Very bad condominium with care in cleaning in general, some office workers are rude, I'm moving due to the abusive increase in rent, for having my belongings stolen inside the locker room that I pay annually, for the lack of parking space, for see numerous complaints of cars being damaged or stolen. Don't come in, they're even charging for water and sewage! No security at all and no respect for us residents!

I'm not sure why this place have the stars that it does but this place is by far the WORST place to live. Having only two washers and dryers for all 24 apartments is not LOGICAL and aggravating , not only does it break down constantly , it's always full and used all the time , it's like we have to fight just to use it. They should either add more into the building or have them individually in all apartments. But wait , there's more ! You will have a bunch of noisy neighbors that smokes in the building even though it's a smoke free community . This place is not worst the money , you're better off living in the projects because the Royal Crest is ROBBING you.

They just take and take your money. They charge 50 dollars to pay your rent. They absolutely don't care. I absolutely would not recommend this place

I was new to US and had to rent a house in hurry, I didnt get any other option hence I had to go with Royal Crest even after hearing bad feedback from colleagues, I thought I will give apartment as good as possible and they will not charge anything extra, I had to move after 6 months, even after giving 2 months notice they charged me 6 days rent saying you gave 6 days less notice, while move out Inspection They convinced me to go for general cleaning charges of 75$ and said no any other charge will be applied but later on they applied 60$ carpet cleaning charge, 170$ wall painting charge even I didnt put single nail on the wall, They gave me 2 week discount while move in they charged it back as part of lease breakage policy, Overall I will give negative rating to Royal Crest and will never recommand any one to move to this apartment.

To follow up on my review I just left (Melina Padilla): There was an instance with the service personnel where they wanted to tag my husbands care because they could not see my husbands parking permit on the vehicle when I pointed it out they did apologize and I had my husband move his parking permit to the front windshield so it would be more visable, so be aware that if you have tints you may want to place your permit to park in an area where there's no tints. Also the maintenance technician Doug I think his name is, he has black hair I think he is Hispanic, isn't very experienced or very polite he was very rude every encounter we had with him. Over all the rest of the maintenance team was very efficient service requests were always done quickly and with good service. The leasing office staff was okay, Tyler was very kind and knowledgeable, Tina is very kind it seems as though she is still learning the position, the property manager Vanessa was very dry and sometimes it seemed as though you were bothering her when you'd communicate with her, over all she was very efficient and getting things addressed , not everything but mostly, our over all experience with Royal crest these past two years I'd say we're good/average. You have to expect certain things when renting, and this is all just part of renting. Thank you Royal crest for the past two years, this was a good 1st apartment and you guys were good to us. I hope nothing but the best for the property and staff.

If I could give it no stars, I would. We put down a $500 deposit BEFORE we even got approved, because that's how they do things...and then got denied on our application. They told us that it would take about 4 business days TOP to get our money credited back to our card. It's now been 3 weeks and not a single person has returned any of our calls regarding our money. This place is a joke and we are considering taking them to small claims court. Beware this place is a scam! They tell you rent is a certain number but then by the time they have added on on of their extra fees; parking (come on!!!!), renters insurance, pet rent, keys, etc. Our rent was going to end up being close to $200 more a month than what we were told initially. I can't say that the place is nice enough to make it worth it. We were quoted $1675 for a two bedroom that doesn't even have washer/dryer hook ups in the unit. Royal Crest Marlborough is an absolute rip off.

Dumpsters left overflowing for days, neighbors are rude and call the police for the smallest disturbance. Pool is dirty most of the time and lifeguards could care less. The washing machine/dryers were broken for weeks and I was told to deal with that on my own. Bugs and mice everywhere. I would only move here if you want to live a bad and cheap life. As I'm writing this, I am hearing several loud vehicles pass by, absolutely no respect at night. There is something wrong with this place and management just refuses to fix it. Spend your money elsewhere, not here. Overpriced.

Worst place I ever lived at. The agents are fine but the management is the worst ever. my building caught on fire from a vacant apartment above me which no one lives in it and I was thrown out of my place with my wife and child into the street because the building was sealed off by the city. i had to contact the mayors office and the red cross to get me into a hotel. after 4 days of being displaced. I dont even wanna recall those days but I would never live there even for free

I am disappointed that my previous review got filtered. All I got to say is you will be charged a huge amount of money during your move-out from Royal Crest. To Carol: I sent you a mail as well as a message here on yelp, and did not get any response. I am pasting the same message here. Kindly look into this. Hoping to get a positive reply. Hi Carol, thanks for your immediate response. I did get a call from the manager, but I was not satisfied by her response. She said we haven't even moved out yet, but we had our move out on Monday(7th April,2014), and my husband traveled all the way from Oregon just for the move out. Its was 3 days since our move-out and she didn't have an updated record, which is very disappointing. We were charged saying the counter top was burnt but I am very sure it was not. We had a sheet layer on the counter top, so I am very sure it was not burnt. I have heard many of my friends say they were charged for the same reason during the move out. We were charged for the paint, saying the paint color did not match. But we were asked to paint the walls by one of the service persons working at the Royal crest and it was he who told us where to get the paint and what color to get. Now we end up paying the money for that. We had our move out scheduled at 11.30 am, but the guy calls up and says we had scheduled it at 9 and he won't be available at 11.30. We were very happy during our initial days at Royal Crest and we even recommended it for 2 of our friends and now we regret doing that. I hope you will look into this and give us a positive reply. Thank you so much in advance. Thanks, Varshnya

