Parc Mosaic has some of the best amenities in Boulder. Unfortunately, the management did a good job at making sure nobody could use the pool or workout facilities when they wanted to. There are some serious security flaws and corners cut during the build. Security issues were brought up many times but neglected, which lead to breakins and property damage. I finally gave up trying to help and broke my lease to live elsewhere. I'd personally recommend you do the same... It's not worth the headache.

Due to the unpleasant and trust-eroding move-out experience, I cannot recommend Parc Mosaic. The management company charged me for a full repaint of the apartment due to claimed damages (see pictures below. Those pictures were shared by the management property for damage charge justification.). The property management stated that paint fading due to sunlight is considered normal wear and tear, while other causes are not, and tenants need to pay for those claimed damages. Here are some tips for those considering renting this property or any property under its parent company, AirCommunity: 1. Maintain a very limited level of trust and document everything and familiarize yourself with local Colorado rental laws.These are crucial to protect your rights as a tenant in case of future disputes over unreasonable charges. 2. Upon moving in, make sure to photograph the entire space and document any marks or spots, even those that you might consider insignificant and not damage. Why? The apartment management might later attribute these marks to you and charge you for them. 3. Before moving out, photograph the entire space again, paying special attention to areas that may not be immediately noticeable. Why? The apartment management might find marks in unnoticeable areas like baseboards and corners, and charge you for damage repair. 4. Upon moving out, request a walkthrough and prepare a sign-off document. Record the walkthrough and get the onsite property management to sign it. Why? I did a walkthrough with the onsite property staff and received an all-clear note with no issues pointed out. However, the property management later sent me a lengthy bill for 'damages'.

FUTURE RENTERS OF P201 PLS READ Had to vacate the lease early due to sound issues from the apartment above. You will be woken up at 12am & 4-5 am DAILY. Additional thuds and extraneous noise also occurs ALL DAY. April Owens offered no solution or assistance in a transfer. As you can see in other reviews, this community was wonderful at one point. Just a case of poor management ruining a great place.

Great place to live, if you like dog crap. Dog crap on the lawns. Dog crap on the walkways. Dog crap in the stairwells. Dog crap in the hallways. I'm sure it's a handful of dog owners who insist on making this place a toilet. But management sure has done nothing about it in over two years.

Too expensive, how about a studio under 1500$ a month? Who wants to pay 5 grand a month for a 3 bedroom apartment @ 55th and Arapahoe. This is a blunder waiting to happen and I hope it gets torn down and replaced with something reasonable quickly.

Lipstick on a pig. The construction is so poor that you will hear every footstep from your neighbors beside you, not just above you. I literally slept with ear plugs some nights it was so bad. They even make some tenants wear custom slippers in their unit the problem is so pervasive. Staff is generally useless in most matters, while hiding behind "policy".

Everything is perfect looking, but there were shortcuts made during construction and things weren't as well thought out as they should have been. All of those types of issues can be overlooked because it is very nice and the amenities are incredible, but there have been multiple break-ins and other security issues. Despite the same areas being broken into, management has done nothing to fix the problem areas and seems to be content to allow it to happen.

By far the worst and most expensive place I've ever lived. The most irksome part of living here is the fingerprint sensor locks on all the building doors. They have gone out of commission several times, but even when they are supposedly working, it typically takes several tries before they work. Additionally, the layout of the complex is extremely inconvenient. The parking is underground, which is sensible, but you have to go through several locked doors to get in or out of the garage (all of which are unreliable and often malfunction). The mail room and the package room are nearby, rather than being near your apartment. Additionally, if you want to get furniture or groceries delivered, there is nowhere convenient for the delivery person to park, because the circle drive where they can park is quite far from the actual buildings, instead being next to the complex's office. Furthermore, the response to the pandemic has not been good. They didn't provide an alternative to the fingerprint locks, which are not a sanitary choice during a pandemic. In terms of the aesthetics of the apartments, this also leaves a lot to be desired, and I wish I had thought more about it before moving in. The ceilings are uncomfortably low (I can touch the ceiling of my apartment while standing flat-footed). Also, the hallways between the apartments have a "hotel" kind of vibe, rather than a "home" vibe, in my opinion.

