Had my catalytic converters stolen TWICE from parking lot. Lots are not safe and non residents steal all the spaces indefinitely. Management says they will reach out, and never do. No security measures are in place.

If you would like to live with COCKROACHES, yes, this place is a great place for you. I moved in less than a week ago, I see cockroaches everywhere and I emailed, called, emailed, and called but management team doesn't seem to care that much because it's not their home. When they finally answered my email, all they said was that the Pest Control team cannot come to treat my apartment. Okay...? that's it? I need to wait until next Wednesday for them to come and until then, I just have live with cockroaches that are not result of something that I did? I wish I could just break the lease and go somewhere clean.

They are like car dealerships they smile in your face until you sign the lease then after that you will see their true color everywhere else you have at least up to the 3rd of the month to pay the rent but with them you have to pay on the 1st otherwise there's a finance charge the gym is terrible the buildings are old and full of cockroaches the ac/heat are right next to the windows so have fun listening to the noise while trying to sleep all they care about is getting your money don't live there if you have high blood pressure because they will raise it even more for you

Management does not enforce nor take care of anything. My unit: -water lines were backwards so the hot and cold nobs were switched, meaning I have been ruining my clothes and washing them in the wrong water temperature -the light switches were installed backwards -the outlets were installed upside down -the blinds are made of very cheap material and break the second you touch them -German Sheppards are taking over the community -the "dog park" gates are too wide so my small dog slips out and escapes -the "grass" at the "dog park" is astro-turf and burns the dog's paws -No one replaces the air filters, you have to make a service call every 3 months for them to replace it (should be standard maintenance) -I've asked several neighbors, the units do not come with fire place racks and they don't keep any in stock. People park in reserved parking spaces so you pay for someone else to get your spot. The snow removal is late (they hardly ever plow). They recently put recycling units IN parking spots far away from units, which is already limited, and didn't tell the community. Lack of bug-treatment in the grass on the grounds AND near the garbage areas which are ALWAYS disgusting, the trash never seems to make it to the dumpster which blocks off the entry way and invites rats. The walls are so thin, I can hear the upstairs neighbors using the bathroom AND bumping uglies. Children run all over the place, leaving their scooters and bikes in parking spots, in the road, on the sidewalk, in the grass - I've tripped over a few of them. This year, 2018, they overfilled the pool and water was overflowing into the streets...we pay for the water! In addition to the overflowing pool, after the 2-3 weeks worth of rain we have been getting (BEFORE Hurricane Florence), the sprinklers are on and are pointed at the street, so we are paying for them to water the concrete. Nice.

Last year I rented apartments from Shenandoah. I talked to malisa. After about 7 months I broke my lease. Before I I broke my lease I talk to malisa and explain my situation. She said I can do that need pay free. I paid all the fee and bills and confirm with her. I flow up few times with her and also talk. She said everything is good. You don't need to do anything you are fine. After year I have received call from collection office. They are saying I have to pay about 8k. Then I called malisa, she said don't worry I talk to management about that and they will adjust it because the apartment I left it was rented. Few days later again I received call from collection office. This time I went to leasing office and talk to malisa. She said don't pick up there phone. Management will adjust and it take little time. After few day later I have received call again from collection office and they send me email. Again I went to leasing office and talk to malisa. Now she says it's too late I can't do anything and said talk to Afrah she's in management. She can do something for you. Now both of them saying different story and telling me to pay money, otherwise it's going to affect my credit. And this was my first time taking rant. Can someone else from Shenandoah help me about it. I not happy with Malisa and Afrah service.

I wish I had read the reviews on yelp and apartment review websites before signing my lease here because unfortunately everything the bad reviews state are 100% true, especially in regards to the dishonesty of the management. I lived here for 7 months. I was drawn by its low price, good location, and an updated apartment. During my occupancy I was pretty pleased with the complex minus some minor irritants: -Thin walls and cheap construction = you can hear everything -Cheap flimsy cabinets -Kids play in the parking lot climbing on top of cars (...yes you read that right) -Having to pay $20/month for unreserved, uncovered parking -20% rent increase at the time of renewal The potential rent increase caused me to find somewhere better, however, the moveout process is where Shenandoah showed their true colors. Upon moveout day, nobody from the complex showed up to do my scheduled moveout inspection. When I went to the office to inquire where the inspector was, I was informed he wasn't in that day and I could go ahead and move out without inspection. Weary of not being present when an inspection was done, I demanded for someone to do a walkthrough in my presence before I moved out and one of the managers agreed to do the walkthrough with me. During the inspection, she commented on the excellent condition my apartment was in and how it looked as if no one had ever lived there. She then informed me the inspection would have to be done by the normal inspector upon his return, but it was of her opinion I shouldn't be charged for any repairs/touch ups and wrote that on my inspection sheet and gave me a copy. I moved out, satisfied that I would be getting my deposit back. Much to my surprise a month later I received a deposit check with $110 charge for "Miscellaneous touch up painting." This obviously conflicted with what had been communicated during my moveout inspection. I called the apartment to inquire, however, couldn't get a straight answer as to what had to be painted. I was directed to call Aimco, the community's corporate owner to get this resolved. After 3 weeks of phone calls and restating my case, I finally demanded proof as to what was painted or I would be taking the property to small claims court as I had HD Video and photos of my apartment on the day of moveout that would corroborate these touch up charges were most likely bogus. Corporate finally decided to refund the charges after the complex couldn't produce anything to back up what was painted. The management here are scheisters. If you read any review on this property, most likely it will touch on bogus charges and outrageous fees. This place is not worth the cheap rent because in the end, they will steal any savings from you at move out.

This place is awful. After applying for an apartment they used a 3rd party background check to deny us after I submitted court sealed legal paperwork that cleared the issue off my record. Second they promised an apartment and it would be ready by the 23rd for their move in special. Come to fine out the apartment wouldn't be ready due to a bed bug infestation. They don't return calls hen they promise too. They are horrid at communication. I don't recommend this to anyone. We ultimately ended up going with an offer in Fairfax Corner at Archstone. Super unprofessional.

Wow, where do i start. The worst of the worst, Stay away if you can. you will be charged for parking stickers, and god forbid if you need another one, guess what? you will be charged for it as wee. Overpriced, the apartments are old, cheap workmanship. I have never left a review on anything, but these a#@#whoLes do deserve it.

I just recently wrapped up moving out of Shenandoah Apartments so I thought I would give my thoughts on the complex. My family has been residents of this complex for almost 20 years, so we have seen all the ups and downs of the complex over the years. Shenandoah Apartments is only barely worth living in if you're looking to be close to the schools nearby, otherwise you're wasting your money and should look elsewhere. The rent is disproportionally high to what you get for your money, and they keep increasing it even higher with every renewal. Everything in this complex is run down, broken or a joke (both inside the apartment and outside). The dog park is comically small. The doors to the mail room/gym are always broken and there's tons of issues with the mailing lockers. The maintenance staff as a whole are generally useless and take forever to complete service requests, especially if you have pest issues (which there are a lot of here, unfortunately). The most annoying part of living here is dealing with the leasing office. THEY ARE ABSOLUTELY WORTHLESS. Don't bother trying to call them or leaving a message because they never answer. The only person competent at the leasing office is Melissa. Even trying to move out of my apartment was a nightmare and took forever to resolve because the leasing office is terrible at maintaining communication. I would avoid living in Shenandoah Crossing Apartment Homes like the plague!

This place is a train wreck! The management is militant and makes the community very resident unfriendly. The maintenance is understaffed and when they do finally get to your home, they will tell you that any maintenance issue is your imagination. Roaches everywhere!! Erroneous fees every month, obscure rules on use of the facilities and the parking lot is patrolled by a jerk with a tow-hook. They are the only complex that requires a monthly parking fee, your guests must have parking passes or be towed, and they charge to have guests swim at the pool with you. Run away. There are other places in the area that are reasonably priced.

In the past, I loved staying in the apartment and referred friends to stay here. But, now it is not a good place to suggest. 1) Now very frequently car wheels are stolen from the cars parked in the apartment and not much action from the apartment management. 2) The front desk guy "Chandra" is very rude and not helpful.

Very old apartments with cockroaches, bed bugs and some other insects/bugs too. And this is the worst apartment I have ever lived in US for last 20 yrs across the country. You will know up stair people life that when they getup, flush toilets and when the wife and husband having fun in bed room too. Lot of thefts of bicycles, mail deliveries, missing important IRS, Immigration mails or putting in wrong mail boxes. Parking problems. One of my friend got rental car (Because his car damaged in accident) and parked in apartment complex after 6pm. And towing people took car and charged $200 dollars to get it back. Because no parking sticker. They give visitor pass in office timings only. We requested them to give one day warning only and not to towing the car. They are very bad and useless. 4 Tennis courts, very bad with cracks. After complains for so many years, they repainted only 2 courts, but cracks repeating. 1 court has torn net, we have been complain for 1 year, still they did not repair or replace. They keep increase rent every year. Some apartments have cockroaches, some have bed bugs and some have some insects. When we give complaints they come and treat but those bugs come again They say not smoking community, but many smoke here. Internal roads are very bad now. And more problems...

