Y'all trust the horrible reviews This place has gone so far downhill Iwish the staff would stop writing 5 star reviews - naming staff!!! It's so obvious! Residents have a right to be angry I'm sorry I would've been thrilled with 30% increase I was given a 50% lease renewal take it or leave it- When I said no...I immediately received a notice to vacate effective at lease end Wow...like I want to leave? No! They don't care!!! They are a huge conglomerate that have horrid ratings in every city they own They want people to leave They just don't care Whatever Everything Tanja said in her review is 100% truth The new coded entries do not make any sense Break ins have happened Airbnb has begun! The new company purchased and renewed me at 50% higher No one at Southgate has ANY say or control as to negotiations...and when you email or call the headquarters they give you the run around... The number of people leaving is massive contrary to what is being advertised as available The old staff at Southgate is great- The views are spectacular but...for a 678 sq ft unit with paper thin walls, and I mean paper thin...non private balconies for 85% of the units meaning all that walk by literally stare in your windows....and paying for EVERYTHING- garbage, water, parking, amenities, sewer...WiFi...electric... They would want to keep current tenants in great standing. Nope. Sadly they want us gone with the hopes people will pay 50-100% more for their units. Sad to leave but- it's just not worth the price or the headaches

They do nothing to enforce masks during covid. People walk the hallways and go into elevators without masks constantly. I had to move because I did not feel safe anymore. And moving out, they nickel and dime you at every single opportunity and invent damages that do not exist. If you are already committed to this corrupt company, document everything. I know people that used to live here and live in the Flamingo now and say they like it better.

Long story short: Terrible new management. Used to be great. I would not recommend for anyone to move here unless your expectations are really low. I've been living here for over 3 years and the building was a great community. The new management under AIR is only concerned with one thing: making more money. (AIR stands for Apartment Income REIT Corp - with INCOME being their #1 concern). They have made constant changes in Southgate and it can no longer be called a luxury building. For example: - They replaced the old cleaning crew (building used to be spotless) with a cheaper crew and the building is NOT clean. It's gross in many areas, elevators, trash cans, walls, hallways, the gym room is always full of dust and hair - They removed the parking gate to replace it with a "new" gate and increased parking from $135 to $200 to justify the cost. Surreal. - They replaced the key fob entry system with codes which has made the building LESS SAFE. Anyone can enter with a code. - They just converted a beautiful clubhouse room where people used to have birthday parties and/or use to work and gather into a giant locker room - a service we currently had for free for which residents will now have to start paying in a year! They have the nerve to frame this as a "new feature". - They are now passing building operation costs to residents onto their monthly bills. On top of that, constant issues, especially with the elevators. - 3 elevators per tower. One of them in the South tower has been out of service for over 2 months. - We're often running with only 1 elevator (for ~200/250 units I believe) which takes forever. - Today ALL 3 ARE OUT OF SERVICE. It's almost 9 AM and we have yet to receive a formal email from management. If you have trouble walking or need to bring anything up, like your bike, you're stuck. See photos - just a "sorry" sign. This is a hazard. - The doggy area is always full of broken glass because it's next to a dumpster which is always overfilled with large items by the way - the glass problem has been one I've complained since I moved here and they only pretend to care. - Some residents do not care at all and they will be your neighbors - like throwing away dog poop bags in garbage by the elevator or never picking up after their dogs, or letting them pee by the front door - but again, considering how many dogs live in the building, management should do something and put proper equipment around the property. Oh I forgot to mention the MOLD. So many units dealt with mold issues (including mine) that the building tried to cover as "dust". We had to call on professional third parties to prove those issues and it was a huge mess. There was mold in the A/C duct in our bedroom and we had to leave the apartment for 2 days while they removed part of the wall and replaced it. I'm not a negative person - I'm just giving you facts about the building and reasons why we'll be moving. The increases in rent are not longer justified. Now on the plus side: - Most beautiful sunsets you'll ever see - Amazing view, sometimes you even see dolphins swim by! - Great pool - Convenient and walkable location - Relatively quiet units and building Beware of manipulation from the building, responding "we're not able to locate your unit" to make it sound like they're fake reviews... If you're considering moving here, read recent reviews only.

Horrible management. They lack professionalism. They never return your deposit check and they charge you extra for wear and tear. Stay away. Elizabeth is the worst and lacks integrity and professionalism. She claims she sends email and calls when she never does. This place is like a zoo ran by bunch of ghetto unprofessional managers.

The worst place to live in southbeach the staff is rude rude you really don't feel at home you can't enjoy the amenities as they have many restrictions paying more than $3000 it's incredible I can't wait for the contract to be fulfilled to leave this place

March 8 2023: Southgate Towers has been price gouging; they have increased rents by close to 30% over the past year. Since the recent acquisition by AIR Communities, they have hired Conservice, which has also hiked the already dubious utility charges by 20%. We need to stick together and deal with this issue. Please join us on insta at profile: ResidentSouthgate to pool together, share information and discuss next steps. This is a CLOSED instagram group. Only Residents with a current lease or a lease over the past 36 month will be allowed to join. Only people in the group will have access to other group members and information posted. UPDATE: As of today, March 20, 2023, Southgate has notified of: - 30% rent increase upon lease renewal very soon. In addition to the 15% rent increase imposed six months ago. Total of 45% (!!!) this year alone. - Utility charges increase by 50% per month. Raising the 'utility' - water and garbage - charges by 50% per month - to $150/month per apartment, from the already very high $100/month/per apartment. Photos are attached for proof.

Update **** the new management is awful. People are moving out daily. There has been people breaking into cars on property, breaking into people's apartments, they don't give security deposits back. The elevators don't work. But they harass you about mundane things and the priorities here are totally backwards. I love the views and amenities. I have lives here six years and can't wait to leave! I have referred many current residents. There are some great employees there but unfortunately there are some that ruin it for the rest of them. Specifically the doorman Kevin who constantly tries to harass me. From trying to report my license plate after being parked in the loading zone for five minutes after unloading my car from a 12 hour car drive. And most recently lying to management saying my dog is off a leash in the building. I then have to take time out of my day to meet with management only for them to see he was incorrect and in fact not telling the truth. He constantly looks for trouble and tries to pick fights. It's unfortunate when you pay rent and someone tries to make your home a place you don't feel comfortable in.