April Owens is the worst manager yet to come to Parc, since her coming everything went downhill aside from her rudeness and unwelcoming character. She took away our own parking spot and failed to inform us, raised our utility bills and keeps on being extra rude to our friend visitors, she never even has a smile on her face. After living for 5 years here I can tell you that Parc Mosaic is just getting worse by the year and the rent is not worth the amenities if you want to live peacefully and happily. Reve Boulder is a new apartment building complex and has better prices as well as amenities and events. That's what I call luxury not Parc Mosaic, you can't have luxury around a manager like April.

IF YOU READ ONE REVIEW OF THIS PLACE, PLEASE LET IT BE THIS ONE.... Like most people looking for housing in Boulder, my partner and I were super excited about the prospect of Parc Mosaic's apartment complex, amenities, and location. However, we were humbled very quickly on our first day there. To set the stage, our POC from Parc Mosaic sent us the incorrect floor plan for our unit, leading us to scramble at the last minute to swap out/find replacements for furniture that we had purchased prior to our move. Also, our unit's refrigerator AND stove were broken upon arrival. In addition, the first interaction we had with our downstairs neighbor was a threatening warning about the move-related noises coming from our apartment. This all occurred on our FIRST day at the complex..... As time went on, my partner and I consistently faced aggressive, rude, and unfriendly neighbors. We soon found out that the poor design/construction of the building allows you to hear through the floors and the walls like tissue paper. This of course leads to tension amongst residents for basic living noise causing disruption. The crowd at Parc Mosaic is snobby, unwelcoming, and pretentious. My partner and I attempted to sit outside in the PUBLIC courtyard to enjoy a beautiful Boulder spring day, and within 5 minutes, had residents coming up to us claiming our normal volume levels sounded like "rocks being thrown into their unit". My partner and I also faced similar judgment and menacing glances while using the shared pool area during the summertime. The amenities that Parc Mosaic advertises are a facade, and can only be enjoyed if you are completely 100% silent the entire time. Another unfortunate example of the biased crowd at Parc Mosaic is the MULTIPLE instances of discrimination that my partner faced. While trying to enter the building at the code readers, my partner was physically prevented from entering the building, and residents have questioned whether or not he lived in the complex, saying that he "doesn't look like he should live here" or that he needs to provide his code/unit # aloud to the resident to prove that he does in fact reside at Parc Mosaic. For an advertised "luxury" apartment complex and the rent prices they charge, there is little that you are allowed to do without criticism. If I could go back, I would have steered VERY clear of this apartment complex. Robbed me of my privacy, sanity, and thousands of dollars. If you are looking to be judged, bullied, and isolated, this is the apartment complex for you!

The community was amazing during covid, but rent increases have brought a very unfavorable crowd. Very pretentious. The apartment is now very anti-dog, do not consider this complex if you have a dog. I have a downstairs neighbor who suffers from a mental disability, and who calls the cops on me weekly for unknown reasons. The property management refuses to intervene. They offered to move me at my own expense for an increase of $500 monthly. I can not wait to leave this apartment

My husband and I loved the idea of this place. All the amenities sounded wonderful and the modern design. But when we had the chance to think about it even for a little bit, we realized the price was way too steep... even for Boulder. The amenities and location are not nearly worth the price of these tiny apartments. Luckily, we were able to find something larger, cheaper, and in the best location. If you're all about amenities and living far away from everything, go for it. This is the place for you!