If I could go back in time and never rent here I would. Pest control issues that they will try to blame on you, like I let the mice inside? Speaking of rats, the neighbors will are loud, let their kids run everywhere, and frequently complain to leasing about anything they can think of. Apartment is nothing special. Old appliances. Maintenance doesn't know how to paint so your paint will be peeling off the walls in weeks. They will also show up to your apartment without warning. Tons of hidden fee behind the basic rent. Up charges for parking, receiving packages and pet rent. Our $1750 rent quickly turned into $1950, which for that money we could've had a much nicer place. Avoid if you can

We have lived here for over a year and one or both washing machines have been broken the entire time. We have sent numerous repair requests and contacted the property manager but the machines are only ever fixed temporarily. One will work for maybe a week or two before it breaks down. The other is constantly filled with filthy water. We are at a complete loss as to how to get them to make long term repairs or necessary replacements. Not only is it inconvenient but it is costly as you either have to pay for additional dry cycles or take clothes to a laundromat. UPDATE: According to the laundry company (CSC Service works) they haven't replaced the machine because Royal Crest hasn't authorized them to do so. Most recently the machine was "repaired" a couple days ago and broke down again today. Not only are the broken machines frustrating but the lack of communication from the property is disappointing.

guess the review i wrote last week wasn't appreciated...here is what wrote: I don't even know where to begin. If I wrote all the details of my experience I would be here all day. The grounds and amenities are beautiful....that's about it. Everything else is terrible, the management doesn't care about you or your needs. If you put in a repair request, get ready to wait because it will most likely take over a week to be addressed. Parking is a joke. You pay $15 a month to park and depending on what building you live in, there may not be anything available in which case you get a nice 5 minute walk from the visitors lot. Oh, but fear not...you could always pay $50 a month for your very own spot! How generous of them! And make sure you see your actual unit before you move it or else you may end up with a franken-bathroom as I like to call it. My toilet is green but the seat is white, the sink base is white but the basin is green (and rusting) and the tub is green and the walls are white. One last thing and I'll stop...hope you like the smell of ethnic food because when your neighbors are cooking you're apartment will be inundated with the odors of whatever they are having for dinner (and lunch and breakfast....) Just. Don't. Do. It. Save yourself the frustration.

To be honest you can get more for money mostly anywhere else. The one positive about living here was that the maintenance crew were attentive and very responsive. The rents were high to begin with, and when my lease came up for renewal, my rent was projected to increase by approximately 20% I personally find that ridiculous for a complex where the laundry machines are broken and abused by the residents. Trash collection is done by a guy with a pickup truck that has trash piled sky high, causing a roadway hazard. The gym and other amenities were restricted due to the actions of residents and the laziness of management. I kept being told that they were "working on" getting new washers and dryers for my building but never saw any progress. Consider other options.

I have been staying in Royal Crest for over 3 years now, while it feels good to stay here with nice surrounding, amenities, there are too many issues that you will need to face and really frustrating. 1) Royal Crest is owned and managed by Amco, which means they are only looking for profits and hence they will look to loot your many in different ways, rent, car parking, pet charges blah blah... 2) Community in Marlborough MA is wooden apartments, this means you can not freely walk in your apartments if you are renting 1 or 2 nd floor apartments. Normal walking also makes noise and if you have kids then you will surely receive complains of noise from members staying downstairs, you will also receive official notice for legal action. FRUSTRATING for spending so much money and still not able to live like your own home. 3) 2 months of notice period + 3 months of rent as penalty if you break the lease. If you are have lot of money to waste you can surely give a try 4) Finally when you are leaving the apartment, the kind staff of Royal Crest will charge your final settlement with penalty charges for some or other reason to loot more of your money. overall I feel there is no peace of mind here, even the pets probably are treated better than kids or families that live here. Think and decide what suits your the best!!!

So I applied here a few weeks ago, and was given a virtual tour with the leasing consultant Tina Kotsifakis. After I had the tour etc, I submitted an application a few days later with a $500 holding fee. I emailed tina advising her that I submitted an application but never received a response back from her. I called the main office number, received no answer, even after leaving several messages. I went back to my emails and I remembered I had an email from Jon who works at Royal Crest who was the only one who helped me and went above and beyond to answer any questions or concerns. I did not get approve for the apartment so I was told my $500 deposit will be refunded. Today is 5/26/22, and I am still waiting on my refund which was given to them 2 weeks ago and should have been released back into my account by now. Again I had called the leasing office, sent emails to their main emails which always came back as failed for some reason and I was responding to the email that they would email from. I finally spoke to Vanessa today who stated there was no record of my application and didn't see no deposit etc. I emailed her my receipts, my application, the denial letters, all the documents that proved I applied and left a deposit. I now wait to see if she will actually be responding back with a status, but I will be making an appearance at the leasing office because it seems like they like to play games. I've mention this issue to other people who had applied previously and they all had similar situation especially dealing with Tina who seems racist and is of no help what so ever. Not sure why she still working there. If you do decide to apply please ask and look for Jon he is the only one that will help you and answer any questions you may have, anybody else will be like talking to a wall. I'm glad my application got denied because if they are like this with prospective residents, customers imagine living there and having to deal with them. I will be filing a complaint to corporate as well and with my bank if I don't get proof that my money has been refunded!!!!!!!!!!!!!