Awful apt complex - the worst is the move out. Every person I've talked to was slapped with huge and outrageous charges (several thousand dollars) upon move-out. When you try and settle the charges it's impossible and most people get sent to collections. To give you an idea of how ridiculous, I got my list of "fees" I owed and they didn't even add up right. I couldn't get them to fix the simple math. They kept transferring me to different AIMCO reps and then just sent me to collections. If you unfortunately live there now, I highly suggest you write the service guys asking them to fix every appliance and have that documented. Then take photos of EVERYTHING. I got charged for a scratch on the outside of my front door?!?! I'm not sure how I can be held responsible for that when it's outside. --check out reviews on apartmentratings.com, too

Living here was horrible. Cockroaches, rats, dirty common areas, filthy air ducts and bad air. It took them over a month fix my dryer. Took me 3 hours to dry my clothes. Everything about the apartment itself was poorly constructed and cheap. Do not be fooled by the renovations: you can put lipstick on a pig and its still a pig. The sidewalks flood every time it rains, the grass is spotty. I have rented at 8 different apartment complexes and always received a portion of the security deposit back. After one year, Shenandoah Crossing not only kept my deposit, but billed me $800. They are thieves and honestly I think they strive to make you miserable. I cannot stress enough what a terrible mistake it is to rent here. If you want to feel depressed, live here. If you want to throw away your money, live here. If you love yourself and your family, keep driving.

I previously reviewed 5 stars and how the grounds are nice, staff is friendly, and apartments are nice. 2/3 things remain true, but the staff is not friendly if you don't renew your lease. I didn't renew and they tried to illegally charge me for "missed rent" despite having another tenant already signed for a lease. It wasn't until I proved I know my rights that they dropped the charges.

I don't have enough space to write about this place but, here is what I can tell you. I just recently moved out of here and wish I would have done so sooner. I was first drawn into it by how cheap the rent was, of course this was back at the end of 2008. The rent wasn't even $1,000 a month and the location was really close to my job as well as other locations that I frequented. There are so many issues that were dealt with over the time I lived there it's not even funny, I realize anywhere you live it's not going to be perfect but, a lot of the nonsense this place pulled was ridiculous. When I first moved in you got your parking permit to put on the window then you also got two guest passes and parking was ridiculous, they had signs that stated towing was enforced if there wasn't a pass on the vehicles after a certain hour but, it wasn't. I worked overnight and when I would come home during the week I would be able to find a parking space without an issue. However, when I would work on the weekend and come home early in the morning I would literally have to park several or more buildings away from mine and walk home. I would see countless vehicles without parking passes sitting in the parking lot that didn't have passes on them not being towed. I know if I was to leave my car without the pass it would have been towed. Then the idea came to take a lot of the open parking spaces and make them reserved spaces, which made parking even worse. I finally had to break down and get a covered reserved space just so I could have a guaranteed parking space. Although that didn't even work as countless people parked in it and I had to have their cars towed out of it, It mostly came from the high school students who parked in the complex to walk to school next door. That's right, these people who didn't even live in the complex would park in the parking lot for the day and walk to the school. Also, a lot of the parents who had no business in the complex would drive in and drop their kids off to walk to school. Why not have your kids take the bus or have them ride with their friends? Many times I almost got hit by some kids' parent because they had to drop their kid off. You would get charged for "pest service". It didn't matter how many times they would spray for bugs or cockroaches I would still have them in my apartment which was gross. At first you would also be able to pay your rent by either personal check, cashier check or money order which I didn't have an issue with at all. Then they attempted to get an automatic payment plan, you needed to bring in a cancelled check so they would have all the bank information and the rent would be automatically deducted. I thought this was a great idea until shockingly it didn't work. The first time the rent was supposed to be taken out the payment never showed up and I got a nasty letter stating that I would be getting charged another 10 or more percent if I did not make an immediate payment. I took another cancelled check to them and told them I wanted the auto pay and they said I was already enrolled. The second month the rent payment was going to be paid automatically it didn't work again even though it was showing being taken out of my bank account. I again got another nasty letter stating I would be charged more if I didn't pay up. A family member worked for the bank I had at the time and I had them check into it and they stated it was on the apartment's end not the bank. I then attempted to pay by personal check and after two days I got another letter stating they could not accept my personal check because I had bounced my two prior payments. I had a very strong conversation with the management stating it was their issue and that I had never bounced a check in my life. Of course they didn't want to hear it and for about a year and a half I would have to get a money order to pay my rent with. Finally they got an online system that worked and I didn't have any payment issues after that. You get a pool pass but, if you lose it then it's a $20 charge for a new one and you get charged for guest passes for the pool. You also get charged for extended guest pass parking and your own parking. Overall, this place got ridiculous really quick and the management was like a revolving door. For a long time you could go into the office and not speak to the same person twice. My advice is to look elsewhere, when I was leaving it cost over $1,300 for a one bedroom apartment. There are nice apartments for the same amount in the area, just take the time to look.

I moved in on a one year lease and it's been hell from the get go. The staff are not helpful, do not maintain the property (dog feces not picked up, trash on the roads and on the breezeways, etc) and avoid confrontation at all cost. Within one week of moving in I received 3 eviction notices from the office and one from the sheriff's department. I addressed it three times and they said it was their mistake. I had politely remind them that if evicted there would be serious problems as I had been there only a week (by week I literally mean one week boxes still unpacked) and they were accusing me of nonpayment. Staff apologized but it shouldn't have gotten this far. One month after I moved in my car was towed off out of the parking lot. When I had moved in I insisted there must be parking permits for cars, they told me no. Needless to say there was. I was put out for hours and missed meetings at work. Furthermore there was no apology. At least I didn't pay for the towing. As far as issues with tenants they deliver mass notices and avoid confrontation at all cost. Good luck if there are issues on site, aside from someone being killed they will most likely blow off all issues until you threaten breach of contract or get a lawyer involved. Do not move in, pay an extra hundred dollars and go somewhere else.

The staff in the leasing office is rude, my family and I lived there and had very hard time getting things done and one time they sent someone to fix the sink and we actually got billed for it parking was always a problem I used to park outside and during snow they don't clean the road I'm not sure where to start I wish I could give negative starts

HORRIBLE. First they charge for the open (not reserved) parking which no other complex in this area or surrounding areas does. The appliances work poorly, if they work at all. They never come to fix them when you schedule it, if they do show up it is 15 minutes past the end time, i.e. come between 8 and 12/ noon and they will show up at 12:20. The cabinets and drawer were falling apart. They charge for pest control and there was a lot of bugs even for the 3rd floor and I keep a clean apartment especially because I have children. They do not keep proper records in general but especially for the utilities, which you pay with your rent, but if you are not careful they add two months worth to your final bill. They charge you to paint the apartment. You can hear everything from all of your neighbors. There is poor parking to resident ratio; meaning the money you spend to park there does not mean you will be able to find a spot available. Oh and the rent goes up by more than $150 when you renew, so even if you get a good price to start, you will not keep it.

Only Melissa is very friendly, helpful and efficient (that is one star for). However the moving-out experience was terrible, they charged me $280 for painting and $100 for general cleaning. When I requested the invoice and picture of before-and-after, they only sent me the painting invoice which turned out $250. They cheated. After charging another ~$200 for the water/sewer/trash, I have to pay another ~$50 without getting any deposit back. Can you believe that water/sewer/trash fee is $200 for two months ($100 per month)? Living in single home won't have that expensive utility fee. Besides, there is no grace period for the rent at all, if you pay at 00:01 am on the 2nd day of the month, you have to pay $75 late fee. And their manger Tara never replied your emails. I would like any potential resident to hesitate before you sign the lease.

DON'T DO IT!!! I just recently moved to the NOVA area and with the pay I was making this place was well within my budget. Upon moving out I cleaned my place throughly and even while living there I kept my place very tidy, when it came time for inspection they charges me 140.00 for things that didn't even make sense!!! On top of that I was charged a balance for my utilites, when I called and asked them about this it took someone 3 WHOLE DAYS to respond to me and her answer was they switch companies AFTER I MOVED out and the company was charging my for services I paid for when I first moved in. When I asked her for the number to the company she said they did not have it on file, but will be calling me back with it. Guess how long I've been waiting for that phone call. Crime is becoming a problem a lady was raped and kids are out of control when you report it to the leasing center they give you the brush off. AVOID AT ALL COSTS!!