Scammers,it's been almost 2 month and I haven't seeing my security deposit,they WILL keep it no matter what,On top of that they're very dishonest people,I move out when the pandemic hit (covid-19),4 days before I was supposed to move out they started harassing me with emails asking me when exactly I will move out,then I have a phone call from SAIDE MLAYES trying to cut a deal to extend the lease which I refused,I let them know it may take and extra day to move due to the mess with the pandemic all the business shout down,I had NO RESPONSE from that. Long story short I took an extra day which I used just to go and deep clean the appartment and by noon I was out. Later on I find out they charge me an extra $190 dollars(for an "extra day")when I email SAIDE MYLAYES,regarding her lack of consideration due to all this situation I have no response at all,after more than 7 emails looking for an answer after this ...it's been almost 2 month.no response at all and yet no deposit back. What a great managment...scammers SHAME ON YOU SAIDE MLAYES and ELIZABETH MARTINEZ !!!!!!

Don't move here unless you want to be treated like garbage and have them force you to spend unnecessary money. I have lived here since 2020 and when Gummerick was the owner this was an amazing place to live, always with good energy and it was a true community of friendship, neighbors, and amazing staff. Unfortunately, they sold to Air Communities and now this has become the worst place to live. You can feel the corporate greed passed along from Air Communities in every aspect of living here. Here are some of the things Air Communities has done to me: Raised my rent 40%. Negotiated with some residents to a 20% increase and refused to negotiate with others Raised the monthly parking 50% I had my rent payments on auto debit and they took an unauthorized $3450 (this was in addition to the amount they were supposed to take- so double rent payment) and I had to waste my time for a week fighting with management and Air Communities to get it back They took out a nice room that was a community area that was used for parties with a pool table, couches, and table and replaced it with a room full of lockers that charge you $10/ day if you don't pick up your package within 2 days. Also they are going to start charging an annual fee for these lockers. If you don't use the lockers they will have your packages returned to the sender so there is no other option and you are forced to use the locker system. Constant issues with the elevators being broken and the inspections certificate is around 2 years past its expiration date. They used the wrong type of paint in my unit so walls scratch very easily. I asked to have it repainted when i renewed my lease and was told they would not repaint the walls The inside of the apartments are outdated with old appliances, hardly any storage and i would not consider this luxury living The view is amazing so If you do end up moving here be sure to join the group chat *SouthGate_Chat so you can hear first hand from all of your neighbors the many insulting ways that Air Communities treats their residents or while viewing apartments, pull a resident aside when you are not with a leasing agent to get a first hand perspective. As mentioned I have lived at Southgate since 2020 and all of the good reviews that you see are from people that work for the company or I have never even seen before.

This place is a joke Management is just plain Horrible, especially the new manager's and Miram. They are all completely incompetent don't know what end is up --they are just plain useless period. Do yourself a favor and look else where!

Southgate was one of the cheapest options in the area but it is not a good choice. Because of the price I didn't have the highest expectations, but even with a low bar this complex was grossly disappointing. Paying a little bit more will save you from a lot of stress and put you in a much nicer space. The amenities are sub par. The gym is small and often too busy. The management is inconsistent and can be rude and threatening. There are issues receiving packages, I had one lost and one turned away by the front desk for no apparent reason. The property company also ended everyone's leases early and after the start of the school year (devastating for families) to renovate one of the buildings. Finally there is a serious mold and cockroach problem paired with A/C that doesn't reach the bedroom or bathroom. DON'T LIVE HERE.

I've been lived there for 1 year, I have good things to speak about the place because it's really amazing, but the staff ( management) and the office they are the worst I ever see in miami since 3 years that I live here . First of all when you give your deposit check when you move there they at the time of return do not return the correct amount and try to find for things that even you tasting with photo that was perfect they discount you. second thing all the people in that office treat bad and are not kind to you, the manager Elizabeth is the worst because she does not help you at all and is always rude when answering emails. So take care when rent apartment there, make sure when you move that everything is fine, take pictures and don't expect good things from the management.

I strongly recommend not renting here. I have been here for 5 months, and I am very unhappy with the experience. I wish I listened to the reviews written here. I was renting from out of town and was wow-ed by the views and amenities, but nothing is more important than having good management. The "resort style living" includes: 1. Unending, highly variable fees for your apartment and the common areas: trash, pest control, sewers, electric, water, consolidated statement fee etc, etc. We have literally paid $375-675 (includes parking) above our base rent every month. 2. A dishwasher that makes all your dishes smell. I've contacted maintenance more than once about this issue and no resolution. I've cleaned the dishwasher and filter many times, I've run the dishwasher with vinegar and still smells. Have resorted to hand washing all my dishes. I'd trade every amenity in the building for a functioning dishwasher. 3. A parking spot on the 6th floor on the open roof for $214 in a building across the street. I've emailed the "concierge" service to change my spot to one of the open, covered spots (of equal price) and they don't even bother to respond. Very impractical set up if you are a person that works every day. There are several other negative things about this building that I could say but honestly I can tolerate a lot of those things. What is intolerable is living somewhere where they don't value the tenant or respond to requests that impact your daily life, and yet still ask them to pay a limitless number of fees. Please do yourself a favor and rent somewhere else!

Management is impersonal and makes no effort to personalize your experience. Don't expect any help with your apartment issues, if anything, expect a defensive management that seems to have a perpetual powertrip. Depressing place, really. This is not a "homey" place at all, and if you can afford it I would recommend steering clear.

In my experience, AIR Communities: * Is built on Predatory practices * Lies and / or gleefully dismisses when concerns are presented by tenants * Does not in any way care for Resident Safety * Intentionally attracts residents who have no respect for the building, nor the community * Does not in any way care for the Resident Experience * Views tenants not as clients, but rather as marks to grift * Abuses tenants by shifting all possible corporate liabilities to the tenants * Intentionally creates corporate structure and workflow that silo's A) The people authorized to make decisions, from B) The people who are allowed to communicate with tenants. And when they respond to this post with some generic hollow apology, and an invitation to discuss with them, please remember that we discussed these concerns with them for months, and saw no improvement. They have no intention of changing.

I have lived at Southgate Towers Apartments for over 4 years. The apartments are beautiful, the amenities are amazing, the location is spectacular, the views are incredible, but the management is ABSOLUTE TRASH. They are greedy, and don't give a sh*t about their residents. They haven't been very lenient or understanding to people I know or myself when asked for help during this COVID-19 crisis. And now that the pool reopened, because my boyfriend isn't on the lease, and they're not allowing guests at this time, they won't even let him come to the pool with me. They said he would have to be added to the lease. Also lost my amenity pass (a piece of plastic with a barcode) and they said it costs $100 to replace it ($25 COURTESY fee lol)but I am MOVING OUT in 3 weeks! These people are the WORST! I understand having rules, but there are times when exceptions on individual cases would be the right the to do. I am glad to be leaving this property. If you decide to move here, have very LOW expectations from management. They probably will still fail to meet them. They will lure you in with great move in specials and low deposits, but if you truly NEED them, you can forget about any sense of empathy whatsoever. GOOD LUCK.

