I feel very disappointed and disrespected. Upon arrive (arrived earlier than said time) we were greeting by another agent whom was extremely pleasant because original agent was helping another family which was understandable. She also text me to let me know the apartment was unavailable at the moment to view and I asked if we could see another model in the meantime which she was fine with. However, original agent knew we were originally there for a three bedroom and were highly interested and she went ahead and rented the apartment on us anyway. But, she did not acknowledge us nor apologize for any confusion so I felt very disrespected and disappointed in the treatment of your agent.

Been here a couple weeks. All been great, extensive property and extremely dog friendly. They're allowed everywhere. UPDATE: DROPPED FROM 5 TO 3 STARS All is pretty good but why on earth do I pay so much in fees, literally nickel & diming you for $0.60 for pest removal (BTW I've had a cricket & a lot of yellow jackets in my apartment and was told to spray home defense) and then if you're 1 day - 1 day late it's $50!!!! Are you kidding me? - and when you call, you get patched through to Denver and they go "according to RI law this is a substantiated fee" - OK well according to human decency you're a jerk. Here is your payment. Thieves. UPDATE DROPPED FROM 3 TO 1. They went into my apartment while I was still paying rent (before EOM) and mostly moved out. I went back to grab my duffel bag, rugs, vacuum and clean out the apartment. I did that and took all of my stuff. I WAS THEN CHARGED FOR "LEAVING" ITEMS THAT I CURRENTLY HAVE IN MY POSSESSION. How can I have left something that I am in possession of? Again - "according to our policy these fees are valid." You are just so pleasant to deal with.

The place is pet friendly but you will see dog waste is not picked up by pet owners, no convincing steps taken by authorities. You have to be careful when walking on sidewalk or on grass.

My uncle was approved for an apt. that was not available yet at the time of approval. We were unable to view the apartment at that time They required a $700+ holding fee. He was never informed that this fee is non refundable. He found an apartment closer to where he wanted to live. When he told Royal Crest he was not taking the apartment they said they could not refund the holding fee. What a scam. They're keeping his money for no reason it's not like they lost a tenant because the apartment was not available for rent yet because the current tenants hadnt moved out.

These apartments are old, outdated and extremely overpriced for the condition of the buildings and it's obvious that this company is not maintaining the property. Upon entering the property, the landscaping is nonexistent. Any reviews stating that the landscaping is "beautiful" is just false. From the ceilings and floors to the peeling wallpaper -- the hallways and common areas of the buildings are neglected and unkept. For the conditions of this place, rent should be 1/2 the market rate.

Absolutely impossible to get anyone on the phone. I schedule a tour two weeks out in person to the told it's video chat who wants to sign the lease for a place that can't even see in person.

I lived here for three years. In my time here, me and my boyfriend has had two motorcycles stolen from the "safe" community. That equals $20,000 + stolen while living here. And you'd think there were cameras to make you safe. You would be wrong! There are no cameras so there was no way of seeing who took the motorcycle or when it we taken. The most management could do was a sorry. And this was the second theft. We paid a very high rent that was for the community and the safety and thr amenities. As for the apartment themselves there is a lot of issues. We moved into a one bedroom with a kitchen that had not been updated and the appliances were very old. The stove was a dial and no screen. Our dishwasher wasn't working and it was replaced with one that was older. The laundry room in both buildings we lived in were terrible. There was almost always a washer it dryer out of service and they smelled so bad. There was mold in the machines and poop at one point and on top of all that the machines are expensive. Cards for the laundry would stop working and the money would be stuck in it. Also if people are not respectful of garbage or sewer or laundry, you will be charged more. You get punished for someone else's actions. Save your money and belongings/valuables and rent somewhere else.

My girlfriend and I lived at Royal Crest for about a year. We moved out in January of 2016, even though our lease was not up until February because we hated it that much. Initially, we thought we were going to love living at Royal Crest. However, it could have not been more opposite. The pool, which seemed like it would be a great amenity in the summer, turned out to be very dirty. Not sure if they even cleaned it once all summer. Now, in terms of the actual apartment, I don't know where to begin. It is basically like living in a dorm in college all over again. We were on the first floor and could hear EVERYTHING from our upstairs neighbor. They do not warn you when other people in your building have pets, so we heard dogs barking at all hours of the night keeping us awake. If you do live in an apartment with pets, the outside grass will most likely be FILLED with dog poop because people do not clean up after their pets. Laundry is $2 a load and there are only 2 washers which are always full. Also, the trash and laundry are in the same room so anytime you want to do laundry it smells disgusting. The trash being inside also attracts tons of flies and even after contacting maintenance they did nothing about it. We also made the mistake of not checking to see if we had cell phone service before signing a lease. There is absolutely no service on the entire campus of Royal Crest and you cannot receive or make calls once in your apartment. It also costs $10/month per car to park in a parking spot, even though there are an abundance of parking spaces at each apartment building (and then they have "premiere parking" which is just the spot closest to the door and is another $20/month. People in our building were very inconsiderate and just let doors slam in the hallway no matter what time of night it was. In conclusion, if you want to live in a dorm again, be surrounded by loud neighbors, dirty outside areas, swim in a dirty pool, and be charged hidden fees every month when rent is due, make sure to live at Royal Crest! My girlfriend and I will never be back.

We've lived in two apartments here, both had black toxic mold, and we had to have both tested ourselves because Royal Crest refused to pay for the testing. After asking them repeatedly to test and repair a hole in the ceiling in the bathroom that looked like there had been a leak there and we were rightfully concerned (my roommate has severe health issues, including severe respiratory issues, and her 90 year old father with failing health lives with us) and not hearing back from them, we withheld half a months rent and now they are taking us to court to evict us. That's when we had the ceiling tested and found stachybotris and chaetomium molds (both toxic molds), plus many other residents we know of complain of mold smell and the like. DON'T MOVE HERE!!! Astronomical rent and they don't care about the health and safety of the residents!!!