Read last 2 paragraphs if you are a current or former resident!.................... My actual stay here was not bad. The appliances are older than I am, the wall are thin, and the overall quality of the apartments are not fantastic but it is also the cheapest place in the area. The staff has always been friendly although rarely helpful. Don't expect an amazing living experience being here. The reason they get 1 star is what they do to everyone on move out..................... First, they double charged me last months rent, carpet cleaning, and apartment cleaning. They did fix those after a couple calls although my early termination fee magically went up at the same time. They also tried to charge me $220 for repainting the apartment. After asking why they sent me 2 pictures. One was a spot where the wall was slightly lighter than the surrounding area because my bed had been pushed up to that spot for 2 years. I actually had to ask what that picture was of it was so ridiculous. The second was a light smudge where the kitchen table had been against the wall. Probably would have wiped off but I didn't even notice it when moving out..................... Despite have shown them that they are legally responsible for normal maintenance (to include occasional repainting) they refused to budge or go into voluntary mediation (first step in fairfax county before legal action). One of the specialists at the Aimco corporate even agreed with me that it was normal wear and tear but told me if I didn't like it to take it to court. I am in the process of filing a legal claim with them..................... Check out Yelp to see how many people they have tried to screw over at move out. Also, don't let them charge you for BS like repainting!!! File a complaint! If the district attorney receives enough complaints they can file class action against Shenandoah. Don't let them take advantage of you!!

I lived at this complex for 13 months, and upon giving 30 days notice to vacate, rather than the requested 60 days, I am now being charged over $2000 (two thousand) in move-out fees. I was sure this was an error when I received the notice. I reviewed our lease to find that the moveout fee policy is written out in a very deceitful way: "Resident pays Landlord an amount equal to one day of Short Term Renewal Rent for each day of the 60-day notice period that extends beyond the Lease End Date" What is further frustrating is that the notice to renew was only sent to one of the two residents living in the unit. The email that it was sent to is the one that I requested, prior to moving in, be changed because I do not check or get notifications to that inbox. My request was ignored, and then important notices were sent to that email, which seems very suspicious to me. A major concern, and in hindsight a red flag, is that I was initially guaranteed a unit on the first floor. 6 weeks prior to our move-in date, I was sent a lease for a first floor unit, which I and all other parties, including the property manager signed. This was a legally binding contract (which I have maintained a copy of), broken by the leasing company. 12 days prior to move-in, I received notice that the previous tenant revoked their notice to move out, so the unit was no longer available, nor were any other first floor units. Luckily for us, this request was made for convenience since we have a pet. Had I required this due to a disability, we would have been left scrambling to find a home with less than 2 weeks notice. Lastly, I would like to state that the maintenance team was entirely uncommunicative and entered our home on several occasions without notice. The first occasion, we were not home, did not receive any notification (no email, text, or call) regarding the maintenance team's need to enter our home. Even in (especially, actually) the case of emergency, I would like to be notified of entry to my home. The only reason that we were even made aware of their entry is that the other resident of the home received notice from the smart rent app that a staff member manually opened the door. I have a dog that does not take well to strangers entering the home. Thankfully, there was no incident that occurred. This very well could have ended in legal action towards me, and the loss of my pet, had she aggressed towards the maintenance team due to their negligence. I will further add that at this time, I was 10 minutes from home and could have come by to mitigate the situation. Another incident occurred when I put in a maintenance request, specified a date/time when the home would be empty, and to please notify me if this time did not work. Without any notice, maintenance was knocking on my door at an inconvenient time prior to my requested date. Between the outrageous move-out fees, irresponsible (and illegal) handling of our initial signed lease, and the lack of communication from the "come-as-they-please" maintenance team, I do NOT recommend this community as a place to live.

Crooks! Terrible communication until you do something they do not approve of, then they are on top of you. Lazy staff that are inept at their jobs. Watch out for astronomical charges when you move in or out. Second pool in summer is often unattended by lifeguard or overrun with small children with little to no adult supervision. Do not live next to it!!! Parking is a joke, you pay monthly for an unreserved spot and in winter someone will take your shoveled spot in an instant even if they are not part of the community because they know towing is only enforced after 10pm. Maintenance will enter your apartment even if you schedule a visit requesting your presence. My final walk thru was done without me there and I was grossly over charged even though I requested I be present. Can't say enough for you to stay away from this dump.

However, I am sure that my neighbors still have them. Move out policy - when I moved in, I was told that I was required to give a 2 month notice before moving out while I was still under the lease, and a one month notice if I was on a month-to-month. some time during my residency, the policy changed and I was not informed of the change. The new policy is 2 months in both cases. When I gave my notice, I was on a month-to-month and I gave about 6 weeks notice (still no one told me about the changed policy). They ended up charging me about $600.00 for the days short of 2 months. Move out Cleaning - When I moved out, they charged me a cleaning fee, even though I left the place spotless. When I ask them specifically what was not clean, they would only say that I am being charged because I didn't hire a professional cleaning service. Month-to-month fee - An annoying aspect of renting here is that no mater how long you have lived here, they charge you a $300.00 fee every month when you go on month to month. Mail delivery - They stopped accepting mail at the main office; now, packages either sit in front of my apartment door all day, or they goes back to the post office and I have to pick them up. The tow-away policy is very strict. The towing company comes around every night looking for any excuse to tow away a car. I had a rental car for one day while my car was in the shop. It got towed because I forgot to put the sticker in the window, There is no warning and there are lots of things that you can do to get your car towed.

I lived there for 15 months, I did not like it, very fist day washer broke, make a noise I called maintenance guy instead of fixing he accuse me I broke it, I said how or why i would do that, it's my first wash, (very old machine)they didn't care they charge you they also took all my deposit I left the apartment in excelent condition the made me also pay extra $500, again excuses to take money from residents, they charge you for parking, I never understand that all apartments they don't, I was scared living there bc they always looking how to take money from you, and be careful they use to contract if you don't pay they don't care about your pocket, the lady's at office they treat you ok, but when you try to get answers why they do stuff like that all they said we sorry , but this is the rule, you haft to pay ,never been treating like that in an apartment before, I gave my review to help you, things change during time, maybe when you live there would be better I don't know, but im leaving this review so you guys don't just believe what they said and have a comment from someone who lived there, God Bless you and good luck

I am living in this community for 6 years and If someone want to move into this community, be prepared to pay $125-$200 water/trash/sewer bill monthly. If you complain, the community management point to 'conService' - a third party billing service provider, and their customer support is more pathetic. Seems Management making money using utility bills of the tenants. I know atleast 15 families whose monthly water bill is between $125-$225. This is not ethical and 'We' collectively want to reach out to Fairfax county / federal officials if issue was not addressed ASAP.

I just moved out of here a couple of months ago and I couldn't be more glad that my lease was up. They have a cockroach infestation. I had to put 4+ maintenance request forms for that particular issue. The exterminators would come and say that the issue was fixed and I would still find cockroaches casually strolling in my kitchen. The problem was never resolved and on top of that all my maintenance requests just magically disappeared from my account. Additionally, another big issue was that my electric bill was through the roof. I informed the front desk and of course that was never resolved either.

You can never get a hold of the office if you call. I recently moved out, and they charged me a cleaning fee without asking if a professional company had cleaned they just assumed it wasn't, it was cleaned, and way better than when we moved in.

This was by far the WORST experience I have ever had as a renter in Northern Virginia. My original lease was not honored and I was switched to another unit on another floor one week before moving in. No phone call from the leasing office, just an email at 6pm on a Saturday when they were already closed and wouldn't open again until Tuesday. The Tuesday comes, no one answers the phone, no one replies to voicemails. None of my attempts to reach out to speak with someone were even acknowledged until I showed up in person with my lease in hand in the middle of my work day, 5 days after their nonchalant email to me. Save your money and stress and rent literally anywhere else but at this or ANY Air Communities property. They nickel and dime their tenants, their amenities are subpar to put it nicely, and their customer service is horrible. Price gauging, rude and loud residents, PAPER thin walls, and the leasing office will try to press even more money out of you when you move out. Stay far away.

YOU CAN DO SO MUCH BETTER. Very old apartments with cockroaches, bed bugs and some other insects/bugs too. I really wanted to like this place. The tour they will give you will be nice. The price for the space not bad. But this is the worst apartment I have ever lived in US for last 15 yrs across the country. Outlets that's don't work. Dishwasher always broken. The apartments are not bad inside however, they all come with cockroaches, bed bugs and some other insects/bugs too. The worst maintenance staff I have ever seen. The "pest control" company is a joke. They could be sent out 100 times and you will still have major issues. Needless to say in the area THERE ARE plenty of nicer, cleaner, insect free places for the price. I would whole heartedly and truthfully NEVER recommend this place to anyone. You CAN and SHOULD find better!

Terrible renting experience, threatened with eviction in the very first month and a full page of extra, completely new charges at check out. Also referred to a collection company even after paying all fees, for utilities (managed through Conservice, which was turned off), and still fighting the charges. Negative 5 stars...

Terrible management. 1 week after moving in, my neighbors greeted me - saying my floor (which shares the ceiling with them) was loud in their apartment. A week later the office comes to check on the noise levels, they agreed it was loud and send a contractor to get a quote for fixing the floor. They told me they would get back to me with an update. Meanwhile, I have no furniture. The neighbors are banging on their ceiling at all hours of the day for no apparent reason. I never got an update about them fixing the flooring. I only then received another call from the PM asking me to be quiet. No update about the issue that has been going on for 3 months... Afra Omar (the property manager) dropped the ball and this company does not care about your issues they only want to take your money and send you off. Its also overpriced. I would not recommend living here if you expect to be treated as a valued customer.