If you like to step in dog droppings while walking your dog even though poop bags and disposal areas are available, consider living at Royal Crest Marlborough. If you enjoy trash littered streets and poor landscaping, consider moving into Royal Crest Marlborough. If you have fun shoveling snow to get your car out even though snow removal is included in your lease, please make Royal Crest Marlborough your next home. If you absolutely love being charged a minimum of $100 extra per month when renewing your lease not to mention all the ridiculous micro charges then Royal Crest Marlborough is the place for you!

I lived here for a year from 6/10-6/11, and that was long enough for me. I could go on for a long time about the negatives, but I will only list a few major ones here. The walls are very thin, and you can always hear your neighbors. Depending on the people in your vicinity, this could be a terrible experience. Our neighbors, in particular, were unbelievably loud. We had it all, from a verbally abusive couple on the side of us, to an all-hours-of-the-day techno enthusiast below us, to ignorant teenagers pumping massive amounts of ridiculous bass directly into our dining room at 8am. That was just our building, however. I cannot speak for the rest of the apartments. Although we were told upon move-in that we would get an updated apartment, the decor was straight out of the 70's from the wallpaper, all the way to the cabinets and bathtub. Our oven had spin dials for timers, and our dishwasher took two full cycles to completely clean the dishes. We asked for a new dishwasher, but it never happened. The apartments are overpriced. I was paying $980 a month for a 1 bedroom apartment on the third floor, and that was including an almost $50 monthly concession. When we left, the price of the apartment was going up over $1100. Again, this place is not worth the money. Lastly, be prepared to deal with many different cultures as this community is full of them. The dominant presence here is Brazilian. It is not uncommon to see Brazilian children obnoxiously playing outside from 10pm on, and be prepared to deal with many things that Americans might otherwise consider ridiculous under normal circumstances. It was always interesting to observe the community and its inhabitants. There were some positives to this place. The grounds are maintained very well, however, they start at about 7am on Wednesday right outside your window. The pool is nice, but there are always obnoxious people occupying it almost daily. The gym equipment is descent, but is out-dated and not well-maintained. The office staff is always friendly, but some of them aren't worth speaking to if you have a real issue. I highly recommend bypassing everyone and speaking with Vanessa. She was always a pleasure to deal with, and she is on top of her game. It's too bad that she's stuck working at this Royal Crest. The parking lots are plowed fast and decently in the winter by an outside contractor. Regardless of the season though, hardly anyone can park correctly. My car was hit a few times by an illegally parked white commercial van owned by the Brazilian guys on the first floor of my building. I complained several times, but nothing was ever done about it. Maintenance responds in a reasonable amount of time to your requests, but don't ask for anything like a new dishwasher because it won't happen. Overall, I do not recommend this place. It is expensive, your neighbors are unpredictable, and the cons far outweigh the pros for this apartment community. Consider looking farther out from the center of Marlborough.

Edit: once again they jacked up rent another 10%. Despite these raises, it seems like the property is slowly deteriorating with grass slowly becoming more sparse (I know it's the winter, but this started last spring), concrete flower beds falling apart, and hand rails that are rusted out and falling off. Additionally they claimed to have made "improvements" to the trash system, yet couldn't be bothered to put in a single recycling dumpster. They've also been slowly outsourcing maintenance to cut the few employees they have, so I expect service calls to become less responsive in the future. The pool was also rarely open last year as they are to cheap to actually hire a lifeguard. Jacked up the rent over 10% in a year without any changes to services or amenities. Amco, the parent company, is just a greedy corporate landlord that doesn't care about the tenants. Also doesn't recycle.

Be careful! If there is black ice on the stairs or walkway and it has not been treated by the maintenance service, and you slip, fall and break your shoulder, you are responsible. It is no one's fault but your own. Recent court decision has now set precedence.

Would NOT Recommend. Management is horrible (rude, demeaning, someone you dont want to talk to when your ceiling has been leaking off an on for months). Maintenance was prompt, but did easy cut and paste fixes for problems that required more extensive work. Basically your paying decent money, for a substandard apartment. The cleanliness of the community common areas are pathetic. Very bad laundry areas and the mold is in everywere, paper walls on the halls falling apart. No one does a regular job of cleaning up. The only good is the trash pickup team (spanish) people which does an excellent job even under pour conditions that they have to work due to the trash pick up areas is so far away from where the truck have to pick up the trash. Common areas are never clean. The staff at the office really rude and unprofessional, no good service at all. When you go and complaint about anything they never response back to you. This is one of the worst companies I've ever rented from and terrible customer service.

To finalize all 3 of my reviews, they also don't double check they're move out statements 🙂 I got my move out statement and they charged me $73.00 of "rent" when rent was fully paid for the month of my move out, then when I called 7 times the property manager so kindly finally called back because of course they're not that great at answering the phones ever, she made the excuse that because they switched over to a new system everything was messed up for all the move outs for the month so that was indeed incorrect and I would received the new move out statement in a weeks time with my full deposit back, had it been anyone else whom doesn't actually look at their move out statements they would have happily kept the funds that don't belong to them.

