbors upstairs, downstairs, or adjacent to you. Right now i can hear every word of the guys watching the football game next door and im trying to sleep. 2. The management are total busy bodies. I've never lived anywhere that had so many "inspections" that are not only pointless but feel like they're looking for reasons to enter your apt. 3. Management loves to write you up and is looking for any reason to fine you. Do you leave a pair of shoes out in front of your front door? Fine. Do you have a plastic tote or maybe cardboard box on your balcony that looks like it may be "storage"? Fine. Do you have a small box of basic car tools in upjr garage spot to help you on your car? Fine. How bout a blackout curtain to keep the ridiculously bright driveway lights from keeping you awake? You will be fined. This is more like a college dorm than a community of working adults. 4. Another poster mentioned mold: if i take out a fleece i haven't worn in a few months, it's got thin green-grey fuzz on it. If you put your shoes in your closet (remember, you aren't allowed to leave your damp shoes outside), you can bet its got mold within a few weeks. 5. To renew my lease for another 1 year was a 30% increase in rent. Let that sink in. So i moved to another unit that was somehow " only" like a 10% increase, despite being the exact same layout, what a PITA. Never felt so nickeled and dimed as i do here, they try to scrape money out of you over anything. And the constant intrusion and policing everything is getting old quick. I work long hard days, last thing i need is to have my apartment community all up in my business. All for a matchbox where i hear every word and moan of my neighbors getting it on.

I've been in this complex since November of 2015. Initially, I would have given a full 5 stars. I've lived in many places in the bay area, and have visited almost all of them. I thought this was it... The one! After a couple months, this is what we've seen: Safety: (please skip if you don't feel like reading my life story, and sorry for the length) I've had THREE thefts from my patio since moving in. I still don't know who is committing these crimes, however, someone is jumping into my patio, climbing into my space and stealing my stuff. Although the items are relatively small and inexpensive, I've felt extremely unsafe here. I've decided it's finally time to tell management. Christine has been my point of contact. I can't say that she's been pleasant to work with. I've asked to see what they could do, for any advice, and Ive asked if we could transfer to a unit where the patio and apartment is not as accessible to criminals and strangers. Her response was that she will tell her team, and alert the security guy who does only 4 checks throughout the night. Let's just point out that she thinks 4 checks throughout a 10 hour window will lead the security man to catch the criminal. Cool. I then asked again if we could transfer units. Her response is that there are too many folks moving in/out, causing that to be a problem. Sure? And then she points out that she noticed my "patio light has been burning throughout the night which is a great sign". She thinks it will deter the criminal. Unfortunately, my patio light wasn't even on. And I don't think a light being on will scare anyone, it will just make it easier for them to see what they are stealing. Lastly, she got extremely defensive when I said "I'm glad I got a response at all" (meaning I'm glad she had the time to write back, since she's so busy with all the people moving in and out). She took it as me calling her unresponsive, and that's when the rude emails started. All in all, her response to my fear of my safety is essentially useless. Noise: This place really isn't that bad when referring to noise. Everyone keeps to themselves, is fairly respectful of one another, and the amount of kids is minimal. My only issue is the noise you hear of every. single. flush. made by the upstairs unit. The walls are SO thin- you literally hear the water rushing in the pipes in the walls. And they are loud AF! Parking: Simply, it sucks. Amenities: Wonderful! It's pretty clean, they have a lot of cool stuff, and my dog loves the freaking dog park. No complaints. Management: When I first checked this place out, a lovely woman, Jahmai, helped me out. She is by far the best person I've dealt with while searching for an apartment. Unfortunately, she's not the main person working the management front. Get ready for about 5 emails a week from management about an inspection, or inspection reschedule, or a lost dog, or "courtesy reminder" to not leave anything on your patio, or to ask you to close your garage door. Basically every little damn thing. Thanks Christine. Unfortunately, those emails mean nothing. I've seen the same car parked in a "no parking" spot for a week straight. I've seen boxes and weird crap on people's balcony's and patios for months. I've seen the same cooler and cardboard in the garages for weeks. What are the emails even for. Conclusion, I hate that I didn't love this place. The potential is there. And I really wanted to love it forever.