Nothings like pictures its so dirty and overpriced as a home builder this place is so hacked and out of date no laundry in unit laundry room is so small and dirty, not to mention the dryer on low has ruined about 160$ in blankets& this is very over priced i would not stay here again i cant wait to leave and get my house!!!!

Don't move here, this is the epitome of a profit-seeking first landlord that will do nothing but take advantage of its tenants in the pursuit of maximizing margins. Several examples of this are going to be presented. First, the rent price prices portrayed do not represent the actual price the tenant will be paying. I left in May 2024, and we paid $45 per month per pet, $18 per parking spot, and additional variable rate costs associated with water, trash, "other fees", sewer, pest control, gas, and energy conservation fees. These variable rate utilities amounted to approximately an additional $200 a month, and were unavoidable as I presume they accounted for costs associated with operations within the building itself, NOT with your actual abode. There are addition fees incurred from doing laundry on the premises, being $2.35 for wash and $2.35 for dry. You would assume these to be high quality wash-drying machines, but they are not and are never maintained. Expect to cover electricity, as well as WIFI yourself. So to summarize the costs, we were paying on average $2100 to Royal Crest, and then an additional $100-$150 for electricity and WIFI, far above the advertised price to where I would tell any prospective tenant to pursue more luxurious options at that price as the condition of these older apartment units are not good. You'll find wall paper coming off the walls, mold in every window, "landlord's delight" painting over every surface, it is a joke. They may try to sell you with amenities such as the outdoor areas, the gym, and the pool. The pool is seldom open, the gym is merely a wall of treadmills and a couple of machines, and the outdoor areas are not taken care of. A bridge had actually collapsed at the property, near an overlook of the pond, which could have severely injured somebody, but ALSO this bridge was been closed off for well over a year since this happened and there still appears to be no concerted effort to fix it. They may also sell you on property security, which a prospective tenant can judge for themselves but there are no cameras/security systems in place besides smart locks and cameras at the community center. There are other google reviews which present that they have experienced some kind of threat or harm on the property. Finally, when a tenant makes the wise decision to find better living elsewhere for a more affordable price, the management issues you a move out guide which the tenant is to observe. On there it goes into deep instructions on how the apartment is to be presented upon moving out, as well as what to leave behind. I had followed these rules to a point, and had left the apartment in BETTER condition than what I had come to. But this is a corrupt company at the end of the day, they have issued a statement saying that I owe them $20, part of what they charged is another slew of those unavoidable utilities as stated earlier, AS WELL AS a $125 cleaning fee. I called the property management, and the help on the phone stated that this is a required fee maybe 5 times in 5 minutes, as I was reading to her exactly the guidelines presented to me. I have issued a formal complaint to the state of Rhode Island, and I suggest any other tenant that has been slighted by AIR Communities to do so as well. This is a "community" that had signed us on at about "$1500" (+unadvertised costs of about $250) in 2020 all the way to their offer to us which prompted our move of $2273 (+ however much they wanted to charge us for shared utilities). AVOID AT ALL COSTS, it's impressive how many people they have pushed away from their complex and I really hope this puts a permanent dent in their bottom line. They are part of the issue with affordable housing in this state.

Most of my issues are covered in Juliana Odisi's post. But another thing is that they charge pest control, when it obviously doesn't do anything to keep insects out of the apartment. I'm okay with spiders every now and then, but I found a stink bug crawling on me twice. Also, they replied to her post saying that a large amount of these issues could be fixed with maintenance. Sure buddy, only if you want to renovate the kitchen, redo the plumbing, buy another washer, even out all the hard wood floors (there's random bumps everywhere), stop throwing garbage on the lawn, and update the heating. Also, my walls are starting to crack, and I bet that they are going to try and charge me for the poor construction.

AVOID PLACE AT ALL COSTS LEAVING IS A NIGHTMARE. Place needs to be investigated big time. Horrible management constantly charging "fees" to accounts that can never be actually explained. You will find peeling wall paper. Mold and landlord special paint all over. Hallways look like a shut down 70s casino. They do not upkeep the property at all but will raise your rent and say "market rate sorry". Don't live in the market rate we lived in horrible conditions. Had the salt tested by a verified lab in the area. They were not using dog safe salt. And sent me a safety sheet from 5 years prior not updated what so ever. DO NOT GO HERE!!! Utilities make no sense I was out of the house the last month on the lease but somehow paid more than I ever did occupying the house? Leaving and clearing this place was a sick joke. Had a PROFESSIONAL CLEANER COME certified business etc. Still tried to charge me for cleaning. Make sure you video EVERYTHING if you have to move in. They charged me for drywall holes being patched. When I moved in and noted I might add to them, their horrible job patching previous holes themselves. Yet somehow they managed to sneak that In to charge me. Poor lighting all through the property. I brought up a crappy small speed limit sign in the dark doesn't help show anyone anything. Never did they replace it. They lied to BBB saying they have proper lighting. They don't. Proper signs. They never fixed. Everyone smokes weed in this place. Everyone. All they'll tell you is "well call the cops/we can't do anything". Not even be proactive during the times the smell is being reported. Just say "I went during day it didn't smell at all" but I'm reporting it at 7pm/8pm at night. How does going during the day help? Horrible horrible horrible company and management please please don't make the mistake of coming here. AVOID AT ALL COSTS!

