This property is run by the worst couple of property managers I've ever come across. You often have to wait outside the building because there is no one in the office. Phone calls are rarely answered and hardly ever returned. Policy changes are not reported to you, although Yolanda will swear that she did exactly what she was supposed to do. After having these experiences and meeting such resistance, I lost my temper in the office once. Two days later my rent check magically disappears from the drop box where I've left it every month since I moved in. Managers charged me a late fee which I had to fight. Yolanda then yells at me in the main office in front of her trainees and I had to walk her to her own office to discuss the matter in private. Then after I moved out, I had package accidentally mailed to the address. They refused to allow me to get my package out of the mailbox two days after move out, saying that legally they would have to send the package back to the sender. After pleading with them, they told me that they would have a maintenance man check and would call me that evening about the package. They never called and I left messages four days in a row about the package. They never called me back and its been a month and the company still hasnt received the package back...probably meaning its lost and I've lost my money. And Peachtree Park still has not sent me back my deposit or any other info. I've been calling all morning today with no answer......truly the worst run apartment in Buckhead. Update: Finally got in touch with them. They are saying that I have almost $500 dollars in "damages and cleaning" charges. But they cant see in their system what the charges are specifically for. I had the carpet steam cleaned twice before moving and every surface was bleached.....what the heck is wrong with these people? Waiting on a call from their parent office..I'm launching formal complaints.

It was a total horrible experience overall. The Staff is insensitive to the issues so is there customer service. All we expect is some empathy and compassion to the issues we are facing as residents due to your poorly managed units. My horrible experience with the Staff helped me to make my mind. Here is the list of the issues you need to consider if you are planning to move there - 1. Centipedes and roaches - I have seen centipedes lurking around my bed many times. I was lucky to wake up before getting stung by those creatures. Please buy an Insect Killer and have it ready all the time. 2. Leaking Roof- The bathroom sealing started leaking, I reported and I did few follow ups with the staff. It took 1.5 months for the guy to turn up by that time I was not able to use bathtub or take shower in the master bath. The sealing was totally ruined and they have replace the whole bathroom sealing. So expect a good turnaround time to get your issues fixed and DON'T expect any sympathy or concern from management. 3. Extra Fees - I extended my lease for 1 month and it was in the middle of the month. The Staff or their Accounts department did not update me about the change in the payment date if you renew in the middle of the month. I was charged $ 100 late fee in addition to the $ 200 renewal fee. So ended up paying $ 300 more for those 15 days. For the next 15 days unbelievably they were charging me a full month's rent. When I spoke to the staff they said it was the mistake of the system but I will have to pay $ 100 extra for late fees. So I ended up paying $600 more for a month. I spoke with the property manager about this, he said it will get corrected within 48 hours which never happened. If you can't keep up the promise then don't lie to clients. Also he lied to me that $ 100 has been waived which also never happened. I checked with the customer care and as expectation they reprimanded me that I should know all these things when I sign a lease so well done. So have your budget ready to pay any extra additional fees if you are planning to move there. Due to these issues when time came for renewal, I decided just ran away as fast I can. My college age daughter gave notice to Peachtree Park within time to cancel cleanly, and Peachtree still charged us for 1/2 month rent due to a misunderstanding caused by their complete lack of communication. She and I tried to call their business office many times and never got a pickup. If you are thinking of putting your college age students there, THINK AGAIN!

I lived there 1 year. Consist problems with Neighbors, Disgusting water and sewage problems. More than confidant the Staff let everyone from 11 Forty Five(A night Club that attracts the best of ATL!! located on the corner) use the complex as their personal parking space. good luck finding safe parking in your own apartment complex if you live here. Friday and Saturday nights you can see hoards of people streaming into the club from just illegally parking. Free parking for them. you pay a 20 parking fee.... Monthly. Onto the ridiculous prices they charge you. You will be charged for every ding and scratch you put might do to the apartment. While I can understand if one would actually damage items, one would replace it. I had a old soap bottle that left a soap stain on the counter that I forgot to clean before I left. Peachtree park Apartments charged me $120 to resurface the counter top. while they were at it they decided to charge me an additional $65 to resurface the bathroom that had no damage or any stains WHATS SO EVER. $285 to repaint every wall. Most of which I hadn't even touched as I was never there and don't own anything. in addition to this they gave me a move out balance of $696.55. they took my security deposit of $300 and I still owe them 800 plus after all said and done. After I tried to politely contest these charges I was strong armed and bullied by everyone I talked to. I couldn't get anyone to understand my situation and that is what really burns me. These SNAKES will pretend to be your best friend and Really DO CARE nd UNDERSTAND. NOPE Peachtree park apartments knows the System and they know how to rob you of every penny during and after your stay with them. Hope this helps you decide 🙂

Tried to set up an appointment to tour the apartment. Have been texting with an agent for a week and told them I could only view on Saturdays. Every time they kept asking me if I could view on Tuesday. I had to tell them 6 TIMES over the course of a week that I can only view on Saturdays. Communication is a joke. I would not want to live here.

The lady that manages this place is a disgrace. Knowing she is about to cost AIMCO a huge lawsuit for violating My mother in laws and MY rights,she decides to continue playing games with ANY neighbor that makes complaints about tenants who act like ANIMALS. If a ******* who is acting like an animal and making it so noisy that a pet actually died in the apt from the trauma the neighbors are making on purpose thats OK. If that neighbor comes after a neighbor threatening their life that OK with her. This is the definition of a lady that wants a lawsuit or something yo happen. They don't look at who is right and who is wrong,they go by whoever played the race card. Stay away from this place with all the fake reviews they have just to win a gift card. They also move people in on purpose with children above an elderly tenant knowing they will move out. Deplorable! Lawsuit incoming.

They charge you $30 per month for parking, and this is what you get! The creek flooded the night of hurricane helene and a lot of the cars got completely submerged under water. The management seemed to not know how bad this issue would be, although this incident has happened before here, so they did not warn residents properly about moving their cars, or vacating their units! The community is not gated and as you can see the parking is not covered. This issue is besides roaches, old buildings with minimum insulation, cheap material and appliances, black mold, and I've experienced all of these! Just do yourself a favor and don't move in here, it's cheap for a reason!

Once you move in, the complex gives you zero resources for help when there are issues. The office never returns phone calls, and it sends service providers in without proper notice. Also, beware when you move out: the apartments are not new, and therefore not at all pristine (we had warped floors and ceiling leaks the entire time); but they will nickle and dime you until the end. Overall, I am extraordinarily disappointed with this complex for the very short term we had to live there.

Don't do it! I should've listened to someone's Wi-Fi name "get out while you can" when I seen it. Grant started out nice but turned out to be a fraud. Me and my roommate were there for 1 month paid maybe 3 months worth of rent, things went south I spoke with him and said since we have a lump sum of money he can end our lease free of charge! Never heard from him again. My roommate spoke to him and gave a complete different speech. He knew we weren't there no longer and kept adding up until he filed an eviction. Now we're being called saying we owe 10000$. I will never recommend this place. Doc the maintenance guy deserves to run the entire company he was the best, friendliest, and most respected person at this business.

WORST EXPERIENCE I HAVE EVER HAD. STAY AWAY! Giving a fully honest review, there are a few good things which is why we chose them in the first place: Pro's 1) The location is great, in Buckhead and close to everything, and price is lower than many other places. 2) The apartment itself is nice, we are in a renovated unit with tile flooring and renovated kitchen and bath and new appliances. 3) They are "dog friendly" with no size limit which is great for my lab-mix who was turned away elsewhere for being over 50 pounds. Con's 1) Management is absent at best and downright lying, rude, and disrespectful at worst. They will ignore your emails, put you off, give you the runaround, and take months to address issues only once you've made yourself impossible to ignore by involving corporate. 2) They will rip you off, often and in all different ways. We've been incorrectly billed, double billed for utilities, were denied the 2 weeks free move in special we were promised (took 8 months to get them to finally apply it), charge fees for every aspect of living beyond what the salespeople will tell you like 2 different monthly trash fees. 3) Don't trust the leasing agents and READ YOUR LEASE FULLY. Mine was supposed to be 15 months long but they made the actual dates longer with a move out date of 12/24, Christmas Eve! We moved in on the 16th, not anywhere close to the 24th. We asked for it to be adjusted and they refused saying simply "you signed it". 4) Bugs everywhere. You pay for pest control but it doesn't help. Stagnant water from runoffs sit in the backyard of almost every apartment drawing tons of mosquitoes. I get bit every single time I go outside in the back. Spiders inside our apartment all the time no matter how many times we request "pest control" and they supposedly do something about it. 5) Mold. We have mold all over the place because of a leak in the upstairs neighbor's A/C. Maintenance cut two holes in our walls which have still not been fixed (3-4 months now). The water was coming through out floorboards with are now damaged around the edges and have mold growing which I've asked to be replaced and they ignore the request and have not come. They PAINTED OVER the mold on some of the floorboards. I am seriously concerned about the health effects of all this. 6) Break Ins. Had 2 laptops stolen, told management who was "so surprised and sorry". Only after we found out from other residents did they admit that it happened all the time and they were doing nothing about it. 7) Maintenance Scheduling is horrible. I have a dog who doesn't like strangers and my husband and I both work. I have clicked "resident must be home" and "call before entry" every single time I've filed a work order. Without fail, someone shows up at the house when we aren't there, never calls, never scheduled an appointment. As far as I know they haven't actually gone in but they leave a note saying they came and "the dog was loose" so they leave. Then they clear the ticket because "they tried" and I have to start all over again.

Recently, many homes have been broken and stolen. It is unsafe now. Besides, the staff do not do anything to prevent that. Really terrible.