A lot of these buildings have roaches, both american and german. Some don't, but you roll the die when you move in here. They will not disclose that to you when you move in. There is no insulation so if you don't live on the top floor, all you will hear all day and night is whatever your neighbors are doing above you. Dog poop will lay for days and days on end in the winter in the middle of the walkway. People smoke inside their apartments and nothing is done about it. They have trash inside the laundry rooms and the trash is just thrown everywhere and emptied after a few days. Trash will litter the halls for weeks. Dogs bark endlessly here. Dog owners let the dogs on the balconies and they will bark for hours. Inconsiderate, rude neighbors. Reserved spot owners park in spots next to them to save for the people they live with and you have to park 10 minutes away from your building and you pay for parking no matter what. I've watched families park in the parking lot here and then walk across the street to apartments across the street. Roaches will be treated only in your apartment until you beg them to treat the rest of the apartments and they won't even do that. They'll only treat the surrounding ones such as the one above or below. You will never be able to leave food out though. They will lie to you about where the roaches come from (most of these buildings have generational roaches and no one reports it. we met people who lived here 5 years ago and the buildings had roaches then too.) Obviously, the people who work here do not care about you. AC units are junk. You will be sweating and freezing at the same time. If your unit has the wood cabinets, be prepared for someone leaving their smell behind (they douse the unit in deodorizer and bleach beforehand, but the smell comes back) The wood inside them is painted grossness. The heaters in the bathroom are rusted and gross. I will never live in another air communities apartment. Stay away from this place, it's absolutely incredibly disgusting. This is easily the worst place I have ever lived.

I've been living here for 4 months and it wasn't the best choice for my family, first several cars are stolen daily, every day a crashed car appears here, and nobody knows anything, there's NO CAMERAS here. I have an 8-month-old baby and I don't feel safe! the washing machines are always broken, rats and much more

I pay $2.500 in rent, and don't be 1 day late to have all the laundry machines broken for months. Im here at the laundromat to get my laundry done. I have my ceiling falling apart for 5 years. Every 2 months they have to come to fix it. My porch looks like a pool when it rains. If you get home late you have to park your car miles away because it is not parking available, and now they moved the trash bins, so you have to walk 10 minutes to get your trash in place. Very expensive for a bad service. And I catch about 5 ot 6 mouses in my living room for the past 2 years.

First off, this place is absolutely horrible. Parking is over charged, they're ppl parking in places you can't. I asked to be placed on a wait list for assigned parking and still have gotten back (I been here for almost 2 years) I have a service animal and they're trying to say I have to get approved or denied either way it's a process (when actually I have the accommodation especially if my doctors and have legal documents of the SA). 2 WASHER AND DRYER FOR LIKE 30 residents and they're machine are terrible as is. RATS AND ROACH INFESTED. This place is disgusting and not what you seen on their site. THEY EVEN CHARGE YOU FOR RECEIVING PACKAGES!!dl Just overall worse experience I've ever had and it really came down to the leasing office and how they deal with things. If you want something worth your money. PLEASE DO NOT SAY HERE.

Where do I begin? I've lived here since early 2018 and, as a person who does not write reviews (much less complaints), I cannot stress strongly enough to prospective residents to avoid this place like the plague. So what's the problem? They will woo you with cut-rate rents, then eventually raise your rent for a 600 sq foot unit to $1600 a month. Think about that. No dish washer in a unit this small, and as a person with a modest income, child support and post-divorce bills, $1600 a month for a place that does not offer income assistance is a bit insane. But we all do what we can right? So what else could be the problem? Have you ever had packages stolen repeatedly, only to be told by the leasing office that it's not their problem "But you should call the company that manages the package lockers." Guess what? IT'S STILL YOUR FREAKING PROPERTY, GENIUS. Dismissing liability over theft because someone else handles the package delivery process is just stupid - not to mention the fact that the door to the area where packages are kept has been broken since 2018. Is that the package company's problem too? Nice try. What about the fact that the residents here couldn't care less about what "One Way" means? The road I live on is an uphill street, with a blind turn at the top. My children have nearly been hit multiple times as they've crossed the street by cars flying down this road - all going the wrong way. Fortunately the drivers have been thoughtful enough to tell me to go f--- myself when I've yelled at them. Great neighbors! Speaking of which, ignoring the fact that the residents here will steal anything that's not bolted down (including my clothes out of a dryer and just tonight, my FREAKING welcome mat. Who the hell steals a welcome mat??), do you enjoy hearing your neighbors have intimate relations above your head at all hours? Yeah, me neither. I'm all for healthy interpersonal relationships, but gross. Paper thin walls that are covered with peeling contact paper passing itself off as a wall-covering don't do a great job of muffling your loud-a** neighbors. Avalon Apartments this ain't. "It can't be that bad, can it?" Yeah, it can. What are your feelings on driving through unplowed or barely-plowed roads? Sucks, right? The policy here is to wait 24 hours until after a storm has finished BEFORE plowing begins. What if you have a job that requires daily attendance? Good luck. Hope you make it to work on time - or at all. Oh, and if you have to break your lease because you literally cannot afford to live here anymore? Sixty day notice and a penalty of three times your monthly rent. For those keeping score at home: they are effectively collecting five months' worth of rent from you just to get the hell out of here. Full disclosure: my rent is $1,581 a month. Multiply that by five, and that's going to run me $7,905 to get out of here. God help the rest of you if you have any financial problems. Still want to live here? I wouldn't recommend this dump to my worst enemy. Run - as fast as you can. UPDATE: My word against hers, but Susan's "We'll get in touch with you" response is lip service. The response creates visibility with prospective renters that they are going to right all the wrongs left in the review, but that only counts if they actually bother to pick up the phone in the first place.