Hidden costs - nothing is included in rent. Even parking costs you $10/car/month Parking is always a problem even though you have to pay to park. * Initial low rent to hook you up. Then it jumps to "market value" - whatever that means. But it's a couple of hundred bucks higher than your first rent. Goes up on a yearly basis * Washers are common, and of terrible quality. A 30min 'high efficiency' cycle means clothes barely get wet before it's over. And that costs you $4 per load. Also the dryers never work so you have to dry your clothes more than once!!!!! * Buildings are in bad shape. You can hear everything the person above you is doing or hear the person next apartment over from you snoring..... * Cleanliness is questionable. * Dogs are everywhere, and they stink. There are no pet-free buildings. * They dont tell you that you have to pay for water, sewer, heat, trash removal, pest control and other stuff. Kids run around the grounds unsupervised and will scream right next to peoples windows on the first floor, no matter the time of day The apartment ceilings peel and crack, the appliances and fixtures are old. When you go to move out the charge you about 2 months worth of gas bills and say it is back dated but don't remember charging you when you first moved in... There is a charge to bring guests to the pool, $5 per person, per day. They do not tell you this when you go to see the place, or when you sign the lease. They also nickel & dime you with a extra bill for everything else & to add insult to injury the charge YOU the fee for the company that figures out the extras!! Oh and get this, when you move out, you have to professionally have the carpets shampooed. Really? Why? When I move out i plan to leave the apartment in the best condition but a tenant shouldn't be responsible for professionally cleaning the carpets. A tenant is just renting. Royal Crest or Aimco the owners of the complex, seem to put many charges on the tenants as if the tenants bought or own the units. That is very unfair. This is Rhode Island. Not NY, Not CT. The apartment quality doesn't compare to anything luxurious so why all the charges. Looks like another case of corporate greed in my opinion. These are just some of the issues--- DO NOT RENT HERE!!!!!!! GO ELSEWHERE!!!!!!

My fiance and I moved into Royal Crest in 2020. This is an old, dilapidated apartment. In our time there we experienced mice, seed bugs, wall paper peeling, leaking, mold, etc. The appliances are outdated and it's overall just a subpar place to live. The fees on top of the rent payments are outrageous. We'd pay on average an extra 200+ per month not including electricity and internet for an already overpriced unit. There isn't much upkeep except for the landscaping and the bridges are NOT safe to walk on. One collapsed and hasn't been fixed for like a year. No regular spraying for pests which is a problem when your trash drop is in inside in a room that is never cleaned. The laundry is expensive and not once in our 3+ years there were the machines ever cleaned. The only upside to this place is the mail room (if the employees actually provide you the code for you to receive your package when they're locked up). On multiple occasions I had to call or go in during their working hours because my items were locked in the room but I wasn't provided access. Now that we're issuing formal complaints about these facilities, my fiance and I realized that we were offered different lease renewal terms which is so scammy. I was offered 3 different renewal offers between January and the end of February. My fiance was not offered any of these same terms even though we have the same lease agreement. This has genuinely been the worst place I've ever lived and would not advise anyone to move here. When we were moving out we saw TONS of other people leaving because this place is just horrible and overpriced.

By the look of the apartment complex, one would think it is luxurious and eco-friendly but it is not. They simply fool by the appearance of the complex but when you commit to leasing you get to know inside problems. When you pay a visit to the apartments, they suggest you look at the gym, pool and game room, giving more importance to materialistic things but do not care about the convenience of the family stay. Apartments were old as well, they hide with new paint and greenery. Appearance aside, management is least bothered to address your issues. Service requests will be delivered promptly but at a price. I had an issue with the water leaking from the ceiling right above the bed in the large bedroom, service guy said it is due to water accumulating between the sheets and would be dried off, however, we saw the same issue after two weeks when there is bright sun for almost two weeks, this time they came up with a solution to poke a hole in the ceiling and drop a bucket beneath it. How inconvenient is to have a laundry bucket of the complex right in our bedroom with no followup to remove after the incident. I have to call them back to have it removed. Then we had the same issue right in the middle of the night, this time we got more pissed about the water falling over the daughter directly, they did a thorough inspection and found it is the upper tenants AC which was leaking water into the floor, for which they need to repair the ceiling and spray the chemicals in our bedroom without any consent from us. They were so many issues with the management in regards to the hidden fees at the time of move-out and in the utility fees. I laugh at the monthly rent which includes 1400 for a basic two-bedroom rent with additional 400$ in utilities. Even though we didn't use the heater, it would show at least 100$ every month and miscellaneous fees for garbage, sewer, and whatever shit. To conclude, if you are rich to pay the peeves, this is the apartment for you, else go search elsewhere.

The only reason I gave it one star is because I couldn't give it no stars! If it was up to me I'd give this place negative stars. I've lived here for six months and I can't wait until my lease is up. Garbage is kept inside the building in the laundry room so buildings always smell like a landfill. It's taken out daily and put on the corner to be collected but bags end up broken and trash ends up all over the grounds. Tenants hoard trash and make hallways wreak. Rent includes NOTHING but complex doesn't include that detail when you sign the lease. Additional charges are parking, water, sewer, trash removal, maintenance, pest control, and fee to bill. AND grounds usually are unkept; grass is not cut, tree limbs are scattered everywhere, snow removal is poor, and garbage is usually scattered outside building. Laundry cards eat your money... and facilities management does not manage cards. Need to deal with outside vendor. Two washers and two dryers for 24 units per building. I would NOT live here. LOOK ELSEWHERE!!!!!!!

Don't waste your money .They do nothing about anything around here .Sure the grounds are very well kept.The hall ways are dirty and outdated.Everytime it snows the walk ways are full of ice called twice about it have to be nasty just to get the point across.Its been snowing since 6 am it's 12:30 and no one has cleaned the walkway.Two of the dryers in the wash room have been broken for a long time so our two buildings have one dryer. Now they want to raise our rent 400.00 more dollars a month th so be careful if you come here to look at it.