We're a business that has rented parking spots from Southgate Towers for years. For the past few months since new management took over, they've been fining our registered vehicles. No one responds to appeals, emails or calls, all while still happily collecting payment. Incredibly irresponsible and unresponsive company.

I would seriously think about moving into this place. Most hallways smell like weed and cigarettes so you cannot open your windows. The walls are SUPER THIN so I can hear my neighbors talk, when their phones ring, when they are doing the naughty...EVERYTHING. Even upstairs...I hear people walk back and forth and scream at each other at 4am. Noise from all angles!!! They say it's not a party place but all my neighbors blast their music. I've called downstairs every week since I've moved in, except when I'm out of town obviously. The problems have never been permanently solved...I'm moving out! Oh, and they wanted me to renew my lease at $200 more per month!!! The amenities will fool you but the reality is weak management and horrible construction. My emails to management went ignored for way too long. Way too expensive for sleepless nights. Good luck.

Horrible management it took 2 years to build a pool and now they decide to charge you money if you invite 1 or more people,so if you parents come visit you or something like that you have to pay money in order to bring them to the pool ...wtf is this I pay $2400 for my rent and also now I have to pay a fee for bringing my parents to the pool..? Insane !!!!besides this if you have any problem with your parking,or apartment or anything related to the building or amenities ....nobody will solve you a single problem ,and good luck if you write an email to them cause they will never reply to you with an answer ....this is bullshit I'm just waiting for my lease to expire so I can get the hell out of here !!!!

A bad joke ! I have been renting a studio for $1800 with a major mold issue ruining all my clothes and furnitures. When I decided to leave the place they charged me a $3200 leaving fee without taking consideration of the mold issue and keeping my deposit. The management of the building is miserable. I don't recommend this property. Run away..

I have been living here for the past 12 years and I can say that things has changed a lot. The staff is extremely rude to me and my guests. You are treated very poorly and with disrespect. I tried to go to the pool on my ONLY day off which it was a Sunday at 7pm when there was nobody there and the security didnt let me in because I didn't have my amenities card on me which i showed to him a picture of it and also the app from the building showing that I AM a resident , and trust me I pay a lot of money for this place. The security insulted me and my husband causing a huge scene on the pool. Now how can a resident that pays rent for the past 12 years NOT be allowed at the pool when there was NOBODY there? I understand that there are rules but its not acceptable that they dont let a resident use the amenities when we pay for it. Staff is always rude with guests and even with residents, I see people arguing with staff everday. Im tired of complaining about it and nothing gets resolved. I deeply regret signing the lease for another year. But one little advice, if you are looking to move here DONT, or you can prepare yourself that you will be angry and disrespected and the management DOES NOT care for you whatsoever. I reported all of this to management and I never got a reply. Nothing. Its a shame because the only good thing about this building is the view , its not even the building itself. If you're looking for a place to get Covid, this is it! No masks are enforced in common areas so feel free to bask in the ambiguously contaminated air. Don't worry, the staff don't enforce masks so you can inhale the virus (or share your own!) without anyone bothering you! Now I'm sure you'll want to live here forever paying over $2k a month for your personal chance at catching Covid, but should you move out make sure you don't take a penny of your deposit with you! Don't worry the management will help you find invisible damages so you can donate all of your deposit to keep the management's pockets full. Who wouldn't want to live here?!!

Horrible management and will tell you what you want to hear to get your deposit. Hard to get ahold of and then uses that against you. Also if you look at the reviews you will see alot if reviews of mold in the building and I explained how I was concerned with that due to having mold illness and they do not care. Very dangerous for residents health

So every time I email this new community management (Air Community) about the issues in this building, their response is "we understand the inconvenience". Rarely any action. This elevator issue in the south tower has been going on since end of last year.

Worse place ever, full of mold, dark inside first floor, staff do not use walktalk instead they just scream all day. You do not go to have peace here, is very noise, people in and out all the time, remodeling and most people that live here work on the food industry that means 24/7 in and out. Guetto really, sorry..

DONT move here. The only good thing about it is the view. The neighbors are absolutely disrespectful, you can hear the neighbors like they are inside your apartment and even If you complain about it the management doesn't do anything, I have been complaining from almost 2 years about the disrespectful neighbors above me and management does absolutely nothing. So if you are looking for a peaceful home DO NOT move here, this is the worst management I have ever seen. They do not care about you at all and you will be frustrated at all times.

The grounds smell of dog urine because they cannot/do not enforce the pet waste policy. Not so "luxury" to smell dog pee cooking on the hot pavement every time you leave the building or come home. You'll also smell dog urine while swimming in the lap pool -- anywhere next to entrance/exit doors because tenants walk their dogs in the mornings and the dogs pee the first place they can outside. They don't enforce dogs in proximity to the poor (I love dogs, yet this is a health violation to have them within 50 feet because their waste can drain into the pool with rain, wind, etc.). The walls of the building are paper thin. You will hear your neighbors' TV, music, conversation, arguments, sex, you can even hear your neighbor on the toilet. Still, candidly, I think the root problem lies with the community manager (who has been there for over ten years and also lives in the building). I think she's too comfortable in her job and her lines of professionalism are blurred. I occasionally would see her socializing in the lobby, yet what tenants need is her walking the grounds daily with her head of maintenance and security to review the property, check in with tenants, see the issues (and offenders!) first-hand. I didn't see her do this once in the time I lived there. The front desk staff, though, are lovely.

Just went to the rental office. Some colossal douche bag was manning the rental office which is dump in the middle of a construction zone. He didn't greet us nor introduce himself. He simply stated that if we were there for a tour, he would be conducting a group tour at 4p only. The pool is not even close to being finished! Luxury???? I didn't think any building could have less customer service than the flamingo, but south gate takes the cake. A dump

The one star review goes to new management. I have lived at Southgate for several years. I just got my new lease renewal offer, they increased the rent by 33%. Shows they the absolute do not care about current residents. It is very sad to see corporate greed taking over this beautiful building. Even with taking inflation into account, this is an absurd increase in rent. Other than that, beautiful building, very nice staff.