This is by far the worst apartment I've ever lived in. This place is literally falling apart. I'm sick 24/7 because of their molding problem and nothing is being done about it. They also booted my car 4 times when i pay monthly parking for it. The leasing office is impossible to reach. One of my cars has been wrongfully booted since yesterday and no one in the office is answering my calls. Do not move here, worse mistake ever

Stayed here only because of the location and proximity to my job. It was just a horrible experience overall for the amount I paid for a 1-bedroom apartment. I have Never left any bad reviews before but this complex is just unacceptable. It's trash. Do not rent here!!! STAY FAR AWAY!!! 1) insects, mosquitos & bugs are everywhere. 2) rats and other unhygienic animals. I have literally seen huge dead and alive rats, as well as a literal POSSUM on my front entrance porch the size of my 25 lb dog. I have pictures of it. They run around everywhere behind near the trash compactor area, which is right in my back area. 3) stray cats everywhere. They leave dead rats and birds all around. They sit under and on cars. I am highly allergic to cats and they are everywhere outside 4) the AC barely works & was supposed to have the new "smart thermostat" but they didn't install it correctly so didn't work. I have the old manual one which barely works. The vent humidifier room is moldy and wet and full of dust and dirt. It's just blowing of mold air. 5) floors are uneven. Windows barely lock properly. There are open spaces between the front door and windows so cold air comes 6) garbage area - There's always nasty water that smells awful where the garbage area is and full of rats and holes. The runoff water stinks up the whole place. There was a whole three weeks where there were two huge full garbage containers that stayed out the entire time this summer. Two overflowing huge 20feet containers of trash rotting in the heat for weeks. We live near the garbage area so it was unbelievably stinky and unhygienic. It smelled awful. This should be an environmental safety and hygiene issue. 7) there are nails and weird sharp objects in the parking space. I've gotten my tires popped TWICE since I've parked here and I've never had tires pop for all 6 years. Both times it was as soon as I pulled into the parking spot that I heard the tire burst 8) seriously not safe environment at all. Since I've been here, there have been TWO shootings & my boyfriend's car was STOLEN. The gas station across the street also had a shooting just a few weeks ago. 9) amenities - the gym always had missing weights and the machines don't even work. see yelp or Google for my full review 12) No one showed up for my scheduled pre-inspection on 8/5. When moved out, I was charged a $125 cleaning fee & $250 for painting? after they took alll of my security deposit, and I still owe an extra $200

They've rented a few apartments around mine to college students who party every Friday, Saturday, and even LATE, LATE Sunday nights with blasting music and despite our complains, they haven't done anything about it. This guys party on front of my door, sit on my chairs, and leave beer bottles, trash and cigarette's buds all over the floor. Not only we brought this up to management a few times but, I also had to call the police on them a few times, but I also I told the maintenance guys about it two weekends ago after they came up and asked if all that trash belonged to me? Not only that but after me explaining what was going on, again, I also receive a call from the leasing office asking me AGAIN, if that trash belonged to me.

Took two months and over 70 emails to get me added to the lease, even though my roommate had been living there for a year. Maintenance responses are slow, even in an emergency. Neighbors are very loud at all hours and leasing office/management does nothing to help. Do not live here.

Be warned- Poor sound proofing, you don't want to know what your neighbor's doing at midnight LOL, and roof leak - no one came to repair this for over 2 months - and it floods when it rains

I thought I signed a 12 month lease and now the management cannot allow me into the signing process to show why and how I signed a 14 month lease. Their practices seem manipulative and deceptive.

I have lived in this apartment for the past 5 months and my experience was awful. My floors are warped from who knows what, there is water damage all throughout the ceiling, bugs are constantly coming in from who knows where and the staff was less than underwhelming to say the very least. Also in the past 5 months, I've dealt with my water being shut off 3 times and was notified that it was being turned off at the end of the day by the apartment complex (the reason being stated as maintenance). Also today in the 90+ degree heat of Georgia, my air conditioning in the apartment stops working. The apartment complex pools are also constantly filled with dirt, and occasionally are closed with no notice at all from the complex. Overall, with this apartment complex you end up paying way more than what you get out of it. I highly, HIGHLY recommend that you live elsewhere if at all possible.

Everything was fine , up until they had new managers in the leasing office , no one ever answers the phone, they are nonchalant ! It takes them forever to service request and walk throughs after you have moved out. This was my first apartment and the worst experience I've had . The people in the leasing office act like they don't know anything , and they say they will call you back and they don't , you have to call them. I would NOT recommend this place to anybody.

DO NOT LIVE HERE. The WORST apartment complex and management I have ever experienced. Run down apartments, old appliances that sometimes work, no pest control (although they'll still charge you for it), no option to opt-out of the expensive valet trash, and so many other problems. Don't expect to get your deposit back no matter how clean or in good shape your apartment is when you vacate. They will trump up some ridiculous charges. The service requests are not timely and do not even fix the problem. I had to install my own closet rack (buy the equipment, drill the holes, everything) and then I get charged for it. The maintenance departments solution was to just put a folded piece of cardboard to fill the space between the rack and the wall. Half the burners on our stove didn't work despite multiple service requests. The dishwasher literally fell apart. There was a hornets nest in the bathroom window which they said they would remove and never did. Save yourself the hassle and live somewhere else.

These are old cheap apartments around the area and you can hear your neighbors crystal clearly. Infected with Roaches and new manager (G.M) & AIMCO management are careless about Tenants. If you break lease be ready to pay 3 months with 2 months notice. Even if you pay your move-out balance as agreed, they might still sell your info to collections as they don't have proper data management and ruined credit. I will not trust AIMCO properties anymore or suggest.

DO NOT APPLY TO THESE APARTMENTS!! I applied to these apartments and was not approved. They never gave me my $300 holding fee back. They said it would take a week. That turned into two weeks. I had to threaten legal action against them and I'm still waiting. It is very hard to get a hold of someone to talk to. They only like to text. They kept lying and delaying any action to look into my refund. I'm going to take legal action if I don't have my refund in 2 days. Trust me, the apartments are not worth it!

I have had consistent roach problem in here. you have no idea how many roaches ive killed since april. THERE ARE SO MANY OF THEM. Neighbors leave garbage outside, I have told management, staff, neighbors themselves. nobody seems to be listening. god knows how many emails I sent to the new manager, she never responded with anything. I have heard numerous gunshots recently around the complex. I almost called the police a few weeks ago because it sounded so close. Honestly This community used to be good, but unfortunately its not anymore. Ive had good interactions with Doc and David, but probably thats about it. Now Ive had it up to here with bugs and roaches - Pest control came twice already. Im not seeing any significant changes because when there is an infestation, you need to treat all the affected units, not spraying some stuff in the corners and leaving. Dont get me started about the parking. Really bad new parking policy which takes the responsibility away from management and puts it on the residents, and is actually more expensive. someone parked in your spot? you're responsible for towing them yourself, potentially putting you at odds with someone who lives next door.

I love living at Peachtree Park! Office staff are kind and respond quickly to any concerns. Doc on the maintenance team is awesome! Responds quickly and is always pleasant to interact with. My apartment is a cute studio in a great location with plenty of natural light. EDIT: As my 18 month lease is coming to an end, I was sent a renewal offer on 12/29 that detailed that my rent would be increasing by 23%! The rent for my STUDIO has increased to the same price they are offering a 2BD/2BA (an additional 250 sq ft) apartment for in the same community. Why would they choose to price out a tenant who has never been late on rent and causes no issues? They know that most people dread moving as it is a huge inconvenience, and most will just pay more to avoid the hassle. They are taking advantage of their own residents to try to make more money, when in reality they will probably re-lease the same apartment for not nearly what they are asking me to re-new at. Absolutely absurd. Since we are required to submit a 60 day notice to vacate, this left me only 8 days to submit notice, with no where secured to move into. Other notes: The office staff has completely turned over since writing my first review, and the current staff is not nearly as responsive or kind (although Doc is still great). While I don't mind the cats at all, I DO mind the roaches, which are seen often in my kitchen despite having an exterminator come out. Trash is often piled up outside of the dumpster. They have had issues with plumbing ongoing for months causing occasional water outages (sometimes without notice because the office is closed).

Little to no routine internal maintenance is done on these units. They are old buildings so that's a really bad thing. My unit has extremely sagging floors and plumbing issues. They will come for maintenance calls and do the bare minimum to check it off their list. For me this meant coming home after a week of a supposedly fixed toilet pouring water onto the floor. Likely breathing in mold until I move out. The service tech left the job with water still everywhere and marked it completed. Look elsewhere. These are way too pricey even if they were in good shape, which they aren't.

This place will be all smiles to your face but are shady as hell. When we first moved in the apartment had not been cleaned from renovations that had been completed and had scuffs/marks all over the walls, as it was the weekend we were unable to get anybody in to fix this until the following week - by then I had already cleaned pretty much everything up and our furniture had already been moved in. So they mopped the floor and only painted the scuffs they saw, big whoop. Once we moved out a year later, even though it was already discussed that we would not be paying a cleaning fee, a cleaning fee was charged. We were also charged for painting. But, it clearly states on the move out leaflet that we should leave the place as we found it, let me tell you it was in much better shape than what we arrived with. Now months later this apartment is using blackmailing (such as threatening to take us to small claims and then changing it to threatening a collection company. All the while not responding to us at all and being unable to provide any proof of anything) and shady business practices to try and get even more money from us (they already kept our deposit which is already much more than we owed them). They cant keep their story straight and are constantly changing the charges. They even tried to charge us a late move out fee even though we had the entire apartment clear and were moved out the day of our move out date, mail keys handed in and everything. The only good part of this apartment are the maintenance men and the location. Trash does not get taken out, mosquitos everywhere, constant plumbing issues, safety issues. If you dont believe me just look up reviews on the better business bureau, I wish I had before. Stay well away from this place, they are a bunch of money hungry sharks that do not care at all about their residents.

Lived here for almost 2.5 years. Great location, good price, and that's about it. Units feel small with low ceilings and cramped floor plans. Units are old and susceptible to mold. Worst of all, they do not have a menu of repairs and standard cost of repairs for move out. When you move out, if the apartment isn't in perfect condition, they will charge you to fix EVERYTHING at ridiculous prices since they just pass that cost on to you. Do yourself a favor a pick a different apartment complex. You will thank me later.

Great location and extremely affordable up front, however, we were hit with some many random/hidden charges that we completely lost everything that we saved and much much more. Every month, you are booked with $15 valet trash charges, $10 pick-up charges, $12 cleaning charges....things that you never actually see happen around your place. My roommate and I work in the finance/accounting space and were aware of these charges after reading other reviews. We thought that people were missing something. Collectively, we have been stuck with over $2,500 in move-out fee. Awful experience. Wish I could go back and pick somewhere else. Only good part about living here was the maintenance guy. Nicest guy in the world.