Where to begin... The maintenance services are a joke. Simple repairs take days, I've personally been waiting for weeks to have my doorbell fixed, and the washer and dryers frequently break down and take days to repair as well (despite outrageously high prices to use them.) The management practices are equally laughable, I had an upstairs neighbor consistently come home past midnight making all kinds of loud noises, the managements response was to tell me to wait until the tenant moved out. Snow removal rarely gets the job done in a timely manner, and management even requests tenants help for snow removal (despite paying for the service.) The pricing is absurd, and they only raise the price the longer you have been here. I would recommend seeking out any other housing option before this one. Overly price, In the last 3 years our rent has increased by more than $500 dollars in the same apartment. Grounds are nice but that's about it, the halls are dirty...laundry room is always dirty, the people in the main office doesn't care about any concerns you have after you sign the lease, they direct us to the corporate and corporate directs us to the main office. I see people move left and right from the apartments, right now there's more than 30 apartments empty because they increase the rent so much they can't keep anyone, also if you compare the price of rent to similar places Royal Crest prices are outrages. I wouldn't mind paying the money if the service was worth it but it's not worth it. we barely have any hot water because they control every thing, sometimes the sink water is little drops and we can't even wash our dishes, I've complain about this multiple times and still have the same issue, our back door doesn't close and the stairs are falling apart and it's been like that for 2 years. They only treat you nice till you sign the lease once you sign the lease you are screw because they won't do anything for you, even if you try to negotiate price because they increase the rent for over $400 in one year they will only lower for $40 dollars, it's ridiculous. Not sure if that's even legal but we're looking in to this matter. Also the pool is barely open, they always have an excuse, 1st was due to covid, then last year they said something was wrong with the water, we had the pool open for a few weeks if so.... The tennis court is locked (I don't know why) no one can use it, and the basketball court is not even a basket ball court, it's just a small place with a Hoop near the water so once you are playing the ball falls to the water so no point on even trying to play. (You will lose your ball, trust me) If you are looking to rent here don't go by the pictures or how well you are being treated, I suggest you look around.

Been here 3yrs paid rent on time. They moved a woman and child above us. Extremly noisy and inconsiderate. Multiple complaints to the office they refuse to do anything about it. We are moving to much money for way to many rules and loss of freedoms. there are to many other places for that kind of money.

Since the reviews written where so long ago, I do not think the proper review has been written with accuracy. This place is extremely expensive. For a 1-bedroom I pay over $1000 a month. Royal Crest also prorates your water, gas for heating water, garbage (which is always overflowing). They also charge $10 for parking so your total rent is $50-60 extra. It has had numerous car break-ins. All 4 tires taken off cars in the middle of the night. Lighting is poor. Parking is horrible if you work late. Laundry....there are only 2 washers for entire building. $2.00 per use. Many tenants have moved out and large families have taken over. Noisy. Slamming doors. People do laundry late at night. You hear dogs barking constantly. And be careful if your unable to pay your rent on time..... The last time I needed a maintanence person come in - which they are quick about... for backing up water pipe system. Building are getting older and will need huge overhaul of plumbing!!! Ants - had to have unit sprayed. I hate moving but after a year of very unhappy living here... I am looking forward to moving very soon. 🙂 Good things here - pool is nice. Close to highway. Cons: Parking, Lighting, Security, dogs, smoking, laundry, garbage, gym is gross. RENT IS VERY HIGH. And they come after you for extras... coming and going. Keep looking.

I have lived here for several years. My lease is up and they offered me a new lease that is $300 more than last year. Since times are tough right now I asked if there was ANYTHING they could do. I was told this is the market value now. Thanks for the help. For someone who has called this place home, this is a huge slap in face. With the $300 increase my rent is now OVER $2200 a month. I understand prices increase but this is ridiculous. Completely unaffordable and not worth it. They act like they care about the community here but they don't . If your late on a payment they immediately threaten you with legal action instead of being understanding and trying to help. Long story short is if you are in tough financial situation they will not give you any support. It doesn't matter how long you have been a tenant they will just kick you to the curb. I would recommend you don't give them your money and try somewhere else.

this is one of the worst complex we saw thier garbage and sewer charge is a rip off apartments are very out dated and in very poor condition hallway smell very musky ,carpets should be replaced kitchens are very old,need new cabinets , flooring for the amount they want to charge in rent Good luck ,they are crazy don't waste your time

I must echo the complaints of a prior comment made by Sai V because I completely agree with everything he said. I actually believe Royal Crest is a COMPLETE SCAM. There are hundreds of dollars worth of hidden fees, and they lied to my boyfriend and I about how much this would actually impact monthly rent. The leasing office acts as if they are there for you, but they are completely fake. When you go on a tour, like Sai V said, they show you the gym and game room (which was being worked on half the time we stayed there so we couldn't even use it) - and it seems like a great place. However once you move in you realize it is extremely depressing, you are isolated from the world and there are so many empty apartments. It costs $5 to do one load of laundry, and there are only a few machines for each building. To make this even more frustrating, the machines barely work so you have to actually spend another $2.50 on a second drying cycle or your clothes will be damp. There are constantly broken pipes so the water doesn't work sometimes, and the buildings smell terrible bc of the trash. These were the least of my worries though considering the HORRIBLE hidden fees- as if the rent itself wasn't already a joke because it is so high. I was completely new to the area and I was literally tricked by the leasing office into thinking that I should apply for a larger apartment than I had originally planned to. I was definitely naïve and should have realized that they were using this as a sales move, but I trusted the leasing office because they seemed to be helpful toward the fact that I am young (I am 22) so they made it seem like a great deal without explaining any of the insane hidden fees. I also trusted the leasing office to be caring toward my situation when I voiced my wishes to move out due to the high rent and current health issues. Josh the manager acted like he would be so helpful, once again stating how we were "so young" and that he would help us, but he screwed us over and my boyfriend had to go to court! While he acted so nice at the leasing office, his personality suddenly changed and my boyfriend said that he was a completely different person in court and in front of the lawyer. FAKE! I couldn't go to court because I was watching a newborn and so Josh made my boyfriend drive to the house I was at so that I could sign more forms with a baby in my arms because they said if we didn't agree to their ridiculous payment plan we would be kicked out immediately. Even though every penny I had already went to Royal Crest, we now have to pay for court fees along with the thousands of dollars we have to pay for the buyout fee. I also realized when I moved there that there are many, many empty apartments because so many people come and go- then Royal Crest makes money with the buyout fees that people are forced to pay. They knew that I was facing health issues and could not even pay for gas to get to work, but they demanded the money from me nonetheless after promising to help us. They also lied and said our check bounced when it did not, they are con artists and lie all the time about everything- they are now trying to make us pay for a cleaning fee when we cleaned the whole apartment- I even took pictures because I know how shady they are!!! Read further in the reviews and see that they have lied in the past before to make money. Extremely terrible place and I understand why so many of the apartments are empty. DO NOT LIVE HERE ever, they completely took advantage of our situation, our struggle, and how young we were, which is downright wrong. I am now living somewhere that is half the rent of Royal Crest and the management company is excellent, responding to all my requests, and we have had no trouble at all, with an even nicer apartment that is closer to my work and the city.