Living here going on five years and satisfied with the service until a couple of months ago when I went to the rental office for a simple matter. I was shocked and appalled by the very rude and racist treatment directed towards me by an employee named Belquis Suleyman who ignored me and went on to serve other tenants who were not of African descent. I asked her several times to give me her name and she blatantly went on to keep ignoring me until finally her co-worker provided me with her name. So heads up to all folks of African descent who head to this rental office and might get the above named individual to serve them be ready and good luck to you. It only took one rotten apple to spoil the whole bunch and for the record with the exception of this rotten apple all the other employees have been great.

I lived here from summer 2015 to summer 2016. It was sort of a mixed bag, but the bad was pretty bad. First, I'll start off with the biggest thing: the ceiling in our bedroom buckled and nearly collapsed. My fiancee was on the bed in the bedroom when she heard a loud noise, looked up, and saw a crack the entire width of the ceiling, with one side of the crack maybe 6-12 inches lower than the other side, with a visible gap and clearly sagging. A bit more and the whole thing would have collapsed. We immediately told the office staff, who sent over the off-duty maintenance tech (this was at about 8pm). Apparently, this wasn't a big enough issue to involve the supervisor until the next morning, so the temporary solution was to prop up the roof with a long 2x4. Needless to say, we didn't sleep in the bedroom that night. When the supervisor came in the next morning, his first reaction was (direct-quote): "Oh s**t". They had to bring contractors in, who took a few days to repair not only the bedroom ceiling, but the living room as well. They determined that the ceiling was attached to the structure incorrectly (using nails instead of screws). They also said the office should send someone to look at the ceiling in the den, which may have the same problem. No one came. The response by Shenandoah to this was poor. There was no offer from the office to put us up in a hotel until the night before the repairs were complete (took about 4 days - for most of that time, we were sleeping on the floor). When I talked to management, I was kicked up to the regional manager, who initially offered no compensation, claiming they did a good job fixing the issue and there was no way for them to know about this ahead of time. She also said something to me like, "I don't know if you've lived in any apartment communities before," - I'm 24, and I have - "but sometimes things happen." When I told her that the problems with the ceiling were visible even before it collapsed (the contractors pointed it out to us), she said she would get back to me. A week later, she contacted me to offer me...$98. She calculated out 4 days-worth of rent and divided by 2 to get this number. There was no apology and no additional effort to make the situation better. I don't even care about the money so much as being treated as if this isn't a big deal. The safety of the place you sleep should be a guarantee when living at an apartment, period. And my confidence that they inspected other apartments for this issue is about 0. So that was the worst thing. However, there are other issues. When it came time to renew our lease, the offer was a ~13% increase. 13%, on top on required parking fees! Another issue we had was bugs, specifically silverfish. We saw them maybe once a week. We put in requests for pest control a couple of times, but it didn't help. We still had this issue at move-out. Office staff communication was another issue. One example is the tennis court, which is supposed to have 24-hour lighting. When we moved in, only one light was working, and after a while, that one also conked out. We asked the office staff about it, and were told "It should be fixed in a week". Two weeks later, we came back, same response. The lights didn't end up getting fixed for a few months. If the staff doesn't know, fine, but at least go find out instead of making something up (BTW, the lights were out again when we moved out). I do have some other issues, but most of them are minor - eg, thin walls. Despite that, there are some positives to living here. There are a lot of families, so if you have a family, it may be good for you. Certain areas of the community have nice landscaping, and it's clear they spend money on this. The location is also good, right off Lee Hwy, especially given the price (although see the about price increases, above). If you ignore the other complaints, it was a pretty average experience, but those other issues are what drove me to give 1 star.

DO NOT MOVE HERE. I have lived here for two years because I thought it was a cheap alternative that would allow me to save money to buy a home. The cost of the horrible property management staff far exceeds the rent savings. I have been lied to, and too many promises by staff have gone unfulfilled. They change on-site managers and resident relations staff too frequently to get any lasting improvements. Their ridiculously high vacancy rate, coupled with the poor attention to community lighting, gives me serious doubts about the safety of living in this community- even though this is a middle-class suburb. Don't believe them if they tell you they are building a dog park; that was the first promise they made me when I was considering moving here and it still hasn't been started.

The management is sucks here. We purchase guest pass every month for extra vehicle ($25). The management send "emails" that they are going to change parking permit from green to red color. I am usually out of town and not able to check email often. Also monthly visitor parking permit is for a month worth. BUTTTTTT my vehicle towed on May 30 which is not end of the month. Management keep saying lame excuses. DO NOT LIVE HERE. MANAGEMENT SUCKS. Ur vehicle will tow without excuses. ONCE AGAIN, management is rude and they only care abt the MONEY!!! I paid one month visiting parking permit and they tow it on May 30,2012 which is my permit is worth it till May 31. Please look for other apartment

In a word... RATS Rats in the parking lot, Seen em... Rat traps around the buildings... The office staff has also gone downhill. I set up an appointment to talk to someone. I took time off work and they didn't show up. Didn't even send me an e-mail about it. The people who were there couldn't help me either. I tried to come back the next day to talk to the person. I got there at 15 minutes until 5:00 and was told they were leaving for the day and couldn't talk to me. The appliances are from the 80s when the place was built. Paper thin walls, floor and ceilings I can listen to what my neighbors are watching on TV and clearly hear the dialog. Yeah it's cheap, but not cheap enough when you are waiting for your lease to end.

Management is very poor when it comes to cleanliness. When it snows they never cleaned the driveway or walkway in the community as it's been more than 48 hrs snow stopped & i could not show up at work. Kids could not go out & play. Felt like grounded... They used to have Pest controls coming every 6 months & it's been over a year.. we did not get any.. All they do is increase 100$ every year.. I ll not recommend this apt to any of my friends or families

Highly surprised after seeing those good reviews. But I can't believe that people could be so cool that even living in an apartment fested with cockroaches, centepedes and ants could still rate it with 5 stars. I highly doubt it if they are real and reviewing the same apartments I am talking about where you are getting unnecessarily charged just for the name sake, the one which is having paper thin walls and where during winter cold winds gushes from the sides of the door and windows, due to which the electricity bill is high enough that you'll get an electric shock when you first receive it. Where at night when it's quiet then you could clearly hear each activity of the person living upstairs. Of course you'll think I get a ground floor but don't forget about those crawling insects who are going to visit you during rainy season. The only good thing is the leasing office area, its decoration, pool and the way they treat you just before you sign the lease. Once you sign it then you are ready for the this adventure. They will give you great deals that you just cannot say no. I am also not saying you shouldn't go ahead. I need more of you to share this same experience, why just me. Even a bad experience teaches you something good. I know someone will write a great comment over it to cover up. So don't just wait, its time for you to experience it. What are you waiting for go ahead and learn from it and all I want to say is best of luck to you.

Worst experience ever, leasing office is never answer your call on time call is always goes to voice mail no matter what day it is. the most worst part is, the living environment is not good cockroaches everywhere, when I call for the service control they always showed up 3-4 days after and apply some none working stuffs here and there for 5 min and that is it. I had to deal with myself even though I'm paying for rent almost $2000. I also experienced rat issue for about 5 month they couldn't do any solution for that. You can clearly here everything from your neighbors, walls are so thin when they walk it is like they are walking right next to your ears. When I finally moved out they kept my all the deposit money and charged me money on top of that. I do not recommend this place to anyone else, you can easily find way more better places in Fairfax area for the same money that you are going to pay there.

After living in there for two years, I have to say that I'm extremely disappointed by this place. Extremely poor functioning office, indifferent and unclear staff members, and bad services. Pest control failed to show up after our request went through, staff members giving wrong information, mailman never picked up your mails to be sent out (yes, you have to walk to the shopping center to use the public post box if you actually want your mails to be sent), and the gym restrooms are just dirty and almost never got cleaned up. The worst thing is that it's almost useless to complain about any of these issues; the office simply don't take any actions and you can almost never get to speak to the right person. In terms of the apartments: lots of bugs and cockroaches, expensive utility and service fees, and noisy neighborhood. I would not recommend this place to anyone expecting a good service for their apartments.

*I will first say that the leasing/facility staff is amazing and this review is not about them at all but more about the physical apartment complex. I truly appreciate Tara, Chander, and the other staff* The buildings themselves are poorly built and old (built in 1984), they are just remodeled. I lived on the first floor, and constantly had fumes and aromas from other apartments creep into mine (if someone is cooking or their apartment smells bad, I smell it). I constantly scaled my apartment for mold or dust thinking that was the issue, my apartment was very clean but I am not too certain that the vents are filtered properly. There are a good amount of bugs (those creepy centipedes that I hate), and they do get worse in the summer. You have to pay for pest control, I personally did not see a difference of having the apartment sprayed and not having it sprayed. This community is heavily populated and there are a lot of kids here, so I would think about that if you work from home. There is absolutely no noise cancelling insulation between floors, I could hear my upstairs neighbor use the toilet, not flush, but actually use it. I knew that they had some type of rolling chair in their bedroom because I could hear it constantly. EVERY SINGLE FOOTSTEP YOU WILL HEAR. It is nice having hardwood floors throughout the entire apartment but keep in mind it is on the upper levels as well. There are far too many reserved parking spots, forcing residents to park far away from their building or purchase a parking spot. Also, I am not sure if these buildings are individually metered, my utilities weren't below $150 ever, and I am certain it is because of the fact that there are as many as 5-6 people in some apartments and the building itself consists of about 15 apartments. So, please consider these options before making a decision to move here. Rent was about $1550 for me but by the time I paid utilities I was well over $1700 (this place is not worth that much). The good: the gym is very spacious and well equip, the leasing consultants are very nice, it is close to Greenbriar town center and right off of Hwy 50.