Steer clear of this apartment complex! The apartments have mold! Parking is atrocious! I am not sure which is worse, the feral cats or the rats they are hunting. I've heard stories of multiple people having their deposits taken with no explanation of why they were denied. Also, the complex is right next to a creek, so the complex floods constantly. They have shady management who will tell you one thing but do another. Specifically the manager Grant. He is impossible to reach by phone or email. Consumers beware. AIMCO solicits positive online reviews by maintaining a partnership with an entity named ******** Associates that sends residents an email after move-in/service requests. This email promises entry into $500 prize drawings, a clear attempt to influence online reviewers. In response to this practice, I've reported AIMCO to the **** If you do end up leasing at an AIMCO community, make sure you require them to disclose their advertising and customer complaint protocols, because their business model is to sell an inferior product to the public based on a dual cost-saving strategy of skimping on operations and using solicited ratings to lower cost of sales. You will regret signing a lease with one of their communities, trust **** leased at an AIMCO community called Meadow Creek.Meadow Creek failed to turn over my unit in working condition. In a short period after taking over the unit: 1) the dishwasher flooded the kitchen because a drain hose was improperly installed; 2) the shower head leaked, spraying water on the bathroom ceiling and onto the floor; 3) the toilet had a large leak under the valve too obvious to miss, and the aging hardware in the tank required constant attention, often between individual flushes; and 4) the water supply to the washer was improperly installed so that only scalding hot water was available, regardless of the setting. Later, I also discovered a leaking pipe in a hall closet that posed a mold risk. Also, none of the doors inside the apartment would shut--like the person who painted couldn't be bothered to install the hardware correctly. I've never seen such mediocre execution. The first stretch was spent submitting service requests, which were required on a regular basis for the first few months.One day someone barged into the unit without knocking and startled me when I was in the bathroom. I worried that it was a break-in, and ran into the living room wrapped in a towel. It was a contractor that management dispatched to install a new refrigerator/dishwasher. I've never seen a landlord anywhere in the world enter a unit/dispatch repairperson without giving the tenant at least a 24-48-hour notice, precisely because any decent landlord (read: decent person) would like to extend the courtesy of not barging in on someone using the bathroom, undressed, etc. Note that I did not order this maintenance--Meadow Creek dispatched them without my knowledge. Once the appliance installation was underway, the contractors had to be reminded multiple times to wear a mask. Boulder was under a mask mandate at the time (still is as of this writing), and I interpreted their insouciance as not just garden-variety irresponsibility, but also a representation of how little respect Meadow Creek/AIMCO has for their tenants.I've called the front office multiple times and filled out multiple quality surveys pertaining to Meadow Creek's poor performance regarding the apartment handover, sloppy maintenance performance, and impolite/irresponsible violations of the mask mandate inside my unit. I received one week-late email from the community manager, ****, in response to an email about the unit handover debacle (which was pointless by the time he replied), but no other response of any kind or any effort to show good faith that they were at least trying to fulfill their responsibilities in a diligent manner. Pure contempt for tenants.After more episodes of maintenance personnel refusing to wear masks while fixing the endless water leaks in my unit, I reported Meadow Creek to the Boulder County Health Department.When I posted an online review about AIMCO-Meadow Creek on Yelp here--https://www.yelp.com/biz/meadow-creek-apartments-boulder--someone from AIMCO posted a misleading response containing information that implied 1) that I had put in a work request prior to the person coming into my unit unannounced (trying to imply it was my fault, and 2) that their community had not violated the mask mandate. Note that this is a company that solicits online reviews via unethical practices also attempting to obfuscate their role in negative customer experiences.Until ********************** can run their communities competently and show respect for their customers, I'd highly advise renters to steer clear.

DOc the maintenance guy was great. Apartment itself was old, frequently killed roaches, street would flood with heavy rain, and I got broken into twice and both times my laptop was stolen. Definitely not a safe area.

Can you give negative stars? Please do not move here if you are a female, as I did not feel safe while living here. Knocks on our door at 3am by random strangers, MOLD IN THE APARTMENTS, and the management team has ZERO communication skills. When we had issues, we had to elevate our problems to the national property management team just to get some sort of response to have the black mold removed (or even addressed) from our apartment and to fix the leaks in the floorboards; we even had to send multiple follow up emails and it was a miracle to get anyone on the phone ever. We had maintenance enter our apartment throughout the day, without any sort of request in the system, he'd just enter and we wouldn't know what he'd do in there. Not to mention, the walls are paper thinnn. Do yourself a favor and just, don't.

Horrible, disgusting, awful experience. I sent them $1000 as a deposit when applying, and they promised I'd be reimbursed if declined within 72 hours. I declined within 24 hours, and then they refused to give my money back. Evil, vile, predatory behavior from this company. Incredibly glad I'm not living here, and I'd warn anybody to rethink their application.

I lived in peach tree park for about a year in a half in college. the staff is horrible, unreliable, and they lie. after my first lease was up, i decided to transfer units and move into a two bedroom unit with a friend. prior to moving i spoke with brandy cook in the leasing office to reserve my apartment. the security deposit was paid and id done everything on my end to ensure my move would go smoothly. however, the day before i transferred units, i went to check to make sure everything was fine for the next day. i was then told the unit id reserved was not available bc the person had not moved out. i was upset bc no one notified me and i had to change the cable, power, and moving companys dates. as i was moving in the next day i noticed there was someone moving in to th apartment id reserved. eventually i found out brandy did not do the proper paper work to reserve my unit and lied about it to my face. i recently moved out and am now in a dispute with the complex about the move out charges. they essentially charge every renter the price to prep the unit for the next resident. We were charged $140 to paint the apartment, $130 for a stain on a counter, and $50 for carpet cleaning. All of the maintenance, except for the counter, would have been done regardless of the state of the unit. We were also left with two water, sewage, and trash bills upon move out even though we paid our bills every month. I can understand being back billed for the past month, but two months is ridiculous. DO NOT MOVE IN! SAVE YOURSELF THE HEADACHE

I lived here from July 2011 to June 2012. I thought it was a great price for the location, and our apartment had been updated with new fixtures and "wood" floors. After we moved in, the "wood" floors started leaking glue, getting all over our furniture and rugs. Management was very accommodating at first, saying that they would replace them if they didn't stop leaking glue, but that never happened. Also, our place was broken into three times, and I had to fight with management to let me out of my lease. Every time I talked with the management office about it, they said it was up to their corporate office, and they didn't have the power to do anything. Then I would try to call the corporate office, but I was not allowed to speak with anyone at corporate except the customer service rep. They avoided doing the right thing by keeping me away from anyone with the power to help me. Finally I started leaving my story on review sites to at least let people know to avoid the place. That's when they agreed to let me out of the lease. When we did the moving out checklist with the head of maintenance, he said "Oh, there's a simple fix for this sliding glass door that kept getting broken into." It would have cost them $5 to put in a security measure that would prevent those break-ins, but management was more concerned with denying any liability than attempting to improve the safety of their residents. Other issues we had were: high water bills (about 3 times what they should be) because the pool was supposedly leaking and the residents were being charged for it, instead of having the pool fixed; a snarky assistant manager who treated you like you did something wrong whenever you complain about something (although in fairness, that person is likely not there anymore). Maybe things have changed since June 2012, but BEWARE!

I.Toy, My experience with this complex started out great however it has declined a little every month. I am running into the same issue and problem every month, I am being over charged on my parking and I also have a parking spot that is down the street I am disabled and the apartment complex has no parking spots for handicapped and the spot assigned is not even near the apartment you may rent. You can call and call about the same issue and the only answer you will receive is I'm working on it or I will reach out to you and if you go to the office they are never helpful they say any and everything just to get you out of the office. I thought this would be amazing place to live but it's not. Every weekend someone's car is being broken into. Just know you may want to consider different options before moving here. They do anything to get you through the door but nothing to keep the momentum.

This place is the worst place to live I been here for like 5 years now at the beginning was fine but after a 3 years they start making changes on the staff,maintenance, management like every 6 months every time that i go to the leasing office is someone new working there and now they don't take care of the residents any more like when you send a service request they take sometimes like a week to fix it or sometimes they just send you the email confirmation that the service has been made but they never go to your apt to do anything I guess that's bcz they only have like 2 or 3 people for the whole apartment community ,like I just move to another apt like a 3 months ago bcz they refuse to change the carpet on my old apt for a (wood floor ) is not even real wood is just a fake vinyl plastic and then there was a lot of bad things on the (new apt) so when I check it I take pics of the items that was broken or missing and they told me that all those things was going to be fix it before I move in but nothing so I go to the office like 3 times and nothing they just totally ignored me I talk with the (manager of the maintenance ) and he told me that he was going to fix all that asap but surprise he never coming to my apt to do nothing so I contact the regional manager to see if they do something about this and then I get a email where they apologies for the situation but nothing else happens or nothing else change so I just posting this review to let every else know what's really going on it on this place I still haved 12 months of contract but ohh well I will definitely not renew on this place anymore is a better places that worth the 1400 almost 1500 dollars that I spend here every month

It was a total horrible experience overall. The Staff is insensitive to the issues so is there customer service. All we expect is some empathy and compassion to the issues we are facing as residents due to your poorly managed units. My horrible experience with the Staff helped me to make my mind. Here is the list of the issues you need to consider if you are planning to move there - 1. Centipedes and roaches - I have seen centipedes lurking around my bed many times. I was lucky to wake up before getting stung by those creatures. Please buy an Insect Killer and have it ready all the time. 2. Leaking Roof- The bathroom sealing started leaking, I reported and I did few follow ups with the staff. It took 1.5 months for the guy to turn up by that time I was not able to use bathtub or take shower in the master bath. The sealing was totally ruined and they have replace the whole bathroom sealing. So expect a good turnaround time to get your issues fixed and DON'T expect any sympathy or concern from management. 3. Extra Fees - I extended my lease for 1 month and it was in the middle of the month. The Staff or their Accounts department did not update me about the change in the payment date if you renew in the middle of the month. I was charged $ 100 late fee in addition to the $ 200 renewal fee. So ended up paying $ 300 more for those 15 days. For the next 15 days unbelievably they were charging me a full month's rent. When I spoke to the staff they said it was the mistake of the system but I will have to pay $ 100 extra for late fees. So I ended up paying $600 more for a month. I spoke with the property manager about this, he said it will get corrected within 48 hours which never happened. If you can't keep up the promise then don't lie to clients. Also he lied to me that $ 100 has been waived which also never happened. I checked with the customer care and as expectation they reprimanded me that I should know all these things when I sign a lease so well done. So have your budget ready to pay any extra additional fees if you are planning to move there. Due to these issues when time came for renewal, I decided just ran away as fast I can. You get what you pay for. We're moving after only 6 months because it's just THAT bad. It's worth it to go for the 1500-1600 a month places - trust me. We signed sight unseen, thinking we got a great deal - we didn't. We've had one attempted break in, and many dings and dents on our cars from neighbors opening their doors into our cars - and the leasing office doesn't care or do anything to stop it. Basically, just don't live here if you have any better options. Also, they make you pay $10 a month to park your car, but if there is an unregistered car they do not tow it. So don't even tell them about your cars because their staff would rather not do the work required to get a vehicle towed. There were two abandoned cars outside of our apartment for 6 months with flat tires and no complex decals. (I followed up several times about them getting the cars moved - they eventually put a notification on one of them, which fell off over time because of the rain; it was never moved).