Look is deceiving, go only after doing proper research. I lived in this apartment for 3.5 years. When I moved in initial inspection was done, and I was told that normal wear and tear will not be charged at the time of move out. During the moveout pre-inspection, same thing was mentioned to me that for normal wear and tear nothing will be charged. I myself told many items and got concurrence as - it's not an issue and will not be charged. I recently moved out and received a surprisingly hefty bill. Amco.com/ Royal Crest Marlborough charges tenants unfairly and unethically. Ex - when I moved in the kitchen counter top was polished (and was NOT new), now that the polish is gone and existing scratches appeared. For that they are charging me $485. Similarly few blinds were broken, in move-out pre-inspection it was told that it will not be charged as this is normal wear and tear only. When I mentioned that, she asked me who was that person and NO it will be CHARGED. What a comedy...their own employees doesn't know the rules and regulations, and look who is paying??? NOW, lets say you decide to move in, here are few recommendations. 1) Take close-up picture of each and every corner of your apartment. (Macro mode), and 2) Live in fear that all your security deposit will be gone on top of that additional amount will be charged on your bill (on top of security deposit). Bottomline - They make money by tenants who are moving out. Ahh!! 30 minutes of my valuable time is lost in this 🙁

I totally aggre with the previous person's review. My upstair neighbour is stomping the floor literately ALL THE TIME. She should be reward a metal for walking so many steps every day!! They particuly like to make creaking and popping noise on the floor above the bedroom area. During weekend and after work hours, their young kids will desperately screaming and crying and stomping the floor ever harder when he is mad. I have contacted the office and all they have done was making a call to the tenant that made no difference. I am counting my day out of here. Hope you will not make the same mistake as I do.

I been living here at Royal Crest apartments for a 1 year now. The apartment inside are good size and comfortable. But it does not justify the high price at all the issues it comes along. We pay almost $2000 for 2 bed 1 bath and balcony that we are not allowed to use the grill in summer time. 1- there is no assigned parking. People who live here and need to work 3 to 4 jobs and get home 11 pm everyday has to park on visitor parking 1 street down their home. (absurd hassle ) specially on winter time. 2- not enough washer and dryer per building. There is about 50 +or - people per building only 2 washer and 2 dryers. And that is when its both working! Which they break all the time! 3- people who live here are ghetto and leave trash everywhere. Bringing infestation of bugs. We are dealing with infestation of cockroaches right now. 4- there is thieves as neighbors. I got robbed twice while living here for 1 year so far and last week police knocked on my door to say I have to go to court to testify against the thief who robbed my package and 27 other packages from other people. This is by far Worst place I have lived. I would NEVER EVER recommend this apartments complex to anybody. We want move out of here asap. But we are locked in a 2 years lease contract with ridiculous amount of money if break the lease. I wish i could say this is a good place to live but in all honesty , Royal crest apartments SUCKS really bad. Go live somewhere else that gives you peace and is worth your money somewhere you can enjoy your home. Because We are soon out of here! This is a Royal shit hole!

Save yourself and find somewhere else to live. The mortgage on a starter home is more affordable than the rent they charge for an out-of-date, one bedroom, apartment. It's no wonder why the poor stay poor. Every time you renew your lease, the rent is somehow higher despite the building and appliances only getting older. They update nothing, and up-charge everything. If the management isn't bad enough, the neighbors are worse.

This place has become SHELTER FOR BANDITHS! Several CARS are being VIOLATED in the middle of the night. They're taking our belongings and the condo manager says it's not his problem that I have to call the police. But the police say that there is no way to investigate why the condominium DOES NOT HAVE CAMERAS! DON'T THINK ABOUT BUYING ON THE INTERNET, IT WILL NOT REACH YOU! The odor of marijuana inside the buildings makes you a passive smoker. If you want tranquility, definitely LOOK ELSEWHERE!

I have lived here for a year, only been able to use the washing machines a total of THREE times due to them consistently not working. that's just one of my grievances about this place. i have horrible regrets about choosing to live here. the location is terrible, neighbors are unfriendly, loud, and inconsiderate. parking is a nightmare. the leasing office threatens us with arbitrary charges when they have to fix a maintenance issue such as plumbing. "we will be forced to charge all residents $200 if this happens again" when discussing a plumbing issue, as if we are a class of middle schoolers. please save yourself the headache and live ANYWHERE else

Much like many other former tenants before us, we too were unfairly charged for move-out damages that were either too minuscule to notice upon move-in or just plain false. We were charged $850.00. The photographic "evidence" they took is not nearly substantial enough to justify the charges (pictures of the old counter tops that supposedly had scratches on it the eye can't see on the photograph). We were also charged for stains on a carpet which we had proof of noticing through emails exchanged early during move-in. We were told the damage would be documented and adding to our files. They never were, and we were charged for the carpet stains anyway. What Royal Crest and their parent, Aimco, are doing is nothing short of illegal. These units are extremely old and extremely dirty. We left the place cleaner than how we found it, and are now paying the price of remodeling the unit for them.

They are very nice when you move -in, Worst when you move out.. Worst experience ever I had. they charge you for every small thing even its preexisting issue, its very difficult notice those things for anyone. never make a mistake i did, the problem was there were not many reviews that time. I am writing this to help others. They talk nicely when coming in, charge you heavily when you leave. worst management. While pre-inspection he said except kitchen counter top every thing is good. In final inspection they charged heavily $800+. They get repaired/replace all their old stuffs from your move-out money. Money sucking bugs 🙁