I just moved out of Parc Mosaic after a year and a half and I really could not be happier. I think that the majority of the problems with this place stem from the fact that the exorbitantly high rent brings a truly pretentious and unwelcoming crowd. So many times as a resident (more than I can remember), I was profiled by other community members who told me that I dont look like I should be living here or that I dont look like I can afford to live here. Probably because I am a young 25 year old man who did not conform to the standard of the people who live there. I was even intentionally locked out of the complex one time after another resident refused to let me come in after she used her door code. On another occasion, I was getting home from a bike ride and doing a cool down lap around the complex when a Karen resident came screaming out of her apartment to tell me to get away from the apartment complex and she even profiled me as someone who was stealing off other peoples porches. There were times at the pool where I was told this is for residents only and to go away. I believe the building was also built in a matter that almost everything can be heard through the walls. Neighbors dogs barked continuously and neighbors TV can be heard through the walls clear as day. Our neighbor would bang on our walls if the TV was too loud. People were reported for slamming doors even though the complex puts automatic closers which cause the doors to slam on their own. Our downstairs neighbor called us and asked us to be quiet on the VERY FIRST day we moved in, during the process of us moving in. Not a good start for us, however it truly previewed what we were in for during the lease term. Noise is part of staying in a complex, however I found it abnormally easy to hear anything going on outside of your walls. I would think that this is probably every residents biggest complaint. Another thing that happened that is worth mentioning is before we moved in we were given the wrong floor plan. The floor plan we actually got was flipped which caused all the furniture (L - shaped couch among others) to be completely redundant. The day that we moved in, the leasing office was completely empty and we were left stranded not knowing what to do. We were given a parking spot for 3 months for our troubles. They sent us a move in survey, and because of the mishaps, we gave a low score on the move in process. The community manager, April, literally told me that because we gave them a bad score, we had personally affected the janitorial/maintenance and leasing office staffs year end bonuses. How nice is that to hear? Very unprofessional and I felt terrible, but the review we left was honest. The garage door was broken for months, kids work out in the gym who somehow got a community access code even though they dont live there, street parking (only free form of parking) is hard to find, people were mean. We tried to end the lease because of all these factors, but they said no. We actually moved out 2 months early and continued to pay rent just to get out of there. The pool is nice.

These apartments don't seem to fit any demographic; no student can live here because of the price, no family can live here because of the size, and if you're a professional making ~$100,000/year then you're too smart to live in one of these apartments. Instead of paying $2,500/month for a small studio and getting nickel and dimed over parking spots you could instead mortgage a ~$500,000 house in the area and make money when you eventually move out. Why pay an extra $1,000/month for a 'luxury' climbing wall and gym when you could instead go to one of the many world-class climbing gyms in the area for far less? Boulder is already expensive and the owners of this complex are making it worse. By the way, all of the 5 star reviews have no text and are almost certainly fake.

My husband and I saw these apartments online and were in love and really interested in leasing with them, that is until we came by the office. They should think on getting new and professional staff, we were completely turned off and will not be leasing here anymore after our experience with the gentleman in the office

Parc Mosaic offers great facilities but beware of additional charges, especially at the end of your lease. After having been told there were no monthly charges beyond rent during our initial tour, we were surprised to see monthly utility charges of nearly $200 per month (seems excessive for a small studio apartment). We were even more surprised to be charged a $3500+ notice fee and $200+ repainting fee at move-out at the end of the two year lease. I recognize we only provided 20 days of notice vs the 60 in the lease, but also realize the apartment was easily relet well before we moved out (likely at a higher rent). After initially having been informed by the Parc Mosaic Move-out Lead that the fee would be waived, 10 days later they came back again with the full charge citing a "mistake" and implied they may turn this over to a collection agency if we did not pay. After numerous communications they agreed to a reduced amount but would not fulfill their initial communication to waive the entire fee, despite incurring no loss due to the reduced notice period. If you chose to live here I strongly recommend that you first review your lease very closely, get any commitments from Parc Mosaic in writing, and familiarize yourself with local Colorado rental laws to help minimize any unnecessary or excessive fees. Follow-up to Owners Response: It would be helpful for others if you could clarify exactly what you mean by the statement "Once the home is re-let and re-occupied the final move out statement will be revised". This is the exact wording that was provided to us when we provided our initial notice. I took this to mean it would be revised to reflect a reduced fee in the event the unit was relet. However, Parc Mosaic continued to demand we pay the full amount of the insufficient notice fee despite incurring minimal loss as the unit was vacant for less than a week. Only after multiple requests made to various departments / individuals did Parc Mosaic agree to reduce this fee. In fact, we were repeatedly informed we were obligated to pay the full amount. In no way did the final revision seem like "normal procedure".