You get what you pay for. Not only have we had multiple dings and dents on our cars from people just not giving a crap about what they open their car doors into, we've also had an attempted break in. The floors and walls are miserably thin. I live on the top floor and can hear everything the people below me are watching on tv. I'm sure they can hear everything we do too. The staff is completely unreliable. We signed a lease for one apartment, only to be told it wasn't available a week before moving. We thought we'd resolved it, but the DAY we were driving down, turns out we hadn't and they wouldn't give our 'power of attorney' our key since the lease hadn't been signed. We were under the impression it was - but they hadn't generated a new lease. Also, we had to pay more a month for a smaller apartment, since the one we selected wasn't available - but the smaller one we got has an extra bedroom.

RUN, just run now. You get what you pay for. Never felt safe, the staff is unresponsive unless you confront them. People are breaking the rules of their lease left and right and it affects the rest of the community. My dog was attacked multiple times by undocumented dogs in another apartment...and the staff never handled it even after begging them...what if that had been a child?!! Oh, and that security deposit...yah...you can kiss that goodbye even IF you clean your place within an inch of it's life and have no needed repairs. I don't post poor reviews ever, but this place is too much! I promise you will be sorry!

I have been living here for 6 years since 2012, the good thing about this place is it is very quite at a good location, the repair requests were taken care of fairly quickly. However, the management is just getting worse and worse by the year, and they invent ways to rip you off! We moved out May 15h, 2018 due to graduation and job relocation. We had a month to month lease since Aug. 2017(we didn't sign a yearly contract because we were not exactly sure about graduation date), but they charged us "early termination" based on yearly contract in move-out charge! Also, we talked to the leasing office in March about move-out on May 15th, well before 60 notice days, a representative told me 30 day notice was enough, so I made the formal notice 30 days prior, when the move-out charge came, there was also "short of notice" charge, and the rep suddenly denied she mentioned "30 days prior was enough" while I kept her lie on tape. Lastly, they charged us $75 for cleaning, $190 for painting, $500 for counter and bath resurfacing, $600 for the floor plank replacement. However, they didn't mention any of these charges during pre-move-out inspection, and didn't tell us what needed to be fixed at that time. Again the charges seemed to be way over priced, for example, why the resurfacing work happened to total $500, as well as the floor could be cleaned by scrubbing, why did they charge for replacement and at $600? They were all hard sell with no explanation at all. Finally they admitted they made mistakes in the "early termination" and "short of notice" and removed those charges, only after repeated conversation with local leasing office manager and Aimco office remotely in Colorado, the local manager never returned my calls. I have been living here for 6 years and paid rent on time, this place is totally unfair to its residents. We will post our experience with them on Yelp and Google and other social media to let people know! They try to rip you off, and stay away from Peachtree Park Apartments!

I haven't moved in and will not move in. They have posted hours that they are not there for. I called the phone number, and a lady answered, stated she was located in the central office. (The same office I'm sitting in my car in front of?) I had been there an hr before as I was apartment shopping, and going to places to take a tour; don't encourage me to make an appointment, the reason I show up unannounced is so I can see who you are without getting things ready for show. Any ways, no one showed up to the office by 12 noon on the day I went, so I left. With that kind of staff, I don't need to pay these prices for NY style tiny apts with this kind of hassle.

Do NOT move here. The management company is terrible and they will screw you over when you move out. They either take 2 weeks to respond to your emails or don't respond at all. We recently moved out and I emailed them 5 times trying to inquire about certain steps and charges and I never got an answer. The deposit doesn't cover anything either and they'll charge you hundreds for the tiniest things and there's nothing you can do about it cause they send it to a third party that charges astronomical prices and refuses to budge.

I should give no stars, but because I cannot do that and explain why not to move here, enjoy the one star! 🙂 Where to begin... hmm For starters if you enjoy running water in your apartment this is NOT this place for you or especially if you work from home! Note the water currently turned off as I type this and will be turned off the whole day until the evening and in just this month alone (AUGUST 2018) the water has been shut off EVERY FRIDAY for the whole day and then other miscellaneous days throughout the month. In JULY 2018 it was the exact same way. SO in less than two months the water has been shut off for a total of two weeks. That is beyond unacceptable and that's only the start! The water CONTINUOUSLY gets shut off and has had a LEAK in the pipes causing EXCESSIVELY HIGH WATER BILLS since before I moved here in May 2017 and the people on site still don't know what they are doing. In one instance I had no water for over 36 hours and when I went down to the office and asked they simply stated "OH... everyone has their water on we must have forgot to turn it back on for you" are you kidding? That's not professional at all. (NOTE I had to drive down to the office NOT CALL because they also never answer the phone once you are a resident, but a leasing staff who gets paid to answer the phones, but doesn't answer is the least of your worries, I promise!) The whole staff was replaced during my initial lease here including both the community and regional managers none have been an improvement as I am in my second lease it is very apparent that there is NO sense of urgency when it comes to getting anything done around here. Work orders take weeks to months (yes weeks to months not days) to be completed and that's with reminding them. Also they require permits for parking and charge $10 a month for it, but have no way of enforcing who parks where because they do NOT have a SECURITY/Courtesy officer So people know they park here for the club across the street and leave their car overnight without worrying about getting towed leaving the residents to park far far away from their own unit. I have also received emails documenting SEVERAL BREAK-INS making the community a big target because again NO Security officers. I could go on and on, but I digress. Moral of story: Move elsewhere is all relatively costs the same anyways.

So I originally gave a 5 star review at about 7 months after moving in. Well, that has completely changed. I can't say I didn't enjoy living there and the maintenance crew were great. BUT... After moving out they charge you a ridiculous amount of money for standard wear and tear of living in an apartment. $470 just to paint a 1 bedroom apt.???? I'm sorry, but if I knew that, I would have paid $50 for a 5 gal pail of paint and done it myself!! Not to mention they are claiming damages that I know for a fact were not there.... Absolutely try to squeeze you for every dime they can. Do not make the same mistake I did. Almost $700 they are trying to get out of me and I know I'm not the only one. They really need to start informing residents of what they expect at move out and the charges associated with it. They are taking advantage of their residents.

Honestly if I could give Air Communities less than 1 star, I would! My roommate and I moved into the Peachtree Park Apartments in 2022 and were doing just fine until all these little things started popping up....i.e. our garbage disposal breaking 3 times or the blinds breaking easily or the fact they just slab paint on top of already painted doors and call it a day. It's not glamorous in the least bit and we were fine with that until we moved out. They told us we were responsible for damages we did not even create!! The "damages" they're trying to make us pay $500 for is a small dent on the fridge that was there from our 1st initial walk through. It makes zero sense. I don't recommend this place anymore. They're handling our situation poorly and I'm not happy with it.

I lived at Peachtree Park Apartments for five years. Do not be fooled by the low advertised rents. Aimco, the parent company, is a scam, designed to squeeze as much money out of you as humanly possible. I moved out two months before the end of my lease but continued paying rent for the final two months so I didn't have to break my lease. The day I moved out, I had my carpets professionally clean. I did a move-out inspection with a man from maintenance, who noted the clean (still wet!) carpets. When I received my final invoice, Aimco charged me for carpet cleaning. When I spoke to a representative on the phone, I was told that they had no record of my moving out before the end of my lease, or my move-out inspection, and that the carpet cleaning charge would remain. In addition to this, they seem to have devised some scheme to milk even more money out of me in the last month of my lease. Every month, for five years, all charges due on the first of the month were posted a few days before the first. When I paid my final month's bill, again on the first of the month, I paid all charges posted to my account. The bill seemed low, but because it was only a partial month's rent, and because never, in my five year history with Peachtree Park, had additional charges been posted later in the day on first, I had no reason to believe that the charges were incorrect. When I received my final invoice, I see that later in the day on the first rent charges were applied to my account and that I was being charged a late fee for not paying my full balance. Again, the representative I spoke with on the phone stated that I should have known, despite all my experience with Aimco, that some charges were missing. Do not live at Peachtree Park. It is not worth the cheap rent. Aimco is a company that preys on its lower income residents.