I have lived here since July 2020. Being new to RI, I chose this community because safety was a priority and I did not know the area. I do feel that Royal Crest is a safe community. The staff is very friendly. However, my "positives" stop there. I pay good money for this apartment because I care about the amenities that it provides (the gym, the in-building laundry, the updated appliances). The gym is useless unless the only working out you do is walking on a treadmill. Since my first month here, my brand new oven has been broken. We had the service team come out three times to fix it and it still has a light that is always on saying that the burners are hot. An obvious safety concern. The floors are literally stuck onto concrete and easily peel up accidentally all the time. Our shower tiles are caving into the wall and there is visible mold, but Royal Crest's answer is to add more grout. The laundry machines are constantly broken. Between 24 units (with an average of 2 residents each-- 48 people), there are two laundry machines and two driers. In the year and a half that I have lived here, there has not been a single time where every machine is functioning. Even if they do not read "out of order," they leave your clothes smelling horrible, still damp, or destroyed. Every time I put in a service request, I'm told it must be user error. By the way, each load costs $2.25, so expect to pay at least $10 a week to get your laundry done, if you're lucky. On top of this, the walls are paper-thin with no studs. You can hear your neighbors' conversations and forget about mounting a TV on the wall. The place looked nice from the outside, particularly when I "toured" virtually during Covid shutdowns, but do not be fooled. This place is NOT worth the money.

This place only looks good from the outside, And the amenities other than that stay away from this place, rent is outrageous they charge you extra hidden fees for every single thing such as parking, cleaning services, laundry etc. The so called laundry is 2 washers and 3 dryers for 2 buildings. They are constantly out of order or in used. The laundry area is also the trash area, they DONT recycle at all and the trash/laundry area is filthy and never cleaned. Also the stairs and hall ways in the building are super dirty, the rugs are from like 1950's and are also stained everywhere, they smell like mold and that's just how the apartments are inside too. The appliances are outdated, and if one of your appliances break they replace it with another used old appliances from another empty apartment. The outside grounds have mushrooms all over so watch out for your dogs eating that. Also during fall season they never picked up the leaves, took them till Christmas to pick up, they only took care of the leaves around the office leasing area which is probable the only area they have nice to get future residents to rent here. Once you become a resident you are pretty much screw, my rent went from $1495 to $2300 in 4 years in the same apartment. Every time you have to renew your lease they increase your rent by $400 dollars. I had a 2 year lease. Another point I want to mention they never give back the deposit money no matter how nice you leave the apartment, so don't waste your time making it to their standards because the leasing manager makes his own standard and he's not nice about it. In the summer time they delay the day of opening the pool as much as they can, and they close the pool as soon as they can. The game room also has many things broken so you can't really play in there. The pool table doesn't have pool sticks so bring your own. The grounds there around the pool have 2 grills but no gas, also no trash cans so you have no place for trash so make sure you bring your own trash bags everywhere. The basketball court is not really a court because you would lose your ball to the little River there also very dangerous for a child because they can fall by accident trying to find the ball, the tennis court is now a made up doggie place that's always locked up, so not sure what it really is at the moment. Overall the only decent place is the leasing office and the small gym, other than that the place needs a lot of help, it needs a major upgrade in the entire buildings starting from the moldy rugs and fake paper walls that are from 1900's, following they should upgrade the old cabinets and beat up furnitures and lastly change the horrible staff from the leasing office, the only nice person from this location is Mark the maintance guy! Everyone else is entitled and they're only here for your money!!! Stay away you will thank me later! I will be adding pics to show what I mean. Thanks for reading!

Although they make these apartments look nice from the outside you should look closer and see all the holes near the third floors that the animals like to live in. You should also take a look at the inside where they neglect fixing things the rite way because they are understaffed. Believe me the grounds are beautiful and I love to walk them and the office is really nice because that's where they spent all of our money but all the internal problems get micky moused. Be careful because they will give you a cheap rental rate once you move in but I can guarantee it will be raised drastically every year. once you get in they will not let you out very easily and will use most of your deposit to clean and paint even if its not needed. Management staff cares more about bringing new people in and making money the helping the current residents even if they have been here longer than them. If you parked in an empty unoccupied reserved spot they will harass you and threaten to have you towed but once you purchase that spot they will not go out of there way to make sure it is plowed or other people don't park in it. If you don't have a reserved spot good luck finding a place to park even though you pay 10 dollars for it. Also be prepared to pay for sewer,water, trash, pest control , convenience fees, base energy, gas , electric, and of course don't forget your parking. I strongly suggest to look some other place to live . Trust me I am not a disgruntled resident, I have lived her for a while.