So far this place has been interesting.. The community is still developing as they are expected to be finish in April of 2014. So far, only one trash area and it's always full so people just leave their shit on the floor. Why is parking $10 a month? Guest parking blows!! You are suppose to display a "permit" for guest parking, but it's always the same car parked there with no permit displayed! Also, the insulation sucks! There is always a stream of air that comes out of the outlets and my place is always freezing!! Rent is on the pricey side in term of what you will get for square footage. Another shitty thing actually two shitty things..1. 15 month lease. 2. If you have a bottom unit, be warned that you will hear stomping from your upstairs neighbors... On the bright side... The gym is new, Windy and Sam are super nice and helpful.

Beware of the move-out process. They will nickel and dime you. PBV is for people who need a decent place to live that will take dogs. Other than that, I cannot imagine why you would live here. The places are new-ish, but the finishes are cheap. The fact that you have to pay an extra $10/month to actually park a car in your own garage is ridiculous. And the garages are so hard to get in and out of because the spaces are so tightly packed in. I was constantly banging the car door again the wall when I had to get in and out. Though this is not PBV's fault, the weather is perpetually cold, foggy and windy where the complex is situated. So forget ever really using the outdoor grill area unless you want to sit there and freeze. You grill and then leave. We opted to get it professionally cleaned through PBV and were quoted a price of $130 two months prior to vacating. Upon actual move out, it went up to $140. Its $10, not a big deal, but when asked if they could honor the original quote, i was simply told, no the company raised it and there is nothing i can do. Ok. I AM REALLY WRITING THIS REVIEW TO LET PEOPLE KNOW THE PAINTING COST WHEN YOU MOVE OUT WILL BE INSANE. I had one of the maintenance guys come for a "walk-through" about 4 days prior to us moving out. It was then that he drops the bomb, oh, well you have to pay for it to be painted. You need to return the apartment in the condition it was given to you, other than normal wear-and-tear. I am still confused on how some scuffs on the wall are not considered normal wear-and-tear? its expected that you would leave some scuffs I think. Almost all of the furniture was out of the apartment, so the walls were very visible. I was told the it looked to be in pretty good shape and that he had seen charges anywhere from $75 to $250. I said "$250" you've got to be kidding me, i can't imagine painting over some scuffs could cost $250. He just said I don't think it will cost you that much. I was also under the impression that the painting was done in house, not by a third-party company. After dropping off my keys to Rochelle, I mentioned the painting price and said, I can't imagine it would be much. She said probably about $150, but she had seen as high as $250. Again, that seems crazy, but it was out of my hands at that point, I guess, as it didn't seem anyone would give me a firmer price. Fast forward and I get the move-out statement (after I had to email asking for it twice over a week and a half period) and I see that the charge is $200. I asked for more of an explanation, and was sent photos of little scuffs that were an inch maybe two at the most. Again, I said, i can't imagine the cost of painting over these is $200 dollars. Rochelle just emailed back this, is the price and have a good night. You have an unhappy tenant who has paid rent on-time every month, for 14 months and given you no problems and you brush them off? I asked her to forward me the invoice from the company and had to wait again, about a week and a half for her to do this after being told she needed to get it from them. If you were able to draw up my move-out paperwork costs, it would seem that the invoice you received would be on-hand, right? Anyhow, i noticed that the paperwork had partial paint on the line breakdown sheet and then full paint written on the other side and perhaps there was error, as we should not have been charged for a full paint? I emailed Rochelle with this exact question and never got a reply. Terrible customer service. Terrible experience. So the bottom line, go through your apartment with a magic eraser and clean as many of those scuffs as you can. They are a corporation in the business of making money and you will pay.

Enjoyed living here for a year for the most part, but really didn't think we got our value's worth. Unit was on the third floor so we didn't have noise issues. Our promised ocean view was a joke... Giant trees blocking everything and just the view of a loud street - but the double paned windows worked well. Liked the washer and dryer in unit. Had many other issues though... Our circuit breaker would always trip when we turned on the stove, or shortly after. Faulty electrical work or grounding, and maintenance didn't or couldn't do anything about it. When I moved in, I felt cheated. Half of my closet was actually just a hidden wall with some air shaft or something running through the building. The second bedroom in the 2BR units are also nowhere near 10x10' just because of the corners and edges of the room. Gym was pretty nice although it lacked some basic equipment gyms should have. The heated pool was only heated a few times that I used it. It was pretty cold the rest of the times. Didn't like that our rent was already very high ($3400) and that doesn't include ANYTHING. Parking, water, garbage (dumpsters always overflowing), etc. Worst part of this place was moving out. We were charged a mandatory $140 cleaning fee regardless of what condition the unit was left in, and an additional $250 for paint... As far as I know we didn't cause any damage and this place is just milking us for natural wear and tear costs - that should be assumed by management rather than making tenants pay for upkeep. Ridiculous. Shame too because otherwise, the staff was pretty nice. Would not recommend this place to others. You can really buy a place and pay mortgage for what they charge.