You can see from my first review, things have changed..BIG TIME. I lived here for 3 and a half years and the last 18 months were an actual NIGHTMARE. I experienced lazy, rude, unprofessional staff and maintenance crew because the turn over is SO high. Shaun and Tara have been there since my first day and have always been helpful and kind so this is not a reflection on them. Let's start with the grounds: my bushes and grass were trimmed TWICE in 18 months, right when I moved in, and right when I moved out. I did it myself 3 times in between because it was a JUNGLE. It was deplorable, trashy, embarrassing, and down right wrong. I never invited friends and family over because the grounds were always such a disgrace. Leading into my next issue- BROKEN GLASS, VOMIT, AND DOG FECES. There was broken glass under my stairs and in and around the breezeway constantly- I was out there sweeping EVERY OTHER DAY. I told the complex IN PERSON because their phones were NEVER answered in the 18 months I was in my apartment, many many times and I was still cleaning it myself. We had neighbors with children, pets, us- it could've gone a much differ route had I not been out there cleaning as I did. Dog feces- there was animal poo of all kinds on the grass and street....I guess people weren't picking up after their animals but neither was the cleaning crew. I noticed on my nightly walks there was a serious shortage of poo disposal bags so that may have been a factor, again, easily fixable by the complex!! There was vomit under the stairs in my building...I kid you not..for 3 months. It was even there on my move-out day. I had mentioned that too but no one seemed to care. Trash cans- they were ALWAYS overflowing, between the once weekly (or that's as it seemed) trash removal, the bins were always filled to the brim, overflowing, on the ground inside and out I mean it was nasty. I had little beetles ALWAYS making their way in through my door- I never once had my scheduled pest control (it was literally never scheduled) so I was constantly buying and spraying ant and roach killer. During snow storms, our sidewalk wasn't shoveled for a whole week...that included our parking lot. All the neighbors would be out there helping each other because the complex team didn't seem to care at all. On to not caring - I had listed in my profile that I wanted to be home while maintenance work was done...3 times this was ignored, twice I came home to notes that my stuff was fixed - one was my disposal which smelled no matter what fruit, bleach, and ice I cleaned it with (another reason why I never had guests over). And once I was asleep, home time from work and someone tried to open my door at SIX PM..luckily I had my top lock on and I refused entry. Severe lack of respect, awareness, and decency on their front. Here's my BIGGEST concern: My safety and privacy was violated TWICE. Once when I moved from my first apartment - my previous 3 roommates were emailed my move-out details and my NEW address along with fees I owed. I quickly complained and was assured this would never happen again. What happened this time when I moved out?? THE SAME THING- but with even more details and my FAMILIES address! The audacity, lack of sheer thought, and violation of mine and my families confidentiality is astounding. I was assured this would never be an issues again and then my families info is now out there for 3 people who were NEVER on THIS lease. I was on the lease alone for 18 months. I am furious and disgusted, and nothing has been done to rectify this or make up for the indifference they have shown. I highly recommend doing your research and spending the same amount of money where they care about their complex's appearance and the well-being of their tenants.

I wish I could call this place my home but I can truly say it has been the biggest headache ever since I moved here. We don't get any peace of mind, the leasing office is very rude and they don't get back to you as they should when you need something also kids from different neighborhoods come and trash and vandalize the parking lots that people pay for a month we have had to call the cops numerous times because we don't feel safe and also it feels like you have to confront somebody almost every day. For two thousand dollars a month I should at least be living in a gated community this is place is not all that in my opinion because of these issues but what makes it worse is that the leasing office does not get back to you and does not answer calls you have to wait until they feel like replying they will also add sudden fees to your online rent without any warnings and then when your ready to pay your rent they force you to pay all these fees in order for you to make your payment they also raise a hundred dollars a year when the apartment your living in does not even improve one bit. You would think that for raising your rent they would at least move you to a better apartment. The walls are thin the laundry is full of lint and they don't stay on top of changing the air filters and sometimes they don't even show up when I'm a having a maintenance emergency but they sure do make sure they get there money they don't care about u or how ur living or what it takes for you to come up with this high Insane rent and fees that they feel free to add as they please im fed up and I hope nobody moves here unless your ready to bend over and pay all these ridiculous bills and not get treated fairly as you should.

I agree with what has been put here about Shenandoah Crossing apartments, and then some. I lived here for less than a year, and instead of working with me to end my lease early so they could fill a vacant apartment, they insisted that I would pay a penalty. So I left the apartment vacant, it was such a poor place to live. Just a few issues exemplifying pitiful management: I just received my move-out bill, and I was charged with damage to the apartment that was there when we moved in and that we had made note of. In addition, they charged me for cleaning items in the apartment that I spent hours cleaning myself. Finally, when we had first moved in (in July), we told them that the washing machine did not work properly; in mid-November, after multiple attempts to get it fixed or replaced (despite a 24 hour guarantee for maintenance) we finally got a different washer, THAT WAS FROM THE 70s or 80s. Half the capacity, less energy efficient, but at least it worked, I guess? It is far from the metro, particularly when there is traffic. My wife had a 1.5 hour trip in and a 2 hour trip back. Even though they are the "cheapest in the area," there is a reason: they are probably one of the worst. Don't rent here. Spend a few more dollars and go somewhere good.

Very disappointed in our treatment at this complex. While we were promised and signed a lease for a first floor unit we were informed right before moving in that it was not available and we were moved to a third floor unit. This was very disappointing since we had mentioned we had a pet dog. Also the termination fee is very high and is buried in the lease. While there were many communication on renewal timing and what is required for moving out noting is ever mentioned about the termination fee until you leave the unit. Charging a recent college grad a full months rent for lack of formal notice is not reasonable . For these reasons I do not recommend this complex given their aggressive bait and switch tactics and the unreasonable penalties they charge.

My fiancee was on the bed in the bedroom when she heard a loud noise, looked up, and saw a crack the entire width of the ceiling, with one side of the crack maybe 6-12 inches lower than the other side, with a visible gap and clearly sagging. A bit more and the whole thing would have collapsed. We immediately told the office staff, who sent over the off-duty maintenance tech (this was at about 8pm). Apparently, this wasn't a big enough issue to involve the supervisor until the next morning, so the temporary solution was to prop up the roof with a long 2x4. Needless to say, we didn't sleep in the bedroom that night. When the supervisor came in the next morning, his first reaction was (direct-quote): "Oh s**t". They had to bring contractors in, who took a few days to repair not only the bedroom ceiling, but the living room as well. They determined that the ceiling was attached to the structure incorrectly (using nails instead of screws). They also said the office should send someone to look at the ceiling in the den, which may have the same problem. No one came. The response by Shenandoah to this was poor. There was no offer from the office to put us up in a hotel until the night before the repairs were complete (took about 4 days - for most of that time, we were sleeping on the floor). When I talked to management, I was kicked up to the regional manager, who initially offered no compensation, claiming they did a good job fixing the issue and there was no way for them to know about this ahead of time. She also said something to me like, "I don't know if you've lived in any apartment communities before," - I'm 24, and I have - "but sometimes things happen." When I told her that the problems with the ceiling were visible even before it collapsed (the contractors pointed it out to us), she said she would get back to me. A week later, she contacted me to offer me...$98. She calculated out 4 days-worth of rent and divided by 2 to get this number. There was no apology and no additional effort to make the situation better. I don't even care about the money so much as being treated as if this isn't a big deal. The safety of the place you sleep should be a guarantee when living at an apartment, period. And my confidence that they inspected other apartments for this issue is about 0. So that was the worst thing. However, there are other issues. When it came time to renew our lease, the offer was a ~13% increase. 13%, on top on required parking fees! Another issue we had was bugs, specifically silverfish. We saw them maybe once a week. We put in requests for pest control a couple of times, but it didn't help. We still had this issue at move-out. Office staff communication was another issue. One example is the tennis court, which is supposed to have 24-hour lighting. When we moved in, only one light was working, and after a while, that one also conked out. We asked the office staff about it, and were told "It should be fixed in a week". Two weeks later, we came back, same response. The lights didn't end up getting fixed for a few months. If the staff doesn't know, fine, but at least go find out instead of making something up (BTW, the lights were out again when we moved out). I do have some other issues, but most of them are minor - eg, thin walls. Despite that, there are some positives to living here. There are a lot of families, so if you have a family, it may be good for you. Certain areas of the community have nice landscaping, and it's clear they spend money on this. The location is also good, right off Lee Hwy, especially given the price (although see the about price increases, above). If you ignore the other complaints, it was a pretty average experience, but those other issues are what drove me to give 1 star.