I was a resident of Southgate Towers from October 2015 until June 2016. All I can say is make sure you get everything in writing before signing your lease. There are so many hidden fees, I was told that it would be better for me to get a 7 month lease and extend for one month because the price would be better. It took over a hundred e-mails trying to get them to e-mail me back and confirm to me what they had promised. I kept e-mailing them and getting no response so I would go by the office and they would say "hey we got your e-mail and everything is ok". but never respond to me in writing. The management is very deceptive. My carpet was damaged when I moved in and they tried to charge me for a new carpet when I moved out in June. Finally they agreed to give me my deposit back for the carpet only after threatening to sue them. I received my deposit 3 months later in September. Imagine if I had owed them money for three months... I received an e-mail from Elizabeth saying I was charged a late fee and my parking was being cancelled while I was on vacation. Apparently the original woman working there Saide was automatically debiting my credit card every month and since she was no longer working there Elizabeth let me know it was my fault. That garage is a joke anyways. the gate was broken for 6 of the 8 months that I lived there and people were parking for free while I was paying for two spots every month. The service requests are a joke. they want you to submit a request through their online portal. So I would submit a request and then hear nothing for days, then I would go to the office and ask if they could fix the problem and I was told to file a service request. After letting them know I had already filed a request on their portal they would start the work. This happened every single time I tried to submit a service request! They are extremely overpriced for apartments without a private balcony. Do yourself a favor and read the reviews most of the people who live there hate it. It could be a great building but its being very poorly managed. Also on Easter weekend on a Friday night my patio furniture was stolen overnight from the 15th floor and I had to file a police report. The southgate security couldn't do anything they watched their tapes but only have cameras in the elevators and the front door. I was told that the chairs that were stolen had to be in the building because they didn't see anyone leaving on the camera. No other solutions were given there was nothing else they were willing to do.

Extremely noise place! Not a place to rest!!! If you choosed to live in the first floor, you will hear Latins screaming 'jamon' every morning, talking laud, you will hear airplanes caming and going. You will hear the cleaning crew talking about daily live, people rolling doorman carts, it's hell! Gardners are always blowing imaginary leaves! The curtains are not black out so very bright! Roaches every where!! The smell of male bathroom close to the gym you can feel from miles way!!! Old building even remodeled!! Not recomended

It's a great view but all smoking mirrors. It's more of a hotel than apartment building. I would like to take this down another notch just because my closet fell four times since living here. My bathroom light hasnt worked in over a year after 10 request to get it fixed. I honestly recommend staying away.

Awful management. Not well maintained. We had black mold and AC issues that never got dealt with. We had to fight for basic things that a decent, honest landlord would have provided. Don't waste your time here. Don't sacrifice your comfort. You won't stay long & they'll keep your deposit.

I promise you would HATE living here, old management was great and when new management came it was literally one of the worst places to live on south beach. You are expected to SHUT UP and just live without a voice here, some luxury apartment this is right? If you are moving here this is what's happening right now: You are paying almost $250 per car a month and you won't get to choose your own parking or parking on lower level of the parking garage. You are subjected to parking on the top level to get your car cooked in the sun as a RESIDENT!

The new management of the building does not understand what he is doing. The real estate market is already declining after overheating, and they increase the rent by 30%, although under the contract they have the right to increase only by 5% per year. Instal an older access control system that is not convenient for residents. Repair 2 of 3 elevators for two weeks Change parking rules on a one-way basis and transfer tenants from 2 floors on the 4th floor of the parking lot Constant dirt and construction trucks near the entrance to the north tower due to the construction of the restaurant. PLEASE BE AWARE. My wife and I lived in southgate for the past two years. When we were under Gummerick properties we had no complaints. As soon as Air communities took over southgate is when we saw problems arise. Since is at the beginning of 2023 we charged by over $900 for four months an extra car we never had. I notified employees daniel rosario and Saide Mlayes numerous times but they never fixed it. Finally I recently transferred to another military unit and had to leave miami the beginning of july. As soon as I received final official orders I emailed Ms Ciara Wholey and the air staff email and gave Mr Daniel Rosario the physical copy of transfer orders. Today I got emailed a bill for a termination fee costing $4562.00 saying I notified them on July 20th. Military members who need to transfer shirt notice are protected on the service member relief act .But I guess air communities doesnt read emails and they dont keep official documents. Stay far away from this place.

If I could give no stars I would. They scammed me into applying, told me I would get refunded after 72 hours of getting approved and ended up keeping all $1600 of my money which includes the deposit amount for an apartment I never rented. They said they would get back to me but never did. Run away.

Want to share my experience for people considering SouthGate Towers as future tenants. DO NOT SIGN A LEASE. DO NOT BE BLINDED BY THE VIEW. Air communities bought the building and completely flipped an amazing community upside down. Skyrocketed rents by 40+% , fired an immaculate cleaning crew and hired a cheap replacement that does nothing. They will hit you with so many hidden fees. Elevators never work, security is non existent and the best part... your AC vents are COVERED in mold. Toxic mold. Every unit. They just paint over the mold, and hope you don't notice. I loved living here before Air communities bought the building. The staff were excellent and it truly felt like home in paradise. The day this new company took over, it changed everything. Don't believe me? Read the other reviews. Read the reviews of people who lived here before the change, AND the people after. It's a catastrophe. It's unfortunate for the staff because they were always great, but as for Air Communities, and what they did to OUR community... 0/5 stars doesn't do it.

I really wanted to give the Southgate Towers 5 stars, I loved living here. But the building was sold and new management is making unnecessary changes to the building. It went from FOB access to the building to a Keypad (where the code can be given to anyone - argument "you'll get your personal code" doesn't really count as every code can be given out) - which opens the door to illegal airbnbs - Every neighbor I talked to hates the keypad - it was so safe and quick (and hygienic!!) to just touch a fob to the portal - now a code has to be entered on a dirty keypad at the entrance and the elevator. My neighbor got his lease renewal at a 50% rent increase. FIFTY PERCENT!!! No courtesy to long term residents!! New website doesn't show it, but there's so many new vacancies as people can't afford the exorbitant rent hikes (their argument is, that it's current market value), just because you can hike up rents like crazy, doesn't mean you should. Corporate greed at its best!!! Very sad to see the quality of this building going down, and every concern just gets the same standardized corporate answer..