Not worth it there are lot apartments and houses near this place which has all the features and facilities and no hidden fees and charges, There is a lady in leasing office who is totally rude and ignorant I believe she thinks all the tenants live here worth nothing. They charge you literally for everything I mean it my rent was 1405 and I ended up paying 1575-1625 average excluding electric cables all others. Scammers displaying lot of nice pictures in their website and you will be see no similarities. They charged me almost 1000 dollars when I moved out and the funny things is wall damage -100, electric bulb 3 for 30, bulk remover 75 plus cleaning fee 175. I am so glad I finally moved out and now renting double sized of my previous place only for 995. Stay away not worth it. I sent the bill to my attorney to review the charges they put against me and we took pictures and videos on everything we left in the house. Please stay away don't get fooled by their pictures

This place is not good. Stay away if possible. The rent constantly went up and they found new ways to charge people out of nowhere. I had to pay to have an electric lock on my door, which was not asked for. There was a monthly fee for that lock, which showed up 6 months after the lock was installed without any warning. In the middle of the lease they increased parking fees. They constantly messed up the rent numbers and tried to charge more than we should have been. They are charging way too much, claiming market rate when certain apartments don't have dishwasher and laundry is always broken.

Not worth the price. Was nice for a few months but then the flaws start to become apparent. The apartment itself appears nice at first but it's only because of the newer floors, you start to notice the shoddy fixes throughout. They avoid whatever repairs they can, most of the property is in need of an update except the stuff shown on the website. Trash pickup is ridiculous, instead of a dumpster they throw it on the sidewalk and you get to walk through it every single day of the week. Some days it sits there all day. The worst part is definitely the noise though, if you aren't a city person I would look elsewhere. Pretty much any location on the property is within earshot of constant traffic from RT117 or I-95 and the area is in a direct flight path, you will hear planes like every 30 min all day/night. Mgmt doesn't care about residents, they just ignore your emails and give you excuses, they even scheduled all night excavation within 100 feet of my bedroom on a worknight. They will make promises but never actually follow.

This place is beautiful and I love been living here.But the manager name Josh is terrible. He is the meanest person I have ever seen. When the move out inspection he said we did decent job on cleaning but not to his standards.so we were forced to pay for over $100 for cleaning. We have been clean the apartment for two days. If u still like rent apartment over there please remember don't need to clean when u move out because you still have to pay cleaning packages if left one dust.

I moved here in a hurry and after striking out with many apartment complexes, I settled on Royal Crest. My leasing agent was very friendly, which made the blow of the astronomical rent a little easier. I figured I could live here for a year, then reevaluate. After a year, I had to move out because the cost of living there became unaffordable for one person. The buildings itself are not well kept; the carpets in the entryway are old and dirty, the railings going up the stairs are janky, and for a few months, the front door never actually locked. There are two washers and three dryers for both sides of the building and unfortunately, you're at the mercy of the other tenants to be respectful and change out their laundry in a timely manner (which rarely happens). The unit itself was fine, but not worth the price of rent. The balconies are uncovered and the railing is incredibly unsafe. For being a smoke free community, my new neighbor was chiefing a cigarette off his balcony everyday. The gym was fine, but again, it comes down to the other tenants being respectful and cleaning the equipment after using. Lastly, and most importantly, they claim these are market rates, but they are greatly mistaken. The apartments are not nice enough to charge that much, but what really gets me is that they charge $18 for parking.. in an open parking lot! The pet fee is pretty standard across all apartments, but they are not strict about the breed restriction by any means, and many pet owners do not pick up after their pet. The royal crest served its purpose for a year, but I wouldn't recommend it to anymore unless you love spending your money on subpar living.

Stay away. This place is overpriced for what you get, and the fees are ridiculous and insulting. Worst of all, while the grounds and clubhouse make the complex look luxurious, the residential buildings are old and mildewy with terrible smells in the common areas. I literally held my breath every time I had to use the combined laundry/garbage room. As for the fees, you literally get nickel-and-dimed for everything: You'll pay $10-15 for each parking space, plus gas, sewer, water, pest control, and trash on top of your other utilities. NOTE: These are calculated based on your square footage, not your actual usage. If you have a pet, there's a nonrefundable deposit plus a sizable monthly pet fee. Upon move out, you will get hit with multiple additional fees, including three separate "service fees" for utilities. At the end of the day, this place just isn't worth the cost, and there are much nicer complexes nearby with better amenities and -- gasp -- free parking. We just rented a beautiful 2bd/2ba with a washer and dryer and fireplace in the unit, a large deck, and a garage for less than the cost of a 2bd/1.5ba and garage at Royal Crest (with no washer/dryer or fireplace and a tiny patio). Other gripes: 1. They leave the trash bags piled by the front of each building every morning, where animals rip them open and strew trash across the lawns. 2. It's supposed to be a non-smoking premises, but I saw eight different people smoking on the grounds and there are cigarette butts everywhere. 3. If you have a dog, the complex uses a very low-quality, cheap salt in the winter that is terrible for their paw pads. The only positives are a) the grounds, clubhouse and gym are great, and b) most of the people who live there are quite nice. I loved my neighbors, but I found Royal Crest a joke in terms of the overall quality and price.

Updated review: I once gave this place rave reviews. That was before management, and the property was purchased by a different company. When I first moved in the manager at that time ran a pretty tight ship. Once he left, it appeared the quality of upkeep and other services took a nose dive. Now Royal Crest is just another apartment complex no better than most others. Over priced, bad tenants, and management who isn't willing to do much when a situation arises. How are they in comparison to some other places I rented? Not better by much these days, and for what they charge for rent? I wouldn't say the quality of living there is worth what they charge.