I had very bad experience living in Shenandoah apartment. Leasing office people are liars and not helpful at all, especially Malisa and Arfa. Both are liars. if someone want to stay there make sure keep everything written. Otherwise they will put you in problems. I'm still in facing issues because of them.

I wish I could give this place negative stars. Awful experience and have been gouged with hidden fees and would have my rent raised after just one year had I chosen to stay here. Do yourself a favor and either read every single line of fine print in your lease or spend the extra little bit of money per month to live somewhere much better.

Man oh man, where do I even begin. First of all I would like to say that I moved here because I was living at my dad's for a bit because my mom was going through some rough times. We had found this place online and thought it was perfect for us. Little did we know, it would become our worst nightmare. We moved in the fall of 2013 and lived there for about 2 and 1/2 years, and I can honestly say it was the most painful 2 and 1/2 years of my life. At first there was no microwave and the one we had just did not work so we had to order a new one. From then on more problems seemed to just keep coming. The stove was outdated and it would heat up too fast. Our air conditioning kept running out of Freon so we had to keep calling the office. There was very little space inside of the apartment (being only 840 sq ft) so room was very tight. The kids drove me crazy literally to the point where I had to go outside everyday and wait 'til they went in. And of course cockroaches. I swear to you we must've had an infestation, especially during the summer months. I was killing roaches everywhere it wasn't funny. The only real positive that I can say is that I was really close to my job so getting there was no problem. If you are looking for a place to stay do yourself a favor and don't ever come to this place

I am current resident here and we moved here in Nov 2017 , this is the worst apartment I have ever lived in US for last 7 yrs across the country. As soon as I moved in into the apartment I encountered with bugs and roaches, even thought the pest control treated it several times, I see them again and again, and one fine morning I encountered a mice inside our bathroom , I am very disappointed living in such an apartment. Last week my husband cousins suddenly visited our home and we thought of getting parking pass in the morning and these people towed his car and charged 185$, when we reached to leasing office regarding waving the fee as a courtesy they didn't do it, the parking pages in lease document is printed in Spanish which is highly ridiculous . The towing company would have a contract with leasing office and they would be able to wave the fee , but they didn't do it, this shows how much they value their tenants , very very bad community . They don't tell clearly about the lease breaking fee or Parking restrictions during the time we move . The lease document doesn't even mention about the parking facilities. They charge 20$ for resident parking and that too for unassigned parking area. Very bad management and community. I am waiting for the day to quit this apartment community . Don't even wish to give a single star . Worst experience I had. I have lived in several states and great community this one is utter bad, I will not recommend to any of my friends. Highly priced worst serviced apartment !

I wouldn't recommend anyone to move here because ever since I did move here not too long ago a lot of negative things have been happening such as the woman living above me she doesn't dispose of her dog's poop and throws it under the stairwell right outside in front of my door and has still continues to do it even after I wrote a review about the incident a while back. Not to mention management is not reliable, efficient or effective when you need to get matters settled. The walls are thin. Break ins and stealing of your belongings either when you're sleeping or not at home. To be honest from my short experience living here it's truly not safe at all.

These apartments are nice and they do offer leasing deals HOWEVER they will immediately start hammering residents with rent increase at the 1 year mark. 7-8% rent increase is common and they know you won't want to move again so soon, so they gouge you on it and then try to entice you to sign for TWO YEARS at the new high rate by giving you a couple bucks off one month's rent. It's a RACKET. DURING THE PANDEMIC they are still pursuing HUGE RENT HIKES, and claim they're "too busy" doing rent hikes to reconsider the rent hike they've sent. They are HORRIBLE CRIMINALS. When I get back I will post their actual names, as well as all the communications I've had with them about this.

Terrible! Don't come and live here! Here are just a few reasons why you should go elsewhere: 1) The employees at the leasing office are incompetent. Also, they are not willing to help you out. 2) The maintenance workers take their time with the repair orders and generally don't know what they are doing. I had to wait and send requests to have the front door fixed for half a year, which is unacceptable! 3) The company that manages this place cares only about money! They increased my lease all the time and tried to charge me outrageous additional fees! 4) It was especially difficult towards the end of my stay there. They charged me a lot of money since I didn't give them 2 months notice or something like that! It was simply ridiculous. 5) The apartments are not luxurious and the appliances inside are really old and break all the time. Conclusion: Save yourself money, time, and efforts by avoiding this place! There are many other much better communities around the area.

Oh my goodness. THE. WORST. I moved out over 8 months ago and I still have not received part of my deposit back. I actually terminated my lease early. Not because they sucked- but they did. Pretty standard fare of suckiness- management isn't great but you get what you pay for and the apartments aren't that bad... BUT... their left hand doesn't talk to their right hand which is so frustrating. Management on site screwed up and double charged us the early term fee and the final rent. I paid it all 2 months prior to moving out because they were converting to electronic payments and I didn't want to sign up for just a month so I gave them a huge check, that they cashed. Then a month after moving out we got a HUGE bill. I called the corporate folks who deal with the processing and 4 reps (2 left the company) and 8 months later I'm still nowhere. They've "pushed" my file back down to the community to confirm and it's still "processing". I've finally resorted to calling the community to push this along because I'm actually owed money back (which is amazing since their move out cleaning fees are outrageous) and am still no where. Now I'm stuck calling their corporate leasing line trying to get someone that will help me... maybe before my 1 year anniversary of moving out I'll get some resolution. ::fingers crossed:: I guess if you are going to live here, don't count on managment, and for god's sake DO NOT MOVE OUT BEFORE YOUR LEASE ENDS.

All of the other bad ratings are true. Shenandoah Crossing is awful and the management will nickel and dime you for as much as possible. You would have to be stupid to rent here. My year there was the worst and I wish I would have read the other ratings before leasing here. Instead of saying the same things as everyone else, which are true, here are my additions or else this will get even longer: * My car was broken into. Even the thief was bad and had to break two windows before getting in. * We had someone peeping into our bedroom window. Our dog caught them and I saw the shadow in the window. All I was able to see when I rushed outside at 9pm was the man running away. * I don't feel safe there. Lots of scummy people in and out at all hours and the crime. * The floor space is extremely small. * For a 1 bedroom apartment after all of the expenses, addons (they charge you for everything!!) and stick it to you at the end of your lease; it's better to get a 3 bedroom townhouse for about $150 more per month. * You can hear the people above you walking around. This was great for me since the people above us must have worked an evening shift and were home and awake past 3AM on most nights. * Some jerk would spit gum on the ground by the steps and the walkway. * A lot of people didn't clean up after their dogs. I stepped in more dog #2 in my one year there than the last 25 years put together. I couldn't even imagine letting my kids play on the grass. * Tons of bugs including roaches! Even though they charge us for pest control there are a lot of bugs that make their way inside the apartment. I'm very clean and keep my place clean, but it doesn't stop the roaches, ants, ear wigs, centipedes, brown beetles, etc from being inside. * They charge you $54 a day if you don't give your 60 days notice on time. This is a fee and you do not get to live in the apartment after your lease is finished to recoup the time. * Do not let the idiot salesman tell you that you can send pictures after the very quick floor inspection and she will write it down later. They don't care, won't write it down, but will charge you for it. They then will not take the pictures that you sent to their email address. * It is not a convenient place to live. Hwy 50 has a ton of stop lights and are timed so that you hit most. * It's hard to get out of the complex in the mornings. The Plaza Ln exit is filled with cars, work vehicles, semis, and trailers so that it's single file to leave (no right turn on the red to go 50 east). * The Stringfellow side is a single road out and is backed up due to the high school and commuter traffic. The high school traffic is bad. Most of the residents can't even make a simple right turn unless there is no traffic coming, which is in 5 minute spurts. This adds up on your commute quickly. Don't even think about them taking a left turn. Plus there is always construction on Stringfellow so you always have delays. * I can't believe that they still keep those 1980s appliances around. You would think that they would have newer appliances with what they charge. * All of the good parking spaces are reserved so you have to purchase them. I got one and people all the time parked in my spot. I put the blame 50/50 on them and management since EVERY good space out front of the stairwells is reserved, so people wait in them or park their service vehicles or Uhal in them. * The high school kids act like they own the place when they migrate through twice a day. * Why the heck is high school's speaker system so loud and why are they always on it? Weekdays, weeknights, weekends.... * It's easy to tell the residents when they drive through the main street - they drive extremely slow. It's easy to tell the many people that cut through the parking lot on the way to the shopping center - they drive crazy since they are trying to save time.