Do not move here! While the building has been beautifully renovated, and has a great view, living here is a nightmare. The office staff is rude, and incompetent (especially Elizabeth.) They constantly make promises and do not deliver, and refuse to give you anything in writing. Our ice maker (in the brand new refrigerator) did not make ice for the first 5 months we lived there. We asked the office many times (very politely) to have it fixed. They came three times and each time said that they fixed it, without ever actually testing it to see if it was fixed. We were told when we signed our lease that our rent would increase $100 when the amenities were completed. That sounded fair. However, before the amenities were ever done, we were told that in order to renew our lease, we would have to pay an additional $600 a month in rent. We decided to leave and did our very best to paint the walls (which are painted with such cheap paint that any thing that touches it scratches or removes the paint..and cannot be cleaned without wiping the paint away.) we scrubbed the carpets (which are very cheap as well, and very light in color as they are not supposed to be in rentals because they stain so easily.) and we were still told that they would be taking $600 from our deposit. They stated that the carpets in both rooms needed to be replaced. We were given the option to be present for the final walk through, we just had to call Monday morning. We called Monday morning and were told "oh. They already did it." They also threw out all of the food that we left in the freezer and were going to take during that walk through. When we finally received our check for the remaining deposit (more than the 30 days promised later) it was for $41. When I called and spoke to Elizabeth, she stated that it was $800 to replace the carpets. When I said that we were told $600 her only response was "Well, I can't say you weren't told that, but I can say it's $800." I left a voicemail for the regional manager of Gunmerick (the company that runs this building) to file a complaint and I never received a call back. From what I've been told by old neighbors, our unit (1526) has been vacant for about 6 months (would be about 8, but a neighbor took over the apartment very briefly.) They missed out on 6 months of over $2,000/mo in rent by good people who were quiet, never caused trouble, and always paid their rent on time for their greed. Karma will come back to these people.

Neighborhood:Grounds:Office Staff: I have stayed in Southgate for the past 15 months. I would advise anybody who is considering moving here to avoid it. While they have done a good job renovating the building, the management of the building is petty and terrible, they are all about the side hidden charges, very unresponsive and with a feeling of entitlement that they can do anything just because they own the building. Forget about the laws or about treating people with respect given that they are in the market of renting homes. Due to a mistake they made for my parking charges in January (a mere $100) they failed to collect parking for that month so they slapped me with $50 as a fine. 50% of the parking charge as a fine, and they never even told me they had not received the payment. Have explained to them on multiple occasions what happened but they don't even respond to email and as of recently they blocked me out of the web payment system and I have to submit payments with cashier's checks (and occur costs) for future months just because they don't like anybody questioning their perceived authority. In addition they locked my car in the garage for a weekend by disabling my card which is entirely illegal, this was done without notice that they had not received the payment or that they were about to lock my car in the garage. The contract for the lease is 50 pages, FULL of small print and side charges, there is one for every scenario possible. They also charge you water and garbage separately and while they told me it should be no more than $40 per month it is always close to $70. There is a $15 admin fee because they have outsourced the expenses billing and instead of them absorbing it they pass it back to residents 100%. They also pass back to residents the increased levy to the building from road water pumping systems ($18/month) which they should be capitalizing and absorbing in their accounts over a period of time given that this is charged by the City of Miami to building owners for upgrade of the streets that would protect their properties over the long term. Worst of all, they pride how they manage the building like a budget airline, they change the rent schedule every week, they have a pretty elaborate monthly rental scale starting from 1month to 14 months, and even though it is illegal to do leases below 6 months in Miami Beach they still do it. The experience of renewing a contract is a complete nightmare and they are very aggressive. On my first year when my contract expired (past December) they asked me for a 25% rent increase. After talking to other residents I discovered that they were doing that to everybody and people were up in arms, many people left. To fill the gap they lowered their admission standards and now the police is often here and the building is full of noise people you would not want want as neighbors. Really a BIG SHAME as they did a great job renovating this property but the are managing it to the ground. Never seen so much incopentence and short-termism in my entire life, this should be a case study in a psychology book on greed and disrespect but definitely not an option if you are thinking to live in Southgate Towers.

Worst service from any building ever received in 35 years. Do not move here, this is an extremely high theft area and not safe for anyone, especially families. There have been 10 or more motorcycles stolen from the property just recently with no officers patrolling. The community manager, Saide, is extremely rude. The last manager was extremely rude. When I moved in I was promised the cuts in the porch paint would be fixed. I had to call for 4 months to get this repaired and felt lied to, conned, and taken advantage of. I pay my rent on time for 4 years. It will be like pulling tweth to get Southgate to do anything other than spend energy to collect rent. They will never try to offer concern or help or do anything that can make your experience better. Made moving so complicated and Markeeta on staff asked me to go to the bank at the beginning of pandemic, also to stores to get ink to print financial statements. Took 2 months to move from 1 unit to another unit next door, waiting on Saide, the community manager to return calls or email or anything. After all the trouble they gave me and no response for 2 months Saide said, "then why do you live here." That sums up the terrible service this building offers. It starts and stops with that attitude. They treat you like absolute trash. My $30,000 motorcycle was stolen from the parking deck with a lock and alarm. Saide never came and helped or apologized or offered any help or concern or comfort. She only told the worker on the phone to not show me the footage because allegedly "the police told her not to show me" I was there with the police as he viewed the footage next to me and he said I could see it but had to listen to what the building said. This is an obvious first point of interest for the 3 detectives in 3 cities helping with my stolen motorcycle case. When I asked the security gaurd by us while we were waitibg for the police if he was working and saw anything, he just walked away and walked down the hallway while I was talking to him. You will be treated like trash in this apartment complex. The workers are cold and absolutely no concern will be given to help you more than a stranger walking on the street. There have been 10 motorcycles stolen here recently. I confronted the officer working the wekeend shift and he said he never had heard of any stolen here as he sat on the couch in the lobby watching videos on his phone as he has for 4 years. I told him my $30k Ducati was just stolen, he said he had not heard of it. I told him he should get off his phone and he should be walking the psrking kit and block and recording suspicious activity and watching motorcycle spotters and protecting people in the parking lot. Anyone walking by a motorcycle theft accidentally could be shot just so the criminals can get away, yet the officer is on his phone, security was in the lobby talking to the front desk the day after it happened. Noone does anything to help and this has become a high target on West Avenue for motorcycle theft according to a police officer patrolling the area... there is an open door for criminals because Southgate is not addressing the situation and not adding a parking gate to the resident area, one gate which is often broken or removed for days or weeks at a time leaves the entire 5 floor parking deck exposed to criminals. The walls are paper thin. You can whisper through your bedroom to your neighbor. The construction is terrible. For the rent price being asked the wall should be any level of soundproof, but they have literally no soundproofing measures or thickness. I put in more than 40 noise complaints on my neighbor running a business out of his apartment next door. I sent recordings of music at all quiet hours, 2am 3am 4am 4:30am 1am 11pm over and over of music and subwoofers and heels clicking on the floor next to my apartment and down the hall for 8 months. There would be 5 to 20 people in and out all night. Management never did anything. I sent recordings and emails and called for almost a year. They only told me to call the police, so I did, and they never did anything. The degenerate left because he ran out of money and stopped paying his lease. My $180 shoes were stolen from my porch on the top floor. There is a video camera. Management never showed the video footage of the camera to me and noone followed up or helped or apoligized or showed any concern. You are treated like an animal by these people. The community staff and management will not lift 1 finger to help you with anything that is not related to paying them rent- just remember that statement if you are still determined to move in. Eventually, you will experience and understand this statement. I live on the top floor for about 4 years and now pay $2200 base rent, +parking +trash+water+utilities. It will cost you thousands to move between apartments in this facility. Negative 100 out of 5 stars.