Dont get impressed with landscape and their false promises. The worst staff i have ever seen, so rude and never ready to listen your problems. and when you decide to moved out, that's when they start playing with you and loads you with lots of un-necessary charges. Apartments are very very old, they need to upgrade it and for that they catch every moving out fish to pay for their upgrades. Throughout my stay i had couple of maintenance issue, that never been resolved. Pre-moveout inspection was all good, inspector said "everything looks good". They did not make post-moveout inspection in my presence and Justin Arcure sent me final account bill of $1449.97, which is more than my 1 month rent. I replied him immediately with disagreement and asked him to schedule walkthrough of my apartment in presence of higher Authority. He never get back to me till date. I called to office number minimum 5 times to talk with Justin, But it looks like he is on leave immediately after sending me final account statement. He never comes on phone nor revert back to my email. I was expecting to get some amount of deposit back as I kept my apartment same as i got upon move-in. Yes, carpet was in bad condition (over washed) since we moved-in, but there was no stain at all. Justin charged me $945.78 for carpet, stating its heavily stained/ burned throughout, $120 for bathroom, stating BA wallpaper stained. I am completely disagree with these two charges. If its there, why I was not informed during pre-inspection. If its there, why didnt they call me on site during post inspection. If its there, why Justin is not getting back to me on phone or responding back to my email?, if its there why they did not arrange walkthrough of apartment in presence of higher authority? In addition, they charged me $25 for not returning car parking sticker. They never asked me before I moved out, and said "you are all set". They would have inform me before that I need to return car parking stickers along with keys. When I argued, they said, you have to return everything that you have been given during move-in. I requested to talk to higher authority couple of time but office staff not allowing us to talk with them. If this issue is not resolved by this weeked, I am going to take further steps. If you still wanna take a chance and have extra money to wast upon move-out, this is the right place for you.

I'm living a nightmare since when I moved here, my house has an outbreak of mouses, I've already talked to everyone in my building and everyone said the same thing that the mouses have become pets, I've lived here for 7 months and It was a worse decision, I already sent photos to the office, I sent several emails and they won't let me move out,I have an 11-month-old and we can't live with mouses. the last time i called the office they said that I'm going to have to live like this they already did everything or do i break my lease and pay 3 rents, this place is rubbish, I pay super expensive rent to live with mouses? and I called the board health and they said that no one has ever complained here which is a lie because I already talked to my neighbors and everyone already called, only those who live here know what a nightmare it is. I just want to move out and move on with my life.

This place used to be a good place to live in, but now it has turned into an absolute nightmare. The neighbors have no regard for the people that live in the same building. I have been living at Royal Crest for the last 4 years and my neighbors will have kids screaming at random times from 6 am in the morning to 11 pm at night in the corridors. They will play loud music at midnight, and slam things on the floor above you. There is no such thing as quiet hours in this apartment complex. If you email the leasing office about the neighbors not following the quiet hours, they dont care.I made a mistake resigning my lease, and I wont do it again

The Good: 1. Cheap 2. Community type feeling. The Bad: 1.Old houses, Wooden flooring and no sound proofing. 2. Was forced to pay extra 1500$ for petty things (microwave moving cost 50$, microwave itself costed me 45$, 1 minute carpet stain in Bedroom 520$, Fridge dirty 105$ etc) If you have choice do not stay here unless you have no other option.

When I entered this condominium I was very satisfied because it had an environment consistent with the amount I paid in rent, however when renewing the rent, I had an increase of approximately $700 and the quality of the services provided dropped considerably (my car was stolen, my apartment has many points of cold entering, the washing machine in my building has been broken for more than 3 months "I have already opened more than 4 complaints"...) so today I can say that what is paid in this condominium and the services offered I don't recommend it to anyone.

There's never any water, no warning or anyone answering the phone if you want to call and ask why you don't have water once again. Neighbors are so loud and act as if they live in their own house instead of a shared building. 2 wash machines for the entire building of 12 + units. Bugs constantly crawling out from unsealed floors, no one answers the phone when I call to get that fixed. Egregiously overpriced for what we get. If someone told me this place was run by a bunch of 2 year olds, I would believe them. No point of contact for questions. They basically take your money and never talk to you again.

Before I moved in last August, I noticed there were appearing to be water bubbles on the ceiling in the kitchen area. I requested a service right after I moved in but no one came. Since the bubbles never bursted so I didn't bother to repeat the service request. Until a month ago, the bubbles started to burst and paint started to fall down. I put in a service request again. A few days later a person came in to take a picture then left. It has been ten days since then and no one ever came or contact me for any update. The paint has been falling so bad that I have to sweep it away multiple times a day! It is all over my kitchen floor and the stove top! It even falls into my food while cooking! I called the leasing office multiple times and no one answered. This is definitely the worst rental place I have been at!!

STAY AWAY.......DON'T EVEN THINK OF THIS COMMUNITY They will be nice when you live there. LEASING OFFICE staff are good. But when you move out you will come to know their real ugly face. See the move out reviews of many. There is a Move out team who will charge things not damaged by you . They will renovate the 1970's old apartment with your money . They will suck your money. They will blame and bill you things which is not damaged by you . They charged me $ 700 . They will not return your deposit. Even if you explain to customer care they will talk rude. They will yell at you. They will say that thing was damaged, this thing was damaged etc etc. While I lived there i made the service request for the Kitchen counter top table. But they never sent their maintenance team to take care of it. Even in first inspection they said we know it and its okay. After I moved out the representative from move out department said we have to pay for counter top table. After we moved out they closed all service request from our account and now they are smart enough to put it on our head. While we asked about our service request they said we dont have anything like that. First inspection is not relevant and wont considered to final decision (Then why did you conducted the first inspection ...to cheat whom ? ) . WARNING STAY AWAY.......DON'T EVEN THINK OF THIS COMMUNITY They made my move out pathetic..Sick of you people ........they will loot your money . Stay Away from this community. STAY AWAY STAY AWAY. THEY WILL SUCK YOUR MONEY. Again Warning you stay out of this community.Go to Heights or other apartments near to this. 1. The amenities are not 5 Star as noted on their website. 2. I have been living under the noisiest neighbors for almost (2) years now and they have done nothing to rectify the situation other than try and placate me. 3. Second entrance/exit has a gate that is padlocked at all times other than when there is snow removal. Pretty sure this is a fire hazard or at least makes it more difficult in an emergency for responders to get to certain buildings. 4. Fire hydrants blocked by cars parking in front of them on a regular basis. 5. Garbage disposal can only take "soft" food, asked about cooked spinach, response was "softer than that"; so water is the only thing that can be put down the disposal.