Shenandoah Apartments might look appealing for those specifically looking to reside close to nearby schools. However, don't be fooled--this narrow benefit is outweighed by exponential rent increases, diminished value, and a myriad of other issues that seriously compromise the living experience here. The rent spikes are particularly concerning, not only for their magnitude but also because they are linked directly to local school rates. What started as a reasonable rent of $2000 could escalate to around $2809 in just five years. It's blatantly evident that the management is exploiting the demand for local schooling to jack up prices, which is neither fair nor ethical. Parking has transitioned from being a free amenity to a $22 monthly expense. Recent announcements from the management further stated that parking spaces could be reassigned at their discretion, raising both security and convenience concerns. Space--or lack thereof--is also a problem for bike storage. Bicycles are so haphazardly piled atop each other that it's become emblematic of the overcrowding and mismanagement that plague this community. The current management seems more interested in squeezing residents for every penny they can rather than fostering a sense of community. Their approach leans heavily toward maximizing revenue at the expense of resident satisfaction. I sincerely hope this review catches the attention of local government authorities who can implement some level of oversight or regulation. Shenandoah Apartments should not be allowed to exploit its residents in this manner, and something needs to be done to halt these unjust practices. Unless living near specific schools is your top-most priority, I strongly advise you to consider other housing options that offer more value for your hard-earned money.

Let me tell yall how this place let me sign a lease, and then a week before I was supposed to move in, AFTER I bought the renter's insurance, scheduled movers, etc, they cancelled it!!!!! They didn't even call me, they sent an email saying the current resident decided not to leave. This was AFTER I had explained that I was a single parent with 3 children and didn't have a lot of time to waste. So now in order to not have to reschedule the movers and everything, with 2 high schoolers, a newborn and commuting to work, I HAVE ONE WEEK TO FIND A NEW PLACE TO LIVE. I let it go....wasn't even gonna write a review. Fast forward, I get a letter from them saying I OWED THEM MONEY. So not only did they let me sign a lease, renig on that lease, and screw me over....they asked me for more money a few days ago. I can't get them on the phone because allegedly the manager is never available; nobody responds to emails; nobody calls back. This is the worst place I have ever had to deal with and I am so glad I didn't move there!!

Overall our experience with Shenandoah apartments was very poor. I wish there were negative ratings. Apart from the location of the apartments (with shopping complex near by and good schools around), there is nothing else good about it. There were tenants who housed more than 8 people in an apartment and among them there were some violent ones who carried guns with them, vandalized the cars, urinated in the apartment stair cases and no action was taken if complained. Rents are too expensive for square footage of the apartments and leasing office not upfront with the renters about the pricing. Always increase the rent every year no matter how many problems there are with the unit. The unit where we stayed had water leaking problem and it wasn't fixed but rent consistently increased. I would never live in Shenandoah apartments (or any other Aimco owned properties) nor would i recommend anybody else to do so.

I am a current resident, I have lived on the property since December of 2012. This place is not worth the cost. I am on the first floor, I have had multiple packages stolen and filed multiple police reports. The complex does not hold packages, so why pay $1350+ a month? I have called the front office only to hear the answering machine and I have left messages that just do not get returned. Just recently I had my A/C go out the maintenance men did not fix the issue, but made the problem worse. The apartment was 86 degrees, I had to walk into the office with my toddler and ask after calling several times and placing many service request that they fix the A/C. The last issue was the shower, all the bottom row tiles fell out and it took them a week to get back to me and this again after multiple emails and calling the corporate office.

My husband went to look at the apartments the other day and met with Shawn who was very professional and knowledgeable. We returned today so that I could see the apartments. Shawn was busy with another potential guest so Laura showed us the apartment. Wow! Usually people try to get you into their apts. Laura became defensive and argumentative when we asked about the bad reviews the complex received. She blamed everything on the tenants indicating that the only people to complain were those who owed money. She solidified everything the reviews said. The last straw was when she told me if a roach got in my apartment, they would charge $5K to treat the apartment and it would be assumed that I lied on the applicaton saying that I did not bring the roaches in. I couldn't believe it. My husband and I both were in shock. We realized if she was this difficult before we moved into the place, how unreasonable it would be if we actually moved in. No thank you! Thanks everyone for providing an accurate description.You did me a big favor. Stay away!

After finally getting a hold of a reasonable person at AIMCO corporate (he called me as a last effort before forwarding to collections), I was able to explain that they may be able to get away with charging for repainting in some areas but they are not legally allowed here. I sent him the legal documents as well as all the documentation I had kept regarding my interactions. VA consumer affairs had contacted them earlier regarding my compliant. Today VA consumer affairs emailed them again and they responded by dropping the charge completely. It makes me sad to know that they strung it out so long hoping I would give up and pay like so many others have done. The local office should be aware of the laws that govern them. AIMCO in general has be adequate in my dealings and has made a reasonable effort through the whole process to allow time for me to settle this. The local Shenendaoh Crossing office though has been unhelpful, misleading, and flat out wrong on more than one occasion (like when they told me to my face that faded paint is considered an abnormal damage).

Each month they will charge more and more, Read carefully your contract, there is am item that says: "Additional charges may vary month to month" on that point they will charge whatever they want. Apartment with pricing high because of nearby good schools. Its nearby highway with close by Library and all Stores like Lotte, Walmart, Costco within commutable distance Apartment is maintained good, but requires snow cleaning during winter without accumulating. Maintenance is fair and requires replacement with working items. Air condition/Heater are very old and the rooms will be cold during winter even though the temperature is 75 deg F. Chargeable for even single car open parking which is not acceptable. Utility bill is extremely high. Lease breakage after lease ending will charge two months rent plus very high trash removing charges. Management needs attention for Residents issues reported

This is the WORST property I have lived in thus far, and I lived on the 11th floor of a tower that had a broken elevator half the time and still had a better experience there than i did here. The apartments are outdated and to small for the prices you pay. I think only the one bedrooms have a decent amount of space for the price your charged. But then you have fees like no other for parking which I found outrageously high for absolutely no reason and their assigned parking or ports are even more expensive and not worth it. The walls are paper thin I could hear all my neighbors and I am sure they could hear me. Luckily, I never had pest issues but they did do pest control twice while I was there because other apartments did have cockroaches. The renewing price is honestly out of this world and not worth it. If your looking for apartments and are willing to pay their high prices you might as well drive 3 mins to Camden off of Monument Drive cause at least you get the luxury your paying for. The ONLY thing this complex has going for them is the schools are so close. Other than that they are expensive, the staff is horrible especially management, only maybe one or two people in the office are nice. The company only cares about money so they are raising all their fees. NEVER AGAIN!!

I will be sure to continue to give them a bad name. I have told all my friends and family to keep away. TERRIBLE!!!!!!!!!!!! The manager i have been dealing with is awful, he has no communication skills, and he acts as if your stupid. He has no business being a manager, in fact none of the staff should be employed they are awful with customer service. Even though they are the cheapest in town, it is not worth it...spend your money somewhere that you can get good attention. If you want to live anywhere decent go to Burke Shire Commons there staff is nice and they are so welcoming, they are understanding and make you feel like you have come home to family. Since i have to give them some kind of star i give them one only!!!! But they don't even deserve that!!!

It's been 3 weeks since we moved in and we are waiting for the lease to finish . Not what we expected , bugs ,spiders inside the apartment , humidity problem due some leaking pipe . We hope that this problems get solved so I can change this review in the future , so far i will give 1 star for being friendly , polite and 1 star for the renovated kitchen (dirty) but renovated .

I've decided to simplify my review to give everyone a quick overview of the apartment complex. This apartment complex is one of the cheapest I could find in the Northern Virginia Area. To note, the condition of the apartments is alright. I haven't had problems with cockroaches, bed bugs, etc. I've had several issues with the service department / leasing office. It took almost a month to have my AC repaired. I contacted the Fairfax Lord and Tenant association to complain about this issue. After fighting with them for a very long time. 6 months later I received my requested 10% discount on rent. That required alot of effort on my own part. Its been over two weeks and I still have not had the issue with water stains/mold addressed properly. Again after 2 weeks they finally had the roofers come out to fix the roof. But insisted that I wait a couple of weeks before fixing the ceiling. My issue has always been the mold. I have been sick for several weeks with possible hay fever. Since the water stains have been present my asthma has been acting up. I have repeatedly told them that this is always the issue. The chosen resolution was to simply paint over the water stains. TO SUMMARIZE - The apartments are cheap. - In general the community is safe. - No issues with bed bugs, cockroaches, etc. - Dealing with the leasing office / service department requires serious effort to get anything done. It seems like you need a lobbyist or personal advocate in order to get what you need.

Edit: to discuss management Susan's previous "nice" comment as they do that's positive: Oh I definitely have Luxer's contact information. I grew up with the Internet I know how to Google someone's information. Also Luxer has an app where you can contact them. Contacting Luxer was was never the issue. The issue was where's my stuff. When the lockers break half the time what's the point when you have to go there on business hours anyways to get a staff member to unlock it with the special code. One time the whole system completely broke and your stuff was just locked away and no one could get a package for two days. The matter of lockers constantly breaking and losing packages or drivers not even using the luxer system while shenandoah crossing makes you buy a membership for so what is the point. Sometimes delivery drivers will just throw your package on the floor and you have to walk around the mail room That was literally covered in packages reading peoples names and addresses to hope you find that you find your package, not even joking 100% literal. Nor did they discuss any of the extra fees and things they do they just jack up your rent that is 100% not true. For one thing with a bunch of trash removal fees there's not even valet trash pick up. The only truly renovated thing is the management every few months. There are so many problems after 6months. The staff will graciously help you solve all the problems but eventually you just get tired of problems. The Luxer lockers are 50/50 gamble to get your package. Melissa is great. Everything else....yikes!

