Detailed Information for Prism Apartment Homes

Exercise extreme caution when considering properties listed by the horrible company “AIR Communities” on rental platforms. While their promotional visuals might appear enticing, prospective tenants should be forewarned of a multitude of hidden fees. Beyond the baseline rent, there are significant charges for amenities such as parking, water, and mail services, which often require an additional subscription. The following are crucial observations derived from reviews by past tenants across multiple platforms. It is imperative that you review these insights meticulously to avoid potential regrettable experiences.

Our website exposes the deceptive practices of AIR Communities. We link to external reviews on Google Reviews, Yelp, etc. but caution against trusting 5-star ratings. Many are the result of incentives for positive feedback, not genuine tenant experiences. We advise focusing on reviews of 3 stars or below for a real picture of these properties. Beware of manipulated ratings and seek the truth in the more critical, honest feedback

Pros: good location, close to green line and red line stations. Quick and high-quality maintenance. Cons: 1) the ceiling fan in the bathroom cannot be turned off. It starts working about every 20 minutes, and each time it will keep running for nearly 30 minutes. I was told when I moved in that whenever the light is on the fan will work and when the light is off, the fan will stop working afterwards, which is apparently not true; 2) the tofu factory across the street has a large garbage truck picking up tofu waste every Tuesday, Thursday, Friday, Saturday morning. The loading of the tofu waste will start at 7am which causes huge noises. BTW, the truck will arrive between 4am to 6am in the morning so be prepared for the beep noises caused by the truck when it arrives 3) The construction next to the building on Rogers St is causing excessive noise from 7am to 3pm on weekdays. 4) the building manager Tyler is not responsive to emails. I have to go to the lobby to encounter him several times (interestingly, he knows why I am there before I start speaking so it means he reads my email but decides to do something else instead of an instant reply) 5) The move-out experience was horrible. I contacted the building management 2 weeks before the scheduled date for the moving company, and confirmed with them that I reserved one of the elevators. During the moving day, no elevator was reserved. 6) I scheduled the move-out inspection to be at 10am on my move-out day. I waited until 11am and no one came. While waiting, I went to the lobby several times and no one was there. Called the office multiple times and no one answered. Finally, the building manager Tyler showed up and told me that their service manager was busy. So what is the point of the appointment? It seems that they have a hard time understanding the concept of 'appointment'. 7) After move-out, I received a bill requesting me to pay for the drywall damage, oven/top damage, and a $150 cleaning fee. During the move-out inspection, I was told by Tyler that everything looked good. They are holding my $500 security deposit and charging me more. I've sent several emails to AIR management and the Prism building management and this is the response I received from the 3rd email I sent out: "Regarding the cleaning fee, our policy requires that all apartments meet specific cleanliness standards at move-out. To ensure a high standard of cleanliness for incoming residents, professional cleaning is necessary. Our requirements are listed on the move-out instruction guide." To summarize: noisy area, horrible building management, ridiculous charges imposed after move-out. Just think twice and read the recent reviews from which it seems that many residents have the same/similar experience.

I've never written a Google review in my life. I felt the need to do so here. Pros: - Great maintenance workers who always responded to issues - Location - Quiet - Package system Cons: - Loudest HVAC system stuffed in the corner of the bedroom. - Seems like every tenant got their security deposit taken and charged upwards of $1,000+. I like how we got charged for a dirty refrigerator when we paid for the required cleaning service. - They basically ignored all our emails when we asked for clarification on the charges. And then the only time they respond if when they threaten to take us to third party collectors if we don't pay up. - 15% increase in rent if we chose to stay another year at Prism. I don't recommend living at this apartment and I look forward to the cookie cutter response probably generated by ChatGPT.

One major issue living at Prism is the unbearably loud heating/cooling system. This can be particularly a problem if you rent a studio. I have asked around other tenants and been advised to use it as less as possible because they have such similar experience too. Furthermore, it is crucial to maintain a record of every verbal agreement you have with the manage team. It is not uncommon for them to conveniently forget what was previously agreed upon, only to charge you more later on. I did tell the building manager about my moving-out date and have been reassured by the manager that there was nothing else I needed to do! Later on when I brought this up to the management team, and the team told me that since there was no record to prove such agreement, so I had to pay about $1500 fee, which I did. I wish I had recorded the conversation and did not trust any words from the management team. Additionally, on the day I moved in, I was surprised to be charged approximately $100 for using a credit card. Given the chaotic nature of the move-in day, I wish the building manager had been considerate enough to remind me about this fee. I hope these experiences are useful to you and wish you the best of luck!

Super disappointed with our move-out experience-- such a scam designed to hold onto our $500 security deposit! Despite paying for the Prism move-out cleaning service and not leaving the apartment with damages, we were presented with a >$1,000 bill for "additional cleaning"-- almost $500 and more than $100 for countertop and fridge stains which should've been simply wiped off as part of the move-out cleaning service package. We were also charged almost $500 for mysterious "paint touchups". When we tried to dispute this charges, we were given indirect responses, not addressing our concerns. So ridiculous!!

Lived here for ~two years. Pros are quiet location, quiet building, and decent amenities for the area. Move out process can be tricky, so I recommend documenting through pictures. Hired my own cleaning service for move out and had a full, in person walk through where I was told the apartment was in great condition and my full deposit barring any outstanding utilities would be refunded After, I received a statement charging for more move out cleaning, with pictures attached of a unit that was not my old unit (it has shelving that was installed in other units and wasn't present in mine). This seemed to be a mistake on the final move out process, and it was ultimately revolved by the building manager. The building also is prone to pipe leaks (2 in the time I lived there.)