Do NOT move in to this complex. It will be the worst money you've ever spent in your life. You pay rent timely and it doesn't matter because they will move you into a unit that is not ready to live in, the work orders will be excessive and they have many issues that require you to literally live VERY UNCOMFORTABLY. The staff does NOT care, the management does NOT care and your problems will not be solved. The maintenance men will sexually harass you and they will get away with it until they get fired or sued. They will just hire new people who eventually quit because they hate their job because this apartment complex is not livable. Spend your money somewhere where your issues will be handled promptly and efficiently. Here, they will not and you will pay them thousands of dollars and they will not abide by their landlord-tenant laws for the state of Georgia. * * * I have had problem after problem of this particular unit here, since day one of my move-in, June 2013. Two of the same problems keep arising, palmettos (roaches) and plumbing issues. They do not let you see your unit until after you have paid and signed your lease!!! RED FLAG!!! After that, you can do a walk-through, but you have already signed your lease!!! The apartments are INFESTED with ROACHES!!!!!!!! It's disgusting and disturbing that they even do people like this. They call them "palmettos" and say that all over Georgia has this problem and Georgia doesn't. I've lived other places and NEVER had a roach infested unit ever until here. You pay for parking and there is NEVER parking and now they tow you regardless of parking stickers and the money you have paid per month to have one car to your 3 bedroom unit. A few of my reoccurring problems were: The toilet does not flush properly and yesterday (after 3 days of feces smell all in the toilet and it being non-flushable) the maintenance man came to "fix" the problem AGAIN, except this time, within 24hrs it FLOODED. There is feces and urine all over my bathroom floor, hallway floor, and my daughter's bedroom. The only thing the guy did different yesterday was lift the total toilet up out the ground, take it downstairs and dug things out of it and took it somewhere then came back and placed it back in the ground with closing the bathroom door so I could not oversee his work progress. I am highly disgusted and highly upset. My rent is ALWAYS timely and I never have issues with my neighbors, I am a good tenant. This unit was not even ready my first day here as my bathrooms had a sign that I still have that required that I NOT use either bathroom for 24hrs, so they put me in a hotel the first night I moved it. I'm highly unsatisfied and at this point, with me begin here 8 months with the same issues over and over, I'm ready to go to the media with my attorneys. This is ridiculous. A professional should have been here by now to fix whatever they have been trying to cover up, repetitively. To date, my rent has been early and never EVER late. My service and living arrangements have been disgusting and very, very poor. I do NOT recommend this apartment community to anyone and I'm tired of trying to be nice about such harsh and unprofessional treatment. No one wants to raise a child in these conditions. It's unethical to charge so much and put some one in a unit of this poor, unlivable condition. Take a look at my over 130 work orders. I have copies of them all! DO NOT MOVE HERE!!!!!!!!!!!!!!!!!!!!!!!!!!! RUN!!!!!!!!!!!

The application fee is $60 but YOU MUST pay $750 holding fee which they say acts as deposit for apartment, so your application really cost $810. when you choose to not move forward with apartment they refuse to return the $750 to you. I called dozens of times for no one to have an answer, they transfer you to so called corporate which literally have you on hold for 40 mins until you decide to hang up. Other times they would just hang up on you. You have to get an email from someone working there after texting them all day about it (you only can get a number to text if you tour the place in person if they are nice enough to give it to you) to find out that they don't give refund deposits back. So do not apply there unless you are 100% sure that's where you want to move cause they literally scam you out of $750.00 for nothing.. they don't tell you that you won't get your money back. PEACHTREE APARTMENTS NEXT TO SCAD ATLANTA.... LATE FEES AND AN EVICTION NOTICE TWO WEEKS AFTER RENT WAS DUE....ON AN APARTMENT THAT WE TOLD PEACHTREE WOULD BE EMPTY FOR THE SUMMER.....BUT WE WERE STILL PAYING FULL RENT ON..... We moved our daughter into the Peachtree Apartments a year ago, so she could attend SCAD. A few months later, we were asked to renew the lease for another year. Although we felt this was too early to renew, we did renew, so our daughter wouldn't have to return to SCAD the following Fall, and scramble for another place to live. We set up an auto payment, so that our daughter's rent wouldn't never be late. We set this payment plan up on the advice of the Peachtree Staff. Our payments were on time, paid in full, every month for a year. We paid additional fees for her pet, and another additional fee for a required parking spot, even though our daughter doesn't have a car. From April to May, we tried, on our own, to sublease our daughter's apartment for the Summer months, but couldn't find anyone who wanted to pay the rent. We informed the Peachtree Staff that we were trying to sublease the apartment, and asked for guidance. THE STAFF KNEW THEN that our daughter would be gone for the Summer months. I informed the Peachtree Staff that our daughter would be gone for the Summer, AGAIN, when I was moving her out in June. I asked what I needed to do, to make sure we had taken care of everything appropriately. The young man on Staff, didn't take note of, or inform anyone else in the office, of our daughter's departure, or of any of my questions. Conveniently, that young man doesn't work on the Peachtree Staff anymore.... The Peachtree Staff says they called our daughter countless times, left daily texts, and sent emails to inform her of the late fees. THIS A FLAT OUT LIE! I have our daughter's phone and email records..... NO CALLS. ONE EMAIL ON THE 10TH OF THE MONTH. ONE. NO VOICEMAILS. The Staff said they called the Georgia Power Company, and SCAD, to make sure our daughter was alright. WHY WOULD YOU DO THIS IF YOU HAD BEEN INFORMED THAT SHE WOULD NOT BE THERE... TWICE? To cover yourself, so you could charge us fees? YES! We asked the Peachtree Staff member and Owner, why they didn't contact my husband about the late fees and eviction notices, if they couldn't reach our daughter....HE'S A COSIGNER ON THE LEASE AND EMAILED PEACHTREE THE RENEWAL CONTRACT. Peachtrees response....."we didn't have your husband's contact information..." ANOTHER LIE! MY HUSBAND EMAILED THE LEASE RENEWAL TO PEACHTREE IN JANUARY! Eviction notices were supposedly placed on the front door of our daughter's apartment. A door to an apartment where we told the Peachtree Staff no one would be living for the Summer....TWICE! Even the maintenance man knew we were leaving, because once again, he had to fix the air conditioner that wouldn't cool down when I was there in June. Now the part OWNER of the Peachtree Apartments says there is nothing they can do for us. We were forced to pay $250 in late fees, and $250 in eviction fees. ALL BECAUSE WE DIDN'T CHANGE THE PAYMENT DATE ON THE PORTAL. WE PAID ON TIME FOR A YEAR. PAID FULL RENT FOR AN EMPTY APARTMENT. NO COMPLAINTS OR ISSUES AGAINST US AS RENTERS. WENT OUT OF OUR WAY TO THANK OFFICE STAFF AND MAINTENANCE STAFF, AND BE IN GOOD COMMUNICATION. Our family must accept this $500 mistake, with two College tuitions and a Wedding coming up, and ANOTHER MONTH'S RENT for an empty apartment. And our daughter is stuck at the Peachtree Apartments for another year. An owner, can ALWAYS DO SOMETHING FOR THE CUSTOMER. THIS STAFF DID NOTHING. THIS OWNER DID NOTHING. THIS STAFF LIED TO COVER THE FEES. Who did you talk to at SCAD? Where is the worker who knew we were leaving? Where is the Staff member who knew in January that we were leaving, and urged us to renew the lease? Don't bother calling THE CONNER GROUP who owns ALL THE PEACHTREE APARTMENTS....THEY WON'T HELP YOU EITHER! I dread taking our daughter back to these apartments in the Fall... Our daughter DREADS going back!

Horrible place to live, only good thing is price. But hey you get what you pay for, and nothing is more real of an example than this place. I've lived in the Buckhead area for 4 years now and now I realize why this is so much cheaper than everything around it (third location I have lived at in Buckhead). Because its GARBAGE!! You have an administration office that will never pick up the phone, then they allow maintenance and other workers to do construction and gardening prior to 8am so if you work a late night job good luck with sleep. Next I have lost water 3 times in the last month without notice and takes over a day to get back. You also have a club down the street, for which everyone uses the parking lot you pay $10 a month for as free parking for it. They never have someone checking cars, so anyone can and does use the space to park as they please. The bugs come out in full force once it gets warm, not just outside, but all over your house. Inside its old, our kitchen light doesn't work and neither does a closet light. In all you are paying what you get for and the service and upkeep of the property is horrible. Also not very honest practices, when we toured the property we were offered a price for a 12 month lease and after we signed and paid we were told the 12 isn't availible that we signed you for a 15 month lease. I should of known then what kind of place this was by that practice. Unhelpful staff and terrible GM of the property. Very excited for my lease to end.

AVOID THIS PLACE LIKE THE PLAGUE. All I can say is read the reviews and trust the ratings - it's low for a reason. Local management and HQ refuse to work with you at all and use the same lines - HQ: my hands are tied, you'll have to talk to the local manager. Local manager: my hands are tied, you'll have to talk to HQ. I signed a 9 month lease and told them I wouldn't be renewing at time I signed, called in January about ending my lease early (supposed to end in May) and was told about their upsurd 3-month fee to terminate, so I told them nevermind and would keep the May end date. So thats twice that I told them I wouldn't be renewing. Then, I kept getting emails about renewing. Are you guys dense? No, I'm not renewing. Now they want to say that this is me not giving them ample notice so they want to charge me $950 for insufficient notice?! Ok, I'll stay in your apartment for the 60 days to avoid the fee, easy right? No, that's not an option either. And reading the other horror stories of nickel and diming to the tune of 400-500 for painting a single room in the apt (whether it needs it or not), it's going to cost me more to move out of here than my new mortgage + car payment combined.

Be careful!!! This apartment will took your money when you move-out. We lived 2.5 years there. This property is very old. It was ok. We had cleaned all rooms, kitchen and living room for several days for moving out.. We moved out last week but nobody attended move-out inspection. We have to go there again after move-out. Office staff told me other inspection company will inspect the unit later. We received final statement 5 days later. They charged over $500 for whole property full painting, cleaning. We think the unit condition was same as move-in date because we tried to our best to clean the unit. The property managing company want to make new apartment with your money. Be aware and keep in mind this case when you consider to move-in this apartment. You should pay your money to make donation to them for their new apartment.