Moving out if this place was one of the worst experiences of my life, and I've had kidney stones. Take photos, take videos, document everything. They do not intend on giving back that security deposit. They even sent us a picture of an oven that wasn't even ours to show it was dirty, but I knew better and had a photo of the actual clean oven. Never again.

I recently moved out of Royal Crest after living on a second floor two bedroom unit facing wetlands for 3.5 years. Overall it was a good experience, I'll list my pros and cons below. Pros: Betsy, Brittany, and Wayne in the leasing office were always friendly and professional. It was nice seeing all three the whole time I lived there. The spread out buildings and walking paths were much appreciated especially by my dog. It was neat seeing and hearing wildlife on the grounds: herons, egrets, turkeys, deer and the sound of spring peepers. I always felt safe at RC. Residents and dogs were quiet, I never experienced a yappy dog or loud party there ever. The indoor secure mailroom was fantastic, I never had a damaged or stolen package and I never had to worry about being home for a delivery. There was ample parking by my former building and my apartment was spacious with a balcony for plants. Aside from the laundry room, all repairs were completed quickly. Large windows and sliding glass balcony door provided great lighting. Cons: the laundry room situation is awful. There are 2 washers and 3 dryers for 24 units and at least one machine seemed to be broken or not working at full capacity almost the entire time I was there. You have to report machines to an outside vendor and they ignored my reports numerous times. It's frustrating because one of the perks or renting is not dealing with fixing things like appliances. There are no rules posted in the laundry room, so inconsiderate residents occupied machines for hours and got angry if you took their completed load out of the machine. A few residents don't pick up after their dogs, so always watch where you step. The tennis court has been out of order and locked since 2021. There are a ton of pool rules, I understand why the rules exist so I'd recommend the pool amenity to families only. People speed throughout the complex, there's one tiny speed limit sign a third of the way into RC which is not helpful because of all the ride shares and food delivery people coming and going all the time have no idea there's even a speed limit. The lease is extremely strict, you can't get out of your contract for any reason including work relocation. The cell reception is pretty bad throughout the complex, I had good WiFi calling reception in my apartment other than that you couldn't make or take calls while outside your unit and I had Verizon. Don't bother filling out any email surveys, you'll never get a response.

Overall: My wife and I stayed here for two years and were overall satisfied, but there were definitely some areas to improve. I would generally recommend living here for people in need of short-term housing, but I couldn't see or recommend anyone to stay here greater than 3 years. The rapidly-increasing cost of living, despite the extremely slow progressing improvements of the apartments makes these apartments a difficult choice. Pros: - We felt safe in the community, and our neighbors were for the most part friendly people. I cannot attest to other buildings but my building was quiet and we rarely heard our neighbors. In fact, my wife and I were probably the loudest in our apartment considering we had church members over our house often. - Apartment itself was spacious. - It's a great place to go for a walk. - The management and maintenance are generally helpful and attentive to your needs. We love Brittany! - They have two rooms for package deliveries. One is a locked room where you receive a code to your phone/email, and the other is an open room. Despite the open room, I had no issues of theft while here, and never really had trouble finding packages. - Location: Near the highway, shopping centers & restaurants, hospital/urgent care. Centreville Road can get a little busy during rush hours but it is manageable. - Never saw a roach or a mouse (but again, could vary from building to building). Cons: - Most of these cons are cost related. I understand the market is competitive and we are in difficult times for housing and renting. But what seemed a little unjustifiable was paying $2400/month in total rent & utilities for a room and building that wasn't modern or up-to-date. - In two years, our base rent went up roughly $200/month. - The apartment itself didn't feel like $2100/month; you would expect up to date appliances (dishwasher, stove, oven, fridge), cabinets, bathroom, etc. - The building itself -- staircase, wallpaper, carpet did not match the price tag. - The garbage room is tiny and gets filled quickly, and unfortunately is a closet in the laundry room. I would much, much rather throw my garbage outside at that point. - Moreover, the laundry machines finally just received an update (literally the week before we left), but even then, the machines are not state-of-the art and are a little overpriced compared to local laundromats -- $2.75 per wash, and per dry. Not to mention, during my time, one of the dryers was completely inoperable basically our entire time living here. - Gym: although large and spacious, it is lacking in modern equipment and there were numerous times things weren't functioning properly e.g., treadmills not turning on, treadmill screens do not work, exercise bike not working, etc. - Tennis Court and Basketball Court weren't usable until my last month living here. - We had a small ant problem (and mind you, we were very clean!) in the warmer months. Nothing that diatomaceous earth didn't fix.

Its a great place to live. The location is ideal, close to I-95, shopping and dining. The management team is very professional and the service team is top notch and quick with repairs. Be mindful of the extra fees. There is a $10 a month parking fee residents pay and you compete for the same parking with visitors who don't have to pay. The pet rent is $50 a month per pet. I have two dogs so I'm paying $1,200 a year on two dogs that sleep all day and don't bother anyone. The laundry room only has two washers and three dryers for one building and not everyone removes their clothes when they should. You are better off using facilities off of the complex.