The only great thing about this complex is the gym and pool. I am constantly cold at my place. After seeing our PG&E fiasco the past few months, I use my personal heater that I take with me to the living room or bedroom. Pretty much wherever I go. What is up with the lack of insulation in this newer development? The square footage of the apt is super tiny once you have your furniture put in. I simply don't understand the area of space allotted for both the living and dining room. I live on the top floor and hear our neighbors below us and I know for a fact they are not that loud. Horribly thin walls and floors. Parking is shitty, plain and simple. Why is there no trash chutes or more trash areas for residents? Why is there no elevators? Is that even ADA compliant or are the residents that need assistance stuck to ground level apartments? This development will lose all their tenants once their leases are over unless some drastic measurements are taken. I would say namely dropping rent and providing free parking to residents.

I rented at Pacific Bay Vistas deposit-free due to Excellent credit, a perfect rental history, and spotless employment history. At lease end, I was charged ~$500 for paint, general cleaning, and some interesting "ceiling damages" the property failed to document. PRO * move-in experience * quick turn around maintenance CON * move-out process * move-out experience * urine smell near dog park & footpaths HELPFUL ADVICE: * Document everything (email + photo). * Request full inspection report ("pre-move-out" and "move out"). Hopefully they will complete the inspection before your actual lease expires... I wasn't so lucky there.

Stayed her for a bit over a year. Just recently moved out Pro: - 24/7 Gym with good equipment - Location. Secluded on a hill, yet close to everything - Service staff is great, fix things quickly - Pool is awesome Cons: - Poor quality buildings. Wind howls through outlets, switches and door. Service can't fix. - Poor quality floors. Really thin wood floors, you will know exact location of upstairs people. Get top floor. I had top, manager told me to walk really quietly... - Dog poop everywhere. - Parking. Management has no idea how to fix this. Very few guest spaces. Current system is to give every resident a limited amount of guest passes. Most people just use it on their own cars. (Not many people want to pay extra $75 for extra space) - Theater room that closes at 9pm. No watching my favorite Warriors there for 7:30 games. - Pool closes at 9. Can't use after work security guard kicks out - Tried to scam me $15 saying they lost my rental insurance and were going to bill me. This was on my last month there. Manager sent email 3 days prior and 1 day prior. I replied to both, with copy of email i sent them when i moved with my insurance. No reply. Had to go do it in person. Luckily i was in town - A lot of cigarette and weed smoke where we lived. So much for smoke-free. - I was in building 9, my mailbox was on the complete opposite side of the complex. - I could go on for many many more things Overall: Poor management, with too many rules. Would not recommend

First off, my main reason for writing this on Yelp is that the staff is very difficult to get in touch with. There is no direct number for people who live in the community. You end up having to leave a message at the leasing office and about 50% of the time, they don't return the messages. My partner and I moved in about 6 months ago. The apartments themselves are very nice - good layout, lots of light. Cost is within range for the area for a luxury apartment. Main reasons for 2 stars is the ridiculous parking situation and the pool:  1) Primarily, the cost of parking is totally absurd. We have lived in a number of apartment complexes in the area previously (including other aimco properties) and nowhere has charged like this place for parking spots. Renting an apartment here does NOT even come with a single parking spot. Your first spot costs you $25. Despite the fact that it would be fairly impossible to live here without a car. Then the staff will tell you that there are $60 spots available, but actually there is like a 2-year waitlist for one of those, so the cheapest choice is to pay an additional $125 for just a regular, uncovered parking spot. As such, the cost of parking at our home is nearly the cost of the monthly leasing a car.  2) The other issue with parking is the guest spot system. Basically there are "guest" spots around the property, and you can request for a 24-hour parking voucher from the property management to use one of these. However, the guest spots are always full (usually with cars that don't have vouchers - particularly on the weekends when you might be having visitors), so there is basically nowhere for a visitor to park. And no street parking nearby. 3) The pool was advertised to us as being a salt water pool. However, it is max concentrated with chlorine making it virtually impossible to swim in for more than 5 min. Really sad to see such a pretty pool made inhospitable for folks who love to swim.