The first few months of living at PM were incredible and my positive review from that time period below. With that being said, all of the people we know (from living there) who have run for the hills (like we did) have reminded me that it would probably be best for me to leave a more accurate review.... We moved out largely because of serious safety concerns (which we were told weren't legitimate because he "probably won't act on his threats", *even after* quoting the "Good Neighbor Agreement", which states that *any* threats, harassment (which we also experienced from the same resident, who was still being allowed to live at the property when we realized our best course of action to protect ourselves was to break our lease), etc. are grounds for eviction). Aside from our own safety concerns, there were also frequently police on the property to contact residents who were belong loud (normal for most any property), threatening (we were told not to leave our apartments while they looked for someone, in one instance), or harassing other residents. While many of the residents who caused some of the more serious issues were forced to leave the property, some were not, and the frequency of incidents was much higher than in any of the other 5 properties we have lived at in Boulder (including where we are now, so their claims of the rising crime in Boulder being at fault in responses to other negative reviews are b.s.). There was *also* frequent crime from outside sources, which included (on more than one occasion) thieves making it through multiple "locked doors" to remove a good number of expensive bikes and other equipment. On three occasions, we received notices that security was being hired, but we only ever saw one person sitting in their car night after night (when break-ins happened after security "had been hired" we were told it was when security was doing rounds. No one we know at the property *ever* saw security "doing rounds".). We had some frustrations with paying for amenities we were not allowed to use and such, but COVID was hard for everyone, so that doesn't really contribute to the score of this review. The one extra star (over the obligatory 1 star) is because the maintenance and cleaning teams are some of the kindest, most competent people I've ever met. They go above and beyond (especially since the build was rushed and many issues arose for us (both places we lived in the complex) and many of our neighbors/friends due to the corners that were cut). I cannot speak highly enough of these people and the interactions we had with them Old Review: I love having watched Parc Mosaic grow from day 1 (at least of it having residents)! While there are always quirks with living in a community while it's being constructed, it was so fun to get to see what new plants would have been planted or buildings would have been constructed upon returning from work. But that is in the past... The other thing that has been a highlight since day 1 is that Parc Mosaic truly is a community. My favorite part of living here is the people: the residents, the staff... one of the biggest things that I've missed during the quarantine is running into people who quickly became good friends in the hallways, courtyards and patios. Both the residents and staff take the time to stop and talk about what is really going on in your life and theirs. When we aren't all quarantined, there are events held where we can all celebrate holidays and learn new skills (like bike maintenence and succulent care!).

Only good thing about parc mosiac are the people and the amenities! Staff is friendly but extremely dismissive and gas light you. We complained about the smell of gas in our apartment and they came multiple times and said there wasn't an issue. It took us calling the fire department for them to find it (meanwhile I was 3 mo pregnant). We also had such a lovely dog community and really moved to the complex for that reason, until they didn't build a dog area as promised and after 1.5 yrs of living there all of a sudden cracked down on off leash play time. After that, it was time for us to move. Don't recommend if you have a dog.

Beautiful location! Amazing view ! You can see why the Arapaho tribe buried top members on this site including chief Niwot. It's a shame that parc mosaic had most of the bodies and artifacts removed and destroyed during construction.

Great amenities and on-site management. It is like living at a resort! And any time something was broken, maintenance would be there right away (even on a Sunday). The community manager, April, is also helpful. However, if you ever have to deal with the conglomerate that owns the place (Air Communities), well, "Good Luck!" The move-out team, in particular, is particularly insidious. It is impossible to get ahold of anyone. They will claim they sent you communications you never got and gaslight you with B.S. damage charges. So watch out for that if you choose to live here. I would also add that Air Communities is not reinvesting in the place. For instance, the gate to the garage broke and has taken months to fix.

This complex would receive a full 5 stars if it were not for one issue, which is actually a pretty big one. While the modernity of the grounds and the amenities are luxurious, attractive and inviting, the claims that this is a smoke-free community are questionable. As a new resident, I have not lived here a full 21 days yet and I have smelled the stench of marijuana on a few separate occasions while still inside my building in the hallway. As a non-smoker, it's unsettling and jostles your peace of mind to have to deal with smelling smoke where you reside. For a non-smoking community, priced above average, this doesn't seem to align with the Parc Mosaic brand or image portrayed.  Having signed a long lease, this puts a dent in my excitement for the upcoming months as I feel a bit slighted on the value as a result of having to smell weed while inside the building. It's beneath the brand. I would like to see evidence of these rules reinforced, but I won't hold my breath. Not to mention, the walls are thin. My upstairs neighbors sounded like they were on meth trying to rebuild the place up there.