I've been living at Royal Crest for about 2 1/2 years now. There are a lot of pros and cons. I hope this review is helpful for anyone considering to move here. The pros: The grounds are beautiful and very well maintained. I would say they are one of the best looking apartment communities in the state! I also like how the buildings aren't on top of one another, so there is a lot of space for parking / ground to roam. This makes it a good place for children to play. If you go to any Picerne owned property you'll find this to not be the case. Aimco (The company that owns Royal Crest) does a way better job at this. The pool area is very nice and well maintained, very sunny too. The clubhouse is nice and comes equipped with a package room which is very convenient. Also comes with a decent gym. However, they could do a way better job at cleaning it, as I've found the gym to be dirty on a few occasions. I also read a review where someone voiced a concern about men staring at women in the gym. I've only witnessed this once, where a man in jeans came into the gym. But he was ultimately saying hi to a friend that was working out. There are multiple security cameras in gym, so I can assure you, everyone is safe there. There is no law stating you can't enter the gym wearing jeans and you can't stare at anyone, so please get over yourself! There's also a community garden where you can rent out a space for free! Very unique. Also a tennis court + a half basketball court. Plenty of bike racks for children (or adults) to store their bikes too. The location is pretty great being right next to rt 95 + rt 2. However, if you like to sleep w/ your window open + the sound of the highway will annoy you, you may want to put that into consideration. The cons: They charge extra for EVERY little utility. They also didn't tell me this up front! Before I signed my lease I was told that only gas was extra and you paid it when you pay your monthly rent + you pay electric directly through Nat Grid, okay fine. When I went to pay my rent for the first time I discovered I was being charged for water, sewer, trash, PEST CONTROL?!!, and a few others. I've heard from multiple people that in RI it's illegal for a landlord to charge a tenant for water and sewer. But I'm not a lawyer. Maybe this review can shed some light on that topic. I also read a review where someone was complaining about them charging $50 if you're late on your rent. This is pretty standard, so stop complaining and just pay your rent on time.? For the cost of rent, the apartments are somewhat outdated. I think for the cost of rent there should be at least stainless steal appliances (I'm not asking for granite, lol!) But maybe the higher rent comes with being right near the highway. Trying to get maintenance to do anything is a big to do. There was once incident when an old man had an accident in the hallway and there was human feces all over the stairway. When they told me they had cleaned it up, I discovered that they only wiped it and didn't shampoo the carpet or any form of disinfecting. There was still feces left on the stairs. I called them twice about it, nothing. Then I finally went to the leasing office and talked to the community manager at the time. While I was talking to him he had a smirk on his face as if he thought it was FUNNY. He also told me it wasn't made a priority because they don't classify human feces out in the open an emergency. WHAT??! I think the health department would disagree with that one. It basically took about a week and a half for them to properly clean it up. Pathetic. I got close w/ my neighbor who's lived here for 22 yrs. She said that RC used to be a true luxury community back when it was owned by Sheraton. Now the cost of rent has risen (naturally, but yet drastically), but the quality in everything has greatly decreased, which is sad. I remember my parents would frequently drive by RC when I was a child and I used to always think it looked like the Ritz, lol. It still does on the surface, but beneath it not so much.

We lived there for 2 years and little complaints built up over time. Our biggest concerns while there were: 1. Poor plan for recycling. To the manager's credit, he did say they had attempted a few different plans for recycling. However, for the majority of our stay we had to walk down to the recycling bins and shove our recyclables into small bins. Which were locked half the time and could only be accessed through a small hole in the top. Im still not sure why these bins couldn't be placed in the trash rooms. I guess to limit people throwing trash in them? But ultimately I'm sure recycling didn't happen because it was such a hassle. 2. No Dog Park but a tennis court which I never saw used - the place allows pets which is great. And the grounds are good for walking. But they're very strict about no dogs off leash and it's tough for animals to be confined to small apartments and no areas off leash. Ultimately that's the dog owners problem. Just seems like the tennis courts are a waste of space and most people just use them to allow their dogs to run around anyway. Maybe capitalize on that need? 3. The manager is obsessed with the grounds to the point where you get constant emails in the summer if there are clothes hanging off the balcony or areas are unkempt. Just constant emails about everything in general. And kind of this grade school, tell on anyone who's breaking the rules attitude. Only the rules are things like "don't hang your wet clothes out to dry" and we're all grown adults paying quite a bit of money for these small apartments. Probably my biggest peeve is the way were treated like children. Like this was summer camp and not our homes. 4. They offer a gym! Awesome. They also do NOTHING to monitor the creepy guys who hang out in the gym and watch the women. On more than one occasion I watched guys in jeans, standing in the gym, staring at the women, and never even pretending to work out. And it's a SMALL gym so you feel the stares. I did bring it to managements attention. The guys continued to be in the gym. 5. No kids in the play room unsupervised!! They have a play room. They don't want it to be ruined by children playing... in the play room... 6. The fees. Omg every time you turn around there's an extra fee for something. So whatever you expect to pay, add $100-200 a month because I promise they'll fee you to death. And don't expect that deposit back. They'll have fees for everything when you leave. No matter how paid up you think you are. Which brings me to my final point. 7. They made us pay our final 3 days. We were ready to move out June 1st. They insisted our lease ended on June 3rd. Idk where that number came from because we moved in during the middle of the month. Anyway, you'd think theyd round it up because rent is due the first of each month. Nope. We had to pay for those 3 days and damn we PAID. They wrench every last penny out of you at the end because they can. So all in all, I'd suggest somewhere else. The place is nice - and LGBTQ friendly so points for that! - but you can find other places that are also nice and without all the unnecessary hassle. My friends moved in an apartment about 10 minutes away from us and had none of our problems. * Also, if you've stuck through to the end, read the way they respond to other comments. They don't take ownership for anything. That's always a sign of a company that puts their pride before their customers. Just advice from a former tenant.

nothing included in the rent,the building is pretty old. You will spend 400 just for the heat during cold season. Some employees in the leasing office are not helpful when asking any question,they blamed at somebody/somethingelse,although some others did good jobs. Nice gym and good location though.

Nice area with clean grounds and clubhouse but outdated apartments, very expensive and the way they bill you at the end of your lease is a hassle. Plenty of hidden fees such parking permit and convenience charge for a paper bill. They take everyone's utility usage in the building and split it towards your bill, also if someone is careless and a pipe breaks in the winter cause they let it freeze you're paying for it, they disburse that too. I lived there for a year and when it came to re lease it was too expensive. It's nice if you can afford it but they are outdated. I came to Bayside and it is more quiet, updated and cheaper. Nothing is included here. I don't know how people can live here for more than a year.