very bad sound insolation between floors. you'll easily know where the people live above you walk in their apartment. the place is cold and is foggy 70% time of the year. Trash & Sewer & other fees are 20% higher than the places I lived before yet the trash dump is always full and have a mountain of trash. ignored my online service requests twice; there was 1 good experience before covid though. I always spend a day or two cleaning before moving out and usually lose some deposit for things hardly be done by myself, for my 3 previous places the amounts were $60 - $200+ (basically same, all 2Bs hard floor with no carpet) but here I was charged $200 for general cleaning, $200 for painting and $288 for stove top replacement. so good luck make your apartment "move-in ready condition" and kiss goodbye your deposit because the tenants totally responsible for all the wears and tears

Pros. Dog friendly. Only apt allows large dogs in the area. Pretty much all tenants have large dogs. All units have automatic door locks. Cons. Lots of dog barking all day long, and very few owners pick up their dog poop. Terrible layout. Even though they renovated recently, the usage of space is terrible. In the presented sqft, balcony area included and they were not telling upfront. Guest parking lot is always packed, hard to reserve. Old, and inefficient heating system. No benefit of extending lease, you pay more than signing a new lease. Mean staffs-if you encounter them while throwing garage they interrogate whether it's actually your household garbage or whether you live here (multiple incidents). Lastly, so many extra costs. There are lots of hidden costs and nobody tells you upfront. Extra dog deposit, monthly pay, charge on 1st parking lot, parcel storage unit fee, etc. Also there is no wear and tear concept when you move out, no matter how hard you try-you will be charged for painting ($210) and cleaning fee ($175). Good luck everyone to exit this place peacefully.

My wife and 4 year old daughter moved into a 2 bedroom at Pacific Bay Vistas in November of 2014. I really enjoyed the ease of handling the majority of the paperwork online. The entire move-in process was a breeze. For the first month or so that we lived here, I didn't have a singed complaint. We moved here from Redwood City and parking nightmare. Even though we had to pay for an extra spot, it was more than worth it to have a spot after work. We have one extra spot plus the garage spot that came with our unit. We love the unit themselves. Ours is roomy and and everything was "like new" when we moved in. There's a decent gym that is open 24 hours and Skyline College is only a mile away if you want to run outdoors. I only have 2 complaints. First, our upstairs neighbors are loud. We can hear them stomping around constantly. I emailed Rochelle, the manager, and she was very helpful in contacting them and asking them and making them aware. It still happens but much less frequently than before. The other complaint...one irresponsible dog owner. Recently, someone with a dog...a large dog based on the size of what it leaves behind...is allowing the dog to poop right outside my front door. My daughter has stepped in it. I have stepped it. Generally, as a rule, I will not live in an apartment complex that allows pets because it seems like for every 10 responsible pet owners, there's one a-hole that never puts the dog on a leash and/or lets the dog poop wherever. The reason this is annoying is that the complex PROVIDES a little dog park and the area is surrounded by plenty of grassy places for a dog to do its business. Even if it weren't there are still plastic bags to be had just about anywhere. It makes me so angry that our very nice community is defaced by some one too lazy to simply pick up after their animal. I've emailed Rochelle but it is the weekend so she is out of the office. In the meantime, I've placed signs outside my door and even taped some plastic bags to the wall so this last, irresponsible person will have absolutely no excuse to not pick up their dog's droppings. I'm giving 3 stars mostly because of the neighbors. Again, I don't want to give the wrong impression. 99% of the people that live here and considerate and kind and just go about their business. However, it only takes one jackass to ruin for everyone. This is very nice, even picturesque community. It's a shame that someone here doesn't have enough respect for where they live and their neighbors to simply bend over and pick up their dog's mess. But for the upstairs neighbor noise and the dog poop debacle, I would give this place 5-stars. After our lease is up, we will likely look for a place that doesn't allow pets. Its almost impossible to enforce the rule for picking up poop because you have to catch someone in the act. I will be looking to catch this jackass on camera so I can tell Rochelle exactly who it is.