Do not get lured in by the beautiful photos and grounds, the incompetent management makes living here hell! Here's my story: At 6:07 pm on a Friday, I receive a phone call from the office accusing me of renting my place illegally on Airbnb. I told her that it has to be a mistake because I didn't do it. I go down to sort it out, and the people that arrived gave me a copy of their reservation. It had "Ryan" as the host (no last name), a +49 phone number (not mine) and no apartment number. I called Airbnb, and after 3 minutes on the phone, they confirmed it was not me, and it was a Ryan H. I asked to speak with the individual that called, and she would not come out of the office because the office closed at 6:00. (Meanwhile, she called me at 6:07 and would yell out to me that the office is closed from inside her glass office.) She said that based on the information she had that she believed I rented it because my name was Ryan, and she was going to issue a 7 day notice of lease termination. This is even though the reservation was not mine, I had always paid my rent on time, and I was a non-complaining / low maintenance tenant. The stress and aggravation over that weekend that was put on my from the incompetent Southgate employee was not worth any of the amenities or other benefits of living in Southgate. There are better options, and I tell everyone I know to live anywhere but here.

Really starting to be fed up with this place, now going on month 4 living here. Walls are paper thin, nobody respect the pet rules. Animals running a muck on pool furniture. Views re gorgeous no doubt about that. Is that worth 3k a month for the cheapest apartment with all ridiculous fees tacked on. Your amazon package will never arrive unless you sign up for the paid package options. Last but not least, straight out thieves, I had some extra Credit Card cash rewards so I decided to pay with a CC and received a confirmation email with receipt. Only to find out days laters my payment was voided, I was contacted that I haven't paid and discussed with the person over the phone that I did pay and even received a receipt of payment. I was then told not worry to go ahead and pay again and that my payment would be credited the $150 late fee. After I paid again and this time the payment was successful I was contacted again that I will not be reimbursed $150 because the payment was voided by my side and provided a screenshot from the internal portal that says the "resident portal" reversed the payment. Really not acceptable. Attaching photos of my paid receipt. If resident can truly decide to void rent payments once submitted without human interference there is truly a flawed system. Every time I have gone to a store to exchange or return something I have always gotten a receipt to show the credit back to my account. I hate to be the one to have to take things public but I have run out of options. I have requested an address to send a certified letter. Went from rating this place 3 stars to 1 star.

I moved here because of the views (yes, best views, i know) BUT id rather move to a place with no windows than staying here for another year. Very noisy, staff with no manners (the cleaners, security guys, etcetera). I have left this place but lived here for 2 years. I saw the transition from the old company to the new company. It went from a really good apartment community to a horrible one, management-wise. They increased my parking and miscellaneous fees without notification. They have not returned my deposit and when I followed-up, they wanted to charge me for carpet replacement, the fridge door, and the blinds. So when I asked them to send me the pictures of the damages, they sent me the photos which I am attaching in this review. You be the judge if these are normal wear and tear or if they are reasonable in charging me these ridiculous replacement fees! They want to keep my deposit and pay them extra for all the replacements. Under Florida statute 83.49(3)a, you had 30 days to notify me of damages you were claiming and you failed to do so. It's been more than 60 days since I left and you still have my security deposit. As a tip, check their newest reviews and you will see how unhappy the most recent reviewers are. The good reviews were for the prior company, not for the new owner. If you don't want to get robbed, DO NOT ever go here. DO NOT fall for the nice views.

Hello, My name is Erez Ben Ishay, I live together with my husband and my dog in Southgate Towers apartment in south beach (910 west ave apt 1016) in the last few months we started to have mold in the house that came first on walls all over the apt, then we saw inside the closet all over our cloths and shoes, I didn't made too much drama and put on garbage a lot of expensive cloths and shoes and just told them about it,they came few times cleaned the mold on the walls and left, then it came out to our bed, toys of my dog and other furniture. I asked the management here to help and the only thing they did was to clean the filters of the AC. On this last few months I'm taking sleeping pills to sleep, having anxiety attacks, headaches and skin rash and infections. The building didn't wanted to cover any of the damages. They are putting the life of people in danger, stay aways from this building far as you can!!

In my experience, AIR Communities: * Is built on Predatory practices * Lies and / or gleefully dismisses when concerns are presented by tenants * Does not in any way care for Resident Safety * Intentionally attracts residents who have no respect for the building, nor the community * Does not in any way care for the Resident Experience * Views tenants not as clients, but rather as marks to grift * Abuses tenants by shifting all possible corporate liabilities to the tenants * Intentionally creates corporate structure and workflow that silo's A) The people authorized to make decisions, from B) The people who are allowed to communicate with tenants. And when they respond to this post with some generic hollow apology, and an invitation to discuss with them, please remember that we discussed these concerns with them for months, and saw no improvement. The sharing balconies are always dirties, the small space for gym is full of personal trainers bringing people who don't live in the building, the towers doesn't have security, everybody can come in without notification.

These guys are dishonest, disorganized, discriminatory, and a costly, exasperating waste of time. Even Gumihad HQ staff admits their staff us sub par and they struggle to find anyone good. Assume little to nothing of what they will tell you is true: - units they say are available may not be - they will promise to email you or call you and not do it - they will make agreements and break them - the lease price isn't nearly what you'll end up paying when they add in all sorts of fees - they try "used car salesman" type tactics to rush you showing you a chart of rents going up and up daily when in reality the units have been sitting vacant - tenants complain about noise - tenants complain about staff (and, as above, staff complains about staff) If you want to lose weeks of your life to being lied-to with the potential upside of living with terrible staff and the downside of being stranded because you relied on their word, apply. Otherwise, be smart and look elsewhere.