This apartment complex was great at the start, but it started to become the worst apartment I have ever been to. I have been living here for at least 9 years Their are pros and cons of living here Pros There is a dog park There indoor washer and dryer in the unit Maintenance staff are very kind and patient There is a pool Rooms are decent They have good storage and the closets are pretty big The living room is spacious The community is very good and look out for one another Cons You have to pay for maintenance every time and when you make a request it usually takes them at least 1to 2 weeks, to finally come to the apartment to see what's wrong and they almost never read the form that we send. They are highly understaffed with maintenance workers, however these workers are always kind and have patience. It's just a shame that they are only a few workers taking care of a whole apartment complex on their own The main office staff are highly rude and very lazy at what they do. Their office hours are also sometimes very confusing and is very hard to get in contact with them, they never seem like to want to help you with your situation. However, there is only one staff member that is actually nice and looks out for you. (Melissa) The app and website will not let you use e-check out of nowhere and they want you to pay a 106 fee to use your credit or debit card, which is very outrageous. If a appliance breaks they give you an old and reused one that also doesn't work. They make you pay for the app even if you requested to not pay for it. They will still charge you for that. They will find ways to charge you more and to take your money no matter what it cost them.

My boyfriend and I moved here May of last year and we were so excited to move into our first apartment together. None of the staff know whats going in. There is a HUGE lack of communication there. The location is fantastic and yes it is a cheap place to live but...it is not worth it. I rather be barely getting by then living here. My car was broken into and things were stolen. I can never park anywhere near my apartment. They now require that you pay 5 extra dollars a month in order to have visitors!! Overall, the stay was not terrible but I can only imagine what others are going through. If we were to renew our rent would go up 25%..yeah have fun with that. STAY AWAY FROM THIS PLACE

I lived at Shenandoah Crossing for over three years. It is not much, but it's quiet so I liked it. If you never run into any maintenance issues, you will too! The last few months of my life in that apartment were miserable. I issued a maintenance request in mid-February because I heard scratching in my ceiling. No response. On March 2nd, I sent a follow-up message to the front office through the resident portal. No response. It got quieter, so I left it alone. I was not getting a response anyway. It got so bad at the end of March that I couldn't stand being in my own home. It took me getting angry to get any response. I had a full-blown squirrel infestation in my ceiling, but they did not take me seriously. It was not until April that I met with their maintenance guy at my apartment. I had to point out to him where the squirrels were probably getting in. They insisted that they plugged all the holes outside. That statement was, is, and always will be a blatant lie. I have hours of video recording the scratching, the scurrying around, the chewing, and MORE scratching. After weeks of torture, two giant holes cut for traps in my ceiling (one in the kitchen, one in my living room), and two of about twenty squirrels captured, I could not take it anymore. The next step was for them to cut a hole over my bed. Absolutely not. I had to go all the way to corporate to get attention. The way they handled this situation was gross. There is no other way to describe it. Aimco and Shenandoah Crossing accepted no responsibility for this acute disruption to my life. Eventually, they presented a few options. Move to another (more expensive) unit, stick it out a couple more months until a unit the same price as mine becomes available, or get out of my lease one month early. How generous. I could not get out of there fast enough. I took the L for my sanity.

Crazy late charge! 2/2/2014 Late Charges $162.74 2/3/2014 Portal ACH payment Late charge was 10% Wow that is too much... noise from upper floor is too much... sound like thunder When people walk around the house.. also I can hear loud noise If someone is draining water from second floor bathroom. new leasing center looks good though....

Shenandoah crossing apartment is the worst apartment I have seen in my life. I stayed there for 3 yrs -just bcoz of the school. Not worth to live in this community. Very old apartment and they never change any of the appliances. All the appliances are very very old and having rusts in refrigerator. I never used the apartment washer and dryer because it makes dresses dirty. We complained many times - but nothing happened. When we move out - they charged for carpet cleaning even we cleaned professionally. they just charge it for everything. ******* Please avoid to taking this community *********

I am working on my third year here. Long story short- my first apartment had BUGS everywhere. So I changed apartments when my lease was up. First year of the second apartment was wonderful. No problems. Now I have new neighbors that moved in next to me. They must smoke constantly. We are a non-smoking community so this was quite surprising when I came home to an ashtray-smelling home. I have complained multiple times, but it seems that all they can do is give warnings. Nothing has happened. I am concerned about my health and my dog (who has breathing issues already). I am hoping that writing this review will give some more traction to my complaints because nothing seems to be working so far.

HORRIBLE. First they charge for the open (not reserved) parking which no other complex in this area or surrounding areas does. The appliances work poorly, if they work at all. They never come to fix them when you schedule it, if they do show up it is 15 minutes past the end time, i.e. come between 8 and 12/ noon and they will show up at 12:20. The cabinets and drawer were falling apart. They charge for pest control and there was a lot of bugs even for the 3rd floor and I keep a clean apartment especially because I have children. They do not keep proper records in general but especially for the utilities, which you pay with your rent, but if you are not careful they add two months worth to your final bill. They charge you to paint the apartment. You can hear everything from all of your neighbors. There is poor parking to resident ratio; meaning the money you spend to park there does not mean you will be able to find a spot available. Oh and the rent goes up by more than $150 when you renew, so even if you get a good price to start, you will not keep it.

THE MANAGEMENT HERE IS WROST, Please DO NOT move in here. When I moved all representatives talked very nicely after one week they showed their other face, they talk as if they are renting their apartment for free of cost and they never care about your request. They charge you $300 as non refundable, they say we clean hallway in each block but they never do that, when I saw hallway it was so ugly. One of my friend family visited us over the weekend next morning when I saw, their van was towed.One more terrible thing is when I renewed my lease they increased $100, I asked reason they gave bullshi... answers. All the representatives are well dressed and they look like they are well informed, but when you talk to them you realize that they do not know anything, they do not even know how to talk to the residents. Overall I can say this is a pathetic place to live, PLEASE STAY WAY FROM THIS APARTMENT.

My husband and I have been living here since last Aug of 2018. The leasing office staff members are always helpful and informative. Even with noisy neighbors who live below us, and with the police always in and out of our building, we still enjoyed living here. Last week so the week of May1, 2019, two maintenance man came to check if anything was leaking in my apt bc the first floor was leaking water and so they checked all the other floors and something from my ac was leaking all the way to the first floor. So they came and left , and later that day the asian maintenance man called me to tell me a repair man will be coming to my place around 9-11am. I said ok. All till then was good. The next day comes I waited until 11am no one shows up. At 11:05 I about to leave for a rehearsals and the man shows up and I told him why are you guys late. I have to leave. He shows me his phone and says its still 11am. They check my ac and before he leaves he says they will back another day so i should lock my dog up in a room- first the problem with this was he didnt tell me when they will be back, secondly I dont feel comfortable leaving my dog locked up for a long period of time and who is he to tell me to lock my dog up. Till then they were very unprofessional about making a apt with the tenant. Even when we request a maintenance service repair we put in our preferred date and time for the repair And give them consent to come in our apt: Yesterday, 5/08/2019 , the man said he called and I didnt pick up. I checked my phone and saw I had a missed call, he called me 5min prior to them arriving to my apt.I was trying to put my dog on her lease when The maintenance man told me to go in my room and lock my dog up. First of all, he was out of line telling me what to do with my dog. Most people with common manners dont come with out a 24hr notice-any notice and do not say those things. At this point I was already frustrated. Anyways I let them come in and check the ac. He said they will be back later today. What was i suppose to wait all day for them? I told the man to call/text me before. FYI I am a violinist so I have really bright ears. When I was about to get in the shower I heard someone put in the passcode opening my door and my dog started barking, I was really scared. When my dog started barking they closed the door back. I get out and check the door and it was the maintenance man Carlos and the repair people. THEY DIDN'T EVEN Bother knocking before they opened my door without my consent. The maintenance manager Carlos said it was a emergency so they had to come in. That is nonsense. They opened the door and closed it because my dog started barking And then they were just trying to save themselves from this situation. The other maintenance man earlier said he would call or text. Before they Come again later today so them saying they opened my door bc it was a emergency was bs. Plus if it was a emergency they didnt do anything about it since last week. At this moment I was so scared, shocked and so frustrated. I asked the maintenance why did you open my door and Asked why didnt you guys call before or knock and the man said "hey are you going to let me talk" . I told him that i was going to let the leasing office know. And he said "GO AHEAD. We are not going to fix it, and you have to pay for it."" I closed the door and went to the leasing office. I talked to Francis, she is always helpful and friendly. I was just so frustrated and scared that I bursted into tears. I pay for my dog rent, I paid the dog deposit. I don't feel safe anymore and feel like my privacy was extremely violated. If i get into more detail about how unprofessional the maintenance people were I can.