Later edited: chatted with leasing office and they reversed the 3 month late fee and helped us set up auto pay. Also, the latest "quit 30 days notification" was a mistake. Will see if it go through next month. ----- I'm a resident for one and half year. They changed the payment system early this year, and it's a nightmare since then-- the new system is super hard to setup auto payment correctly. We keep receiving "pay rent in three days or quit" paper notice and have to pay $100 late fee EVERY MONTH, which wasn't an issue before they changed the system. Today, they sent me the "quit in 30 days" notification again even though the balance on the system is 0. I feel very disrespectful and troublesome. Also I don't think "I" should pay the extra $100 monthly because the "leasing office" changed system. it's like a TRAP On the other hand, I do like this community. Will update review if they fix the issue

Positives: overall good staffs, attentive technicians while needed on appointments. Good gym room and indoor pool, and very nice reception area. Relatively nicely maintained buildings and common areas and friendly neighbors. Negatives: these buildings are so poorly built that i can hear snoring every night!! people who live above me keep stumping on the floor and i had complained 3 times for my 1 yr of living here and nothing helped. I can even hear when they wake up, come back, cooking, going to bathroom and go to bed! this is absolutely insane!!! And, for it being charged $2500/month for a one bedroom, has no excuse not to move out after my lease ends. This place is constantly cold, regardless of the months, blame the poor materials for lack of insulations, hence my electricity bill creeps up insanely! And my new downstairs neighbor decides to cook smelly foods in the middle of the nights, the poorly built vent brings up the smell through my bathroom vent and i had to bear with the smell of the food couple of nights after 11pm which is very annoying, but i can't file a complaint as it's not their fault for cooking, but just blame the building itself... oh, one more thing to add, the additional costs are crazily high, never was told when i signed the lease, there's this trash bill, pest control bill, sewage bill, etc etc etc that i lost counts on, and they add up monthly! you have to be making a lot of money and half deaf to be able to afford living here without being annoyed at all times. so overall, nice location, nice facilities, good and polite technicians, but horrible horrible quality of life and too expensive - not even considering with a 20% reduction on what they charge.

Update: After 2+ years we have decided to move out. Initially just for financial reasons. The office contacted us shortly after we gave notice and offered us a deal if we stayed (basically by not increasing our rent) which was awesome and we did consider it...BUT it wasn't enough to sway us especially considering our unfortunate list of growing annoyances these last few months. ANTS!: I think we encountered ants maybe 2 times in the 2+ years we have lived here. Always just a random ant scout or two. We'd always thoroughly clean the kitchen down afterwards to make sure we weren't attracting them in any way and they were never an issue for us. BUT then about a month ago we noticed the smoke alarm in our master bedroom would occasionally go off at random times. After about a week or two of the odd behavior my husband decided to try changing the battery.....and OMG ANTS ANTS ANTS ANTS ANTS! Swarming! SO gross! I was standing on a chair smashing ants that strayed too far because I didn't want them dropping in our bed! We left the smoke alarm dangling that night and the disturbance was enough for the ants to leave it seemed, and by the time PBV sent out pest control A FEW DAYS LATER...it seemed vacant. They put some stuff up in the smoke alarm and put some traps out in my kitchen (which i still haven't seen an ant in my kitchen btw but better safe than sorry I guess). However, it has now been over a week since they initially came out and this smoke alarm has been chirping non stop now plus the ants keep setting the alarm off! In one night they set it off 3 times! We are losing are ever loving minds! We can't hardly sleep and one of our cats is so stressed out she has taken to living under our couch! We sent another request in 2 nights ago and they still haven't contacted us! 🙁 To be fair I'm not sure how long this is supposed to take but it's definitely making us look forward to moving out when before it was purely a financial decision! Makes me wonder if any of our neighbors are having ant issues? I mean...there's none in our kitchen and we certainly don't leave crumbs on our ceiling! This is insanity! I'm pretty sure this is a safety hazard! I want to rant on about our new-ish, noisy, bowling with cement shoes, upstairs neighbor, his rude garage parking habits, or the suspiciously yellow stream of liquid pouring down from his balcony on to my balcony plants this morning...but I'm trying to rate PBV fairly and I realize my tolerance levels may be at an all time low right now...you know from my lack of sleep and the Chinese water torture of incessant bleeping blaring beeping!!!! So I'm only knocking one star off....for now! /End Rant Otherwise have enjoyed PBV! See previous reviews for less sleep deprived snark.