DO NOT LIVE HERE!!! THIS HAS BEEN THE WORST APARTMENT I HAVE EVER LIVED IN. 1. The leasing team will misquote you on prices, not do a proper move in procedure, and then charge you fees from their shortfalls 2. The walls are EXTREMELY THIN. You can hear EVERYTHING in your neighbors apartments. 3. The parking garage is across the street where they place their residents on the top two floors (one being outdoor), they didn't tell me this when I was quoted or touring 4. Management never helps. I have had issues with fees where I never received communication. Most recently, my smoke detector was going off and when I asked them for help as it is extremely loud and to come up to fix it they instead said to put in a work order and wait because it wasn't an immediate issue for them. No apartment should ever be run like this. There is no communication, outrageous fees, terrible management, and poor service all around. As someone who moved in a couple months ago I asked other people in the building what they thought and most responded that the new management has made this complex worse and it used to be better. I doubt this will be fixed anytime soon. DONT LIVE HERE. DONT PAY HIGH RENT FOR A PLACE WITH SUCH POOR SERVICE. STAY FAR AWAY!!!!

I am a resident of the South Gate Towers and I can say that this is not a real luxury Building like they say they are, why? Because even though they spend a lot of money to make sure visually it looks beautiful once you moved to your unit you realize the spend no money making sure that as a resident you get privacy!! It's unbelievable how THIN the WALLS are! It's like having your neighbor in your room. It may sound exaggerated but even when my neighbor get a text on his phone I can hear it, i can hear when he's cleaning his drower, I can hear every single conversation even when I knock on his wall and he try's to be extra quiet, I can hear when his having sex, I hear even when he farts as I'm in bed trying to sleep, and and it will wake me up in the middle of the night, I'm not a light sleeper, is literally like having someone in my bedroom, a roomate i didn't ask for. How can it be a luxury building when you loose your sleeping privilege! It's 4:32am and I'm up because I can hear my neighbor. My neighbor and I are even considering building a soundproof system on each of our bedrooms that will cost each one $2,000 because of how bad this situation has got. If you decide to move here just know you are giving up your right to sleep every night quietly because your sleep will depend on your neighbor life style. It will be a luxury if you get sleep.

The first year at southgate towers was good. The second year with construction going on and toxic construction dust everywhere meant I had to buy a $300.00 air cleaner to be able to breath. Debris was polluting the bay from the project. It was hell. Then they closed down the South tower and kicked all of us out of that building with 90 days notice and refused to honor our leases. My lease was not honored. I had 2 months left on my lease and was only compensated for $800.00 for them canceling my lease. They should have paid off our leases. I paid an attorney who confirmed that what Gumenick Corp did was illegal. Then they opened the new building and now a smaller junior one bedroom which was smaller than my apartment was $500.00 a month more. They also charged me pet fees for one of my two dogs that is a service dog. The worst thing was that between year 1&2 living there in the construction hell--they raised my rent!!! No pool, crappy amenities due to construction. Then I found out they were renting units on higher floors to new renters at lower rent than I was paying. This is not the way to treat others. Shame on the owners of SOUTHGATE towers. You made what started out as a great experience into a horrible experience and lied to tenants every step of the way. Think twice before you rent from Southgate towers. If you can put up with construction noise, toxic dust and can deal with dishonest management and staff---good luck to you. I will never live there as there are much better places to live on the beach.

I've lived here for the last four years, and the elevators in the South Tower never worked well. But since we have new ownership since the beginning of 2023. they jacked up the rents by over 40percent and the elevatorts now are worse than ever! of the three we are supposed to have, one has been out for 6 months and the other two break down or stop working almost weekly. For a "luxury" building this is an unacceptable service record.

Elevators are constantly broken, no more holiday parties, the complimentary bikes are falling apart, and the new cleaning staff (with the exception of one friendly, hardworking woman) are unfriendly and lazy. There is no sense of community here since AIR Communities took over. Southgate claims to be "luxury" but the environment doesn't match. It's no wonder most of the residents moved out whose renewals have come up since new ownership took over. Unless things change drastically, there's a high probability we will not be renewing in August.

Pros: Great location. Super clean. Great staff. Cons: Noise between units. Lack of sound-proofing in walls and on the floors. Gym gets taken over by narcissistic trainers and their clients. Dog barking issues not resolved by management. Beware management not refunding rental deposits. See other reviews for same.

Management there is horrible! There is no hot water for days and the Manager Melissa doesn't do shit about it!!! They need to get rid of her and hire someone who really cares about the resident. Reuben doesn't do shit either when we complain. This place is running because of the community attendants. James, & Miriam are the best!! There always there to assist all of the residents with there concerns!

This is the first review I ever wrote for a complex. Rent in Miami seems be decreasing and at South Gate it seems to be going up. Unfortunately, the price you see is not the price you pay. My first night moving in I got stuck in the elevator and nobody was answering the emergency call button I ended up having to call 911. It seems to be a constant occurrence at this point as about two weeks later I saw a guys stuck in the same elevator and I had to walk down 15 floors and at the front desk they had no clue anyone was stuck, even though they have an array of cameras in front of the. I noticed that the elevator certificates are expired. When it comes to the rent the price you see is not the price you pay. I am attaching a screenshot of all the Utility charges. For a place to be considered luxury living the walls are paper thin. It is not all bad, the views are great, the pool is nice. The gym is satisfactory and the people seem nice, at least my neighbors are. At this comment I am certain I wll not renew my lease if the price remains the same or continues to climb. Mind you the current price we pay is 2,562 a month + electric plus all the utility fees... it seems the someplace is being rented for more now and I dont think it be worth it. When it comes to parking, alternatives exists, if you don't need your car everyday or dont mind a 10-12 min walk the local target offers monthly parking and I rather save the 70+ dollars a month and in exchange I also live a healthier lifestyle. Update***** Tuesday February 6th. Had rude encounter with one of the recepionsity today. Asked if a package has arrived (mistakenly gave her the wrong name that it is under) when she came back to tell me its not there I apologized that I gave her the wrong name and if she could check again...she could not be bothered to stand up again and accused me of calling her liar....great. I have received packages a month later after reordering because people at reception are incapable of checking a name and will tell you "that name is not on the lease" both of our names are on the leas. Packages never arrive, if you are not signed up for Luxor one packages will still go into that system and you have to reorder and reorder until you get lucky and it either arrives at your front porch or the mail room. Paying 2,562 a month + electric plus all the utility fees for the crappiest service. I can guarantee I will not be renewing my lease when it is up. Elevator has still not been inspected...