Stayed here only because of the location and proximity to my job. It was just a horrible experience overall for the amount I paid for a 1-bedroom apartment. I have Never left any bad reviews before but this complex is just unacceptable. It's trash. Do not rent here!!! STAY FAR AWAY!!! 1) insects, mosquitos & bugs are everywhere. Spiders in my room, centipedes, ladybugs, weird creepy crawlers daily especially in the summer. 2) rats and other unhygienic animals. I have literally seen huge dead and alive rats, as well as a literal POSSUM on my front entrance porch the size of my 25 lb dog. I have pictures of it. They run around everywhere behind near the trash compactor area, which is right in my back entrance. There's multiple rat traps in the complex which should tell you how disgusting this place is. 3) there are stray cats everywhere. They leave dead rats and birds all around. They sit under and on cars. I am highly allergic to cats and they are everywhere outside which makes it hard to breathe. 4) the AC barely works and I was supposed to have the new "smart thermostat" but they didn't install it correctly so didn't work. I have the old manual one which barely works. The vent humidifier room or whatever that is in my apartment is moldy and wet and full of dust and dirt. It's just blowing of disgusting mold air. 5) floors are uneven. Windows barely lock properly. There are open spaces between the front door and windows so cold air comes in during winter time, making my bills run high. 6) garbage area - just needs a lot of work. There's always nasty water that smells awful where the garbage area is and full of rats and holes. The runoff water stinks up the whole place. There was a whole three weeks where there were two huge full garbage containers that stayed out the entire time this summer. Two overflowing huge 20feet containers of trash rotting in the Georgia summer heat for weeks. We live near the garbage area so it was unbelievably stinky and unhygienic. It smelled awful. This should be an environmental safety and hygiene issue. 7) there are nails and weird sharp objects in the parking space. I've gotten my tires popped TWICE since I've parked here and I've never had tires pop for all 6 years I've had my Honda Civic. Both times it was as soon as I pulled into the parking spot that I heard the tire burst and when I had Hondacare people come, they show me the rusty nails that popped the tire. 8) seriously not safe environment at all. Since I've been here, there have been TWO shootings (one of which resulted in a death, happened in broad daylight and the shooter still hasn't been caught) and my boyfriend's car was STOLEN. The gas station across the street also had a shooting just a few weeks ago. 9) amenities - the gym always had missing weights and the machines don't even work. Guess people are stealing the weights or something. 10) There is no sound insulation. I can hear my neighbors cough/sneeze and walking around all day. I can hear their complete conversations. 11) We are billed for the Luxor mail service but I've seen multiple times the delivery people don't have access to it. I live near the mail service center and I've even had a delivery mailman knock on MY door (along with others on the same porch) and ask to be buzzed into Luxor. Super weird. Not the only time this has happened either. I walk my dog around the area and I've had instances where the delivery person with multiple packages in his hand and coming out of the delivery truck ask if I could beep them in so they can put our packages inside. How come they don't have the access key? Not only that, I've had encounters where my package wasn't even in the secured boxes. I've seen packages laying in the ground near the door, for anyone to take and without a secure key code. So why do we have to pay for this extra service? I'd rather have packages delivered straight to my door. 12) No one even showed up for my scheduled pre-inspection on 8/5 from 8-12pm. So how was I supposed to know what to fix? When finally moved out, I was charged a $125 cleaning fee and charged an extra $250 for painting??? LOL. after they took alll of my security deposit, and I still owe an extra $200. Ridiculous!!!!

Is there an option for no star? I was a resident for two years. Between the break-ins and the S.W.A.T team being called for a few hours for a shootout with another resident I never felt safe here. The stand off took several hours and no one could leave or get in the complex. Who do they let live here? In the middle of the night people would knock on my front door (multiple nights) after the break in so I'm assuming they just wanted to gauge if I was home or not and maybe try to break in again. There was extremely poor insulation, our air conditioning bill in the summer was upwards of 150.00 for a 900 sq. ft apartment. Mold started growing on the edges of our windows, which were closed, and moisture would just come in. If it rained I had puddles of water in the windowsill that I constantly had to dry. Not to mention if my neighbor beside my unit sneezed I could hear it. I was woken up almost every weekend at 6AM to my other neighbors having sex or their kids waking up early screaming. Move out: the worst experience. I never received any pre-move out inspection to have the opportunity to fix what I was going to be charged for. Someone in the leasing office said, "oh you don't need to worry about patching holes in the wall it's usually not a big deal for our crew to fix them." So I got charged 250.00 for a paint job for a 900 sq. ft. apartment. Insane! We were given a 40.00 charge to resurface the bathroom counter and bathtub, which is normal wear and tear of the unit. However they can suck money out of you they will. The staircase: When you walk through the front door there was an immediate staircase that was carpeted to go upstairs. (The only carpet in the apartment.) When I moved in it smelled old, and musty. My apartment always had this old musty smell to it. I asked maintenance to come out and clean the carpet for me, within a couple weeks the smell was back. When I moved out they charged me $300 for stair carpet replacement. Against the law due to the fact a landlord can only charge you the price of the crappy carpet they are replacing. They just threw a number out out there and expect renters to cover the cost of their improvements. Then I was charged 100.00 for keys not being returned. I sent the keys via FedEx and someone at the leasing office signed for them. Live somewhere else that makes you feel safe and doesn't rip you off at move out.

Slumlords. They have tried on multiple occasions to intimidate me into silence when I complain about the poor way in which our community is managed. I was recently served a cease & desist letter at 9:45pm by a police officer who could not provide me badge information when requested, and this was done literal days before I gave birth. They increase rents every year but never improve anything around the community. They allow tenants to be harassed and victimized daily, and dont do anything about it. A young woman was sexually assaulted at our back gate and they didnt even put up a camera to try and dissuade these things from happening again. I could list out all of the civil rights violations these people commit daily, but Ill stick to keeping a personal log of them for future use.

Look somewhere else. Please! Our apartment looked nothing like the model home. There is mold, damaged walls, doors that won't work, and to top it all off the place reeks. My roommate and I have headaches and we are having nasal congestions from the smell. Not to mention the noise level is horrible. Nothing ever got fixed unless you literally called/went to the leasing office. It took them a month to actually start fixing things. We found roaches and they didn't even bother doing exterminations till a month later. The leasing office is rude and unprofessional. We asked them to move us into another apartment because the smell was so bad. They were extremely rude to us telling us that we had to pay an extra $400 plus our rent fee. Please save yourself the trouble and look somewhere else.

This is an incredibly unsafe area, but no one will tell you that when you move in. My apartment was broken into 3 times. The first time, I was at home sleeping in the middle of the night. The guy came in through my roommate's bedroom window. Luckily I had locked my bedroom door that night, and he didn't attempt to break it in. He left without taking anything, which was the most disturbing part. I only found out someone had been there the next morning because my front door was open, there were leaves in front of my roommate's bedroom window, and the screen had been pried off. The second time someone broke in, they came in through the sliding glass door in the back. The lock was not working, and we had asked them to fix it before, but they told us to make sure the "security bar" was in place. They never fixed our lock. We put the security bar down, but the door is so flimsy, you can actually separate the panes of glass with your hands, stick a ruler or a wire in and pop the bar up. This time, my roommate was home sleeping by herself. Her door was locked, so he didn't come into her bedroom, but he stole her laptop from the living room. She found out about it the next morning when her laptop was gone, her purse had been rummaged through, and she noticed the bar on the sliding glass door had been popped. At this time, we began to consider moving, and breaking the lease. Before we made up our mind about it, though, someone broke in a third time. This time, my roommate and I were both home. My roommate's door was not locked, and she had her laptop (which was replaced by insurance) sitting on her bed next to her. She woke up and saw a strange man in her doorway. He lunged at her, she started screaming, he grabbed the laptop off her bed, and ran out. I woke up to her screaming "GET OUT! GET OUT! OH MY GOD! GET OUT!" We did have 24/7 security guards at Peachtree Park, and two guards at night, but they had reduced it to only 1 guard there and only 8 hours at night. So I opened the front door and screamed as loud as I could, thinking the security guards might hear me and come running. Since there was only 1 guard now, though, for the whole property, he didn't hear a thing. There was no way we could sleep in that apartment after that, so we started moving our stuff out the very next day. Dealing with the management after that was almost laughable. They have some sort of corporate bureaucracy, which doesn't allow the property management to make any decisions for themselves, and they will never let you talk to anyone who can make a decision. The corporate office (Aimco) decided that we should still have to give 60 days' notice. They're only concerned with squeezing every penny they can out of their residents. We can't sleep there anymore. My roommate only feels safe sleeping in her dad's house now, and she still has trouble sleeping. They didn't fix our locks (do they want us to stay there for 60 days without them fixing the lock??). When we told them about the break-ins, there was no concern for us. They didn't come look at our apartment the first two times. The only reason they came to look at it the third time was because we wanted to move out (again, concerned only for their loss of income). The break-ins are not the only issues on the property either. Our apartment, along with our neighbor's apartment, had glue coming up out of the "hardwood floors" for month. It ruined our rugs, got on our clothes and furniture. They kept promising us they would replace the floors, but it never happened. Of all of my neighbors I got to know, I don't know anyone who was satisfied. In the beginning, sure, it seems like a really nice place to live, it's in a good part of town, but the honeymoon phase ends quickly, and residents are left with the realization that the property is poorly managed, and the only thing they care about it is getting as much money as they can out of the poor chumps who signed leases with them, regardless of what is their fault, and what is fair. If you still want to live there, I recommend you get a security system, and an attorney.

We had a break-in after an inspection prior to our move-out. Someone broke into our apartment and stole two computers, without moving or altering anything else. There were no signs of forced entry and the investigating officer suggested that someone had a key we didn't know about.

This place is an absolute joke. I've lived here for almost three years and still the management and customer service experience is awful. Are the apartments in a great location at a fairly decent price? Of course! So, if you expect nothing in return for your rent besides a roof over your head then this is the perfect place for you. We've gone to the leasing office numerous times about pool maintenance - no trash cans in the bathrooms therefore feminine products left behind, dirty paper towels. Also only one trash can for the whole area (back pool) where as the front pool has at least 2 or 3. For over two weeks now the gas grill has been filled with coals because someone decided they preferred this over the gas provided. You pay for a trash valet as well, again completely fine if rules and standards were followed. For two years the person next to me has sat her trash outside with no trash can and no matter the time of day. Again Mgmt ensures these people we be written up and that they monitor this type of thing. I've never once seen a notice on a neighbors door and I highly doubt they keep doing it while also receiving a fine every time. Parking, though this has slightly improved over the years it is also not monitored. People constantly park where they're not supposed to or in others designated spaces with no penalties. Maintenance issues - for over two months the side of my complex had bees eating through the wood. Notified the front office numerous times and still nothing was done. It was not until my neighbor downstairs apt was full of bees and her and her pet were being stung that they decided to do something. Even after the issue was resolved poison remained all over the stair rail until it was eventually washed away by the weather and simply over time. We also had our air condition go out in the middle of the summer last year. It took two days and me going to the office in person to finally get an update from someone on the new unit and demanding another temporary unit put it place to keep the apt at a reasonable living temperature. And last but not least the overwhelming amount of pot I constantly smell. Have a great time, do whatever, I just don't want my apartment smelling like it. Over the past month I've witnessed a gentlemen who openly sits outside to roll his joints. Again do what you want but not out in broad daylight and not in a community where kids are constantly playing. Again I'd like to reiterate, the location and price are great, hence why we continue to stay as we save for a home. But a certain amount of customer service is expected. Not asking anyone to jump through hoops but the basics at the end of the day would be greatly appreciated.