As the global pandemic problem of COVID19, I lost my job. I sent a letter to the management team of this condominium explaining that I am a single mother of a minor child, and that I am suffering from the problem of not being able to pay the rent on time. But, I found insensitivity and discrimination. I was told simply that I have 30 days to pay the rent otherwise they will file an eviction for me immediately. Big regret!

1st read Josh;s review last June and thought he wasn't being fair, after all my wife and I moved in here the summer of 2010. Now I agree with Josh on almost all accounts: Walls are thin, not wallpaper, but if your quiet you can hear conversation and if your neighbor's playing music you're going to hear it too. My set up is I have a divorce running a possible brothel below me with her son who she doesn't let have a key so he climbs in and out of the window at all hours.... oh and both of their friends also knock on the windows at all hours of the night. Plus she likes to let her cat wander the hallways freely. Above me I have a snow bird who drops things at 5:45am every morning I mean CLOCKWORK. But the best is beside me a family of pot smokers who smoke so much it comes through our kitchen vent (office told us 'there's nothing we can do about it call the police'). Add in the man orders takeout every night and decides to do his transaction outside our door every time instead of his own. Plus his son likes to shout out his window to his friends around the complex, building to building. As of the past 4 months ago the apartment on the floor above us across the hall has open her own daycare, RIGHT IN THE APARTMENT!!! Now I can get people 24/7 picking up there kids dropping off their kids and having VERY LOUD conversations up and down the stairs (which apparently everyone's 600 lbs plus from the sounds made by walking on the stairs). Our oven is also older than the one I grew up with, the dishwasher backs up into the sink and is a 50/50 shot of cleaning ALL the dishes, the bathroom fan doesn't suck air the caulking on the shower falls apart, I can push my shower wall and there's a full 2 inch give (that's a sign of mold and decay). Our apartment's pretty clean but that doesn't stop the ant infestation every spring. The decor is old, we have a lime green bathroom and a kitchen that looks like 'camp' when I was young. Also it's diverse, hispanic, black, eastern european, western european, brazillian, indian, and many many more. Smoking! people smoke in the hallways, in the laundry room, in the trash room in the little room where you get your mail between the outside door and inside, locked, door. It's non stop, if you want cancer come liver here. The grounds were well maintained, however I think they have changed their landscaping company. In the past the mess made by doing the grounds (clippings, branches dirt that is removed) was always picked up the same night, this spring it took this company 3 days to clean the roads from all the branches and crap they've removed.... and it wasn't even a bad winter! And yes they start at 7am, and go until 7pm some nights, doing what I don't know because my wife and I watched one guy with a motorized blower (very loud) walk up and down an empty street with it on 6 straight times. The pool is wet, but is used as a baby sitter all summer long and kids just run around (4-12 y/o) with no supervision. The gym has what an on-site gym normally has a few cardio pieces a few free weights a few machines, not bad but if something breaks don't think it'll be fixed for at least 6 months. Plus the kids from the pool come running in to the gym all day and night too screaming for no reason. Vanessa is the best, although there isn't any competition in that office for her. But even she can do only so much, if anything at all, mostly send letters and make calls but at the end of the day Amico only wants your money for nothing. No one can park still, I'm lucky to live around a large number of spots but some streets have 7 spots 4 cars take and block out the rest. Oh and the 10 mph is optional or must have another 0 spray painted onto it somewhere I didn't see. Maintenance responds quickly and with good quality overall, however if you see the trash truck (it's a pick up truck with all the trash bags from the buildings) coming and it's the woman driver (not a slight on all women drivers this driver just happens to be a woman) throw your car in reverse and go the other f'in way because it's 2:1 odds she'll hit you, and if she doesn't she'll at least block your way for 45 mins talking to somebody at her window. One last thing, we loved this place because there were 'no dogs' buildings, not all but like 6 of the buildings were no dogs, not anymore. I would love to show you the paperwork that the apartment complex sent out to notify all the tenants of the changes, but I can't THEY DIDN'T NOTIFY THE TENANTS OF THE CHANGES TO THE POLICY. Final note: Jeffery Garbin is the new 'Resident Relations Manager' he sent out a survey about living at RC. my wife answered honestly & clearly. Jeffery emailed her asking to clarify her complaints, she did his responce: "This was before my time here and I am guessing that resident communication was not at it's strongest since the property was running with no resident relations manager during this particular period of time." So why ask? DON'T EVER MOVE HERE!!!!!