Building and apartments and view us one of the best in South Beach everything is perfect , but the service iskills horrible, 10 days ffrom a service request for hot water, locks are all messed up , jacuzzi been broken for over 2 weeks , door man is never at his desk people trespass and use the gym from the flamingo I can keep going on and on , if everyone who works here does there job correctly, this will be by far the no one building on the beach , Marcela and jairo are great hope they hire a better management and maintenence team

I agree with the recent comments. Prices have skyrocketed and the general quality of the building has deteriorated with the new management. I could say a lot, but there are a few things that any potential new resident should know. 1. The elevators. I cannot remember the last time I had three functioning elevators in my tower. Most of the time we are down to one elevator (in a 15-floor building). Living on an upper level, this has caused me to be late for work more than a few times. In sum, this [very expensive] building lacks basic infrastructure. I also confirmed this morning that the certificate of operation in the working elevator expired in 2022. So, there appears to be a safety issue and/or code violation as well. 2. The parking. After your lengthy elevator ride, you park in the garage across the street where you must take another [usually non-functioning] elevator to your assigned spot. Starting this month, residents were kicked off of floors 3 and 4 and banished to the roof. What's more, they raised the price from $125 to $200 per month. Level 5 is semi-covered, but I got stuck with a spot on 6 (and the price is $200 regardless). It's full open-air roof up there, not ideal for Miami summer and the rainy season. So, factor this into your expenses if you need a car. Also, factor in the inconvenience (just wait for your first big grocery run). I'll also mention short-term rentals. It's not supposed to happen, but it does all the time. None of these vacationers have ever bothered me so its not a sticking point but I include it for informational purposes. Overall, the building makes a great vacation spot. But, it leaves a lot to be desired in terms of convenience and functionality for a working person.

Let's start off with the positives: they have a few leasing staff and front door staff that are genuinely very helpful and friendly. The grounds are kept clean. The pool area is gorgeous and relaxing. And the best part is the view of the bay from your apartment, but you do have to pay extra for that view. Now onto the negatives: let's start off by stating that the walls in the apartments are paper thin and you can hear your neighbors conversations. When the maintenance workers come into your apartment to fix something or come for the quarterly check up, they always leave footmarks all over, even after repeatedly leaving a comment that this was happening. And lastly, the lack of compassion from management and the company. The world changed drastically due to the pandemic and I understand they had to make changes to operations as well. They had to shut down all amenities and services throughout the building as mandated by the government, which is understanding, but a little rent reduction for the tenants could have been a small compassionate gesture to help all that were struggling with unemployment. For me, months went by and no changes in the pandemic situation or my job, so I had to make the difficult decision to break my lease and leave a few months early. I understood that I had signed a contract stating the fee that I would have to pay if I left early, but who would have predicted that a pandemic would shut the whole world down and many would lose their jobs. I was still willing to pay the fee as I couldn't afford to stay, however they would not allow any extension to pay the fee in longer terms. Their greed and lack of compassion was very apparent. And still I am struggling to receive my last physical statement via mail, even after several email correspondence. Please, I advise anyone who is looking for a place to live to seek elsewhere.

New management took over this year. The building is less secure as guests are no longer required to check in at the desk and provide ID, allowing unmonitored access to the building, elevators, and units. New 7 digit key code entry system that often malfunctions, it is also unsanitary and inconvenient. Elevators are often out of order, sometimes 2 out of 3. No more concierge. No more valet. Parking garage across the street for residents is now more expensive and less convenient, including new assigned roof level parking. Staff is directed to question residents and guests they do not recognize while using amenities and require proof of residence. Gym cleaned infrequently and often out of disinfectant wipes. Dog park no longer accessible from north tower due to new retail on bottom floor. Also, dog park is shared with illicit substance use community throughout the day and becomes crowded at night. Previous security patrol no longer present. The close knit community feel left with the old company, along with some of the beloved staff. New staff is responsive and respectful, however, not very helpful when concerns are brought forward because of new policies and management rules. Two stars for stellar views, beautiful feature pool, very walkable neighborhood, and easy access to the highways.

This is still the cheapest highrise on South Beach but you get what you pay for. There are perpetual problems with the elevators and air conditioning. Mold and termites are guaranteed. Shower temperature fluctuates. The pool is unheated, so it goes unused for the winter and in the summer it is overrun by kids. The garage costs around $100 extra per car but it is elevated which is critical as the roads flood with each heavy rain. But! The view is great, the location is top notch, and the apartments are larger than what you would get for the same price in a deco building.

Great place to live... the view is amazing. But $270 rent increase after living here for one year is ridiculous. We even asked when moving in what to expect as an increase after the first year and were told not much.. maybe $50. As a tenant you're a number, no cutting some slack for always paying on time and being a good and clean neighbor. Edit: Funny thing, the offer which is non negotiable is higher than what they are asking for the unit online now. Also, you can not transfer to the same unit type, but may - for a fee - change the unit type. No valet, pool not heated which makes it freezing during the winter times, side entrances are not secured for anyone sneaking in, no real recycling, friends can not bring their dog when they visit you, front desk is often empty at night if you need something because it's only one employee over night handling everything.

I, still don't understand the keypad on elevators and entrances. That's something very easy to trick. I would be happy if the code takes you only to your floor. A lot of people tailgating waiting on you to enter your code to press whichever floor they desire to go. It was kind of sad reading the e-mail sent to the residents about somebody who got tailgated and got followed to "it's" unit. That code has basically make us become the unsolicited courtesy doormen. Everybody waiting on you to enter it and press their floor for them, too. Also, the garage has cero security and literally EVERYBODY can walk thru the main floor up the garage and serve as they please. My bf got his motorcycle stolen from there last year and my car got a rear view mirror jacked off recently. Let me drop a hint here, I moved out from Infinity at Brickell and the rent was very well justified. We all have to get finger printed and our fingerprint will open the elevator only to your floor, to the garage (which was private and very well guarded) and the amenities. No one else could enter unless been properly authorized by the front desk with a phone call. A finger prints is not transferable> that way you minimize ilegal Airbnb's (worried about germs? Water and soap are recommended always, not only because of 'vid). The keypad thing doesn't make sense at all. Also, enforce the "dogs on a LEASH" as hard as you enforce the Residents on the pool area. Other than that this is a great Building. Front desk people always nice as well as the people working in the office but we need better management, the new management is trying hard to get more expensive trying to look "fancy" but it's going backwards...

This people have taken 2 months and i havent seen my security deposit back. When i finally see it, they are returning less than half of my money and making up a lot of damages I supposedly made to the apt. Which is a lie! And omg Elizabeth (community manager) is the worst person I've had to deal with, ever!! What a way to throw to waste the beautiful view and great environment there is here.