RUN RUN RUN!!! They are so sweet and attentive BEFORE you sign, but the second you become a resident, you are as good as dead to the leasing office. I am due to move out on April 1st and have never looked forward to anything more. The leasing office never responds unless you are relentless. It is October 9th as I'm typing this and I have not had a functioning washer and dryer since the FIRST WEEK OF MAY. I have put in countless work orders and promised over and over again that I would receive a new washer/dryer unit. I finally received a new washer and dryer last week, and conveniently, they were missing a part. As of today, October 9th, still no FUNCTIONING washer and dryer. On top of all of this, I've been trying to get a mold infestation issue remediated for WEEKS. It's gotten so bad that today when I walked into my bathroom there was a literal mushroom growing out of my wall. I've been getting increasingly more and more sick as I've lived here and have now developed respiratory issues. In case you're wondering, yes that is mold growing on THREE different vents in the photos. They haven't even offered to relocate me, and maintenance confirmed TWICE that the mold stems from the utility closet which houses the HVAC unit which essentially just tells me that I'm having spores blown all around my apartment day in and day out. In July, I was overcharged for parking. I contacted the office multiple times to have it resolved but heard nothing. I ended up being charged a late fee ON TOP OF the parking overcharge and despite my efforts, was never refunded. However, I do feel it necessary to note: I adore the maintenance staff. They are doing their absolute best given the circumstances, and I want it to fully reflect that my bad review has nothing to do with them. I've held off on writing this review solely due to the kindness I received on behalf of the maintenance team. If the rest of the community cared for the residents even a FRACTION of the amount that the maintenance team does, then I wouldn't be in this disastrous and DANGEROUS mess.

I lived there for two years and had some terrible experiences. Apartments are old; they do some cosmetic upgrades to make it look better like add synthetic wood flooring, change countertops and put in new cabinets, but keep in mind AC/ Heating and lights are all very very old. Our AC unit went out multiple times to the point where they then put in a brand new AC unit, which still didn't work for another 4 months. They are never in a rush to get orders fixed. Even if you call emergency maintenance, which I did about 15 times, no response. BREAK-INS ARE FREQUENT. Make sure you get an alarm and DO NOT give the code to management. Make sure you change the lock as well. Even after an alarm system, we were broken into. Management is really just out for themselves; they are incompetent and rude and incredibly unorganized. I had the same issues with move out appointments as other reviews. This place is cheap and location is great, but be willing to make significant compromises. Update - I moved out May 2018 so Peachtree Park comment is irrelevant. Still sucks after updates

I'm going to start off by saying Doc and his maintenance crew are fantastic! Always very timely, so nice and attentive. Could not ask for better service on their behalf, they're wonderful! However, I wish I could say the same thing about management. Forget the bugs and the mold, management started off hot by knowing we are in a 100 year flood plain and not telling us when we moved in. On top of this, during Hurricane Helene, they only notified residents Peachtree Creek was going to flood our complex about 10-20 minutes before it happened. Zero warnings to move cars/personal belongings, many of our neighbors woke up with their cars submerged (not to mention the overpriced parking fees). There's no way management wasn't aware of the creek flooding, considering it has happened before. On top of this, management has shut off water consistently this year. They call it "emergency shut offs" every single time, and water will be gone for 8 hours at a time with ZERO WARNING, multiple times a month, sometimes even multiple times a week. I understand emergencies happen, but the least you could do is warn us that the water is going to be shut off.

We got our computers stolen TWICE. Management did absolutely nothing either in terms of safety or even trying to recover the laptops in question. 2. We were charged multiple hidden charges MULTIPLE times. For example, Management just "forgot"' to tell us about our expiring lease. As a result we had been paying $200 extra per month for a month-to-month arrangement. Another example is the surprise extra charge we got when we move out because management claims we were supposed to move out on the 4th rather than the 1st. We weren't even the - still $400+ charge. 3. A gentleman came to do an inspection, walked around and approved of our move-out. Later on we got slapped with $840 in charges. Yes, you read that right $840! 4. The amenities are none. The appliances are old. The bathrooms have not been renovated for at least 15 year. The AC system broke down at least once a month. As I said, I'm happy to expand more on this if you have questions folks. My overall advice is: DO NOT live here because of the cheap rent. I regret this decision entirely.

This is the worst apartment community I've ever encountered. The management team never addressed any of my concerns. Run far away! This is a community that embraces drug dealing, thugs, and vandalism. Chris Turner is a horrific manager. Please take this information seriously.I don't think anyone wants their property vandalized, car keyed, mail stolen, and no response ever to help. Corporate Aimco was no help at all. No one should feel their safety while living in a community.

Just left after 2 years. Unprofessional staff who is keeping the music loud while talking to you and...singing. They try to keep and take money without a well based reason. DON"T MOVE HERE

Be careful!!! This apartment will took your money when you move-out. We lived 2.5 years there. This property is very old. It was ok. We had cleaned all rooms, kitchen and living room for several days for moving out.. We moved out last week but nobody attended move-out inspection. We have to go there again after move-out. Office staff told me other inspection company will inspect the unit later. We received final statement 5 days later. They charged over $500 for whole property full painting, cleaning. We think the unit condition was same as move-in date because we tried to our best to clean the unit. The property managing company want to make new apartment with your money. Be aware and keep in mind this case when you consider to move-in this apartment. You should pay your money to make donation to them for their new apartment.

Absolutely terrible when moving out. I was charged for repairs and cleaning that I was told I would not be charged for. When I called to try to clarify, I was told by a different department that they had photo proof, I asked to be provided it. I received the proof and most photos had nothing to do with the charges and when I called back, I was told I have to get the main office manager to remove the charges because they cant and they doubt he would. I then called back multiple times to the property manager of which I've left voicemails and multiple calls and no luck or response. I've gone to the office and the manager is barely there. I also was told that the $300 pet fee is not a deposit, as well as the monthly $50 dollar pet rent which are both "admin charges" and do not go towards any pet cleaning or services. During living there, there was constantly issues with even finding parking and the trash pickup was overpriced and barely did their services.I do not recommend here as well since they charge extra for alot of services that are actually not provided. Including the package storage lockers, which the delivery drivers would just leave the packages in the room without putting them in the lockers.

Do not live here. Management will NOT uphold your tenant rights, and you'll have to pay to NOT live there. Terrible. Not to mention the mold and lead paint chipping off the walls. For your health and sanity, live elsewhere.

I could complain about the rats or the lack of parking. (Though, the feral cat colony does its best to contain the rats, so thats nice.) Or maybe the constant renovations that inconvenience the entire apartment complex, like when we couldn't park there for a whole week. Or that I have lived here for 2 years and over those 2 years, I have called the leasing office over 40 times and not once has anyone ever picked up. I have left dozens of messages and not once has a message ever been returned. This includes when our heating was down for December and January and no one would pick up the phone or respond to an email until they got the email that we were reporting them to the city. (And then it took another month for them to send out someone to fix it) But the real reason we are moving out is that this is not a safe area to live in. I do not feel safe even during the day. I have been followed during the day when just trying to get the mail and had to get in my car drive somewhere else and wait. Download the Citizen app on your phone and check this area for a week before deciding to move here. And management, if you are reading this, please reach out. I have sent 5 emails in the past month trying to get an answer about move out protocols and no one has responded.

Dont do it, it's a below standard community with a good sales team. When we were moving in, Grant had mentioned an "ammenity" called luxer. What he didn't tell us is that it's mandatory to get packages delivered to it or to get mail delivery off location- the whole move in process was super rushed so that was our bad on not checking in on a salespersons claims. Fast forward to moving in, I get an invoice from the service luxur for $50 so I cancel it because I wasn't aware we had to use the service since (obviously) it was something swept under the rug during the selling phase. After canceling, I'm made aware that it's mandatory (which makes sense, there's a decent amount of hidden fees here that nobody's upfront with you about even when you ask before you move in). We get the account set back up (through the OFFICE mind you), but it's made in my boyfriends name because since mine was cancelled, I'm paying for the account and on it as a notification, I requested an account and it was sent to my boyfriend. Then, on and off for weeks, packages only sometimes give us notification and we're usually left alone in the dark on them or just have to file a claim about delivery. Now, according to Grant, this is my fault. I'm being difficult because the office set up the account in my boyfriends name after not telling us the service was never actually optional if you have packages delivered, but we have gotten no notification of packages in my boyfriends name as well. And it's so frustrating trying to get this fixed it's crazy, like we literally just want our mail. I requested an account in my name months ago and now it's my fault.

WORST EXPERIENCE I HAVE EVER HAD. STAY AWAY! Giving a fully honest review, there are a few good things which is why we chose them in the first place: Pro's 1) The location is great, in Buckhead and close to everything, and price is lower than many other places. 3) They are "dog friendly" with no size limit which is great for my lab-mix who was turned away elsewhere for being over 50 pounds. Con's 1) Management is absent at best and downright lying, rude, and disrespectful at worst. They will ignore your emails, put you off, give you the runaround, and take months to address issues only once you've made yourself impossible to ignore by involving corporate. 2) They will rip you off, often and in all different ways. We've been incorrectly billed, double billed for utilities, were denied the 2 weeks free move in special we were promised (took 8 months to get them to finally apply it), charge fees for every aspect of living beyond what the salespeople will tell you like 2 different monthly trash fees. 3) Don't trust the leasing agents and READ YOUR LEASE FULLY. Mine was supposed to be 15 months long but they made the actual dates longer with a move out date of 12/24, Christmas Eve! We moved in on the 16th, not anywhere close to the 24th. We asked for it to be adjusted and they refused saying simply "you signed it". 4) Bugs everywhere. You pay for pest control but it doesn't help. Stagnant water from runoffs sit in the backyard of almost every apartment drawing tons of mosquitoes. I get bit every single time I go outside in the back. Spiders inside our apartment all the time no matter how many times we request "pest control" and they supposedly do something about it. 5) Mold. We have mold all over the place because of a leak in the upstairs neighbor's A/C. Maintenance cut two holes in our walls which have still not been fixed (3-4 months now). The water was coming through out floorboards with are now damaged around the edges and have mold growing which I've asked to be replaced and they ignore the request and have not come. They PAINTED OVER the mold on some of the floorboards. I am seriously concerned about the health effects of all this. 6) Break Ins. Had 2 laptops stolen, told management who was "so surprised and sorry". Only after we found out from other residents did they admit that it happened all the time and they were doing nothing about it.