This place is overpriced, they raised rent by almost 34% in 2022 for single bedrooms. The cell phone reception is terrible here. The leasing office has the worst hours of operation. The laundry facilities are a joke, washers and dryers broken for weeks. Handrails throughout the facility are broken; rusted, no longer meet code. Sidewalks do not meet code,. The leasing office does not respond at all in a timely manner. My rent unexpectedly was raised by +$500.00 I called to see if management could explain.. no response, I emailed , no response. When our laundry units were down for weeks , I was told I could "come to the office to pick up a key to another building to do my laundry" It just seems like this place is only worried about their quota and raising tennant rates while sacrificing quality as much as possible.. Do not waste your money here...! You could easily buy a house and the mortgage and peace of mind would be substantially less than dealing with this company. The only good thing here is the maintenance team, they are genuine and actually care about their work. Management and leasing office are ridiculous here.

Apt 31-1 DO NOT MOVE IN. Lived in the apartment for almost two years now and had decent experience until the new upstairs neighbor moves in. Since then having sleepless nights(and days, I have a one year old, who can't take nap during day). The round-the-clock running around, jumping on floor and moving stuff at early morning/late night hours by the upstairs family has been very haunting experience. Had to make 911 calls couple of times as the family above were being very abusive and intimidating. I have lived in 4 different states in similar properties, but never had to deal with such unruly neighbors. The wooden floors don't help at all. Leasing office was only sympathetic to the problem but no solution. Now moving out the unit on my own expense as can't traumatize family anymore. Also been asked to pay lease breakage(sums upto $5k). THINK TWICE-FOUR-10 TIMES BEFORE YOU MOVE IN THIS UNIT.

Horrible management, instead of fixing the issues in my apartment (which is their responsibility) they are trying to pin the problems on me by saying I cause the issues and that I need to fix it when I could not have done so. Instead of doing their job they are want me to take care of it... the board of health will have to solve it if no one else does !!

The apartment itself is ok, the problem is the common areas. They charge for parking and have no cameras or any security, we have a lot of problems with damage cars and things stolen inside the cars. The laundry service is terrible. Machine never works. I made a service request yesterday on the portal and received a massage saying that was complete. I just came from the laundry room and the 2 washer machine are still broken. I pay the locker service (yes, they charge for that) and I already had 2 packages missing. I contacted the office and the locker company and didn't have any answer, thanks to Amazon for the refund. Anyway, the rent is overpriced and we have no service or support.

Don't even waste time looking into this place. The "scheduling specialist" Lisa contacted me about setting up an appointment for a tour after I had already received email confirmation for one. Then, the day of the tour another "scheduling specialist" texted asking if I would like to set up a tour. I took time off work for an appointment and less than an hour before was asked once again if I would like to book a tour. I'm not sure if there is a language barrier or perhaps just a reading comprehension problem from the people that work for Royal Crest, but I can guarantee you it is simply not worth your time or effort to look into them. Wildly unprofessional and frustratingly dull employees.

Decent size apartment and cost for the area. We weren't happy with constantly having to deal with cockroaches. I lived here a few years ago prior to buying my house and I had an okay experience. It's definitely the most budget-friendly option in Marlborough after shopping around (especially at the time, hot water and heat were included and I love free heat!!). The laundry situation brings down the rating a whole star - only two washer and dryers for the two attached buildings and half the time the machines were broken and it was a hassle to try and get the money back for reimbursement. Also, security that everyone pays extra money for each month is never there. I think I saw the security guard there maybe once or twice a week. Didn't even check to make sure I had a resident sticker. Great value though for the price you're paying! Don't regret living here.

In general it's a nice place to live, when you actually get the lease signed by Royal Crest(RC). I would put 4-5 starts if not one thing described below. After working with RC Marlboro management we got our first lease. We signed it and asked RC Management to sign - and they didn't do that right away, that's their process. Later we were told by RC Management that they sign the lease any time before the day you actually move in. So, we planned the move, date, arranged movers, etc... Then in a day or two we got a call from RC Marlboro where they said "Current apartment owners refuse to move-out. you lease is not working anymore. Good bye." That's it. It does not make any sense to me, since in their lease it's clearly written "If you are moving out, you must give your written notice 2 months before the move-out date". So they must have received that notice from current (at that time) apartment lessees. But even more frustrating thing was that they didn't give us any alternatives. Didn't call back as all. They just said "bye". So we had to call them back and push for alternatives and then deal with planning new move date (not a pleasure). Interestingly, when I posted similar review in their Move-in survey, I was contacted by their high rank manager. But after I explained everything, I was told something like "Our stuff didn't do anything wrong". To whoever reads this review: be ready for this situation and get the RC Management sign the lease right away, or ask for date when it will be signed in written, so you have something. Or look for something else.

Management has changed!!!!!! I recently experienced great relief when they got rid of the former office staff and replaced them with caring, hardworking individuals who have your well being in mind. When I first moved in I had the worst experience I had ever had at an apartment...maybe even worse than some listed here already....so when I had to call the office for an issue I had from when I first moved in, I was ready for a fight (because that's what I had been used to!) Instead, I got Sam on the phone. He was understanding, hardworking and took care of my needs. I never expected resolutions to my problems so quickly and efficiently because they had never been before. I feel so much more at ease and comfortable in my home because I know they are on my side.

Staff is friendly and helpful as much as possible but most maintenance projects take way too long. The most recent example is when my building was scheduled for new wall paper, carpeting and painting. The project started in July 2018. It is now Thanksgiving and it still is not done. I appreciate the work, however, it needs to be completed in a much more timely manner. Carpeting was pulled up for months before new carpeting was later down. Old wall paper was removed and it was months before it was replaced. The painting is still not complete. Thank you for taking these comments into consideration.