***I recently moved out from the apartment. You usually do the inspection on the day of moving out right? So I went to the leasing office and they were saying that the person who in charge of that is not available on that day and they were saying that they will do the inspection later. I couldn't do anything about it, I had to move out of the state. And a few days later, they charged me the extra fees such as FULL paint of the entire house. And one thing that makes me mad the most is that the apartment is already pretty old. It was not even very clean when you first move in. And they charged me for that I didn't even do or I'm responsible of. *** Whoever is trying to move in, please consider thoroughly.

This place is mediocre at best. I've lived here since Dec 2015 and overall it's been very underwhelming. If you ever want to be able to talk to management, good luck. They never answer my phone calls, never return my voicemail, and very rarely reply to my emails. The office has terribly inconvenient hours and visiting is the only way to get things done with them. The turnover of employees in the office is ridiculous. I've barely been there twice in the past year when the same employees were around. The complex manager only responds to my emails when I complain to his boss. You should expect to receive important emails about entrance to your apartment and planned maintenance on the day of the event. The maintenance crew, thankfully, is very responsive and they take care of things in a reasonable amount of time. The apartments are not very high quality. Every few months I have to call maintenance to spray for bugs. They are terribly insulated, AC and heating costs are high. You will pay ~60$ higher than your rent in a monthly bill for water and all sorts of administrative fees. Power bills range from 40-90$ depending on the season. Also, the whole complex is in a flood zone, so if you must, go for a top floor. The pools were closed nearly 1/3 of the weekends over last summer. And if you do rent here, please remember you have to give notice whether you're leaving or renewing 60 days before your lease ends or they automatically renew it for 2 months at a higher cost. The renewal offers increase your rent by ~10.6% each year and new leases are increased by ~5% over previous tenant's leases.

Three months ago I reviewed Peachtree Park with my honest 3-Star opinion, but an incident yesterday has me so frustrated that I want to update the review and share my experience. As I mentioned in my previous review, my boyfriend and I are recent college grads who lived at Peachtree Park for about a year and a half. We moved out on April 1st, but our lease doesn't end until the 16th. To make a long story short, we needed some repairs done inside our NEW house, so we dropped our dogs off at our old, vacant apartment (with toys, beds, etc) and left a note saying Mom and Dad would be back to pick them up later. We knew there would be cable men (I don't know if that is their correct title) in the complex installing new wires in each unit throughout this week, but as always, they wouldn't enter an apartment with large dogs without permission first. I arrived home shortly before 5:00pm yesterday to find ONE DOG MISSING and a damaged bathroom door frame. After searching my apartment, I spoke with the cable men who were at another unit. They told me that my dog "escaped through the bedroom window". I frantically ran to the leasing office, where the leasing manager, Christopher, looked me in the eye and said "She got out about an hour ago, we sent you an email." AN EMAIL? THAT'S IT? After posting on every social media outlet possible, I connected with a woman located over a mile away who said she saw my dog running through a neighborhood. After 3 HOURS of searching for her, we finally found my dog; thankfully, unharmed. I spoke with my next door neighbor who says she saw the men looking through the window at the barking dogs, and came outside to tell them not to go in. It is my speculation that the men saw an unlocked window and tried to lure the dogs to that window, away from the front door. One dog got out, so they entered our apartment and locked the other two in our guest bathroom (hence the damage as they scratched at the door) to install the wires. Again, just speculation. The window was not open the night before when we were cleaning the apartment, nor was it open yesterday morning when we dropped the dogs off. I cannot put into words how frustrating and concerning this situation is. The lack of ANY sense of urgency from our leasing office and the leasing manager is amazing. They have not assumed any responsibility in this situation, despite hiring the company whose men entered our apartment and lost our dog. If location and price are all that draws you to Peachtree Park Apartments, I'd be happy to provide a list of alternative apartments that we found to be similar. I live in these apartments for maybe 5 months. I demanded to terminate my lease and it was terminated, without added fees/charges. The place is deplorable!!! They have an ant infestation issue, I actually had a colony in my frigging car. I took it to the dealer resolve. I took the cost out of my rent because they were more than aware of the issue. Huge, I mean huge waterbug issue. I had to hire a company for pest control which again, I took out of rent. I took pictures and videos and at 4 months, demanded to be released from my contract. No one should live like that.

Could not get anyone on the phone, someone would only text me. Finally got an appointment made. Got there before my appointment and waited till after my appointment time only for no one to show up. Then whoever handles their texting sent me a message asking how my tour went and if I liked it. I said no, no one showed up and they said "okay no worries, thanks for your time" so clearly they don't care. Wouldn't live there if that's how the handle things

In response to the owner's response: 1. "Hi Luye, the early term charge has been corrected, " True, but only after we repeatedly visiting and calling local office and Aimco for no less than 10 times. It was not our fault from the beginning, but we had to spend so much time and energy to correct others' mistake. 2. "the damage charges are valid because the unit was left pretty damaged" Please define "pretty damaged", your criteria for accessing the damage and to estimate fix charge were both unclear. If the floor could be cleaned by scrubbing, why we were charged to replace it? If it had to be replaced, the wood plank is less than $2/sqft in HomeDepot and the kitchen is less than 100 sqft, and why we were charged for $600 for this, not mention we were charged $500 for re-surfacing counter and cabinet. 3. "The community manager has spoken to you and reviewed the move out photos as well" Based on the move-out agreement (attached), the management should inform us any charges during the pre-move out inspection, and gave the fix cost if left for owner. However, none of these two happened. We were just told everything was fine and we didn't even need to present on move-out date. The community manager only spoke to me after I went back to him to question the move-out charges. I think the procedure was not followed because the management deliberately deceive people so they can charge BIG MONEY! Conclusion: DON'T be misled by the low price when you sign up the lease, the price will come back to you at the end. My story: I have been living here for 6 years since 2012, the good thing about this place is it is very quite at a good location, the repair requests were taken care of fairly quickly. However, the management is just getting worse and worse by the year, and they invent ways to rip you off! We moved out May 15h, 2018 due to graduation and job relocation. We had a month to month lease since Aug. 2017(we didn't sign a yearly contract because we were not exactly sure about graduation date), but they charged us "early termination" based on yearly contract in move-out charge! Also, we talked to the leasing office in March about move-out on May 15th, well before 60 notice days, a representative told me 30 day notice was enough, so I made the formal notice 30 days prior, when the move-out charge came, there was also "short of notice" charge, and the rep suddenly denied she mentioned "30 days prior was enough" while I kept her lie on tape. Lastly, they charged us $75 for cleaning, $190 for painting, $500 for counter and bath resurfacing, $600 for the floor plank replacement. However, they didn't mention any of these charges during pre-move-out inspection, and didn't tell us what needed to be fixed at that time. Again the charges seemed to be way over priced, for example, why the resurfacing work happened to total $500, as well as the floor could be cleaned by scrubbing, why did they charge for replacement and at $600? They were all hard sell with no explanation at all. Finally they admitted they made mistakes in the "early termination" and "short of notice" and removed those charges, only after repeated conversation with local leasing office manager and Aimco office remotely in Colorado, the local manager never returned my calls. I have been living here for 6 years and paid rent on time, this place is totally unfair to its residents. We will post our experience with them on Yelp and Google and other social media to let people know! They try to rip you off, and stay away from Peachtree Park Apartments!

I have been a tenant in this apartment community for over 2 years now. While the apartments are ok and ample size, the overall service of the community is what I've struggled with over the years. The office does not return phone calls or e-mails in a timely manner or at all in most occasions. Often I have to follow up numerous times to get a response. The property manager isn't even onsite and she has been quite difficult to deal with. Shortly after moving in, I had to move units because my neighbor above me was extremely loud late at night preventing me from sleeping. The office would not help me in any manner other than allowing me to transfer units which I was charged a transfer fee for. Now a year later, I have new neighbors next to me that must have an extremely large television and sound system and have no respect for their neighbors. I have left voicemails in the office with no return call. I called the police once and no one came. So after months of listening to this, I had my final straw. I can't take it anymore so I reached out for assistance. The property manager listed online no longer works there so I reached out to the area property manager (Shequoia) who only forwarded my e-mail to the new property manager (Tiffani) who has been so unresponsive and difficult. We've been e-mailing for weeks...usually with me having to follow up every couple days for a response and she's so short and rude. She insisted that I allow them to make an effort to rectify the situation first but nothing has changed. I have begged to be released from my lease just a few months early and they refuse to do so without charging me a termination fee. I have been more than a good resident for 27 months now and no common courtesy has been shown to me. I am extremely disappointed in the service we receive as residents and will not recommend this complex or company to any friends.

The new Manager is unresponsive, doesn't answer her emails. I've been repeatedly raising up issues through e-mail but nothing, not even a 'message recieved'. like shouting in the void. Ive been killing roaches every night like clockwork since may. the parking was absolutely no problem here, until they made it one, just to paint a stupid number on the ground and charge people 15$ more a month. This month, they had an "error" in calculating parking fees, so they emailed us to wait until the 4th, that "they will tell us when the issue is fixed". as of writing this that email is not sent out yet. I go on the 4th to check and lo and behold, they charged me 100$ extra for late payment, even though it was them who said hold off. I spoke to The new assistant in person the next business day, he told me that it will be fixed, and i will be refunded for the extra parking they charged me, and the wrongfully taken late fee. almost 20 days later, that has not happened yet. I truly dont know how you can royally mess up property management THIS bad. If you actively try to run a complex to the ground, it would take you at least 6 more months. I cant wait until my lease expires.

The highest most outrageous, ridiculous water bill in the entire area and the staff steals. The property looks good and in a great area. This is the only property in the area that has these outrageous water bills. All tenants at the property will confirm. A single man that is gone for 8 -10 hours daily has a 200.00 water bill monthly. THE WORST THING IS THEY CHARGE THEIR TENATNTS TO PARK!!!!! . I AM LEAVING WHEN MY LEASE IS OVER. I HEARD WHEN YOUR LEASE EXPIRES; THEY MAKE BOGUS CHARGES TO MAKE SURE YOU PAY EXTRA MONEY. EVERYTHING ELSE I SAID I KNOW THROUGH EXPERIENCE.
